Helix2 @ PJ South, Petaling Jaya — registered as Residensi Heliks, KPKT 30099-1: 500 Schedule H serviced apartments, complete, and delivered two days inside the contractual date — and there is no Helix phase 1
The “2” is not a phase number. It is the double helix of the DNA-inspired facade. Eupe’s Klang Valley high-rises are Novum, Parc3, Est8 and Helix2, and there is no Helix among them; the KPKT register gives this licensee projectCount: 1, the serial walk ends because 30099-2 returns a 404, and walk and count agree — so there is no dormant twin phase anywhere. Second: this project is in PETALING JAYA, SELANGOR — not Kuala Lumpur. The developer, its own group managing director, The Edge, StarProperty and klproperty.cc all place it in the capital. The approving authority is Majlis Bandaraya Petaling Jaya, settled by the filed plan reference MBPJ/120100/T/P10/335/2022, the district is Petaling and the bandar is Bandar Petaling Jaya Selatan. That error halves the foreign-buyer floor from RM2,000,000 to RM1,000,000, which is why it is the first thing this page corrects. Third: the advertising and sale permit on the public register expired on 12 September 2026 and no renewal appears — while 11 of the 500 units are still filed as unsold and the developer still tags the project “Open For Sale”.

The developer’s own annual report says the accurate thing (“Klang Valley”) and its community-event page says “Central region”. Daerah Petaling is Selangor Zone 1, where the foreign-buyer minimum purchase price is RM2,000,000. In Kuala Lumpur it is RM1,000,000. The error halves the number — and even halved, not one of the 500 units clears it.pindaanTempohSerahKosong reads Tidak — no extension of the delivery period was ever sought or approved, tempoh tambahan is -, and there is no revised date. The first SPA was dated 18 October 2022 on a 36-month Schedule H period, so contractual vacant possession fell on 18 October 2025. Filed CCC 13 October 2025; filed vacant possession 16 October 2025. Delivered two days inside the contractual date with no extension. The corroboration is arithmetic: the main building contract was let for 24 months from February 2023 to February 2025 against an October 2025 deadline — eight months of float from day one. We print this as prominently as we print a slip, because it is the same discipline pointed the other way. But we draw no rule from the field itself: one licence elsewhere carries both values, and the schedule-based hypothesis about it was refuted the same week.

eupe.com.my is a Drupal site, so there is no wp-json media library to query and jsonapi/media/image is disabled — caption-published is the ceiling obtainable there. The caption reads only “Helix2”: project confirmed, subject not stated, so this is shown unlabelled.

Registered as Residensi Heliks with the Ministry of Housing and Local Government under project code 30099-1. A client searching TEDUH for “Helix” finds nothing, because Heliks is the Malay transliteration — so this page prints the code beside the name everywhere. Four statutory surfaces exist and all four were read: the current filed advertisement brochure, a still-live superseded generation, the filed newspaper advertisement, and the public register. The developer itself publishes no statutory particulars block anywhere at all, so those four are the entire record.

Six things about Helix2 that are true, sourced, and published nowhere else
This project has the cleanest filing record this site has examined — and four genuine problems a buyer will not find in any brochure. Both halves are below.
There is no “Helix 1” to find, and the name is a facade, not a phase
The “2” is the second strand of a DNA-inspired double helix. Four independent checks confirm it: the developer’s own four-project Klang Valley list with no Helix in it; the managing director calling Helix2 the fourth high-rise; projectCount: 1 and bilanganProjek: 1 in the register; and 30099-2 returning a 404. Walk and count agree, so no dormant twin exists. Refuse every “Helix Phase 1” listing you see — one agent site titles this same project Helix PJ South, and its own tagline then says Helix2.
Petaling Jaya, Selangor — and the wrong state doubles the foreign-buyer answer
Five surfaces, including the developer’s own managing director, place this project in Kuala Lumpur. Every statutory surface places it under MBPJ, in Daerah Petaling, in Bandar Petaling Jaya Selatan, postcode 46150, with no self-contradiction in the register’s district field. The Selangor Zone 1 foreign-buyer floor is RM2,000,000; the Kuala Lumpur floor is RM1,000,000. This is the single most consequential error in the public record on this project.
