Dahlia & Daniel, Taman Seri Residensi, North Klang — filed as Seri Resi Ph3a - Dahlia & Daniel, registration 14239-6 — ONE registration, TWO type codes, ONE page: DELIVERED ABOUT 7½ WEEKS EARLY WITH NO EXTENSION SOUGHT OR GRANTED (CCC 18/06/2025 and vacant possession 19/06/2025 against a contractual date of 11/08/2025, pindaanTempohSerahKosong: Tidak) — 64 two-storey houses filed as Rumah Berkembar, SEMI-DETACHED, marketed as “linked bungalows”, on Jadual G with individual freehold titles, licensee NEU ESTATES SDN BHD (a Titijaya Land Berhad subsidiary), filed statutory band RM1,086,000 – RM1,961,000, Daerah Klang, Selangor

One registration. Two product names. One page. The Atlas folder says “Dahlia & Daniel” and so does the developer, but the ministry register files one project at 14239-6 whose own projek.nama is Seri Resi Ph3a - Dahlia & Daniel — both names inside one record — with one advertising and sales permit, one filed price band, one CCC, one vacant possession date, one plan-approval reference and one Jadual G. The developer’s own e-brochure prints the schedule that settles it: Type A1 is Dahlia and Type A2 is Daniel — two type codes under one scheme. Daniel has no registration of its own. And the lead fact is the delivery record. The first sale and purchase agreement is dated 11 August 2023, the statutory period is 24 months, so the contractual vacant possession date was 11 August 2025. The CCC is dated 18 June 2025 and vacant possession 19 June 2025 — about 7½ weeks inside the contractual date, with pindaanTempohSerahKosong: Tidak: no delivery extension was sought and none was granted. This licensee has never taken an extension on any of its seven registrations. The negative is the story. What is filed, and what is marketing. All three statutory surfaces file the building type as Rumah Berkembar — a semi-detached house. “Linked bungalow” appears on every developer-controlled surface and on none of the filed ones; it has no statutory standing, and your title and your Schedule G contract attach to the filed type. The price band is unusually clean. RM1,086,000 – RM1,961,000, agreed to the ringgit on both ends by four surfaces: the register, both filed advertisements and the e-brochure. There is no splice. The audited parent’s own GDV of RM73.4 million over 64 units averages about RM1.147 million, which sits inside that band. And here is where this page differs from a brochure. Two filed advertisements exist for this one registration and they disagree on seven fields — the scheme name, the licence suffix, the approving authority’s name, the tenure wording, the unit count, the expected completion date and the land figure. That is why one portal contradicts itself about this project on its own page. The register says 3 bedrooms and four other sources say 4. The township acreage reads 21 acres in the audited annual report, 42 acres on a filed advertisement and 4.8 acres on every marketing surface — and the developer calls the same 4.8 both “greenery” and “total acreage”. So no density figure appears here, and the “Low Density” claim is unsupported. Foreign buyers: no, on two independent grounds. Klang is Selangor Zone 1, floor RM2,000,000; the dearest filed unit is RM1,961,000 and misses it by RM39,000 — 0 of 64 units qualify. Independently, a Jadual G landed freehold house on individual title is not open to foreign acquisition in Selangor at all. Circular 2/2020’s RM1,500,000 window has EXPIRED — and RM1,961,000 would have cleared it, so this is the one project where quoting the lapsed figure flips the answer. Do not quote it.

Answer block

Dahlia & Daniel at a glance — every line attributed, and the disagreements kept

This is the answer block. It is written so that a reader who stops here still leaves with the filed position rather than the marketed one. Where the register and the developer disagree, both are printed. Where nothing is published, the line says NOT PUBLISHED and names the document that would close it. Read 21 October 2026 against the KPKT TEDUH register, two filed advertisements, the developer’s e-brochure and three developer-controlled web surfaces, plus Titijaya Land Berhad’s audited Annual Report FY2024.

Registered scheme name
Seri Resi Ph3a - Dahlia & DanielThe register’s own projek.nama, carrying both product names in one record. Note the register abbreviates the township to Seri Resi; the township itself is Taman Seri Residensi. The P45 filing writes Seri Resi Ph3A – Dahlia & Daniel. The old-path filing files it as Dahlia alone — the only document anywhere that drops Daniel.
Registration number
14239-6One registration for the whole phase. Daniel has no registration of its own. The seventh and last index on this licence is 14239-7; 14239-8 does not exist.
Licensed developer (your HDA counterparty)
NEU ESTATES SDN BHDCompany number 348591-M on both filed advertisements and the e-brochure; current form 199501019388 from Titijaya Land Berhad’s audited FY2024 corporate structure, page 10. The register itself prints no company number.
Brand and parent
Titijaya Land BerhadMarketing says Titijaya; the licence belongs to NEU ESTATES. Both are true. The link is audited: NEU ESTATES SDN. BHD. appears in the group’s own FY2024 corporate structure chart, and the register’s business and registered-office addresses match the annual report’s character for character.

On a scheme that already holds its CCC and has handed over, there is nothing left to advertise under permit, so this is a fact rather than a warning. The licence is a different instrument and runs to 26/09/2027. The superseded generation was 14239-6/05-2025/0504(N)-(L), Tamat. Neither filed advertisement prints a usable permit number — one prints a bare dash, the other a literal xxxxx-x/xx-xxxx/xxxxxxxx(P) placeholder.

