Daerah Klang, Selangor · read 21 October 2026BT Arcadium, Bandar Bukit Tinggi 1, Klang — two-storey SHOP OFFICES on individual freehold titles, and they sit OUTSIDE the Housing Development Act: NO developer licence was EVER issued, NO advertising and sales permit exists, NO filed advertisement, NO Jadual G or Jadual H, NO statutory compensation for late delivery and NO filed completion date — and NO company is named as the developer on any public surface
READ THIS FIRST, BECAUSE IT IS THE WHOLE POINT OF THE PAGE: a shop office is not “housing accommodation”, so the Housing Development (Control and Licensing) Act 1966 does not reach BT Arcadium at all. That single sentence is what decides everything else on this page, and it costs a buyer of a multi-million-ringgit shop lot more than anything else they will read about this project. WHAT IT COSTS YOU, CONCRETELY: no prescribed Jadual G or Jadual H sale contract, so the terms are whatever the vendor drafts. No statutory liquidated damages if delivery runs late, so a delay has no automatic remedy. No section 7A housing development account, so your progress payments are not ring-fenced by statute. No filed completion date, so there is no date on a public record to hold anyone to. No statutory defect liability period. No KPKT register entry to check and no KPKT recourse. And no Tribunal for Homebuyer Claims — the Tribunal is a creature of the Act and does not reach a commercial purchase. AND THIS IS NOT A RESEARCH GAP. NO LICENCE WAS EVER ISSUED — not issued and lapsed, NEVER ISSUED. There is no advertising and sales permit either, so a “has the permit lapsed?” question cannot even be asked of this project. There is no Jadual G and no Jadual H, so there is no contractual delivery period that could be extended, and no pindaanTempohSerahKosong field that could exist to be read. Every one of those absences is a legal consequence of the product class. AND THE SECOND HEADLINE: NO COMPANY IS NAMED AS THE DEVELOPER OF BT ARCADIUM ON ANY PUBLIC SURFACE WE COULD REACH. The marketing microsite prints the words “Developed by” over a bare logo image with no company name anywhere in the text. The construction-industry database states that one owner company is identified and keeps the name behind its paywall. So this page does not name a developer, and it does not create a developer term for a company nobody has identified. WHAT IS MARKETED, and none of it is filed: two-storey shop offices on INDIVIDUAL titles — not strata — freehold; Phase 1 at 40 units on about 2.17 acres; Phase 2 (BT Arcadium 2) at 23 units; two storeys throughout. “BT” IS NOT A COMPANY’S INITIALS AND NOT A COINED BRAND. It stands for BANDAR BUKIT TINGGI, the Klang township itself — established on three legs, set out in full below, the decisive one being a construction-industry record that prints the abbreviation and its expansion in one string. THIS PAGE PUBLISHES NO PRICE AT ALL, deliberately, and the reason is in the open: there is no filed statutory price range, because there is no filing. Where no filed range exists the house rule is to publish nothing and to say that is the rule. ONE HARD, DATED, GOOD FACT: the LRT3 Shah Alam Line station SA24 Bandar Bukit Tinggi OPENED ON 29 JUNE 2026. The microsite’s bare claim “Close to LRT3” was written while the line was still under construction — and events have since made it true. No source publishes a distance to it, or to anything else, so this page publishes none and estimates none.

Every figure on this page is attributed to the surface that published it, every absence was tested rather than assumed, and the gaps are named rather than filled.
ARCADIUM and on ARCADIA each returned ZERO licensees, against a positive control on the same endpoint in the same session that returned sixteen. The zeros are real zeros, not a sick endpoint.BT Arcadium, Bandar Bukit Tinggi 1, Klang — at a glance
Every cell names its source, and most of them say the same thing: nothing is filed, because nothing CAN be filed for this product class. There is no statutory particulars block to reproduce here, so this table is a table of absences — and each absence is labelled either a legal consequence or a genuine gap, because those are two different things.
- Legal regime
- OUTSIDE the Housing Development ActA shop office with no living accommodation is not “housing accommodation”, so the Act does not reach it. No developer licence and no advertising permit CAN exist. This is the correct legal position, not a missing document.

- NONE EXISTSSo the lapse-versus-current question cannot be asked of this project at all, and nothing on this page may be passed off as permit validity.
- Filed statutory advertisement

- NONE — no Jadual G or Jadual HWhatever contract the vendor offers is a freely drafted commercial agreement. Your own solicitor is the only protection inside it.
- Late-delivery compensation
- NO statutory liquidated damagesThe Act’s regime does not reach this product, so there is no automatic remedy for a delay. Any late-delivery remedy has to be written into the contract.
- Progress payments
- NO section 7A housing development accountOn a licensed housing development your money sits in a ring-fenced statutory account from which the developer may draw only for the development. Here it does not, unless the contract says otherwise.
- Delivery-period extension
- CANNOT EXISTNo
Jadual GorJadual Hmeans no contractual delivery period, which means nopindaanTempohSerahKosongfield could exist to be extended. On seven consecutive licensed projects that field was the highest-value finding on the page. Here its impossibility is the finding. - Completion date
- NONE filed — and NONE published by anyoneNo source gives a completion or handover date for either phase. The construction record shows Phase 2 starting October 2025 with the end date BLANK. This page does not estimate one.
- Dispute route
- NO Tribunal for Homebuyer Claims · NO KPKT recourseThe Tribunal is a creature of the Act and does not reach a commercial purchase. There is no licence to suspend and no filed particulars to hold anyone to. The courts and your contract are what is left.
- Developer
- NOT IDENTIFIED ON ANY PUBLIC SURFACEThe microsite prints “Developed by” over a bare logo with no company name in the text; the construction database paywalls its owner field. The firm whose site carries the marketing is a registered estate agency, not the developer. This page names no developer and creates no developer term.
- Built form

- INDIVIDUAL title — not strata · freeholdPortal and agent-review sources only; no filed source states either. Individual title means no management corporation and no strata maintenance regime — and it means the unit is LANDED, which is what makes the foreign-buyer question hard rather than easy.

- Phase 1: about 2.17 acres · Phase 2: NOT PUBLISHEDMARKETED, not filed. No source publishes Phase 2’s land area at all, and none publishes the total masterplan parcel — which is why no density figure appears on this page and none should be attempted.

Daerah Klang, SelangorDERIVED, and the derivation is ranked with its weakest leg named. BT Arcadium has no filed plan prefix of its own, because it has no filing. The strongest leg is a licensed neighbour’s filed plan prefix in the same township, whose own register record also printsdaerah: Klang. The Atlas folder label was NOT used as evidence.- Price
- NOT PUBLISHED ON THIS PAGE — and the reason is published insteadThere is no filed statutory Unit Selling Price range, because there is no filing. Where no filed range exists the house rule is to publish no price at all and to say that is the rule. The marketing microsite publishes no price either. The price list and the sale and purchase agreement at the sales gallery are where a real figure comes from.
- Foreign buyers
- A QUESTION, NOT AN ANSWER — and the page says soThe price test cannot be run: there is no filed price to test against anything. And an individually titled two-storey shop office is LANDED, which Selangor treats separately again. Every source behind the Selangor zone table is a RESIDENTIAL acquisition instrument and its application to a commercial title is NOT ESTABLISHED. The answer goes to the state land office, in writing.
- Facilities
- NONE — and that is correctA row of individually titled two-storey shop offices has no common property, no facilities deck and no management corporation. No source assigns a facility to BT Arcadium, and nothing is read across from the licensed neighbour’s published facilities schedule.
- Green rating
- NO ROW IN ANY TIER — and the verdict SPLITS BY PHASEAll four GreenRE tiers read 21 October 2026: no
ARCADIUM,ARCADIAorBUKIT TINGGIcell in any of them. For Phase 2, which started October 2025, the Bronze zero is a real zero. For Phase 1, which was already building in December 2023 and therefore before the reachable Bronze window opens, it is INCONCLUSIVE. Written that way deliberately. - Awards
- NONE PUBLISHED HERENo surface claims an award for BT Arcadium or for the masterplan it belongs to, and there is no developer awards page to read because no developer is identified. One attempt at an awards surface returned a rate-limit refusal, which is inconclusive rather than a negative. Either way, no award appears on this page.