Delivered early, with no extension — and that is rare enough to say out loud
pindaanTempohSerahKosong: Tidak. No extension sought, no revised date, tempoh tambahan: -. Contractual vacant possession 18 October 2025; filed CCC 13 October 2025; filed vacant possession 16 October 2025; progress 100.00%. The main building contract ran 24 months from February 2023 against an October 2025 deadline — eight months of float from the day it was signed. No rule is drawn from the field itself: elsewhere one licence carries both values.
The permit to sell lapsed 27 days ago, and 11 units are still unsold
The register prints 30099-1/09-2026/0675(R)-(S), valid 13 September 2025 to 12 September 2026. Re-checked on 9 October 2026: no renewal appears forward on the register. Both filed brochures leave the permit as a placeholder, so the register is the only surface carrying a real one. A lapsed APDL is not a defect in the building — it is a defect in the right to advertise and sell. Ask for the current permit number and its validity dates in writing.
The filed minimum sits RM76,000 BELOW the cheapest marketed price, and the reason matters
The usual trap runs the other way round. Here the filed statutory minimum of RM270,000 is lower than the lowest marketed figure (“from RM346,000”). The explanation is in the filed unit schedule: type A exists TWICE at the same 572 sq ft — A-NPT (Nilai Pasaran Terbuka, open market) and A-RMM (Rumah Mampu Milik, affordable), renamed A-OMU and A-AH in the developer’s own brochure. So RM270,000 is an affordable-allocation price, not the open-market entry price — RM472 per sq ft against roughly RM542 to RM605 implied by the launch-era per-type list. Marked as inference, because no document states it.
The biggest gap on the whole project: how many of the 500 units are the affordable allocation
Nobody publishes it. Not the filing, not any register field, not the annual report, not one portal, not one publisher. That one number governs who your neighbours are, what the resale market looks like, and whether the statutory RM270,000 minimum is even available to an open-market buyer. It is the first question to put to the developer in writing, and this page says so rather than filling the hole with a guess.
The filed particulars, the facilities as the developer itself schedules them, and the dates in order
Four statutory surfaces were read field by field: the current filed advertisement brochure at files/30099/P45/P45-20250729-00016758/, a still-live superseded generation at files/30099/30099-1/, the filed newspaper advertisement in the same superseded generation, and the public KPKT TEDUH register. The two brochure generations differ on exactly THREE fields, and one of them runs in the buyer’s favour. The developer publishes no statutory block of its own anywhere — no /apdl page, no /disclaimer, nothing on the project page, and a Simplified Brochure whose disclaimer gives two company names and two registration numbers and then no licence, no permit, no local authority, no plan reference, no tenure, no unit count, no storeys, no completion date and no price.
Siap Dengan CCCFacilities — the filed list has no level assignment and no security item; the developer’s own brochure does assign levels
No two sources agree on the count. The filed list names 20 facilities plus 4 named spaces. The developer’s own level schedule names 37. The Edge and the developer’s sponsored article both say “about 30”. The filing is the lowest of the three.

What the FILING itself names, and what it does NOT
- Filed, 20 items: swimming pool · towel pool · sinking deck · pool gutter · jacuzzi · laundry · garden · Zen garden · gymnasium · gourmet kitchen · wet lounge · playground · play court · nursery plot · sauna · multipurpose hall · BBQ area · alfresco area · sky garden · recreational area
- Plus 4 named spaces in the brochure body: The Rooftop · The Living Room · Dapur Gourmet · Tempat Kenduri Al Fresco
- THERE IS NO SECURITY ITEM OF ANY KIND IN THE FILED FACILITIES LIST, IN EITHER GENERATION. No guardhouse, no perimeter fence, no CCTV, no card access, no security personnel — 20 named facilities and four named spaces, not one of them security.
- And nobody claims otherwise, which is to the developer’s credit. The developer makes no gated-and-guarded claim anywhere; PropertyGuru carries no gated-and-guarded tag and lists facilities as “Parking only”; iProperty’s facility list has no security item either. So there is no portal tag to knock down — only an absence to record. This page does not describe the building as secured.
