No registration, no licence, no permit — and the best source is a stock-exchange circular — what is on a register, what is not, and what that costs an industrial buyer
Land-owning entity BOON KOON CAPITAL SDN. BHD. per Bursa Malaysia · NO KPKT registration and NO developer licence exists for this project · Jalan PJU 5/19, Taman Sains Selangor 1, Kota Damansara · Daerah Petaling · read 21 October 2026

The NeX @ Kota Damansara, Taman Sains Selangor 1 — 242 units, NINE storeys, a stratified INDUSTRIAL warehouse hub on LEASEHOLD INDUSTRIAL land whose lease expires 18 October 2106 — and it is ENTIRELY OUTSIDE the Housing Development Act: NO registration, NO developer licence, NO advertising and sales permit, NO filed advertisement, NO Schedule G or H, NO statutory liquidated damages and NO price on this page

READ THIS FIRST, BECAUSE IT IS THE WHOLE POINT OF THE PAGE. The NeX has NO registration of any kind. No developer licence was ever issued for it. No advertising and sales permit exists. No statutory advertisement was ever filed. The project sits entirely outside the Housing Development (Control and Licensing) Act 1966 — and here is what that costs a buyer, concretely: there is no prescribed Schedule G or Schedule H sale contract, no statutory liquidated damages if delivery runs late, no section 7A housing development account ring-fencing your progress payments, no statutory defect liability period, no KPKT recourse and no route to the Tribunal for Homebuyer Claims. Whatever the developer’s own contract says is the entire protection you have, and you need your own solicitor to read it before you sign anything. AND THAT IS THE LAW RATHER THAN A RESEARCH GAP. The Act reaches housing accommodation. A nine-storey stratified warehouse on land whose own title category is INDUSTRIAL is not housing accommodation, so no licence and no permit CAN exist for it. The step that closes it: the group already held a live, current developer licence in this very district — and did not file this project on it. Querying the next registration slot on that licence returns nothing at all. The licence was available and was not used, because an industrial-commercial scheme is not a housing development and cannot be made into one. SO WHERE DOES THE HARD INFORMATION ON THIS PAGE COME FROM? NOT FROM A BROCHURE. The richest source on this project is a BURSA MALAYSIA RELATED-PARTY CIRCULAR — the land purchase was a transaction with a related party, so it required an independent adviser, an independent valuation and a shareholder vote. That regulated disclosure, and not any marketing material, is why this page can state the tenure (leasehold, expiring 18 October 2106, about 80 years left) and the title’s own land-use category (“leasehold INDUSTRIAL land”, The Edge, 13 March 2026). A circular filed with the exchange is a better document than a brochure, and this page says which facts came from it. THE DEVELOPER’S OWN WEBSITE NAMES NO LEGAL ENTITY AT ALL. It has no terms page, no disclaimer, no footer entity and no registration number; the only company string anywhere on it is “Chin Hin Property Development”, and it appears inside a pre-filled WhatsApp message rather than in a statutory block. A buyer can read that entire website and still not learn the name of the company he would be contracting with. AND THE DEVELOPER’S OWN CHIEF EXECUTIVE SAYS, ON THE RECORD, THAT THIS IS NOT THE GROUP’S CORE BUSINESS: “While our core focus remains firmly on residential development” — StarProperty, 16 March 2026. This is explicitly the group’s FIRST industrial development, confirmed by three independent publishers. A buyer is entitled to know that there is no track record in this product class, and it belongs at the top of the page rather than in a footnote. WHAT THE PAGE WILL NOT DO: it publishes NO PRICE AT ALL. There is no filed statutory selling-price range, because no advertisement was ever filed and none is required outside the Act. Where no filed range exists the house rule is explicit — publish nothing, and say that is the rule. Two unregulated surfaces do carry unit figures and they contradict each other. Both are withheld. AND THE BIGGEST OPEN QUESTION IS PRINTED OPEN, NOT RESOLVED: the group announced TWO Kota Damansara parcels in 2026, both in Taman Sains Selangor 1, both leasehold, and both with leases expiring on the SAME DAY — 18 October 2106. Every published NeX figure attaches to the smaller of the two. Nobody says whether the larger one is part of this project. This page does not aggregate them, and says why the question matters.

Louis Koh, Director, LK Group Marketing · IQI Realty Sdn Bhd · Registered Estate Agency. Every hard number on this page is attributed to the surface that published it, the contradictions are printed rather than smoothed over, and each gap is named together with the document that would close it.

Registered scheme nameNONE. There is no KPKT register record of any kind for The NeX, so there is no registered scheme name either. The nearest thing to an official classification anywhere is the land’s own title category, “leasehold INDUSTRIAL land”, named in a Bursa circular report rather than in a filing by the developer.
Who you would be contracting withNOT ESTABLISHED, and that is a finding. The land-owning entity is BOON KOON CAPITAL SDN. BHD. per the circular, a subsidiary of Chin Hin Group Property Bhd (KL:CHGP). But no source states that it is the DEVELOPING entity — EdgeProp says expressly that the article does not name the entity that will develop the project — and no source anywhere prints that company’s registration number. The developer’s own website names no legal entity at all.
What a buyer loses, concretelyThe prescribed statutory contract; the statutory late-delivery compensation; the housing development account that ring-fences progress payments; a filed delivery period; the statutory defect liability period; KPKT recourse; and the Tribunal. All of it is replaced by whatever your own solicitor negotiates into a freely drafted commercial agreement. Appoint one first.
What is NOT publishedNearly everything a warehouse buyer would ask. Floor loading on a nine-storey stack. Goods-lift count, capacity and dimensions. Ramp access or lifts only. Loading bays and dock levellers. Power supply per unit. Units per floor. The type schedule beyond one type code. The lot or PT number and the mukim. Whether state consent is needed to transfer. The list is the finding, and every item below names the document that would close it.
Answer block

The NeX @ Kota Damansara, at a glance

Every cell below names its source. The best-documented cells on this page come from a BURSA MALAYSIA circular rather than from the developer, and the worst-documented ones come from nowhere at all. Where a register field would normally sit, this table says STRUCTURALLY UNAVAILABLE rather than not flagged — because there is no record to carry the field, and an absent record is not a clean bill of health.

Legal regime
ENTIRELY OUTSIDE the Housing Development ActThe Act reaches housing accommodation. A nine-storey stratified warehouse on land whose title category is INDUSTRIAL is not housing accommodation, so no licence and no permit CAN exist. This is the correct legal position, not a missing document.
KPKT registration
NONE — no record of any kindNo registered scheme name, no project code, no register entry. Register searched 21 October 2026 on four independent name axes, against a healthy positive control.
Developer licence
NEVER ISSUED — not lapsedThe distinction matters. There is nothing to renew and nothing that expired. The only licence anywhere near this project is BOON KOON COMMERCIAL SDN. BHD., code 30190 — Commercial, not Capital — and its single registration is a licensed RESIDENTIAL high-rise, not this hub.
Advertising & sales permit
DOES NOT EXISTSo lapse-versus-current cannot be assessed, and nothing on this page may be presented as permit validity. Nothing about this project was lodged with the ministry before it was advertised.
Filed statutory advertisement
NONE — none is required outside the ActNo filed brochure, no filed newspaper advertisement, no statutory particulars block. There is no primary document to read, which is why every product figure on this page is labelled with the publisher that carried it.
Statutory sale contract
NONE — no Schedule G or HNo statutory liquidated damages. No section 7A housing development account. No statutory defect liability period. No KPKT recourse. No Tribunal for Homebuyer Claims. A freely drafted commercial agreement, and your own solicitor, is what is left.
Tenure
LEASEHOLD — lease expires 18 October 2106About 80 years remaining. Every source agrees, and the date comes from the Bursa circular via The Edge, EdgeProp and businesstoday — a regulated disclosure, not marketing. This is the single best-documented particular on the page.
Land-use category on the title
“leasehold INDUSTRIAL land”Named expressly by The Edge, 13 March 2026, reporting the circular. It is why this page is not filed under residential anything, and why the residential foreign-buyer floors below are presented as an open question rather than as the rule.
Units
242EdgeProp, FocusMalaysia and StarProperty all agree. No source contradicts it. No per-type unit mix is published, so the total saleable area cannot be established.
Storeys
NINEThe only structural figure every source agrees on. EdgeProp, FocusMalaysia, StarProperty. Blocks or towers: NOT PUBLISHED by anybody.
Land area
16,222 sq m = 174,612.1 sq ft ≈ 4 acresThe one figure with three independent expressions that reconcile: 16,222 sq m (The Edge, FocusMalaysia), 174,612.1 sq ft (StarProperty), “approximately four acres” (EdgeProp, StarProperty). 16,222 sq m = 174,610 sq ft = 4.008 acres.
Built-up range
2,153 – 5,285 sq ftStarProperty, 22 June 2026 — SINGLE-SOURCE for the range. The minimum is independently corroborated: an agent listing of 5 October 2026 publishes a Type C at 2,153 sq ft, exactly on that floor.
Type schedule
ONE type code published anywhere — Type C2,153 sq ft, annotated “L/A 28′ × 49′” on the same agent listing. Types A, B and D are NOT PUBLISHED by anyone and nothing is inferred about them. 28 × 49 = 1,372 sq ft, which is not 2,153 sq ft, so the two numbers on that one listing describe different things and it does not say which is which.
Ceiling height
approximately 6.8 mStarProperty ONLY. Nothing filed, nothing corroborating.
Loading access
4.5 m roller-shutter doorsStarProperty ONLY. Loading-bay count, dock levellers, ramp access and goods-lift specifications are NOT PUBLISHED by anybody.
Floor loading
NOT PUBLISHED BY ANY SOURCEOn a nine-storey stacked warehouse this is the single most important missing number on the page, and no source anywhere publishes it. The developer’s specification sheet is the document that would close it.
Parking
“over 600 visitor parking bays”StarProperty ONLY. Another source says only “ample parking” and an agent listing says “covered parking”. NO per-unit car or lorry bay allocation is published.
Completion
CONTRADICTED — 3Q2030 vs 2029 vs 2030A FULL YEAR apart, and the EARLIER source gives the LATER date. 3Q2030 EdgeProp, 25 July 2026, from the circular; 2029 FocusMalaysia, 14 August 2026; 2030 an agent listing, 5 October 2026. Left unadjudicated and printed as a disagreement, because on a non-Act product a delivery date carries no statutory remedy either way.
Development order and building plans
SUBMITTED 15 July 2026 — approval EXPECTED August 2026No source confirms that either has actually been approved, and NO plan-approval reference has ever been published by anybody. EdgeProp, 25 July 2026.
Approving authority
NOT NAMED BY ANY SOURCE — expected to be MBPJCarried by the street address rather than by a filing: Jalan PJU 5/19 sits in Petaling Jaya Utara zone 5, which is MBPJ’s own street-numbering series. Locality evidence, labelled as such.
District
Daerah PetalingStated outright by businesstoday, 3 June 2026, as “Petaling Jaya (Kota Damansara)”, and carried by the PJU 5 numbering. The mukim alone would NOT have been enough — Kota Damansara sits in Mukim Sungai Buloh, and that mukim name spans three districts.
Price
NOT PUBLISHED ON THIS PAGE AT ALL — and the reason is published insteadThere is NO filed statutory selling-price range, because no advertisement was ever filed and none is required outside the Act. Where no filed range exists the house rule is to publish no price at all and to say that is the rule. Two unregulated surfaces carry unit figures and they contradict each other; both are withheld. The price list and the sale and purchase agreement at the sales gallery are where a real figure comes from.
Gross development value
RM449.43 millionA Bursa-disclosed figure, consistent to rounding across EdgeProp, FocusMalaysia, The Edge and StarProperty. It is published here as a development-scale figure and nothing else. The matching cost figure is deliberately NOT published, and the reason is in the disclosure block below.
Land consideration
RM66.0 million, against an independent valuation of RM66.36 millionA related-party purchase from Signature Cabinet Sdn Bhd. Independent valuer KGV International Property Consultants (M) Sdn Bhd; independent adviser BDO Capital Consultants Sdn Bhd; three interested directors abstained; shareholders approved on 13 August 2026. That level of disclosure exists only because the counterparty was related. No brochure would ever volunteer it.
Foreign buyers
AN OPEN QUESTION — and the figure is not the answer hereThe district is Petaling, which is Selangor Zone 1, whose verified floor is RM2,000,000 — but every source behind that table is a RESIDENTIAL acquisition instrument, and its application to an industrial strata title is NOT ESTABLISHED. This page does not publish RM2,000,000 as the rule for The NeX. A leasehold industrial title in Selangor also normally requires STATE CONSENT to transfer, and that is unpublished for this project.
Awards
NONENo award is claimed for The NeX by anybody. Several Chin Hin group projects carry recognitions and not one of them belongs to this hub. Nothing is borrowed on this page.
Green rating
NO ENTRY — and that is a weaker statement than it looksAll four GreenRE tiers were read; three of them truncate at their last visible row, so this is “no entry in the reachable portion” and never a clean negative. There is also a benign explanation: the project had not launched when the registers were read, and provisional certification is awarded on design. A Silver row for a residential sibling by the same licensee exists and is NOT this project.
Register progress fields
ALL STRUCTURALLY UNAVAILABLENo project record exists to carry them: no construction-progress percentage, no delivery-period extension field, no previous-licence record, no advertisement field and no remaining-units figure. And the overall-status field cannot be read, which means a LATE flag CANNOT BE CHECKED — that is NOT the same as not flagged.
Ethnic-allocation question
NONE OF THE THREE SHAPES WAS FOUNDNo filed field, no unit quota and no lot-title classification appears on any surface read. Three distinct shapes were tested and all three came back empty, which is a more useful answer than silence.
Imagery on this page
NONE — deliberatelyNo photograph, rendering, elevation, site plan or unit layout of this project is published by any source whose subject we could establish, and we will not publish one whose subject we cannot establish.