- Affordable component
- NONE open for applicationThe Selangor housing board’s list of 10 September 2026 carries no
ARCADIUMrow and noBUKIT TINGGIrow. That register is residential in scope, so it is out of scope for a commercial product rather than a clean negative — but what its absence CAN establish is that nothing here is open for affordable application. - Rail
- LRT3
SA24Bandar Bukit Tinggi — OPENED 29 JUNE 2026Elevated, one island platform, 600 parking bays, wheelchair accessible. The microsite’s bare “Close to LRT3” was written during construction and has since become true — a rare case of a forward-looking marketing claim vindicated by events. NO distance to it is published by any source, so none appears here. - Distances
- NOT ONE DISTANCE IS PUBLISHED BY ANY SOURCENot to the station, not to the mall, not to Klang town, Port Klang, the airport or the city. The page does not estimate one, and adjacency is not a distance.
- Imagery on this page
- NONE — deliberatelyNo photograph or rendering of this project is published by any source whose subject we could verify, and we will not publish one whose subject we cannot establish. Above all, no logo: publishing an unidentified mark beside a page that cannot name the company would be a misattribution.

Five things this page exists to tell you
This is a page built almost entirely out of absences, and that is a finding rather than a failure. There is no licence, no permit, no filed advertisement, no filed unit schedule, no filed delivery date and no named developer — so what the page can honestly do is say exactly that, precisely, and name the document that would close each gap.
It is outside the Act — and here is what that costs you
No prescribed Jadual G or Jadual H contract. No statutory liquidated damages if delivery runs late. No section 7A housing development account ring-fencing your progress payments. No filed completion date. No statutory defect liability period. No ministry register entry to check. No Tribunal for Homebuyer Claims. All seven exist only because the Housing Development Act creates them, and the Act reaches HOUSING ACCOMMODATION. A shop office with no living accommodation is not housing accommodation. So this is not a developer failing to file something. It is a product class the Act does not cover — and on a multi-million-ringgit shop lot the practical consequence is that your own solicitor, and the contract they negotiate, is the entire protection you have. Almost no Malaysian portal or agent page will tell you this. It is the most useful thing on this page.
Nobody will tell you who the developer is — and this page says so
No company is named as the developer of BT Arcadium on any public surface we could reach. The marketing microsite prints the words “Developed by” over a bare logo image with no company name anywhere in the text. The construction-industry record states that one owner company IS identified and keeps the name behind its paywall. AND HERE IS THE TRAP, NAMED SO YOU DO NOT FALL INTO IT: the firm whose website carries the marketing is a REGISTERED ESTATE AGENCY holding a BOVAEP agency registration — it is a marketing surface on a par with a property portal, not a developer site. On a sibling microsite that same firm credits a named third-party developer beside its own mark, which proves it names a developer when it has one. So this page names none, and deliberately does not create a developer term for a company nobody has identified. The sale and purchase agreement, the booking form and a land search are what would close this.
“BT” is a PLACE, not a company — and that was established, not guessed
BT = BANDAR BUKIT TINGGI, the Klang township. It is a LOCALITY prefix, not a company’s initials and not a brand the developer coined. THREE LEGS. ONE, and it is decisive: a construction-industry record titles the project BT ARCADIUM 2 @ BANDAR BUKIT TINGGI 1 - SHOPOFFICES — the abbreviation and its expansion in a single string, on a trade database rather than a marketing surface. TWO: the units sit on Jalan Batu Nilam 1 and Lorong Batu Nilam 3F, Bandar Bukit Tinggi, 41200 Klang, on three independent agent surfaces, and the Batu Nilam street family belongs to Bandar Bukit Tinggi 1. THREE: the prefix recurs across four component names in one masterplan — BT District, BT Arcadium, BT Suites, BT Emporium — which is how a PLACE is used, not how a company’s initials are used. And the negative was tested rather than assumed: no licensee whose name begins BT was adopted, because a two-letter string substring-matches inside unrelated company names and no licence code was ever established for this project.
Two marketed size schedules, and they do not agree
Phase 1’s microsite publishes a 2-storey intermediate unit at a 22 ft by 75 ft lot with 3,422.92 sq ft built-up, and a 2-storey corner unit at 29 ft by 75 ft with 4,262.50 sq ft. Phase 2’s agent review publishes a 2-storey intermediate at 22 ft by 75 ft with 3,422 sq ft, and an END lot at 29.9 ft by 75 ft with 4,004 sq ft. So the corner frontage reads 29 ft against 29.9 ft, and the corner built-up reads 4,262.50 sq ft against 4,004 sq ft — a gap of 258.5 sq ft. The likeliest reading is simply that these are two different phases with two different corner products. NO SOURCE SAYS SO, no source publishes Phase 2’s own type letters and no source publishes Phase 2’s land area — so the two schedules are printed side by side and NOT merged. Neither is a filed statutory schedule. One portal makes it worse by printing 1,650 sq ft as a built-up, which is the LAND footprint restated: 22 multiplied by 75 is 1,650. That figure is not carried on this page.
One genuinely good, dated fact — and no distance to go with it
The LRT3 Shah Alam Line station SA24 Bandar Bukit Tinggi OPENED ON 29 JUNE 2026 — elevated, one island platform, 600 parking bays, wheelchair accessible, with on-demand feeder service to the neighbouring townships and a bus route running to Klang and Banting. The microsite’s feature label reads simply “Close to LRT3”, with no figure attached. It was written while the line was still under construction — and it has since become true. That is a rare thing on these pages: a forward-looking developer claim vindicated by events rather than quietly dropped. AND THE LIMIT OF IT: no source publishes a distance from these shop offices to that station, or to the shopping centre, or to Klang town, Port Klang, the airport or the city centre. Not one figure, anywhere. So this page publishes none and estimates none — adjacency is a relationship, not a measurement.
What exists, what does not, and which source said so
On a licensed housing development this section is the statutory spine of the page. Here it is a map of absences — and the absences are the honest content. Each figure in the strip is paired with the surface that published it, and every one of them is MARKETED rather than filed, because no filed figure exists for this project at all.
SA24 opened — no distance publishedThe seven protections a non-HDA shop-office purchase does not carry
Each of these exists only because the Housing Development (Control and Licensing) Act 1966 creates it, and the Act reaches housing accommodation. A shop office with no living accommodation is not housing accommodation, so none of them attaches here. This list is printed so a buyer can take it to a solicitor BEFORE signing, rather than discover it afterwards. On a multi-million-ringgit commercial purchase it is the single most valuable paragraph on the page.
The contract, and the money
- The prescribed statutory sale contract — Jadual G or Jadual H. On a licensed development its terms cannot be watered down by the developer. Here the contract is whatever the vendor drafts, and you negotiate it or you do not.
- Statutory liquidated damages for late delivery, at the rate the prescribed contract fixes, running automatically. Absent. A delay has no automatic remedy at all unless your contract creates one.
- The section 7A housing development account — the statutory account a licensed developer must pay purchasers’ money into, and may draw from only for the development. Absent. Your progress payments are not ring-fenced by statute.
- The statutory defect liability period, running from handover, during which a licensed developer must make good notified defects at its own cost. Absent unless your contract grants one.
The dates, and the recourse
- A filed delivery period and a filed vacant possession date. On a licensed scheme the register publishes one and the clock runs from your own agreement. No date is filed here, and no source publishes one for either phase.
- An extension record. No
Jadual GorJadual Hmeans no contractual delivery period, so nopindaanTempohSerahKosongfield can exist. On seven consecutive licensed projects that field was this site’s highest-value finding. Here its impossibility IS the finding. - The ministry register as a place to check anything — no
peratusSiapconstruction-progress percentage, noBaki Unitremaining-stock figure, no previous-licence history. There is no record to read any of them from. - The Tribunal for Homebuyer Claims, and KPKT recourse generally. The Tribunal is a creature of the Act. There is no licence to suspend and no filed particulars to hold anyone to. The courts and your contract are what is left.
What this product does have — stated fairly
- An INDIVIDUAL title rather than a strata parcel. No management corporation, no share units, no strata maintenance regime and no joint management body to depend on. On a shop office many buyers regard that as the point. It is also what makes the foreign-buyer question hard: an individually titled two-storey shop office is LANDED.
