Livista @ Bandar Sri Damansara — the 700-unit project with no statutory filing in the public record

Two towers, 700 units (Block A 344 + Block B 356) on a 3.02-acre parcel — the former Sri Damansara Clubhouse site, phase 1 of a 19.11-acre masterplan. Licensed developer SRI DAMANSARA SDN BHD (110516-H), the original 1980s township company, a subsidiary of Bursa Main Market-listed Land & General Berhad (5507-H). Also marketed as Damansara Livista. Every figure below is attributed to a named published source, and where two sources disagree this page prints both.

Entrance water feature. Artist’s impression. Subject confirmed — the developer’s own CMS titles this file “Livista Entrance Waterfall”.
Overall development artist’s impression at Livista @ Bandar Sri Damansara by Sri Damansara Sdn Bhd (110516-H), Bandar Sri Damansara, Petaling, Petaling Jaya, Selangor
Overall development. The developer’s own printed caption reads “5.21 acres of lifestyle park West Station” and “Artist Impression”. The 5.21-acre park is public open space on the MRT-station parcel, not Livista’s land.

Livista @ Bandar Sri Damansara at a glance

Fourteen facts, each with the source that published it. Where nobody published a figure, the row says so instead of filling the gap — and on this project that happens more often than on any other page on this site.

Project name
Livista @ Bandar Sri DamansaraTwo live marketing names, and the developer’s own group uses both. The microsite and the group project list say “Livista Bandar Sri Damansara”; the listed parent’s own Bursa media releases say “Damansara Livista”, and every portal follows the parent. Same project.
Registered scheme name
NOT PUBLISHEDThere is no “Residensi Livista” and no registered Malay scheme name for this project in any Malaysian record. Do not accept one that is invented for you. The name a buyer signs against cannot be established from any public source.
Licensed developer
SRI DAMANSARA SDN BHD110516-H — printed verbatim on the developer’s own microsite footer and in both e-books, three readings identical. A subsidiary of Land & General Berhad (5507-H), Bursa Malaysia Main Market. The 12-digit registration number is not printed anywhere. EdgeProp and PropertyGuru both name the listed parent as the developer; they are wrong.
Building type
UNRESOLVEDThe Edge’s editorial says condominium twice; its own paid advertorial, StarProperty, EdgeProp, PropertyGuru and the myBina register all say serviced apartment. The developer names no building type at all. See the FAQ for what hangs on it.
Land title class
NOT PUBLISHEDTwo aggregators record it as commercial — myrumahbaru prints “Commercial under HDA”, IQI prints “Category: Commercial”. No document. The developer states no title class anywhere.
Tenure
FreeholdUnanimous across the group site, The Edge, EdgeProp, PropertyGuru, IQI and myrumahbaru, and consistent with StarProperty’s 2016 description of this land as “prime freehold commercial land”. Not from a filing — no filing exists. No lease expiry applies.
Total units
700 — Block A 344, Block B 356The Edge, three times. 344 + 356 = 700, which equals every source’s total: no unexplained residue in which a non-HDA parcel could sit.
Storeys
NOT PUBLISHED by the developer — three figures circulate25 and 26 (The Edge, Oct/Nov 2023) · 29 (myBina register, verified 16 Feb 2024) · 35 and 36 (The Edge advertorial, 15 Jun 2026). This page publishes none of them. See the arithmetic in the FAQ.
Layouts
Types A, B1 and B2 onlyA 690 sq ft, 2 bed, 1 bath · B1 1,012 sq ft, 3 bed, 2 bath · B2 1,035 sq ft, 3 bed, 2 bath. The developer’s own tabulated unit schedule, identical in the 2023 and April 2024 e-books. 64.1 / 94.0 / 96.2 m² are my conversions. No office suite, SOHO or studio appears in any schedule.
Land area
3.02 acresThe Edge three times; IQI prints 131,551 sq ft, and 131,551 ÷ 43,560 = 3.0200 acres, so the two independent figures agree exactly. Not from a filing.
Site density
about 231.8 units per acreMy own arithmetic: 700 ÷ 3.02 acres. The developer’s “Low Density” claim is a floor-plate claim and its own bracket says so: “(8 – 12 Units per Floor)”. Do not add the 5.21-acre Senses Park to the denominator — it is public open space on the MRT-station parcel.
Price
SPA price (合同价) RM530,000 – RM770,000The only figure anywhere that its own source labels as an SPA price — the independent aggregator myrumahbaru. There is no filed statutory Unit Selling Price band for this project to publish. About RM210,000 of spread exists on the floor figure alone across five sources, and only this one carries a price-class label. This is marketing information. It is not a price list, not a quotation and not an offer.
Maintenance charge
an indicative 35 sen psf per monthIncluding the sinking fund — The Edge Malaysia, Oct/Nov 2023, at launch. Indicative and three years old. The developer publishes no maintenance charge at all, and no source publishes the sinking fund as a separate rate.
Expected completion
No filed date existsend-2026 (The Edge at launch) · 30 Dec 2026 (IQI, listed 9 Jun 2023, never updated) · 3Q2027 (The Edge, Nov 2025) · 2027 Q4 (myrumahbaru) · a bare 2027 (EdgeProp, PropertyGuru, the Jun 2026 advertorial). About a year of slip. The developer dates nothing itself. Liquidated damages run from the date in your own SPA.

This page is organised the way a buyer actually asks questions — starting with the fact that the document trail a buyer is entitled to expect is simply not there.

The honest part

Ten things about Livista that do not add up — and the source for each

None of this is rumour. Every item below comes from the developer’s own microsite or e-books, a construction register, a named published article, or arithmetic I have shown you. Where the developer’s own two documents disagree with each other, or with a paid advertorial published in its own name, both are shown.

📄

For a 700-unit project, there is no statutory filing at all

No APDL number, no permit validity, no developer licence number, no licence validity, no approving authority, no building plan approval reference, no filed building type, no filed tenure class, no filed storey count, no filed completion date and no filed statutory price band is in the public record for this project. The developer’s project microsite has exactly one page — its own WordPress index returns a single entry — so there is no disclaimer, terms or APDL page on it, and L&G publishes no APDL page on any project microsite. A HIMS brochure search returns only unrelated filings; two KPKT TEDUH records exist for this licensee but return no readable text; both e-books, 2023 and April 2024, print no statutory block. This is a project reported about 90% sold by a Bursa Main Market developer’s subsidiary. This is the honest centre of gravity of this page.

🚫

Lapse cannot be assessed, so it will not be implied

Because no permit number and no licence number are published at all, there is no validity period to test against today’s date. A page that tells you a permit is “current” here would be inventing it, and one that tells you it has lapsed would be too. Never let a developer licence validity be presented to you as the APDL validity — they are different instruments with different expiry dates. Neither is available here, so neither is implied. Ask the sales gallery to show you both, and photograph them.

🏢

Three storey counts, and the developer publishes none

25 and 26 storeys (The Edge, Oct/Nov 2023) · 29 (myBina construction register, verified 16 Feb 2024) · 35 and 36 (The Edge branded advertorial, 15 Jun 2026) · not stated on the developer’s own microsite or in either e-book. Now the arithmetic against the developer’s own printed “8 – 12 Units per Floor” claim: 344 ÷ 35 = 9.8 and 356 ÷ 36 = 9.9, both in range; 344 ÷ 29 = 11.9, just in range; but 344 ÷ 25 = 13.8 and 356 ÷ 26 = 13.7, both above the developer’s own stated maximum. So the 2023 figure breaks the developer’s own density claim. Indicative only — podium and facility levels count in a storey total while carrying no units — which is exactly why this page publishes no storey count.

🏠

Condominium or serviced apartment, residential or commercial title — unresolved

The Edge’s editorial desk says “700 condominium units” in 2023 and again in 2025. The Edge’s own paid advertorial says “freehold serviced apartments”. StarProperty, EdgeProp, PropertyGuru and the myBina register all say serviced apartment or serviced residence. The same publisher contradicts itself across its editorial and its paid content. myrumahbaru and IQI both record the title class as commercial. The developer names no building type and no title class anywhere. What hangs on it: commercial quit rent and assessment, non-domestic electricity and water tariffs, commercial-rate utility deposits, and a different resale market. The two fields that would settle it are jenis bangunan and pegangan tanah in the filed particulars — and there is no filing.

💰

Five price figures, about RM210,000 of spread, one price-class label

This project does have an SPA-labelled band, and it is the only figure on this page: SPA price (合同价) RM530,000 – RM770,000, from the independent aggregator myrumahbaru. It is not a filed statutory band — none exists. Four other figures circulate across four other sources, and this page carries none of them: one sits below the SPA floor and therefore cannot be shown to be a contract price at all; one is a March 2023 forum post whose own author asked whether the name and price were even confirmed; one is a foreign-currency figure on an IQI site with no price-class label; one is an editorial average psf from the launch period. About RM210,000 of spread on the floor figure alone, across five sources, of which exactly one is labelled an SPA price. This is marketing information. It is not a price list, not a quotation and not an offer.

