Six things about Alila 2 worth knowing before a viewing
Four are reasons it keeps appearing on shortlists for large Penang homes. Two are points to check. All six rest on the developer’s brochure and website or on the government register.
270 homes on 9.8 acres
That works out to about 28 homes an acre — very thin for a Penang Island condominium. The developer states that 47% of the land is under trees and gardens and that the landscaping cost more than RM12 million.
Finished, not promised
The Certificate of Completion and Compliance was issued on 24 August 2017, ten months before the 29 June 2018 handover deadline in the first sale agreements. You inspect a real unit, not a show gallery.
Family sizes only
The smallest layout is 1,905 sq ft with three bedrooms. Type A at 3,235 sq ft adds a fourth bedroom, a maid’s room and a family area. There are no studios or small investor units in the mix.
International schools on the doorstep
The developer’s location map lists nine schools and colleges. By straight-line measurement, Tenby Schools Penang is 1.3 km away, Dalat International School 1.6 km and The International School of Penang (Uplands) 5.1 km.
Hillside means driving
The site is 223 ft above sea level, reached by a looping private driveway from the guard house. Great for views and breeze; less so if you want to walk to the market (1.5 km straight-line) every morning.
Resale stock, so compare unit by unit
Because the project is complete, what is for sale depends on which owners are selling. Floor, tower, facing and condition vary widely between two units of the same type — insist on the exact unit number.

Tower 1
The shorter of the two towers: 33 storeys and 132 units according to both the developer and the government register. The site plan draws five wings on its typical floor — Types A, B and B1 facing the entrance loop, Types C and D on the inner side toward the roundabout.

Tower 2
One storey taller and six units larger: 34 storeys and 138 units. Its Type A wing sits at the south-east tip of the site against the green belt, and the tower is the one standing directly above the pool podium.

The developer’s licence is held by Nilai Arif Sdn Bhd (14007), the Hunza Properties subsidiary named on the brochure. The register records Alila 2 as a single phased project with two condominium components — one 33 storeys, one 34 storeys — matching Tower 1 and Tower 2.

132 + 138 = 270 — the same split as the developer
The register’s two components (33 storeys, 132 units; 34 storeys, 138 units) are exactly the brochure’s Tower 1 and Tower 2. The register records a built-up of 221 sqm per component, which is its summary figure, not the size of every unit; the brochure’s layouts run from 176 sqm (Type D) upward.
What the permit price band tells you — and what it doesn’t
The last advertising permit recorded a band of RM2,240,615 to RM5,830,496 for the 33-storey component and RM2,067,427 to RM5,429,914 for the 34-storey component. That is the band on the advertising permit, not the price of any unit — and the permit expired on 25 May 2018, so today’s prices are set unit by unit in the resale market. The useful point: every band starts above RM2 million, well clear of Penang’s RM1,000,000 floor for non-citizens buying strata property.
Handed over early, with no extension
The sale agreements are Schedule H (strata) with the standard 36-month delivery period. The register shows the first SPA on 29 June 2015, a contractual handover date of 29 June 2018, no amendment and no extension — and the CCC on 24 August 2017, some ten months ahead.
100% built
Both components show 100% completion and the status ‘Siap Dengan CCC’ (completed with CCC). Nilai Arif’s developer licence was renewed on 4 July 2026 and runs to 3 July 2031.
About Hunza Properties
Hunza Properties is a Penang developer with roots in the late 1970s. Its best-known work is Gurney Paragon Mall with the restored St. Jo’s heritage building, the Infinity beachfront condominium in Tanjung Bungah, and the Alila series on Lebuh Lembah Permai. Its current headline project is PICC, the Penang International Commercial City in Bayan Lepas.
Alila 2 was developed by Nilai Arif Sdn Bhd, which the brochure describes as a subsidiary of Hunza Properties Berhad and which the register lists with one project — this one. Before it, Hunza built Alila Homes on the same road: 162 freehold three-storey terrace and garden villas completed in 2008.
Awards printed in the brochure include FIABCI Malaysia Property Awards for Infinity (2011), St. Jo’s (2013) and Gurney Paragon Mall (2015), and ‘Best Residential Development Malaysia’ and ‘Best Development Marketing Malaysia’ marks for Alila 2 dated 2018–2019. The developer’s website says the project was designed to meet Green Building Index Gold standards, with heat-blocking glazing, water-efficient fittings and rainwater harvesting for the gardens.
One practical note: because Alila 2 is complete, the developer is no longer the only seller. Units come from the developer’s remaining stock and from owners reselling, and the terms differ. Tell me which you want to see and I will check both.

Is Alila 2 Tanjung Bungah freehold?
Yes. Both the developer’s brochure and its website list the tenure as freehold.
As with any purchase, your solicitor’s title search confirms it for the individual strata title before you sign.
What sizes are the Alila 2 units?
Four layouts on the typical floors: Type D 1,905 sq ft and Type C 1,947 sq ft (three bedrooms), Type B and its mirror B1 2,397 sq ft (three bedrooms, 19.4 m wide), and Type A 3,235 sq ft (four bedrooms plus a maid’s room).
At the top of the towers the developer lists penthouse Types E, F and G from 3,900 sq ft and a duplex Type H of 5,789 sq ft. Those plans are not in the brochure — ask me for them.
Can foreigners buy at Alila 2?
In principle, yes. It is strata property, so Penang’s non-citizen floor is RM1,000,000, and every permit band on the register starts above RM2 million. State consent is required and the unit cannot be resold for three years.
Expect the 3% state levy — the reduced 1.5% rate applies only to island strata priced between RM1 million and RM1.5 million — plus the flat 8% stamp duty for non-citizens in force since 1 January 2026. Bumiputera-quota units and bank-foreclosed units are excluded.
Is Alila 2 completed and ready to move in?
Yes. The Certificate of Completion and Compliance for both towers was issued on 24 August 2017, and the register shows the project 100% built.
That means you can view the exact unit, check its view and condition, and move in or let it out soon after completion of the transfer.
Tower 1 or Tower 2 — which should I choose?
Both towers carry all five typical layouts (A, B, B1, C, D). Tower 2 is a storey taller and sits over the pool podium, with its Type A wing at the forest edge; Tower 1 is on the west side beside the visitor car park.
The better question is which stack faces the sea and which faces the hill at your floor. Send me your preferred layout and budget and I will shortlist actual units in both towers.
How does Alila 2 compare with Alila Homes next to it?
Same developer group, same road, different product. Alila Homes is Hunza’s gated village of 162 freehold three-storey terraces and garden villas, completed in 2008, from about 1,600 to 3,600 sq ft of built-up.
Alila 2 gives similar space in a high-rise with a full facilities podium, security and views from height. Foreigners should note the difference in rules too: landed homes in Penang need at least RM3 million, strata only RM1 million.
What is the price and the maintenance fee at Alila 2?
I will not quote portal asking prices here — they are owners’ hopes, not transactions, and they change weekly.
The only public price information is the band on the expired advertising permit, set out above. For the units actually available now, their prices and the current maintenance fee and sinking fund in writing, message me and I will send what is accurate today.
Is Alila 2 good for renting out?
The developer publishes no rental yield figures, and neither do I — any yield depends on the unit, the furnishing and the tenant market in that month.
What supports demand is measurable: three international schools within 5.1 km straight-line and Straits Quay 2.4 km away. Ask me for recent rental evidence on the specific layout you are considering.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).
