New launch and housing projects in Taman Desa Tebrau
One verified development is listed here for Taman Desa Tebrau: Mandolin Residences on Jalan Harmonium 35/1, a freehold 37-storey serviced residence inside the 965.7-acre Taman Desa Tebrau township. Phase 2 comprises 712 units across Block A and Block B in five layouts from 528 to 1,017 sq ft, over a one-acre facilities podium on Level 6 and a Sky Garden on Level 30. Permit prices run RM450,000 to RM888,000, with target completion in October 2029.
The amenity is close and the city is not. Toppen Shopping Centre and IKEA Tebrau are 1.4 km away, AEON Mall Tebrau City 1.7 km, TD Central at Taman Daya 2.7 km and Hospital Sultan Ismail 4.4 km — but the Johor Bahru city centre is 14 km, which puts the Causeway and the RTS Link station well outside a short commute. Price this as a Tebrau-corridor home, not a Singapore-commuter one.
No unit here is open to a foreign buyer. Johor requires a non-citizen to transact at RM1,000,000 or above with written state consent, and the ceiling on this permit is RM888,000 — RM112,000 short of the floor, so there is no layout to argue about. For completeness on what would have applied: Johor's foreign-purchase levy of 3% of the purchase price or RM30,000, whichever is higher, has been in force since 1 July 2025, and the flat 8% non-citizen stamp duty on residential property since 1 January 2026. Neither of those is a Kuala Lumpur or Selangor rule.
