A landed, freehold title in the airport corridor
Listings describe 25 houses, each with its own freehold title. Most of what is built in the south of Penang Island today is strata high-rise, so a terraced house you own outright, 1.6 km in a straight line from the airport terminal, is a different kind of purchase: your own land, your own gate, no lift lobby to share.
Large houses on 22-foot lots
The listed intermediate house sits on a 22 ft × 72 ft lot, about 1,582–1,584 sq ft of land, with 3,542 sq ft of built-up over three floors and five bedrooms. The developer and the paperwork are not public
I found no developer website, no brochure and no record under this name on the national housing register. One listing directory names a company as developer, but nothing official confirms it. Before you pay anything, ask for the vendor’s name as it will appear on the sale and purchase agreement, a copy of the CCC, and the title details. I will collect all three for you.
Check the setting in person
The site is 1.6 km in a straight line from the airport terminal, so listen for aircraft during your viewing and come back at a different hour. Street-level imagery of Lengkok Batu Maung 1 from September 2024 shows four-storey walk-up flats and kerbside parking on the way in. The listings do not mention a guardhouse or any shared facilities, so assume an open, ungated street unless the vendor shows otherwise.

About the developer
The developer’s name is not published. None of the public listings for Desa Seri Aman names the company that built it, there is no project website or brochure online, and the scheme does not appear on the national housing register. The name will be confirmed on the sale and purchase agreement, and I will not guess it here.
One lead, stated as a lead: a listing directory gives the developer as Kejora Gemersik. A company called Kejora Gemersik Sdn. Bhd. exists in Malaysian company records, incorporated on 17 March 2010, but it has no project on the housing register and no official document I can cite links it to this scheme. I will verify it for you before you commit.
Do not confuse this scheme with Taman Seri Aman, also in Batu Maung. The housing register lists that one as project 10733-1 by Rekacipta Hebat Sdn. Bhd.: 37 two-storey terraced houses under a 2010–2011 permit, recorded as completed on 14 July 2011. Desa Seri Aman is a newer and different scheme of 25 three-storey houses.
An honest caveat: with no register record there is no public permit, no filed advertisement and no official progress history to read. That is not unusual for a small scheme sold after completion, but it means the vendor’s documents carry all the weight. Have your solicitor check the title, the CCC and any charge on the land before you sign.

An intermediate house gives you the listed 3,542 sq ft on a 22 ft frontage, with neighbours on both sides. A corner house is listed with roughly 1,200 sq ft more land and a few hundred sq ft more built-up, plus windows on a third side.
Walk the row before deciding: check which houses face the older flats, where the afternoon sun falls, and how cars turn at the end of the road. I can send you the houses still available and their positions on the site plan.
What is the price and are there monthly fees?

They are different products in the same half of the island. Ramah Pavilion is a completed condominium of 1,029 units by M Summit Group in Teluk Kumbar: strata title, shared facilities and a management corporation. Desa Seri Aman is 25 landed houses with individual titles and no shared facilities listed.
Choose the condominium if you want facilities and a lock-and-leave home; choose the terrace if you want land, three floors and room for a large family. I can put both on one page for you.
Is Batu Maung practical for daily life or for renting out?
For daily life: SK Batu Maung is 312 m away in a straight line, SMK Batu Maung 650 m, Southbay Plaza 1.1 km, the airport terminal 1.6 km, Pantai Hospital Penang 4.4 km and Queensbay Mall 6.4 km.
For renting: demand in this corner comes from people working at the airport and in the Bayan Lepas industrial zone, and a five-bedroom house suits a large family or a company tenancy more than a single tenant. I do not quote rental figures; ask me for recent evidence from this street.
