Six reasons buyers shortlist Causewayz Square
The Causeway crossing is the single most valuable piece of geography in Johor. This site sits on top of it.
Six hundred metres to the checkpoint
EXSIM puts the CIQ at 600 metres from the site, with a covered pedestrian link bridge proposed to carry you there. That’s the difference between a commute you can walk and one you have to drive.
The whole site faces Singapore
Look at the developer’s own site plan and the orientation is deliberate: north is Jalan Ah Siang and Istana Pasir Pelangi, south is Singapore. The high floors are pointed at the strait.
Freehold, in a city of leaseholds
Permanent title in the JB city centre is genuinely scarce. It removes lease-decay from your resale equation and widens the pool of future buyers.
Three dual-key layouts, not one
Type B at 592 sq ft, and Types F1 and F2 at 850 sq ft, all split into two lockable dwellings. Live in one, let the other — two income streams from a single loan and a single title.
Twenty-nine facilities on one deck
The Level 12 podium runs from an Infinity Seaside Pool and Horizon Pool to a pickle ball hall, trampoline oasis and reflexology garden. Sky decks on Levels 57 and 60 sit above that.
A developer that shows its work
EXSIM publishes quarterly site photographs — Q1, Q2 and Q3 of 2026 are all up. You can check the build against the renders yourself, which is more than most developers offer.

Pick your tower

Axis
The smallest, most lettable stock in the development, over a single-storey retail podium. Two layouts only — a 366 sq ft studio and a 592 sq ft dual-key — with the project’s highest sky deck at Level 60.

Brixton
Two blocks — B1 and B2 — over a two-storey retail podium, carrying the full seven-layout range from a 474 sq ft one-bedroom up to 850 sq ft three-bedroom and dual-key plans. Sky garden and Glowing Sky BBQ at Level 57.

Dover
The largest tower by unit count, also in two blocks — D1 and D2 — and sharing Brixton’s seven-layout range. Worth comparing stack by stack against Brixton: orientation and view lines differ, and so does what’s left.

Coven
The fourth tower has not been launched, and EXSIM has published nothing on its layouts, storey count or unit total. Which is worth knowing: it means the 3,692 figure covers the three released towers only, and the finished development will be larger.

Frequently asked questions
How far is Causewayz Square from the JB CIQ?
Six hundred metres, which is EXSIM’s own published figure. A covered pedestrian link bridge toward Bangunan Sultan Iskandar is proposed as part of the development.
You’ll see 660 m quoted on some listing sites. The developer says 600 m, and that’s the number on this page.
How many units are there at Causewayz Square?
3,692 units across the three released towers: Axis 908, Brixton 1,257 (B1 537 plus B2 720) and Dover 1,527 (D1 810 plus D2 717).
The fourth tower, Coven, hasn’t been released, so the finished development will be larger. Any figure you see quoted as a single project total today is either counting one tower or guessing at Coven.
What are the unit sizes and layouts?
Nine layouts in total. Axis has two: Type A at 366 sq ft (studio) and Type B at 592 sq ft (dual-key).
Brixton and Dover share seven: Type C at 474 sq ft (1 bed, 1 bath); D1 and D2 at 667 sq ft (2 bed, 2 bath); E1 and E2 at 850 sq ft (3 bed, 2 bath); and F1 and F2 at 850 sq ft (3 bed, 2 bath, dual-key).
Can foreigners and Singaporeans buy at Causewayz Square?
Yes, above the price floor. Johor sets a minimum purchase price of RM1,000,000 for strata property bought by non-citizens, and state consent is required. Several of the smaller layouts here fall below that figure.
Two costs on top of the price: the Johor foreign buyer levy, raised on 1 July 2025 to 3% of the purchase price or RM30,000 whichever is higher; and the flat 8% stamp duty on transfer that has applied to non-citizens since 1 January 2026. How far is the RTS Link station?
Bukit Chagar station sits about 800 metres from the site in a straight line. You’ll see 300 m quoted in places — that doesn’t match the coordinates.
Civil works are targeted for completion by the end of 2026 and passenger service is expected in early 2027, putting Woodlands North around five minutes away.
Which tower should I buy in?
It depends on what you want the unit to do.
Axis holds the smallest stock — a 366 sq ft studio and a 592 sq ft dual-key — and has the highest sky deck at Level 60. Brixton and Dover carry the full seven-layout range up to 850 sq ft, better suited to living in or letting on a normal tenancy. Coven hasn’t been released.
What facilities are included?
Twenty-nine on the Level 12 podium shared by Brixton and Dover — including the Infinity Seaside Pool, Horizon Pool, Tranquil Pool, a pickle ball and badminton hall, trampoline oasis, yoga deck, gourmet kitchen and reflexology garden.
Axis has its own sky deck at Level 60 with the Wavescape Infinity Pool, Jacuzzi Lounge, Sky BBQ Deck and two lounges. Brixton and Dover each have a Level 57 sky garden with herbs garden and Glowing Sky BBQ.
What’s the price, completion date and maintenance fee?
EXSIM hasn’t published these on its project site, and I’d rather not repeat the figures circulating on listing sites — several of them contradict each other and some are more than a year old.

Can I get a Malaysian bank loan as a foreign buyer?
Yes. Malaysian banks lend to foreign buyers, typically at a lower margin of finance than for citizens — commonly 60–70% rather than 90%. Rates, tenure and the documents required vary by bank and by your income source.