Louis covers Kota Damansara, Petaling Jaya and the whole Klang Valley — residential, commercial and industrial. These are the pages a buyer looking at an industrial strata unit usually reads next.

Five things this page exists to tell you

None of the five is in a brochure, and three of them come from documents the developer did not choose to publish. That is the whole argument for reading a page like this before reading a marketing site.

⚠

There is no registration at all, and here is what that costs you

No prescribed Schedule G or H contract. No statutory liquidated damages if delivery runs late. No section 7A housing development account ring-fencing your progress payments. No filed delivery period. No statutory defect liability period. No KPKT recourse. No Tribunal for Homebuyer Claims. Every one of those is a creature of the Housing Development Act, and the Act reaches housing accommodation. A stratified warehouse on INDUSTRIAL land is not housing accommodation. So this is not a developer failing to file something — it is a product class the Act does not cover. The practical consequence is that the developer’s own contract, and the solicitor you appoint to read it, is the entire protection you have.

🔍

The licence question is closed BY CODE, not by assumption

A register search on the group’s distinctive name token returns exactly ONE licensee: BOON KOON COMMERCIAL SDN. BHD., code 30190. That is Boon Koon COMMERCIAL — not Boon Koon CAPITAL, which is the company the circular names as the land owner. The land-owning entity holds no developer licence at all. AND THE STEP THAT CLOSES IT: the licensee’s code carries exactly ONE registration, and that one registration is a licensed RESIDENTIAL high-rise in this same district — 842 units, 40 and 42 storeys, a current permit, construction under way and a live delivery-extension field. Querying the NEXT slot on that same licence returns nothing. So the group had a live, current, in-district licence available and did not file The NeX on it. Not an oversight — an industrial-commercial scheme cannot be a housing development.

📄

The best source on this project is a stock-exchange circular

Because the land was bought from a RELATED PARTY, the purchase required a circular to shareholders, an independent adviser, an independent valuation and a vote. That regulated disclosure is why this page can state the tenure (leasehold, expiring 18 October 2106) and the title’s own land-use category (leasehold INDUSTRIAL land) — two particulars no brochure for this project publishes at all. It also puts named professionals on the record: the valuer, the adviser, the three interested directors who abstained, and the date shareholders approved. A page built on a filing is a different thing from a page built on a press release, and this one says which facts came from which.

🔑

No price, and the reason is published rather than hidden

This page publishes no price for The NeX at all. On a licensed housing development this site publishes the filed statutory selling-price range out of the developer’s own legally filed advertisement, because that is a public statutory record, and it labels it as one. HERE THERE IS NO FILING, SO THERE IS NO FILED RANGE, SO THERE IS NOTHING OF THAT KIND TO PUBLISH. Two unregulated surfaces do carry unit figures for this project — and they contradict each other, with an agent listing sitting BELOW a publisher’s own stated starting point four months later. With no statutory floor to measure either against, there is nothing to reconcile them to. Both are withheld. The price list and the sale and purchase agreement at the sales gallery are where a real figure comes from. Ask Louis for both, in writing.

📅

Two parcels, one project name, and nobody says which

Chin Hin Group Property announced TWO separate Kota Damansara acquisitions in 2026. Both are in Taman Sains Selangor 1. Both are leasehold. And both leases expire on the SAME DAY, 18 October 2106 — which proves they are sibling parcels out of one original alienation and almost certainly adjacent. One is 16,222 sq m, bought from the related party; the other is 21,578 sq m, bought from a different registered proprietor and announced three months later. EVERY published NeX figure — the four acres, the 242 units, the nine storeys, the gross development value — attaches to the SMALLER parcel. No source says whether the larger one is part of this project, a later phase, or something else entirely. If it were in, every land-based figure on this page would be wrong by a factor of 2.3. So this page does not aggregate them and prints the question open.

Project DNA

What is documented, what is contradicted, and what is simply absent

On a licensed housing development this section is a statutory spine. Here the spine comes from a stock-exchange filing instead — which is an unusual and genuinely better source for the two particulars it carries, and no help at all for the ten it does not. Read the three columns below as three different kinds of knowledge: what a regulated disclosure establishes, what the trade press reports, and what nobody publishes.

242units — three publishers agree
9storeys — the only structural figure all sources share
16,222sq m of land = 174,612.1 sq ft ≈ 4 acres
2,153–5,285sq ft built-up — single-source
6.8 mceiling — one source only
4.5 mroller shutters — one source only
18 Oct 2106lease expiry — from a Bursa circular
0registrations, licences and permits — and that is lawful

Three kinds of knowledge about one project

Nothing in the third column is estimated, interpolated or borrowed from a sibling project. Where no source publishes a figure, this page prints no figure.

ESTABLISHED by a regulated disclosure

Bursa Malaysia related-party circular, reported by The Edge, EdgeProp and businesstoday
  • LEASEHOLD tenure, lease expiring 18 October 2106 — about 80 years remaining
  • Title category: “leasehold INDUSTRIAL land” — The Edge, 13 March 2026
  • Land area 16,222 sq m, reconciling to 174,612.1 sq ft and about 4 acres
  • Consideration RM66.0 million against an independent valuation of RM66.36 million
  • Independent valuer KGV International Property Consultants (M) Sdn Bhd
  • Independent adviser BDO Capital Consultants Sdn Bhd
  • Vendor Signature Cabinet Sdn Bhd, a subsidiary of Signature International Bhd — a RELATED party
  • Three interested directors abstained from deliberating and voting: Datuk Seri Chiau Beng Teik, Datuk Chiau Haw Choon and Shelly Chiau Yee Wern
  • Shareholders approved on 13 August 2026
  • Acquisition funding: 70% bank-funded on an indicative, non-binding 54-month term sheet from AmBank Islamic Bhd, 30% internal funds — an indicative term sheet is not a charge
  • Gross development value RM449.43 million — and the matching cost figure is deliberately withheld, for the reason given in the disclosure block
  • The circular that would close most of the gaps below is dated 24 July 2026 and was not reachable from here

  • “nine-storey integrated industrial-commercial hub” (EdgeProp) · “242 nine-storey warehouse units” (FocusMalaysia) · “242 flexible industrial units and creative spaces” (StarProperty)
  • Built-up 2,153 – 5,285 sq ft — StarProperty only; the minimum corroborated by an independent agent listing’s Type C at 2,153 sq ft

  • “Over 600 visitor parking bays” — StarProperty only; another source says only “ample parking”
  • Street address Jalan PJU 5/19, Taman Sains Selangor 1 — one agent listing only, and it conflicts with StarProperty’s Jalan Teknologi
  • MRT KG07 Surian about 480 m, “6 minutes” — one agent listing only; the ONLY distance published for this project anywhere
  • “Direct access” to the DASH, the NKVE and the LDP — with NO distance published for any of the three
  • The group’s FIRST industrial development — EdgeProp, FocusMalaysia and StarProperty all say so, and it cuts against the developer rather than for it
  • Development order and building plans SUBMITTED 15 July 2026, approval expected August 2026 — no source confirms approval
  • A second Kota Damansara parcel of 21,578 sq m from Simm Ventures Sdn Bhd for RM92.5 million, announced 3 June 2026, same lease expiry — businesstoday

  • Goods-lift count, capacity and car dimensions; ramp access or lifts only — the specification sheet and the approved building plan
  • Loading-bay count and dock levellers; power supply per unit; sprinkler and fire class — the specification sheet
  • Units per floor and the floor plate — the approved building plan
  • The type schedule beyond Type C, and the per-type unit mix — the price list and the contract schedules. Without the mix, total saleable area cannot be established and a plot ratio cannot be computed from published data
  • The lot or PT number and the mukim — the circular of 24 July 2026, or the issue document of title
  • Whether units receive strata or individual titles — near certain to be strata on a nine-storey stack, but nobody says so: the title and the contract
  • Whether state consent is required to transfer, and at what premium; any restriction in interest; the chargee over the development — the title and a PTG Selangor search
  • The plan-approval reference and the approving authority by name — MBPJ’s own approval, once issued
  • The identity and registration number of the DEVELOPING entity, as distinct from the land-owning company — EdgeProp says expressly that the article does not name it
  • The land-owning company’s own registration number — NO source prints it
  • The main contractor, the consultants, the final financier and charge — later announcements
  • The service-charge and sinking-fund regime, and who will manage the hub — the contract and the first-year budget

3Q 2030Completion, on the figure that traces to the circular — the better document, so this page treats it as the governing one while printing the disagreement rather than hiding it
18 Oct 2106The lease expires. A bank and a resale buyer price the REMAINING term, not the original one — so this date, not the completion year, is the one that compounds
Layouts

The unit schedule — one type code exists, and the rest is not published

There is no filed schedule to set beside the marketed one, because there is no filing. What follows is everything any source publishes about the units, and the gaps are the point.

