New launch and housing projects in Bukit Jalil
This page lists 5 verified developments in Bukit Jalil. Tenure: 1 freehold, 3 leasehold, 1 not stated by the developer. Published prices: 4 of 5, running RM460,822 to RM1,278,539 – the rest publish none, and none is estimated here.
How the four sit against the LRT and the mall. Everything here is measured off the Sri Petaling Line and Pavilion Bukit Jalil. The Kingswoodz is about 500 m from Awan Besar LRT and about 930 m from Pavilion Bukit Jalil. The Queenswoodz, EXSIM's phase two, is about 25 m from Kingswoodz, 450 to 650 m from the same station, faces the 80-acre Bukit Jalil Recreational Park and is about 940 m from the mall. The Vividz sits inside KL Wellness City with direct access to its 1.3-acre central park, about 730 m from Pavilion and with Awan Besar, Muhibbah and Alam Sutera all in range. Ren Residence is within walking distance of Alam Sutera LRT, about 1.24 km from Pavilion, and is the only one of the four that guarantees two car parks per unit. MEX and KESAS are the highway pair.
Scale is the thing to notice. These are big buildings: 1,558 units at The Kingswoodz, 1,260 at Ren Residence, 1,138 residential units at The Vividz and 1,004 at The Queenswoodz. Three of the four are EXSIM or EXSIM-linked phases within roughly 1.7 km of each other, all completing between December 2028 and 2029. That is a lot of similar stock arriving in the same year in the same catchment, and it will show up in rental yields before it shows up in prices.
Eligibility, plainly. Kuala Lumpur applies a flat RM1,000,000 floor to non-citizens, consent through the Federal Territory land working committee under section 433B, and no state levy. On published prices, The Kingswoodz has no unit that qualifies and The Vividz has no published price that qualifies. Only Ren Residence's larger units clear the line, and The Queenswoodz might qualify on its largest layout alone — it has not published a price, so nobody can say yet. Kuala Lumpur carried 4,181 unsold completed serviced apartments in NAPIC's 1Q2026 count.