📏

“Low density” is a floor-plate claim, and the park is not the project’s land

The developer prints “Low Density (8 – 12 Units per Floor)” — its own bracket is the honest part, because that is a floor-plate statement. True site density is 700 ÷ 3.02 acres = about 231.8 units per acre (my arithmetic). The trap: adding the 5.21-acre Senses Park gives a flattering 85 per acre, and the park is public open space on the MRT-station parcel, not Livista’s land and not common property its management corporation controls. Three sizes are published for it — 5, 5.2 and 5.21 acres — and the timeline runs backwards: The Edge said in November 2025 that it “will be completed soon”, while the June 2026 advertorial still calls it “to be built”. Dividing by the 19.11-acre masterplan (36.6/acre) or the 22-acre figure (31.8) would be wronger still.

🚶

The MRT link bridge runs from The FLO, not from Livista’s lobby

The covered walkway to the station is central to the project’s whole pitch — it has its own developer image and caption. It is also a commitment, not a completed facility. The Edge reported in November 2025 that L&G “is building a pedestrian link bridge from The FLO to the Sri Damansara Barat MRT station”, and the June 2026 advertorial still frames it as a commitment. The FLO is the sales-gallery and office parcel: no source states that the bridge starts at Livista’s own lobby. Who pays for it, whose land it lands on, and when either the walkway or the bridge completes are all unpublished. That is also why the station distance is measured three ways — 500 m, 526 m and a 720 m walk.

⚠

Louis’s own agency network is publishing the wrong numbers — and this page says so

IQI’s own project page for Livista, listed 9 June 2023 and never updated, publishes the built-up range as “694 to 1,039 sq ft” — the pre-launch schedule. The launched schedule is 690 / 1,012 / 1,035, smaller by 4, 24 and 4 sq ft. IQI also lists 21 facilities, seven of which appear nowhere on the developer’s own material, including a surau, and it still carries 30 December 2026 as the completion date while The Edge moved to 3Q2027 in November 2025. Separately, PropertyGuru publishes the layout range as “1,012 to 1,035 sq ft”, which silently drops the 690 sq ft 2-bedroom type — the project’s entry product. EdgeProp prints Type A as 689. Use 690 / 1,012 / 1,035 and nothing else.

🍳

“Ready-furnished” is an advertorial claim the developer’s own spec sheet does not make

The branded advertorial of 15 June 2026 describes the units as “ready-furnished with air-conditioning, kitchen cabinets, hob and hood”. Both of the developer’s own e-books list air-conditioner POINTS — 3 in Type A, 4 in B1 and B2, which is provision for rather than supply of air-conditioners — and list no kitchen cabinets, no hob and no hood anywhere in the finishes schedule. A fitted-item claim from paid placement that the developer’s own specification does not support is not repeated here. Get the fitting-out schedule as an annexure to the SPA.

🏆

No award belongs to Livista, and there is no green claim to check

The developer’s own awards page lists eight entries and not one is Livista’s. The 2018 iProperty best residential high-rise award belongs to Damansara Seresta. The 2016 IPA landscape award belongs to Astoria Ampang, the 2013 IPA landscape awards to Damansara Foresta. The FIABCI Malaysia Property Award 1996 belongs to the township. The rest are company awards, including a 2019 Focus Malaysia award for sustainability reporting — a corporate-reporting award, not a building certification. On green rating, no claim of any kind is made for Livista: no GBI, GreenRE, LEED, Green Mark or energy rating, and no green logo. The GBI gallery returned 404 and 500; the GreenRE table returned truncated with no matching row. Both checks are inconclusive, which is not a negative — and nothing was asserted, so nothing is overstated.

Project DNA

What is actually being built, and the dated record behind it

The statistics band carries only figures a named source published, plus two I computed and have labelled as mine. The facilities schedule separates what the developer itself publishes from what a paid advertorial adds and what an agent network adds on its own authority — because on this project those three lists do not agree, and one of them is Louis’s own network.

700Units — Block A 344, Block B 356 (The Edge ×3)
3.02Acres on its own parcel — The Edge ×3, IQI’s 131,551 sq ft agrees exactly
231.8Units per acre — my arithmetic, 700 ÷ 3.02
3Types only — A, B1, B2. No office suite, no SOHO, no studio
690–1,035Sq ft — the developer’s own current schedule
4+1Lifts per tower — both e-books and the microsite
~500 mTo Sri Damansara Barat MRT (PY06) — developer’s own table; others say 526 m and a 720 m walk
RM460mLivista’s own GDV — The Edge, StarProperty and the Jun 2026 advertorial

Facilities — three lists that do not reconcile, and no level assigned to anything

No source, including the developer, assigns a single facility to a level. The developer publishes a graphic only — one facilities key plan under its own heading “ELEGANT COMFORT IN EVERY CORNER” — and no text schedule of levels on the microsite or in either e-book. So this page cannot honestly say “Level 8 pool deck”, and it does not. The counts do not agree either: PropertyGuru says 12, The Edge’s advertorial describes 15, IQI lists 21. No source publishes a reconciled count.

Published by the developer itself

Microsite + both e-books — no level assigned
  • 50-metre lap pool
  • Three-storey water cascade — the microsite’s own headline: “Greetings from 3 storey heights water cascade, everyday”
  • “Camping by the sky” — a camping or glamping deck
  • Canopy waterfall · camp area · castle playground — image captions and adjacent headings only
  • Covered pedestrian walkway to the MRT station — a commitment, not a completed facility
  • Park & Ride at the station — an MRT-operator facility, not the developer’s
  • “Senses ark” — printed exactly so in the developer’s own e-book, a mis-set of “Senses Park”. The park is public open space on the MRT-station parcel, not Livista’s land, published at 5, 5.2 and 5.21 acres by different sources and still described as “to be built” in June 2026.

Added by The Edge’s branded advertorial, 15 Jun 2026

Paid placement — developer-supplied, not independently checked
  • Reading room · working space · indoor kids’ playroom
  • Aqua gym · indoor gym · basketball court · sauna
  • Sun deck · island Jacuzzi · lazy pool lounge
  • Viewing and glamping pavilion · dining pavilion · campfire and BBQ terrace
  • Also in the same advertorial: “ready-furnished with air-conditioning, kitchen cabinets, hob and hood” — which the developer’s own specification schedule does not say. The e-books list air-conditioner POINTS and no cabinets, hob or hood at all.

Appearing ONLY on IQI’s page — agent-published, not developer-published

Not confirmed by the developer anywhere
  • Surau — buyers ask about this one specifically, and the developer confirms no surau anywhere. This page does not put one on the project on an agent page’s word.
  • Reflexology path · recreation room · multifunction space · castle playground · “Over the Rainbow Bridge” · “Raining Garden & Kid’s Pool”
  • IQI lists 21 facilities in total. IQI is Louis’s own agency network, and on this project its page is one of the wrong ones — it also carries the pre-launch built-ups 694 / 1,036 / 1,039 and a completion date of 30 December 2026. Said here because it is true, not because it is comfortable.

What the developer does publish about the building itself

Both e-books and the microsite
  • “I” fin floor layout — “designed for natural cross-ventilation and daylight”
  • “Low Density (8 – 12 Units per Floor)” — a floor-plate claim, not a site density
  • 4 + 1 lifts per tower
  • Ventilated corridors and a private lift lobby
  • Towers named Tower A and Tower B in the 2023 e-book floor-plan headers; The Edge calls them Block A and Block B

Not published for facilities, therefore not on this page

Ask me and I will put it to Sri Damansara Sdn Bhd in writing
  • Which facility sits on which level — only a graphic exists, no text schedule from anyone
  • Whether any facility is provided as “space only” or shell with no fit-out commitment — no source marks one, and no source publishes a fit-out commitment either, so the absence is not a reassurance
  • A reconciled facilities count — 12, 15 and 21 are all in circulation
  • Total car park bay count for the development, visitor bays, motorcycle bays and EV charging. Only the per-type allocation is published, and only by one source: Type A one bay, Types B1 and B2 two bays each (The Edge advertorial, 15 Jun 2026). The developer has never printed even that.
  • Total facility deck area, ceiling heights, balcony sizes per type, and the net-versus-gross basis of the built-ups
  • Who will own and maintain Senses Park, and whether Livista’s owners contribute to it
  • Whether the covered walkway and the link bridge land on Livista’s parcel at all, who pays for them, and the completion date for either
  • The management or JMB arrangement, and whether the two towers share one management corporation with each other or with another phase of the masterplan