- Freehold tenure — on portal and agent-review sources, not a filed value. No State lease term to run down, and no extension premium to budget for. Confirm it on the title, not on a listing.
- An operating rail station in the township. LRT3
SA24Bandar Bukit Tinggi opened 29 June 2026. That is a hard, dated, third-party fact, and it is better than the adjacency claim the microsite made before the line opened. - A high ground-floor ceiling that the microsite says allows a mezzanine, and a generous first-floor height. NO DIMENSION IS PUBLISHED for either, and no source says the local authority permits a mezzanine here — that is a plan-submission question, not a marketing one. Ask before you budget for the extra floor area.
- A trading context, as one agent described it for ONE unit: banks and everyday retail already in the row. That is one listing agent’s tenancy list for a single unit — useful as colour, worthless as a measurement, and not a distance to anything.
The dated record, and where it stops
BT Arcadium 2) construction START, per the construction-industry record. End date BLANK.SA24 Bandar Bukit Tinggi OPENS. The governing dated fact on this page, and the only one from a source with nothing to sell. Two marketed schedules, printed side by side and NOT merged
Neither schedule below is a filed statutory schedule, because there is no filing. Every built-up on this page is therefore MARKETED, and labelled so. They do not agree with each other on the corner or end unit, and this page does not reconcile them. No square-metre conversion has been performed, and none should be: converting a marketed figure does not make it a measured one. There is no bedroom, bathroom or car-park schedule for any type — correct for a shop office, and the reason the usual type table is not drawn here.
Phase 1 · Type A — 2-storey INTERMEDIATE unit
Lot 22 ft by 75 ft; built-up published as 3,422.92 sq ft. The two decimal places are the microsite’s own, and they do not make the figure a measured one: there is no filed schedule to check it against and no approved plan published anywhere. What is NOT published for this type: a floor-by-floor breakdown, a car-park allocation, a frontage-to-depth drawing, or the mezzanine area the ceiling height is said to allow.
Phase 1 · Type C — 2-storey CORNER unit
Lot 29 ft by 75 ft; built-up published as 4,262.50 sq ft. Phase 2’s own schedule publishes its corner-equivalent at 29.9 ft frontage and 4,004 sq ft — 0.9 ft wider and 258.5 sq ft smaller. Both are printed on this page. Neither is adjudicated. AND NOTE WHAT IS MISSING FROM PHASE 1: there is no Type B. No source publishes one, and the corresponding site-plan file does not exist on the host. So the published Phase 1 schedule runs A and C with nothing between them, and this page does not invent a B.
Phase 2 (BT Arcadium 2) · INTERMEDIATE lot — 2-storey
Lot 22 ft by 75 ft; built-up published as 3,422 sq ft. Against Phase 1’s 3,422.92 sq ft for the same lot size, this is the one place the two schedules essentially agree — which is worth saying, because it makes the corner-unit disagreement harder to explain away as rounding. Phase 2 publishes NO type letters at all, so this unit has no Type A or Type C designation and this page does not assign it one.
Phase 2 (BT Arcadium 2) · END lot — 2-storey
Lot 29.9 ft by 75 ft; built-up published as 4,004 sq ft. THE TWO DISAGREEMENTS, stated plainly: the corner or end frontage reads 29 ft on Phase 1 and 29.9 ft here; the corner or end built-up reads 4,262.50 sq ft on Phase 1 and 4,004 sq ft here, a gap of 258.5 sq ft. The most likely reading is that these are simply two different phases with two different corner products — but NO SOURCE SAYS SO, and Phase 2 publishes neither type letters nor a land area. So the schedules stay separate and the gap stays on the page.
A portal field error, named so it is not carried
One listing prints a built-up of 1,650 sq ft for a 22 by 75 unit. That is the LAND footprint restated as a built-up: 22 multiplied by 75 is 1,650. It is a portal field error, it is roughly half of what either marketed schedule gives for the same unit, and it is not carried anywhere on this page. Named here so nobody re-derives it from the listing and wonders which figure to believe.
What would turn every marketed figure above into a measured one: the approved layout plan, the architect’s floor plans, and the schedules annexed to the sale and purchase agreement for the actual unit. Ask Louis for all three in writing, and have them measured before you accept a built-up.
Why there are no renders on this page
No images from the developer’s marketing are reproduced here. A render is drawn to sell. It is not something the developer is contractually bound to build, and there is nothing in it you can check against a document.
Ask for these three in writing instead: the approved building plan, the unit layout with its stated built-up area, and the specification schedule attached to the sale and purchase agreement. Those bind the developer. A render does not.
Bandar Bukit Tinggi 1, Klang — Daerah Klang, Selangor
NOT ONE DISTANCE TO ANYTHING IS PUBLISHED BY ANY SOURCE for BT Arcadium, so this page publishes none and estimates none. No coordinate, no mukim, no lot or PT number and no plan-approval reference of its own is published either. The district below is DERIVED, the derivation is ranked, and the weakest leg is named rather than hidden — and the Atlas folder label was deliberately NOT used as evidence, because a folder label has been wrong about a locality on a previous job.
On the Chinese version of this page the township is written Bandar Bukit Tinggi 1 with the district attached, because Pahang has a Bukit Tinggi that takes an identical Chinese transliteration and the district word is not optional. Kapar, Meru, Bandar Botanic, Bandar Parklands and Klang Parklands are carried in Latin script there: no Chinese rendering of them is in use anywhere on this site, and inventing one would be worse than leaving it untranslated.
How Daerah Klang was derived — ranked, weakest leg named
- LEG ONE, the strongest, and it is borrowed rather than owned: the building-plan approval printed in the statutory block of a LICENSED serviced-apartment scheme in the same township carries the prefix
MPK— Majlis Perbandaran Klang — and that neighbour’s own register record printsdaerah: Klangoutright. It is a neighbour’s instrument, not this project’s. BT Arcadium has NO filed plan prefix of its own, because it has no filing. - LEG TWO: the street address on three independent agent surfaces — Jalan Batu Nilam 1 and Lorong Batu Nilam 3F, Bandar Bukit Tinggi, 41200 Klang. Postcode and township are both Klang district.
- LEG THREE: the construction-industry record titles the project
@ BANDAR BUKIT TINGGI 1and files it under state Selangor. - NOT USED AS EVIDENCE: the internal folder label that says “Klang”. A folder label was wrong about the locality on at least one previous project on this site, so it is excluded on principle even when it happens to agree.
- AND THE AUTHORITY NAME IS UNRESOLVED. The prefix seen in this township is
MPK, Majlis Perbandaran Klang; the current authority isMBDK, Majlis Bandaraya Diraja Klang. The benign reading is that Klang was elevated to royal-city status after that 2022 approval, so an older plan reference naturally carries the older name — but no document seen names the approving authority for BT ARCADIUM, so that reading is not evidence. BOTH PRINTED, LEFT UNADJUDICATED.
Distances, and the one dated transport fact
- NO DISTANCE TABLE EXISTS FOR BT ARCADIUM. Not to the station, the shopping centre, Klang town, Port Klang, the airport, the city centre or any neighbouring township. Not one figure from any source. This page publishes none.
- LRT3 Shah Alam Line station
SA24Bandar Bukit Tinggi OPENED 29 JUNE 2026 — elevated, one island platform, 600 parking bays, wheelchair accessible; on-demand feeder service reaches the neighbouring Klang townships and bus route 730 runs to Klang and Banting. Third-party source with nothing to sell. - The microsite’s only transport claim is the bare label “Close to LRT3”, with no figure. It was written during construction and has since become TRUE. Say so: it is a rare case of a forward-looking marketing claim vindicated by events rather than quietly dropped.
- The shopping centre in this township is named as a nearby development on the STATION’s own article — not on any BT Arcadium surface. It is not this project’s amenity and this page does not claim it as one.
- One listing agent lists the banks and everyday retail trading in the row, for ONE unit. Useful as colour about the trading context; worthless as a distance; and it is a tenancy list, not an amenity schedule.
- Walk and drive the actual approach with Louis. On a shop office the frontage, the turning circle, the loading access, the five-foot way and the parked-car reality decide the business — and none of those is published by anybody.
