Petaling Jaya

Six verified developments in Petaling Jaya are listed here, with permit prices from RM250,000 to RM3,364,800. Not one of the six is freehold: five are leasehold and the sixth has no tenure the developer will publish. That is normal for PJ and worth knowing before you compare it with a Kuala Lumpur launch.

Where they actually are, station by station. The Atera Phase 2 in Section 13 has a covered walkway to Asia Jaya LRT on the Kelana Jaya Line and quotes three minutes to the Federal Highway. Stellar Damansara in Damansara Jaya is about 300 m walking from the LRT3 Kayu Ara station on the Shah Alam line, with a direct Sprint entrance and SMK Damansara Jaya immediately adjacent. The Aldenz at Central Park Damansara sits about 1.7 km from MRT Mutiara Damansara on the Kajang Line — the developer publishes the figure and it is not a walk. Veridian at VTOWN is 3.0 km from Sunway Pyramid with direct NPE access. Platinum Premium Suites sits above Hextar World Mall and names five highways but no station. Dwi Aurora names no rail station at all; its selling point is 2.2 km to KESAS and direct NPE access.

What this means for a non-citizen. Petaling is Zone 1 under Selangor's zoned rules, so the residential floor is RM2,000,000, and only strata and strata-landed property is open — landed on an individual title is closed at any price. Commercial and industrial is a separate line at RM3,000,000 statewide, which is the line that applies to Platinum Premium Suites, since those are office suites rather than homes. Consent comes from the Selangor state land office.

The uncomfortable arithmetic. Five of these six developments are shut to non-citizens outright, because their top prices sit below RM2,000,000. Only Stellar Damansara splits: its Block A band of RM1,896,800 to RM3,364,800 clears the floor at the upper end while most of the smaller block does not. Dwi Aurora publishes no tenure and no completion date. Selangor carried 3,745 unsold residential units and 2,407 unsold completed serviced apartments in NAPIC's 1Q2026 count, against a secondary-market average of RM559,935 — so most new PJ stock is being launched well above the resale average around it.