Dated record — named reporting, a construction register, and the developer’s own documents

1996The Bandar Sri Damansara township as a whole wins the FIABCI Malaysia Property Award. That award belongs to the township, not to Livista, and it is recorded here for exactly that reason.
19 Sep 2016StarProperty reports L&G eyeing the clubhouse land, describing the township’s redevelopment landbank as “36 acres of prime freehold commercial land” — the earliest published description of this parcel’s title character.
Apr 2021The Edge’s cover story on the township reports the clubhouse redevelopment as “732 serviced apartments of 650 to 950 sq ft”. That is an earlier, different scheme — the project actually launched is 700 units of 690 to 1,035 sq ft. Do not quote the 2021 figures as Livista’s. The same article states the township “comes under the jurisdiction of Majlis Bandaraya Petaling Jaya” and sits on the Selangor–Kuala Lumpur border.
Mar 2023A public forum thread carries a pre-launch unit schedule of 694 / 1,036 / 1,039 sq ft, with the poster himself asking whether the name and price were confirmed. The built-ups were later revised down to 690 / 1,012 / 1,035. Price figures from that thread are withheld on this page.
9 Jun 2023IQI’s project page is listed. It still carries the pre-launch range “694 to 1,039 sq ft”, a completion date of 30 December 2026, and 21 facilities including a surau the developer never confirms. Never updated since.
20 Sep 2023StarProperty reports the project as “a serviced residence complex with 700 units”, GDV RM460 million, inside a 22-acre masterplan with “a 5-acre recreational park”.
Oct/Nov 2023The Edge’s launch report: 700 condominium units across two blocks of 25 and 26 storeys, 344 and 356 units, on 3.02 acres of the former Sri Damansara Clubhouse site; phase 1 of a 19.11-acre, RM1.1 billion, five-phase masterplan running about 15 years; target completion end-2026; an editorial average price per square foot that this page does not publish; service charge an indicative 35 sen psf including sinking fund. The developer’s sales gallery, The FLO, sits on the masterplan’s office-zoned last phase.
16 Feb 2024The myBina construction register (project 76662) records this licensee’s Bandar Sri Damansara serviced-apartment project as “Construction – Piling & Foundation Works” with substructure works on site, 29 storeys, 344 units, category Service Apartment, State: Selangor. The contractor and contract sum sit behind a paid wall.
Apr 2024The developer’s second e-book edition is published. Its unit schedule is identical to the 2023 edition — 690 / 1,012 / 1,035 — which is a useful consistency check. Like the first, it prints no statutory block, no storey count and no completion date.
Nov 2025The Edge: 700 condominium units across two blocks, about 90% sold (developer-reported, never audited), target completion moved to 3Q2027. L&G “is building a pedestrian link bridge from The FLO to the Sri Damansara Barat MRT station” and Senses Park “will be completed soon”.
15 Jun 2026The Edge branded advertorial — paid placement, so developer-supplied copy. Block A 35 and Block B 36 storeys; freehold serviced apartments; car parks one bay for Type A and two for B1 and B2; 15 facilities; Senses Park “to be built”; and the “ready-furnished with air-conditioning, kitchen cabinets, hob and hood” claim that the developer’s own specification schedule does not make.
8 Oct 2026Every figure on this page verified against the developer’s own microsite and both e-book editions, the myBina register, the Selangor housing board list, and the named articles cited in the register below. No APDL, no developer licence number and no filed statutory particulars of any kind were found for this project in any public source, and the KPKT HIMS serial walk returned 404 on every candidate path tested.
3Q2027 – 4Q2027The latest completion targets in circulation. None of them is filed. The only date that carries a DLP and liquidated damages behind it is the one written into your own SPA.

Three types, 700 units — and the schedule nobody filed

There is no filed built-up schedule for this project, so every figure below is a marketed figure. The baseline is the developer’s own tabulated unit schedule, identical in the 2023 and the April 2024 e-books and corroborated by the two floor-plan captions on its microsite. Nothing below is taken from narrative prose, and where a portal disagrees, the disagreement is printed.

No Type A floor plan is published anywhere — the developer’s own microsite publishes B1 and B2 only. Nothing is shown here rather than something invented.

Type A — 690 sq ft

2 bedrooms · 1 bathroom · 1 car park bay (one source only)

690 sq ft64.1 m² — my conversion2 bed1 bath1 bay — advertorial onlyNo floor plan published

The project’s entry product, and the one the market most often loses. 690 sq ft, 2 bedrooms, 1 bathroom in the developer’s own schedule, corroborated by The Edge twice and EdgeProp’s editorial. The developer’s own fixture schedule lists 1 shower point, 1 WC, 1 wash basin, 1 kitchen sink, 13 lighting points, 4 ceiling-fan points, 12 13A socket outlets, 1 15A outlet, 3 air-conditioner points and 1 water heater point — which independently corroborates the 2-bed, 1-bath description from the developer’s own engineering list rather than its marketing copy. Three portals get this type wrong: EdgeProp prints it as 689 sq ft; PropertyGuru drops it from its layout block entirely and publishes the range as “1,012 to 1,035 sq ft”, so a buyer reading PropertyGuru would think the smallest unit is 1,012 sq ft; and IQI still publishes the pre-launch 694. myrumahbaru renames the B1 code to “Type B”. One car park bay comes from one source only, the June 2026 advertorial; the developer has never printed a car park allocation at all.

The one layout whose floor plan the developer actually publishes, captioned in its own words “Type B1 – 1012 sf”. Built-up corroborated by both e-books, both The Edge reports, the June 2026 advertorial and EdgeProp’s editorial. Fixture schedule for this type: 2 shower points, 2 WCs, 2 wash basins, 1 kitchen sink, 17 lighting points, 5 ceiling-fan points, 12 13A socket outlets, 1 15A outlet, 4 air-conditioner points and 2 water heater points. One kitchen sink, in a three-bedroom unit — which is why no source claims a dual-key layout here and the room lists would not support one. IQI still publishes the pre-launch 1,036 sq ft for this type. Air-conditioner points are provision, not supply: the developer’s schedule lists points, and lists no kitchen cabinets, hob or hood.

Ask for the B1 pack
The developer publishes a Type B2 floor plan on its microsite, captioned “Type B2 – 1035 sf”, but it is not reproduced here. Ask me and I will send it.

Type B2 — 1,035 sq ft

3 bedrooms · 2 bathrooms · 2 car park bays (one source only)

1,035 sq ft96.2 m² — my conversion3 bed2 bath2 bays — advertorial only

The largest type in the building, and only 23 sq ft larger than B1. Built-up corroborated by both e-books, both The Edge reports, the advertorial and EdgeProp’s editorial, and captioned on the developer’s own microsite as “Type B2 – 1035 sf”. Fixture schedule: 2 shower points, 2 WCs, 2 wash basins, 1 kitchen sink, 18 lighting points, 5 ceiling-fan points, 14 13A socket outlets, 1 15A outlet, 4 air-conditioner points and 2 water heater points — one more lighting point and two more sockets than B1, which is the only published difference between them beyond the 23 sq ft. IQI still publishes the pre-launch 1,039. There is no larger unit, no penthouse and no dual-key in any published schedule, and no source claims one.

Ask for the B2 floor plan
Nothing to show, because there is nothing there — which on this project is the point worth making.

A is a 2-bedroom, B1 and B2 are 3-bedrooms, and there is no studio at all in the developer’s e-books, on the microsite, in the advertorial, on EdgeProp, on PropertyGuru or on IQI. No retail or commercial parcel inside the two towers appears in any source. And the arithmetic leaves no room for one to hide: 344 + 356 = 700, which equals every source’s stated total, so there is no unexplained residue. That is a real positive and it is worth saying. What this page will not say is “confirmed none”, because the document that would prove it — the filed unit schedule — was never found. For completeness: a non-HDA component is reported for other phases of the same masterplan, including a 21-storey office block with retail, a hotel, two-storey shop lots and affordable high-rises, and the developer’s own sales gallery building, The FLO, sits on the masterplan’s office-zoned last phase. None of that is inside Livista’s two towers.

What a filed built-up schedule would tell you — and does not, here

Not published by anyone

No filed scheduleAsk me instead

How many of the 700 units are Type A, B1 and B2 respectively. Which tower holds which types. Net versus gross built-up basis. Balcony size per type. Ceiling and floor-to-floor heights. Unit orientation and facing. The total car park bay count for the development, and whether any bay is an accessory parcel or common property. Visitor bays, motorcycle bays and EV charging. Lift-to-unit ratio behind the “4 + 1” per tower. Plot ratio and setbacks. The fitting-out level as a schedule rather than an advertorial sentence. None of these is published by the developer, by any register, in any filing, or on any portal. One more oddity worth knowing while you read the e-book: its 2023 floor-plan key runs 1 to 12 including a “3A” — the superstitious skip from 4 to 3A — and the developer’s own document does not say whether that is a unit number on a floor or the floor number itself. This page does not guess which.