NO LAYOUT IS PUBLISHED
and none is reproduced here

The published built-up range

2,153 – 5,285 sq ft · StarProperty, 22 June 2026 · SINGLE-SOURCE

single-sourcenot filedno square-metre figure published

One publisher carries this range and nobody corroborates the top of it. The bottom of it IS corroborated from an independent surface: an agent listing of 5 October 2026 publishes a Type C at exactly 2,153 sq ft. No source publishes a square-metre figure for any unit, and none has been converted on this page.

Ask Louis for the full type schedule
NO FLOOR PLAN IS PUBLISHED
for this type or any other

Type C — the only type code published anywhere

2,153 sq ft, annotated “L/A 28′ × 49′” · one agent listing, 5 October 2026

agent-published28 × 49 = 1,372 sq ft, not 2,153unresolved

Read the annotation carefully, because it does not fit the product. L/A normally means LAND AREA, and a strata parcel on an upper floor does not have one. Either the agent has used a landed template, or the ground-floor units genuinely carry land. Nothing published settles it. And the arithmetic does not close either: 28 × 49 is 1,372 sq ft, which is not 2,153 sq ft, so the two figures on that one listing describe different things and the listing does not say which is which. The issue document of title and the contract schedules are what would resolve it.

Ask Louis whether any unit carries land
NOT PUBLISHED
and therefore not on this page

Types A, B, D and the unit mix

NOT PUBLISHED BY ANY SOURCE

nothing inferredno mixno plot ratio computable

A Type C exists, so an A and a B presumably do. No source lists them, so nothing is inferred about them here. The consequence is concrete: without a per-type unit mix, the total saleable area across 242 units cannot be established, so a density or plot-ratio figure cannot be computed from published data. The arithmetic is tempting — 242 units on 174,612 sq ft over nine storeys — and a figure taken from the range’s midpoint would be a guess dressed up as a number. This page does not publish one.

Ask Louis for the unit mix
NO SPECIFICATION SHEET
is published by anybody

The warehouse specifications that decide whether it works

Floor loading, goods lifts, ramps, loading bays, power, fire class — NONE published

the most important gap on the pagespecification sheet

Two specifications are published and both come from one source: a ceiling of about 6.8 m and 4.5 m roller-shutter doors. Not published by anybody: floor loading per floor — which on a nine-storey stacked warehouse is the single most important missing number on this page — goods-lift count, capacity and car dimensions, whether access is by ramp or by lift only, loading-bay count, dock levellers, power supply per unit, sprinkler and fire class, and units per floor. One source offers “an efficient circulation system” — an adjective where a nine-storey warehouse needs a specification.

Ask Louis for the floor loading and lift specs
REFUSED
a template field is not a fact

Bedrooms, bathrooms and other portal artefacts

NOT A PROJECT FACT — and deliberately not carried here

portal template artefactrefused

The one agent listing for this project carries a bedroom count, because the portal’s own form has a residential template behind it. An industrial warehouse unit does not have bedrooms, and a figure that exists only because a form demanded one is not a project fact. It is not carried on this page, and it is named here so that nobody repeats it from the listing.

Ask Louis what the unit actually contains

No layout, elevation, plan or render is published by any source whose subject could be established, so none appears above and none has been substituted. Layout facts read 21 October 2026 from StarProperty, 22 June 2026, and one agent listing of 5 October 2026.

No coordinate, lot number, PT number or mukim is published for The NeX by any source, and the two sources that name a frontage road name DIFFERENT roads. The map below is a locality pin on the park, not a parcel boundary.

Taman Sains Selangor is carried in Latin script on the Chinese version of this page as well, deliberately: it has no established Chinese rendering anywhere, including on this site, and inventing one would be worse than leaving it.

How the district was established — and why the usual method was impossible

  • THE PLAN-PREFIX DERIVATION COULD NOT BE PERFORMED, and the reason is dated rather than vague: the development order and the building plans were only SUBMITTED on 15 July 2026, with approval expected in August 2026 — and no plan reference has EVER been published by anybody since. There is no prefix to read, so no prefix is claimed.
  • WHAT CARRIES THE DISTRICT INSTEAD is the street address: Jalan PJU 5/19. PJU 5 is Petaling Jaya Utara zone 5 — MBPJ’s OWN street-numbering series. A council’s own numbering scheme is the strongest single piece of locality evidence available for this project, and it is locality evidence, not filing evidence.
  • Corroborated outright: businesstoday, 3 June 2026, states the district as “Petaling Jaya (Kota Damansara)”. The Edge, StarProperty, FocusMalaysia and businesstoday all place the land in Taman Sains Selangor 1 / Selangor Science Park 1, Kota Damansara.
  • AND THE MUKIM WOULD NOT HAVE SUFFICED, which is worth saying plainly: Kota Damansara sits in Mukim Sungai Buloh, and that mukim name spans THREE districts. Reading the mukim alone would have produced a one-in-three guess. The PJU 5 numbering is what carries the weight here.
  • A sibling precedent, cited as precedent ONLY: another Kota Damansara project in our files carries a building-plan reference in the BP MBPJ/120100/T/P10/… series, under Daerah Petaling. That is a DIFFERENT project’s prefix. It supports the locality pattern and it is not this project’s evidence.
  • THE DOCUMENT THAT WOULD CLOSE IT: the MBPJ building-plan approval reference once issued, or the Bursa circular of 24 July 2026, which would carry the lot or PT number and the mukim that no news report prints.

Distances — exactly ONE is published for this project anywhere

  • MRT KG07 Surian — about 480 m, “6 minutes”. One agent listing, 5 October 2026, and nothing else. Portal-sourced and single-source: portals routinely contradict their own project pages and collapse several stations into one, and there is no second surface here to cross-check it against.
  • DASH expressway — “direct access”, NO DISTANCE PUBLISHED.
  • NKVE — “direct access”, NO DISTANCE PUBLISHED.
  • LDP — “direct access”, NO DISTANCE PUBLISHED.
  • NOTHING IS ESTIMATED ON THIS PAGE. Not published by anybody, and an industrial buyer would ask for every one of them: drive time to the DASH, NKVE and LDP interchanges; to the Penchala Link; to Port Klang and Westports; to KLIA; to Sungai Buloh; to the city centre; and the distance to the nearest lorry-permitted route.
  • AND THE FRONTAGE ROAD IS CONTRADICTED. StarProperty, 22 June 2026, names Jalan Teknologi; the agent listing of 5 October 2026 names Jalan PJU 5/19. Both are inside Taman Sains Selangor 1. Neither is adjudicated here — and it matters, because the frontage road is what an industrial buyer plans lorry access from.

What the park itself is, and what nobody says about it

  • Taman Sains Selangor 1, also published as Selangor Science Park 1, is an established industrial and technology park inside Kota Damansara. Its name has no Chinese rendering anywhere, including on this site, so the Chinese page carries it in Latin and says why.
  • An existing, different industrial park in the same locality is specifically NOT this project, and a separate existing stratified industrial development in Kota Damansara carries a FINAL green certification that is NOT this project’s either. Both are named and refused in the developer section below, because a locality search returns them and a careless page would borrow from one of them.
  • NOT PUBLISHED: whether the “retail spaces” the circular report mentions are common property or separately saleable; what the hub’s own access and security arrangements are beyond “24-hour access” on one listing; and any lorry-route or weight restriction on the approach roads.

No distance, coordinate, address or boundary on this page is estimated, and none is borrowed from another project in the same park or the same locality. Location facts read 21 October 2026 from The Edge, EdgeProp, StarProperty, FocusMalaysia, businesstoday and one agent listing.

The register position

What is on a register, and what is not — for The NeX @ Kota Damansara

On a licensed housing development this table is the statutory particulars block. Here it is a table of absences, and each cell names what was checked. Read the empty cells carefully: on this product NONE is usually the correct legal answer rather than a missing document — but CANNOT BE CHECKED is a third thing again, and where it applies the table says so instead of implying a clean result.

NONE.
No registered scheme name, no project code, no register record of any kind.
And it cannot exist: the Housing Development Act reaches housing accommodation, and a stratified warehouse on INDUSTRIAL land is not housing accommodation.
Register searched 21 October 2026 on four independent name axes — the group token, the group brand, the project name and the land vendor’s parent name — with a positive control run first.
NEVER ISSUED. Not lapsed — never issued.
The only licensee anywhere near this project is BOON KOON COMMERCIAL SDN. BHD., code 30190 — Boon Koon COMMERCIAL, not Boon Koon CAPITAL, which is the company the circular names as the land owner.
That licence carries exactly ONE registration, and it is a licensed RESIDENTIAL high-rise in this same district. Querying the next slot on it returns nothing.
So a live, current, in-district licence existed and The NeX was not filed on it.
DOES NOT EXIST.
Cannot exist for this product class.
So nothing about this project was lodged with the ministry before it was advertised, and there is no permit number, no permit validity and NO LAPSE QUESTION TO ASSESS. Nothing on this page may be presented as permit validity.
NONE — and none is required outside the Act.
No filed brochure, no filed newspaper advertisement, no statutory particulars block.
There is no primary document to read on the product, which is why every product figure on this page is labelled with the publisher that carried it.
NONE — no Schedule G or H.
No statutory liquidated damages for late delivery. No section 7A housing development account. No statutory defect liability period. No KPKT recourse. No Tribunal for Homebuyer Claims.
Whatever contract the developer offers is a freely drafted commercial agreement. Appoint your own solicitor before you sign anything.
LEASEHOLD — lease expires 18 OCTOBER 2106, about 80 years remaining.
Title category: “leasehold INDUSTRIAL land”.
BOTH FROM A BURSA MALAYSIA RELATED-PARTY CIRCULAR, reported by The Edge on 13 March 2026 and by EdgeProp and businesstoday — a regulated disclosure, not marketing. This is the single best-documented particular on the page.
NOT published: the lot or PT number, the mukim, the express conditions, any restriction in interest, whether state consent is needed to transfer, and whether units get strata or individual titles.
16,222 sq m = 174,612.1 sq ft = ≈ 4 acres
THREE INDEPENDENT EXPRESSIONS THAT RECONCILE — 16,222 sq m (The Edge, FocusMalaysia), 174,612.1 sq ft (StarProperty), “approximately four acres” (EdgeProp, StarProperty). 16,222 sq m = 174,610 sq ft = 4.008 acres.
⚠ AND IT IS THE SMALLER OF TWO PARCELS THE GROUP BOUGHT IN THIS PARK IN 2026, BOTH WITH LEASES EXPIRING 18 OCTOBER 2106. Every published NeX figure attaches to THIS one. The two are NOT aggregated on this page.
242 units — EdgeProp, FocusMalaysia and StarProperty agree; no source contradicts
NINE storeys — the only structural figure all sources share
described as a “nine-storey integrated industrial-commercial hub”, “242 nine-storey warehouse units” and “242 flexible industrial units and creative spaces”
built-up 2,153 – 5,285 sq ft — StarProperty only; the minimum corroborated by an independent agent listing’s Type C
NO filed building type. NO blocks or towers published. NO per-type mix, NO units per floor, NO floor loading, NO goods-lift specification.
CONTRADICTED, BY A FULL YEAR.

