“Near the RTS” means 2 km, not a covered walkway
The developer’s own map gives 2.0 km to the RTS Link and 1.9 km to the CIQ by car. It also shows a proposed future link bridge across Jalan Lingkaran Dalam and a proposed shuttle to JB Sentral. Both are labelled proposed, and the shuttle schedule is stated to be for reference only and subject to change. Judge the commute on the road distance you can drive today, and treat the bridge and shuttle as a possible bonus.
The other thing to know is scale. Tower A alone is 719 units in three layouts; with the proposed Tower B the development reaches 1,510 units. Many near-identical units will reach the rental market at the same time, so a rental plan should be tested against that supply, not against the brochure.
Three layouts, partly furnished
Units come partly furnished: air-conditioners in the living room and all bedrooms, ceiling fans in the living room and master bedroom, kitchen hood and hob, kitchen cabinets and a digital lock. The development is GreenRE Gold certified, with rainwater harvesting, EV charging points and low-VOC paint.
Facilities cover about 1.85 acres over two levels: 52 facilities by the project website’s count, including lap and children’s pools, a padel court and four rooftop pickleball courts, co-working and reading rooms, a golf simulator room, a gourmet kitchen and BBQ areas.

Not yet in the housing register
I searched the National Housing Department register on 22 September 2026 (data updated to 21 September 2026) by project and developer name. No scheme under PGB Iconic Sdn Bhd or The Iconic appears yet. That is normal for a project in pre-launch, but it matters: a developer may only sell under an advertising and sales permit.
Before you pay a booking fee, ask for the advertising permit number and the developer licence number, and check both at teduh.kpkt.gov.my/semakan-status-kemajuan. I will add the register record to this page as soon as it appears.

The developer is PGB Iconic Sdn Bhd, part of Paragon Globe Berhad, the group behind Paragon Gateway, Paragon Signature Suites and Calia Residences. Check that the developer licence and advertising permit on your documents belong to PGB Iconic Sdn Bhd.

Can I walk to the RTS Link?
Not realistically today. The developer gives 2.0 km by road. A link bridge and a shuttle are proposed, but neither is guaranteed.
When will it be completed?
The project website says within 60 months of the sale and purchase agreement. The date in your SPA governs.
What is the maintenance fee?
The project website gives an estimate of about RM0.38 per sq ft, to be confirmed. Ask for the confirmed figure in writing.
