Gelugor
One verified development is listed here for Gelugor: The Lighthauz, a 57-storey serviced residence on the Penang Island east coast by EXSIM Waterfront Sdn Bhd. Fifteen units on a typical floor across three stacks, six layout variants over two built-ups — a 732 sq ft two-bedroom and a 1,001 sq ft three-bedroom — with facility decks on Level 1, Level 9, Level 56 and Level 57. EXSIM publishes no gazetted price ceiling, so no permit band is shown here.
The developer names the Tun Dr Lim Chong Eu Expressway and the Penang Bridge as direct access, and a Penang Waterfront station on the proposed Mutiara LRT — proposed only, not built. It publishes no distance to Universiti Sains Malaysia, Hospital Lam Wah Ee or the George Town city centre, so none is quoted here.
For a non-citizen this tower splits cleanly in two. Penang Island sets a RM1,000,000 minimum purchase price for strata property, and that includes Malaysian permanent residents. The 732 sq ft Type A is quoted from around RM864,500, below the floor; the 1,001 sq ft Types B and C are quoted from roughly RM1,118,000 and RM1,121,000, above it. On the developer's own typical floor plan, Types B and C together are nine of every fifteen units — so about six in ten units here are potentially open to a foreign buyer, the opposite shape to most island stock. None of those prices is a gazetted figure.
