What is verifiable is the product and the build documentation. EXSIM develops through a separate company for each project and is known in the Klang Valley for compact, efficiently planned serviced residences. Causewayz Square has released 3,692 units across the Axis, Brixton and Dover towers in nine layouts from 366 to 850 sq ft. The Asteriaz is one 42-storey tower of 848 units in two sizes only, 560 and 915 sq ft, on commercial land under the Housing Development Act. Qubaz Suites is 759 units from 388 to 753 sq ft and carries eighteen dated construction photographs across six consecutive quarters, Q2 2025 to Q3 2026.
Disclosure. No litigation, abandonment or PN17 history was found against EXSIM Group. What this site does record is documentary. The Celestz website names two companies – EXSIM Kebun Teh Sdn Bhd (1401233-A) as site owner and EXSIM MX4 Sdn Bhd (1486857-W) on the contact page – and its floor plan page and unit plan page give different bedroom and bathroom counts for the same layouts; that conflict is left standing here rather than resolved. Its facilities plan, location map and site progress pages read Coming Soon as at 4 August 2026. Erinaz Suites publishes no construction photographs, and its disclaimer page is still branded for The Asteriaz. No developer licence number and no advertising and sale permit number is published for any of the five. Circulating completion dates for The Asteriaz range from Q1 2029 to 30 March 2030. NAPIC's Q1 2026 figures put the national serviced apartment overhang at 19,263 units, 9,972 of them in Johor.
Before you commit, ask for the advertising and sale permit (APDL) number and the developer licence number and check both on KPKT's TEDUH portal – the permit must name the same company that signs your sale and purchase agreement. For The Asteriaz, have a conveyancing lawyer run a title search for the lease expiry year and any restriction in interest.
