Residensi Dedaun @ Bandar Tun Hussein Onn, Cheras — and the first thing this page has to tell you is that it is in SELANGOR, Daerah Hulu Langat, under Majlis Perbandaran Kajang, NOT in Kuala Lumpur: 341 apartments over 37 storeys on Jadual H, 87.50% built — and FIVE different completion dates are in circulation for it

Bandar Tun Hussein Onn, 43200, Cheras. A 37-storey apartment of 341 units: Pangsapuri on the filed advertisement, Rumah Pangsa/Kondo on the KPKT register, sold on Schedule H under the Housing Development Act, with an advertising permit whose own product tail is -(S) for strata. THE FIRST HEADLINE IS THE ADDRESS ITSELF. This project is in SELANGOR. The proof is in the developer’s own filed advertisement: the building-plan reference is (24)dlm.MPKJ.6/P/26/2020 — the Selangor / MPKj reference shape, not the BP … OSC shape a Kuala Lumpur approval carries — and the same document names Majlis perbandaran kajang (MPKJ) in words in its Pihak Berkuasa Tempatan field. MPKj has jurisdiction only inside Daerah Hulu Langat, Selangor. Dewan Bandaraya Kuala Lumpur has no jurisdiction over this building at all. Four register fields agree — daerah: Hulu Langat, negeri: Selangor, lokasi: Hulu Langat, Selangor, and the licensee’s own registered business address, which the register itself writes as 43200, Hulu Langat, Selangor. And one portal prints this project’s address as Kuala Lumpur and then, further down the SAME page, notes that postcode 43200 “is technically in Selangor” — it contradicts itself in one document, which is exactly the error this derivation exists to prevent. THE SECOND: the delivery position, and both halves of it. The first sale and purchase agreement was signed on 25 August 2023 for an original period of 36 months, so the contractual vacant possession date was 25 August 2026 — which has already passed, with the project at 87.50% built. The register records pindaanTempohSerahKosong: Ya and tempohTambahanDiluluskan: 12 Bulan, an approved twelve-month extension to a 48-month period, giving a revised vacant possession date of 25 August 2027. An extension is not automatically a delay — but here the original date has already been overrun and the project is relying on the extension rather than holding it in reserve. Both halves are printed and neither is softened. THE THIRD: FIVE completion dates are in circulation for this one project — the filed advertisement says Januari 2026, the register’s contractual date is 25 August 2026, a December 2023 press report said 2026, the developer’s own current website says April 2027, and the register’s revised statutory date is 25 August 2027. Only one of those five is backed by an approved statutory instrument, and this page says which. THE FOURTH, and it is a documentary finding about the primary document itself: the filed advertisement is a bare sixteen-field block that names NEITHER THE PROJECT, NOR ITS SITE, NOR A SINGLE SQUARE FOOT. No Nama Pemajuan/Skim, no street address other than the developer’s own office, no Mukim, no lot or PT number, no Keluasan Tanah, no Bilangan Tingkat and no area schedule of any kind. A buyer reading only the legally filed document learns the developer, the unit count, the price band, the tenure word, the council and the plan number — and nothing else. Everything structural on this page comes from the register and everything dimensional from the developer, and each figure says which.

Residensi Dedaun at a glance

Every row names the surface it came from. Where the filed advertisement, the KPKT register and the developer’s own website disagree, all of them are printed and none of them is reconciled — on this project they disagree about the state, the completion date, the large built-up, the bedroom counts, the car park and the storey count.

Registered name
Residensi DedaunKPKT register 10013-12, field projek.nama. This is the string a client must search on TEDUH, and it has exactly one home: the filed advertisement names no project at all, so there is no second statutory surface to check it against. The developer publishes the project at TWO self-canonical URLs under TWO word orders, and uses the reversed form Dedaun Residensi in its own blog and asset text; both independent publishers use the reversed form too.
State, district and authority
SELANGOR · Daerah Hulu Langat · MPKJTwo PRIMARY legs, in agreement: the filed building-plan reference (24)dlm.MPKJ.6/P/26/2020, and the filed Pihak Berkuasa Tempatan field naming Majlis perbandaran kajang (MPKJ) IN WORDS. MPKj has jurisdiction only in Daerah Hulu Langat, Selangor; DBKL has none here. Corroborated by four register fields and the filed coordinate 3.043436 / 101.753835. Mukim Cheras is INFERRED from the postcode, the township and the Selangor controlled-price list — the filing prints no mukim and the register has no mukim key.
Product, as filed and as registered
Pangsapuri — an apartmentThe filed Perihal Kediaman is Pangsapuri; the register’s jenis is Rumah Pangsa/Kondo. NOTHING FILED SAYS SERVIS. This page calls it an apartment throughout and never adds the word Servis that no filed document contains, and it does not repeat the grander product word the developer reaches for in its own page-description tag, which contradicts that same page’s own field Apartment and the filed word.
Sale contract
Schedule H — strataThe register’s pjb.jenis, confirmed independently by the -(S) strata tail on the advertising permit itself. So the prescribed statutory contract, the HDA liquidated-damages regime, the section 7A housing development account, the statutory defect liability period and Tribunal access all reach this product, and the delivery period runs from the date of each buyer’s own agreement.
Units
341Filed advertisement AND register, in agreement, and a December 2023 press report agrees too. One portal also prints 341. 341 is used throughout.
Storeys
37The register’s own figure and the developer’s own words (“This 37-storey apartment”). The filed advertisement prints NO Bilangan Tingkat field at all. One portal says “approximately 25” — a single-publisher outlier against two agreeing sources, and refused.
Blocks
NOT ESTABLISHED — and this page prints no block countThe register’s maklumatPembangunan is Berfasa (phased) with exactly ONE component row, and 10013-13 returns nothing against a developer record of twelve projects — so the phasing flag describes stages inside one registration, not a second registration. The ONLY source that gives a block count is the same portal that got the storeys wrong, so no block count appears on this page.
Build status
Lancar · 87.50%Register, read 21 October 2026. ccc and vp both read a bare dash: no Certificate of Completion and Compliance and no vacant possession has been recorded. 87.50% is a CONSTRUCTION figure and this page never reads it as a sales figure — the register’s remaining-stock key is absent and no source publishes an unsold count.
Delivery, measured properly
Original date already passed · revised vacant possession 25 Aug 2027First sale and purchase agreement 25/08/2023, original period 36 months, so the contractual date was 25/08/2026 — about two months before this page was written, at 87.50% built. The register records pindaanTempohSerahKosong: Ya with 12 Bulan approved and a new period of 48 Bulan, giving 25/08/2027. Both halves are printed: the extension is approved and lawful, AND the original date has been overrun. The register’s Lewat flag is not present in the record as read, and this page reports it neither way.
Completion date — and there are FIVE
25 August 2027 is the only one backed by a statutory instrumentFiled advertisement Januari 2026 · register contractual 25/08/2026 · a December 2023 press report “2026” · the developer’s own website April 2027 · register revised 25/08/2027. The developer’s April 2027 matches no register field and is four months AHEAD of the revised statutory date; it is a construction-completion expectation, not a vacant-possession date, and the two are not conflated here. A portal’s “2023” is refused outright — it precedes the first sale and purchase agreement.
Licensed developer
UDA LAND SDN. BHD.Register developer code 10013, which IS the licence serial. Registration number 161741-H, printed ONLY on this project’s own filed advertisement — the register has no registration-number key for this record, the developer’s site prints none and neither portal prints one. Correctly described as a UDA Holdings group company — NOT as “UDA Holdings”, NOT as “UDA Land (Central)” and NOT as “UDA Property”.
The company number, and it is contradicted
161741-H here · 161742-H on a sister filingTwo filed KPKT advertisements, same group, the same company name, two registration numbers ONE DIGIT APART. One of them is wrong and no third surface exists to break the tie. PRINTED UNADJUDICATED: 161741-H is what THIS project’s own filing says, so it is the one published, labelled as filed. The closing document is the SSM company profile or the parent’s subsidiaries note.
Developer licence
10013/09-2031/0453(R) — CURRENTValid 01/10/2026 – 30/09/2031, per the register. And the filing advertises on a lapsed number: the licence AS FILED is 10013/09-2026/0990(A), valid 01/01/2020 to 30/09/2026, which expired three weeks before this page was written. The register shows the renewal took effect the very next day, 1 October 2026, with no gap.
Advertising and sales permit
10013-12/04-2027/0287(R)-(S) — CURRENTValid 07/04/2026 – 06/04/2027 — about five and a half months still to run. Its predecessor 10013-12/04-2026/0425(N)-(S) ran 07/04/2023 to 06/04/2026 and was renewed with no gap. THE FILING CANNOT ANSWER THIS QUESTION AT ALL: it prints the permit as a literal XXXXX-X/XX-XXXX/XXXXX(P) placeholder with XX/XX/XXXX validity. So lapse is UNASSESSABLE from the primary document and fully assessable from the register, and licence validity is never passed off here as permit validity.
Approving authority and plan
Majlis perbandaran kajang (MPKJ) · (24)dlm.MPKJ.6/P/26/2020Both printed on the filed advertisement, the authority in words. This is the pair that decides the state, and therefore which land authority consents, which state register governs and which affordable-housing register is the right one to check.
Tenure
Filed as Pajakan Kekal — and that is not a tenure classPajakan is LEASE and Kekal is PERPETUAL; the standard Malay for freehold is Pegangan Kekal or Milik Kekal, and Pajakan Kekal is not a class under the National Land Code. The developer and both portals all describe the land as freehold; the register prints no tenure field; and Tarikh Tamat Pajakan is published by NOBODY. The absence of any lease-expiry date anywhere is consistent with freehold and does not prove it. This page prints the filed phrase beside the three freehold statements and does not flatten the two into one. The closing document is a land-title search — which cannot even be ordered, because no source gives the lot or PT number.
Restriction and encumbrance
Sekatan Kepentingan: Tiada · Bebanan (Gadaian) Tanah: TiadaBoth are POSITIVE filed statements, not missing fields, and that distinction is preserved here. So no Sekatan Kepentingan is recorded on the title as filed, and no chargee bank is named. Whether either remains true today is not published by anyone.
Filed statutory price range
RM394,800 – RM907,200Harga Jualan, filed advertisement: RM394,800.00 (Min) - RM907,200.00 (Maks). The register prints the identical pair, and the developer’s own website prints the identical pair — THREE SURFACES AGREEING TO THE RINGGIT, one of them the legally filed statutory advertisement. This is the filed SPA price range and it is the only money figure on this page. It is not a price list, not a quotation and not an offer.
Built-up areas
Three groups: one at 1,160 sq ft and two at 850 sq ftThe filed advertisement contains NO area schedule at all — no square feet, no square metres, no type codes. The register’s own area field reads 0 mps, i.e. not populated. So every area figure on this project is the developer’s own current website figure and NONE of it is statutory. The developer’s three floor-plan tabs read Type A - C1 1,160 sq ft, Type D - F1 850 sq ft and Type G - J1 850 sq ft. A December 2023 press generation carried 1,190 sq ft for the large one instead of 1,160; the developer’s current figure is published here and the older figure is named as what it is. No source publishes an area for any single one of the eighteen codes, and this page prints none.
Layout codes
EIGHTEEN codes in three built-up groupsA, A1, B, B1, C, C1 · D, D1, E, E1, F, F1 · G, G1, H, H1, J, J1 — eighteen codes, and there is no I. No source publishes a unit count, a price or an area for any single code.
Bedrooms and bathrooms
The register gives the SET, not the mappingThe register records bedrooms 2, 3 and bathrooms 1, 2 — so some units in this project have TWO bedrooms and ONE bathroom. The developer publishes 3 bedrooms and 2 bathrooms for the Type A - C1 group ONLY and leaves both fields EMPTY for both 850 sq ft groups. Both portals assert 3 and 2 across all types, which the register contradicts. That the 850 sq ft groups are the two-bedroom units is the obvious reading and it is an INFERENCE — this page does not print it as a fact.
Car park
Filed entitlement 2 Unit · marketed as 2/3 Side By Side Car ParkTempat Letak Kereta on the filing is 2 Unit; the developer’s own tiled list says 2/3 Side By Side Car Park; the register key is absent. The two are printed separately and are NOT merged into “2 to 3 bays”. The total bay count in the building, and the allocation by level, is published by nobody.
Land area and density
NOT PRINTED — so NO density figure appears on this pageKeluasan Tanah is not on the filing, the register has no land-area key, and the developer publishes no acreage on either of its two pages for this project. Two third parties disagree with each other (“a 5.6-acre site” against “almost 5 acres”) and neither is primary. So density cannot be computed and is not published here. And the claim that has to be refused: one 2023 article makes a density claim about this project in the same piece in which it gives both a unit count and an acreage, and on that publisher’s own figures the claim does not survive a 37-storey building. It is refused on its own publisher’s figures, and no arithmetic from it is reproduced here.
Foreign buyers
NO — and the answer survives the boundary questionDaerah Hulu Langat is Selangor Zone 1, floor RM2,000,000, strata and landed alike. The filed statutory MAXIMUM for the whole project is RM907,200, about 45% of that floor, so NOT ONE of the 341 units reaches it and there is no straddling type. And the point worth leading with: had the derivation landed on Kuala Lumpur instead, the Federal Territory floor would be RM1,000,000 — and RM907,200 is below that too. Circular 2/2020’s RM1,500,000 window has EXPIRED and is not current; even that superseded figure would not have changed the answer. This is the strongest single honest fact on the project: the answer is robust whichever side of the boundary you put it on.
Affordable-housing register
A clean negative, on the RIGHT registerBecause the project is in SELANGOR, the governing register is the Lembaga Perumahan dan Hartanah Selangor controlled-price list, and the Federal Territories’ RUMAWIP register has NO jurisdiction over it — so RUMAWIP was not checked, and that is a correct decision rather than a gap. The Selangor list (version 10 September 2026) carries no Dedaun row, no UDA row and no Bandar Tun Hussein Onn row, and the project’s filed MINIMUM of RM394,800 is about 1.44× the highest Hulu Langat controlled ceiling in that document. This is a fully open-market scheme.
Maintenance charge
NOT PUBLISHED by anyoneNo filed figure, no register field, no developer figure and no third-party figure. A maintenance charge is a charge rather than a price and buyers always ask — so its absence is printed rather than left blank. The first-year budget and the management corporation’s own schedule are what settle it.
Awards and green rating
NONE claimed, by anybody — and none foundNo award tile and no award text on either of the developer’s two project pages, none in the press report, none on the portal, none in the filing. No green rating is claimed by any source, and none was found in the Platinum, Gold or Silver registers, all three of which closed cleanly. The Bronze register truncates below 4 April 2024, and since this project’s first permit issued in April 2023 a 2023-vintage provisional Bronze entry would fall exactly inside the part that cannot be read — so the honest statement is “no entry in the reachable portion”, not a negative. The developer’s Green Zone facility tile and the word “sustainable” are not certification claims and are not dressed as any.
Imagery on this page
Twelve images, every one an artist’s impressionNine renders and three floor-plan sheets, all from the developer’s own library, each captioned as an artist’s impression. NO construction-progress photograph of this project is published by ANY source — not by the developer, not by the press report, not by either portal — even though the register records 87.50% built. No area, bedroom count or bathroom count has been transcribed off the plan sheets; a drawing is not a text source.
Delivery record of this licence
Twelve registrations, all in one district, eleven deliveredLicence 10013 carries twelve registered projects and every one of them is Selangor / Hulu Langat. Eleven are recorded delivered (Siap Dengan CCC or Siap Dengan CFO); this one is the twelfth and the only one still Lancar. The register also shows projek_sakit_count: 0 and projek_terbengkalai_count: 0 over that sample of twelve. Over twelve projects that is a real sample and this page credits it. The licensee’s own mempunyaiKesalahan key EXISTS AND IS EMPTY — neither Tiada rekod nor Ada Kesalahan — so it is reported neither way.