- Added by portals only, and not in the filed list or the developer’s level schedule: game room, exercise courts and plural BBQ stations (iProperty) · “clubhouse” (The Edge, and one agent site) · “pet-friendly” (one agent site, with no developer, filed or register support — refused) · energy-efficient lifts and lights, virus-prevention infrastructure and modular spaces (three publishers, all from one developer briefing — features, not facilities, and in no filing)
- Nothing is marked as shell space, deferred or conditional on resident funding by any source — so the absence of a security commitment here is absolute rather than conditional.
- Car parking is NOT PRINTED in any of the three filed surfaces and NOT PRINTED in the register.
Tempat Letak Keretais simply absent. The only figures in circulation are iProperty’s two bays per unit and the awards spotlight’s two to three side-by-side, and the 12-storey attached car park building exists only on the main contractor’s page and on mybina. An absent field asserts neither none nor some. - Lifts: NOT PRINTED anywhere in any filing. The only figure is iProperty’s “3+1”, for 500 units across 34 levels. At 175 units per acre on a single residential core, ask about lift waiting times before you buy.
The dates, in order — eight distinct completion dates circulate across eleven sources
30099/06-2027/0098 issued, valid to 26 June 202730099-1/09-2025/0173(A)-(S), with an (N) twin on identical dates. Both now TamattarikhPjbPertama — the first SPA. Taken from the statutory unit and fixture schedule, not from any narrative page. Nothing is omitted in either direction: the filing accounts for every type code the marketing uses, and the marketing introduces no type the filing lacks. That is rare, and it is recorded here as a point in the developer’s favour. Bedroom and bathroom counts are NOT PRINTED per type in either generation — the plan sheets label Bilik Tidur Utama, Bilik Tidur 2 and Bilik Tidur 3 but map none of them to a type code. The register gives project-level ranges only: 2 to 3 bedrooms, 1 to 2 bathrooms. So no bedroom count on this page is presented as a filed fact. And every type has exactly ONE kitchen sink in BOTH generations, so there is no fixture support for a dual-key product — and, unusually, nobody claims one.
helix2.com.my — the official project website printed in all three filed surfaces, which is where the plans live — is unreachable.Type A-NPT and type A-RMM — 572 sq ft, the same size, two tenures
This single row is the most important thing on the page for anyone comparing a brochure to a filing. The filed schedule carries two type-A codes at the identical 572 sq ft built-up: A-NPT — Nilai Pasaran Terbuka, open market — and A-RMM — Rumah Mampu Milik, affordable. The developer’s own Simplified Brochure renames the same pair A-OMU (Open Market Unit) and A-AH (Affordable Home), and no document links the two naming systems, so a client holding both will not match them without being told. This is also why the filed statutory minimum of RM270,000 is RM76,000 BELOW the lowest marketed figure: RM270,000 – 572 sq ft = RM472 per sq ft, against roughly RM542 to RM605 per sq ft implied by the launch-era per-type list. The filed minimum is almost certainly the affordable price, and the open-market entry is around RM346,000 — and that is OUR INFERENCE, because no filing, no register field and no publication states it. How many of the 500 units are A-RMM, and on what eligibility terms, is published by NOBODY — not the filing, not the register, not the annual report, not one portal. iProperty and the sponsored article both describe 572 sq ft as a 2-bedroom layout; the filing does not count bedrooms.
helix2.com.my — the official project website printed in all three filed surfaces, which is where the plans live — is unreachable.Types B, B1, B2, B3 — 839 sq ft
Four of the twelve filed codes sit at 839 sq ft, which makes it the modal built-up of the development — and that matters for a reason beyond layout choice. At the publishers’ own “about RM550 per sq ft”, only ONE of the three GDV figures in circulation implies a plausible average built-up, and it is the one that lands near 839. See the register block below for that arithmetic. The only per-type bedroom and bathroom figures anywhere come from an agent site dated 6 September 2022, which gives B: 839 sq ft, 2 bed, 2 bath — and all four of its built-ups match the filed schedule exactly, which is why it is quoted here at all. It is still an agent site, not a filing.
