What sets d’Courtyards apart — and what to settle first
Four strengths and two cautions, drawn from the developer’s website, the leaflet it filed for Phase 2 and the government housing register.
A courtyard inside the house
The whole scheme is named after its main idea. The developer says each home has its own courtyard, placed to bring daylight and natural ventilation into the middle of the plan, which is where an ordinary terrace house is darkest. Its website pitches the space for gardening, reading, pets or children’s play.
Built, certified and standing
There is no construction risk left to carry. The register records completion certificates and vacant possession for Phase 1 on 10 August 2025 and for Phase 2 on 17 April 2026. You can walk through the actual house, check the workmanship and see who your neighbours are before you commit.
Up to 26 ft of frontage
Type A super links stand on 26′ x 65′ lots; Type B link homes on 22′ x 75′; Type C on 21.6′ x 78′. Every type has four bedrooms and four bathrooms on the register, with recorded areas of 203, 176 and 173 sqm. The developer positions the wider Type A for several generations under one roof.
A pocket park behind one entrance
The developer describes a pocket garden with a paved path, jogging track, outdoor playground, basketball court and benches, inside an enclave with a single entry point and guards. It also states that the link homes are laid out on a north-south orientation to keep the interiors cooler.
For Malaysian buyers only
Across both phases the permit figures run from RM688,000 to RM986,920. A foreign individual needs a landed home on the mainland to reach RM1,000,000, so every house here sits below the floor. If you hold a foreign passport, ask me for landed projects that clear it.
Fourteen left, and three things to ask
Only 14 of the 145 homes were not yet recorded as sold on 5 October 2026, so choice of position is limited. Ask what the residents pay for guards and upkeep, because the developer has not published it. And note that the advertising permits on the register ended in March and May 2026 with no newer ones listed; I will confirm the position before any paperwork.

Phase 1
The first 71 houses: 22 Type A super link homes and 49 Type B link homes. The register records the certificate of completion and compliance and vacant possession on 10 August 2025, so this phase already has residents and a street you can judge at night and at weekends. On 5 October 2026 the register showed all 22 super links recorded as sold and one Type B home still not recorded as sold.
Phase 2
Seventy-four more houses: 22 Type A super links, 43 Type B link homes and 9 Type C link homes, a type that exists only in this phase. The certificate of completion and compliance and vacant possession are both dated 17 April 2026 on the register. Thirteen homes were not yet recorded as sold when I read it — 2 Type A, 9 Type B and 2 Type C — so this is the phase to ask about if you want a brand-new house.

The housing developer’s licence is held by DSG Century Sdn Bhd (30113). d’Courtyards is the brand; the register files the scheme as Taman Serikaya, and the developer’s leaflet also carries the name Residensi BLT. Phase 1 is project 30113-1 and Phase 2 is 30113-2.

Phase 1 is filed as 22 two-storey terrace houses of 203 sqm and 49 of 176 sqm, which matches the 22 Type A and 49 Type B homes on the developer’s website. Phase 2 is filed as 22 houses of 203 sqm, 43 of 176 sqm and 9 of 173 sqm — Types A, B and C on the Phase 2 leaflet. On 5 October 2026 the unit lists showed 70 of 71 recorded as sold in Phase 1 and 61 of 74 in Phase 2, leaving 14 homes not yet recorded as sold.
Why the permit band rules out foreign buyers
The lowest figure on either permit is RM688,000 and the highest is RM986,920. That is the band on the advertising permit, not the price of any unit. Seberang Perai’s floor for a foreign individual buying a landed home is RM1,000,000, and the whole band is under it, so d’Courtyards is not open to foreigners. Malaysian citizens are not affected by the floor, wherever they live or work.
Schedule G and how the handovers went
Both phases were sold under Schedule G, which allows 24 months from the date of the agreement. Phase 1’s first agreement is dated 6 June 2023 and vacant possession is recorded on 10 August 2025, about two months after the 24-month date for that earliest agreement; no extension of time is recorded. Phase 2’s first agreement is dated 1 June 2024 and vacant possession is recorded on 17 April 2026, inside its 24 months.
Completed, with permit dates to confirm
Both phases are marked completed with a certificate of completion and compliance. The advertising permits shown on the register ended on 26 March 2026 for Phase 1 and 15 May 2026 for Phase 2, and no newer permits were listed when I read it on 5 October 2026. Before you place any money on one of the remaining homes, I will confirm with the developer the footing on which it is being sold.
About DSG Group
The developer is DSG Century Sdn Bhd, company number 202001031898 (1388218-K), part of the Bukit Mertajam-based DSG Group, whose logo is on the project website and leaflets. Its office is at No. 1 and 3, Jalan Maju Jaya, Pusat Perniagaan Maju Jaya, and the sales gallery is listed at Lot 1198, Jalan Machang Bubok.
The housing developer’s licence, 30113/07-2027/0112(A), runs from 8 July 2022 to 7 July 2027. Building plans were approved by Majlis Bandaraya Seberang Perai, and the Phase 2 leaflet filed with the register states freehold tenure and no encumbrance on the land.
On delivery, the record is mixed but complete. The website gave February 2025 as the expected date for Phase 1; the register shows it certified on 10 August 2025. The Phase 2 leaflet gave June 2026; the register shows it certified earlier, on 17 April 2026. Both phases are finished, which is the fact that matters most to a buyer today.
One caveat: the two phases of Taman Serikaya are the only entries under this licence on the national housing register, so there is no older residential scheme by the same licensee to inspect. The good news is that you do not need one. The houses themselves are standing; visit Phase 1, look at how they have weathered a year of use and talk to the people living there.