Five facts frame this page, and the first one is the address

Nothing in this section is a selling point. Each one is a documentary finding, and four of the five are findings against paperwork published by the developer or by somebody writing about it.

📍

It is in SELANGOR, and the proof is in the developer’s own filing

The filed building-plan reference is (24)dlm.MPKJ.6/P/26/2020 and the filed authority field names Majlis perbandaran kajang (MPKJ) in words. MPKj has jurisdiction only in Daerah Hulu Langat, Selangor. Two PRIMARY legs agreeing, four register fields corroborating, and a filed coordinate in range. And a portal prints the address as Kuala Lumpur and then notes on the same page that 43200 “is technically in Selangor” — the error this derivation prevents, published by the source that makes it. Mukim Cheras is inferred and labelled as inferred.

📅

The original handover date has already passed, and the extension is now being used

First sale and purchase agreement 25 August 2023, 36-month period, contractual vacant possession 25 August 2026 — passed, with the register reading 87.50% built. An approved twelve-month extension (pindaanTempohSerahKosong: Ya) moves it to 25 August 2027. An extension is lawful and is not automatically a delay — but the original date has been overrun, so the extension is being spent rather than held in reserve. This page prints both halves and calls neither of them good news.

📄

The filed advertisement names neither the project nor its site nor a single square foot

Sixteen fields, two successive statutory blocks, and no Nama Pemajuan/Skim, no street address but the developer’s own office, no Mukim, no lot, no Keluasan Tanah, no Bilangan Tingkat and no area schedule. It is one of the thinnest filings on this site: there is no layout schedule to check the marketed one against, no land area to compute anything from, and no lot number with which a title search could even be ordered. And the two blocks differ by one digit of a fax number — (603) 9074 6188 in the first and (603) 9074 6288 in the second.

🔍

Five completion dates, and only one of them is backed by an instrument

Januari 2026 on the filing · 25 August 2026 contractual · “2026” in a December 2023 press report · April 2027 on the developer’s own current website · 25 August 2027 as the register’s revised statutory date. The developer’s own figure matches no register field and sits four months AHEAD of the statutory one. A construction-completion expectation and a vacant-possession date are different things and this page does not conflate them. A portal’s “2023” is refused outright: it precedes the first sale and purchase agreement.

🔑

Foreign buyers: no — and that answer does not depend on the boundary

Hulu Langat is Selangor Zone 1, floor RM2,000,000. The filed statutory maximum for the entire project is RM907,200. No unit comes close, there is no straddling type and there is no exception. And had the derivation gone the other way, the Federal Territory floor of RM1,000,000 is still above the filed maximum. The 2020 circular’s RM1,500,000 window has expired and is not current; even it would not have changed the answer. The derivation still mattered — it decides which authority consents and which registers govern — but the eligibility sentence needs no hedge.

⚠

What the developer publishes about itself does not name the licensee

The licensee is UDA LAND SDN. BHD., and the only consumer surface that says so is the filed advertisement almost nobody reads. The developer’s own two project pages name no developer at all and name only a sales-gallery operator; a December 2023 press report names the parent in two different spellings; a portal names the parent with the wrong legal form. A client told “the developer is UDA Holdings” searches the register and gets a different developer code with 74 projects, not one of them this one. And the agency folder label “Dedaun UDA” matches nothing anywhere: not the register, not the developer’s site, not either portal.

Project DNA

The statutory record, the two facility lists and the dates — each from the surface that printed it

The strip below is the register and the filed advertisement, nothing else. The facility section is unusual and it is the developer’s own fault: the developer publishes TWO lists on one page that do not match each other, and this page prints both of them separately rather than silently merging them into one longer list. The level column is empty because no source on any surface assigns a single facility to a single level — the developer’s own “Project Specification” heading has no content under it, on both of its pages.