helix2.com.my — the official project website printed in all three filed surfaces, which is where the plans live — is unreachable.Types C1 and C2 — 883 sq ft filed
This is where the developer’s own Simplified Brochure contradicts itself inside a single PDF. That brochure’s electrical and sanitary schedule gives exactly the same six built-ups as the filing — 572, 839, 883, 990, 1,054, 1,065 — while its marketing table pairs the codes to different sizes, most clearly showing C1 at 1,065 sq ft against the filed and scheduled 883. Which to trust: the sanitary and electrical schedule, never the marketing table. The schedule matches the statutory filing field for field; the marketing table matches nothing. A buyer should never take a built-up from a marketing table on this project.
helix2.com.my — the official project website printed in all three filed surfaces, which is where the plans live — is unreachable.Types D1 and D2 — 990 sq ft
Filed at 990 sq ft in both generations and in the developer’s own schedule. The agent site gives D1: 990 sq ft, 3 bed, 2 bath, and the filed sanitary schedule does give this type two wash basin and WC sets — which is consistent with a three-bedroom, two-bathroom layout without proving one. The filing counts fixtures, not bedrooms.
helix2.com.my — the official project website printed in all three filed surfaces, which is where the plans live — is unreachable.Type E — 1,065 sq ft, the filed CEILING
1,065 sq ft is the filed built-up ceiling of the development, consistent across the current generation, the superseded generation, the filed newspaper advertisement and the register’s own price-and-size band. The Edge (March 2025) gives the range as “572 to 1,054 sq ft”, which takes type F as the ceiling; every other source and both filings say 1,065. A caution on bedrooms. iProperty and the developer’s sponsored article both sell the largest unit as “3+1 bedroom”, and the agent site gives type E as 3 bed / 2 bath. The filed sanitary schedule gives type E two wash basin and WC sets. A 3+1 layout with a utility room and two bathrooms is entirely normal — but “3+1” is a marketing description that the filing neither confirms nor contradicts, because the filing does not count bedrooms at all.
helix2.com.my — the official project website printed in all three filed surfaces, which is where the plans live — is unreachable.Type F — 1,054 sq ft, and the only type with data points
The filed schedule covers lighting points, power points, fan points, water-heater points and data points for every type. Type F is the only type in the whole development given data points, and it is given two. That is a small thing, but it comes straight out of the statutory schedule and nobody else prints it. Note that 1,054 sq ft is NOT the development’s ceiling — type E at 1,065 is, which is the error The Edge made.
What is NOT published about the layouts — and where a real plan comes from
(1) Not one floor plan exists on any reachable host. The developer’s Drupal site carries no plan; the official project website helix2.com.my, printed in all three filed surfaces, returns a server error on https://helix2.com.my/ and https://www.helix2.com.my/ and a client error on http://helix2.com.my/index.html. One agent site carries four floor-plan scans of unknown provenance and with empty alt text — refused. (2) No square-metre figure is published by anyone, and none is converted here. (3) Per-type bedroom and bathroom counts are absent from both filed generations and from the developer’s own brochure, which gives only wash-basin and WC counts and never translates them into bedrooms. (4) mybina prints “572 to 1,065 sq ft” but labels it the built-up area of the whole project — a mislabel, in its milder form. (5) The real plan comes from the price list and the Schedule H SPA for the specific unit, at the sales gallery. Ask for the stamped floor plan annexed to the agreement, not a brochure page.
All built-ups above are the filed figures from the statutory unit and fixture schedule, identical in both HIMS generations. Built-ups are labelled kps in the statutory block and sf in the unit table of the same document. Bedroom counts attributed to portals or to an agent site are labelled as such and are not filed facts. Nothing on this page is a price list, a quotation or an offer.

img-Collage-Helix2, media id 42980, on the awards body’s own WordPress host — whose REST interface is open and returns exactly two Helix2 items, this and the hero. Both have an empty alt_text field, so the project is confirmed and the subject is not. These two are the only content-management-system-title-confirmed Helix2 images located anywhere on the public web, and they are third-party-hosted developer-supplied imagery, not developer-published.
(2). So nothing is inferred from either number; the caption confirms the project and the event, and nothing more.