Send these questions in writing

Provenance note, flagged as mine rather than as filed fact: the 64.1, 94.0 and 96.2 m² figures are my own conversions — the developer publishes none. The 690 / 1,012 / 1,035 set comes from the developer’s own tabulated unit schedule in both e-book editions and is corroborated by the two floor-plan captions printed on its microsite; it was not read off narrative prose. Four different built-up sets are in circulation for this project: the current one; the March 2023 pre-launch set of 694 / 1,036 / 1,039, which IQI still publishes; EdgeProp’s 689 for Type A; and The Edge’s April 2021 report of 650–950 sq ft across 732 units, which describes an earlier, different scheme and is not Livista as built. This is marketing information. It is not a price list, not a quotation and not an offer.

Location

Persiaran Perdana, Bandar Sri Damansara — and why the postcode is not the jurisdiction

The distances below are the developer’s own published table, identical in both e-book editions, which is itself a useful consistency check. Where a third party measures the same thing differently, both figures are shown. No distance on this page is my estimate. And on the state question: the weight of published evidence puts this project in Selangor, Daerah Petaling, under MBPJ — but no filed document settles it, because no filing for this project is publicly reachable.

Open in Google Maps
Persiaran Perdana, Bandar Sri Damansara, 522003.02 acres — the former Sri Damansara Clubhouse siteSelangor, Daerah Petaling — on the weight of evidencePBT: MBPJ — from reporting about the township, not a filed field

Why the address says one thing and the register another. The developer’s own microsite, both of its e-books and its group site all print “52200 Kuala Lumpur” — for the Livista contact block, for the sales gallery, and for L&G’s own head office at 8trium. That is the developer printing its correct postal address. 52200 is a Kuala Lumpur postcode used by a township in Petaling Jaya: Bandar Sri Damansara is the only township in Petaling Jaya that uses one. A Pos Malaysia postcode is not a jurisdiction. No source names DBKL for this parcel, and this page does not. The mukim, the daerah and the PT or lot number of Livista’s own parcel are not published by anyone, and the mukim recorded for this licensee’s separate affordable scheme on an adjacent plot is not evidence about Livista’s parcel and is not carried across.

Public transport — the developer’s own table

  • Sri Damansara West MRT Station — 500 m. The station’s operating name is Sri Damansara Barat, line code PY06 on the MRT Putrajaya Line. Two other measurements exist: 526 m (myrumahbaru) and 720 m / 9 minutes walking (PropertyGuru) — 220 m between the extremes, which is what you get when 500 m is a straight line and the covered walkway is not yet built.
  • Sri Damansara Sentral MRT Station — 3 km
  • Sri Damansara East MRT Station — 4 km. Do not read PropertyGuru’s grouping of all three Sri Damansara stations as “nearby” with a distance printed for only one of them. EdgeProp labels them with stale SSP planning codes (SSP168, SSP169) rather than the operating PY codes.
  • Kepong Sentral KTM Commuter Station — 4 km (developer) vs 2.1 km (myrumahbaru): nearly double. Both are printed because both were published.
  • Damansara Damai MRT Station — 7 km
  • 8TRIUM Damansara bus stop — 248 m (myrumahbaru). The developer’s own table publishes no bus stop at all.

Education — and the related-party disclosure that goes with it

  • Sri Bestari International School — 600 m (myrumahbaru measures 593 m) and Sri Bestari Private School — 600 m. Disclose this: both Sri Bestari schools are owned by the developer’s own group — L&G’s wholly owned Lang Education Sdn Bhd operates the private school, the international school and Manjaria Bestari Kindergarten, per L&G’s own media release of 29 May 2026. It is a real amenity and a related party, and both are worth knowing.
  • SK Bandar Sri Damansara 2 — 850 m (developer) vs 663 m (myrumahbaru)
  • SK Bandar Sri Damansara 1 — 1 km · SMK Bandar Sri Damansara 2 — 1.2 km · SK Bandar Sri Damansara 3 — 1.8 km · SMK Bandar Sri Damansara 1 — 2 km · SJK (C) Desa Jaya 2 — 2 km
  • IGB International School — 4.6 km · The International School @ Park City — 5.4 km · ELC International School — 5.6 km · First City University College — 11.3 km

Shopping, and the F&B that is the developer’s own

  • The FLO Alfresco Street — 50 m and Star Grocer Supermarket — 50 m. The FLO is the developer’s own sales-gallery and office building, on the masterplan’s office-zoned last phase — not a Livista facility.
  • 8trium — 300 m (developer) vs 394 m (myrumahbaru). 8trium is where both the licensee and L&G file their own offices — at Level 18 on the Livista material and Level 21 on the group site, two floors of the same tower, which is the kind of drift that shows nobody reconciled the two documents.
  • Decathlon / Courts Mammoth — 300 m · Uniqlo Sri Damansara — 1 km · Lotus Menjalara — 5.2 km · Plaza Arkadia — 5.6 km
  • Aeon Mall Metro Prima — 6 km · The Curve — 7.1 km · IKEA — 7.2 km · 1 Utama Shopping Centre — 8.4 km

Hospitals and medical centres

  • Parkcity Medical Centre — 5.9 km · Damansara Specialist Hospital 2 — 6 km · Damansara Damai Medical Centre — 6 km
  • Sungai Buloh Hospital — 7.2 km · Selayang Hospital — 8.8 km · KPJ Damansara Specialist Hospital — 10.1 km · Tropicana Medical Centre — 13.1 km
  • The developer’s table publishes no clinic at all. myrumahbaru adds RJ Clinic Ativo Plaza at 448 m and Klinik Aman Putra at 801 m; PropertyGuru names two clinics with no distances.

Named as a benefit with NO distance published by anyone

  • LDP, NKVE, DUKE and DUKE 2, Penchala Link / SPRINT, MRR2, DASH and the North–South Expressway — all named as “highway access” by The Edge’s advertorial and by EdgeProp, none with a distance to an interchange. This page does not estimate one.
  • Senses Park — adjacency only, no distance, and it is public open space on the MRT-station parcel, not a project facility
  • Sri Damansara Business Park · Bukit Lanjan Forest Reserve · Ativo Plaza · The FLO sales gallery as distinct from The FLO Alfresco Street
  • Nothing at all is published for: the nearest police station, fire station, mosque or surau outside the project, wet market, post office or petrol station; KLIA or Subang airport; and KLCC or the city centre. Not one of them is estimated here.

Location particulars that are NOT published

  • Pihak berkuasa yang meluluskan pelan bangunan — NOT PRINTED. Best secondary reading: MBPJ, from The Edge’s statement about the township, which is reporting and not a filed field.
  • No. kelulusan pelan bangunan — NOT PRINTED
  • PT or lot number of the development parcel — NOT PUBLISHED by any source
  • Mukim and daerah for Livista’s own parcel — NOT PUBLISHED. Two sources place the township in Petaling.
  • GPS coordinates — not published by any government register. The Selangor housing board register covers affordable schemes only, so a market-priced scheme like Livista could not appear there and its absence proves nothing — which also means the coordinate cross-check that settles state disputes on affordable Selangor schemes is unavailable here.
  • Flood history as a survey. A third-party model rates river and heavy-rain risk as “low” and puts the building about 4 m above Sungai Gasi; that is model output, not a survey, and it is recorded as such.

The density trap on this township, said once more because it is the most common error made about it. Livista’s own parcel is 3.02 acres, and 700 units on it is about 231.8 units per acre. Adding the 5.21-acre Senses Park gives 85 per acre and is wrong, because the park is public open space on the MRT-station parcel and was still unbuilt in June 2026. Using the 19.11-acre masterplan gives 36.6 per acre and is wronger; using StarProperty’s 22-acre figure gives 31.8 and is wronger still. The masterplan figures themselves disagree — 19.11 acres (The Edge, repeated in the developer’s own 2026 advertorial) vs 22 acres (StarProperty), published four days apart in September–October 2023 — and a third figure, 36 acres, describes the wider freehold commercial landbank rather than the masterplan. Density has to be computed against Livista’s own 3.02 acres and nothing else.