Units
64Register, the developer’s own township page and the audited annual report all say 64. The official project domain says “Only 60 units available” and an agency site repeats it. Three to two for 64, including the audited report — left unadjudicated. Note 60 is also the exact unit count of the sibling phase Rosevillé (14239-3), offered as a possibility, not a finding.
Filed building type
Rumah Berkembar — SEMI-DETACHEDRegister: Rumah Berkembar. P45 filing: Rumah berkembar dua tingkat. Old-path filing: Rumah dua tingkat berkembar. All three statutory surfaces agree. The developer and the project domain say “linked bungalow” / “40×70 Linked Bungalow”; two portals say Semi-Detached. Your title and your Jadual G attach to the filed type.
Type codes
A1 = Dahlia · A2 = DanielFrom the developer’s e-brochure, the only per-type schedule that exists. Both carry the same built-up, the same lot, the same bed and bath count and the same car porch. NOT PUBLISHED: what actually distinguishes a Dahlia from a Daniel. The P45 filing also lists D1 and D2, pairing them to the same two names with no areas, and they appear nowhere else. (Closed by: the SPA type schedule.)
Storeys
TwoRegister 2; P45 Dua tingkat; old-path 2; e-brochure Double-storey. No disagreement.
Built-up area
1,920 sq ft (developer, both types) · 1,970 sq ft (P45 filing, untied) · 174 – 243 m² (register)Three positions, and only two are real. The e-brochure, the township page and one portal give a flat 1,920 sq ft for A1 and A2; the P45 filing prints 1,970 sq ft once, tied to no type code, and says in terms that it supplies no per-type built-up schedule; the register gives a range. A portal’s per-type split of 1,872 / 2,615 sq ft is the register’s own two endpoints converted and then assigned to A1 and A2 — an assignment no filing makes, so it is disqualified as derivative and is not cited here. An agency site says 2,000 sq ft. UNADJUDICATED.
Land / lot size
40′ × 70′ standard — township page gives 40′×70′ to 50′×70′2,800 sq ft and 3,500 sq ft of land respectively (our arithmetic). This is also the proof that the register’s 174–243 m² is BUILT-UP and not land: 174 m² is about 1,873 sq ft, smaller than the smallest lot, so the field cannot be a land area. An agency site prints 40′×77′ to 50′×77′ — the 77′ depth belongs to the OTHER phases (Fennel, Primrosé and Rosevillé are all ×77′ on the developer’s own township table). A neighbour’s lot depth transplanted. Refused.
Bedrooms
4 on four sources · 3 in the registerFour bedrooms, all on the first floor: both filed advertisements, the e-brochure and a portal. The register says bilik: 3. Four to one against the register, and left UNADJUDICATED — the filings are later and more specific and they agree with each other, but the register is the register. One portal manages 4 in its header and 3 in its own unit table, on one page.
Bathrooms
3Every source agrees, and the e-brochure’s sanitary schedule corroborates it: 3 water closets, 3 wash basins, 3 shower roses, 1 kitchen sink, 5 bib taps.
Car parking
Porch for 3 carsP45 filing: Anjung boleh memuatkan 3 buah kereta. E-brochure: car porch fits 3 cars. The old-path filing gives no count; its plan shows RUANG LETAK KERETA and its specification says Anjung Kereta.
Filed statutory price band (the SPA range)
RM1,086,000 – RM1,961,000Filed statutory advertisement particulars, registration 14239-6. Four surfaces carry this band and all four agree to the ringgit on BOTH ends — the register, the P45 filing, the old-path filing and the e-brochure. No splice. It is a contract-price range, which is why it is the one price shape this page will print. Not a price list, not a quotation, not an offer. Ask Louis for today’s price list and the SPA price for the specific unit.
Audited GDV
RM73.4 million over 64 unitsTitijaya Land Berhad Annual Report FY2024: launched 1Q FYE2024, 64 units, GDV RM73.4 million, take-up 25.0% at that financial year end. RM73.4m ÷ 64 ≈ RM1,146,875 (our arithmetic) — inside the filed band, near its lower end. An audited corroboration of a filed figure is as good as this series gets.
Tenure
Freehold — and the two filings word it differentlyP45 filing: Kekal. Old-path filing: Pegangan Bebas. E-brochure: Freehold (kekal). Both words denote freehold; the wording differs and both are printed here.
District
Daerah Klang, SelangorDerived from the filed plan-approval reference (29)DLM MPK/BGN-600-4/1/150033-P-P-P — prefix MPK = Majlis Perbandaran Klang — identical character for character on all three surfaces that print it. Corroborated eight ways, including daerah: Klang on this registration and on all six siblings, and the state housing board’s own tabulation of Kapar as a mukim under the Klang district heading. No leg dissents.
Approving authority
Majlis Bandaraya Diraja Klang (MBDK) — plan reference carries the former MPK prefixP45 filing and e-brochure: Majlis Bandaraya Diraja Klang. Old-path filing: Majlis Perbandaran Klang. Both printed, LEFT UNADJUDICATED. The obvious reading is a rename carried forward in an earlier plan reference, but that was not verified from a primary source, so it is not asserted. Either way, no leg points outside Klang. approving authority
Mukim
NOT PRINTED on any filingNeither filed advertisement prints a mukim, so this page does not state one as filed. The street name, the 42200 postcode, the annual report’s “@ Kapar” and the state housing board’s tabulation of Mukim Kapar under Daerah Klang all point the same way. (Closed by: the issue document of title, or a Jadual G land schedule.)
Lot / PT number
NOT PUBLISHED for this phaseThe P45 site plan shows a township-wide range PT 72961 – PT 73130, with no single lot tied to this registration or to either type. (Closed by: the title, or the SPA land schedule.)
Interest restriction (Sekatan Kepentingan)
Absent from one filing, Tidak dinyatakan on the otherThe field does not exist at all in the P45 filing and reads Tidak dinyatakan on the old-path filing. An absent field is not a clean title. (Closed by: a title search.)
Encumbrance / chargee
Field labelled and left EMPTYThe old-path filing labels Bebanan Tanah and leaves the value empty; the P45 filing prints -; the e-brochure says None listed. Unencumbered cannot be concluded from an empty field. (Closed by: a title search.)
Density
NOT PUBLISHED — and uncomputableThree incompatible township acreages: 21 acres (audited Annual Report FY2024), 42 acres (filed old-path advertisement), 4.8 acres (project page, township page, project domain and an agency site). The developer calls the same 4.8 both “lush greenery” and “total acreage” on two pages of one site. And no source publishes this phase’s own parcel area at all, so units ÷ parcel is undefined. The “Low Density” claim on three developer surfaces has no arithmetic behind it and is not repeated here.
Foreign buyers
NO — on two independent groundsKlang is Selangor Zone 1: floor RM2,000,000. The dearest filed unit is RM1,961,000 and misses it by RM39,000, 1.95% — 0 of 64 units qualify. Independently, a Jadual G landed freehold house on individual title is not open to foreign acquisition in Selangor at all, per Pekeliling PTG Selangor Bil. 1/2014. Circular 2/2020’s RM1,500,000 window has EXPIRED and is not current — and RM1,961,000 would have cleared it. This is the one project on this site where quoting the lapsed figure would flip the answer. Either bar is sufficient on its own.
Green rating
NONE found — and no green claim was madeNo row for this licensee, this scheme or this township in the reachable portion of the GreenRE Platinum, Gold, Silver or Bronze registers. The Bronze read is the strong one: 332 entries spanning 04/04/2024 – 30/03/2026 straddle this project’s whole life. The Green Building Index library could not be reached, so that is inconclusive, never a negative. The developer advertises nothing green on any surface, so there is no claim to grade. The annual report’s rainwater harvesting tanks are a feature, not a rating.
Awards
NONE published on this pageThe parent’s own accomplishments page could NOT be read (the fetch was refused, HTTP 429, with an instruction not to retry). So it is treated as UNREAD and no award is claimed. Nothing from any other Titijaya project and nothing from any sibling phase is attached here.
Imagery
No photograph of a finished house is published by anyoneThree of the four images on this page are composed marketing banners, not photographs, and the fourth is a township site plan. On a phase that received its CCC on 18 June 2025 and was handed over on 19 June 2025, not one public source publishes a photograph of a completed Dahlia or Daniel house with a confirmed subject. That is itself worth knowing before you view.

Six things this page says that a brochure will not

Each of the six is sourced, and each is a reason a reader should keep reading rather than call a hotline. Four of them are negatives, and the negatives are the point.

📅

It was delivered early, and that is filed

Contractual vacant possession 11 August 2025. CCC 18 June 2025. Vacant possession 19 June 2025. About 7½ weeks inside the contractual date, with pindaanTempohSerahKosong: Tidak — no extension sought, none granted. Across this licensee’s seven registrations, not one has ever taken a delivery extension. In a market where approved extensions are routine, the absence of one is the strongest single fact on this page.

📄

The filed type is semi-detached, not a bungalow

Register, P45 advertisement and old-path advertisement all file Rumah Berkembar — a two-storey semi-detached house. “Linked bungalow” appears on the e-brochure, the project page, the township page and the project domain, and on no filed document. It has no statutory standing. Your individual title and your Jadual G contract attach to the filed type, so that is the word this page leads with.

🔍

Two filed advertisements, one registration, seven disagreements

This single registration index carries TWO filed KPKT advertisements, under both path forms, and they disagree on seven fields: the scheme name (Dahlia alone against the full name), the licence suffix ((A) against (R)), the approving authority’s name, the tenure wording, the unit count, the expected completion date (December 2025 against June 2025) and the land figure. That is why one portal prints one date in its table and the other in its description. Printed here, not reconciled.

⚠

No density, and three acreages

21 acres in the audited annual report. 42 acres on a filed advertisement. 4.8 acres on every marketing surface — and the developer calls that same 4.8 both “lush greenery” and “total acreage” on two pages of one website. No source publishes this phase’s own parcel area at all. So units per acre is undefined in both directions, and the “Low Density” claim on three developer surfaces is unsupported and not repeated here.

🔑

Foreign buyers: no, and the expired circular would say otherwise

Klang is Zone 1, so the Selangor floor is RM2,000,000. The dearest filed unit is RM1,961,000 — short by RM39,000, which is 1.95%. Zero of 64 units qualify. A second, independent bar: a landed freehold house on individual title under Jadual G is not open to foreign acquisition in Selangor at all. And this is the one project where the EXPIRED RM1,500,000 circular would flip the answer, because RM1,961,000 clears RM1.5 million. It is expired. Do not quote it.

