Six things about Northern TechValley @ BKE worth knowing before you enquire
Four are reasons a manufacturer would shortlist it. Two are things to settle before you commit. Each comes from the developer’s own website, from AmBank’s announcement or from named news reports.
176 acres of freehold industrial land
The developer’s website and AmBank’s announcement both describe the park as freehold. A large share of the industrial land in Penang’s established estates is leasehold, so a freehold factory on the mainland is simpler to finance and to hold for the long term. Have your solicitor confirm the tenure and any restriction in interest on the title.
Its own flyover to the BKE
The park fronts the Butterworth-Kulim Expressway, the road that joins the port at Butterworth to Kulim Hi-Tech Park. The Edge reported in August 2025 that work had started on a 413-metre flyover giving the park a single-lane entry from and a single-lane exit to the expressway. For a factory that ships by container, that direct connection is the point of the location.
Detached factories, or one built for you
The standard types are 1½-storey detached factories on about one acre and about two acres, with gross floor areas from approximately 31,512 and 59,688 sq ft. If those do not fit, the developer’s built-to-suit service covers 30,000 sq ft up to 100,000 sq ft and above, with the choice of leasing or buying outright.
A green rating and housing for your workers
The township is GreenRE certified, and the developer lists reflective glass, translucent sheets for daylight and solar panels among the building features. The master plan also has managed workers’ accommodation within walking distance of the factories, with biometric access, a cafeteria, a mart and a sports hall. Customers who audit their suppliers ask about both.
No government register to lean on
Housing projects are tracked on the public housing register with a permit, a progress percentage and a standard agreement. Factories are not, and I found nothing filed under this name or under the developer. Your protection is the sale and purchase agreement or the lease itself, so read the delivery date, the damages for delay and the defect period line by line.
Check what has actually been built
The Edge gave the third quarter of 2026 as the completion target for phase one. That quarter has just ended, and I have not seen a published confirmation that the first factories or the flyover have been handed over. The number of factory lots in the park has not been published either. I will get the current status in writing before you decide.

Pick your factory type
Type A
The developer describes Type A as a 1½-storey detached factory on a plot of about one acre, with a gross floor area of approximately 31,512 sq ft and above. This is the type The Edge named when it reported that phase one, started in July 2025, consists of one-acre, 1½-storey detached factories. A detached building on its own acre means four open sides for loading, parking and later extension. The developer’s page carries a specification table and a loose-sheet brochure; ask me and I will send both.
Type B
Type B is the same idea at roughly twice the scale: a 1½-storey detached factory on about two acres, with a gross floor area of approximately 59,688 sq ft and above. That is a building for a manufacturer with a full production line, a warehouse and an office under one roof, not for a trading firm. The developer’s page for this type includes a 360-degree video tour and a cross-section animation, which I can walk you through on a call.
Built to Suit
If neither standard type fits, the developer designs and builds the factory for you. Its website gives the range as 30,000 sq ft standard units up to custom-built factories of 100,000 sq ft and above, and lists industry-specific layouts for pharmaceutical, research, logistics and semiconductor users: clean rooms, heavy-duty flooring, racking systems, solar panels and dock levellers. It also states that you may lease the building or buy it outright. Tell me your floor area, power load and timeline and I will take the brief to the developer.

Where Northern TechValley @ Bukit Mertajam, Penang sits
Alongside the Butterworth-Kulim Expressway in Seberang Perai Tengah, on the Penang mainland east of Bukit Mertajam — 8.0 km in a straight line from the Kubang Semang toll plaza, 8.5 km from Kulim Hi-Tech Park and 14.4 km from the North Butterworth Container Terminal.
There is no register record to take coordinates from, so the pin is the Google Maps listing named ‘Northern TechValley @ BKE’ on Jalan Bukit Langkap, Kampung Mengkuang. On a 176-acre site one point is only a reference; distances are straight-line from it. The developer’s own location map prints 5.403683, 100.497743, about 40 m from that point.