2029 — FocusMalaysia, 14 August 2026
2030 — one agent listing, 5 October 2026
THE EARLIER SOURCE GIVES THE LATER DATE. Two of three say 2030 and that figure traces to the better document, so this page treats 3Q2030 as governing and prints all three.
NOTHING is filed, so no date here carries any statutory remedy.
ALL STRUCTURALLY UNAVAILABLE — there is no record to carry them.
Construction progress: CANNOT BE READ. No source publishes a percentage.
Delivery-period extension: the field does not exist, because no statutory delivery period was ever fixed. The group’s own licensed residential registration in this district carries that field live and set to YES — the difference is the product, not the developer.
Previous-licence record: not applicable. Advertisement field: no record exists to carry it at all.
⚠ OVERALL STATUS: CANNOT BE READ — SO A LATE FLAG CANNOT BE CHECKED. THAT IS NOT THE SAME AS NOT FLAGGED, and this page does not say the project is on schedule.
Remaining units: not applicable. Ask the developer on the day.

NOT PUBLISHED ON THIS PAGE AT ALL.
There is NO filed statutory selling-price range, because no advertisement was ever filed and none is required outside the Act. Where no filed range exists, the house rule is to publish no price at all — and to say that is the rule rather than leaving a blank.
Two unregulated surfaces carry unit figures and THEY CONTRADICT EACH OTHER, with the later agent figure sitting below the earlier publisher’s stated starting point. With no statutory floor to measure either against there is nothing to reconcile them to. BOTH ARE WITHHELD.
The price list and the sale and purchase agreement at the sales gallery are where a real figure comes from. Not a price list, not a quotation, not an offer.
NO AWARD. NO GREEN RATING.
All four GreenRE tiers read 21 October 2026 — no entry for The NeX. THREE OF THE FOUR TABLES TRUNCATE, so this is “no entry in the reachable portion”, never a clean negative.
And there is a benign explanation: the project had not launched, and provisional certification is awarded on DESIGN.
THREE NEARBY ROWS ARE REFUSED BY NAME: a residential SILVER for a sibling on the same licensee; a FINAL industrial BRONZE held by a DIFFERENT stratified industrial development in this same locality; and a GOLD on the interiors tool for the group’s own head-office building.
No BCA Green Mark, LEED, GBI or QLASSIC claim is made by anybody.
NONE — deliberately.
No verifiable image of The NeX is published by any source, and we will not publish one whose subject we cannot establish.
Twenty candidates examined, twenty refused: seventeen measured and none clearing the floor in both dimensions, three unmeasurable.
FIVE of the photographs on the one agent listing that exists carry the alt text “Example only” — the agent himself disclaiming that they show this project.
Nothing is borrowed from a sibling project, the locality or the park.

Scroll the table sideways. Every cell is a statement about a REGISTER or a FILING, not about the product — and on this project that distinction is the page’s whole value. Read 21 October 2026.

Why there is no registration, stated as law rather than as a gap

A developer licence and an advertising and sales permit are required under the Housing Development (Control and Licensing) Act 1966, and the Act reaches housing accommodation. A nine-storey stratified warehouse on land whose own title category is INDUSTRIAL is not housing accommodation. So no registration, no licence and no permit CAN exist for The NeX, and their absence is not a failure by anybody. FOUR INDEPENDENT NAME AXES WERE SEARCHED AGAINST THE MINISTRY’S REGISTER OF LICENSED DEVELOPERS, with a positive control run FIRST so that every zero below is a real zero. ONE, the distinctive group token: it returns exactly ONE licensee — BOON KOON COMMERCIAL SDN. BHD., code 30190. That is Boon Koon COMMERCIAL. The company the circular names as the purchaser of the land is Boon Koon CAPITAL, and the stem search covers both names, so this is a clean negative: the land-owning entity holds NO developer licence. TWO, the group brand: four licensees, and not one of them holds this project. THREE, the project name itself: six licensees, every one of them a substring decoy — the finest specimen has the three letters sitting inside the word “annexe”. FOUR, the land vendor’s parent name: four licensees, all of them in other states and all unrelated. AND THE STEP THAT TURNS “NO LICENCE FOUND” INTO SOMETHING MUCH STRONGER: the one licensee that does exist carries exactly ONE registration. That registration is a licensed RESIDENTIAL high-rise in this same district — 842 units, 40 and 42 storeys, a current advertising permit, construction part-built and a live delivery-period-extension field. Querying the NEXT registration slot on that same licence returns nothing at all. So the group held a live, current, in-district developer licence and DID NOT file The NeX on it. That is not an oversight. An industrial-commercial scheme is not a housing development and cannot be turned into one by filing it anywhere. SAY IT PLAINLY, BECAUSE ALMOST NO MALAYSIAN AGENT PAGE DOES: The NeX is not a licensed housing development, it carries no Schedule G or H, and its buyers have no Housing Development Act late-delivery claim, no statutory housing development account and no Tribunal route. That is not a criticism of the developer. It is the correct legal position for the product class — and a buyer who is not told it will assume protections that are not there.

The Bursa circular: why the best source on this project is a regulated disclosure rather than a brochure

Almost every other no-licence project this site has written up has a brochure and nothing else. This one has a filing, and the reason is a quirk worth understanding: the land was bought from a RELATED PARTY, so the purchase could not simply be announced. It required a circular to shareholders, an independent adviser, an independent valuation and a vote. WHAT THE REGULATED DISCLOSURE ESTABLISHES, and no marketing surface for this project publishes either of them: the tenure — LEASEHOLD, with the lease expiring on 18 October 2106, about 80 years remaining — and the title’s own land-use category, “leasehold INDUSTRIAL land”, named expressly by The Edge on 13 March 2026. Those two facts shape everything else on this page: the first is what a bank and a resale buyer actually price, and the second is why the residential foreign-buyer floors below are presented as an open question instead of as the rule. IT ALSO PUTS NAMED PROFESSIONALS AND NAMED ABSTENTIONS ON THE RECORD. Vendor Signature Cabinet Sdn Bhd, a wholly-owned subsidiary of Signature International Bhd. Consideration RM66.0 million against an independent valuation of RM66.36 million by KGV International Property Consultants (M) Sdn Bhd. Independent adviser BDO Capital Consultants Sdn Bhd. Three interested directors — Datuk Seri Chiau Beng Teik, Datuk Chiau Haw Choon and Shelly Chiau Yee Wern — abstained from deliberating and voting. Shareholders approved on 13 August 2026. Acquisition funding 70% bank-financed on an indicative, non-binding 54-month term sheet from AmBank Islamic Bhd, and 30% from internal funds. An indicative term sheet is not a charge, and this page does not describe it as one. AND THE LIMIT OF WHAT IT GIVES US: the circular itself is dated 24 July 2026 and was not reachable from here. The reports OF it are. A related-party circular carries the lot or PT number, the mukim, the title particulars, the express conditions, the valuation summary and the development parameters — which is to say it would close most of the gap list on this page in one document. It is public, on the exchange’s own announcements site. Getting it is on Louis’s list.

⚠ TWO PARCELS, ONE PROJECT NAME, AND NOBODY SAYS WHICH — the most important unresolved question on this page

Chin Hin Group Property announced TWO separate Kota Damansara land acquisitions in 2026. Both are in Taman Sains Selangor 1 / Selangor Science Park 1. Both are leasehold. And both leases expire on the SAME DAY — 18 October 2106. THAT SHARED EXPIRY IS THE EVIDENCE, AND IT IS STRONG: two leases expiring on one date come out of ONE original alienation, which makes these sibling parcels and almost certainly adjacent ones. PARCEL A, announced 13 March 2026: 16,222 sq m, about 4.01 acres, bought by BOON KOON CAPITAL SDN. BHD. from Signature Cabinet Sdn Bhd — the related party — for RM66.0 million, with existing buildings described as a single-storey detached factory, a three-storey office and a double-storey factory, and a gross development value of RM449.43 million over 242 units in nine storeys. Approved by shareholders at an EGM on 13 August 2026. PARCEL B, announced 3 June 2026: 21,578 sq m, about 5.33 acres, bought from Simm Ventures Sdn Bhd, the registered proprietor, for RM92.5 million, carrying a vacant factory and warehouse of roughly twenty years with a two-storey office, about 75,349 sq ft of existing built-up. The acquiring subsidiary is NOT NAMED. No gross development value, no unit count, no storey count and no project name is attached to it by any source. No shareholder vote is reported, which is consistent with an unrelated vendor. EVERY PUBLISHED NeX FIGURE ATTACHES TO PARCEL A — the four acres, the 242 units, the nine storeys, the RM449.43 million. But no source reached says whether Parcel B is part of The NeX, a later phase of it, or an entirely separate development. AND THE CONSEQUENCE IS NOT ACADEMIC: if Parcel B is in, then every land-based figure on this page — area, density, plot ratio, value per acre — is wrong by a factor of 2.3. Aggregating the two would inflate the land base of this project to roughly 37,800 sq m on nothing more than a shared expiry date. So this page states that The NeX sits on the roughly four-acre Parcel A as published, does NOT aggregate the two, and prints the question open. Closed by: the circular of 24 July 2026, with the lot and PT numbers of each parcel, or a quarterly report naming the two parcels’ project allocations. Louis will ask.