🏠

What makes a Dahlia a Dahlia is not published

The e-brochure’s own type schedule gives A1 Dahlia and A2 Daniel the same built-up, the same lot, the same four bedrooms, the same three bathrooms and the same three-car porch. Nothing on any surface — developer, filed or portal — says what distinguishes them. Orientation, handing and corner-versus-intermediate are all plausible and all unsourced, so none is claimed. Ask for the SPA type schedule.

Everything in this section is either a filed statutory particular, a line from the developer’s own e-brochure or specification schedule, or an audited figure from Titijaya Land Berhad’s Annual Report FY2024. Facilities and specification — what the developer publishes, and what it does not

This is a landed, gated-and-guarded scheme, so there is no level-by-level facility deck to assign. The developer publishes a TEXT list in its e-brochure rather than only a graphic, which is the stronger form. Two items that circulate on a portal and appear on no developer surface are refused below, by name.

Published by the developer (e-brochure)

Developer document
  • Playground
  • Multipurpose basketball court
  • Jogging track, bicycle lane and walking path
  • A 2.4 m wide main-road walkway that doubles as a bicycle track
  • A 1.5 m internal walkway
  • Guardhouse
  • Gated and guarded community

Claimed on developer web surfaces

Developer claim
  • Concealed drainage — presented by the developer as “more parking and child safety”
  • Hidden cabling
  • Fibre-optic connection ready
  • 24-hour security
  • Single entry point
  • “Lush greenery”
  • Note: the project page says “variety of facilities” without itemising them, while the e-brochure does itemise. The e-brochure is the source cited above.

From the audited annual report only

Audited, FY2024
  • Rainwater harvesting tanks on Dahlia & Daniel @ Kapar
  • This is a sustainability FEATURE in the parent’s audited report. It is NOT a green certification, and this page does not treat it as one.

⚠ REFUSED — portal-only, on no developer surface

Not published by the developer
  • A badminton court and a sepak takraw court — both from one portal alone, and on no developer surface. Not published here as facilities.
  • “11-foot ceilings” — on a portal and on an agency site, and on no developer surface. The e-brochure’s specification does not state a ceiling height at all. Refused.
  • “The longest night market in Klang” — a superlative about a third party, on two developer surfaces, with no source, no operator named and no measurement. Refused.
  • “7 SJKC schools within a 10 km radius” — from the official project domain, which names none of the seven. A radius claim is not a distance to a named place. Unverifiable as published.
  • “The larger than usual living room” — no room dimension is published for any room by any source, so there is nothing to measure it against.

Specification, as filed in the e-brochure

Developer document
  • Structure and envelope: reinforced concrete structure; brick and reinforced concrete walls; metal deck roof.
  • Ceilings: plasterboard, cement board and skim coat.
  • Openings: aluminium-framed windows; timber main door.
  • Floors: porcelain tiles to living, dining, kitchen and most bedrooms; laminated flooring to some bedrooms and the staircase; ceramic tiles to bathrooms.
  • Boundary: brick wall and steel mesh fencing.
  • Electrical, per unit: 1 distribution board · 30 lighting points · 5 fan points · 20 power points · 4 air-conditioner points · 2 water heater points · 2 gate light points · 1 auto gate point · 1 door chime point.
  • Sanitary, per unit: 3 water closets · 3 wash basins · 3 shower roses · 1 kitchen sink · 5 bib taps.
  • NOT PUBLISHED: whether the 2.4 m walkway and bicycle track was built as specified. It is filed as a specification; no post-CCC source confirms delivery. Worth walking on a site visit.

The gated-and-guarded condition — graded honestly

Developer claim, corroborated by a developer specification
  • The claim appears on developer surfaces, and the e-brochure lists a guardhouse and 24-hour security. But no filed security schedule was found, so this does not reach the grade a filing’s own security schedule would give it.
  • It is a developer claim corroborated by a developer specification list, and nothing stronger. Check the guardhouse manning and the access control on site.
  • NOT PUBLISHED: the management model after vacant possession — whether the guardhouse and common areas run under a joint management body, a residents’ association or a developer appointment. No source states it.
  • NOT PUBLISHED: any maintenance or sinking-fund charge for the gated scheme. No source states one. (Closed by: the SPA and the developer’s handover pack.)

Dahlia and Daniel: two type codes, one schedule, and a difference nobody publishes

The developer’s e-brochure is the only per-type schedule that exists anywhere, and it gives A1 Dahlia and A2 Daniel identical numbers on every field it publishes. No image of a floor plan is published for either type by any source, so each card below carries text rather than a plan. Ask Louis for the plans and the SPA type schedule.

No floor plan is published for Type A1 by any source. The e-brochure publishes a type schedule, not a plan drawing. Ask Louis for the approved plans.

Type A1 — Dahlia

Built-up 1,920 sq ft on the developer’s own schedule, on a standard 40′ × 70′ lot, which is 2,800 sq ft of land (our arithmetic). Four bedrooms, all on the first floor, three bathrooms, and a car porch the filing describes as holding three cars. The register records 3 bedrooms against the e-brochure’s and both filed advertisements’ 4, and that conflict is left unadjudicated here.

Type A2 — Daniel

Identical to A1 on every field the developer publishes: 1,920 sq ft, 40′ × 70′, four bedrooms, three bathrooms, three-car porch. Daniel is a type code inside registration 14239-6. It has no registration of its own, no permit of its own and no price band of its own. The in-house precedent is decisive: the preceding phase is marketed Aster & Adam and is likewise one registration, 14239-5 — this developer’s convention for a single phase is a flower plus a male first name.

The e-brochure has no D1 or D2 at all, and the old-path flyer mentions only A1 and A2, inside its sanitary and electrical specification tables. Whether D1 and D2 are a second pair of real types or a drafting artefact is unresolved, and this page does not guess. Closed by: the SPA type schedule.

UNADJUDICATEDArithmetic shownPortal split refused

The e-brochure, the developer’s township page and one portal give a flat 1,920 sq ft for both types. The P45 filing prints 1,970 sq ft once, tied to no type code, and states in terms that it supplies no separate built-up schedule per type — so that figure is not taken as a per-type built-up here. The register gives 174–243 m², which converts to about 1,873–2,616 sq ft (our conversion). A portal’s “Type A1 1,872 sqft / Type A2 2,615 sqft” is the register’s own two endpoints converted and then assigned to the two type codes — an assignment no filed document makes. It is the register restated, not a second witness, and this page does not cite it. An agency site says 2,000 sq ft. Offered as arithmetic and not as an adjudication: the register’s lower bound sits within rounding of the developer’s 1,920, while its upper bound is supported by no developer document; the township page’s land range up to 50′ wide and the filed band’s 1.8× spread are both consistent with larger corner units existing — but no source says so, so it stays unadjudicated.

Four sources say 4 · the register says 3

UNADJUDICATEDA field a buyer reads first

Both filed advertisements say four. The register says three. This is a register-against-filing conflict on a field a buyer reads first, and it is left unadjudicated: the filings are the later and more specific documents and they agree with each other and with the developer, but the register is the register. Bathrooms are 3 on every source, and the e-brochure’s sanitary schedule corroborates that with three water closets, three wash basins and three shower roses. One portal prints 4 in its listing header and 3 in its own unit table, on the same page — which is what happens when a portal scrapes the register and the brochure and reconciles neither. Closed by: the approved plans.

Location — three real distances exist, and everything else is a travel time

Taman Seri Residensi, North Klang — Daerah Klang, Selangor

Three actual distances are published for this project, all by one portal, all to schools. Everything else any source offers is a travel time, and a travel time is not a distance. No distance is derived from a time on this page, and no rail proximity is published at all, because no source names a station.