Facilities — TWO developer lists on one page that do not match, printed separately

Nine items a buyer would ask about — the surau, the kindergarten, the multipurpose hall, the reading room, the shop lot, the 24-hour guard post, the two terraces, the landscape and the podium carpark — appear ONLY in a prose paragraph and are NOT in the developer’s own tiled facility list. And five tiled facilities appear in no prose at all. Neither list is the complete one, so neither is presented as complete. The project’s own render library independently shows a reading room and a guardhouse, which supports the prose items the tiles omit.

As the developer TILES them

ten items · no level stated

  • Gymnasium
  • Swimming & Wading pool
  • 2/3 Side By Side Car Park
  • EV Charging Bay
  • Children Playground
  • BBQ Area
  • Carwash Bay
  • Management Office

In the developer’s own PROSE, and NOT in its tiles

nine further items · still no level stated
  • shop lot — an amenity claim, not a sold unit type: no source counts any commercial unit on this registration
  • kindergarten — same status
  • multipurpose hall
  • surau
  • reading room
  • 24-hour security guard post
  • two terraces
  • landscape
  • a large podium with a carpark
  • None of the nine has an area, a count, an operator or a level

Level assignment

NOT PUBLISHED, by anybody
  • The developer publishes no facility schedule and no level plan
  • Its own “Project Specification” heading has NO CONTENT under it, on both of its two pages
  • The only level language anywhere is the word podium in the prose and two render captions reading Podium and Ground Floor
  • This page states that the facility level plan is not published rather than implying a podium deck from a caption
  • Nothing is marked shell, bare or space-only by any source — but the shop lot and the kindergarten are described with no area, no count and no operator, which is the shape that often turns out to be shell space. UNRESOLVED.

Third-party additions — NOT the developer’s

held separately on purpose
  • A pool description that upgrades the developer’s own words: the developer says swimming pool and Swimming & Wading pool and never anything grander. Two third parties print a grander word. REFUSED — this page uses the developer’s own word.
  • gymnasium with changing room — one 2023 press report, an addition to the developer’s bare Gymnasium
  • A smart-home specification appears on two third-party surfaces from the SAME December 2023 press generation and on NO developer surface read, and it is not in the filing. It is flagged here and it is NOT printed as a specification of this product — whether it is still part of the product is one of the open questions at the end of this page
  • Lake Valley as a named view feature — one 2023 publisher, no developer and no filed support. Not repeated here as a fact.
  • 24-hour security, BBQ pits, multipurpose hall, reading room, kindergarten, playgrounds and EV charging bays — these CORROBORATE the developer’s prose list, which is why the prose list is printed above rather than discarded

Eighteen layout codes in THREE built-up groups — and not one of these areas is a filed figure

Read the warning before the sheets. The filed advertisement carries no area schedule at all — not a square foot, not a square metre, not a type code — and the register’s own area field reads 0 mps, which is an empty field rather than a figure. So every area below is the developer’s own current website figure and NONE of it is statutory. The developer publishes an area for each of its three plan TABS and for nothing finer: no source anywhere publishes an area, a unit count or a price for any single one of the eighteen codes, and this page prints none. Nor is anything read off the drawings themselves — a plan sheet is a graphic and this page takes no figure from a graphic. The register contributes only the SETS bilik: 2, 3 and tandas: 1, 2, which tell you that two-bedroom units exist without telling you which code they are.

Layout types A, A1, B, B1, C and C1 at Residensi Dedaun by UDA Land Sdn Bhd, Bandar Tun Hussein Onn, Hulu Langat, Cheras, Selangor

Group Type A - C1 — 1,160 sq ft

Layout types A, A1, B, B1, C, C1 · the developer’s own plan sheet · 3 bedrooms, 2 bathrooms — the ONLY group for which the developer publishes either

1,160 sq ft (developer, current)1,190 sq ft (2023 press generation)6 codes3 bed · 2 bathno per-code area anywhere

The largest of the three groups, and the one that carries the top of the filed price band. The area is contradicted: the developer publishes 1,160 sq ft on both of its own pages today, while a December 2023 press generation carried 1,190 sq ft — a 30 sq ft difference. The two third parties that print 1,190 are probably NOT independent of each other: they share the unit count, the room counts and the same facility wording, which reads like one launch kit. So this is best described as the developer’s CURRENT figure against ONE 2023 press generation, not as two publishers against one — and the current figure is what is published here, with the older one named. This is also the only group with a published bedroom and bathroom count, and the register’s own sets allow for units with two bedrooms and one bathroom somewhere in the building.

Layout types D, D1, E, E1, F and F1 at Residensi Dedaun by UDA Land Sdn Bhd, Bandar Tun Hussein Onn, Hulu Langat, Cheras, Selangor

Group Type D - F1 — 850 sq ft

Layout types D, D1, E, E1, F, F1 · the developer’s own plan sheet · bedrooms and bathrooms: the developer leaves BOTH fields EMPTY

850 sq ft (developer, current)6 codesbedrooms NOT PUBLISHEDbathrooms NOT PUBLISHED

The bed and bath icons render on this panel on the developer’s own page with NO numbers beside them. So the developer publishes an area for this group and declines to publish a room count for it. Both third parties assert three bedrooms and two bathrooms across ALL types, and the register contradicts that outright by recording bedrooms as the set 2, 3 and bathrooms as the set 1, 2. The obvious reading — that the 850 sq ft groups are where the two-bedroom units live — is an INFERENCE, because the register gives the SET and not the MAPPING, and this page does not print an inference as a fact. The closing document is the developer’s own type schedule, or the First Schedule of the sale and purchase agreement for the code you are actually buying.

Layout types G, G1, H, H1, J and J1 at Residensi Dedaun by UDA Land Sdn Bhd, Bandar Tun Hussein Onn, Hulu Langat, Cheras, Selangor

Group Type G - J1 — 850 sq ft

Layout types G, G1, H, H1, J, J1 · the developer’s own plan sheet · bedrooms and bathrooms: both fields EMPTY here too

850 sq ft (developer, current)6 codesno code Ibedrooms NOT PUBLISHEDbathrooms NOT PUBLISHED

The same published area as the D - F1 group and the same two empty room fields. The eighteen codes run A, A1, B, B1, C, C1, D, D1, E, E1, F, F1, G, G1, H, H1, J and J1 — there is no I, which is ordinary practice and is noted so that nobody goes looking for a nineteenth sheet. Two groups published at the same 850 sq ft means the difference between them is not area, and no source says what it is — not orientation, not stack position, not level band. That is a real gap and it is printed as one.

Both 850 sq ft groups and the 1,160 sq ft group are the developer’s own figures, published 2026, and they are marketing figures rather than statutory ones because the filed advertisement contains no schedule to check them against. No figure in square metres appears on this page, because nobody publishes one and the register’s area field is empty rather than convertible. The filed car-park entitlement is 2 Unit; the developer markets 2/3 Side By Side Car Park; the register key is absent. The two are printed separately and never merged.

Location

Bandar Tun Hussein Onn, 43200 Cheras — Daerah Hulu Langat, SELANGOR

The locality question is the single most important thing on this page, and it is not a matter of opinion. Two PRIMARY legs settle it and they agree: the filed building-plan reference (24)dlm.MPKJ.6/P/26/2020 is the Selangor / MPKj reference shape, and the same filed document names Majlis perbandaran kajang (MPKJ) in words as the approving local authority. MPKj’s jurisdiction is Daerah Hulu Langat, Selangor, and nothing else. Four register fields corroborate it — daerah: Hulu Langat, negeri: Selangor, lokasi: Hulu Langat, Selangor and the licensee’s own business address, which the register writes as 43200, Hulu Langat, Selangor — and so does the filed coordinate. Dewan Bandaraya Kuala Lumpur has no jurisdiction here, and this page does not place the project in Kuala Lumpur in either language. One portal prints the address as Kuala Lumpur and then, on the same page, notes that postcode 43200 “is technically in Selangor”. That is a source contradicting itself in one document, and it is why the derivation had to be done from the filing rather than copied from a listing. Why it matters beyond tidiness: the state decides which land authority consents to a transfer, which state register governs affordable stock, and which foreign-buyer floor applies.

Filed coordinate 3.043436 / 101.753835 — the register’s own field, and in rangeAuthority Majlis perbandaran kajang (MPKJ) — named IN WORDS on the filingBuilding plan (24)dlm.MPKJ.6/P/26/2020Register daerah: Hulu Langat · negeri: SelangorMukim Cheras — INFERRED, not filedPostcode 43200 — from the licensee’s own filed address, not from a project address field

Two residues, stated rather than smoothed over. FIRST: Mukim Cheras is an inference — from the postcode, from the township and from the Selangor controlled-price list, which carries Mukim Cheras, Daerah Hulu Langat as a live mukim and district pair. The filed advertisement prints no mukim and the register has no mukim key on this record. The district is filing-derived; the mukim is not, and the two are labelled differently throughout. SECOND: the project’s own street. The developer’s web page gives it; the filing does not. And the SALES GALLERY is on a different street again — the filed developer address is Tingkat 2, 14 Jalan Suarasa 8/4, Bandar Tun Hussein Onn, 43200, which is the licensee’s registered business address and is NOT the building. No source gives the distance between the gallery and the site, and this page does not estimate one. One more wording point worth seeing: the register writes the district as Hulu Langat where the licensee’s own filing writes Cheras, for the same street address. Both are printed.

