Tun Razak Exchange

Two verified developments are listed here for Tun Razak Exchange, and neither publishes a price, so this page carries no price band. EXCHANGE 106 is a completed 106-storey Grade A office tower on Lingkaran TRX, 453.6 metres tall, with 240,000 square metres of net lettable area, column-free plates of 20,706 to 34,154 sq ft, 64 lifts and 3,000 basement bays, owned through Mulia Property Development Sdn Bhd. CORE Residence is a freehold serviced residence by CORE Precious Development Sdn Bhd, a joint venture of China Communications Construction Group and WCT Holdings Berhad, with seven published layout types from 624 to 1,022 sq ft across two towers — total units and completion date both unpublished.

Both sit inside the same 70-acre masterplan. The TRX MRT interchange serving the Kajang and Putrajaya lines is on site, with The Exchange TRX mall at the foot of the office tower, a five-hectare public park adjoining, and a direct pedestrian bridge from CORE Residence to TRX Central Park.

The two carry different foreign-buyer rules because they carry different titles. EXCHANGE 106 is commercial: a foreign acquisition must be registered under a Malaysian-incorporated company. CORE Residence is residential strata in the Federal Territory, where a non-citizen must transact at RM1,000,000 or above per unit, with consent under section 433B of the National Land Code from the Kuala Lumpur Land Working Committee — but with no published price, eligibility there cannot be confirmed either way. Ask for the price list by unit number.
