Four are reasons to put it on the list; two are gaps to close before you commit. I say each time whether a point comes from the developer’s own posts, from published listings or from my measurement on the map.

5.9 km from the container port

From the pin, the North Butterworth Container Terminal is 5.9 km away in a straight line and the Sungai Dua toll plaza on the North-South Expressway 2.2 km. The developer’s own reel of April 2025 leads with the same two points: easy access to Penang Port and to the highway. For an importer, a forwarder or a packer, that pairing is the reason to look at Butterworth before the southern estates.

A bridge and a 50-ft main road

The site lies on the far side of a river from the existing Sungai Lokan factories. The developer says the park has a 50-ft main road and a bridge connecting it to Lorong Sg Lokan 3/1, and its aerial impression shows that bridge at one end of the park. Road width and the bridge decide whether a 40-foot container lorry can reach your door, so this is the first thing to drive.

The developer’s post of 28 October 2024 describes the park as a freehold industrial development. Tenure drives both bank lending and resale for a factory, and here it is in the developer’s own words. Your solicitor’s land search on the plot is still the final check.

Two formats with the office built in

The developer shows semi-detached and detached units, each with a double-storey office at the front of a high hall, and says they suit warehouses, production space, offices and showrooms. Built-up areas start from about 8,400 sq ft on the developer’s own figures and run to 16,400 sq ft for the largest in listings, so the park covers a small trader and a mid-sized manufacturer alike.

Several numbers are still listed, and listings disagree

The developer’s posts now give the smallest sizes (built-up from 8,400 sq ft on land from 14,500 sq ft) and an aerial site plan with 28 numbered plots, but no floor plans; the two drawings on this page are its marketing artwork as circulated with listings. The larger sizes, the land areas of individual plots and the 30 ft ceiling height come from listings. Figures marked ‘listed’ come from published listing information, not from a developer brochure; I will confirm them against the sale documents for you. Two of them conflict already: one listing shows a smaller semi-detached unit of 6,600 sq ft, and power supply is 100 amps in the developer’s post but 200 amps in listings.

No register record, and no public completion notice

Housing projects carry a permit, a progress percentage and a standard agreement on the public register. Factories do not, and nothing is filed under this name. The developer wrote ‘units ready by 2026’ on 1 August 2025; I have not seen a public notice that the certificate of completion has been issued. The delivery date, the late-delivery damages and the defect period all have to be read in the sale and purchase agreement itself.

The developer’s post of 27 September 2023 gives a footprint from 60 ft × 110 ft, built-up from 8,400 sq ft and land from 14,500 sq ft (0.33 acre), and shows the double-storey semi-detached Type C. Listings agree at about 8,400 sq ft on 14,450 sq ft, though one gives 6,600 sq ft on roughly 13,200 to 13,420 sq ft, so ask me for the plan of the plot you want.

The larger format, for a user who wants lorry circulation on every side. The developer’s images show a tall single-volume hall with the office block wrapped around one corner. One listing gives a built-up area of about 15,600 sq ft on about 38,980 sq ft of land; two others put the largest built-up in the park at 16,400 sq ft. How many of the plots are detached is not published, so ask me which ones remain.

There is no register record to take coordinates from and the developer prints no address for the park. I placed the pin (5.4403, 100.4106) on the site that satellite imagery shows on the far bank of the river from Lorong Sungai Lokan 3/1, which matches the developer’s aerial impression; Google Maps lists a business at ‘Plot 21, Industry Park, Sungai Lokan’ about 0.1 km north of it. Distances are straight-line from the pin.

What the map does not tell you. The park sits behind the older Sungai Lokan factories, with a river on one side and container yards on the others, so everything depends on the access roads and the bridge. Straight-line figures are shorter than the drive: listings quote about 9 to 10 km by road to the port against my 5.9 km on the map. Run the route to the Sungai Dua toll and to the port in your own lorry, at the hours you ship, before you sign. Air cargo for Bayan Lepas is 22.0 km away in a straight line and has to cross a bridge.

Oriental Max Group is a Butterworth developer. Its website dates the group to 1994 and names Oriental Max Sdn. Bhd. as the company behind it, with an office at Kampung Teluk, Sungai Dua — 1.3 km in a straight line from this park. The developer is building here on its own doorstep.

Industrial property is one of the categories on the group’s website, which lists Sungai Bakap Industrial Park, Val d’Or Industrial Park and M21 Industrial Park in Penang and Kulim East Industrial Park in Kedah. On the residential side this site already carries two of its schemes, Elements Garden at Raja Uda and Orchard Villa at Simpang Ampat.