What the DEVELOPER publishes — six measured distances, and this page adds none

  • SMK Bandar Tun Hussien Onn 2 — 1.7 km
  • Klinik Kesihatan Bandar Tun Hussein Onn — 1.6 km
  • Columbia Asia Hospital Cheras — 2.3 km — CONTRADICTED: see the next column
  • SK Bandar Tun Hussien Onn 1&2 — 2.6 km
  • the nearest MRT station — 3 km
  • MRT Batu 11 Cheras — 5 km — the station’s own name is Batu Sebelas Cheras; the numeral form is the developer’s
  • And a spelling the developer does not fix on its own page: it writes Hussien in two of these six labels and Hussein elsewhere on the same page. Printed as printed.

What a December 2023 press report publishes — four more, independently

  • Cheras Traders Square — 1.8 km
  • AEON Big Bandar Tun Hussien Onn — 2.1 km
  • Columbia Asia Hospital Cheras — 3 km
  • AEON Mall Cheras Selatan — 3.5 km
  • The hospital is the ONLY place both sources give a figure for, and they DISAGREE — 2.3 km against 3 km. Both are printed and attributed, neither is averaged, and neither is picked.

Rail — and nobody names the line

  • The nearest station is about 2.9 to 3 km away — 3 km on the developer’s own figure, about 2.9 km on a portal’s
  • That is NOT a walkable distance, and NO station is within one kilometre of this site
  • The second station the developer names is about 5 km away
  • NO SOURCE READ NAMES THE LINE. A portal publishes the station code KG29 and that code is the only line evidence in existence — and a code is not a line name, so this page asserts no line
  • On a project whose own highlights section leads with transport, “the nearest rail is about 3 km away and no source will name the line” is the honest headline

Expressways — eight names, two non-overlapping lists, ZERO distances

  • The developer’s own list: KL-Seremban · Cheras - Kajang Middle Ring Road · South Klang Valley Expressway · Sistem Lingkaran- Lebuhraya Kajang
  • The press report’s list: SUKE · Cheras–Kajang Expressway · Kajang SILK Highway · Sungai Besi Expressway
  • Eight names, and the two lists do not overlap in wording on a single entry
  • Two pairs are plausibly the same road under two names — the Kajang ring road and the SILK highway, and the Cheras–Kajang road twice — but plausibly is not established, so nothing is merged
  • NOT ONE of the eight carries a distance on either surface. A legend is not a distance.

What NO source publishes a distance for — and this page invents none

  • Kuala Lumpur city centre, KLCC, or any point inside the Federal Territory
  • Kajang town, Balakong, or Bandar Mahkota Cheras
  • Any university, college or international school
  • Any mall other than the two AEON stores and Cheras Traders Square
  • Any park or green space — including the named view feature one 2023 publisher mentions
  • Any mosque other than the in-project surau the developer’s prose claims
  • KLIA or Subang airport, and the nearest bus interchange
  • The project’s own sales gallery, which is on a different street from the site
  • Eleven published figures in total, and that is the complete set. Nothing on this page is estimated, straight-lined or measured off a map.

Distances are each publisher’s own figure, reproduced as published and attributed to the publisher. Where two publishers disagree, both figures appear. Verify anything that matters to you by driving it at the hour you would actually drive it.

The statutory record

KPKT TEDUH register 10013-12 and the filed advertisement, side by side

This is the spine of the page, not a footnote. Every value in the row below is either the KPKT KPKT TEDUH register record for 10013-12 or the developer’s own legally filed advertisement — and where the two disagree, both values are in the cell. Two notes on the primary document before you read it. FIRST, it exists at two paths and only one of them can be read: the path the register itself links is an image with no text layer, and the readable document sits at the older unlinked path. SECOND, the readable document contains TWO successive statutory blocks whose values are identical except for one digit of a fax number. And the filing is thin: sixteen fields, naming no project, no site, no mukim, no lot, no land area, no storey count and no area schedule.

THE FILED ADVERTISEMENT NAMES NO PROJECT AT ALL — no Nama Pemajuan/Skim field and no heading; the document names only the developer
so the registered name has exactly ONE home and there is no second statutory surface to check it against
the developer publishes the project at TWO self-canonical URLs under TWO word orders and uses Dedaun Residensi in its own blog and asset text; both independent publishers use that reversed form too
a sixth form, Dedaun Heights, survives only in the alt text of three generic theme icons — printed here unadjudicated, because it appears in no page text, no register field and no filing
the agency folder label “Dedaun UDA” matches NOTHING on any surface
UDA LAND SDN. BHD. — filed as UDA LAND SDN BHD
registration no. 161741-H
printed ONLY on this project’s own filed advertisement: the register has no registration-number key for this record, the developer’s own site prints none, neither portal prints one
AND IT IS CONTRADICTED: a filed advertisement for a sister project by the same group prints 161742-H for the same company name — one digit apart, with no third surface to break the tie. PRINTED UNADJUDICATED.

10013/09-2031/0453(R)
valid 01/10/2026 – 30/09/2031
CURRENT
BUT THE FILING ADVERTISES ON A LAPSED NUMBER: the licence AS FILED is 10013/09-2026/0990(A), Sah Dari 01/01/2020 - 30/09/2026 — expired three weeks before this page was written.
The register shows the renewal took effect the very next day, 1 October 2026, with NO GAP — so the lapse is a document-currency problem, not a licensing gap
this is the LICENCE, not the permit, and the two are different instruments with different validities
rekodLesenTerdahulu is ABSENT from the record as read; the live suffix is (R) for renewed, so the absence is a register gap rather than a first-issue finding
10013-12/04-2027/0287(R)-(S)
valid 07/04/2026 – 06/04/2027
CURRENT — about five and a half months still to run at the date of this page
predecessor 10013-12/04-2026/0425(N)-(S), valid 07/04/2023 – 06/04/2026, 36 bulan, Tamat — renewed with NO GAP (06 Apr to 07 Apr)
THE FILING CANNOT ANSWER THIS QUESTION: it prints the permit as a literal XXXXX-X/XX-XXXX/XXXXX(P) and its validity as XX/XX/XXXX - XX/XX/XXXX.
So lapse-versus-current is UNASSESSABLE from the primary document and fully assessable from the register — and licence validity is never passed off here as permit validity.
Suffix note: the (P) on the filing and the (N) / (R) on the register are two INDEPENDENT axes. (L) against (P) distinguishes licence from permit; (A), (N) and (R) mark active, inactive and renewed. The register’s (R) is published
both the live permit and its predecessor carry the -(S) STRATA tail, which independently confirms strata on the permit itself

THE TWO PRIMARY LEGS THAT DECIDE THE STATE, AND THEY AGREE. An MPKJ.6/P/<nn>/<YYYY> reference in the (nn)dlm. form is the Selangor / MPKj shape; it is NOT the BP <letter><n> OSC <YYYY> <NNNN> shape a Kuala Lumpur approval carries, on any spacing variant
MPKj has jurisdiction only in Daerah Hulu Langat, Selangor. Dewan Bandaraya Kuala Lumpur has NO jurisdiction over this project.

Mukim Cheras is INFERRED from the postcode, the township and the Selangor controlled-price list — the filing prints no Mukim and the register has no mukim key
the project’s own street address is NOT a filed fact: the only address on the filing is the developer’s office

register pjb.jenis: Jadual H — Schedule H, i.e. strata

FIVE LEGS, ALL ONE WAY, and landed is refused on all five
SO: the prescribed statutory contract, the HDA liquidated-damages regime, the section 7A housing development account, the statutory defect liability period and Housing Tribunal access all reach this product, and the delivery clock runs from each buyer’s own agreement
AND THE PROSE WARNING THAT MATTERS: NOTHING FILED SAYS SERVIS. The filed word is Pangsapuri, not Pangsapuri Servis. This page says apartment throughout and never adds the word Servis that no filed document contains — and it does not repeat the grander product word the developer reaches for in its own page-description tag, which contradicts that same page’s own field Apartment and the filed word
wholly residential: ONE component row, 341 units, and no office, SOHO, SOVO or commercial parcel on any of six surfaces
341 units — filed advertisement AND register, in agreement, with a December 2023 press report and one portal agreeing too
37 storeys — the register’s own figure and the developer’s own words. The filing prints NO Bilangan Tingkat field at all. One portal says “approximately 25”: a single-publisher outlier against two agreeing sources, REFUSED
BLOCKS: NOT ESTABLISHED, and no block count appears on this page. The register’s maklumatPembangunan is Berfasa — phased — with exactly ONE component row, and there is no thirteenth registration on this licence, so the flag describes stages inside one registration rather than a second registration. The only source that gives a block count is the same source that got the storeys wrong.
filed Jenis Pegangan Tanah: Pajakan Kekal
AND THAT IS NOT A TENURE CLASS. Pajakan is lease and Kekal is perpetual; the standard Malay for freehold is Pegangan Kekal or Milik Kekal, and Pajakan Kekal is not a class under the National Land Code
the developer (both pages), the December 2023 press report and the portal all describe the land as Freehold
the register has no tenure key on this record
Tarikh Tamat Pajakan is published by NOBODY, and there is no lease-expiry date on any surface
THE READ: three non-statutory surfaces say freehold, the filed field is an internally contradictory phrase, and the register is silent. The absence of any expiry date anywhere is CONSISTENT with freehold and does not PROVE it. This page prints the filed phrase beside the three freehold statements and does not flatten them into one word.
Closing document: a land-title search on the project lot — which cannot be ordered, because no filing, register field or developer surface gives a lot or PT number
Sekatan Kepentingan: Tiada — so no Sekatan Kepentingan is recorded on the title as filed
Bebanan (Gadaian) Tanah: Tiada — so no chargee bank is named
BOTH ARE POSITIVE FILED STATEMENTS, not missing fields, and that distinction is preserved: the filing says “none” rather than saying nothing.
Whether either remains true today is published by nobody. A charge created after the filing would not appear on it
RM394,800 – RM907,200
filed Harga Jualan: RM394,800.00 (Min) - RM907,200.00 (Maks)
register band: 394,800.00 – 907,200.00
the developer’s own website, both pages: From RM 394,800 - RM 907,200
THREE SURFACES AGREEING TO THE RINGGIT, one of them the legally filed statutory advertisement. That is unusual and it is worth saying out loud.
The word “From” on the developer’s page prefixes a RANGE rather than a single figure, and there is no asterisk, no “terms and conditions apply” and no footnote anywhere near it — checked specifically.
This is the filed SPA price range and it is the ONLY money figure on this page. It is not a price list, not a quotation and not an offer.
No unsold or remaining-unit count exists to reconcile it against: the register’s bakiUnit key is ABSENT and no source publishes one
NO AREA SCHEDULE IS FILED AT ALL — not a square foot, not a square metre, not a type code. The register’s own area field reads 0 mps, an empty field rather than a figure
so every area on this project is the developer’s own current website figure and NONE of it is statutory
developer plan tabs: Type A - C1 1,160 sq ft · Type D - F1 850 sq ft · Type G - J1 850 sq ft
a December 2023 press generation carried 1,190 sq ft for the large group instead of 1,160 — and the two third parties that print 1,190 share a unit count, a room count and a facility wording, so they read as ONE 2023 press generation rather than two independent publishers
EIGHTEEN layout codes in three groups, from the developer’s own plan-sheet labels: A, A1, B, B1, C, C1 · D, D1, E, E1, F, F1 · G, G1, H, H1, J, J1 — no I
NO source publishes an area, a unit count or a price for any single code
register sets: bilik: 2, 3 · tandas: 1, 2 — so two-bedroom, one-bathroom units exist. The developer publishes 3 and 2 for the A - C1 group only and leaves both fields EMPTY for both 850 sq ft groups; both portals assert 3 and 2 on every type, which the register contradicts. THE MAPPING IS NOT PUBLISHED AND IS NOT INFERRED HERE.

