Listings describe the houses as freehold. New landed homes are scarce on this stretch of the north coast, where most recent supply is condominium towers. From the pin, Straits Quay is 1.2 km and Gurney Plaza 2.7 km in a straight line, with KOMTAR 6.0 km away.
About 5,000 sq ft and eight bedrooms
Listings give roughly 5,000 sq ft of built-up on a 38 ft × 83 ft lot of 3,154 sq ft, with eight bedrooms, seven bathrooms and a car porch for three cars. The developer describes three storeys with a rooftop garden. That is room for three generations, a home office and guests under one roof.

An established low-rise street with daily needs 695 m away
Jalan Merbau is a short residential road of older houses, off Jalan Gajah. Lotus’s Tanjung Pinang is 695 m away in a straight line, Mount Miriam Cancer Hospital 354 m and Gleneagles Hospital Penang 4.3 km. You are buying into a settled neighbourhood, not a new township still waiting for shops.
A tiny scheme with thin official paperwork
The project is not on TKS Development’s website, only on its Facebook page, and it does not appear on the national housing register. The developer’s marketing artwork shows the layouts and a four-house site plan, but the CCC date is not published. Before you pay anything, ask for the vendor company’s name as it will appear on the agreement, a copy of the CCC and the title details. I will collect them for you.
Four levels to live on — check how they work for you
Three storeys plus a roof level means a lot of stairs. No listing I read mentions a lift, so ask whether one is fitted or provided for. Ask too about waterproofing and drainage of the rooftop garden, and look at how visitors park on a short internal street.

On Jalan Merbau, a short residential street off Jalan Gajah at the Tanjung Tokong end of Tanjung Bungah (postcode 11200) — 288 m in a straight line from Pelita International School and 2.7 km from Gurney Plaza.
There is no government register record for this scheme, so the pin is my own placement: on the two newly built pairs of houses on the south side of Jalan Merbau that appear on current satellite imagery, on the street the listings and the developer’s location map and site plan name. Distances are straight-line from that point. I will confirm the lot numbers against the sale documents.

About TKS Development
Double Tree Residence is presented by TKS Development. Its official Facebook page, titled ‘Glisten Hill & Double Tree Residence’ and linked to tksdevelopment.com, describes the project as a three-storey semi-detached development with rooftop garden in Tanjung Bungah. That page is the developer source for this identification; one public listing names a different developer, which nothing official supports.
TKS Development Sdn. Bhd. says its roots go back to Teh Kean Sai Sdn Bhd, a builder established in Penang in 1979, and that it widened into master planning, architecture and interior design in 2013. The project list on its website includes Skyview and Sky Avenue on Jalan Perak, the Sri Kristal condominium in Bandar Baru Air Itam and the Glisten Hill condominium in Juru.
On the national housing register, TKS Development Sdn. Bhd. holds one project: Pangsapuri Juru Ria in Juru, recorded as completed with a certificate of completion and compliance. Double Tree Residence itself is not on the register under its own name or under this licensee.
An honest caveat: the developer’s website does not list Double Tree Residence, and the layout plans, site plan and location map shown on this page come from the developer’s marketing artwork, not from its website or a filed brochure. Can foreigners buy at Double Tree Residence?
Penang Island’s minimum for a non-citizen buying landed property is RM3,000,000, tested against the price on the sale and purchase agreement, and state consent is required. There is no public permit band for this scheme, so eligibility is decided house by house at the agreement price.
If you qualify, a 3% state levy applies on approval, the house cannot be resold for three years, and non-citizens pay a flat 8% stamp duty on residential property. Tell me your nationality and I will check the specific house.
Is Double Tree Residence completed?
Listings describe the houses as brand-new and newly built, and current satellite imagery shows both pairs standing on a plot that street-level imagery showed vacant in January 2021.
No listing states the date of the certificate of completion and compliance. Ask for a copy of the CCC before paying anything; without it a house cannot legally be occupied.
Which house should I choose?
In a semi-detached pair, each house has one shared wall and one open side. Check which side has the garden strip, where the afternoon sun falls and what the open side looks onto.
On a short street, also look at the turning space outside each gate. With few houses left, the choice may already be made for you; ask me which remain and I will send their positions.
What is the price and are there monthly fees?

Same postcode, opposite products. Waterstone is a 365-unit condominium by BSG Property with strata titles and shared facilities. Double Tree Residence is a handful of landed semi-detached houses, each on its own land, with no shared facilities published.
