Four are reasons a business owner or an investor in Butterworth would look at these shop offices. Two are cautions about what is, and is not, published.

A street designed to look like old Penang

The developer describes facades influenced by Southern Chinese Eclectic and Art Deco styles, and its logo carries the two Chinese characters for Nanyang. Listings add a third style, Late Straits Eclectic, with one style to each phase. For a food, retail or studio tenant, a row that photographs like a heritage street is a different proposition from a standard shoplot block.

Freehold, and four full storeys

Both points are the developer’s own: four-storey shop offices on freehold title. The developer also speaks of generous spaces, flexible layouts and extendable configurations, which is the vocabulary of a building meant to be split between a ground-floor trade and offices or storage above.

Marminton Homes is 149 m away and Elements Garden 176 m, straight-line — each a 14-storey block of 112 condominiums with eight terrace houses, both completed. SJK(C) Kwang Hwa is 0.9 km away. A shop here opens to an occupied neighbourhood on day one, not to an empty new township.

Listings place Nanyang Street inside RU Square, a mixed development of about 14.58 acres that also names King’s Galleria, drive-through and retail outlets, and an international school for which a memorandum of understanding was reported in November 2024. Jayamas’s separate ChinaTown @ Raja Uda project is 590 m away. Footfall will depend on how much of that plan is actually built and let.

One report gives built-up areas of 3,337 to 7,337 sq ft; another listing prints 1,300 to 2,303 sq ft. The floor-plan sheets in the layouts section print lots of 20 ft by 65 ft and 20 ft by 70 ft, which is 1,300 and 1,400 sq ft of land, so the smaller range looks like lot sizes — but no sheet prints a built-up area, so the larger range is still unchecked. Completion appears as end-2026, Q4 2027 and Q1 2028. The phase breakdown in print — 23, 24 and 25 units — adds up to 72, five short of the 77 total. None of these is on the developer’s page, so treat each as a question for the sale documents; I will put them to the developer in writing.

Commercial property, with fewer public safeguards

Shop offices are outside the national housing register: no advertising permit, no permit price band and no government progress report exist to read, and the agreement is the developer’s own form. One listing also states that no dedicated car park bays are allocated and that the lift is a provision space only. Ask what ‘extendable’ allows, who pays for it, and where customers park.

The site plan in the gallery puts Block Y nearest Jalan Raja Uda with Z1 and Z2 in a line behind it, and the six floor-plan sheets further down are all for these three blocks.

What the map does not tell you. A shop lives on the road in front of it, not on straight-line distances. Before choosing a lot, stand on site at lunchtime and again at 8 pm: see which way traffic turns in from Jalan Raja Uda, where cars can stop, and which blocks face the internal street instead of the main road. A corner or main-road frontage and a mid-terrace inner lot are different businesses.

Jayamas Property Group is a Penang developer incorporated in 2011. Its website lists completed work that includes Abel Residence, Casa Residences, Casa Business Center, Dutamas Residence, Jernih Residence, Jernih Residence 2, Teres 23, The Bagan Suite and Ink Hotel Penang.

Nanyang Street sits on the group’s Hotel & Commercial list as an on-going project, next to King’s Galleria, Ventus & Tradesmen and ChinaTown @ Raja Uda — the last of these 590 m away. In other words the group is concentrating its commercial work in this one township. Its residential projects, such as MARC Residences and Ayana Residence, have their own pages on this site.

What the developer itself says about Nanyang Street is brief: a commercial development blending heritage-inspired architecture with contemporary design; four-storey freehold shop offices; facades influenced by Southern Chinese Eclectic and Art Deco styles; generous, flexible, extendable space. The page gives no unit count, no sizes, no completion date and no brochure. Listings name Jayamas RU Sdn Bhd as the project company, which the agreement will confirm.

One honest caveat. With no register record there is no government progress figure to check, and the completion dates in print have moved later with each publication — end of 2026 in a 2023 report, Q4 2027 in a July 2025 report, Q1 2028 on a further listing. That is a reason to read the delivery date and the late-delivery clause in the agreement closely, and to visit the site to see how far each block has risen.

Listings also use the words ‘freehold, extendable’. Extendable refers to the building, not the title — ask what may be added, when, and with whose approval.

What are the unit sizes at Nanyang Street?

The developer’s own website has not published sizes. A property-news report gives built-up areas of 3,337 to 7,337 sq ft, about 310 to 682 sqm; a second listing prints 1,300 to 2,303 sq ft.

The floor-plan sheets shown in the layouts section help to read those figures. They print lots of 20 ft × 65 ft for a typical Block Y unit and 20 ft × 70 ft for a typical Block Z1 or Z2 unit — 1,300 and 1,400 sq ft of land — so the smaller range reads as lot sizes. They draw four levels: a ground-floor shop, a second-floor office, and two part floors beside a void, which fits the listing that speaks of two floors plus two mezzanine levels. None of the sheets prints a built-up area, so I will get the schedule of areas for the lot you are considering.

Can foreigners buy at Nanyang Street?

Shop offices are commercial property, so the residential rules are not the test. Seberang Perai’s price floors for non-citizens buying homes, and the flat 8% stamp duty for non-citizens that began on 1 January 2026, are written for residential property.

A foreign individual or a foreign company buying commercial property still needs Penang state consent, and the conditions for a company differ from those for an individual. Tell me who the buyer will be and I will confirm the position for the specific lot.

When will Nanyang Street be completed?

The developer’s website shows it as on-going and gives no date. In print there are three: end of 2026 in a 2023 report, Q4 2027 in a July 2025 report, and Q1 2028 on another listing that speaks of a 36-month build.

The only date that binds anyone is the one in the sale agreement. I will ask which phase your lot is in and what its contractual delivery date is.

Which phase and which lot should I choose?

Listings describe three phases by facade: 1A in Southern Chinese Eclectic style, 1B in Late Straits Eclectic and 1C in Art Deco. Style is taste; frontage is money. The site plan in the gallery shows the seven blocks — Y nearest Jalan Raja Uda with Z1 and Z2 in a line behind it, and Z3 to Z6 in a row along the far side. Use it to mark which lots are corners and which look onto the internal street, then ask me for the lot-by-lot plan.

Then match the lot to the trade. Food and retail need visibility and somewhere for customers to stop; an office or a studio can sit on a quieter inner lot. I will send the lots that are still open in each phase.

What is the price and the maintenance fee?

There is no government permit band to quote, because shop offices are not on the housing register, and I do not repeat asking figures from property portals on this page.

How does Nanyang Street compare with Wisdom Boulevard in Batu Kawan?

Wisdom Boulevard, 20.3 km to the south in a straight line, is 46 freehold two-storey shoplots of about 2,510 to 2,770 sq ft across the highway from Design Village. Nanyang Street is listed at 77 four-storey shop offices in an older, already-populated part of Butterworth.

Two storeys in a new growth area against four storeys in an established town: the first is a lighter commitment, the second gives more floor to use or let. Tell me your trade and I will set them side by side.

Is Raja Uda a good place to run a business or to let a shop?

The surroundings are occupied: two completed condominium blocks within 180 m, SJK(C) Kwang Hwa 0.9 km away, Bagan Specialist Centre 1.1 km and the Bagan Ajam toll plaza 1.4 km, all straight-line. That is everyday local custom, not tourist trade.

For letting, I do not quote rental figures. What decides a shop office’s tenancy is frontage, parking and how much of the rest of RU Square is trading — and one listing says no dedicated bays come with the units. Look at those three before you buy to let.