Baki Unit: 11. The filing is the only dated statutory figure of the four.

/files/images/projects/current-projects/helix2/ and not from the date-named /2apr24/ dump folder outside the project tree. A file called helix2.jpg exists in BOTH trees, so nothing on this page was ever picked by filename. This file is small, 512 × 596.
How these images were checked. Negative controls were run on all three hosts before anything was used, including a plausible-but-nonexistent filename inside a real folder whose genuine files are numbered (1), (2) and (3). On all three hosts the polarity is INVERTED: a real file answers with a server error and a bogus path answers with a client error. Every URL used was reachability-tested individually. Refused on principle: the three Helix2 award plaques, which are award artwork and not project imagery (and the ESG one is filenamed to the parent company with no project string in it, so page placement is its only attribution) · every Drupal image-style derivative served through /styles/<style>/public/...?itok=<hash>, which are hashed-token auto-thumbnails — the original paths were reconstructed and verified instead · the six community-event photographs · one agent site’s eleven images, which have empty alt text and include four floor-plan scans of unknown provenance · and every listing photograph on Mudah, iProperty and PropertyGuru, which are user-supplied. No asset title on any of the five hosts examined embedded a price figure, so nothing was refused on that ground.
Where Helix2 @ PJ South actually is, and where its address came from
No filing gives a street address at all. The fullest address of any source — “Jalan PJS 5/27, PJS 5, Bandar Petaling Jaya Selatan, Daerah Petaling, 46150 Petaling Jaya, Selangor Darul Ehsan” — comes from the main contractor’s own project page, along with the client name, the storey count and the unit count. That is worth saying plainly, because it tells you where this page’s address actually comes from. And there is a straight contradiction on the street number: Jalan PJS 5/27 (the contractor) against Jalan PJS 5/30 (EdgeProp record 52052, the developer’s sponsored article, and one agent site). Unresolved, and this page prints both. There is no location map, no site plan and no facility image on any reachable host, so this block is text only and the map below is a plain coordinate link.
The register carries no mukim, no pbt, no pegangan and no noPelan on this record, while the filings carry all four — so neither surface is complete on its own, and both had to be read. The sales gallery is not at the project. iProperty gives it as Lot A-01-07, Level 1, Block A, Sunway Geo Avenue, Jalan Lagoon Selatan, Sunway South Quay, Bandar Sunway, 47500 Petaling Jaya. The awards spotlight separately prints the project’s address as “No. 21, Jalan Pantai Baharu, Bangsar South, 59100 Kuala Lumpur” while describing the project as being in PJS 5, Selangor — a corporate or sales address in the wrong state. Neither is the project’s address.
Distances — READ THIS FIRST
- The filings publish NOT ONE DISTANCE. Not the current generation, not the superseded generation, not the filed newspaper advertisement. The newspaper advertisement’s only location statement is “PJ Selatan, next to Bandar Sunway” — a proximity claim with no figure.
- The developer publishes ONE figure and it is a drive time: “only 5 mins from Bandar Sunway” — no origin, no destination point, no traffic condition. Its own sponsored article says “6-minute drive” to Sunway City and the awards spotlight says “five minutes”. The developer’s two paid surfaces disagree with each other.
- The only DISTANCE figure on any developer-controlled surface anywhere is 1.5 km to Sunway Hotel, which is the building connected to Sunway Pyramid. From the sponsored article, and labelled as such.
- The developer’s own location map names THIRTEEN places and gives a distance for NONE of them: Sunway Pyramid, Subang Ria Recreational Park, Taylor’s Lakeside Campus, Sunway Lagoon, Sunway Medical Centre, Sunway University, Monash University, Subang Parade, Subang Medical Centre, Subang National Golf Club, Assunta Hospital, Bukit Gasing and KTM Seri Setia.
RAIL — three stations named, not one distance published by anyone
- KD07 Seri Setia (KTM Komuter) — named by iProperty, by PropertyGuru and on the developer’s own location map
- KD06 Kampung Dato Harun (KTM Komuter) — named by iProperty and PropertyGuru
- SB1 Sunway-Setia Jaya (BRT) — named by iProperty and PropertyGuru
- NO source publishes a distance, a walk time or a drive time to any station — not the developer, not the filings, not iProperty, not PropertyGuru, not EdgeProp, not one publisher. There is no metre figure to quote and none is invented here.