The masterplan: four names, and they are different legal animals
- The prefix recurs across four names in one masterplan —
BT District,BT Arcadium,BT Suites,BT Emporium. This page is about BT ARCADIUM ONLY. - The residential component (
BT Suites/Kaira Residences) and the mall component (BT Emporium) are SEPARATE PRODUCTS and would be SEPARATE PAGES in separate categories if they are ever written. No licence, permit or register record was found for those two either. - AND HERE THAT SEPARATION HAS TEETH: as far as any filing shows, the Housing Development Act reaches NONE of the three. One page covering all of them would let protections that exist nowhere appear to read across everywhere — which is exactly the error the separate-page rule exists to prevent.
- Nothing crosses between the components on this page but this one labelled cross-reference. No facility, no acreage, no unit count and no claim is borrowed from any of them.
No distance, coordinate, address or density figure on this page is estimated. A density figure is not computed and should not be: Phase 1 gives 40 units on about 2.17 acres, Phase 2 publishes no land area at all, and the masterplan parcel is unpublished — so any density would need a denominator nobody has published. Computing one against the masterplan, or against the 1,346-acre township, would be meaningless as well as wrong. And density is a residential measure; it says nothing useful about a row of shop offices.
What is on a register, and what is not — for the BT Arcadium shop offices
On a licensed housing development this table carries the filed statutory particulars. Here it is a table of ABSENCES, and each cell names what was checked and what the absence means. Read the labels carefully, because two different things are being reported: a LEGAL CONSEQUENCE — something that cannot exist for this product class — and a GENUINE GAP, something that could exist and simply is not published. Both appear below, and the page never blurs them.
| KPKT registration | Developer licence | APDL | Filed statutory advertisement | Statutory sale contract | Delivery date & extension | Developer identity | Approving authority | Land title & restrictions | Units & built form | Site area & tenure | Built-up schedule | Price | Green rating | Ethnic-allocation field | Affordable register |
|---|---|---|---|---|---|---|---|---|---|---|---|---|---|---|---|
| NONE. No registered scheme name, no register code, no record of any kind. LEGAL CONSEQUENCE, not a gap: the Housing Development Act reaches housing accommodation, and a shop office with no living accommodation is not housing accommodation. Ministry register searched 21 October 2026: ARCADIUM 0 licensees, ARCADIA 0. A positive control on the same endpoint in the same session returned 16, so the endpoint was healthy and the zeros are real. | NONE — AND NEVER ISSUED. Not issued and then lapsed. Whatever contract the vendor offers is a freely drafted commercial agreement. Appoint your own solicitor before you sign or pay anything. | NONE filed, and NONE published by anyone, for either phase. Construction record: Phase 2 START October 2025, END DATE BLANK, status “Construction — Site Works, external and finishing works in progress”, verified 22 December 2025. Phase 1 site-progress captions run 08/12/2023 to 17/03/2025 and then stop. Agent listings from April 2026 nonetheless call units “brand new”. Printed unadjudicated. And no extension field can exist: no Jadual G or Jadual H means no contractual delivery period to extend. This page does not estimate a date. | NOT IDENTIFIED ON ANY PUBLIC SURFACE. The microsite prints “Developed by” over a bare LOGO with no company name in the text. The construction record states one owner company is identified and PAYWALLS the name. The firm whose site carries the marketing is a REGISTERED ESTATE AGENCY with a BOVAEP agency registration — not the developer. On a sibling microsite it credits a named third-party developer, so it names one when it has one. This page names NO developer and creates NO developer term. GENUINE GAP, and the e-brochure or the sale and purchase agreement would close it. | NOT PUBLISHED for this project — and two names are in play. Current authority for this township: MBDK, Majlis Bandaraya Diraja Klang. The only filed plan reference in this township, belonging to a licensed neighbour, carries MPK = Majlis Perbandaran Klang.BOTH PRINTED. LEFT UNADJUDICATED. No document seen names the approving authority for BT Arcadium itself. | INDIVIDUAL title — not strata (portal and agent-review sources only) No mukim, no lot or PT number, no coordinate published by anyone. Sekatan Kepentingan: NOT OBTAINABLE. There is no document to read it from, so this page says it CANNOT BE READ — it does not say none exists.Charge or encumbrance: NOT OBTAINABLE either. A licensed neighbour in this township has a chargee filed on its register record; this project has no record at all. | Phase 1: 40 units — marketed only Phase 2: 23 units — construction record and an agent review 2 storeys — all sources agree, none filed; the construction record reads 23 units shopoffices 2 storeyNo filed Jumlah unit or Jenis bangunan value exists. No car-park provision is published for any unit. | Phase 1: about 2.17 acres — marketed only Phase 2: NO LAND AREA IS PUBLISHED AT ALL, by any source Freehold — portal and agent-review sources only; not a filed value Total masterplan parcel: not published. So no density figure can be computed and none is attempted — and density is a residential measure that says nothing useful about a row of shop offices anyway. | TWO MARKETED SCHEDULES, AND THEY DISAGREE. Printed side by side, NOT merged. Phase 1: intermediate 22′ × 75′, 3,422.92 sq ft; corner 29′ × 75′, 4,262.50 sq ft. No Type B is published. Phase 2: intermediate 22 ft × 75 ft, 3,422 sq ft; end lot 29.9 ft × 75 ft, 4,004 sq ft. No type letters published. THE GAPS: frontage 29′ against 29.9 ft; built-up 4,262.50 against 4,004 sq ft, i.e. 258.5 sq ft apart. Neither is a filed statutory schedule. No square-metre conversion performed. One portal prints 1,650 sq ft as a built-up — that is the LAND footprint restated, 22 × 75. NOT CARRIED. | NOT PUBLISHED ON THIS PAGE AT ALL. There is no filed statutory Unit Selling Price range, because there is no filing. Where no filed range exists the house rule is to publish NO price and to say that is the rule rather than leave a blank. The marketing microsite publishes no price and no “from” figure either. One third-party resale asking figure exists and is withheld: its own listing title attaches a conditional buyer inducement, and an agent’s resale asking price is neither a filed statutory range nor a government registry band. The two surfaces carrying it are the English and Malay versions of the SAME listing by the SAME agent — one publisher, not two. The price list and the sale and purchase agreement at the sales gallery are where a real figure comes from. | NO ROW IN ANY OF THE FOUR GREENRE TIERS — no ARCADIUM, ARCADIA or BUKIT TINGGI cell, all four read 21 October 2026AND THE VERDICT SPLITS BY PHASE. For Phase 2 (started October 2025) the Bronze zero is a REAL ZERO. For Phase 1, already building in December 2023 and therefore before the reachable Bronze window opens, it is INCONCLUSIVE, not a negative. The national green building index directory has returned server errors throughout this series — INCONCLUSIVE, never used here as a negative. No award is published either: none is claimed on any surface, and there is no developer awards page to read because no developer is identified. | NO SUCH FIELD EXISTS AT ALL. Not a filed field with its value withheld. Not a unit quota — no allocation figure appears on any surface read. Not a lot-title classification — none appears either. There is NO FILED DOCUMENT on which such a field could exist, which is a different answer from “none applies” and a different answer again from a populated field this page would decline to quote. | NO row under this name. Selangor housing board project list, version 10 September 2026, read in full: no ARCADIUM row, no BUKIT TINGGI row.THAT REGISTER IS RESIDENTIAL IN SCOPE, so for a commercial product it is OUT OF SCOPE rather than a clean negative. What the absence CAN establish: nothing here is open for affordable application. Klang IS an affordable district, and the register’s Klang rows are OTHER licensees’ residential schemes carrying STATE CONTROLLED PRICES. Those can never be a comparable for this market-priced commercial product, and no such figure is reproduced here. |
Read 21 October 2026: the ministry register of licensed developers and registered projects, searched on ARCADIUM, ARCADIA and on the candidate company name tokens, with a positive control run first; the construction-industry project record, last verified by its own publisher on 22 December 2025; all four GreenRE rating tiers plus the unheaded entry list above each table; the Selangor housing board’s project and controlled-price list of 10 September 2026, read from the host that serves it rather than the one that redirects; the marketing microsite and its media index; three independent agent surfaces; and the public rail station record for the 29 June 2026 opening. A bare marketing-name domain probe was run with a deliberately bogus control alongside it and BOTH returned the same refusal, so that route carries ZERO information and is not reported as a negative.
