Which condo in the Johor Bahru city centre is actually best?
There is no single answer, so here are six.
Twenty developments in this site’s city-centre cluster, from RM348,653 to the RM4.29m end of the district’s published band. “Best” depends entirely on whether you are buying to cross the border every day, to rent out, to live in, or because you are a foreign buyer who has to clear RM1,000,000 before the transfer is even allowed. Each pick below says what it is best at, and what it costs you elsewhere.

Closest to the RTS
Coronade Twins
210 m of covered walk to Bukit Chagar, 280–1,230 sq ft, from RM450,000. The tenure is not published, which is the one thing to settle before you book.
Lowest published entry in the city
Paragon Gateway
From RM348,653 across 2,136 units, freehold, completing December 2027. The lowest published entry price of any city-centre launch here.
Move in now, not in 2029
R&F Princess Cove Phase 2
Completed 2024, freehold, walking distance to CIQ. If the plan is to rent it out from month one, a finished building beats a floor plan.
For a foreign buyer
Arden @ One Bukit Senyum
From RM1,078,000 — above the RM1,000,000 Johor floor, so a non-citizen can actually complete the purchase. 68 storeys at Bukit Senyum.
For space, not for price
The Astaka @ One Bukit Senyum
Completed 2018, 2,207–5,554 sq ft, freehold, foreign buyers eligible. Nothing else in the city centre is built at this size.
Best sub-sale value
Setia Sky 88
Completed 2017, freehold, asking RM480,000–RM1,890,000. You see the actual unit, the actual view and the actual management before you pay.
Two to read carefully before booking
Not every launch in the city centre is a straightforward purchase.
| Development | Why it is here |
|---|---|
| Pine Legacy | Marketed as a launch, but the paperwork behind it could not be verified. Read the page before you pay a booking fee. |
| Richmond JBCC | Freehold hotel suites with a guaranteed return advertised by agents — check who signs that guarantee, and what happens when the operator changes. |

What “city centre” means for a cross-border buyer
The RTS Link terminus at Bukit Chagar is the reason this district is priced the way it is. Within 500 m of it there are four verified developments: Coronade Twins at 210 m, CTC SkyOne at about 300 m, Aethera Residences at about 400 m and Shama Suasana at 480 m. Beyond that, Causewayz Square is 600 m from CIQ and R&F Princess Cove Phase 3 has a 650 m covered bridge.
Distance is not the same as commute. The RTS is scheduled to open at the end of 2026 and the timetable, fares and immigration arrangements will decide how long the crossing actually takes. The RTS page tracks the status rather than the marketing.
Questions about the city centre
- Which is the best condo in Johor Bahru city centre?
- It depends on the job. Closest to the RTS is Coronade Twins at 210 m; the lowest published entry is Paragon Gateway at RM348,653; for moving in now it is R&F Princess Cove Phase 2, completed 2024; for a foreign buyer it is Arden @ One Bukit Senyum from RM1,078,000.
- Can foreigners buy a condo in the Johor Bahru city centre?
- Yes, but the purchase price must reach RM1,000,000. Most city-centre launches price their entry layouts below that line, so the list of what a non-citizen can actually complete on is shorter than it looks.
- What do city-centre condos cost?
- Across the 29 Johor Bahru district developments that publish a price, the band is RM348,653 to RM4,288,000. Completed city-centre and RTS-line condos ask between RM300,000 and RM7.2m on the sub-sale market.
- New launch or sub-sale?
- Sub-sale gives you cash flow and a unit you can inspect; a launch gives you choice of layout and a staged payment schedule. The trade-offs are set out on new launch vs sub-sale.
- How do I check the developer is sound?
- Through the KPKT housing register: permit number, licensed company, the price band it may sell within, and the certified construction percentage. Every project here is checked on the KPKT register page.