The street address is NOT PUBLISHED on any filed document. One portal gives Jalan Sungai Kapar Indah, 42200 and another gives Lebuh Sungai Kapar Indah — two portals, two different road words, no filed corroboration. The filed coordinates above are the only location figure in a statutory record, and they are useful for settling which phase a plan or a photograph belongs to; they are not a distance source. Kapar has no verified Chinese rendering in our records, so it is carried in Latin script on both language versions of this page rather than transliterated.

  • And an agency site contradicts the developer on two of them — it says 15 minutes to Setia Alam against the developer’s 17, and 10 minutes to Bukit Raja against the developer’s 21. Both roughly halved. The developer’s own figures are the ones printed above.

  • Tenby School — from the e-brochure location map
  • SJK (C) Pin Hwa Primary School

  • Jalan Kapar
  • The NKVE, the Federal Highway and a road the project domain spells “Shahpadu” are named with no distances. That spelling is the site’s own and is not corroborated elsewhere, so it is quoted rather than adopted.

⚠ What this page will NOT publish about the location

  • ANY rail station, and any distance to one. No source — not the developer, not the filings, not any portal — names a station. This is North Klang. No rail proximity is published here and none should be inferred.
  • Any distance derived from a travel time. Eight times exist; zero distances come out of them.
  • “7 SJKC schools within a 10 km radius” — a radius claim from the project domain that names none of the seven. Unverifiable as published.
  • Any acreage as settled, and any density. See the register section: 21, 42 and 4.8 acres all appear, and no per-phase parcel area is published anywhere.
  • A mukim stated as filed. Neither filed advertisement prints one.

Distances are one portal’s; travel times are the developer’s own and are labelled as times. Coordinates are the filed values on registration 14239-6. Nothing in this section is a distance unless the word kilometre appears beside it. Check every journey yourself at the hour you would actually travel.

Read 21 October 2026.

The filed statutory unit selling price band is a public record of the filed contract-price range. It is reproduced here as a filed band and nothing else — not a price list, not a quotation, not an offer — and it is not today’s asking price for any particular unit. For a price you can act on, ask for the current price list and the sale and purchase agreement.

The delivery record, in full — and why the negative is the story

This is the strongest delivery record this site has recorded on a Selangor landed scheme, and it rests on a negative. The statutory chain is short and every link is filed: the first sale and purchase agreement under this registration is dated 11 August 2023; the Jadual G delivery period is 24 Bulan; so the contractual vacant possession date was 11 August 2025. The Certificate of Completion and Compliance is dated 18 June 2025 and vacant possession 19 June 2025 — about 7½ weeks, 53 days, inside the contractual date. And the field that matters most is the one that is empty. pindaanTempohSerahKosong reads Tidak and tempohTambahanDiluluskan reads -: no amendment to the delivery period was applied for, and none was approved. A developer that asks for an extension and then meets the extended date has met a date it moved. This one met the date it originally agreed, early, without moving it. Across all seven registrations on licence 14239 this licensee has never taken a delivery extension. Approved extensions have been running at six of six and beyond on comparable schemes elsewhere on this site, so this is a real break in the pattern rather than a routine outcome. The filed brochure’s own expected-completion month, Jun 2025, was met to the month. One honest qualification. The old-path filed advertisement states an expected completion of Dec 2025 while the P45 filing and the e-brochure both say Jun 2025. June is what happened. The December figure is printed here because it is filed, and because it is the reason at least one portal prints one date in its table and a different one in its prose.

The advertising and sales permit: lapsed, and that is a fact rather than a warning

The permit 14239-6/05-2026/0565(R)-(L) ran from 02/05/2025 to 01/05/2026 and has been lapsed for 173 days as at 21 October 2026. On most pages a lapsed advertising and sales permit is worth a hard look, because it means a developer that is still selling has lost the instrument that authorises it to advertise and sell. Here it means almost nothing, and the reason is the CCC. This scheme reached peratusSiap 100.00, took its Certificate of Completion and Compliance on 18 June 2025 and handed over on 19 June 2025. There is nothing left to advertise under permit. lapsed permit is therefore recorded as a fact, with its date, and not dressed up as a red flag. Two things that must not be confused with it. First, the developer licence is a different instrument and runs to 26/09/2027; licence validity must never be passed off as permit validity, and this page keeps them in separate columns. Second, neither filed advertisement prints a usable permit number at all — the P45 filing prints a bare - and the old-path filing prints the literal placeholder xxxxx-x/xx-xxxx/xxxxxxxx(P). From the filings alone the lapse question cannot even be asked. The register and the developer’s own e-brochure both print the real permit number and they agree, which is why this page can state it. The suffix tells you something too: the superseded generation carries (N) and the current one (R), and the -(L) tail marks the landed instrument.

Two filed advertisements, one registration — the biggest unresolved item on this page

This single registration index carries TWO filed KPKT advertisements, lodged under both path forms, and they disagree on seven fields. This is not a portal error and it is not a reading mistake: both documents are filed, both are statutory, and this page prints both rather than picking the convenient one. They disagree on the scheme name — one files Dahlia alone and is the only document anywhere that drops Daniel, while still reporting the full 64 units and the full price band; the licence suffix, (A) against (R) on the same licence number; the approving authority’s name, Majlis Perbandaran Klang against Majlis Bandaraya Diraja Klang; the tenure wording, Pegangan Bebas against Kekal; the unit count, 64 unit stated on one and not stated on the other; the expected completion date, Dec 2025 against Jun 2025; and the land figure, 42 ekar of whole land against a 40′ x 70′ lot size. This is the explanation for a contradiction readers may already have met: one major portal prints 01 June 2025 in its completion table and “set for completion in December 2025” in its own description, on one page. It scraped both filed generations and reconciled neither. That same portal also names two different developers for one project identifier — the licensee on one route and the listed parent on another — and neither of its pages explains the other. Both are true in their own sense, and the only thing that resolves them is the parent’s audited corporate structure. None of the seven disagreements is adjudicated here. What is settled is the district: whichever authority name you take, no leg points outside Klang.

Foreign buyers: no, on two independent grounds — and the expired circular that would say otherwise

The answer is no, and it is no twice over. First, on price. Daerah Klang is in Selangor Zone 1, where the published floor for foreign acquisition of residential property is RM2,000,000. The dearest unit in the filed statutory band is RM1,961,000. It misses the floor by RM39,000, which is 1.95%. So zero of the 64 units in this registration reach the Zone 1 floor. Not one. For completeness, the Selangor table reads: Zone 1 — Petaling, Gombak, Hulu Langat, Sepang and Klang — RM2,000,000; Zone 2 — Kuala Selangor and Kuala Langat — RM2,000,000; Zone 3 — Hulu Selangor — RM1,000,000; Sabak Bernam — not verified, so no figure is stated for it. The Federal Territory of Kuala Lumpur figure of RM1,000,000 is not applicable here; this is Selangor. Second, on title, and this bar stands on its own. The sale contract is Jadual G, the permit tail is -(L), the official project domain states the units are individually titled, and the product is landed freehold. Per Pekeliling PTG Selangor Bil. 1/2014, landed freehold property is not open to foreign acquisition in Selangor at all, whatever the price. Either bar is sufficient. Both apply. And now the trap, because it bites exactly here. Selangor Circular 2/2020’s RM1,500,000 window has EXPIRED and is not current. RM1,961,000 would CLEAR an RM1,500,000 floor. So anyone reaching for the lapsed figure — and it is still quoted in circulation — would conclude that the upper part of this scheme is open to foreign buyers, which is wrong twice over. This is the first project on this site where the expired circular would have flipped the answer rather than merely softened it. The current figure is RM2,000,000. The RM1,500,000 figure is expired. Do not let anyone quote it at you, and do not let Zone 3’s RM1,000,000 migrate here either. If you are a foreign buyer, get this in writing from the Selangor land office before you pay anything, and ask Louis to put the request in for you.

