What this site is
malaysiaproperty4u.com is a working record of Malaysian property developments, compiled by Louis Koh from developer statutory disclosures, developer-published material and government sources. Its purpose is to let you see what has actually been published about a project — including where nothing has been.
What it is not
It is not legal advice, tax advice, valuation advice, financial advice or investment advice, and reading it does not create a solicitor–client, adviser–client or fiduciary relationship of any kind. Nothing here is a recommendation to buy, sell, hold or finance any property.
It is not an offer. No page here constitutes an offer capable of acceptance, and no figure here forms part of any contract. Your rights against a developer come from the sale and purchase agreement you sign and from the statutory framework behind it — not from this website.
Why the figures move
Property information has a shelf life. Every one of the following changes, often without any announcement:
- Prices and rebates — developer price lists, discounts and package termsChanges oftena published from-price is not the price of the unit you want

What to verify before you pay anything
Every one of these is available to you, and none of them costs much:
1. The full statutory permit panel. The developer’s licence number, the advertising and sales permit number, the land tenure, any encumbrance on the land, the approving authority, the total number of units, the price range and the expected date of completion. Ask for it in writing.
2. The licence and permit status on the Ministry of Housing and Local Government’s TEDUH portal — check it yourself rather than accepting a screenshot.
3. A land search on the lot, and the exact wording of any restriction in interest (sekatan kepentingan) on the master title, run and read by your own conveyancing solicitor rather than the developer’s panel firm.
4. The sale and purchase agreement and its schedules, in full, before signature — including the payment schedule, the defect liability period and the delivery clause.
5. Your own eligibility — the applicable state or federal minimum purchase price for a non-citizen, the consent process, and the current stamp duty and RPGT position for your status.
Blanks, gaps and things marked “not published”
Where a page says not published, not established or leaves a field empty, it means no source has published it. It does not imply a value, it is not a hint, and it should not be read as “probably fine”. It is an instruction to go and find out.
Coordinates in particular. 80 of the 175 project pages publish coordinates; the remaining 95 publish none because the location could not be established to that precision from a source worth trusting. Never rely on a map pin — here or anywhere — for a boundary, an access route, a valuation or a distance calculation.
Third-party and self-reported material
Developer brochures, artist impressions, show units, press releases and company announcements are self-reported. Where this site quotes them, it says so. Artist impressions are not the building. Facilities, layouts and finishes shown in marketing material are routinely varied, and the developer’s right to vary them is normally written into the agreement you sign.
Where rental yields appear on this site they are gross worked examples from advertised rents — before service charge, sinking fund, furnishing, vacancy, agency and management costs, quit rent and assessment. No return shown anywhere on this site is promised, projected or guaranteed, and past or advertised performance says nothing about your outcome.
Errors
This site is written by one person from primary documents, and it will contain errors. If you find one, tell me and it will be corrected or removed. No warranty of accuracy, completeness or fitness for any purpose is given, and decisions you take on the basis of this site are yours.

Links to developer websites, government portals and third-party publications are provided so that you can check the primary source. Their content is not mine and is not endorsed by including it.
English and 中文 versions
Every page exists in both languages, each written separately. If the two versions differ on a point of fact, that is an error — please report it — and in the meantime rely on the developer’s own documents and the statutory permit, which are the authority both versions are trying to describe.