BOTH HALVES, AND NEITHER IS SOFTENED: the extension is approved and lawful, and an extension is not automatically a delay — but the ORIGINAL date has been overrun, so the extension is being spent rather than held in reserve.
FIVE completion dates are in circulation: filed Januari 2026 · contractual 25/08/2026 · a December 2023 press report “2026” · the developer’s own website April 2027 · revised statutory 25/08/2027. Only the last is backed by an approved instrument. The developer’s figure matches no register field and sits four months AHEAD of it; a construction-completion expectation is not a vacant-possession date. A portal’s “2023” is refused outright — it precedes the first agreement.
The register’s Lewat flag is NOT PRESENT in the record as read, and is reported neither way
Lancar · peratus: 87.50
ccc: a bare dash · vp: a bare dash — so no CCC and no recorded handover
87.50% is a CONSTRUCTION figure and this page never reads it as a sales figure. The register’s remaining-stock key is absent and no source publishes an unsold count, so no take-up, sales rate or absorption figure appears here
register read 21 October 2026
And the one thing a buyer should take from this cell: a building at 87.50% with its original contractual handover date already behind it, running on an approved extension, is a project to ask dated questions about rather than a finished one to walk through.

Register and filed advertisement both read 21 October 2026. On that reading the developer licence and the advertising and sales permit were BOTH current — the licence to 30 September 2031 and the permit to 6 April 2027 — while the filed advertisement was still printing a licence number that expired on 30 September 2026 and a permit number that is a literal placeholder. Every instrument sentence on this page is therefore a dated statement and should be re-checked on the day you act on it.

Verify all of this yourself at teduh.kpkt.gov.my by searching the registered name Residensi Dedaun or the register code 10013-12. Two search warnings. FIRST: searching for a developer whose name contains “DEDAUN” returns NOTHING — no licensee in Malaysia has that word in its company name, so the project’s own name reaches no corporate record at all; search the licensee as UDA LAND instead. SECOND: searching “Dedaun UDA”, which is how the file is labelled in some agency systems, finds nothing anywhere. And one register oddity worth knowing before you browse the licence: UDA LAND (CENTRAL) SDN BHD appears on this licence as a registered PROJECT NAME and is NOT a licensed developer — a reader who does not notice which kind of object they have found will attribute this building to a company that holds no licence. There is also a registration on this same licence named after the whole township, BANDAR TUN HUSSEIN ONN, whose status is Permit Tidak Wujud — permit does not exist. Neither of those is this project.

What this page does not publish, and why

Louis Koh’s instruction on his agency’s own project material is absolute, and it is wider than the law requires: no discount, no rebate, no nett price, no promotion or campaign package and no commission figure appears on any page of this site, in either language, in the body or in its structured data. Three things on this project fall inside that rule, and the page names all three rather than leaving a silent gap where a reader cannot tell whether something was missed or withheld. THE FIRST, and it is the one that needs saying precisely: the filed advertisement carries a Diskaun Bumiputera field, and that field is POPULATED WITH A PERCENTAGE. This page tells you the field exists and that it carries a figure. The figure itself appears nowhere on this site, and it is not reproduced in any note, caption or data block behind the page. And the distinctions matter, because the three things that look alike here are not alike. It is a PRICE ADJUSTMENT on the filed advertisement. It is NOT a unit quota — no source on any surface publishes a unit allocation, a reserved block or a percentage of stock set aside for anybody, and the register carries one component row and one price band. And it is NOT a lot-title classification either — nothing on this registration is Rizab Melayu; that phrase belongs to a different, unrelated Selangor scheme and it is named here only so that you can see it has been checked and excluded. THE SECOND: the developer runs a campaign page on its own website which names this project and attaches a figure to a unit in it. The campaign name, its mechanic and its figure are all withheld, and so is the page it sits on. It is withheld whether or not the figure is favourable, because the rule is about the KIND of figure and not about its direction — and the direction was checked anyway. THE THIRD: a December 2023 press report publishes an average per-square-foot figure for this project. That is a price rather than a return, so it breaks no law and no rule of logic — but it is a single third-party figure, nearly three years old, and it is not the filed statutory price. It is not published here, because what Louis publishes is the filed SPA price and nothing else. SO WHAT IS PUBLISHED is one money figure and one only: the filed statutory Unit Selling Price range, RM394,800 – RM907,200, from the developer’s own legally filed advertisement, agreeing to the ringgit with the KPKT register and with the developer’s own website. It is not a price list, not a quotation and not an offer. Everything beyond it — what is available today, at what price, on what terms, and what a buyer in your position would actually be offered — is a conversation with Louis and a document from the developer, not a number on a web page. That is the whole reason this section exists rather than being left blank.

Which source answered which question — and the questions neither of them answered

On this project the division between the filing and the register is unusually stark, and it runs the opposite way from what a reader expects. ONLY the filed advertisement has: the licensee’s registration number 161741-H; the approving authority, in words; the building-plan reference; the tenure word; the Sekatan Kepentingan: Tiada and Bebanan: Tiada statements; the car-park entitlement; and the filed statutory price range. ONLY the register has: the project’s NAME; the storey count; the real advertising and sales permit number and its validity; the first-agreement date; the delivery-extension fields; the revised vacant-possession date; the completion percentage; the bedroom and bathroom sets; the district and state fields; and the coordinate. And the sharpest illustration on the whole project is the name itself: the filed statutory advertisement does not name the development it advertises, so the registered name lives in exactly one field of one register and there is no second statutory surface to check it against. The permit is the second illustration: the filing prints it as a literal XXXXX placeholder, so the register is the only source that can say whether it is current. It is, to 6 April 2027. Neither source answers: the mukim, the lot or PT number, the land area, the street address of the project itself, the block count, any per-code area or room count, the facility level plan, the total car-park bay count, the unsold count, the lease expiry, the chargee, the architect or contractor, or the maintenance charge. Those are listed in full at the end of this page rather than quietly left out.

The primary document exists at two paths and only one of them can be read

A small methodological point with a real consequence. The register’s own brochure field and its single-item advertisement array both point at a filed PDF that resolves perfectly and contains no machine-readable text at all — it is an image. The readable copy of the same filing sits at an older path that the register does NOT link, and that is where every filed figure on this page comes from. “The filing is unreadable” and “the filing is unreachable” are different failures, and the second path form is the cure for the first. In the same directory, a second brochure file and a filed newspaper advertisement both return nothing — which is a discriminating control: the directory serves what exists and refuses what does not, so those two are genuinely absent and this project has no filed newspaper advertisement. Both readable statutory blocks in that document are identical except for one digit of a fax number — (603) 9074 6188 in the first and (603) 9074 6288 in the second. Printed because it is the kind of defect that tells you how carefully a filing was assembled, and because a reader who finds the other number elsewhere should know it is not a different company.

Foreign buyers — the answer, and why it does not depend on the boundary question

Daerah Hulu Langat is in Selangor Zone 1, where the floor for a foreign acquisition is RM2,000,000, strata and gated landed strata alike. The filed statutory MAXIMUM for the entire project is RM907,200 — about 45% of that floor. Not one of the 341 units reaches the threshold, there is no straddling type and there is no exception. And here is the point worth leading with, because it is the strongest honest fact on this project: the answer does not change if the boundary had gone the other way. Had the derivation landed on Dewan Bandaraya Kuala Lumpur and the Federal Territory, the floor would be RM1,000,000 under the Garis Panduan Perolehan Hartanah effective 13 July 2022, with consent through the Economic Planning Unit and section 433B of the National Land Code — and RM907,200 is below THAT too. Circular 2/2020’s RM1,500,000 window has EXPIRED and is not current; it is named here only so that nobody quotes it at you. Even that superseded figure would not have changed the answer. So why did the derivation still have to be done? Because the state decides which land authority consents to a transfer, which state register governs affordable stock, and which controlled-price list is the right one to check — and because a page that gets the state wrong gets all three wrong. It also means the page can state the foreign-buyer position without a single hedge, which is rare. One further filed fact belongs here: Sekatan Kepentingan: Tiada is a POSITIVE filed statement, so no restriction in interest is recorded on the title as filed. That is not the same as a foreign-acquisition consent and the two are not merged here.