The contradictions this page prints rather than resolves

Six, and every one of them is printed on the page above rather than smoothed into a single confident sentence. A page that hides a disagreement between its own sources is less useful than one that shows it. ONE, THE COMPLETION YEAR, and it is the worst of them: 3Q2030 from EdgeProp on 25 July 2026, traced to the circular; 2029 from FocusMalaysia on 14 August 2026, “slated for 2029, subject to relevant authorities’ approvals”; and 2030 from an agent listing on 5 October 2026. A FULL YEAR apart — and the EARLIER source gives the LATER date, which is the opposite of how a slipping programme usually reads. Two of the three say 2030 and the 2030 figure traces to the better document, so this page treats 3Q2030 as the governing one while printing all three. On a non-Act product a delivery date carries no statutory remedy either way, which is exactly why it must not be presented as a promise. TWO, THE FRONTAGE ROAD: Jalan Teknologi against Jalan PJU 5/19. Both are inside the same park. Unadjudicated — and it matters, because the frontage road is what an industrial buyer plans lorry access from. THREE, DIRECT OR INDIRECT SUBSIDIARY: The Edge on 13 March 2026 calls the land-owning company a “wholly owned subsidiary” of the listed parent; EdgeProp on 25 July 2026 and FocusMalaysia both call it an INDIRECT wholly-owned subsidiary. Two surfaces in the same publishing family disagree with each other. Unadjudicated — and it bears directly on who a buyer’s counterparty’s parent actually is. FOUR, THE FACILITIES, and the disagreements are substantive rather than cosmetic: TWO pickleball courts or ONE; a “garden terrace” or a ROOFTOP “lounge garden”; “meeting rooms” or “conference facilities”. Nothing in the facility list is assigned to a level by any source, nothing is marked space-only, and — because there is no filed advertisement and no statutory contract — NOTHING in it is contractually promised. FIVE, A CONTRADICTION INSIDE OUR OWN FILES, and it is printed here unadjudicated because pretending to settle it would be worse: an earlier fact sheet on this site records that the listed parent is the FORMER Signature International Berhad, while The Edge’s report of this very circular names Signature International Bhd as a currently listed, SEPARATE company with its own ticker, and as the vendor’s parent. Both cannot be straightforwardly true. No source reached reconciles them, and the exact relationship is what makes this a RELATED-party purchase, so it is not a trivial loose end. The document that would close it: the listed parent’s own annual report, at the corporate-information and subsidiaries notes. SIX, A SOURCE THAT CONTRADICTS ITSELF INSIDE ONE ARTICLE: one of the August 2026 reports is dated the 14th, refers to a shareholder approval “yesterday” on the 13th, refers to a market close on the 16th, and prints a market-capitalisation figure with a comma where a decimal point belongs. A source that contradicts itself within one article is a weaker source for everything else in it, and the 2029 completion year is in that article.

Who you would actually be contracting with — and the website that does not say

THE LAND-OWNING ENTITY is BOON KOON CAPITAL SDN. BHD., named by the circular and by four news reports of it as a subsidiary of Chin Hin Group Property Bhd (KL:CHGP). NO SOURCE ANYWHERE PRINTS ITS COMPANY REGISTRATION NUMBER. AND IT IS NOT ESTABLISHED THAT IT IS THE DEVELOPING ENTITY. EdgeProp says expressly that the article does not name the entity that will develop the project. Land owner and developer are two roles, and only one of them is filled by a named company here. THE DEVELOPER’S OWN WEBSITE NAMES NO LEGAL ENTITY AT ALL. This is the severe finding on this job. The project’s microsite has no terms page, no conditions page, no disclaimer, no advertising-permit page, no footer entity and no registration number. The single company string anywhere on the whole site is “Chin Hin Property Development” — and it appears INSIDE A PRE-FILLED WHATSAPP MESSAGE rather than in a statutory block. “Chin Hin Property Development” is not a correctly stated legal name of anything. An earlier fact sheet on this site caught a major portal using that exact string as an error. Here it is the DEVELOPER’S OWN SITE using it. A buyer can read that entire website and still not learn the name of the company he would be signing with. WHAT THE REGISTER DOES PROVE, FROM THE REGISTER RATHER THAN FROM A CLAIM: the group’s licensing family is real and it is provable character-for-character. Four licensees share one identical registered office — a suite at MWE Plaza in Penang — three of them share an identical business address at Menara Chin Hin in Kuala Lumpur, and all four carry an @chinhinproperty.com mailbox. Both legs positive. The group link is established from the public register, not from a press statement. Three of those four carry ZERO registered projects: licensed companies with nothing filed. AND A WARNING ABOUT READING A LOCALITY OFF A LICENSEE RECORD: the one relevant licensee’s business address is printed in the register with a PENANG district stamped onto a Kuala Lumpur address. The register itself is internally inconsistent on that field. Never read a project’s location off a licensee’s address. THE CHIEF EXECUTIVE’S OWN WORDS, and they belong on the page rather than in a footnote. Chang Tze Yoong, executive director and group chief executive, on the record: “While our core focus remains firmly on residential development” (StarProperty, 16 March 2026). “Our entry into the industrial segment is a strategic expansion that strengthens the group’s development capabilities” and “we approached this opportunity with discipline, undertaking extensive market evaluation before committing” (FocusMalaysia, 14 August 2026). “A selective and strategic expansion into the industrial-commercial segment” (FocusMalaysia, 13 March 2026). “A mature asset supported by an independent market valuation” (StarProperty, 16 March 2026). And from the circular itself, quoted by The Edge: a “measured and selective broadening of its development portfolio”. THE MOST USEFUL QUOTE IS THE HEDGE. The developer’s own chief executive says this product class is not the group’s core business, and three independent publishers confirm this is explicitly its FIRST industrial development. “First” is the one superlative on this project that is properly supported — and it cuts against the developer, because it means there is no track record in this product class to point at. Others named at the 22 June 2026 preview: Datuk Seri Chiau Beng Teik, executive chairman; Datuk Wira Chiau Haw Choon, managing director; Yap Chong Koon, group chief financial officer; Tan Zijin, senior general manager for marketing and sales; and Sonny Silvadanan, assistant general manager for project management. Note that the circular report writes the managing director’s honorific differently from the preview report — both spellings are in circulation and neither is corrected here.

Foreign buyers: the district, the zone, and why the FIGURE is not the answer on this title

THE DISTRICT IS Daerah Petaling, WHICH IS SELANGOR ZONE 1, AND THE DISTRICT’S VERIFIED FLOOR IS RM2,000,000 — FOR RESIDENTIAL PROPERTY. AND IN THE SAME BREATH: every source behind that zone table is a RESIDENTIAL acquisition instrument. The Economic Planning Unit’s acquisition guideline under section 433B of the National Land Code, the PTG Selangor circular and the earlier PTG Selangor directive are all residential instruments. Their application to an INDUSTRIAL strata title is NOT ESTABLISHED. And on this project we are not guessing at the title: The Edge names its category expressly as “leasehold INDUSTRIAL land”. So we KNOW the title is not residential, and we do NOT know that a residential floor reaches it. THIS PAGE THEREFORE DOES NOT PUBLISH RM2,000,000 AS “THE RULE” FOR THE NeX. It publishes the zone, the district, the verified residential floor and the fact that the question is open. THE REST OF THE ZONE TABLE, for completeness and because a reader will look for it: Zone 1 is Petaling, Gombak, Hulu Langat, Sepang and Klang at RM2,000,000; Zone 2 is Kuala Selangor and Kuala Langat at RM2,000,000; Zone 3 is Hulu Selangor at RM1,000,000; Sabak Bernam is NOT VERIFIED and no figure is stated for it here; and the Federal Territory of Kuala Lumpur is RM1,000,000 with Economic Planning Unit consent. AND ONE FIGURE A READER MAY HAVE SEEN ELSEWHERE IS EXPIRED: the RM1,500,000 window under a 2020 PTG Selangor circular has lapsed and is not current. It is named here precisely so that nobody carries it forward. AND THE HARDER POINT A FOREIGN BUYER MUST BE TOLD, which has nothing to do with a price floor at all: the land is LEASEHOLD, and a leasehold INDUSTRIAL title in Selangor normally requires STATE CONSENT to transfer. The lease expiry is published — 18 October 2106. The consent requirement, the premium payable on it, and whether any restriction in interest is endorsed on this title are ALL UNPUBLISHED for this project. SO THE HONEST ANSWER IS THE SHAPE OF THE ANSWER, NOT A NUMBER: get a written position from the Pejabat Tanah dan Galian Selangor on foreign acquisition of industrial land in Daerah Petaling, together with the issue document of title for this parcel, BEFORE any deposit. Nothing else answers it, and this page will not pretend otherwise. Louis will make the enquiry with you.

The register fields that CANNOT BE READ — and why that is not a clean bill of health

On a licensed scheme this page normally reports a handful of live register fields. Here there is no project record at all to carry them, so each one is STRUCTURALLY UNAVAILABLE. That is a different thing from a field that was checked and came back empty, and the difference is worth spelling out field by field. CONSTRUCTION PROGRESS — CANNOT BE READ. No percentage-complete figure exists in any source, and construction had not started at the last report. No figure is estimated here. DELIVERY-PERIOD EXTENSION — THE FIELD DOES NOT EXIST. No statutory delivery period was ever fixed for The NeX, so no extension to one can exist. And the contrast with the group’s own licensed residential registration in this same district is sharp: THAT record carries the extension field live and set to YES. Same group, same district, and the field is alive there. The difference is the product, not the developer. PREVIOUS-LICENCE RECORD — NOT APPLICABLE. There is no licence to have a history. THE ADVERTISEMENT FIELD — and this is a fourth state worth naming: it is not “not printed”, not “unreadable” and not an empty list. There is no record in existence to carry the field at all. OVERALL STATUS — CANNOT BE READ, AND THEREFORE A LATE FLAG CANNOT BE CHECKED. WRITE THAT DISTINCTION DOWN AND KEEP IT: “cannot be checked” is NOT the same as “not flagged”. This page does not state that the project is on schedule, because there is no register field in which lateness could be recorded. REMAINING UNITS — NOT APPLICABLE. No register maximum exists, so there is no published stock figure to work from and no floor to raise. The only way to know what is genuinely available is to ask the developer on the day. Louis will.