Every absence on this page was tested rather than assumed, and where a test could not produce a clean negative the page says so in terms — the Phase 1 green-rating window and the domain probe are both recorded as inconclusive rather than quietly counted as zeros. A register is a live document. Ask Louis to re-check it on the day you decide.
Why there is no licence — and why that is LAW rather than a gap
A developer licence and an advertising and sales permit are required under the Housing Development (Control and Licensing) Act 1966, and that Act reaches HOUSING ACCOMMODATION. A shop office with no living accommodation is not housing accommodation. So no developer licence and no permit CAN exist for BT Arcadium, and their absence is not a failure by anybody. SAY IT IN THE SHARPEST FORM, BECAUSE THE DISTINCTION IS WHAT MATTERS: no licence was EVER ISSUED. Not issued and then allowed to lapse — never issued at all. And because no permit exists, the question this site asks of every licensed project — is the permit current or has it lapsed? — cannot even be put to this one. There is nothing to assess. The same logic runs all the way down. There is no Jadual G and no Jadual H, so there is no prescribed contractual delivery period; so there is no pindaanTempohSerahKosong extension field that could exist to be read. On seven consecutive licensed projects that one field has been the most valuable thing on the page. HERE ITS IMPOSSIBILITY IS THE FINDING. The register was searched rather than assumed, and the method matters. A positive control was run FIRST on the same ministry endpoint in the same session and returned sixteen licensees, so the endpoint was demonstrably healthy. Searches on ARCADIUM and on ARCADIA then each returned ZERO. Those are real zeros, not a dead endpoint. AND THE CONSEQUENCE A BUYER MUST HEAR, because almost no Malaysian portal or agent page says it: BT Arcadium is not a licensed housing development. It carries no Jadual G or Jadual H, its buyers have no Housing Development Act claim for late delivery, no statutory account holding their progress payments, no statutory defect liability period, no ministry register entry to check and no Tribunal route. That is not a criticism of the developer. It is the correct legal position for a commercial product — and a buyer who does not know it will assume protections that are simply not there on a purchase running into millions of ringgit.
What BT stands for, established rather than guessed
BT = BANDAR BUKIT TINGGI, the Klang township. It is a LOCALITY prefix — not a company’s initials, and not a brand coined by a developer. LEG ONE, and it is decisive: a construction-industry record titles the project BT ARCADIUM 2 @ BANDAR BUKIT TINGGI 1 - SHOPOFFICES. The abbreviation and its expansion sit in ONE string, on a trade database rather than on a marketing surface. That is as clean as this kind of evidence gets. LEG TWO, corroborating: the units sit on Jalan Batu Nilam 1 and Lorong Batu Nilam 3F, Bandar Bukit Tinggi, 41200 Klang — on three independent agent surfaces — and the Batu Nilam street family belongs to Bandar Bukit Tinggi 1. LEG THREE, supporting: the prefix recurs across four component names in one masterplan — BT District, BT Arcadium, BT Suites, BT Emporium. That is how a PLACE is used, not how a company’s initials are used. AND THE NEGATIVE WAS HANDLED PROPERLY RATHER THAN BY A LAZY SEARCH. No licensee whose name begins BT was adopted, and no two-letter register search was treated as evidence: a two-letter string substring-matches inside unrelated company names, and the standing rule on this site is that a licensee must be established BY CODE before any name is believed. No code was ever established for this project, so no name was adopted.
The developer is NOT IDENTIFIED on any public surface — and the trap to avoid
No company is named as the developer of BT Arcadium anywhere we could reach. That sentence belongs on the page, because it is the thing a buyer most needs to know and the thing no marketing surface will say. WHAT THE SURFACES ACTUALLY DO. The marketing microsite prints the words “Developed by” beside a logo IMAGE, with no company name anywhere in the text, and prints “Curated by” beside the marketing firm’s own logo. The construction-industry record states that one owner company IS identified and keeps the name behind its paywall. So the name exists somewhere; it is simply not public. AND THE TRAP, NAMED EXPLICITLY SO NOBODY FALLS INTO IT: the firm whose website carries this marketing is a REGISTERED ESTATE AGENCY, holding a BOVAEP agency registration. It is not a developer and it does not claim to be one. Its own enquiry form offers projects belonging to at least four different developer groups — which is what an agency does, not what a developer does. TREAT THAT SITE AS A MARKETING SURFACE ON A PAR WITH A PORTAL, NOT AS A DEVELOPER SITE. The control that settles it: on a SIBLING microsite the very same firm prints “Developed By” above a NAMED third-party developer’s mark, beside its own credit. So it names a developer when it has one to name — and here it names nobody. That named developer belongs to the sibling project, and borrowing it onto this one would be the classic sibling-microsite error. It is refused here by name. NOR IS THE TOWNSHIP’S MASTER DEVELOPER THE ANSWER. The master developer of Bandar Bukit Tinggi is a well-known listed group whose own licensed entities were walked by CODE: one holds a current licence whose single registered project is a Johor serviced-apartment scheme with a 2022 completion certificate; another holds three registrations, all in Kuala Lumpur; a third is a Johor marketing desk; and two further group entities hold no developer licence at all. Not one of them has a Klang scheme on its licence, and the group’s own project list carries no BT Arcadium, no masterplan and no Bandar Bukit Tinggi project at all. A LAND VENDOR IS NOT A DEVELOPER EITHER. The vendor in a 2019 disposal of Klang land is named in press coverage; a vendor sells land, it does not develop it, and that name is refused here too. SO THIS PAGE NAMES NO DEVELOPER, and it deliberately does not create a developer category term for a company nobody has identified. What would close it, in order of probability: the developer’s own e-brochure or booking form, which in Malaysia prints the vendor’s name and company number even when no permit exists; the sale and purchase agreement for any unit; a company registry search; a land search on the parcel, which names the registered proprietor; the construction record’s paywalled owner field; and the local authority’s building-plan approval record. Ask Louis to get the first two in writing.
How Daerah Klang was derived, and what the district does and does not decide
THE HONEST STATEMENT FIRST: BT Arcadium has NO FILED PLAN PREFIX, because it has no filing. So the district is DERIVED, the derivation is RANKED, and the weakest leg is named. LEG ONE, strongest and borrowed: the building-plan approval printed in the statutory particulars block of a LICENSED serviced-apartment scheme in the same township carries the prefix MPK, Majlis Perbandaran Klang, and that neighbour’s own ministry record prints daerah: Klang outright. It is a NEIGHBOUR’S instrument. It places the township; it is not this project’s own filing and this page does not present it as one. LEG TWO: postcode 41200 and the township name, on three independent agent surfaces. LEG THREE: the construction record’s own title, @ BANDAR BUKIT TINGGI 1, filed under state Selangor. NOT USED AS EVIDENCE, on principle: the internal folder label. A folder label was wrong about a locality on a previous project on this site, so it is excluded even where it happens to agree with the answer. AND THE AUTHORITY NAME IS LEFT UNRESOLVED. MPK is the prefix actually seen in this township; MBDK, Majlis Bandaraya Diraja Klang, is the current authority. The benign reading is that Klang was elevated to royal-city status after the 2022 approval, so an older plan reference naturally carries the older name. BUT NO DOCUMENT SEEN NAMES THE APPROVING AUTHORITY FOR BT ARCADIUM, so that reading is not evidence. Both names are printed and the discrepancy is left UNADJUDICATED. Worth knowing because it catches people out: Daerah Klang reaches wider than Klang town. Parts of Shah Alam sit administratively inside Daerah Klang on this site’s own filed records. So “Daerah Klang” is a district answer and not a street answer, and this page does not let it imply a location it has not established.
