Six things to know about Maritime Signature before you enquire
Four are reasons this tower gets shortlisted. Two are points to settle in writing first. Each one is traced to the developer’s website, the builder’s announcement, a named publication or my own measurement.
A seafront address 1.8 km from KOMTAR
Karpal Singh Drive is the promenade on the east coast of the island, and the tower stands at its Sungai Pinang end. Measured in a straight line, KOMTAR is 1.8 km away, Lam Wah Ee Hospital 2.7 km and Penang Bridge 5.5 km. For a business that wants a George Town address without the heritage-zone streets, that geography is the argument.
Built by a wholly owned IJM Construction company
IJM Corporation announced on 23 November 2022 that Jurutama Sdn Bhd, which is wholly owned by IJM Construction, had received the letter of award from Bionic Development Sdn Bhd for the 45-storey tower, with a 42-month construction period starting in December 2022. A named main contractor with a public track record is something you can check for yourself.
232 suites, with sky-level facilities
The developer’s website counts 232 suites and 5 commercial units in a single tower. Its e-brochure puts 8 suites on a floor served by 5 high-speed lifts, an infinity sky pool, fitness centre and meeting rooms on Level 43, and a sky bar and restaurant on Levels 44–45. For 45 storeys that is a modest number of owners sharing the lifts, the car park and the management budget.
A developer with one finished Penang building
Bionic Group traces its history to Taiwan in 1966. Its first Malaysian project, Prominence in Bukit Mertajam, is on the national housing register under Bionic Development Sdn Bhd as 536 completed units, with the certificate of completion and compliance dated 4 July 2017. You can walk around a building the same company has already handed over.
It is a commercial tower, not a home under the housing law
The builder describes office suites, shop lots and duplex units. Commercial suites sit outside the national housing register, so there is no advertising permit, no price band and no government progress report to read, and the statutory housing sale agreement does not apply. Utilities, assessment and bank lending are also treated on a commercial basis. Read the developer’s own agreement with a solicitor.
Tenure is still not published, and the handover date only as an estimate
The developer’s project website and e-brochure now give the two suite sizes, the typical floor plan and the level guide, and all of them are shown on this page. Neither states the tenure or a completion date (the developer’s YouTube channel gives only an estimated 2027), and published reports disagree on whether the title is leasehold or freehold. I will send you the title particulars instead of guessing.

The developer’s project website publishes two suite layouts: Type B, an intermediate unit of 625 sq ft, and Type A, a corner unit of 960 sq ft. Floors 13 to 41 each hold 8 suites — 6 intermediate and 2 corner. Each drawing shows one unit furnished two ways, for living and for business. No drawing is published for the duplex or commercial units; ask me for those.

Where Maritime Signature @ Karpal Singh Drive, Penang sits
On Karpal Singh Drive in Jelutong, the seafront promenade on the east coast of Penang Island — 1.8 km in a straight line from KOMTAR and 228 m from Wesley Methodist School Penang (International).
There is no register record to take coordinates from, so the pin is the tower site at the Sungai Pinang end of Karpal Singh Drive as mapped by a local buildings directory, checked against the sales gallery’s Google Maps listing 300 m to the south. Treat it as approximate; distances are straight-line from that point.

About Bionic Land
Bionic Land is the Malaysian arm of Bionic Group, which its own website says was founded in 1966 and has spent about half a century in Taiwan’s construction industry. The Malaysian office is at Menara KWSP on Jalan Sultan Ahmad Shah in George Town, and the company that signs the contracts here is Bionic Development Sdn Bhd.
Its first Malaysian project was Prominence in Bukit Mertajam, a 33-floor residential development with a sky-bridge clubhouse. On the national housing register it is filed under Bionic Development Sdn Bhd (project 13295-1) as 536 units in five components, all recorded as completed, with the certificate of completion and compliance dated 4 July 2017. The developer’s website now also lists a light-industrial project, Nexus Industrial Hub.
For Maritime Signature the building contract went to Jurutama Sdn Bhd, which is wholly owned by IJM Construction. IJM’s announcement of 23 November 2022, also reported by Malay Mail, put the contract at RM80.79 million for a 45-storey commercial tower with office suites, shop lots, duplex units and a car parking podium, over 42 months from December 2022. In April 2023 Bionic’s executive director and general manager, Ian Chen, told The Asia Connects that completion was targeted for 2026.
One honest caveat. On the register, Prominence’s first sale agreement is dated 10 March 2014 with a 36-month delivery period, and the completion certificate is dated 4 July 2017 — about four months past that mark, with no extension recorded. And 42 months from December 2022 is mid-2026, yet in October 2026 the developer still lists Maritime Signature as ongoing, and its own YouTube channel now estimates completion in 2027. Neither is unusual in Malaysian construction, but both are reasons to ask for the current handover date in writing and to read the late-delivery clause before you sign.

