Alora Residences at Jalan Makmur, USJ 25 is 770 units in two towers of 568 to 1,463 sq ft, the first phase of Avenue25, a 13.4-acre four-phase masterplan by Avaland Berhad, licensed to USJ Citypoint Sdn Bhd, priced RM270,000 to RM1,388,140 with Tower A completing in Q3 2027 and Tower B in Q2 2028. Amika Residences at Jalan MP 1 is 468 units in two towers, 216 and 252, on a 3.5-acre parcel facing the 9.2-acre central park inside Tropicana Metropark, by Next Delta Sdn Bhd, 883 to 1,227 sq ft, priced RM838,800 to RM1,200,800 and completing March 2028.

Alora is the transit product: a 300-metre covered walkway to USJ 21 LRT on the Kelana Jaya Line, with the Subang central business district about ten minutes by car. Amika is the schools-and-highway product: Sri KDU International School 300 m away, KTM Batu Tiga 2 km, a dedicated Federal Highway interchange, LRT Subang Jaya and NU Empire 5 km each.

Neither is open to a foreign buyer. Subang Jaya is in the Petaling district, which is Zone 1 of Selangor's framework, where the residential minimum purchase price for a non-citizen is RM2,000,000.