Density, and the three township acreages — why no figure appears anywhere on this page

Density is uncomputable here, and the “Low Density” claim on three developer surfaces is unsupported. The reason is not that nobody published an acreage. It is that three incompatible ones were published, one of them audited. Titijaya Land Berhad’s Annual Report FY2024 says the township “encompass[es] 21 acres of freehold land” across six phases. The filed old-path advertisement says 42 acres. The project page, the township page, the official project domain and an agency site all say 4.8 acres — and the project page calls that 4.8 “lush greenery” while the township page tabulates the same number as “total acreage”. One website, two incompatible meanings for one number. A portal follows the filing with 42. So units divided by parcel is undefined, because the parcel has three values. And it would remain undefined even if the acreage were settled, for a second reason: no source publishes Dahlia & Daniel’s own parcel area at all. The only land figures tied to this phase are the per-unit lots, 40′×70′ standard and up to 50′×70′ on the township table. Density against a township is not the measure anyway — the measure is units over the project’s own parcel. And the 4.8 acre figure must never be used as a denominator, because the developer itself describes it as greenery, and using green open space as a project’s land area is exactly the error this site has caught before. No density figure is published here, in either direction. Closed by: the approved layout plan, or a planning record from the local authority.

The seven registrations on licence 14239 — neighbours, not this product

bilanganProjek: 7, and the walk closes cleanly: 14239-8 returns nothing. All seven are daerah: Klang, negeri: Selangor, and all seven are Jadual G where the field is printed. They are named here as township context and nothing more. No band, no date, no certification and no image from any of them crosses onto this page. 14239-1 Seri Residensi (fennel), marketed Fennel — Rumah Kluster, 48 units, two storeys, filed band RM686,340–911,400, CCC 14/02/2018, 100%. 14239-2 — filed misspelled as Seri Resindensi, marketed Primrosé — Rumah Kluster, 76 units in the register against 136 on the developer’s township page, two storeys, filed band RM843,000–1,200,000, CCC 12/03/2018, 100%. (The misspelling is in the register. Nobody should “correct” a register quotation.) 14239-3 Seri Residensi-roseville, marketed Rosevillé — Rumah Kluster, 60 units, single storey, filed band RM631,000–850,000, CCC 23/08/2019, 100%. 14239-4 Rumah Selangorku — Rumah Teres, 256 units, filed band RM200,000–247,000, permit CANCELLED at peratusSiap 10.27%. 14239-5 Seri Residensi-aster, marketed Aster & Adam — Rumah Berkembar, 50 units, two storeys, filed band RM899,000–1,208,400, CCC and vacant possession 02/02/2024, 100%. This is the registration that settles the one-page question: two marketed names, one registration, same convention. 14239-6 — this page. 14239-7 Laman Idaman — Rumah Teres, 256 units, filed band RM300,000–569,428, Lancar, peratusSiap 39.10%, vacant possession due 23/02/2028. One observation, offered and not adjudicated: 14239-4 and 14239-7 both carry exactly 256 units, which invites the inference that the later registration re-registers the cancelled one’s land. The bands differ substantially and no document says so, so this page does not conclude it. Closed by: the two registrations’ land schedules.

The affordable-housing registration on this licence is a NEIGHBOUR, and nothing from it reaches this product

Klang is a very likely location for state affordable housing, and on this licence it is — but not on this product. 14239-4 is filed with the literal scheme name Rumah Selangorku: 256 terrace units, a state-controlled band of RM200,000–247,000, and its permit was cancelled at 10.27% built. 14239-7 Laman Idaman is also 256 terrace units, now at 39.10%, with vacant possession due 23 February 2028. Dahlia & Daniel is NOT a state affordable scheme and has no affordable component of its own: Jadual G, a filed floor of RM1,086,000, Rumah Berkembar, its own permit, its own CCC. So the eligibility machinery that governs state affordable stock does NOT attach to a house in this registration. That machinery — the household income ceiling, the test that neither applicant nor spouse has previously owned a home in the state, compulsory registration with the state housing board, and a five-year transfer moratorium running from the sale and purchase agreement — belongs to the Rumah Selangorku and Laman Idaman siblings. It must never be attached to an RM1,086,000 semi-detached house, and this page states that explicitly so that nobody does. For completeness: the state housing board’s own project list, updated 10 September 2026, carries no row for this township, this scheme, either product name, the licensee or the brand. That absence is corroboration, not proof — the list carries only stock open for application.

Not published, therefore not on this page

Seventeen things a buyer would ask that no source answers. Each is named with the document that would close it, because that is what Louis will go and ask the developer for. 1. What distinguishes a Dahlia from a Daniel. Same built-up, lot, bed and bath count, car porch and band. (The SPA type schedule, or the approved plans.) 2. The mukim. Not printed on any filed document. (The title, or the Jadual G land schedule.) 4. This phase’s own parcel area, and therefore density. (The approved layout plan.) 5. Whether D1 and D2 are real types. (The SPA type schedule.) 6. Why the register says three bedrooms and every other source says four. (The approved plans.) 7. What the register’s 243 m² upper built-up bound belongs to. No developer document has it. (A corner-unit floor plan, or the SPA schedule.) 8. The interest restriction. The field is absent entirely from one filing and reads Tidak dinyatakan on the other. (The title.) 9. Any encumbrance or chargee. Labelled and left empty on one filing, a bare dash on the other. Unencumbered cannot be concluded from an empty field. (A title search.) 10. The street address as filed. No filed document prints one; two portals give two different road words. (The SPA.) 11. Any rail station, and any distance to one. No source names one. 12. Any maintenance or sinking-fund charge for the gated scheme. 13. The management model after vacant possession — joint management body, residents’ association or developer appointment. 14. What the parent’s awards page claims. It could not be read, so no award is published here. 15. How many units are sold today. The latest figures are 25.0% take-up at FYE2024 and 41 of 64 unsold at the May 2025 permit generation. Both are stale. 16. Whether the 2.4 m walkway and bicycle track was built as specified. Filed as a specification; no post-CCC source confirms delivery. 17. Any photograph of a completed Dahlia or Daniel house. Nobody publishes one, four months past handover and counting.

What this page does not publish, and why

Louis’s standing instruction to this site is absolute, and it is the reason some numbers that exist in IQI project material are missing here. This page carries no discount figure, no rebate figure, no nett price, no promotion or offer term, and no commission information — not in words, not in a table, and not inside an image. The one price shape it does publish is the filed statutory unit selling price band, RM1,086,000 – RM1,961,000, which is a contract-price range agreed to the ringgit on both ends by four surfaces, and it is published as a filed band and nothing else: not a price list, not a quotation, not an offer. Three “from RM___” shapes exist for this project and all three figures are withheld. Two of them sit BELOW the filed statutory minimum — one of them on the official project domain itself, the other on an independent agency site — and they carry two different sub-minimum numbers. The third is a derived per-square-foot figure on a portal which, multiplied by the published built-up, also lands below the filed minimum; the breach is not visible in the per-square-foot figure itself, and that is exactly why no per-square-foot figure appears anywhere on this page. Two of the three sit beside a conditional buyer inducement, and this page names the class and never the items, because listing them while claiming to withhold them would publish them. A fourth figure exists on a portal page for a different phase of this township, and a neighbour’s price must not cross onto this page at all. The ethnic-allocation field is a FIELD — not a quota, and not a lot-title classification. All three documents — the P45 filing, the old-path filing and the e-brochure — print a Diskaun Bumiputera field. The field exists, and that sentence is the whole of what this page says about it, because the value is never published here. A portal published a percentage in that field and it is withheld. There is no unit quota on any surface and no lot-title class: the interest-restriction field is absent entirely from one filing and reads Tidak dinyatakan on the other. Three distinct shapes, and the one that exists here is the field. If you want any of the withheld figures, ask Louis directly. That is what this rule is for: a number that moves with a campaign belongs in a conversation with a named, licensed agent, not on a public page where it will be stale and quoted back at you.