The affordable-housing register — the RIGHT one was checked, and the answer is a clean negative

Because the project is in Selangor, the governing register is the Lembaga Perumahan dan Hartanah Selangor controlled-price project list, and the Federal Territories’ RUMAWIP register has NO jurisdiction over it. RUMAWIP was therefore not consulted, and that is a correct decision rather than a gap — reading the wrong register would have manufactured a false answer either way. The Selangor list, version 10 September 2026, carries no row for this project under any of five search terms: not Dedaun, not UDA, not Bandar Tun Hussein Onn, not Suadamai and not Suakasih. The price leg says the same thing from the other direction: the project’s filed MINIMUM of RM394,800 is about 1.44 times the highest Hulu Langat controlled ceiling in that document and about 1.58 times its commonest tier, so no unit here could be controlled-price stock. And the whole-licence leg: none of this licensee’s twelve registrations appears in the document, and the lowest band on the entire licence still exceeds the controlled tier. There is no affordable component anywhere on licence 10013. Why a negative is worth this much space. The Selangor list’s own rules are printed AFTER its tables rather than before them, and they are what a buyer comparing this project against the controlled-price schemes in the same mukim is really comparing against: a household income cap, a prior-ownership test, compulsory registration with the state housing board, an application that expires, and — on every tier — a FIVE-YEAR TRANSFER MORATORIUM running from the sale and purchase agreement, with State Authority approval still required after it. This project is fully open-market title with none of that attached. That is the honest comparison, and the Selangor list is the only source for it: none of it appears on any project document, any developer page or any portal.

The delivery record behind this licence — twelve registrations, one district, eleven delivered

Licence 10013 carries twelve registered projects and every single one of them is Selangor / Hulu Langat. Eleven are recorded as delivered — Siap Dengan CCC or Siap Dengan CFO — and this one is the twelfth and the only one still Lancar. The register also reports projek_sakit_count: 0 and projek_terbengkalai_count: 0 across that set. Over a sample of twelve in one district that is a real delivery record and this page credits it: this licensee has built out an entire township and delivered almost all of it. Three cautions that go with the credit. FIRST, the sample is the LICENSEE’s, not the group’s. Other companies in the same corporate family hold their own licences with their own records, and reports about any of them belong to those licences and not to this one; the only compliance facts that belong here are this licensee’s own three fields. SECOND, every one of the other eleven registrations is refused by name on this page: no distance, image, facility, award, particular or price crosses from any of them, same licence and same township notwithstanding. THIRD, two of those eleven are traps for anybody searching. UDA LAND (CENTRAL) SDN BHD is a registered PROJECT NAME on this licence and not a licensed developer at all — which is exactly why the consumer surfaces are confused about who built this. And BANDAR TUN HUSSEIN ONN is a registration named after the whole township, with status Permit Tidak Wujud: permit does not exist. Search the township string and that is what you will hit.

The name problem, stated the way a buyer needs it

Six name forms are in circulation for one building, and the developer itself publishes three of them. Residensi Dedaun is the registered name and the only string that works on the register. Dedaun Residensi — the same two words reversed — is what the developer uses at a SECOND self-canonical URL for the same project, in its own blog and in its own asset text, and it is also what both independent publishers use, so the register’s word order is the MINORITY usage in public. The register’s own project list prints the name in upper case, a third form. Dedaun Heights survives in the alt text of three generic theme icons and nowhere else — almost certainly a withdrawn working name, printed here unadjudicated because it appears in no page text, no register field and no filing. And the agency folder label, Dedaun UDA, matches nothing at all: not the register, not the developer’s site, not either portal. UDA is a corporate prefix that this project’s name does not contain. What to do with that, practically. Search the register for 10013-12 or for Residensi Dedaun. Search the licensee as UDA LAND, never as DEDAUN — no licensee in Malaysia has that word in its name, so the project’s own name reaches no corporate record at all. And one decoy to know about: there is a completely different project called Residensi Dedaun Rimba, by a different developer under a different licence serial, in a different district entirely. It shares both words with this one. Nothing about it — not its acreage, not its lease expiry, not its particulars — has any bearing on this page, and nothing from it appears here.

Not published, therefore not on this page

The list below is what a buyer would reasonably ask and what NO source answers. It is printed because an omission a reader cannot see is indistinguishable from an omission a page is hiding. The project’s own street address as a FILED fact — the only address on the filing is the developer’s office. The lot or PT number, and the mukim, as filed facts — which is precisely why the tenure question cannot be closed: a title search cannot be ordered without a lot number. The land area — no filed figure, no register key, no developer figure, and two third parties who disagree with each other — so no density figure exists and none is published, and the one published density claim about this project is refused on its own publisher’s figures, with no arithmetic from it reproduced here. The number of blocks. Any area, unit count or price for any single one of the eighteen layout codes. The bedroom and bathroom count for both 850 sq ft groups — the developer leaves the fields empty and the register gives only the sets. Which level any facility sits on — no schedule, no level plan, and the developer’s own “Project Specification” heading has no content under it on either of its pages. The total car-park bay count — the filing gives an entitlement of two bays per unit, which is not a total. The unsold or remaining unit count — the register key is absent and nobody publishes one, so 87.50% built is read here as construction and never as sales. The lease expiry, and whether Pajakan Kekal means freehold at all. The chargee or financier — the filing says none, and whether that is still true is unknown. The architect, main contractor, quantity surveyor or any consultant. The gross development value. The maintenance charge and the first-year budget. Whether the shop lot and the kindergarten are built, let, operated or shell space. Whether the smart-home specification two third parties described in December 2023 is still part of the product. The line name for either rail station. And any construction-progress photograph of the building at 87.50% built, which not one source publishes. Every one of those is a question Louis can put to the developer in your name, and several of them are answered by a single document.

The licensed developer

UDA Land Sdn Bhd — the licensee, and the only surface that names it is the filing

The licensed developer of Residensi Dedaun is UDA LAND SDN. BHD., KPKT developer code 10013, registration number 161741-H as printed on this project’s own filed advertisement. It is correctly described as a UDA Holdings group company, and that formulation is deliberate: it is the most this page can say that is both accurate and useful. The register shows the licensee Aktif with twelve registrations, its licence 10013/09-2031/0453(R) current to 30 September 2031, and its registered office in Kuala Lumpur while its business address is in Hulu Langat, Selangor — the two legs point at two different states, and both are printed.

And now the part that a buyer needs more than any of that: the consumer-facing attribution for this project is wrong on every surface except the filing. The developer’s own two project pages name NO developer at all — they name a group company only as the operator of the sales gallery. A December 2023 press report names the PARENT, in two different spellings within one article. A property portal names the parent too, and gives it the wrong legal form for a listed company. So the licensee’s name — the name of the company a buyer would actually be contracting with under a Jadual H agreement — is published in exactly one place: the statutory advertisement almost nobody reads.

The practical consequence is a search that fails. A client told “the developer is UDA Holdings” searches the KPKT register, finds a different developer code with 74 registrations, and does not find this project among them. A client told “UDA Land (Central)” finds something stranger still: UDA LAND (CENTRAL) SDN BHD exists on the register as a registered PROJECT NAME on this very licence and NOT as a licensed developer at all. A search for that string returns a project, not a company — and a reader who does not notice which kind of object they have found will attribute this building to a company that holds no licence. Whether UDA Land (Central) Sdn Bhd exists as a company at all is an open question on this page, and the document that would close it is the group’s own subsidiaries note or an SSM company profile.

The identification was made by code rather than by name, and that is worth explaining because it is what makes the rest of this page trustworthy. No licensee in Malaysia has “DEDAUN” in its company name — a clean, closed, untruncated negative — so the project’s own name reaches no corporate record. The route in was the licence serial: developer code 10013, registration 10013-12, and from the registration the filed advertisement. Everything on this page hangs off that registration code, which is why the page keeps repeating it: it is the only identifier that is unambiguous. One trap met and measured along the way, recorded so that you can repeat the search yourself: UDA is a substring of GAMUDA. A search of the register for UDA LAND returns eight licensees and FOUR of them are Gamuda Land companies. In the green-certification registers, every single UDA match is a Gamuda row. None of those is this developer and none of their particulars appears here.

The company registration number is contradicted and this page does not pretend otherwise. This project’s filed advertisement prints UDA LAND SDN BHD (161741-H). A filed advertisement for a sister project by the same group prints UDA Land Sdn Bhd (161742-H) — the same company name, one digit apart. One of the two is wrong, and no third surface exists to break the tie: the register prints no registration number for this licensee, the developer’s site prints none, and neither portal prints one. 161741-H is published here because it is what THIS project’s own filing says, labelled as filed. The closing document is the SSM company profile of UDA Land Sdn Bhd, or the parent’s annual-report subsidiaries note — and Louis can ask for either.

What the licensee’s own compliance fields say, and what they do not. The register’s mempunyaiKesalahan key for this licensee EXISTS AND IS EMPTY: it reads neither Tiada rekod nor Ada Kesalahan, and this page therefore reports it neither way rather than reading an empty field as a clean one. projek_sakit_count and projek_terbengkalai_count are both 0 across twelve registrations, and eleven of those twelve are recorded delivered — which over a sample of twelve in a single district is a genuine delivery record. And the discipline that goes with it: reports about other companies in the same corporate family belong to THEIR licences, not to this one. This page carries this licensee’s own three fields and nothing borrowed from a relative.

No joint venture is named by anybody. No filed document, no register field and no developer surface names a partner, a joint-venture vehicle or a share split. “No joint venture is published” is the honest statement; “no joint venture exists” is not — this is a government-linked subsidiary whose own consumer pages do not even name the licensee, so their silence proves very little. The closing document is the parent’s annual report or the licensee’s SSM profile.

