FINANCING YOUR HOME

Using Your EPF to Buy a House in Malaysia

Your EPF savings can do more than fund retirement — they can help you into your first home. Here is how the housing withdrawals work in 2026.

Quick answer: since the 2024 EPF restructuring, housing-related withdrawals come from the EPF savings available for housing — Akaun Sejahtera (formerly Account 2). You may be able to use it to help with the down payment, to reduce or redeem your housing loan, or for monthly instalment assistance.

For many Malaysians, the biggest obstacle to buying is not the monthly repayment but the upfront cash — the down payment and entry costs. Your Employees Provident Fund (EPF / KWSP) savings can help bridge that gap, if you understand which account to tap and how.

Which EPF account funds a home?

The 2024 restructuring split members’ savings into three parts: Akaun Persaraan (retirement), Akaun Sejahtera (wellbeing) and Akaun Fleksibel (flexible). Housing-related withdrawals come from the EPF savings available for housing — Akaun Sejahtera, which was previously known as Account 2. Your retirement portion is not meant for this purpose.

Three ways EPF can help you buy

  • Down payment help — top up your own cash to meet the upfront deposit.
  • Reduce or redeem the housing loan — make a lump-sum reduction of the principal.
  • Monthly instalment assistance — support your repayments under the relevant EPF housing scheme.

What you generally need

  • Be an EPF member with enough savings in the housing portion.
  • Be buying a residential property.
  • Have your loan and sale and purchase agreement (SPA) documents ready.
  • Apply through EPF, via i-Akaun or at a counter.
Important: rules, eligibility and the exact account structure can change. Always confirm the current terms directly with KWSP (EPF) before you count on a withdrawal to fund any part of your purchase.

Should you use it?

Tapping your EPF can bring home ownership forward by years. The trade-off is that money withdrawn today stops compounding for your retirement, and that compounding is hard to replace later.

Think it through: every ringgit taken out now is a ringgit that stops growing for your retirement. Use EPF for housing as a deliberate decision, not simply because the option is there.

Frequently Asked Questions

Which EPF account can I use to buy a house?

Housing withdrawals come from the EPF savings available for housing — Akaun Sejahtera, which was known as Account 2 before the 2024 restructuring. Your retirement portion, Akaun Persaraan, is not meant for this.

Can EPF cover my whole down payment?

It can help, but how much depends on your available balance in the housing portion and the scheme rules. Many buyers use it to top up their own savings rather than fund the entire down payment. Check your i-Akaun balance and the current limits.

Is it a good idea to use EPF to buy property?

It can bring home ownership forward, but every ringgit withdrawn stops growing for your retirement. Treat it as a deliberate trade-off — useful when it secures the right home, less wise if it drains your retirement cushion for a marginal purchase.