About Suling Hill Development
The developer is Suling Hill Development Sdn Bhd. AmBank’s announcement of 1 August 2025 describes it as a 50:50 joint venture between Northern Industrial Park Sdn Bhd, which belongs to AME Elite Consortium Berhad, and Majestic Gen Sdn Bhd, and puts the park’s gross development value at approximately RM1.3 billion.
AME Elite is listed on the Main Market of Bursa Malaysia. The developer’s website says it has close to 30 years of experience, began as a construction firm and has delivered more than 400 purpose-built manufacturing plants. Its industrial parks so far are in Johor: i-Park @ SILC, i-Park @ Senai Airport City and i-TechValley. The Edge reported that Northern TechValley is its first industrial park outside that state.
Majestic Gen was established on 29 July 2013 and was formerly known as Majestic Builders Sdn Bhd. The website describes it as a developer of residential, commercial and industrial projects with land in several parts of the country. EdgeProp’s report of the launch named semiconductors, electronics, medical technology and logistics as the industries the park is aimed at.
One honest caveat. A park of this size is delivered in phases over years, and the published dates are targets: phase one by the third quarter of 2026, the whole park by 2029. There is no public progress record for an industrial scheme, and the number of factory lots is not published. Before you sign, ask for the construction status of your lot, the status of the flyover and the title position in writing.

Yes. The developer’s website describes the 176-acre park as freehold, and AmBank’s announcement of 1 August 2025 calls it a freehold integrated industrial park.
Your solicitor’s title search is the final word on tenure, on the category of land use and on any restriction in interest. I will ask the developer for the title details of the lot you choose.
What sizes are the factories at Northern TechValley?

Built-to-suit factories run from 30,000 sq ft standard units to custom buildings of 100,000 sq ft and above, according to the developer’s website. Exact land and floor areas differ from lot to lot.
Can a foreign company buy or lease at Northern TechValley?
This is industrial property, and the rules are not the same as for homes. A purchase by a foreign-controlled company needs state consent, and the conditions depend on the company’s structure and on what it will manufacture. Many foreign manufacturers also apply for a manufacturing licence, which is a separate process.
I do not apply the residential thresholds or the residential stamp duty rules here. The developer also states that built-to-suit factories can be leased instead of bought. Tell me your shareholding and your intended use, and I will confirm the position before you go further.
When will Northern TechValley be completed?
The park was launched on 28 October 2024 with completion of the whole development expected in 2029. The Edge reported on 14 August 2025 that phase one had begun in July 2025 and was due for completion in the third quarter of 2026.
That target date has just passed, and I have not seen a published confirmation of handover. There is no government progress record for an industrial scheme, so ask me and I will get the current status from the developer in writing.
Should I take Type A, Type B or a built-to-suit factory?
Start with floor area and land. Type A gives you about 31,512 sq ft on an acre, Type B about 59,688 sq ft on two acres. If your production line, warehouse and office fit in one of those, a standard type is the faster route because the design is already fixed.
Go built-to-suit if you need a clean room, a heavy-duty floor, a particular column spacing or more than about 60,000 sq ft. The developer lists dock levellers as a built-to-suit feature, so do not assume the standard types include them; ask for the specification table.
What is the price and what are the monthly charges?
There is no public price information I will quote. An industrial scheme is not on the housing register, so there is no government permit band, and I do not repeat figures from property portals.
The park’s management and security charges, and the rates for the workers’ accommodation, have not been published either. Message me and I will send the current price list, the available lots and the charges in writing.
How does Northern TechValley compare with Penang Technology Park @ Bertam?
Both are large freehold industrial parks on the mainland. Penang Technology Park @ Bertam is an 880-acre park by Ideal Property Group in the north of Seberang Perai, reached from the North-South Expressway at Bertam. Northern TechValley is 176 acres on the Butterworth-Kulim Expressway, 8.5 km in a straight line from Kulim Hi-Tech Park.
Choose by where your customers and your workers are. If you supply plants in Kulim or want the shorter run to the Butterworth container terminal, look here. If you need a very large plot or your customers are in Kepala Batas and Sungai Petani, read the Bertam page.
Is the location practical for staff, and can I lease instead of buying?
For staff: in a straight line Lotus’s Kulim is 5.6 km away, Bukit Mertajam Hospital 6.1 km, the Bukit Mertajam KTM station 6.8 km and AEON Mall Bukit Mertajam 9.4 km. Production workers can be housed in the managed accommodation inside the park, which the developer says is within walking distance of the factories.
For leasing: the developer’s website states that built-to-suit factories come with the option to lease or to purchase outright. I do not quote rental figures. If you intend to buy and let the factory to another company, the tenant’s use has to fit the industrial zoning and the park’s rules; ask me first.