For Sungai Lokan the group’s public material is its social-media posts: the size post of 27 September 2023 with the Type C render, the aerial site plan of 11 January 2024, the presentation of 28 October 2024 with five artist’s impressions, a reel on 8 April 2025 about the road and the bridge, and the construction update of 1 August 2025. The artist’s impressions and the site plan on this page are taken from those posts; the two floor-plan drawings are the developer’s marketing artwork as circulated with listings.

One honest caveat. When I checked in October 2026 the developer’s own website had no page, brochure or floor plan for this park, which is why so many figures here are marked as listed. The posts do not say which group company will sign the sale and purchase agreement or which of the 28 plots are still available, and an industrial scheme has no public progress record. Before you pay anything, ask for the title particulars, the plot plan, the power rating and the handover date in writing; I will get them for you.

28 plots. The developer’s aerial site plan, posted on its Facebook page on 11 January 2024, numbers the plots 1 to 28, and one published listing also gives 28 units.

The developer’s aerial impression shows semi-detached pairs and larger detached buildings along one spine road, and a business is already listed on Google Maps at ‘Plot 21’ in the park. How many plots are still available is not published, so message me for the current list.

Is Sungai Lokan Industrial Park freehold?

Yes, according to the developer. Its post of 28 October 2024 describes Sungai Lokan Industrial Park as a freehold industrial development, and the listings say the same.

A post is not a title document. Before you commit, I will ask for the title particulars of the plot, and your solicitor’s land search confirms the tenure, the category of land use and any restriction in interest.

They do not all agree: another listing shows 6,600 sq ft built-up on roughly 13,200 to 13,420 sq ft of land. One listing also names Types A, B, B1, C, D and E plus two detached types. Tell me the floor area you need and I will get the plan and land area for the matching plot.

Can a foreigner or a foreign company buy at Sungai Lokan Industrial Park?

This is industrial property, and the rules are not the ones for homes. A purchase by a foreign individual or a foreign-controlled company needs state consent, and the conditions turn on the shareholding of the buying company and the activity it will carry out on the land.

I do not apply the residential price floors or the residential stamp duty rate to a factory. Send me your company structure and intended use, and I will confirm the position with the developer and a solicitor before you go further.

When will Sungai Lokan Industrial Park be completed?

The developer’s last public word is its post of 1 August 2025: construction is ongoing and units will be ready by 2026. It has not published a handover date since.

Undated satellite imagery on Google Maps shows roofed buildings at the northern end of the site, one more going up and bare ground to the south, so the park appears to be building out in stages. I have not seen a certificate of completion. Ask me and I will get the status of your plot from the developer in writing.

Should I choose a semi-detached or a detached unit?

Start with lorry movement. A semi-detached unit shares one wall, so vehicles reach it from the front and one side; a detached unit can be circled. If you load 40-foot containers all day, that difference matters more than floor area.

Then look at power and height. The developer’s post says 100 amps while listings say 200 amps, and the 30 ft ceiling is a listed figure, so tell me your machine load and racking height and I will have both confirmed for the specific plot before you choose.

What is the price, and what are the running charges?

There is no public price information that I will quote. An industrial scheme is not on the housing register, so there is no government permit band, and I do not repeat figures from listings or advertisements.

The developer has not published any maintenance or security charge, or said whether the park will be gated. Message me and I will send the current price list, the available plots and any charges in writing.

How does it compare with Sungai Bakap Industrial Park?

Both are Oriental Max Group industrial schemes, at opposite ends of the mainland. Sungai Bakap, in the south, has 20 semi-detached units of about 12,000 to 15,200 sq ft built-up and one detached plot on the developer’s sheet. Here units start from about 8,400 sq ft built-up on the developer’s own figures, so this is the smaller entry point.

The other difference is what each is close to. This park is 5.9 km in a straight line from the North Butterworth Container Terminal; Sungai Bakap is 24.6 km from it but 4.9 km from Batu Kawan Industrial Park. Choose by whether your business follows the port or the Batu Kawan factories.

Is Sungai Lokan practical for staff, and can I rent the unit out?

For staff, Sungai Dua is the neighbouring township: in a straight line the Sungai Dua Health Clinic is 2.2 km from the pin, SJK(C) Kai Chee 2.4 km and Hospital Seberang Jaya 5.0 km. Taman Casa Utopia, a completed condominium on this site, is 1.3 km away if you need to house managers within a short drive.

On renting, I do not quote rental figures. The area around the park is a working industrial district of factories and container yards, so there are tenants who need this kind of space, but a tenant’s use must fit the land-use category and any condition on the title. Ask me before you buy with a tenant in mind.