The spine of this page

The statutory register — and the filing that does not exist

Malaysian law requires a licensed housing developer to file and display statutory advertisement particulars, and that filing is public. For Livista @ Bandar Sri Damansara, no such filing could be located in any form, anywhere. Not one statutory field for a roughly 700-unit project reported about 90% sold by a Bursa Main Market developer’s subsidiary is in the public record. So rather than dress a brochure up as a filing, the three columns below set out, unedited: (A) the statutory fields as they would be printed and as they actually stand; (B) everything the developer itself publishes, which is one microsite page and two e-book editions; and (C) every third-party register, publication and portal, with each one’s disagreements shown. Read the columns together. Column A is almost entirely blank, and that blankness is the finding.

(A) The statutory advertisement particulars — as they would be filed, and as they actually stand(B) The developer’s own material — one microsite page and two e-books(C) Third-party registers, press and portals — with their contradictions
Nama Skim / Projek NOT PRINTED — no filing, and no registered Malay scheme name exists in any Malaysian record. There is no “Residensi Livista”. Do not accept an invented one.

Diskaun Bumiputera NOT PRINTED anywhere — no such field exists in any source for this project, so there is nothing to withhold. Recorded as a factual absence.
Microsite livista.com.my — exactly ONE page. Its own WordPress index returns a single entry, so there is no /apdl, /terms, /disclaimer or /policy page on it to find. L&G publishes no APDL page on any project microsite, and its corporate site has none either.

The Edge, Oct/Nov 2023 — 700 condominium units, 25 and 26 storeys, 344 / 356, 3.02 acres, former clubhouse site, phase 1 of a 19.11-acre, RM1.1 billion, five-phase, ~15-year masterplan, GDV RM460m, completion end-2026, an editorial average price per square foot that this page does not publish, service charge an indicative 35 sen psf including sinking fund
The Edge, Nov 2025 — 700 condominium units across two blocks, about 90% sold (developer-reported, never audited), completion 3Q2027, link bridge being built from The FLO, Senses Park “will be completed soon”
The Edge branded advertorial, 15 Jun 2026 — paid placement, so developer-supplied copy. Freehold serviced apartments, Block A 35 / Block B 36 storeys, car parks 1 / 2 / 2, 15 facilities, Senses Park “to be built”, and the “ready-furnished with air-conditioning, kitchen cabinets, hob and hood” claim the developer’s own spec schedule does not make
The Edge cover story, Apr 2021 — the township “comes under the jurisdiction of Majlis Bandaraya Petaling Jaya” and sits on the Selangor–KL border; reports the clubhouse redevelopment as 732 serviced apartments of 650–950 sq ft, an earlier and different scheme
StarProperty, 20 Sep 2023 — “a serviced residence complex with 700 units”, GDV RM460m, 22-acre masterplan, “a 5-acre recreational park”
StarProperty, 19 Sep 2016 — the township’s redevelopment landbank as “36 acres of prime freehold commercial land”
EdgeProp listing 52535 — building type “Condominium/Apartment”, address Bandar Sri Damansara, Selangor, 52200, Type A printed as 689 sq ft, developer field says Land & General Berhad while its own description says Sri Damansara Sdn Bhd, stations labelled with stale SSP codes, no No. Lesen Pemaju transcribed
PropertyGuru 18203 — property type “Service Residence”, Selangor, layout range published as “1,012 to 1,035 sq ft” which silently drops the 690 sq ft entry type, “See all 12 facilities”, three Sri Damansara stations listed as nearby with a distance for only one (720 m / 9 min), and the same licensee-versus-parent contradiction as EdgeProp
myrumahbaru — type “Condominium”, title “Commercial under HDA”, B1 renamed “Type B”, completion 2027 Q4, MRT 526 m (PY06 Sri Damansara Barat), Kepong Sentral KTM 2.1 km, and the only SPA-labelled price band anywhere: SPA price (合同价) RM530,000 – RM770,000
IQI project page, listed 9 Jun 2023 — Louis’s own agency network, and one of the wrong ones here. Land area 131,551 sq ft (which agrees with 3.02 acres exactly), category Commercial, property type Highrise, but built-ups as the pre-launch 694 to 1,039 sq ft, completion still 30 Dec 2026, 21 facilities including a surau the developer never confirms, and Kuala Lumpur in the address block while its own URL and title say Selangor
Bursa / contractor announcements naming this employer — NONE FOUND. The two Bandar Sri Damansara serviced-apartment contract announcements that exist — a Pesona Metro subsidiary’s RM264.3m job and a Taghill RM494m job — name Indo Aman Bina Sdn Bhd of TA Global as employer: a different developer and a different project, the Damansara Avenue siblings. Neither belongs to Livista and neither is used here.
Selangor housing board register — covers affordable schemes only, so a market-priced scheme could not appear and its absence proves nothing. It does carry this same licensee for a separate price-controlled scheme on an adjacent plot; that scheme’s registered name, mukim and state registration are not evidence about Livista’s parcel and are not carried across.
KPKT — HIMS brochure search returns only unrelated filings; two TEDUH developer records exist for this licensee but return no readable text and neither resolves as a licence serial; every candidate HIMS brochure path tested returned 404.

What the blanks in column A actually cost you. Without the filed jenis bangunan and pegangan tanah you cannot tell whether you are buying a residential-title condominium or a commercial-title serviced apartment — which decides your quit rent and assessment basis, whether you pay domestic or non-domestic electricity and water tariffs, the size of your utility deposits, and which market you resell into. Without the filed bilangan tingkat you cannot settle a storey count that three sources give three different answers to. Without the APDL number and its validity period you cannot tell whether the advertising and sales permit is current, and this page refuses to imply either way. Without the filed harga jualan unit minima – maksima there is no statutory benchmark against which a marketing figure can be tested — which is why four of the five price figures in circulation for this project are not published here. And without jadual perjanjian you do not know whether your contract runs under Schedule G or Schedule H, which changes your payment schedule and your liquidated-damages clock.

The one price band on this page, SPA price (合同价) RM530,000 – RM770,000, is not a filed statutory band — no filed statutory Unit Selling Price minimum and maximum exists for this project in any reachable document. It is published because it is the only figure anywhere whose own source labels it as an SPA price, which is the only price class Louis publishes. This is marketing information. It is not a price list, not a quotation and not an offer. The figure that governs what you pay is the price list and the SPA at the sales gallery.

Can a foreigner buy here?

Ask before you commit, because on this project even the applicable threshold is unresolved. The weight of evidence puts the project in Selangor, where the thresholds are: Zone 1 and Zone 2 — RM2,000,000, and strata property and gated landed strata only; Zone 3, meaning Hulu Selangor and Sabak Bernam — RM1,000,000. Daerah Petaling is Zone 1, so the Selangor reading gives RM2,000,000. If it were in Kuala Lumpur / the Federal Territory, the threshold is RM1,000,000 with EPU consent. On the only SPA-labelled band, RM530,000 to RM770,000, every unit sits below both thresholds — so on price alone a foreign purchase would not qualify under either reading. The unresolved title class bites here too, because a commercial-title strata unit is treated differently again. No source states the foreign-ownership position for this specific project, so this page asserts none. Ask me and I will put it to Sri Damansara Sdn Bhd in writing.

Construction progress — what percentage is built?

No built-percentage figure is published by any source. What is on the record is myBina’s entry for this licensee’s Bandar Sri Damansara serviced-apartment project, recorded at “Construction – Piling & Foundation Works” with substructure works on site as at 16 February 2024 — which is consistent with a late-2027 rather than a 2026 completion. The main contractor, the contract sum and the progress percentage are not public: myBina holds the parties behind a paid wall and no Bursa announcement names this employer. Do not let anyone attribute the two public Bandar Sri Damansara serviced-apartment construction contracts to this project — the Pesona Metro subsidiary’s RM264.3 million job and the Taghill RM494 million job both name Indo Aman Bina Sdn Bhd of TA Global as employer, for the Damansara Avenue siblings. Different developer, different project. The developer reports about 90% take-up; that is developer-supplied and never audited, and it is reported here as exactly that. No dated site progress photograph is published by anyone. Ask me and I will go and look.