Awards and green certification: nothing to claim, and three rows that must not migrate onto this page

NO AWARD IS CLAIMED FOR THE NeX BY ANYBODY, and no green rating exists for it. ALL FOUR GreenRE TIERS WERE READ on 21 October 2026 and The NeX appears on none of them. But the honest form of that statement is narrower than it looks: three of the four tables TRUNCATE at their last visible row, so this is “no entry in the reachable portion” and never a clean negative. Only the top tier read complete. AND THERE IS A BENIGN EXPLANATION THAT MAKES THE ZERO LESS INTERESTING THAN IT LOOKS: the project had not been launched when the registers were read, and provisional certification is awarded on DESIGN. A row would not be expected yet. Whether any rating is being pursued at all is simply not published. THREE ROWS SIT CLOSE ENOUGH TO THIS PROJECT TO BE BORROWED BY A CARELESS PAGE, AND ALL THREE ARE REFUSED HERE BY NAME. ONE: a Silver row for Avantro under BOON KOON COMMERCIAL SDN. BHD. — the same licensee, the same group, the same name stem. It is a RESIDENTIAL project on the residential rating tool and it is a DIFFERENT PROJECT. It is refused. It is also, ironically, the row that cracked this job: it is what led to the licensee code that proves the land-owning company is unlicensed. Read the tiers for the GROUP, then refuse what belongs to a sibling. TWO, and this is the most dangerous row on the whole job: EM Hub Stratified Industrial Facilities, Kota Damansara holds a Bronze on the industrial tool, status FINAL, dated 29 May 2024. Same locality. Same product class. Same register. A different licensee, an earlier generation of the tool, and a FINAL certification where The NeX has none at all. A page that borrowed it would publish a FINAL green rating on an unrated project. Refused. THREE: a Gold row on the INTERIORS tool for Menara Chin Hin, held by a company whose name contains the group brand but which holds no developer licence anywhere. That is the group’s own HEAD-OFFICE INTERIOR. It is a CORPORATE rating, not a project rating, and it is not this project’s. Refused. AND THE AWARD-BORROWING TRAP IS ALREADY LIVE ON THIS VERY SITE, which is the reason this paragraph exists at all. Several Chin Hin group projects carry recognitions, and two pages already published here name The NeX — but only inside a GROUP PROJECT LIST, as a borrowed credential. Neither is a page about this project, and none of the recognitions on them belongs to it. Nothing is read back onto this page from either. No construction implying that this hub has won anything appears anywhere above. No BCA Green Mark, LEED, GBI or QLASSIC claim is made for The NeX by anybody. The national green building index directory returned errors throughout, which is INCONCLUSIVE and never a negative.

NOT PUBLISHED, therefore not on this page — with the document that would close each gap

This is the list Louis will go and ask for, and on an industrial product the first three items are the ones that decide whether the building can do the job you are buying it for. FLOOR LOADING PER FLOOR — not published by anybody, and on a nine-storey stacked warehouse it is the most important missing number on this page: the specification sheet. GOODS-LIFT COUNT, CAPACITY AND CAR DIMENSIONS, AND WHETHER ACCESS IS BY RAMP OR BY LIFT ONLY — not published; one source offers “an efficient circulation system”, which is an adjective: the specification sheet and the approved building plan. LOADING-BAY COUNT, DOCK LEVELLERS, POWER SUPPLY PER UNIT, SPRINKLER AND FIRE CLASS, UNITS PER FLOOR AND THE FLOOR PLATE — none published: the specification sheet and the approved plan. THE TYPE SCHEDULE BEYOND ONE TYPE CODE, AND THE PER-TYPE UNIT MIX — not published; without the mix, total saleable area cannot be established and no plot ratio can be computed from published data: the price list and the contract schedules. PER-UNIT CAR AND LORRY BAY ALLOCATION — not published; only a visitor-bay total from one source: the approved plan. THE LOT OR PT NUMBER AND THE MUKIM — not published by any news report: the circular of 24 July 2026, or the issue document of title. WHETHER UNITS RECEIVE STRATA OR INDIVIDUAL TITLES — strata is near certain on a nine-storey stack and nobody actually says so: the title and the contract. THE EXPRESS CONDITION AND CATEGORY OF LAND USE ON THE TITLE, WHETHER STATE CONSENT IS REQUIRED TO TRANSFER AND AT WHAT PREMIUM, ANY RESTRICTION IN INTEREST, AND THE CHARGEE OVER THE DEVELOPMENT — none published: the title and a PTG Selangor search. WHETHER THE DEVELOPMENT ORDER AND BUILDING PLANS HAVE ACTUALLY BEEN APPROVED, THE PLAN-APPROVAL REFERENCE, AND THE APPROVING AUTHORITY BY NAME — submitted 15 July 2026, expected August 2026, and no source confirms either: MBPJ’s own approval. THE CERTIFICATE-OF-COMPLETION PATHWAY, AND THE CONTRACT’S OWN DELIVERY PERIOD, LATE-DELIVERY RATE AND DEFECT-LIABILITY PERIOD — contractual rather than statutory here, and nobody publishes them: the sale and purchase agreement itself, which is also the only place any of them could be enforced. THE IDENTITY AND REGISTRATION NUMBER OF THE DEVELOPING ENTITY, AND THE LAND-OWNING COMPANY’S OWN REGISTRATION NUMBER — neither published anywhere: the circular, or a company search. THE MAIN CONTRACTOR, THE CONSULTANTS, THE FINAL FINANCIER AND THE CHARGE — not yet announced: later filings. THE SERVICE-CHARGE AND SINKING-FUND REGIME, AND WHO WILL MANAGE THE HUB — not published: the contract and the first-year budget. WHETHER THE “RETAIL SPACES” ARE COMMON PROPERTY OR SEPARATELY SALEABLE — not published: the plan and the contract. WHETHER PARCEL B IS PART OF THIS PROJECT — not published: the circular, or a quarterly report. THE RELATIONSHIP BETWEEN THE LISTED PARENT AND THE VENDOR’S PARENT — contradicted between our own files and a published report: the listed parent’s annual report. EVERY DISTANCE EXCEPT ONE MRT FIGURE, AND THE FRONTAGE ROAD ADJUDICATED — not published: drive it with Louis. WHETHER ANY GREEN RATING IS BEING PURSUED — not published: the developer. THE PRICE — deliberately not published here, for the reason set out in the next paragraph: the price list and the sale and purchase agreement at the sales gallery. ANY IMAGE — see the final note below: the developer’s own file, supplied directly, with written confirmation of what it shows.

What this page does not publish, and why

Louis’s standing instruction on his own company’s project materials is absolute, and this paragraph is the only place on this page where these words appear at all. No discount, no rebate, no nett price, no promotion and no commission figure is published here, in either language, in the body or in this page’s structured data. No yield, return projection, leaseback or guaranteed-rental rate is published either — and on an INDUSTRIAL asset that is worth stating twice, because return figures are the ordinary currency of industrial marketing. A published rent is the direct input to a forbidden return figure, so no rent is transcribed on this page at all. AND THE LARGEST REFUSAL ON THIS PROJECT IS THE PRICE ITSELF. On a licensed housing development this site publishes the filed statutory selling-price range out of the developer’s own legally filed advertisement, because that is a public statutory record, and labels it as one — always with the line that it is not a price list, not a quotation and not an offer. HERE NO ADVERTISEMENT WAS EVER FILED, BECAUSE NONE IS REQUIRED OUTSIDE THE ACT. SO THERE IS NO FILED RANGE, AND THERE IS NOTHING OF THAT KIND TO PUBLISH. Two unregulated surfaces do carry unit figures for The NeX, and they contradict each other: a publisher prints a starting figure in June 2026, and an agent listing in October 2026 prints a specific unit figure that sits BELOW it. With no statutory floor to measure either against, there is nothing to reconcile them to — this is a weaker and different thing from a marketing figure undercutting a filed minimum, and both figures are withheld. Where no filed statutory range exists, the house rule is to publish no price at all and to say that is the rule. A SECOND, SUBTLER REFUSAL, AND IT IS WORTH EXPLAINING BECAUSE IT LOOKS LIKE AN OMISSION. The sources publish TWO separate stock-exchange figures for this development: a gross development value and a gross development cost. Each is individually innocuous. SUBTRACT ONE FROM THE OTHER AND YOU HAVE A DEVELOPMENT MARGIN — which is a return figure, and a return figure is barred. So this page publishes the gross development value of RM449.43 million and DELIBERATELY WITHHOLDS the cost figure, and will not publish both. One outlet prints the margin outright as a percentage; that figure is not reproduced here. Before recording any PAIR of figures, ask what the pair computes. ON THE ETHNIC-ALLOCATION QUESTION, AND THE SHAPE OF THE ANSWER MATTERS: NONE OF THE THREE POSSIBLE SHAPES WAS FOUND. There is no filed field, because there is no filing in which a field could exist — so unlike several other projects on this site, there is no Bumiputera field here carrying a value that has been withheld. There is no unit quota on any surface read. And there is no lot-title classification either. Three distinct shapes were tested and all three came back empty, and saying that precisely is more useful than silence. WHAT IS PUBLISHED HERE, AND DELIBERATELY: the land consideration and the independent valuation, because they are stock-exchange disclosures of a land transaction rather than unit prices; the gross development value, for the same reason; the reported unit count, storey count, land area, built-up range and specifications, each labelled with the publisher that carried it; and the tenure and land category, because a regulated filing established them. Everything else — the real price of a real unit, and anything attaching to it — comes from the price list and the sale and purchase agreement at the sales gallery. Not a price list, not a quotation, not an offer. Ask Louis for both, in writing, and appoint your own solicitor before you sign.

Why this page carries no imagery at all

NO VERIFIABLE IMAGE OF THE NeX IS PUBLISHED BY ANY SOURCE, AND WE WILL NOT PUBLISH ONE WHOSE SUBJECT WE CANNOT ESTABLISH. Twenty candidate images were examined for this project and twenty were refused. Seventeen had their actual pixel dimensions established and not one of them clears the floor this site uses in both dimensions; the other three could not be measured at all. The developer’s own microsite is live and reachable, and it is useless for this purpose: the whole served document is about 2,500 characters, it serves no project asset, and its navigation headings for gallery, unit layout, facilities plan and virtual tour exist and render nothing. There is no sitemap. There is no route to a project filename. AND THE SHARPEST FINDING ON THE IMAGE SIDE IS WORTH A SENTENCE OF ITS OWN, because it is the opposite of what people expect a caption to do. The best-captioned pictures found anywhere for this project sit on a third-party agent listing — and FIVE OF THEM CARRY THE ALT TEXT “EXAMPLE ONLY”. That is the agent disclaiming that his own photographs depict this project. A caption that DENIES the subject is worth more than one that asserts it: it converts a candidate from arguable to refused outright, with no judgement call left to make. The remaining images on that listing top out at roughly 800 pixels on the long edge by the portal’s own design, which is below the floor, so the whole set was refusable from its URLs alone. AND THE CATEGORIES REFUSED MOST FIRMLY, each by name: nothing is borrowed from the group’s other projects, from the licensed residential high-rise on the same name stem, from the separate existing stratified industrial development in this same locality, or from the existing industrial park next door. No locality map, no logo, no icon set and no stock lifestyle photograph has been substituted to fill the space. Fourteen pages on this site now ship with no imagery at all, and the house position is settled: an uncaptioned or wrongly captioned image is worse than no image. Everything this page is for — the register position, the filing, the gaps named with the document that would close each one, the contradictions printed rather than resolved — is text, and none of it needs a picture. When the developer supplies its own files with written confirmation of what each one shows, they go on this page and nothing else about it has to change.