Foreign buyers: this is a QUESTION, not an answer — and it is written that way deliberately
THE PRICE TEST CANNOT BE RUN AT ALL. A Selangor price floor is tested against a unit price, and there is no filed price for any unit of BT Arcadium to test. So no unit can be measured against any threshold, and this page does not substitute a third-party asking figure for the purpose — that figure is withheld for separate reasons set out below. AND THE POINT THAT ACTUALLY DECIDES IT MAY NOT BE PRICE AT ALL: an individually titled two-storey shop office is LANDED, not strata. A published secondary source, citing a Selangor state land-office circular of 2014, records that LANDED FREEHOLD is NOT PERMITTED to foreign buyers in Selangor. The same leg has decided this question on three other projects on this site. If it extends to a landed COMMERCIAL title, no price test is reached at all and the answer is simply that the purchase is barred. THAT SOURCE DOES NOT DISTINGUISH RESIDENTIAL LANDED FROM COMMERCIAL LANDED. So the point is recorded here as UNADJUDICATED, and this page sends the client to the Pejabat Tanah dan Galian Selangor rather than asserting an answer. THE DISTRICT FRAME, FOR COMPLETENESS, AND WITH ITS LIMIT STATED IN THE SAME BREATH. Daerah Klang falls in Selangor ZONE 1, and Zone 1’s verified RESIDENTIAL floor is RM2,000,000. EVERY SOURCE BEHIND THAT ZONE TABLE IS A RESIDENTIAL ACQUISITION INSTRUMENT, AND ITS APPLICATION TO A COMMERCIAL TITLE IS NOT ESTABLISHED. RM2,000,000 must not be read as “the rule” for a shop office, and this page does not present it as one. Figures that must NOT be used here, named so they are not reached for: RM1,000,000, which is Selangor Zone 3 and separately the Federal Territory of Kuala Lumpur figure — neither is this district. And a RM1,500,000 window from a 2020 circular, which HAS EXPIRED and is not current. Two further things no source settles for this parcel: whether any Sekatan Kepentingan is endorsed on the title, and whether the title carries any state-consent requirement on transfer. On a commercial title a state-consent requirement is common and usually unpublished. The issue document of title answers both, and nothing else does. SO THE HONEST ANSWER IS THE SHAPE OF THE ANSWER: the district is Daerah Klang; the zone is Zone 1; the verified Zone 1 figure is a RESIDENTIAL instrument; the title here is LANDED and COMMERCIAL; and whether a foreign buyer may acquire it at all is a question for PTG Selangor in writing, before any deposit. Louis will put it.
Facilities, and the neighbour’s schedule that is NOT read across
THERE ARE NONE, AND THAT IS CORRECT RATHER THAN DISAPPOINTING. A row of individually titled two-storey shop offices has no common property, no facilities deck and no management corporation. No source assigns a single facility to BT Arcadium, and none should. AND THE THING THAT WOULD HAVE BEEN EASY TO GET WRONG: the LICENSED serviced-apartment scheme in the same township publishes a forty-item facilities schedule on its own level seven. NOT ONE ITEM OF IT IS READ ACROSS ONTO THIS PAGE. Different licensee, different component, different township phase, different legal product. Recorded here only so that it is refused by name rather than silently absent. The microsite does make two built-form claims worth repeating with their limits: that the ground floor has a high ceiling ALLOWING a mezzanine, and that the first floor has generous height. NO DIMENSION IS PUBLISHED for either, and no source says the local authority permits a mezzanine on these units. Whether one may be built is a plan-submission question. Do not budget for that floor area on the strength of a marketing sentence.
Green ratings: a zero that SPLITS BY PHASE, and why the split is the honest answer
All four GreenRE rating tiers were read on 21 October 2026. There is no ARCADIUM, ARCADIA or BUKIT TINGGI cell in ANY of them — not in the Platinum table of about ninety-five rows, which closed cleanly with every field populated; not in Gold; not in Silver; not in Bronze. The unheaded certification-entry list printed above each table was read too, and carries no such cell either. AND THEN THE WINDOW CAVEAT, WHICH IS WHY THE ANSWER SPLITS. The reachable Bronze table reaches back only to early April 2024. Phase 1 was ALREADY UNDER CONSTRUCTION in December 2023. So a Bronze provisional granted to Phase 1 before that window opens would sit outside the reachable portion of the table altogether. THEREFORE: for PHASE 2, which started in October 2025, the Bronze window fully covers the period and the zero is a REAL ZERO. For PHASE 1 it is INCONCLUSIVE, not a negative. Written that way deliberately, because collapsing the two into a single clean “no rating” would overstate what the tables can prove. Two further honesty points. The national green building index directory has returned server errors throughout this series, so it is INCONCLUSIVE and is never used here as a negative. And a fifth GreenRE view was not relied on at all, because it has been offline in this series and an offline table proves nothing. AND THE FAIR READING OF THE ZERO: a two-storey shop office is an unlikely subject for a green rating in the first place — the residential and non-residential assessment tools are aimed at buildings of a different order. The zero is EXPECTED, not damning, and this page says so. Several green-register rows DID match on geography or on a name fragment and every one of them was refused: a Klang-named scheme in a different mukim by a different licensee; two Kuala Lumpur projects and one Johor project belonging to the township master developer’s group; a Petaling Jaya office tower of an unlicensed group entity; a Kuantan project that matched on a four-letter substring; a bank’s own premises in this district; a retailer’s own distribution premises in this district, whose brand also trades as a tenant in this very row of shops; and a project whose name matched the NEIGHBOURING shop-office scheme’s name. None of them is this project.
The affordable-housing register, and why a neighbour’s controlled price can NEVER be a comparable
The Selangor housing board’s project list, version 10 September 2026, was read in full. There is NO ARCADIUM row and NO BUKIT TINGGI row. FIRST, THE SCOPE POINT, because it decides how much that absence is worth: that register covers RESIDENTIAL stock — a list of housing projects plus a controlled-price list. It is OUT OF SCOPE for a commercial product, so reading only its rows would manufacture a false negative. SECOND, WHAT THE ABSENCE CAN STILL ESTABLISH, which is narrow and real: nothing under this name is open for affordable application. That is exactly what the list is able to say, and no more. THIRD, AND THIS IS THE PART THAT MATTERS COMMERCIALLY. Klang IS an affordable-housing district, and the register’s Klang rows belong to OTHER LICENSEES’ residential schemes, several of them in this very district and one of them the licensed serviced-apartment neighbour in this township. Those are STATE CONTROLLED PRICES attached to OTHER COMPANIES’ LICENCES. THEY CAN NEVER BE QUOTED AS A COMPARABLE FOR THIS MARKET-PRICED COMMERCIAL PRODUCT, and no such figure is reproduced on this page. WHY NOT, CONCRETELY: a state controlled price comes bundled with conditions that touch none of this product. The register’s own rules — printed AFTER its tables rather than before them — impose Malaysian citizenship for applicant and spouse, a minimum age, household income caps, a condition of owning no other Selangor home, a limited application validity, and A FIVE-YEAR TRANSFER MORATORIUM running from the sale and purchase agreement with State Authority approval still required after it. None of that attaches to a shop office bought at market price. A controlled price and a market price are different instruments, and putting them side by side would mislead rather than inform. Also checked and not used as a negative: the board’s own online portal covers affordable schemes only and renders nothing without scripting, so absence there is never evidence of anything.
The names refused on this page — and the one that is genuinely dangerous
THE DANGEROUS ONE FIRST, because the wrong cross-link is already pre-made. There is a project called Casa D’Arcadia. It is FORTY two- and three-storey SEMI-DETACHED HOUSES, sold on Jadual G, in Seksyen 35, Shah Alam, by a named licensee under licence code 9829, register serial 9829-33, building plan MBSA.BGN.600-3/2/189. LOOK AT HOW CLOSE IT COMES. “Arcadium” and “Arcadia” are one letter-boundary apart. BOTH have FORTY units in their phase-one count. And BOTH are administratively inside Daerah Klang. Three coincidences at once. AND THEY ARE NEVERTHELESS COMPLETELY DIFFERENT THINGS: landed houses against shop offices; a named licensee with a licence code against no licensee at all; a different township; a different approving authority; Jadual G against no statutory schedule whatsoever. It already exists as a page on this site, so the wrong internal link was there to be made. IT IS NOT MADE. This page does not link it and does not cite it as a comparable. ALSO REFUSED BY NAME, each for a different reason. A freehold Malay-reserve double-storey terrace scheme in this same district whose name also matches on “Arcadia” — a double match, different licensee, different product. The licensed 998-unit serviced-apartment scheme in Bandar Bukit Tinggi 2 and its licensee: the strongest non-name decoy in the job — right district, right township family, a 2019 land purchase in Klang described in the press as a mixed development of three residential blocks and retail shoplots, which reads like a verbal match to this masterplan’s component list. IT IS A NEIGHBOUR, NOT THIS PRODUCT, and its retail shoplots are its own. A three-phase scheme of two-storey freehold commercial shops in this same township by a different company: same district, same township, same product, same storey count, same tenure — the closest product-and-place twin in the job, and refused by name. The township master developer’s group entities, walked by code; the developer named on a sibling marketing microsite; and the land vendor in the 2019 Klang disposal. Three portal records whose slugs collide on “arcadia” or “arca” are also not this project. WHY PRINT A REFUSAL LIST AT ALL: because every one of these would have produced a confident, wrong answer — a licence number, a company name, a facilities list or a price — and a confident wrong answer on a commercial purchase is worse than an honest blank.