Decoys refused by name, and the licensee established by code

The licensee was established by licence CODE 14239 before any name was believed, and every candidate below was refused on that code. The searches that found them returned zero developers for either product name, against a working positive control, so those zeros are real rather than an interface failure. Refused, and the most dangerous one first: a Dahlia at Bukit Puchong — an exact first-name match, landed, with a 2025 CCC within weeks of ours, and it holds a FINAL green certification that this project does not. Different licensee, registration 6533-18, Daerah Sepang, 43 units. It is confirmed live, and its certification must not migrate onto this page in either direction. A large township developer whose licence code is 3927 and whose own township IS in Daerah Klang — the same district, with 167 registrations under one licence, which is exactly the many-phases-one-licence shape this page is built on. Refused by code: 3927 is not 14239. A Dahlia in a Sepang affordable range, a Dahlia phase inside a botanical series in Daerah Petaling, and a Dahlia terrace product line from a different major landed developer — all exact name matches, all different licensees. An Aman Residensi in the SAME mukim and the SAME district, and two further controlled-price schemes in that mukim — same place, different licensees. And the likeliest accidental borrow of all: this parent’s own Seiring Residensi, 264 @ Seiring and Seiring Square — same parent, and “Residensi” again, so a careless search for the brand plus “Residensi” plus Selangor lands there. Different registrations, different localities. Nothing crosses. Three further axes worth naming because they are subtle: a green-register row matching on the phase designation “Phase 3A”, which is a generic phase label and not an identifier; a row carrying a sibling phase’s own word Idaman inside an unrelated industrial project in Kapar; and the archaic spelling Kelang, which matches several unrelated schemes. The six sibling registrations on this licence are NOT decoys. They are neighbours, they are named above as township context, and the distinction between a neighbour and a decoy is the whole point of keeping them in separate sections.

A note on place names, in both languages

Daerah Klang is the district and Klang is the town. On the Chinese version of this page the town is written with the rendering that is already in house use on this site, measured against this site’s own published pages rather than transliterated. Two compounds had to be excluded from that measurement and must never be used for this town: one means Klang Valley, which is a region and not this district, and the other means Old Klang Road, which is a different place entirely — it is in Kuala Lumpur. A naive count that kept both compounds would have over-stated house usage by about ten times. The same confusion exists in this site’s English taxonomy, where an old-klang-road locality term sits under Kuala Lumpur and would be matched by a careless search for “Klang”. It is not attached to this project, and the Chinese compound was excluded for exactly the same reason. And Kapar has no verified Chinese rendering in this site’s records — one candidate returns a single unconfirmed hit and another returns none — so it is carried in Latin script on both language versions and this page says why rather than inventing a transliteration. Shah Alam’s Chinese name appears nowhere on this page; it is a different place, and it reaches this project only through a travel-time claim that is not published here as a distance.

The licensed developer — and the parent, established by code and then by audited report

NEU ESTATES SDN BHD, and why the marketing says Titijaya

Marketing says Titijaya. The licence belongs to NEU ESTATES. Both are true, and this page says so rather than choosing. Your counterparty under the Housing Development Act is NEU ESTATES SDN BHD, company number 348591-M in the old form on both filed advertisements and the e-brochure, and 199501019388 in the current form. The KPKT register itself prints no company number at all, which is why both forms are given here with their separate sources.

The link to the brand is audited, not inferred. NEU ESTATES SDN. BHD. with both its registration numbers appears in Titijaya Land Berhad’s own Annual Report FY2024 Corporate Structure chart, page 10, as a group subsidiary. Two further legs corroborate it character for character: the register’s alamat_perniagaan is N-16-01, Penthouse, Level 16, First Subang, Jalan SS15/4G, 47500 Subang Jaya, Selangor, which is the annual report’s principal place of business; and the register’s alamat_daftar is Level 7 Menara Millenium, Jalan Damanlela, Pusat Bandar Damansara, Damansara Heights, 50490 Kuala Lumpur, which is the annual report’s registered office. (The register spells the building Millenium and the annual report spells it Milenium. Same address.)

A note on how this was established, because the obvious route does not work. A brand-name search on the ministry register is not the route here: the licensee is named NEU ESTATES, which shares no word with the brand, and a search on either product name returns zero developers. The licence CODE 14239 is the bridge, and the advertising and sales permit number contains it, which is what connects a marketing name to a registration at all. The “Neu” word is a group brand word rather than a coincidence — the same parent markets a Neu Suites in Kuala Lumpur.

Licence standing, read directly off the register. 14239/09-2027/0833(A), valid 27/09/2022 to 26/09/2027, statusPemaju: Aktif, bilanganProjek: 7, and — the line worth reading twice — mempunyaiKesalahan: null: no offence is flagged against this licensee. Across all seven of its registrations, pindaanTempohSerahKosong has never been anything but Tidak: this developer has never taken a delivery extension. That is the pattern behind this phase’s early handover, and it is the single most useful thing the register says about the company.

No joint venture and no second partner is published on any surface. Single licensee, single registration, single permit.

Three honest gaps on the developer side. First, the register holds no contact detail for the licensee at all — emel: -, telefon: null, alamat_web: null — while the developer publishes three phone numbers and a messaging line of its own. That is a register completeness gap, not a conflict. Second, the parent’s own corporate homepage names four projects and this is not one of them; it names neither Klang nor the licensee, while the parent’s project index lists this project and more than twenty-seven Selangor schemes. An internal inconsistency on the parent’s own site. Third, and this one matters for what this page will not claim: the parent’s accomplishments page could NOT be read. The fetch was refused with a rate-limit response and an instruction not to retry. So it is treated as UNREAD, and NO AWARD is published here. Nothing from 3rdNvenue, H2O Residences, Riveria City, the Kemensah series, The Shore, Seiring Residensi, First Subang, Casa Tiara or any other project in that index is attached to Dahlia & Daniel, and neither is anything from the sibling phases.

And a template fault on a developer-controlled surface, recorded because it changes how that surface should be read. The developer’s own Dahlia & Daniel project page carries the PRECEDING phase’s meta description and social-share text — Aster & Adam’s. So nothing on that page may be assumed to be about this phase without checking it against the e-brochure, and that is how every developer-page figure on this page was handled. The same page also spells the project two ways in one document, with and without acute accents, and the township page does the same to two sibling names. This page uses the register’s unaccented forms.

What the developer says about the product, verbatim, so you can judge the register against the rhetoric. “A safe haven”; “a prestigious choice as your home”; “beautifully crafted homes”; “a neighbourhood that is incomparable”; “perfect amenities for all generations”; “nestled in the lap of luxury”; “designed to maximise the wellbeing of all in the family, from the youngest to the eldest”. Unfalsifiable, and printed here as quotation rather than as fact. The project domain’s own disclaimer is the useful part: all information “is subject to changes without notification”, the material “does not form part of any offer or contract”, and all illustrations are artist impressions. That is true of every marketing surface for this project, including the three banners on this page.

Licensee identity, licence standing, permit, delivery fields, unit count, filed type, filed band and district are from the KPKT TEDUH public register and the two filed statutory advertisements. The company’s current registration number, the corporate structure, the GDV, the take-up and the rainwater harvesting are from Titijaya Land Berhad’s audited Annual Report FY2024. Specification, type schedule and facilities are from the developer’s own e-brochure. Read 21 October 2026. This page is published by a registered estate agency, not by the developer.