Awards and green certification: nothing is claimed, and the risk on this project is entirely on the borrowing side. Neither of the developer’s two project pages carries an award tile or a line of award text; the press report mentions none; the portal shows none; the filing carries none. So this page carries no award, which is the easy and honest position. The danger is that the group’s own home page carries seventeen awards, not one of them attributed to a project in its text — and several of them are for landed, northern-region or luxury categories. All seventeen are refused here by name. An award for a northern-region landed scheme on a Hulu Langat apartment page would be indefensible. On green certification: no rating is claimed by any source and none was found. The Platinum, Gold and Silver registers were each read to a clean close with no match. The Bronze register cannot be read below 4 April 2024, and since this project’s first advertising permit issued in April 2023 a 2023-vintage provisional Bronze entry would fall exactly inside the unreadable part — so the honest statement is “no entry in the reachable portion of the Bronze register”, which is not a negative. The national green building index directory could not be reached at all, which is also not a negative. The developer’s Green Zone facility tile and the word “sustainable” are not certification claims and are not dressed up as any.

The superlatives, and what supports them. The developer describes the project as offering exclusive living spaces, premium amenities and a prime neighbourhood. None of the three has any primary support, and the first is in tension with the filed facts: 341 units in a 37-storey apartment is not an unusually exclusive arrangement. The developer’s own page-description tag reaches for a grander product word, against its own page field Apartment and against the filed word Pangsapuri — three surfaces to one, so that word is refused. A 2023 article’s claim that there are no tall buildings immediately nearby is a three-year-old statement about a neighbourhood around a site that is now 87.50% built, and it is not repeated here — and neither is that same article’s density claim, which its own figures do not support. What IS publishable is the absolute: 341 units, one registration, 37 storeys, eighteen layout codes, and published built-ups of 850 and 1,160 sq ft.

Licensee particulars from the KPKT TEDUH developer record for code 10013 and from this project’s own filed advertisement, both read 21 October 2026. The registration number is as filed and is contradicted by a sister filing; the empty compliance field is reported as empty; and nothing on this page is borrowed from any other company in the same corporate family.

Frequently asked

The questions a buyer actually asks about Residensi Dedaun

Is Residensi Dedaun in Kuala Lumpur or in Selangor?
Selangor. Daerah Hulu Langat, under Majlis Perbandaran Kajang. It is not in the Federal Territory of Kuala Lumpur and Dewan Bandaraya Kuala Lumpur has no jurisdiction over it. Two primary legs settle it and they agree with each other, and four register fields corroborate them.
LegWhat it saysWhere it comes from
Building-plan reference(24)dlm.MPKJ.6/P/26/2020The filed advertisement — PRIMARY. This is the Selangor / MPKj reference shape and not the Kuala Lumpur one-stop-centre shape

DistrictHulu LangatKPKT register, and not a bare dash
StateSelangorKPKT register, two separate fields
The licensee’s own address43200, Hulu Langat, SelangorKPKT register — the register writes the district itself
Coordinate3.043436 / 101.753835KPKT register, and in range
MukimMukim Cheras — INFERREDPostcode, township and the Selangor controlled-price list. The filing prints no mukim and the register has no mukim key, so this leg is labelled inferred
And the reason the question gets asked at all: one property portal prints this project’s address as Kuala Lumpur and then, on the same page, notes that postcode 43200 “is technically in Selangor”. It contradicts itself in one document. Why it matters: the state decides which land authority consents to a transfer, which state register governs affordable stock, and which foreign-buyer threshold applies.
When will Residensi Dedaun actually be handed over?
The only date backed by an approved statutory instrument is 25 August 2027. But five dates are in circulation for this one project, so here they all are.
DateSourceWhat it actually is
Januari 2026The filed advertisementThe stalest of the five — about 21 months past at the date of this page
25 August 2026KPKT registerThe CONTRACTUAL vacant-possession date under the first agreement: 36 months from 25 August 2023. Already passed, at 87.50% built

April 2027The developer’s own current website, both pagesMatches NO register field and sits four months AHEAD of the statutory date. It is a construction-completion expectation, not a vacant-possession date, and the two must not be conflated

“2023”A portalREFUSED outright: a completion year that precedes the first sale and purchase agreement
Both halves of the delivery story, and neither is softened. An approved extension is lawful and is not automatically a delay. But the original contractual date has already been overrun, so this project is spending the extension rather than holding it in reserve. No source carries both the developer’s April 2027 and the register’s 25 August 2027, which is exactly why this page prints both.
Can a foreign buyer purchase a unit at Residensi Dedaun?
No — and this is one of the few questions on this project that needs no hedge at all. Daerah Hulu Langat is in Selangor Zone 1, where the minimum price for a foreign acquisition is RM2,000,000, strata and gated landed strata alike. The filed statutory MAXIMUM for the whole project is RM907,200 — roughly 45% of that floor. Not one of the 341 units reaches the threshold; there is no straddling type and no exception. And the answer survives the boundary question: had the project turned out to be in the Federal Territory of Kuala Lumpur, the floor there is RM1,000,000 under the Garis Panduan Perolehan Hartanah effective 13 July 2022, with consent through the Economic Planning Unit and section 433B of the National Land Code — and RM907,200 is below that too. The RM1,500,000 window from a 2020 circular has EXPIRED and is not current; it is named only so that nobody quotes it at you, and even it would not have changed the answer. If you are buying from outside Malaysia, Louis will point you at stock in this corridor that actually clears the threshold rather than wasting your time on this one.
Is Residensi Dedaun freehold?
The honest answer is that three non-statutory surfaces say freehold, the filed field says something that is not a tenure class at all, and the register is silent. The filed Jenis Pegangan Tanah reads Pajakan Kekal — Pajakan is LEASE and Kekal is PERPETUAL. The standard Malay for freehold is Pegangan Kekal or Milik Kekal, and Pajakan Kekal is not a class under the National Land Code. The developer’s own two pages, the December 2023 press report and the portal all say Freehold. The register prints no tenure field for this record. And Tarikh Tamat Pajakan — a lease-expiry date — is published by NOBODY, on any surface. The absence of any expiry date anywhere is CONSISTENT with freehold and does not PROVE it, so this page prints the filed phrase beside the three freehold statements rather than flattening the two into one word. What closes it: a land-title search on the project lot — and that cannot even be ordered, because no filed document, register field or developer surface gives the lot or PT number. The practical route is the Schedule to your own Jadual H sale and purchase agreement, which must state the title particulars. Ask for it before you pay anything.
How many units, how many storeys, how many blocks?
341 units and 37 storeys. The block count is NOT ESTABLISHED and this page prints none. 341 is agreed by the filed advertisement AND the register, with a December 2023 press report and one portal agreeing as well. 37 storeys comes from the register’s own field and from the developer’s own words — the filed advertisement prints no storey field at all. One portal says “approximately 25”, which is a single-publisher outlier against two agreeing sources and is refused. On blocks: the register’s development field reads Berfasa, phased, with exactly ONE component row, and there is no further registration on this licence — so the phasing flag describes stages inside one registration rather than a second registration. The only source that publishes a block count is the same source that got the storeys wrong, so no block count appears here.
What are the layouts, and how big are they?
Eighteen layout codes in three built-up groups: one group at 1,160 sq ft and two at 850 sq ft. The codes are A, A1, B, B1, C, C1, then D, D1, E, E1, F, F1, then G, G1, H, H1, J, J1 — eighteen in total, and there is no I. Every one of those areas is the developer’s own current website figure and NONE of it is statutory: the filed advertisement contains no area schedule at all — not a square foot, not a square metre, not a type code — and the register’s own area field is empty rather than populated. The large group’s area is contradicted: the developer publishes 1,160 sq ft today and a December 2023 press generation carried 1,190 sq ft. The developer’s current figure is published here and the older one is named as what it is. And the limit worth stating plainly: no source publishes an area, a unit count or a price for any SINGLE one of the eighteen codes. Three group figures is as fine as the public record goes, and this page does not go finer. Nothing here is read off a drawing.
How many bedrooms and bathrooms does a unit have?
The register gives the SET and not the mapping, and the difference matters. The register records bedrooms as 2, 3 and bathrooms as 1, 2 — so some units in this project have TWO bedrooms and ONE bathroom. The developer publishes 3 bedrooms and 2 bathrooms for the Type A - C1 group ONLY, and leaves both fields EMPTY on both 850 sq ft panels; the bed and bath icons render on all three panels and only the first has numbers beside them. Both portals assert 3 and 2 across every type, which the register contradicts outright. The obvious reading — that the 850 sq ft groups are where the two-bedroom units live — is an INFERENCE, and this page does not print an inference as a fact. What closes it: the developer’s own complete type schedule, or the First Schedule of the sale and purchase agreement for the code you are actually buying. Louis can ask for both.
Is this a condominium or an apartment, and why is it filed under the category it is?
An apartment. Nothing filed says Servis, and this page never adds that word. The filed Perihal Kediaman is Pangsapuri — a plain apartment — not Pangsapuri Servis. The register’s type is Rumah Pangsa/Kondo, its sale contract is Jadual H, and the advertising permit carries the -(S) strata tail. Five legs, all one way, and the site’s own category label is wider than the product word on purpose — it groups more than one high-rise product form under a single heading, and this project is the plain-apartment member of that group. The developer’s own page field says Apartment too. Its own page-description tag reaches for a grander product word, which contradicts that field and the filed word, and that word is refused here — a tag is not a product type.
What does a unit cost?
The filed statutory Unit Selling Price range is RM394,800 to RM907,200, and that is the only money figure on this page. It comes from the developer’s own legally filed advertisement, where it is printed as RM394,800.00 (Min) - RM907,200.00 (Maks), and the KPKT register and the developer’s own website both print the identical pair — three surfaces agreeing to the ringgit, one of them statutory. That is unusual and it is worth saying. It is the filed sale-and-purchase price range. It is NOT a price list, NOT a quotation and NOT an offer, and it is not a figure for any particular unit: no source publishes a price for any one of the eighteen layout codes. This site publishes the filed sale-and-purchase figure and nothing else — the register section above says exactly what else exists on this project and why none of it is printed here. The real number for a real unit lives in the price list and in the sale and purchase agreement at the sales gallery, and what applies on the day you buy is a question for Louis rather than for a web page.
Is the project still licensed and permitted to sell?
Yes, on the register, as read on 21 October 2026 — and the filed document cannot tell you so, which is a finding in itself. The developer licence 10013/09-2031/0453(R) runs 1 October 2026 to 30 September 2031 and is current. The advertising and sales permit 10013-12/04-2027/0287(R)-(S) runs 7 April 2026 to 6 April 2027 and is current, with about five and a half months left at the date of this page; its predecessor was renewed with no gap. Now the filing: it prints the permit as a literal XXXXX-X/XX-XXXX/XXXXX(P) with XX/XX/XXXX validity, so the permit position is UNASSESSABLE from the primary document. And it advertises on a developer licence 10013/09-2026/0990(A) that EXPIRED on 30 September 2026 — three weeks before this page — while the register shows the renewal took effect the very next day with no gap. So the lapse is a document-currency problem rather than a licensing gap, and licence validity is never passed off here as permit validity: they are different instruments with different dates. Both are dated statements and should be re-checked on the day you act.
Who is the developer, exactly?
UDA LAND SDN. BHD., KPKT developer code 10013, registration number 161741-H as filed — correctly described as a UDA Holdings group company. And the attribution is wrong on every consumer surface, which is why this question needs a table.

