Emerald Bay is a freehold waterfront enclave by BRDB Developments Sdn Bhd inside the marina precinct — a 111-acre masterplan built around a purpose-dug saltwater canal 30 to 60 metres wide with lock gates onto the Straits of Johor, with 94 completed homes from 3,292 to 8,870 sq ft and private berths. Southern Marina Residences is two freehold towers at Marina Daksina, Lebuh Bahtera, completed in 2018 as phase one of the 12.5-acre Southern Marina by Southern Marina Development Sdn Bhd, with layouts from 769 to 2,013 sq ft and a total unit count the developer does not publish.
Everything here is marina geography. From Southern Marina the Puteri Harbour Mega-Yacht Marina is 0.4 km, the international ferry terminal 0.5 km, the ONE°15 Marina Clubhouse and The Pasar 0.8 km, and Kota Iskandar, the Johor state administrative centre, 3 km. Emerald Bay reaches the Straits through its own canal, with Medini and Elysia Park 2.9 km away and Aurora Sentral 3.2 km.
This is one of the few Johor addresses where price is not the obstacle. Southern Marina is open to a non-citizen only above RM1,000,000, and Emerald Bay's homes sit above Johor's thresholds on any plausible pricing. What still applies is State Authority consent under section 433B of the National Land Code, a foreign quota within each scheme, Johor's foreign-purchase levy of 3% or RM30,000 (whichever is higher) since 1 July 2025, and the 8% non-citizen stamp duty. Ask for the actual price before assuming eligibility.
