New launch and housing projects in Taman Sentosa

One verified development is listed here for Taman Sentosa: Skyline One Sentosa on Jalan Sutera, built on the former Plaza Sentosa site by Plaza Sentosa Properties Sdn Bhd. Two towers — the 58-storey Aloft Tower and the 60-storey Baymont Tower — hold 1,623 units above a 22-unit retail podium, freehold with encumbrances recorded as nil. Permit prices run RM507,000 to RM1,128,000 in Block A and RM663,000 to RM1,105,000 in Block B, with completion stated as March 2031.

One discrepancy is worth carrying into a viewing. The permit records main parcel areas of 400 to 945 sq ft; the marketing quotes 430 to 968 sq ft. That gap is the accessory parcel and it is the difference between what you are buying and what you are being shown, so ask which figure your booking form uses. The developer also publishes two different distances to the RTS Link station at Bukit Chagar, 4 km and 4.4 km, and two different journey times to Woodlands North, five and six minutes. Both pairs are reproduced here rather than reconciled.

For a foreign buyer this is a project where the answer is genuinely per-unit. Johor requires a non-citizen to transact at RM1,000,000 or above, with written state consent, and since 1 July 2025 charges a foreign-purchase levy of 3% of the purchase price or RM30,000, whichever is higher. Only the upper end of either block clears the floor. Add the flat 8% non-citizen stamp duty in force since 1 January 2026 before you compare this with anything in Kuala Lumpur, where no levy applies.