The developer side

The group, the licence family, and the decoys a search returns instead

THE LISTED PARENT is Chin Hin Group Property Bhd (KL:CHGP). THE LAND-OWNING ENTITY is BOON KOON CAPITAL SDN. BHD.. AND THE DEVELOPING ENTITY IS NOT NAMED BY ANY SOURCE — EdgeProp says so expressly. No source anywhere prints the land-owning company’s registration number either, and the developer’s own website names no legal entity at all.

THE GROUP LINK, HOWEVER, IS PROVEN FROM THE PUBLIC REGISTER RATHER THAN FROM A CLAIM, and it is worth showing because it is the one corporate fact on this page that needs no press release. Four licensees in this family share ONE identical registered office — a suite at MWE Plaza in Penang — three of them share an identical business address at Menara Chin Hin in Kuala Lumpur, and all four carry an @chinhinproperty.com mailbox. Both legs positive, character for character. And the licensing pattern inside the group runs to THREE naming families at once: Boon Koon <X> Sdn Bhd, Chin Hin Property (<place>) Sdn Bhd, and project-named special-purpose companies. Three of those four licensees carry ZERO registered projects — licensed companies with nothing filed.

AND A REGISTER-INTERNAL SELF-CONTRADICTION WORTH KNOWING ABOUT, because it is a trap this site has now hit six different ways: the relevant licensee’s business address is printed in the register with a PENANG district stamped onto a Kuala Lumpur address. The register itself is internally inconsistent on that field. Never read a project’s locality off a licensee’s record — this page derives the district from a council’s own street-numbering series instead, and says so.

WHAT A SEARCH ACTUALLY RETURNS FOR THIS PROJECT IS A FIELD OF DECOYS, AND EVERY ONE OF THEM IS REFUSED HERE BY NAME, because several of them would do real damage if borrowed.

THE SUBSTRING DECOYS. A register search on the project’s own name returns six licensees and not one is related — the finest specimen has the three letters sitting inside the word “annexe”. And on this very site the trap is measurable: the string “The Nex” appears on 155 published pages, and the ordinary English word “next” accounts for 153 of them. 98.7% noise. The two residual pages name “The NeX” only inside a GROUP PROJECT LIST — a borrowed credential on two other projects’ pages, not a page about this one. This is the first page on this site about The NeX, and nothing on those two pages — least of all their recognitions — is read back onto it.

THE SAME-LOCALITY, SAME-PRODUCT-CLASS DECOY, and it is the most dangerous one on the job. A separate stratified industrial development in Kota Damansara holds a green certification on the industrial tool at status FINAL, dated 2024, under a different licensee. Same locality, same product class, same register. A page that borrowed that row would publish a FINAL green rating on a project that has none at all. Refused. A long-established industrial park in the same locality is also NOT this project — it is what a “Kota Damansara industrial” search actually returns. Refused. And a completed mixed development in Kota Damansara whose name contains the same three letters is a third locality decoy. Refused.

THE SAME-GROUP DECOYS. The licensed RESIDENTIAL high-rise on the same licence — 842 units, 40 and 42 storeys, under the Act, with a prescribed contract, a statutory delivery period and a live extension field — is ALREADY A PUBLISHED PAGE ON THIS SITE, and everything true of it is false of The NeX, starting with Act protection. One labelled cross-reference to it appears below and nothing else crosses between the two. Seven other group projects, several of them also pages here, carry recognitions and ratings that are theirs and not this one’s. Four licensees sharing the group brand hold no registration for The NeX. All refused.

THE VENDOR-NAME DECOY, which is a new axis for this site: searching the LAND VENDOR’S PARENT company name returns seven unrelated entities across two registers — four licensees in other states and three green-rated projects by other developers. Not one is related to The NeX. Refused. Named here because a reader who searches the vendor’s name will find them and may assume a connection that does not exist.

AND ONE REGISTER THAT IS SIMPLY OUT OF SCOPE, which is a different thing from a project being absent from it. The state housing board’s own project list is a list of HOUSING projects with a controlled-price schedule attached. It is residential in scope by its own headings, cites no statute and defines no inclusion test. An industrial-commercial hub is structurally outside it, so reading its rows would have manufactured a false negative. This page does not cite it as evidence of anything about The NeX.

FINALLY, THE SUPERLATIVES, AND WHAT SUPPORTS THEM. “Next-generation” — no benchmark, no standard, no certification behind it. “3-in-1 industrial, commercial and office” — no title or licence evidence that three uses are permitted. “Flexible layouts”, “seamless connectivity”, “future-ready” — nothing, and the pages that would substantiate them do not render. “An efficient circulation system” — an adjective where a nine-storey warehouse needs a specification. “Ample parking” — one visitor-bay total from one source, no per-unit allocation. EXACTLY ONE SUPERLATIVE IS PROPERLY SUPPORTED: that this is the group’s FIRST industrial development. Three independent publishers say so, and it cuts against the developer rather than for it.

Developer-side facts read 21 October 2026 from the KPKT TEDUH register of licensed developers (four name axes, positive control first), all four GreenRE tiers, The Edge, EdgeProp, StarProperty, FocusMalaysia, businesstoday, the developer’s own microsite and this site’s own database. No award, rating, acreage or superlative is borrowed from any sibling project anywhere on this page.

Frequently asked

The NeX @ Kota Damansara — the questions an industrial buyer should be asking

Is The NeX a licensed housing development? Does it have a KPKT registration or an APDL?
No, to all three, and it cannot have any of them. A developer licence and an advertising and sales permit are required under the Housing Development (Control and Licensing) Act 1966, and the Act reaches HOUSING ACCOMMODATION. A nine-storey stratified warehouse on land whose own title category is INDUSTRIAL is not housing accommodation, so no registration, no licence and no permit CAN exist for it. The licence was never issued — not lapsed, never issued — so there is nothing to renew and no expiry question to assess. Four independent name axes were searched against the ministry’s register on 21 October 2026, with a positive control run first so that every zero is a real zero. The only licensee anywhere near this project is Boon Koon COMMERCIAL Sdn Bhd, code 30190 — not Boon Koon CAPITAL, which is the company the circular names as the land owner. That licence carries exactly ONE registration and it is a licensed RESIDENTIAL high-rise in this same district; querying the next slot on it returns nothing. So the group held a live, current, in-district developer licence and did not file The NeX on it. That is not an oversight: an industrial-commercial scheme is not a housing development.
What protections do I actually lose, exactly?
Seven, and every one of them exists only because the Act creates it. ONE: the prescribed statutory sale contract, Schedule G or Schedule H. On a licensed development its terms cannot be watered down. Here the contract is drafted by the developer. TWO: statutory liquidated damages for late delivery, at the rate the prescribed contract fixes. Absent, so any late-delivery remedy has to be negotiated into your own contract. THREE: the section 7A housing development account, the statutory account into which a licensed developer must pay purchasers’ money and from which it may only draw for the development. Absent. FOUR: a filed delivery period. No statutory delivery period was ever fixed for The NeX, and the three completion years in circulation disagree by a full year. FIVE: the statutory defect liability period running from handover. Absent; whatever the contract gives you is what you have. SIX: KPKT recourse. There is no registration for the ministry to act on. SEVEN: the Tribunal for Homebuyer Claims, which is a creature of the Act and does not reach a purchase like this. The courts and your contract are what is left. The practical consequence is one sentence: appoint your own solicitor before you sign anything, and have them read the developer’s contract as a commercial agreement rather than as a statutory form.
Why does this page say the best source is a stock-exchange circular?
Because the land was bought from a RELATED PARTY, which turned an ordinary acquisition into a regulated event. A related-party purchase of that size requires a circular to shareholders, an independent adviser, an independent valuation and a shareholder vote — and that is why this page can state two particulars no marketing surface for this project publishes at all: the tenure, LEASEHOLD with the lease expiring on 18 October 2106, about 80 years remaining; and the title’s own land-use category, “leasehold INDUSTRIAL land”. It also put named professionals on the record: the independent valuer, the independent adviser, the land consideration of RM66.0 million against an independent valuation of RM66.36 million, the three interested directors who abstained from deliberating and voting, and the 13 August 2026 shareholder approval. A filing lodged with the exchange is a better document than a brochure, and this page says which facts came from it. The circular itself is dated 24 July 2026, is public on the exchange’s announcements site, and would close most of the gap list above in one document.
What is the tenure, and should the 2106 date worry me?
LEASEHOLD. The lease expires on 18 October 2106 — about 80 years remaining from now. Every source agrees on the date, and it comes from a regulated disclosure rather than from marketing material, which makes it the single best-documented particular on this page. What matters about it is this: a bank and a resale buyer price the REMAINING term, not the original one. On a development completing at the end of this decade the remaining term at handover is still long, and it shortens every year thereafter — so the date, rather than the completion year, is the figure that compounds over the holding period. Discuss the financing horizon against it with your banker rather than assuming it is a non-issue. Separately and importantly: a leasehold INDUSTRIAL title in Selangor normally requires STATE CONSENT to transfer. That requirement, the premium payable on it and any restriction in interest endorsed on this title are all unpublished for this project. The issue document of title and a PTG Selangor search answer them, and nothing else does.
Can a foreign buyer purchase a unit, and what is the minimum price?
The honest answer is the shape of the answer rather than a number, and this page will not pretend otherwise. WHAT IS ESTABLISHED: the district is Daerah Petaling, which is Selangor ZONE 1, and the district’s verified floor is RM2,000,000. AND IN THE SAME BREATH: every source behind that zone table — the Economic Planning Unit’s acquisition guideline under section 433B of the National Land Code, the PTG Selangor circular and the earlier PTG Selangor directive — is a RESIDENTIAL acquisition instrument. Their application to an INDUSTRIAL strata title is NOT ESTABLISHED. And here we are not guessing at the title: it is named expressly as leasehold INDUSTRIAL land. So we know the title is not residential, and we do not know that a residential floor reaches it. THIS PAGE THEREFORE DOES NOT PUBLISH RM2,000,000 AS THE RULE FOR THE NeX. For completeness: Zone 1 is Petaling, Gombak, Hulu Langat, Sepang and Klang at RM2,000,000; Zone 2 is Kuala Selangor and Kuala Langat at RM2,000,000; Zone 3 is Hulu Selangor at RM1,000,000; Sabak Bernam is not verified and no figure is stated for it here; and the Federal Territory of Kuala Lumpur is RM1,000,000 with Economic Planning Unit consent. The RM1,500,000 window under a 2020 Selangor circular has EXPIRED and is not current — it is named so that nobody carries it forward. And the harder point, which has nothing to do with a price floor: the land is leasehold, and a leasehold industrial title normally needs state consent to transfer. Get a written position from PTG Selangor, with the title, before any deposit.
How big is the site, and why does the page keep mentioning a second parcel?
The site is 16,222 sq m — which is 174,612.1 sq ft, or about four acres. That figure is the strongest on the page: three independent expressions from four publishers that all reconcile to the same parcel. The second parcel matters because the group announced TWO Kota Damansara acquisitions in 2026, both in Taman Sains Selangor 1, both leasehold, and both with leases expiring on the SAME DAY, 18 October 2106. A shared expiry date means one original alienation, which makes them sibling parcels and almost certainly adjacent.