What this page does not publish, and why

Louis’s standing policy, applied to every project page on this site: no discount, no rebate, no nett price, no promotion, no freebie, no incentive, no commission, no Bumiputera figure, no leaseback or guaranteed-rental rate and no yield or ROI projection is published here, ever. Those are matters for a conversation, where they can be stated accurately and for your specific case rather than scraped off a page months later. Applied to this project specifically: the one SPA-labelled band above is published as a gross contract-price range exactly as its source labels its price class, and no adjustment to it of any kind appears on this page. The other four figures in circulation are not published either — one sits below the SPA floor, which means it cannot be shown to be a contract price at all rather than a figure net of something, and its value is therefore not printed here; one is a March 2023 forum post whose own author asked whether the name and price were even confirmed; one is a foreign-currency figure on an IQI site with no price-class label; and one is an editorial average psf from launch. About RM210,000 of spread exists on the floor figure alone across five sources, and only one of the five carries an SPA label. Beyond price, this page leaves blank everything no named source published: the APDL number and validity, the developer licence number and validity, the approving local authority and the building plan approval reference, the registered Malay scheme name, the PT or lot number, the mukim and daerah, the land title class, whether Schedule G or Schedule H applies and whether a housing development account exists, the storey count per tower, the total car park bay count and whether any bay is an accessory parcel, the chargee bank and any restriction in interest, the facilities level plan as a text schedule, whether any facility is space-only, the Type A floor plan, the maintenance charge as a contractual figure, the sinking fund as a separate rate, the expected total monthly outgoing per type, the management or JMB arrangement, who owns and maintains Senses Park and whether Livista’s owners contribute to it, whether the walkway and link bridge touch Livista’s parcel at all, the contractor and contract sum, any green certification status including “targeting”, any award, ceiling heights, balcony sizes, the net-versus-gross built-up basis, the unit mix count by type, which tower holds which types, and any Bumiputera allocation or quota. Every one of those is a question I will put to Sri Damansara Sdn Bhd in writing for you.

Developer

SRI DAMANSARA SDN BHD (110516-H) — the original township company, not the listed parent

The licensed developer of Livista @ Bandar Sri Damansara is SRI DAMANSARA SDN BHD, company registration number 110516-H. That name and number are printed verbatim on the developer’s own project microsite footer and in both of its e-book editions: “Developed by: SRI DAMANSARA SDN BHD (110516-H) · A Subsidiary Of Land & General Berhad.” Three readings, identical. The company’s business address as printed on the Livista material is 8trium, Level 18, Menara 1, Jalan Cempaka SD 12/5, Bandar Sri Damansara, 52200 Kuala Lumpur, with telephone +603-6279 8000, fax +603 6279 8022 and the Livista sales gallery on 03-6419 9858. The company’s 12-digit registration number is not printed anywhere, and neither is the name of any developer’s officer.

It matters that the licensee is not Land & General Berhad. Land & General Berhad, company number 5507-H, is the Bursa Malaysia Main Market parent; Sri Damansara Sdn Bhd is the subsidiary. Every portal gets this wrong in a specific way: EdgeProp’s listing contradicts itself inside one page, with a Developer field reading “Land & General Berhad” while its own description text says the developer is “Sri Damansara Sdn Bhd”; PropertyGuru does the same, naming Sri Damansara Sdn Bhd in one place and “Developed by Land And General Bhd” in its property-details block. The contracting party on your SPA, the party holding the housing development account, and the party against whom liquidated damages run is the subsidiary. Ask for the company number on the agreement and check that it reads 110516-H.

110516-H is an old-format registration number, consistent with a company incorporated in the mid-1980s — and that is the single most useful thing on this page for a cautious buyer. This is not a new project SPV set up for one launch. It is the original township special-purpose company that built Bandar Sri Damansara, and it is the same licensee behind Damansara Foresta, Damansara Seresta and the township’s separate price-controlled affordable scheme. A buyer is contracting with the entity that has carried this township for about four decades, under a parent listed on Bursa’s Main Market. That is real reassurance about counterparty depth — and it is not a substitute for the licence and permit particulars, which remain unpublished.

On the land and the masterplan. Livista’s own parcel is 3.02 acres — the site of the former Sri Damansara Clubhouse — reported by The Edge three times, and IQI’s 131,551 sq ft converts to 3.0200 acres exactly, so two independent figures agree. It is phase 1 of a five-phase masterplan running about 15 years with a reported RM1.1 billion gross development value, on a parcel published as 19.11 acres by The Edge and repeated in the developer’s own June 2026 advertorial — while StarProperty published 22 acres four days apart in the same season. Livista’s own GDV is reported at RM460 million by The Edge, StarProperty and the advertorial alike. The wider freehold commercial landbank the redevelopment unlocks was described in 2016 as 36 acres. No joint venture, no separate land-owning entity and no profit-share arrangement is named by any source — which is unusual in a good way, and is recorded as an absence rather than as a confirmation.

On construction, and on two contracts that are not this project’s. The myBina construction register carries this licensee’s Bandar Sri Damansara serviced-apartment project at “Construction – Piling & Foundation Works”, with substructure works on site as at 16 February 2024, recorded as 29 storeys and 344 units with the State as Selangor. The contractor and contract sum sit behind a paid wall, and no Bursa announcement names this employer at all. Said plainly because it is an easy and consequential mistake: the two Bandar Sri Damansara serviced-apartment construction contracts that are publicly announced — a Pesona Metro subsidiary’s RM264.3 million job and a Taghill RM494 million job — both name Indo Aman Bina Sdn Bhd, a TA Global company, as employer. Those belong to the Damansara Avenue siblings, a different developer and a different project, and neither is used on this page or may be attributed to Livista.

On the schools, which deserve a disclosure rather than a bullet point. The developer’s own distance table puts Sri Bestari International School and Sri Bestari Private School at 600 m, and myrumahbaru independently measures 593 m. Both schools are owned by the developer’s own group: L&G’s wholly owned Lang Education Sdn Bhd operates the private school, the international school and Manjaria Bestari Kindergarten, per L&G’s own media release of 29 May 2026. That is a genuine amenity and a related party, and both halves of that sentence are worth having.

On awards and certification, the honest answer is that nothing belongs to this project. The developer’s own awards page lists eight entries and not one is Livista’s. The 2018 iProperty best residential high-rise award belongs to Damansara Seresta; the 2016 IPA landscape award to Astoria Ampang; the 2013 IPA landscape awards to Damansara Foresta; the FIABCI Malaysia Property Award 1996 to the Bandar Sri Damansara township as a whole; and the remainder are company awards, including a 2019 Focus Malaysia award for Best Sustainability Reporting, which is a corporate-reporting award and not a building certification. Those may fairly be stated as what they are, attributed exactly like that — and none of them may be attached to Livista. On green rating, no claim of any kind is made for this project by anyone: no GBI, GreenRE, LEED, Green Mark or energy rating, and no green logo on it. The GBI gallery returned a 404 on search and a 500 on its directory; the GreenRE table returned truncated with no matching row. Both registry checks are inconclusive, which is not a negative — and since nothing was asserted, nothing is overstated. That is the cleanest possible version of this finding.

Two last details, small but telling. The developer misspells its own project in its own files twice: the e-book prints “Senses ark” for Senses Park, and the social-sharing image for the whole microsite is named “ogimg-livisa” — the site’s own share card is named after a misspelling of the project. And the licensee is filed at Level 18 of 8trium on the Livista material while the group site prints Level 21 of the same tower. None of that changes what you are buying. All of it shows that nobody reconciled the documents — which is exactly why this page checks each one against the others rather than retyping any single one of them.

Developer, land, masterplan, construction, school and award particulars read from the developer’s own microsite and both e-book editions, the myBina construction register, L&G’s own corporate and awards pages and its media release of 29 May 2026, The Edge Malaysia (Apr 2021, Oct/Nov 2023, Nov 2025 and the branded advertorial of 15 Jun 2026), StarProperty (Sep 2016 and Sep 2023), EdgeProp, PropertyGuru, myrumahbaru and IQI, all on 8 October 2026. Green Building Index and GreenRE registers checked the same day: no entry found and both checks inconclusive rather than negative. No KPKT filing for this project exists in publicly reachable form, and the two Bursa-announced Bandar Sri Damansara construction contracts were checked and excluded as belonging to a different developer and a different project.