Questions a buyer actually asks

Dahlia & Daniel — frequently asked questions, answered from the filings

Are Dahlia and Daniel two different projects?
No. One registration, two type codes, one page. The ministry register files one project at 14239-6 whose own registered name is Seri Resi Ph3a - Dahlia & Daniel, carrying both names inside one record. There is one advertising and sales permit, one filed price band, one Certificate of Completion and Compliance, one vacant possession date, one plan-approval reference and one Jadual G instrument. The developer’s own e-brochure prints the schedule that settles it: Type A1 is Dahlia and Type A2 is Daniel. Daniel has no registration of its own. And the in-house precedent is decisive: the immediately preceding phase is marketed Aster & Adam and is likewise one registration, 14239-5 — this developer’s convention for a single phase is a flower plus a male first name.
What is the difference between a Dahlia and a Daniel?
Nobody publishes it. The e-brochure gives both type codes the same built-up (1,920 sq ft), the same lot (40′ × 70′), the same four bedrooms, the same three bathrooms, the same three-car porch and the same price band. Nothing on any surface — developer, filed or portal — states what distinguishes them. Orientation, handing and corner-versus-intermediate are all plausible and all unsourced, so this page invents none of them. Ask for the sale and purchase agreement’s type schedule, or the approved building plans.
Is this a bungalow?
No. The filed type is Rumah Berkembar — a two-storey SEMI-DETACHED house. That is what the register says, what the P45 filed advertisement says (Rumah berkembar dua tingkat) and what the old-path filed advertisement says (Rumah dua tingkat berkembar) — all three statutory surfaces agree. “Linked bungalow” appears on the e-brochure, the project page, the township page and the project domain, and on no filed document. It is a marketing term with no statutory standing. Your individual title and your Jadual G contract attach to the filed type, so that is the word this page leads with. Two portals, for what it is worth, also say Semi-Detached — while one of them calls it “2-storey linked bungalows” in its own description on the same page.
Has it been completed and handed over?
Yes, and early. peratusSiap reads 100.00, status.keseluruhan reads Siap Dengan CCC, the Certificate of Completion and Compliance is dated 18 June 2025 and vacant possession 19 June 2025. The contractual vacant possession date was 11 August 2025 — 24 months from the first sale and purchase agreement of 11 August 2023 — so delivery was about 7½ weeks, 53 days, inside the contractual date. This is a completed, handed-over scheme and not a launch, which is why it does not carry a new-launch label on this site.
Was a delivery extension taken?
No. pindaanTempohSerahKosong: Tidak and tempohTambahanDiluluskan: -. No amendment to the delivery period was applied for, and none was approved. This matters more than it looks: a developer that obtains an extension and then meets the extended date has met a date it moved. This one met the date it originally agreed, early, without moving it. And it is not a one-off — across all seven registrations on licence 14239, this licensee has never taken a delivery extension. On comparable schemes elsewhere on this site, approved extensions have been the norm rather than the exception, so this is a real break in the pattern.
The advertising and sales permit has lapsed. Should that worry me?
No, and here is why. The permit 14239-6/05-2026/0565(R)-(L) ran from 2 May 2025 to 1 May 2026 and has been lapsed for 173 days as at 21 October 2026. On a scheme still under construction and still selling, a lapsed permit is a serious question. Here the scheme already holds its CCC and has handed over, so there is nothing left to advertise under permit. It is a fact with a date, not a warning. Two things must not be confused with it. The developer licence is a separate instrument and is current to 26 September 2027; licence validity is never permit validity. And neither filed advertisement prints a usable permit number — one prints a bare dash and the other a literal xxxxx-x/xx-xxxx/xxxxxxxx(P) placeholder — so the lapse question cannot be answered from the filings at all. The register and the e-brochure both print the real number, and they agree.
How many units are there — 64 or 60?
64, on the weight of evidence, and this page prints both numbers. 64 comes from the register, the developer’s own township page and the audited Annual Report FY2024. “Only 60 units available” comes from the official project domain, and an agency site repeats it. Both filed advertisements and the e-brochure state no total at all — only that 41 units were unsold at the May 2025 permit generation, which is consistent with a 64-unit scheme and raises no conflict. Three to two for 64, including the audited report. Left unadjudicated. One further observation, offered as a possibility and not as a finding: 60 is also the exact unit count of the sibling phase Rosevillé, registration 14239-3, in the same township.
How big are the houses?
Three positions exist and only two of them are real. This page prints all three and disqualifies the fourth.
SourceBuilt-upIndependent?
Developer e-brochure, per-type schedule1,920 sq ft for both A1 and A2Yes
Developer township page1,920 sq ftYes — second surface, same group
A property portalabout 1,920 sq ftYes
Filed P45 advertisement1,970 sq ft, printed once, tied to no type codeYes, but the document states it supplies no per-type schedule
KPKT register174 – 243 m² (about 1,873 – 2,616 sq ft, our conversion)Yes
A portal’s per-type split, 1,872 / 2,615 sq ftREFUSEDNo — it is the register’s two endpoints converted and then assigned to A1 and A2, an assignment no filed document makes
An agency site2,000 sq ftYes, but uncorroborated
Land is 40′ × 70′ standard, about 2,800 sq ft, and the developer’s township page extends the range to 50′ × 70′, about 3,500 sq ft. That is also the proof that the register’s 174–243 m² is BUILT-UP and not land: 174 m² is smaller than the smallest lot. An agency site prints a 77′ depth, which belongs to the other phases of this township and is refused here. UNADJUDICATED — ask for the sale and purchase agreement’s area schedule.
Three bedrooms or four?
Four, on four sources; three in the register; and this page does not adjudicate it. Four bedrooms, all on the first floor: the P45 filed advertisement, the old-path filed advertisement, the developer’s e-brochure, a portal and an agency site. Three: the register, bilik: 3. The filings are the later and more specific documents and they agree with each other and with the developer — but the register is the register, and this is a field a buyer reads first, so both values are printed. Bathrooms are 3 on every source, and the e-brochure’s sanitary schedule corroborates that with three water closets, three wash basins and three shower roses. One portal manages 4 in its listing header and 3 in its own unit table on the same page, which is what happens when a portal scrapes both the register and the brochure and reconciles neither.
What price should I expect?
The one price figure on this page is the filed statutory unit selling price band: RM1,086,000 – RM1,961,000. Four surfaces carry it and all four agree to the ringgit on BOTH ends — the register, both filed advertisements and the developer’s e-brochure — so there is no splice and it can be credited. It is a contract-price range, which is why it is the one price shape this site will print. It is not a price list, not a quotation and not an offer, and it is not today’s asking price for any particular unit. It is independently corroborated from an audited document: the parent’s Annual Report FY2024 gives a GDV of RM73.4 million over 64 units, which averages about RM1.147 million and sits inside the band near its lower end. Several other figures circulate for this project and this page withholds every one of them — the reasons are set out in full in the “What this page does not publish, and why” note in the register section above. For a number you can act on, ask Louis for the current price list and the sale and purchase agreement price for the specific unit.
Can a foreign buyer purchase here?
No — on two independent grounds, and it is worth reading both because one of them is about to be mis-quoted at you. On price: Daerah Klang is in Selangor Zone 1, where the floor for foreign acquisition of residential property is RM2,000,000. The dearest unit in the filed statutory band is RM1,961,000, which misses the floor by RM39,000 — 1.95%. Zero of the 64 units reach it. The Selangor table is: Zone 1, Petaling, Gombak, Hulu Langat, Sepang and Klang, RM2,000,000; Zone 2, Kuala Selangor and Kuala Langat, RM2,000,000; Zone 3, Hulu Selangor, RM1,000,000; Sabak Bernam not verified, so no figure is stated for it. On title, independently: the sale contract is Jadual G, the permit tail is -(L), the units are individually titled and the product is landed freehold. Per Pekeliling PTG Selangor Bil. 1/2014, landed freehold is not open to foreign acquisition in Selangor at all, whatever the price. Either bar is sufficient. Now the warning. Selangor Circular 2/2020’s RM1,500,000 window has EXPIRED and is not current — and RM1,961,000 would CLEAR an RM1,500,000 floor. Anyone reaching for the lapsed figure would tell you the upper part of this scheme is open to you. That is wrong twice over. Print the current RM2,000,000 figure, treat the RM1,500,000 figure as expired, and do not let Zone 3’s RM1,000,000 migrate here either. Get the position in writing from the Selangor land office before you pay anything.
Why does this page refuse to tell me the density?
Because density cannot be computed here, and the “Low Density” claim on three developer surfaces has no arithmetic behind it. Three incompatible township acreages are published, one of them audited: 21 acres in the parent’s Annual Report FY2024, 42 acres on the filed old-path advertisement, and 4.8 acres on the project page, the township page, the official project domain and an agency site. Worse, the project page calls that 4.8 “lush greenery” while the township page tabulates the same number as “total acreage” — one website, two incompatible meanings for one figure. And no source publishes this phase’s own parcel area at all, which is the only correct denominator. So no density figure appears on this page, in either direction, and the “Low Density” claim is not repeated. The approved layout plan would close it.
Does it have a green rating or any award?
No green rating was found, and no award is published here. Green: there is no row for this licensee, this scheme, this township or the brand in the reachable portion of the GreenRE Platinum, Gold, Silver or Bronze registers. The Bronze read is the strong one — 332 entries spanning 4 April 2024 to 30 March 2026, which straddles this project’s entire life, and Bronze is the tier most likely to be held. The Green Building Index library could not be reached at all, so that is inconclusive and never a negative. The developer advertises nothing green on any surface — no logo, no “targeting”, no “aligned with” — so there is no claim to grade and no inverted claim to catch. The one sustainability item anywhere is rainwater harvesting tanks in the audited annual report, and that is a feature, not a rating. Awards: the parent’s own accomplishments page could not be read — the request was refused with a rate-limit response and an instruction not to retry — so it is treated as unread and no award is claimed on this page. And one specific refusal, because it is the most seductive borrow available: a landed project called Dahlia at Bukit Puchong, a different licensee in a different district, does hold a final Bronze certification. It is not this project, and its certification does not migrate onto this page in either direction.
Why are there no photographs of the finished houses?
Because nobody publishes any, and on a handed-over scheme that is worth saying out loud. This page carries four images: three are composed marketing banners from the developer, not photographs of the houses, and the fourth is the township overall site plan. On a phase that received its Certificate of Completion and Compliance on 18 June 2025 and was handed over on 19 June 2025, not one public source publishes a photograph of a completed Dahlia or Daniel house with a confirmed subject. The developer’s media library has a “gallery” and a set of “progress photos” that turn out to be the same logo file repeated, and its only large recent photographs are subject-less uploads with empty titles, alt text and captions — they cannot be captioned honestly, so they were declined rather than guessed at. Nothing from any other phase of this township crosses onto this page, and in particular nothing from the preceding Aster & Adam phase, which shares this licensee, this township and this product type and is sixteen months older. Ask Louis for site photographs of the delivered houses.
What exactly do I own, and under what contract?
A two-storey semi-detached house on its own individual freehold title, bought under the statutory Jadual G sale and purchase agreement. pjb.jenis reads Jadual G, which is the prescribed landed form, and the permit tail -(L) marks the landed instrument. This is not strata and there is no Jadual H: you do not buy a parcel inside a subdivided building, and there is no management corporation. Tenure is freehold, worded Kekal on one filing and Pegangan Bebas on the other — both mean freehold. The statutory delivery period was 24 months from the date of your own agreement, and the defect liability period runs from vacant possession under the same prescribed contract. What is NOT established: the mukim, the lot or PT number for this phase, the interest restriction and any encumbrance. The interest-restriction field is absent entirely from one filing and reads Tidak dinyatakan on the other; the encumbrance field is labelled and left empty on one and a bare dash on the other. An empty field is not a clean title. Have a title search run before you commit.
Which district is this in, and why does that matter?
Daerah Klang, Selangor — and it matters because the district sets the foreign-buyer floor and the planning authority. The derivation starts from the filed plan-approval reference (29)DLM MPK/BGN-600-4/1/150033-P-P-P, whose prefix MPK is Majlis Perbandaran Klang, and that reference is identical character for character on all three surfaces that print it: the P45 filing, the old-path filing and the e-brochure. Eight legs agree and none dissents, including daerah: Klang on this registration and on all six siblings, the audited annual report’s “@ Kapar” and “North Klang”, the state housing board’s own tabulation of Kapar as a mukim under the Klang district heading, and a portal’s district field and 42200 postcode. One printed difference is left unadjudicated: the approving authority field reads Majlis Bandaraya Diraja Klang on the newer filing and the e-brochure and Majlis Perbandaran Klang on the older filing. Both are printed on this page. The obvious reading is a rename carried forward in an earlier plan reference, but that was not verified from a primary source, so it is not asserted. Either way, no leg points outside Klang. The mukim is a different question and the answer is that no filed document prints one, so this page does not state one as filed.
Is this a state affordable-housing scheme?
No, and the question is a fair one because this licence does carry one. Dahlia & Daniel is Jadual G with a filed floor of RM1,086,000 and a filed type of Rumah Berkembar, with its own permit and its own CCC. The affordable registration on the same licence is 14239-4, filed with the literal scheme name Rumah Selangorku — 256 terrace units at a state-controlled band of RM200,000 to RM247,000, and its permit was cancelled at 10.27% built. A second terrace registration, 14239-7 Laman Idaman, is also 256 units and is running at 39.10% with vacant possession due 23 February 2028. Those are NEIGHBOURS, not this product. So none of the affordable-scheme machinery attaches to a house in this registration — not the household income ceiling, not the test that neither applicant nor spouse has previously owned a home in the state, not the compulsory registration with the state housing board, and not the five-year transfer moratorium running from the sale and purchase agreement. Those rules belong to the siblings and must never be attached to an RM1,086,000 semi-detached house. The state housing board’s own list, updated 10 September 2026, carries no row for this township or this scheme at all — which is corroboration rather than proof, because that list carries only stock open for application.
What should I actually do next?
Five things, in this order. 1. Ask for the Jadual G sale and purchase agreement and read its type schedule — it is the document that answers what distinguishes a Dahlia from a Daniel, what the areas really are, and whether D1 and D2 exist. 2. Have a title search run — the mukim, the lot or PT number, the interest restriction and any encumbrance are all unestablished from public documents, and an empty field is not a clean title. 3. Walk the scheme. It has been handed over since June 2025, which means you can see the real houses, the real boundary wall and fencing, the real guardhouse and the real 2.4 m walkway rather than an impression — and nobody publishes a photograph of any of it, so there is no substitute for going. 4. Ask what the maintenance arrangement is and who runs the guardhouse and common areas after vacant possession. No source states either. 5. Ask Louis for the current price list and the agreement price for the specific unit. The filed band on this page is a filed band, not today’s number for your unit.