- No MRT or LRT station is named by any source, so none appears on this page.
Portal-published figures — attributed, and labelled as portal arithmetic
- All of the following are iProperty’s, which does not say how it derived them: Sunway Lagoon and Sunway Wildlife Park 2 km · X Park PJ South 2 km · Empire Shopping Gallery 6 km · Amcorp Mall 7 km · UOA Business Park 7 km · Stadium Bukit Jalil 10 km · The Gardens and Mid Valley Megamall “within 10 km”
- Three named restaurants “within 200 m”; Sekolah Rendah Agama Kg. Medan and Sekolah Kebangsaan Taman Medan “both under 1 km”; five secondary schools, four universities, five hospitals and three grocers “within 5 km” or “within 6 km” — those are bands, not distances
- iProperty contradicts ITSELF on Sunway Pyramid: 2 km in its employment-node list, and no figure at all in its shopping list. Neither is published here as the project’s distance to Sunway Pyramid.
- Highways: the NPE, LDP, KESAS and the Federal Highway are named by iProperty and measured by nobody. No distance and no access-point figure from any source.
- EdgeProp record 31248 names schools, clinics and shops and gives NO distance for any of them.
Neighbourhood labels — four in circulation, and the page uses the gazetted one
- “PJ South” / “Petaling Jaya South Business District” — the developer and the awards spotlight. And “PJ South” is NOT purely marketing here: it maps onto the gazetted Bandar Petaling Jaya Selatan.
- “PJS 5” — The Edge and the awards spotlight
- “Taman Desaria” — iProperty and PropertyGuru file the project under it
- “Taman Medan, Kampung Ghandi” — EdgeProp record 52052, with the Jalan PJS 5/30 address
- “PJ Selatan” — the filed newspaper advertisement. Unresolved between sources, so this page uses PJS 5, Petaling Jaya with the register coordinates.
The land itself — and the biggest unanswered cost question on the project
- Two contiguous COMMERCIAL 99-year leasehold plots, 11,551 m², in Bandar Petaling Jaya Selatan, bought from Jurapat Sdn Bhd for RM32.33 million by Eupe PJ South Development Sdn Bhd (then Puncak Central Sdn Bhd). Eupe Corporation Berhad’s Bursa Malaysia announcement, 30 November 2018. That is RM260 per sq ft of land in 2018.
- The land is commercial and the product filed on it is a
Pangsapuri Servis. Buyers of serviced apartments on commercial-titled land in Malaysia are commonly assessed at commercial rates for quit rent, local assessment, water and electricity tariffs. - NO SOURCE FOR THIS PROJECT SAYS ANYTHING ABOUT IT. Not the filings, not the register, not the developer, not one portal, not one publisher. This is the single biggest unanswered cost-of-ownership question on Helix2, and this page would rather print the question than pretend it is answered.
- To be clear about what is NOT at risk: the HDA 1966 protections are intact. The project is licensed, it is filed Schedule H, it has a filed statutory advertisement and a housing development account. This is a cost-of-ownership issue, not a consumer-protection one. Get the assessment and tariff position in writing before you sign.
- Plot ratio, for context. Roughly 500 × ~830 sq ft – 415,000 sq ft of saleable floor area on a 124,331 sq ft site is a net plot ratio of about 3.3, and with lobbies, corridors, the two-storey facilities podium and the separate 12-storey car park block the gross figure lands nearer 5 to 6. High, and entirely ordinary for a commercial-titled plot on an MBPJ arterial. GFA, plot ratio and the approved density are published by nobody.
Why there is no distance table on this page. Three stations are named by two portals and neither publishes a distance to any of them; the filings publish none; the developer publishes a drive time. Rather than compute walk times nobody published, this page names the stations and says the distances are not published. Every figure above that does exist is attributed to the source that printed it. The map link is a coordinate link to the register’s own coordinates, not a developer site plan.