Is Maritime Signature freehold or leasehold?
Neither the developer’s corporate page nor its project website states the tenure, and published reports contradict one another — some say leasehold, at least one says freehold. I will not pick one for you.
What is consistent is that this is a commercial tower. Ask me for the title particulars from the developer’s sale documents; your solicitor’s land search at signing is the final word on tenure, land use and any restriction in interest.
What sizes and layouts are available at Maritime Signature?
The developer’s project website shows two layouts. Type B is an intermediate unit with a built-up area of 625 sq ft (58.1 sqm); Type A is a corner unit of 960 sq ft (89.2 sqm). Every floor from 13 to 41 has 6 intermediate and 2 corner suites.

Can foreigners buy at Maritime Signature?
A commercial suite is not judged by the residential rules. Penang’s price floors for non-citizens — RM1,000,000 for strata homes on the island — are written for residential property, and the flat 8% stamp duty for non-citizens that began on 1 January 2026 applies to residential property too.
A foreign individual or a foreign company buying commercial property still needs Penang state consent, and the conditions for a company differ from those for an individual. Tell me who the buyer will be and I will confirm the position for your unit before you commit.
When will Maritime Signature be completed?
The developer has not published a handover date on its corporate website. The builder’s contract was for 42 months from December 2022, which lands in mid-2026, and in 2023 the developer’s executive director spoke of a 2026 target. A 2025 construction-progress video on Bionic Land’s official YouTube channel now gives the estimated completion as 2027.
In October 2026 the developer still lists the tower as an ongoing project. Because commercial suites are outside the housing register, there is no government progress percentage to quote. Ask me for the developer’s current written date, and visit the site.
Which suite should I choose?
Start with what you will use it for. A suite you will work from every day should be judged on lift waiting time, the car park ramp and the afternoon sun; one you intend to let should be judged on what tenants on this street actually look for.
Then look at the typical floor plan on this page. Units 1 and 8 are the corner suites at the two ends of the corridor and units 2 to 7 are the intermediate ones, with the lift lobby across the corridor. The developer’s executive director has said the design aims to give every unit a sea view, so compare how direct that view is from each stack.
What is the price, and what are the monthly charges?
I do not publish prices on this page. A commercial tower has no government advertising permit and therefore no permit price band to quote, and I do not repeat figures from property portals.
The developer has not published the service charge or sinking fund either. Message me and I will send the current developer price list, the remaining suites and the charges in writing, together with what a commercial loan for this type of unit usually requires.
How does Maritime Signature compare with The Maritime on the same street?
The Maritime is the existing commercial development on Karpal Singh Drive, 238 m in a straight line from the Maritime Signature site, and Bionic Land’s own description points to the Maritime Automall there as within walking distance. Despite the similar name, Maritime Signature is a separate project by a different developer.
The practical difference is that The Maritime is operating today, so you can see how the street works on a weekday and at night, while Maritime Signature is a newer, taller single tower still under construction. Walk the older one before you judge the new one.
Can I live in a suite, or let it out for short stays?
Do not assume so. The builder calls the units office suites; the developer’s e-brochure labels Levels 12 to 41 ‘Business Suites & Serviced Suites’ and draws each layout both as a living suite and as an office. What you may actually do — work, stay overnight, or run short-stay lettings — depends on the approved use, the building’s house rules and the city council’s licensing.
I will get the permitted use in writing before you buy. I do not quote rental figures; if letting is your plan, the tenant pool on this street is businesses and visitors drawn to the promenade, 1.8 km from KOMTAR.