Dahlia & Daniel — delivered early, filed as semi-detached, and honestly short of a few answers

What is strong here is strong for a filed reason: a current licence with no offence flagged, a Certificate of Completion and Compliance dated 18 June 2025 against a contractual vacant possession date of 11 August 2025, and pindaanTempohSerahKosong: Tidak — no extension sought, none granted, on any of this licensee’s seven registrations. A filed price band agreed to the ringgit on both ends by four surfaces, corroborated by an audited GDV. What is weak is weak honestly: no mukim on any filing, no lot number for this phase, no parcel area and therefore no density, a register that says three bedrooms against four everywhere else, two filed advertisements that disagree on seven fields, and not one published photograph of a house that was handed over sixteen months ago. Ask Louis for the sale and purchase agreement, the title search and the site photographs. Then go and walk it — on this scheme you can.

Every figure above is attributed in its own section to the KPKT TEDUH register, a filed statutory advertisement, the developer’s e-brochure or Titijaya Land Berhad’s audited Annual Report FY2024. Not a price list, not a quotation, not an offer.

Build progress

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

Read from teduh.kpkt.gov.my on 2026-10-22, project code 14239-6. Re-read weekly.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.

Where the official drawings are

No floor plan is reproduced on this page — but the drawings are findable

A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.

The hardest copy · on the ministry’s server

The advertisement the developer filed and the housing department approved normally carries the location plan and the unit count and price for each type. A salesperson’s brochure can be reissued. This one cannot.