Residensi Heliks — KPKT project 30099-1, as the statutory record prints it
Four statutory surfaces, and no fifth. The current filed advertisement brochure, a still-live superseded generation, the filed newspaper advertisement, and the public KPKT TEDUH register. The developer published no statutory panel at all — eupe.com.my has no /apdl page, no /disclaimer and no statutory block on the project page, and its Simplified Brochure’s disclaimer gives two company names and two registration numbers and then no licence number, no permit number, no approving authority, no plan reference, no tenure, no unit count, no storeys, no completion date and no price. So the register plus the two filed generations were the entire record, and this page says that rather than implying the developer published particulars it did not. One filing oddity worth printing before you read the table: in both HIMS generations the string Residensi Heliks is printed against the label Nama Pemaju Perumahan — the developer-name field — not against any project-name field.

Sources, in order of authority: the current filed HIMS advertisement brochure (files/30099/P45/P45-20250729-00016758/IKLAN_BROSUR_01.pdf), the superseded filed generation (files/30099/30099-1/IKLAN_BROSUR_01.pdf), the filed newspaper advertisement (files/30099/30099-1/IKLAN_AKHBAR_01.pdf), and the KPKT TEDUH public register record 30099-1, read on 9 October 2026. The filed advertisement states that it was approved by Jabatan Perumahan Negara and that particulars may be checked at TEDUH.KPKT.GOV.MY. Where the register and a filing disagree, or where one carries a field the other does not, both are printed above.
Both filed generations print helix2.com.my and eupe.com.my as the project’s official websites. helix2.com.my is unreachable on all three URL forms tried, which is why this page has no floor plan, no site plan, no facility image and no location map.
1. The advertising and sale permit lapsed on 12 September 2026, and 11 units are still unsold
Both filed brochures file the APDL as a placeholder, so the question can only be answered from the register — and the register answers it. It prints 30099-1/09-2026/0675(R)-(S), valid 13 September 2025 to 12 September 2026. The /09-2026/ segment inside the permit string matches the stated end date, which is the internal cross-check this site runs on every permit. The register was read again on 9 October 2026 for this page, and no renewal appears forward. That re-check matters: on another project built the same week the register had quietly renewed the licence forward while the filings still printed the expiring one. A lapse must be verified, not assumed — and here it verified. Meanwhile the developer’s own projects page still files Helix2 under “Open For Sale” and the current filed brochure records 11 units unsold. A lapsed APDL is not a defect in the building. It is a defect in the right to advertise and sell. The building is complete, the CCC is filed and vacant possession was delivered. The honest instruction: ask the developer for the current permit number and its validity dates IN WRITING before you sign anything, and check the number yourself at TEDUH.KPKT.GOV.MY.
2. Foreign buyers — zero of 500 units reach the floor, and nobody anywhere says so
Daerah Petaling is Selangor Zone 1, where the minimum purchase price for a non-Malaysian is RM2,000,000. The dearest unit in the entire filed schedule is RM762,000 — 38.1% of the floor, short by RM1,238,000. The cheapest filed unit, at RM270,000, is 13.5% of it. Units that clear the floor: 0 of 500. Does any source say so? No. Not the developer, not the register, not one of the five portals, not one of the four publishers. Source for the threshold: IQI’s own published guide at iqiglobal.com/blog/buying-land-in-malaysia-for-foreigners/, which gives Selangor strata as “RM1,000,000 to RM2,000,000, depending on zone”, landed as “from RM2,000,000 in main zones”, and adds that thresholds can differ by property type and zone — and which does carry the restriction point. PTG Selangor publishes no reachable circular, and one widely cited third-party page contradicts itself across two of its own pages on Selangor title type and zone mapping. Confirm the current figure with PTG Selangor before relying on it. Two further filed facts, independent of price. (a) There is a filed Sekatan Kepentingan requiring State Authority consent for any transfer, lease or charge — an obstacle that exists whatever the price is. (b) The filed facilities list contains no security item of any kind, in either generation, so a gated-and-guarded condition could not be satisfied here even if the price cleared — and, to the developer’s credit, nobody claims one. And tie this back to the state error. The five sources that place Helix2 in Kuala Lumpur would halve the floor to RM1,000,000 — and even at RM1,000,000, not one of the 500 units gets over the line. The wrong state changes the number and still does not change the answer. It is a strata product, so the landed-title bar does not apply — none of which rescues the price.