FAQ

Questions buyers actually ask about Livista @ Bandar Sri Damansara

Where exactly is Livista @ Bandar Sri Damansara, and is it in Selangor or Kuala Lumpur?
On Persiaran Perdana in Bandar Sri Damansara, on the 3.02-acre site of the former Sri Damansara Clubhouse. On the weight of published evidence it is in Selangor, Daerah Petaling, under Majlis Bandaraya Petaling Jaya (MBPJ) — The Edge states outright that the township comes under MBPJ jurisdiction and sits on the Selangor–Kuala Lumpur border; the myBina construction register records the State as Selangor; EdgeProp, PropertyGuru and even IQI’s own URL say Selangor. But no filed document settles it, because no filing for this project is publicly reachable. The developer’s own microsite and both of its e-books print “52200 Kuala Lumpur” — and that is a Pos Malaysia postcode, not a jurisdiction: Bandar Sri Damansara is the only township in Petaling Jaya that uses a Kuala Lumpur postcode. No source names DBKL for this parcel, and this page does not. The mukim, the daerah and the PT or lot number of Livista’s own parcel are not published by anyone.
Is it a condominium or a serviced apartment, and is the title residential or commercial?
Nobody has settled this, and it is the single most consequential unknown on the project. The Edge’s editorial desk calls it “700 condominium units” twice, in 2023 and again in 2025. The Edge’s own paid advertorial calls it “freehold serviced apartments”; StarProperty says “a serviced residence complex”; EdgeProp’s editorial says “serviced apartment”; PropertyGuru files it as “Service Residence”; the myBina construction register categorises it as “Service Apartment”. Two aggregators record the title class as commercial — myrumahbaru prints “Commercial under HDA” and IQI prints “Category: Commercial”. The developer’s own microsite and both of its own e-books name no building type at all — not “condominium”, not “serviced apartment”, not “pangsapuri servis”. Why it matters concretely: a serviced apartment on a commercial title carries commercial quit rent and assessment, non-domestic electricity and water tariffs and commercial-rate utility deposits — recurring costs materially above a residential-title condominium — and it resells into a different market. The two fields that would settle it, jenis bangunan and pegangan tanah, sit in the filed advertisement particulars, and no filing was found. Ask for the land title and the draft SPA before you decide, and ask me for them in writing.
Is the APDL published, and is it current?
No, and lapse cannot even be assessed. No APDL number, no permit validity period, no developer licence number (No. Lesen Pemaju), no licence validity period, no building plan approval reference, no approving authority, no filed building type, no filed tenure class, no filed storey count, no filed completion date and no filed statutory selling price band is published by the developer, by any register, or by any portal. The developer’s project microsite has exactly one page — its own WordPress index returns a single entry — so there is no disclaimer, terms or APDL page on it to find, and L&G publishes no APDL page on any of its project microsites. A KPKT HIMS brochure search returns only unrelated filings; two KPKT TEDUH developer records exist for this licensee but return no readable text; and the e-books print no statutory block on either their 2023 or their April 2024 edition. Because there is no permit number and no validity period, there is nothing to test against today’s date, and this page will not imply one. Ask the sales gallery to show you the current APDL and the developer licence, and photograph both. For a roughly 700-unit project reported about 90% sold by a Bursa Main Market developer’s subsidiary, that absence is the most important fact on this page.
Who is the licensed developer — Land & General, or someone else?
The licensee is SRI DAMANSARA SDN BHD (110516-H), printed verbatim on the developer’s own microsite footer and in both e-books as “Developed by: SRI DAMANSARA SDN BHD (110516-H) · A Subsidiary Of Land & General Berhad.” Land & General Berhad (5507-H) is the Bursa Malaysia Main Market parent, not the licensee. EdgeProp contradicts itself inside one page — its Developer field says Land & General Berhad while its own description says Sri Damansara Sdn Bhd — and PropertyGuru does the same. It matters because the contracting party on your SPA, the party holding the housing development account and the party against whom liquidated damages run is the subsidiary. The registration number 110516-H is an old-format number consistent with a mid-1980s incorporation: this is the original township special-purpose company that built Bandar Sri Damansara, and the same licensee as Damansara Foresta, Damansara Seresta and Residensi Kamelia. Its 12-digit registration number is not printed anywhere.
How many units, and how many storeys?
700 units in two towers — Block A 344 and Block B 356, which is reported identically by The Edge three times and adds up with no residue. Storeys do not agree, and the developer publishes no storey count at all. The Edge said 25 and 26 storeys at launch in Oct/Nov 2023; the myBina construction register recorded 29 storeys (344 units) as at 16 February 2024; The Edge’s branded advertorial of 15 June 2026 says Block A 35 and Block B 36. My own arithmetic against the developer’s own printed claim of “Low Density (8 – 12 Units per Floor)” is worth knowing: 344 ÷ 35 is 9.8 and 356 ÷ 36 is 9.9, both inside the range; 344 ÷ 29 is 11.9, just inside; but 344 ÷ 25 is 13.8 and 356 ÷ 26 is 13.7, both above the developer’s own stated maximum. So the 2023 figure of 25/26 is arithmetically inconsistent with the developer’s own density claim and the 35/36 figure fits best — indicative, not conclusive, because podium car-park and facility levels normally count in a tower’s storey total while carrying no units. This page publishes no storey count. The number a buyer needs is in the approved building plan, which is not public.
What layouts are there, and is there a floor plan for each?
Three types only: A, B1 and B2. From the developer’s own tabulated unit schedule, identical in the 2023 and the April 2024 e-books: Type A 690 sq ft, 2 bedrooms, 1 bathroom; Type B1 1,012 sq ft, 3 bedrooms, 2 bathrooms; Type B2 1,035 sq ft, 3 bedrooms, 2 bathrooms. My own conversions: 64.1 m², 94.0 m² and 96.2 m². The developer’s fixture schedule independently corroborates the room counts — 1 shower point and 1 WC in Type A, 2 and 2 in B1 and B2 — and there is one kitchen sink per unit in every type, which is why no source claims a dual-key unit and the room lists would not support one. No Type A floor plan is published anywhere, including on the developer’s own site, which publishes only B1 and B2. There is no interior or show-unit render anywhere either. How many of the 700 units are Type A, B1 and B2 is not published by anyone, and neither is which tower holds which types.
Are there office suites, SOHO or SOFO units mixed into the towers?
No source shows one, and that is a genuine positive — but it is phrased that way deliberately. Every published type in every source is a dwelling: A is a 2-bedroom, B1 and B2 are 3-bedrooms, and there is no studio at all, let alone a studio office. No retail or commercial parcel inside the two towers appears in any source. And the arithmetic leaves no room for a hidden parcel: 344 + 356 = 700, which equals every source’s stated total, so there is no unexplained residue. What this page cannot say is “confirmed none”, because the document that would prove it — the filed unit schedule — was never found. Separately, a non-HDA component is reported for other phases of the same masterplan: a 21-storey office block with retail, a hotel, two-storey shop lots and affordable high-rises, and the developer’s own sales gallery building, The FLO, sits on the masterplan’s office-zoned last phase. None of that is inside Livista’s two towers.
What is the price?
SPA price (合同价) RM530,000 – RM770,000, and that is the only price figure on this page. It comes from the independent aggregator record at myrumahbaru, which is the only source anywhere that labels its own figure as an SPA price — the contract price class, and the only price class Louis publishes. It is not a filed statutory Unit Selling Price band, because no filed statutory band exists for this project in any reachable document. This is marketing information. It is not a price list, not a quotation and not an offer. Four other figures circulate across four other sources and this page carries none of them: about RM210,000 of spread exists on the floor figure alone across five sources, and only one of the five carries an SPA label. One of the four sits below the SPA floor, which means it may not be a contract price at all, so it is withheld under Louis’s standing rule rather than published and explained away. One is a 2023 forum post whose own author said the name and price were unconfirmed. One is a foreign-currency figure on an IQI site with no price-class label. One is an editorial average psf from the launch period. The figure that governs what you pay is the price list and the SPA at the sales gallery — ask me and I will get you the current developer position in writing.
What is the maintenance charge?
An indicative 35 sen per square foot per month, including the sinking fund — reported by The Edge Malaysia in Oct/Nov 2023, at launch. Treat it as indicative and as three years old: the developer publishes no maintenance charge at all, the sinking fund is not published as a separate rate, and no source publishes the expected total monthly outgoing per type. A maintenance charge is also one of the places where the condominium-versus-serviced-apartment question bites, because a commercial-title scheme carries commercial utility tariffs on top. Ask for the current schedule of charges in writing before you commit.
When will it be completed?
No filed completion date exists, and the target has moved by about a year. The Edge reported end-2026 at launch in 2023. IQI’s own page, listed 9 June 2023 and never updated, still says 30 December 2026. The Edge reported 3Q2027 in November 2025. myrumahbaru says 2027 Q4. EdgeProp, PropertyGuru and the June 2026 advertorial say a bare 2027. The developer’s own microsite and both of its e-books print no completion date at all. As a construction cross-check, myBina recorded the project at “Construction – Piling & Foundation Works”, with substructure works on site, as at 16 February 2024 — consistent with a late-2027 rather than a 2026 completion. Liquidated damages under the Housing Development Act run from the date written into your own SPA, not from any of these. Ask for that date and get it in writing.
Is it really low density?