The filed statutory advertisementUDA LAND SDN BHD (161741-H)The licensee, correctly — and the only surface that names it

A December 2023 press reportThe PARENT, spelled two different ways in one articleNot the licensee
A property portalThe PARENT, with the wrong legal form for a listed companyNot the licensee, and wrong twice
The practical trap: a client told “the developer is the parent company” searches the register, finds a different developer code with 74 registrations, and does not find this project among them. A client told “UDA Land (Central)” finds that string on the register as a registered PROJECT NAME on this very licence, not as a licensed developer at all. Ask Louis for the company profile before you sign anything — the counterparty on a Jadual H agreement is the licensee, not the group.
What facilities does Residensi Dedaun have?
It depends which of the developer’s own two lists you read, and they do not match. The tiled list has ten items: a green zone, a mini hiking trail, a gymnasium, a swimming and wading pool, side-by-side car parking, an EV charging bay, a children’s playground, a BBQ area, a carwash bay and a management office. A prose paragraph on the SAME page adds nine more that the tiles omit: a shop lot, a kindergarten, a multipurpose hall, a surau, a reading room, a 24-hour security guard post, two terraces, landscape and a large podium carpark. And five of the tiled items appear in no prose at all. Neither list is the complete one, so this page prints both, attributed, and does not silently merge them. No source puts ANY facility on ANY level: the developer publishes no facility schedule and no level plan, and its own “Project Specification” heading has no content under it on either page. Two of the prose-only items are independently supported by the project’s own render library, which shows a reading room and a guardhouse. And the shop lot and the kindergarten are described with no area, no count and no operator, which is the shape that often turns out to be shell space — unresolved, and Louis can ask.
Is this Rumah Selangorku or controlled-price stock?
No. It is a fully open-market scheme, and that answer comes from checking the RIGHT register. Because the project is in Selangor, the governing list is the Selangor housing board’s own controlled-price project list, and the Federal Territories’ register has no jurisdiction over it — so the federal register was correctly not consulted. The Selangor list, version 10 September 2026, carries no row for this project under any of five search terms, and the price leg says the same from the other direction: the project’s filed MINIMUM of RM394,800 is about 1.44 times the highest Hulu Langat controlled ceiling in that document. Nor is there an affordable component anywhere on this licence: none of the licensee’s twelve registrations appears in the list, and the lowest band on the whole licence still exceeds the controlled tier. Why that is worth knowing rather than trivia: the controlled-price schemes in the same mukim carry a household income cap, a prior-ownership test, compulsory state registration and a FIVE-YEAR TRANSFER MORATORIUM running from the sale and purchase agreement. This project carries none of that. If you are comparing it against a scheme next door at a lower price, that is what you are really comparing.
How far is the nearest MRT station, and which line is it on?
About 2.9 to 3 kilometres — and NO source names the line. The developer publishes 3 km to the nearest station and 5 km to a second one; a portal publishes about 2.9 km to the same nearest station and gives its station code. A station code is not a line name, so this page asserts no line at all — portals in this corridor are known to collapse and mislabel stations, and no primary source states it. What is safe and useful: the nearest rail is about three kilometres away, which is NOT walkable, and no station is within one kilometre of the site. On a project whose own highlights section leads with transport, that is the honest headline. On roads: the developer and a December 2023 press report between them name EIGHT expressways, in two lists that do not overlap in wording on a single entry, and NOT ONE of the eight carries a distance on either surface. Two pairs are plausibly the same road under two names — plausibly is not established, so nothing is merged. A legend is not a distance. Eleven published distance figures exist for this project in total, and that is the complete set; this page estimates none and the two sources disagree about the one hospital they both measure.
Does the project have a green rating or an award?
No rating and no award is claimed by anybody, and none was found. Neither of the developer’s two project pages carries an award tile or a line of award text; the press report mentions none; the portal shows none; the filing carries none. So there is nothing to confirm, refute or hedge, which is the easy honest position. On green certification: the Platinum, Gold and Silver registers were each read to a clean close with no match for this project. The Bronze register cannot be read below 4 April 2024 — and because this project’s first advertising permit issued in April 2023, a 2023-vintage provisional Bronze entry would fall exactly inside the unreadable part. So the honest statement is “no entry in the reachable portion of the Bronze register”, which is NOT the same as a negative, and the national green building index directory could not be reached at all, which is also not a negative. The developer’s Green Zone facility tile and the word “sustainable” are not certification claims and are not dressed up as any. And the discipline that matters more here than the answer: the group’s own home page carries seventeen awards, not one of them attributed to a project in its text, and all seventeen are refused on this page by name.
Why are all the images on this page artist’s impressions?
Because that is all anybody publishes. NO construction-progress photograph of this project exists on any source read — not on either of the developer’s two project pages, not in the December 2023 press report, not on either portal — even though the KPKT register records the building at 87.50% built. So every image here is a render or a plan sheet from the developer’s own library, and every caption says artist’s impression. Two of the renders carry only the bare project name in the source library, so no subject is asserted for them and they are captioned generically — in particular this page does not describe either of them from a source filename, even where a filename offers one. Eleven of the facilities the developer itself claims have no image at all, and no render is allowed to stand in for one of them. Nothing in the set is licensed stock, theme demo content or another project’s asset: every source filename begins with this project’s own name. And no area, bedroom count or bathroom count has been transcribed off the three plan sheets — a drawing is not a text source, and the gap is printed rather than filled from a graphic. Ask Louis for a site visit: at 87.50%, the building itself is the best document available.
What is on this page that this site will not publish, and why?
A short, named list of price-adjustment information from the agency’s own project material, and the register section above sets out exactly what it is and why it is withheld. Louis’s instruction is absolute and it is wider than the law requires, so rather than leaving a silent gap the page names each withheld item, says what KIND of thing it is, and says which rule catches it. Three items on this project are caught: one field on the filed advertisement, one campaign the developer runs on its own website that names this project, and one three-year-old per-square-foot figure from a third party. What IS published is one money figure: the filed statutory Unit Selling Price range of RM394,800 to RM907,200, which is the filed sale-and-purchase range and is neither a price list, a quotation nor an offer. Read the section headed “What this page does not publish, and why” above for the full statement — it is deliberately specific, because an omission a reader cannot see is indistinguishable from an omission a page is hiding.
What should I ask for before I pay a deposit?
Six documents answer almost every open question on this page, and Louis can ask for all of them in your name. ONE: the price list and the Jadual H sale and purchase agreement for the specific unit — the only documents that state a real price and the only place the title particulars and the parcel area are legally set out. TWO: the issue document of title, or the Schedule to that agreement, which settles whether Pajakan Kekal means freehold and supplies the lot number nobody publishes. THREE: the complete type schedule — area, bedrooms and bathrooms for each of the eighteen codes, which no public source gives. FOUR: a written handover date, and confirmation of whether any further extension has been applied for beyond the approved twelve months. FIVE: the facilities plan sheets, with the level each facility sits on, and a straight answer on whether the shop lot and the kindergarten are built, let or shell space. SIX: dated construction-progress photographs, or better, a site visit — at 87.50% built there is a building to look at and nobody publishes a photograph of it. And check both instruments on the register on the day you act: the permit expires 6 April 2027 and every instrument sentence on this page is a dated statement.

Ask the questions this page could not answer

The handover date in writing, the title that settles the tenure, the type schedule for all eighteen codes, the facility level plan, and a photograph of a building that is 87.50% built and that nobody has photographed. Six documents answer all five, and Louis can ask for every one of them in your name.

Louis builds these pages from the KPKT register and the developer’s own legally filed advertisement rather than from brochures — which is why this one opens by telling you the project is in Selangor and not Kuala Lumpur, prints all five completion dates in circulation, and says that the original contractual handover date has already passed. Where a source could not be verified it is named as unverified. Where nobody publishes something, the page says so and names the document that would close it.

The instrument positions are dated statements: on that reading the developer licence ran to 30 September 2031 and the advertising and sales permit to 6 April 2027, and the vacant-possession date was 25 August 2027 after an approved twelve-month extension.

Build progress

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