NOT PUBLISHED, therefore not on this page — with the document that would close each gap
On this product the list is almost everything, and publishing it is the most useful thing the page can do. The developer’s name and company registration number — not published on any surface: the e-brochure or booking form, the sale and purchase agreement, a company registry search, or a land search naming the registered proprietor. A registered scheme name, a developer licence, an APDL, a filed advertisement, a Jadual G or Jadual H contract — none exists and none can: nothing will create them; this is not a licensable product. A plan-approval reference of its own, the mukim, the lot or PT number and any coordinate — not published: the issue document of title, and the local authority’s plan approval record. Sekatan Kepentingan and any charge or encumbrance over the parcel — NOT OBTAINABLE, because there is no document to read it from. This page says it cannot be read; it does NOT say none exists: the title, and a land search. The filed building type — not filed; the two-storey shop-office description is trade and portal copy: the approved building plan. The completion date of Phase 1 and any target date for Phase 2 — no source publishes either, no completion certificate date is published, and there is no statutory liquidated-damages regime to fall back on: the contract, which is also the only place a date could be enforced. Car-park provision per unit, and whether any bay is titled — not published: the approved plan and the title. Phase 2’s land area, Phase 2’s type letters, and the total masterplan parcel — not published: the layout plan. A filed unit schedule, per-type areas and any floor-by-floor breakdown — not published; both marketed schedules disagree: the plans and the contract schedules. The named main contractor, architect and engineer — the construction record confirms one of each is identified and paywalls every name: a subscription to that record, or the site signboard. Any construction-progress percentage, and any remaining-stock figure — no register field exists to read either from: the developer, on the day. Whether a mezzanine is permitted — the microsite says the ceiling height allows one; no source says the authority permits one: a plan submission, and the authority’s approval. Maintenance or service charges, and who maintains the common areas of the row — not published, and there is no management corporation on an individual title: the contract, and the first-year budget. Any green or quality certification — no row in any tier, with the Phase 1 window caveat above: the register, re-read on the day you decide. Any distance to anything — not one figure exists: drive it with Louis. Any price — deliberately not published here: the price list and the sale and purchase agreement at the sales gallery. Any image — see the note below: the developer’s own file, supplied directly, with written confirmation of what it shows.
What this page does not publish, and why
Louis’s standing instruction on his own company’s project materials is absolute, and this paragraph is the only place on this page where these words appear at all. No discount, no rebate, no nett price, no promotion and no commission figure is published here, in either language, in the body or in this page’s structured data. No yield, return projection, leaseback or guaranteed-rental rate is published either — and on a shop office that is worth stating twice, because return figures are the usual currency of commercial marketing. The marketing copy for this project calls the units “investment-grade”, which is yield language in disguise: there is no index, no rating and no authority behind the phrase, and this page refuses it along with every figure anyone might derive from it. For the same reason the asking RENTS visible on agent listings were deliberately not recorded at all — on a commercial asset a rent is the direct input to the forbidden return figure. AND THE BIGGER REFUSAL ON THIS PRODUCT IS THE PRICE ITSELF. On a licensed housing development this site publishes the filed statutory Unit Selling Price range from the developer’s own legally filed advertisement, because that is a public statutory record, and it labels it as one and adds that it is not a price list, not a quotation and not an offer. HERE THERE IS NO FILING, SO THERE IS NO FILED RANGE, SO THERE IS NOTHING OF THAT KIND TO PUBLISH. Where no filed statutory range exists the house rule is explicit: publish no price at all, and say that is the rule rather than leave a blank. The marketing microsite itself publishes no price and no “from” figure either, so there is not even a marketing figure to test. ONE THIRD-PARTY ASKING FIGURE DOES EXIST ON A RESALE LISTING, AND IT IS BARRED TWICE OVER. First, the listing’s own title advertises a conditional buyer inducement, which makes the figure conditional on an inducement and bars it even where it is not low. Second, it is an agent’s resale asking price: neither a filed statutory range nor a government registry band, which are the only two kinds of figure this site will print. The independence test collapsed it anyway: the two surfaces carrying it are the English and Malay versions of the SAME portal listing by the SAME agent — that is ONE publisher, not two. The figure, the inducement and its term are all withheld. AND ONE FIGURE THAT IS PUBLISHED ON THIS PAGE, LABELLED, BECAUSE IT IS NOT A PRICE: the construction-industry record bands the Phase 2 project value at between RM10 million and RM50 million for twenty-three shop offices. THAT IS A CONSTRUCTION-CONTRACT VALUE BAND, NOT A SALES PRICE AND NOT USABLE AS ONE. Do not divide it by the unit count. Dividing it would manufacture a per-unit figure that no source publishes and that this page refuses to publish. ON THE ETHNIC-ALLOCATION QUESTION, AND THE SHAPE OF THE ANSWER IS THE WHOLE POINT: THERE IS NO SUCH FIELD AT ALL. Not a filed field with its value withheld — which is the shape several licensed projects in this series have. Not a unit quota; no allocation figure appears on any surface read. And not a lot-title classification; none appears either. There is NO FILED DOCUMENT ON WHICH SUCH A FIELD COULD EXIST, so on this product the Bumiputera field does not exist to withhold. Saying that precisely is more useful than silence, and it is a different answer from “none applies”. WHAT IS PUBLISHED HERE, AND DELIBERATELY: the marketed unit counts, acreage, built-up schedules, lot sizes, storey count, title type and tenure, each labelled as marketed rather than filed; the construction record’s own dates and status; the four green-rating tiers read as zeros with the Phase 1 window caveat attached; the district derivation with its ranking and its weakest leg named; and the public policy thresholds in the foreign-buyer paragraph, labelled as residential instruments whose application here is not established. Everything else — the real price of a real unit, and anything attaching to it — comes from the price list and the sale and purchase agreement at the sales gallery. Ask Louis for both in writing, and appoint your own solicitor before you sign anything.
Why this page carries no imagery at all
NO PHOTOGRAPH OR RENDERING OF THIS PROJECT IS PUBLISHED BY ANY SOURCE WHOSE SUBJECT WE COULD VERIFY — AND WE WILL NOT PUBLISH ONE WHOSE SUBJECT WE CANNOT ESTABLISH. That sentence is on this page in both languages, deliberately. Why nothing qualifies, briefly. There is no developer image library, because there is no identified developer and no developer website. The only host is the marketing agency’s microsite, and the directory there that holds every rendering, site plan and floor plan has no content-management record at all, so its images cannot be captioned with a confirmed subject and their pixel dimensions cannot be verified. Photographs of completed units exist only inside third-party agent listings, which are the listing agents’ own property and are refused on rights grounds as well as on grading grounds. AND THE CATEGORY REFUSED MOST FIRMLY OF ALL: the logo. The marketing microsite carries a developer logo image. Publishing an unidentified mark beside a page that cannot name the company would be a MISATTRIBUTION — it would silently assert an identity this page has just spent several paragraphs saying nobody has established. It is not used. Nor is anything substituted to fill the hole: no locality map graphic, no icon set, no stock photograph, no marketing banner, and nothing borrowed from a sibling phase, from the township master developer or from the licensed neighbour. Each of those classes was examined and refused by name. Fourteen pages on this site now ship with no imagery at all. The house position is settled: an uncaptioned or wrongly captioned image is worse than no image, and a page that says so is trusted more rather than less. When the developer’s own files arrive with written confirmation of what each one shows, they go on this page and nothing else about it has to change — the build is image-independent by design.