Not as a site-density claim, no. The developer prints “Low Density” in both e-books and on its microsite, and its own gloss immediately after it is “(8 – 12 Units per Floor)” — which is a floor-plate statement, not a site density, and it is defensible only with that bracket attached. True site density is 700 units ÷ 3.02 acres = about 231.8 units per acre — my own arithmetic from two independently published figures, and high density on any Malaysian measure. Watch the trap. Adding the 5.21-acre Senses Park to the denominator gives a flattering 85 units per acre, and that is wrong: the park is public open space on the MRT-station parcel, not Livista’s land and not common property the management corporation controls, and as recently as June 2026 the developer’s own advertorial still described it as “to be built”. Dividing by the 19.11-acre masterplan (36.6 per acre) or the 22-acre figure (31.8) would be wronger still. Density has to be computed against Livista’s own 3.02 acres and nothing else.
How far is the MRT, and is the covered walkway built?
The developer’s own table says 500 m to “Sri Damansara West” MRT station. Three things are worth knowing about that one line. First, the station’s operating name is Sri Damansara Barat, line code PY06 on the MRT Putrajaya Line — “Sri Damansara West” is the developer’s translation, and EdgeProp labels the nearby stations with stale SSP planning codes (SSP168, SSP169) rather than the operating PY codes. Second, the distance is measured three ways: 500 m (developer), 526 m (myrumahbaru), 720 m / 9 minutes walking (PropertyGuru) — 220 m between the extremes, which is what you would expect when 500 m is a straight line and the covered walkway is not yet built. Third, the covered walkway and the pedestrian link bridge are commitments, not completed facilities. The Edge reported in November 2025 that L&G “is building a pedestrian link bridge from The FLO to the Sri Damansara Barat MRT station”, and the June 2026 advertorial still describes it as a commitment. Note that The FLO is the sales-gallery and office parcel: no source states that the bridge starts at Livista’s own lobby, and who pays for it, whose land it lands on and when it completes are all unpublished. Also do not read PropertyGuru’s grouping of three Sri Damansara stations as “nearby” with one distance printed: the developer’s own table puts Sentral at 3 km and East at 4 km.
Is the unit furnished, with air-conditioning and a kitchen?
The developer’s own specification schedule does not say what the advertorial says. The branded advertorial of 15 June 2026 describes the units as “ready-furnished with air-conditioning, kitchen cabinets, hob and hood”. Both of the developer’s own e-books list air-conditioner POINTS — 3 in Type A, 4 in B1 and B2, which is provision for, not supply of, air-conditioners — and list no kitchen cabinets, no hob and no hood anywhere in the finishes schedule. This page does not repeat the advertorial’s claim; it prints the disagreement and tells you to get the fitting-out schedule as an annexure to the SPA. The e-books do list, per type, shower points, WCs, wash basins, one kitchen sink, lighting and ceiling-fan points, 13A and 15A socket outlets, water heater points, doorbell, telephone, distribution box and a TV or SMATV point — which is good disclosure as far as it goes, and it goes as far as points, not fittings.
Which facilities are actually confirmed, and is there a surau?
No source, including the developer, assigns a single facility to a level, so this page cannot and does not say “Level 8 pool deck”. The developer publishes a facilities graphic only, under its own heading “ELEGANT COMFORT IN EVERY CORNER”, with no text schedule of levels on the microsite or in either e-book. The facilities count itself does not reconcile: PropertyGuru says 12, The Edge’s advertorial describes 15, IQI lists 21. Seven items appear only on IQI and nowhere on the developer’s own material, including a surau, a reflexology path, a recreation room, a multifunction space, a castle playground, an “Over the Rainbow Bridge” and a “Raining Garden & Kid’s Pool”. Buyers ask about the surau specifically, and the developer does not confirm one, so this page does not put one on the project. Note that IQI is Louis’s own agency network, and its page is one of the wrong ones here — it also still carries the pre-launch built-ups. What the developer itself publishes is the 50-metre lap pool, the three-storey water cascade, “Camping by the sky”, a canopy waterfall, a camp area and a castle playground as image captions, and the covered walkway as a commitment.
Has it won any award, or does it have a green rating?
No award of any kind belongs to Livista, per any source, and no green rating is claimed for it by anyone. The developer’s own awards page lists eight entries and not one is Livista’s: the 2018 iProperty best residential high-rise award belongs to Damansara Seresta; the 2016 IPA landscape award belongs to Astoria Ampang and the 2013 IPA landscape awards to Damansara Foresta; the FIABCI Malaysia Property Award 1996 belongs to the Bandar Sri Damansara township as a whole; the rest are company awards. Those may fairly be stated as what they are, attributed exactly like that, and none of them may be attached to this project. On green certification the honest answer is that there is no claim to verify — no GBI, GreenRE, LEED, Green Mark or energy rating is claimed for Livista anywhere, and no green logo is used on it. The GBI gallery returned a 404 and a 500 on search, and the GreenRE table returned truncated with no matching row, so both registry checks are inconclusive, which is not a negative. L&G’s 2019 Focus Malaysia award for Best Sustainability Reporting is a corporate-reporting award, not a building certification, and this page does not present it as one.
Can a foreigner buy here?
Ask before you commit, because even the applicable threshold is unresolved on this project. The weight of evidence puts the project in Selangor, where the thresholds are: Zone 1 and Zone 2 — RM2,000,000, and strata property and gated landed strata only; Zone 3, meaning Hulu Selangor and Sabak Bernam — RM1,000,000. If it were in Kuala Lumpur / the Federal Territory, the threshold is RM1,000,000 with EPU consent. Daerah Petaling is Zone 1, so the Selangor reading gives RM2,000,000. On the only SPA-labelled band, RM530,000 to RM770,000, every unit sits below both thresholds — so on price alone a foreign purchase would not qualify under either reading. The title class question bites here too, because a commercial-title strata unit is treated differently again. No source states the foreign-ownership position for this specific project, so this page asserts none. Ask me and I will put it to Sri Damansara Sdn Bhd in writing.
What percentage is built, and who is the contractor?
No built-percentage figure is published by any source. What is on the record is myBina’s entry for this licensee’s Bandar Sri Damansara serviced-apartment project, recorded at “Construction – Piling & Foundation Works” with substructure works on site as at 16 February 2024. The main contractor, the contract sum and the construction progress percentage are not public — myBina holds the parties behind a paid wall and no Bursa announcement names this employer. A warning, because this is an easy mistake to make: the two Bursa-announced Bandar Sri Damansara serviced-apartment construction contracts that do exist — a Pesona Metro subsidiary’s RM264.3 million job and a Taghill RM494 million job — name Indo Aman Bina Sdn Bhd of TA Global as employer. That is a different developer and a different project, the Damansara Avenue siblings, and neither contract belongs to Livista. They are not used on this page and they must not be attributed to this project. The developer reports about 90% take-up, which is developer-supplied and never audited, and this page reports it as exactly that.
What does this page deliberately not publish?
Anything no named source published, and anything Louis does not publish as a matter of standing policy. The policy part first: certain commercial terms are deliberately withheld and none of them appears on this page, ever. Those belong in a conversation where they can be stated accurately, for your case, on today’s terms. On this project specifically, the one SPA-labelled price band above is published exactly as its source labels its price class, as a gross contract-price range, and no adjustment to it of any kind is published here — nor are the four non-SPA figures in circulation, one of which sits below that band’s floor and therefore cannot be shown to be a contract price at all. The unpublished-by-anyone part: the APDL number and validity, the developer licence number and validity, the approving local authority and building plan reference, the PT or lot number, the mukim and daerah, the land title class, whether Schedule G or Schedule H applies and whether a housing development account exists, the registered Malay scheme name, the storey count per tower, the total car park bay count and whether any bay is an accessory parcel, the chargee bank and any restriction in interest, the facilities level plan as a text schedule, whether any facility is space-only, the Type A floor plan, the maintenance charge as a contractual figure, the sinking fund as a separate rate, the management or JMB arrangement, who will own and maintain Senses Park and whether Livista’s owners contribute to it, whether the walkway and link bridge land on Livista’s parcel at all, the contractor and contract sum, any green certification status including “targeting”, any award, ceiling heights, balcony sizes, the net-versus-gross built-up basis, the unit mix count by type, which tower holds which types, and any Bumiputera allocation or quota. Every one of those is a question I will put to Sri Damansara Sdn Bhd in writing for you.

Want the documents rather than the brochure?

I will send you the developer’s own two e-book editions and its unit and fixture schedules as published, the myBina construction register entry, and the named articles this page is built on — and I will put every blank on this page to Sri Damansara Sdn Bhd in writing on your behalf, starting with the APDL, the developer licence, the land title class and the filed building type.

I work Kuala Lumpur and Selangor new launches, and I publish the filed statutory particulars rather than the brochure copy — including, as here, where there is no filing at all, where the developer’s own e-book contradicts a paid advertorial published in its own name, and where my own agency network’s page is one of the ones carrying the wrong numbers. I would rather tell you that than let you find it. If a figure on this page matters to your decision, ask me for the document it came from and I will send it. If a blank on this page matters — and on this project the biggest ones do — I will go and ask the developer in writing.