NO SOURCE REACHED SAYS WHETHER PARCEL B IS PART OF THE NeX, A LATER PHASE OF IT, OR A SEPARATE DEVELOPMENT. And it is not academic: if it were in, every land-based figure on this page would be wrong by a factor of 2.3. So this page states that The NeX sits on the roughly four-acre Parcel A as published, does not aggregate the two, and prints the question open.
When will it be completed?
Three different answers are in circulation and they disagree by a full year, so this page prints all three rather than choosing a comfortable one. 3Q2030 — EdgeProp, 25 July 2026, traced to the circular. 2029 — FocusMalaysia, 14 August 2026, “slated for 2029, subject to relevant authorities’ approvals”. 2030 — an agent listing, 5 October 2026. Note the direction: the EARLIER source gives the LATER date, which is the opposite of how a slipping programme usually reads. Two of the three say 2030, and the 2030 figure traces to the better document, so this page treats 3Q2030 as the governing one. AND THE REASON IT MATTERS LESS THAN IT WOULD ON A LICENSED SCHEME: nothing is filed, so no date here carries a statutory remedy either way. There is no prescribed contract fixing a delivery period from the date of your own agreement, and no statutory compensation if the date slips. Whatever date appears in the developer’s contract is the only one you could enforce, and nobody publishes it. Also unconfirmed: the development order and the building plans were only SUBMITTED on 15 July 2026, with approval EXPECTED in August 2026. No source confirms that either has been approved, and no plan-approval reference has ever been published.
What are the units like, and what can the building actually carry?
The published built-up range is 2,153 to 5,285 sq ft, from one publisher, with no corroboration of the top of it. The bottom IS corroborated: an agent listing publishes a Type C at exactly 2,153 sq ft. That Type C is the only type code published anywhere. Types A, B and D are not published by anyone, and nothing is inferred about them here. Read one annotation on that listing carefully: the Type C is marked with a land-area notation of 28 feet by 49 feet. A strata parcel on an upper floor does not have a land area. Either a landed template has been used, or the ground-floor units genuinely carry land — and the arithmetic does not close either way, because 28 by 49 is 1,372 sq ft, not 2,153 sq ft. Two figures on one listing describing different things, with no indication which is which. The title and the contract schedules would settle it. Two specifications are published, both from one source: a ceiling of about 6.8 m and 4.5 m roller-shutter doors. AND THE ANSWER TO THE SECOND HALF OF THE QUESTION IS THAT NOBODY PUBLISHES IT. Floor loading per floor — which on a nine-storey stacked warehouse is the single most important number there is — goods-lift count, capacity and car dimensions, whether access is by ramp or by lift only, loading-bay count, dock levellers, power supply per unit, sprinkler and fire class, and units per floor: none of it is published by any source. The developer’s specification sheet is the document that would close all of it, and it is first on the list Louis will ask for.
What facilities are there, and are they guaranteed?
Three third-party surfaces list facilities, nothing comes from a developer-published schedule in reachable form, and the three disagree with each other in ways that are substantive rather than cosmetic. Agreed across sources: a multipurpose or event hall — one source says for up to 1,000 guests — and a gymnasium. One listing adds 24-hour access and security control. The circular report mentions retail spaces, supporting facilities and car parks. Disagreed: TWO pickleball courts or ONE. A “garden terrace” or a ROOFTOP “lounge garden”. “Meeting rooms” or “conference facilities”. And on parking, “over 600 visitor bays” from one source against “ample parking” and “covered parking” from the other two, with NO per-unit car or lorry bay allocation published anywhere. AND THE ANSWER TO “ARE THEY GUARANTEED” IS NO, FLATLY. Nothing in that list is assigned to a level by any source. Nothing is marked space-only. And because there is no filed advertisement and no prescribed statutory contract, NOTHING in it is contractually promised. Whatever ends up in the developer’s own contract and its schedules is the only facility commitment that would bind anybody.
Why does this page not publish a price?
Because there is no filed statutory selling-price range to publish, and the house rule where none exists is to publish nothing and to say that is the rule. So there is no filed range, and nothing of that kind exists to publish. Two unregulated surfaces do carry unit figures for The NeX and they contradict each other: a publisher printed a starting figure in June 2026, and an agent listing in October 2026 printed a specific unit figure that sits BELOW it, four months later. With no statutory floor to measure either against, there is nothing to reconcile them to. Both are withheld. What this page does publish is the land transaction and the development scale, because those are stock-exchange disclosures rather than unit prices: a land consideration of RM66.0 million against an independent valuation of RM66.36 million, and a gross development value of RM449.43 million. The price list and the sale and purchase agreement at the sales gallery are where a real figure comes from. Ask Louis for both, in writing.
Is it certified green, and has it won anything?
No and no, and both answers need their exact shape. No award is claimed for The NeX by anybody, and no green rating exists for it. All four GreenRE tiers were read on 21 October 2026 and The NeX appears on none of them. But three of the four tables TRUNCATE at their last visible row, so the honest statement is “no entry in the reachable portion” and never a clean negative. Only the top tier read complete. There is also a benign explanation that makes the zero less interesting than it looks: the project had not been launched when the registers were read, and provisional certification is awarded on DESIGN, so a row would not be expected yet. Whether any rating is being pursued at all is simply not published. THREE NEARBY ROWS ARE REFUSED HERE BY NAME, because each would be borrowed by a careless page: a residential SILVER held by the same licensee for a different, residential project; a FINAL industrial BRONZE held by a DIFFERENT stratified industrial development in this same locality — the most dangerous of the three, because a page that borrowed it would publish a FINAL rating on an unrated project; and a GOLD on the INTERIORS tool for the group’s own head-office building, which is a corporate rating and not a project rating. No BCA Green Mark, LEED, GBI or QLASSIC claim is made by anybody. The national green building index directory returned errors throughout, which is inconclusive and never a negative.
Who exactly would I be signing a contract with?
Not established, and that is one of the findings on this page rather than a gap in the research. The land-owning entity is named by the circular and by four reports of it: Boon Koon Capital Sdn Bhd, a subsidiary of the listed parent. NO source anywhere prints that company’s registration number. And it is NOT established that it is the DEVELOPING entity — EdgeProp says expressly that the article does not name the entity that will develop the project. Two Edge-family sources also disagree with each other on whether the subsidiary is direct or indirect. That is printed unadjudicated, because it bears on who your counterparty’s parent actually is. AND THE DEVELOPER’S OWN WEBSITE NAMES NO LEGAL ENTITY AT ALL. No terms page, no disclaimer, no footer entity, no registration number. The only company string on the entire site is “Chin Hin Property Development”, and it appears inside a pre-filled WhatsApp message rather than in a statutory block — and that string is not a correctly stated legal name of anything. So the first document to ask for is not the brochure. It is the name and registration number of the contracting entity, on paper, before anything else. Louis will ask for it.
Is this the same as the residential high-rise by the same developer in this district?
No, and the comparison is the clearest way to see what The NeX does not have. That project is a licensed RESIDENTIAL serviced-apartment scheme — 842 units, 40 and 42 storeys, on developer licence code 30190 with its own registration, a current advertising and sales permit, construction part-built with published progress percentages per block, a live delivery-period-extension field and an on-schedule register status. Every one of those things is a consequence of being INSIDE the Housing Development Act. The NeX has none of them, because it is outside it. It is the same group, the same name stem and the same district — which is exactly why it has to be named and separated rather than quietly left out. It has its own page on this site. Nothing crosses between the two except the one labelled cross-reference below, and none of its ratings, permits or progress figures appears anywhere on this page.
Why does this page have no photographs at all?
Because no verifiable image of The NeX is published by any source, and this site will not publish an image whose subject it cannot establish. Twenty candidates were examined and twenty were refused. Seventeen had their real pixel dimensions established and not one clears the floor this site uses in both dimensions; three could not be measured at all. The developer’s own microsite is live and reachable and serves no project asset: the whole document is about 2,500 characters, there is no sitemap, and the navigation headings for gallery, unit layout, facilities plan and virtual tour render nothing at all to a reader who is not running the site’s own scripts. AND THE SHARPEST FINDING IS WORTH ITS OWN SENTENCE, because it is the opposite of what a caption usually does: the best-captioned pictures found anywhere for this project sit on a third-party agent listing, and FIVE OF THEM ARE CAPTIONED “EXAMPLE ONLY” by the agent himself. A caption that DENIES the subject is worth more than one that asserts it. The rest of that set tops out at roughly 800 pixels on the long edge by the portal’s own design, below the floor, so the whole set was refusable from its URLs alone. Nothing has been borrowed from a sibling project, from the group, from another development in this park or from a stock library, and no map graphic, logo or icon set has been substituted to fill the space. Fourteen pages on this site now ship with no imagery at all: an uncaptioned or wrongly captioned image is worse than no image. When the developer supplies its own files with written confirmation of what each one shows, they go on this page and nothing else about it has to change.

Four documents, and one appointment, before anything else

The name and registration number of the contracting entity, on paper. The developer’s own sale and purchase agreement. The issue document of title, or a PTG Selangor search, for the tenure, the state-consent position and any restriction in interest. And the specification sheet, for the floor loading and the goods lifts. Then a solicitor of your own, before a deposit rather than after one. Louis will get all four and come with you.

Over a decade in Malaysian property, across Johor Bahru and the Klang Valley. Louis builds these pages out of what is actually on a register, prints the contradictions rather than smoothing them over, and lists what nobody publishes so you know exactly what to ask for. On The NeX that meant saying in the first paragraph that there is no registration, no licence and no permit and that the Act does not reach this product; crediting a stock-exchange circular rather than a brochure for the tenure and the land category; printing a completion date that disagrees with itself by a year; leaving the two-parcel question open instead of guessing; and publishing no price at all, with the reason.
