The developer’s property details state freehold tenure. In the older part of Bukit Mertajam, where most homes are landed houses and low-rise flats, a freehold high-rise with its own facilities is a short list.

One block, 26 storeys, 110 units. That is a small community by the standards of Seberang Perai condominiums, which usually means fewer cars at the gate and fewer people sharing the pool and gymnasium.

Jayamas publishes only two sizes — Type B at 1,120 sq ft and Type A at 1,330 sq ft. There are no studios in the published list, so the building is sized for households, and both drawings are on the developer’s page for you to study.

I searched the national housing register by project name, by street and by developer on 2 October 2026 and found nothing filed as MARC Residences. The developer calls the units serviced residences, so ask which type of title the land carries: that decides utility tariffs, assessment rates and which sale-agreement rules applied.

Pinned to the GPS point Jayamas Property Group gives on its project page (5.349637, 100.46006), which matches the building’s position on public maps. There is no register record to take coordinates from. Distances are straight-line from that point.

What the map does not tell you. Bukit Mertajam’s centre is an old market town: the roads are narrow, the junctions around Jalan Kulim and Jalan Song Ban Kheng fill up at school hours, and the 3.9 km to the Juru toll plaza can take far longer than the distance suggests. Drive the route to your workplace at 7.30 am and again at 6 pm before you decide.

Jayamas Property Group is a Penang developer. Its website describes the business as land development and the construction of condominiums, landed homes and commercial units, and it lists completed projects that include Abel Residence, Casa Residences, Casa Business Center, Dutamas Residence, Jernih Residence, Jernih Residence 2, Teres 23, The Bagan Suite and Ink Hotel, Penang.

Alongside MARC Residences, the same website lists Urban Rize, Tri Brighton, Aston Minka Residence, Ayana Residence, Taman Nara and a three-storey terrace scheme in Air Itam as residential work in hand, plus commercial projects such as Nanyang Street and King’s Galleria. Several of those have their own pages on this site.

MARC Residences is presented as the group’s hotel-style product: the developer’s page speaks of serviced-residence units, a grand lobby with internet access, discussion areas for working, and retail outlets inside the premises — a different pitch from its family condominiums.

One honest caveat. The developer’s page does not name the company that holds the land or sold the units, and I could not find the project on the public housing register under its name, its street or the group’s name. A scheme filed as Casa Residensi stands 571 m away under Casa Kasturi Sdn Bhd — 115 units in an 18-storey building, certified complete on 6 May 2019 — but I have not confirmed how that company relates to this tower. Your solicitor’s title search will show the registered owner; I will ask the developer for the same in writing.

The developer does not publish how the 110 units are divided between the two layouts or how many sit on each floor. Its typical floor layout drawing shows the arrangement, and I can send it to you.

Is MARC Residences freehold?

Yes — the developer’s project page states freehold tenure.

Because the units are described as serviced residences, also ask whether the title is for residential or commercial use. Tenure and land use are two separate things, and the second one affects electricity and water tariffs and the assessment rate. A title search by your solicitor settles both.

What are the unit sizes and layouts at MARC Residences?

Two layouts: Type B at 1,120 sq ft (about 104 sqm) and Type A at 1,330 sq ft (about 124 sqm).

The developer’s text lists the sizes but not the number of bedrooms and bathrooms, so I do not state them here. Both drawings are shown above; count the rooms on the plan, and ask me for the car park allocation of the specific unit you are looking at.

Can foreigners buy at MARC Residences?

Possibly, depending on the unit. On the Penang mainland a foreign individual may buy strata property priced at RM500,000 and above (RM1,000,000 for a foreign company), with state consent, a 3% state levy on approval and no resale for three years. Non-citizens also pay a flat 8% stamp duty on residential property.

There is no government price band for this building, so eligibility is decided unit by unit at the price in your sale agreement. Tell me which unit you are considering and I will check it against the floor before you pay anything.

Is MARC Residences completed?

The block is built and occupied. What is not published is the date: the developer’s website gives no completion or handover date and still files the project under on-going residential work.

I also found no record under this name on the public housing register on 2 October 2026, so there is no official progress return to quote. Ask me for the date of the certificate of completion and compliance and the strata title status of the unit you want.

Which layout and which floor should I choose?

Start with space: Type A at 1,330 sq ft has about 210 sq ft more than Type B at 1,120 sq ft. Put the two drawings side by side and see where that extra area goes — living room, a bigger kitchen or an additional room.

Then check the typical floor layout: where the lifts are and how many there are, which units face the town and which face the hill, and how far each door is from the lift lobby. In a 26-storey block, that matters every single morning.

What is the price and the maintenance fee?

I publish no price for MARC Residences. The only price information I ever print is the band on a government advertising permit, and no register record exists under this name to take one from. I will not repeat figures from property portals.

The developer has not published the monthly service charge or sinking fund either. Message me and I will send what is currently available, with the charges confirmed in writing by the management.

How does MARC Residences compare with Casa Residence?

They are 571 m apart in a straight line. Casa Residence, filed on the housing register as Casa Residensi, is 115 units in an 18-storey building, certified complete on 6 May 2019. MARC Residences is 110 units in a taller 26-storey block with two layouts of 1,120 and 1,330 sq ft.

The difference is in the concept. Casa Residence is a conventional condominium with a register record you can read. MARC Residences is pitched as serviced residences with a hotel-style lobby and retail outlets downstairs. If paperwork you can verify online matters most, start with Casa; if you want the newer tower and the larger layouts, look here.

Is this part of Bukit Mertajam practical for daily life or for renting out?

For daily life: SJK(C) Kim Sen is 1.0 km away in a straight line, Bukit Mertajam Hospital 1.2 km, SMJK Jit Sin 1.7 km, AEON Mall Bukit Mertajam 3.7 km and KPJ Penang Specialist Hospital 3.6 km. The KTM station, 2.3 km away, links to Butterworth and the rest of the west coast line.

For renting: tenants in the town centre are typically hospital and school staff, and people who commute by expressway through Juru, 3.9 km away. I do not quote rental figures. Because the building is designed as serviced residences, ask the management how many units are let on short stays and what the house rules say before you buy with tenants in mind.
