Six things to know about Machang Bubuk Signatures before you enquire
Four are reasons a small manufacturer or warehouse operator would shortlist it. Two are cautions, and they carry more weight than usual here because the facts come from agents’ listings, not from a developer brochure.
Freehold industrial lots
Every published listing describes the units as freehold, and two describe them as non-Bumiputera lots. A freehold factory is easier to finance, to hand down and to resell than one on a lease that is running down. Tenure and any restriction on the title are still for your solicitor’s search to confirm.
A tall, clear production floor
Listings give a ceiling height of up to 10.6 m (34.7 ft), a production-floor loading of 1.0 to 2.0 tonnes per square metre and a three-phase supply of 150 to 200 amp. That is enough height for high racking and enough power for packing, light assembly or trading stock. One listing quotes only the lower figures — 150 amp and 1 tonne — so the rating of the exact lot has to be checked.
More land than building
Land is listed at about 9,100 to 23,200 sq ft against built-up areas of about 3,800 to 8,070 sq ft. On the Type A1 semi-detached factory the building is 5,516 sq ft on 11,400 to 16,350 sq ft of land. The open ground around the building is what gives a lorry room to turn and a business room to park and stack.
In the middle of four industrial belts
From the pin it is 6.5 km in a straight line to the Bukit Minyak industrial area, 7.9 km to Penang Science Park, 12.4 km to Batu Kawan Industrial Park and 14.9 km to Kulim Hi-Tech Park. For a supplier with customers in more than one of them, that middle position is the argument for this address.
The developer is not named in public
None of the listings names the company behind the scheme, one of them still calls the project name tentative, and I found no developer website, newspaper report or register record. Do not pay anything until you have seen the developer’s name, its land title and the approved layout plan. I will ask for all three.

On the Machang Bubok side of Bukit Mertajam, in Seberang Perai Tengah on the Penang mainland — beside Jalan Besar (state route P141) at Kampung Bukit Teh, 0.2 km in a straight line from SK Bukit Teh, 3.2 km from AEON Mall Bukit Mertajam and 7.8 km from the Juru toll plaza on the North-South Expressway.
There is no register record, map listing or published site plan to take coordinates from. The pin is my own placement, made by matching an aerial photograph published with one of the listings to the land on the west side of Jalan Besar between the Petron station and SK Bukit Teh. About the developer
The developer’s name is not published. None of the agents’ listings for Machang Bubuk Signatures names the company, no project website or brochure is in public view, and the name does not appear on the national housing register, which does not cover factories in any case. The name will be confirmed on the sale and purchase agreement.
What can be said is how the scheme is being sold: through estate agents, as a new freehold light-industrial development of semi-detached and detached factory-warehouses, with one listing labelling it Phase 1 and its name as tentative. A ‘Phase 1’ label suggests more land to follow, but nothing about a later phase has been published and I will not guess at it.
When you cannot yet look a developer up, four documents do the work a track record normally does: a company search on the developer, the land title showing who owns the lots and whether the land is charged to a bank, the planning approval and layout plan from the Seberang Perai City Council, and the draft sale and purchase agreement with its delivery date and late-delivery damages. Factories have no public progress record the way housing projects do. The delivery date that binds the developer is the one in the sale and purchase agreement, together with the damages for late delivery. I will get both in writing.
Which lot should I choose?
Start with what goes inside. For racking, ask for the ceiling height and floor loading of the exact lot, because listings give ranges. For machinery, ask whether the lot comes with 150 or 200 amp.
Then look at the land. A semi-detached unit shares one wall and keeps three open sides; a detached unit is open on all four and usually sits on more land, which matters if lorries have to turn or goods are stacked outside. Type A1 is the only type whose figures are published, so the others need the lot schedule.
What is the price and what are the monthly charges?
There is no public price information I will quote. An industrial scheme is not on the housing register, so there is no government permit band, and I do not repeat asking figures from property portals.
Nothing is published about maintenance or security charges, or about whether the scheme will be gated. Message me and I will send the current price list, the available lots and the charges in writing.
How does Machang Bubuk Signatures compare with Northern TechValley @ Bukit Mertajam?
They are different in scale. Northern TechValley, 9.2 km to the north in a straight line, is a large industrial park of detached factories on plots of an acre or more beside the Butterworth-Kulim Expressway. Machang Bubuk Signatures is listed as 47 smaller lots with buildings of about 3,800 to 8,070 sq ft.
If you need a few thousand square feet for storage, packing or light production, this is the size to look at. If you need acres and your own plant design, read the other page. The other difference is information: that park has a developer website, and this scheme does not yet.
Is the location practical for staff, and can I rent the factory out?
For staff: SK Bukit Teh is 0.2 km from the pin, SJK(C) Kay Sin 1.4 km and AEON Mall Bukit Mertajam 3.2 km, all straight-line. The housing estates of Machang Bubok start about 0.7 km away, which is the distance to d’Courtyards.
For renting: I do not quote rental figures. Whether a tenant’s activity is allowed depends on the approved industrial category of the lot and on any conditions the developer sets, so ask me before you buy with a tenant in mind.