By type that is 44 super links, 92 Type B link homes and 9 Type C link homes. The register showed 131 recorded as sold and 14 not yet sold on 5 October 2026.
Is d’Courtyards freehold?
Yes, according to the developer. Its website gives the tenure as freehold, and the Phase 2 leaflet filed with the housing register states ‘Pegangan Kekal’ and no encumbrance on the land.
These are landed homes under Schedule G, so each is meant to carry its own individual title. Have your solicitor confirm the title status of the specific lot at signing.
What are the lot sizes and layouts?
Type A super link: 26′ x 65′ lot with a 26′ x 42′ house footprint. Type B link home: 22′ x 75′ lot, 22′ x 43′ footprint. Type C link home, in Phase 2 only: 21.6′ x 78′ lot, 21.6′ x 43′ footprint. All have two storeys.
The register records four bedrooms and four bathrooms for every type, with areas of 203 sqm for Type A (about 2,185 sq ft), 176 sqm for Type B (about 1,894 sq ft) and 173 sqm for Type C (about 1,862 sq ft). Each plan includes the private courtyard.
Can foreigners buy at d’Courtyards?
No. Every figure on the two advertising permits is below RM1,000,000, which is the minimum for a foreign individual buying a landed home on mainland Penang.

Is d’Courtyards completed? Can I move in straight away?
Yes, both phases are complete. The register records the completion certificate and vacant possession on 10 August 2025 for Phase 1 and 17 April 2026 for Phase 2.
For a home bought from the developer now, handover follows your agreement and the lender’s release of funds, with no building period to wait through. Ask me for the timeline on the specific house you choose.
Phase 1 or Phase 2 — which should I look at?
Nearly all the remaining choice is in Phase 2: 13 homes not yet recorded as sold there (2 Type A, 9 Type B, 2 Type C) against one Type B home in Phase 1. Phase 2 is also the only place to find Type C.
Phase 1 is the better place to judge the neighbourhood, because it has been occupied since August 2025. If a Phase 1 owner is selling, that is a resale purchase with its own paperwork; I can check what is available on the secondary market for you.
What is the price, and what are the monthly charges?
The only public price information is the government permit band. Across both phases the figures run from RM688,000 to RM986,920 — the band on the advertising permit, not the price of any unit. I do not repeat portal figures.
The developer describes the enclave as guarded but has not published what residents pay for guards or garden upkeep. Message me and I will get the current price list, the remaining lots and the charges in writing.
How does d’Courtyards compare with Taman Jasa Intan?
Both are completed freehold two-storey terrace schemes on this side of Bukit Mertajam, 1.1 km apart in a straight line. Taman Jasa Intan Garden Superlink at Alma is the larger one, 282 homes in four phases by Wing Tai Asia; d’Courtyards has 145 homes in two phases by DSG.
The difference is the plan. d’Courtyards is designed around an internal courtyard and a single guarded entrance with its own pocket park. Read the Taman Jasa Intan page for its house sizes, then visit both: completed houses are best compared on foot.
What is daily life like in Machang Bubok, and is there rental demand?
SK Machang Bubok II is 153 m away, SJK(C) Kay Sin 908 m, AEON Mall Bukit Mertajam 2.9 km, Lotus’s Bukit Mertajam 3.2 km and Bukit Mertajam Hospital 5.7 km, all straight-line. Cherok Tokun Nature Park, the town’s hill-walking spot, is 3.7 km north.
A four-bedroom landed house in a guarded enclave mostly suits families who intend to live in it. Tenants in this part of Bukit Mertajam tend to be families and people working in the mainland industrial parks. I do not quote rental figures; ask me for current evidence before you buy to let.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