Who you would actually be contracting with — and why this page cannot tell you
NO COMPANY IS NAMED AS THE DEVELOPER OF BT ARCADIUM ON ANY PUBLIC SURFACE WE COULD REACH, and this paragraph exists to say so plainly rather than to fill the space with a plausible guess. On a page about a commercial purchase that is a serious thing to have to write — and writing it is more useful than naming the wrong company.
WHAT THE SURFACES ACTUALLY SAY. The marketing microsite prints the words “Developed by” beside a logo IMAGE and carries no company name anywhere in its text; it prints “Curated by” beside the marketing firm’s own logo; and its footer carries a mobile number and a copyright line in the marketing firm’s name. The construction-industry record for Phase 2 states that one owner company IS identified, and keeps the name behind its subscriber paywall. So the name exists in at least two places. Neither of them is public.
AND HERE IS THE TRAP, NAMED EXPLICITLY, BECAUSE IT IS THE EASIEST WRONG ANSWER IN THIS WHOLE JOB: the firm whose website carries the marketing is a REGISTERED ESTATE AGENCY, holding a BOVAEP agency registration, with its head office in Petaling Jaya. It is not a developer. Its own enquiry form offers projects belonging to at least four different developer groups across the Klang Valley — which is exactly what an estate agency does and nothing like what a developer does. TREAT THAT SITE AS A MARKETING SURFACE ON A PAR WITH A PROPERTY PORTAL. The control that settles it is clean: on a SIBLING microsite the very same firm prints “Developed By” above a NAMED third-party developer’s mark, beside its own “Crafted By” credit. So the firm does name a developer when it has one to name. Here it names nobody. That named developer belongs to the sibling project, in a different state, and borrowing it onto this page would be the classic sibling-microsite error. It is refused by name.
THE TOWNSHIP’S MASTER DEVELOPER IS NOT THE ANSWER EITHER, AND THAT WAS ESTABLISHED BY CODE RATHER THAN BY ASSERTION. Bandar Bukit Tinggi is a 1997 township of about 1,346 freehold acres developed by a well-known listed group. Four of that group’s entities were examined through the ministry register, by code. One holds a current developer licence whose register entry reconciles to exactly ONE project — and that project is a Johor Bahru serviced-apartment scheme of 263 units in 22 storeys with a completion certificate dated August 2022. The walk is exhausted and nothing of that licensee is in Klang. A second holds three registrations, every one of them in Kuala Lumpur — and its own filed address has appeared in this very township, which is a stale-office trap this site has catalogued before and does not fall for. A third is a Johor marketing desk. Two further group entities hold NO developer licence at all. And the group’s own published project list carries no BT Arcadium, no masterplan of this name, and no Bandar Bukit Tinggi project whatsoever — its only Klang entry is a different township altogether. One of those entities has a registered business address IN THIS TOWNSHIP, on this very street family. That is a coincidence of address, not a development licence, and it is refused as evidence.
A LAND VENDOR IS NOT A DEVELOPER, AND A VERBAL MATCH IS NOT AN IDENTIFICATION. In 2019 a listed builder’s development arm bought about 2.6 hectares of freehold Klang land from a subsidiary of the township group, and the press described the plan as a mixed development of three residential serviced-apartment blocks and retail shoplots — which reads like a verbal match to this masterplan’s own component list. IT IS NOT THIS PROJECT. That buyer’s licence was walked serial by serial and reconciled against its own project count: its Klang registration is a 998-unit serviced-apartment scheme in Bandar Bukit Tinggi TWO, with its own filed plan approval, its own filed chargee and its own retail component. A NEIGHBOUR, NOT THIS PRODUCT. The land vendor in that 2019 disposal is named in the coverage and is refused here as well: a vendor sells land; it does not develop it.
WHAT WOULD CLOSE THIS GAP, in order of probability, so the question is actionable rather than rhetorical. ONE: the developer’s own e-brochure or booking form — a Malaysian commercial booking form prints the vendor’s company name and registration number even where no permit exists, and this is the single highest-probability closure. TWO: the sale and purchase agreement for any unit, which names the vendor and its number. THREE: a company registry search. FOUR: a land search on the parcel, which names the registered proprietor. FIVE: the construction record’s paywalled owner field. SIX: the local authority’s building-plan approval record for the parcel. Louis will ask for the first two in writing. Nobody was contacted in compiling this page — it is built from published sources only.
THE SUPERLATIVES, REFUSED ONE BY ONE, BECAUSE A MARKETING AGENCY WROTE THEM AND NOT A DEVELOPER. The microsite calls BT Arcadium the “Prized Commercial Capital of Klang”. There is NO primary support of any kind for that: Klang’s commercial centres are not ranked by any authority, and the claim is made about a forty-unit and then a twenty-three-unit shop row inside a township with more than twenty thousand property units. REFUSED. It calls the units “investment-grade retail units”. That is yield language in disguise — there is no index, no rating and no authority behind it — and it is refused along with every figure anybody might derive from it. REFUSED. “A gem development set to be unearthed” is a brochure adjective with no claim to test. And the one marketing claim this page DOES endorse is the modest one: “Close to LRT3”, written during construction, has become true since it was written. Credit where it is due, and no distance attached to it, because none is published.
Counterparty facts read 21 October 2026 from the ministry register of licensed developers (walked by code, with a positive control run first), the construction-industry project record, the marketing microsite and its sibling, the township group’s own project list, and 2019 press coverage of a Klang land disposal. Louis Koh is a registered estate agent, not the developer, and nothing on this page is any developer’s own representation. Where this page says a company could not be identified, that is a statement about what is published — not an allegation about anybody.
BT Arcadium — the questions a shop-office buyer should be asking
Is BT Arcadium a licensed housing development?
What protections do I lose, exactly?
Who is the developer?
What does the BT in BT Arcadium stand for?
How much does a unit cost?
When was it completed, or when will it be?
Can a foreign buyer purchase one?
How far is the LRT3 station, and the mall, and Klang town?
Does it have a green rating?
Is there a Rumah Selangorku or affordable component?
How big are the units, and why are there two different sets of figures?
| Surface | Unit | Lot | Built-up as printed |
|---|---|---|---|
| Phase 1 microsite | Type A, 2-storey intermediate | 22′ × 75′ | 3,422.92 sq ft |
| Phase 1 microsite | Type C, 2-storey corner | 29′ × 75′ | 4,262.50 sq ft |
| Phase 2 agent review | intermediate lot, 2-storey | 22 ft × 75 ft | 3,422 sq ft |
| Phase 2 agent review | END lot, 2-storey | 29.9 ft × 75 ft | 4,004 sq ft |
| One listing portal | a 22 × 75 unit | 22 × 75 | 1,650 sq ft — NOT CARRIED. That is the LAND footprint restated: 22 × 75 = 1,650. A portal field error. |
Why are there no photographs or renderings on this page?
Is this the same as the other similarly named projects in Klang and Shah Alam?
What are BT District, BT Suites and BT Emporium, and are they on this page?
Four documents, and one appointment, before anything else
The vendor’s name and company registration number — which no public surface gives you. The sale and purchase agreement the vendor proposes. The issue document of title, or a state land-office search of the parcel. And the price list. Plus your own solicitor — not the vendor’s — because on a product outside the Housing Development Act the contract is the only protection there is. Louis asks for all four in writing and sends you what comes back, including what does not.
Louis Koh, Director, LK Group Marketing · IQI Realty Sdn Bhd · Registered Estate Agency. This page is marketing information compiled from public registers, a public construction record and published marketing and agent surfaces. It is not a price list, not a quotation and not an offer — and it publishes no price at all, deliberately, because no filed statutory range exists.

Over a decade in Malaysian property, across Johor Bahru and the Klang Valley, residential and commercial. Louis builds these pages out of what is actually on a register, prints the contradictions rather than smoothing them over, and lists what nobody publishes so you know what to ask for. On BT Arcadium that meant writing a page whose subject is a negative, and saying so in the first paragraph: a shop office is not housing accommodation, so the Housing Development Act does not reach it — no licence was ever issued, no permit exists, there is no statutory contract, no statutory compensation for late delivery and no filed completion date. And then the harder sentence: nobody publishes who the developer is. A buyer of a multi-million-ringgit shop lot who is not told either of those things will assume protections that are not there.