3. The price band is clean, and this page credits that as readily as it names an error
RM270,000.00 to RM762,000.00, and the same two figures appear on all four statutory surfaces: the current filed generation, the superseded filed generation, the filed newspaper advertisement, and the public KPKT TEDUH registry band — matching to the sen. There is no splice. On two other projects on this site the register took an old minimum and bolted it onto a new maximum; here the filing discipline is clean, and that is worth saying out loud. But the band contains a trap that runs BACKWARDS from the usual one, and it is a real finding. Normally a marketing “from RM___” figure sits below the filed statutory minimum and cannot be published. Here the opposite is true: the filed minimum of RM270,000 sits RM76,000 BELOW the lowest marketed figure anywhere, which is “from RM346,000”. The explanation is in the filed unit schedule. Type A exists twice at the identical 572 sq ft: A-NPT (Nilai Pasaran Terbuka, open market) and A-RMM (Rumah Mampu Milik, affordable), renamed A-OMU and A-AH in the developer’s own brochure. RM270,000 – 572 sq ft = RM472 per sq ft, against roughly RM542 to RM605 per sq ft implied by the launch-era per-type list. So the filed statutory minimum is an AFFORDABLE-ALLOCATION price, not the open-market entry price. That is the honest way to handle a figure that would otherwise read as the developer overcharging against its own filing. Marked as inference: no filing, no register field and no publication states the open-market minimum. And here is the biggest gap on the whole project: how many of the 500 units are the A-RMM affordable allocation is published NOWHERE — not in either filing, not in any register field, not in the annual report, not by any publisher and not on any portal. Nor are the eligibility terms. That one number governs who your neighbours are, what the resale market looks like, and whether RM270,000 is even available to an open-market buyer. Everything else in circulation, each labelled: “from RM346,000” launch price (a developer-sponsored article, 16 August 2022, and iProperty’s “launch prices”) · RM270,000 to RM540,000 and RM455 to RM604 per sq ft (one portal’s own computation) · sale from RM350,000 and RM292 to RM775 per sq ft (PropertyGuru, listing-derived, October 2026) · current selling RM428,650 to RM555,500 and asking from RM450,000 (iProperty, listing-derived, October 2026) · “about RM550 per sq ft” (The Edge, 11 October 2024) and “from RM550 psf” (The Edge, March 2025) · and a launch-era per-type list from one agent site dated 6 September 2022. None of those is a filed figure and none is this page’s price. The filed band above is.
4. The generation diff is exactly THREE fields, and the chargee runs the OTHER way
The superseded filing and the current filing differ on three fields and on nothing else. (a) Tarikh Dijangka Siap: Julai 2025 to Oct 2025. Neither is the actual vacant possession date of 16 October 2025, though October is right. (b) Bebanan Tanah: CIMB Islamic Bank Berhad to Tiada. Everywhere else on this site the newer generation NAMES a chargee the older one filed as Tiada. Here the charge has been DISCHARGED — which is exactly what you would expect of a project that reached CCC and vacant possession, and it means a buyer completing today is buying out of an unencumbered title position on the developer’s own current filing. A discharge is a finding in the buyer’s favour, and both values are printed rather than reconciled away. (c) Baki Unit Belum Dijual appears only in the newer filing, at Blok A 11 unit. It means units remaining, so 489 of 500 are sold = 97.8%. The APDL placeholder style also differs between the two (xxx xxx against XXXXX-X/XX-XXXX/XXXX (X)), but neither is a real permit, so neither is a field value. Both HIMS path forms are live under the one serial, which is what made this diff available at all.
5. A filed scheme name sitting in the wrong field, and a serial walk that ends where it should
In BOTH filed generations the string Residensi Heliks is printed against the label Nama Pemaju Perumahan — the name of the housing developer field. The scheme name is filed in the developer-name slot. It is worth one line because it is the reverse of a case this site has already filed elsewhere, and it is the fourth distinct filed-heading shape found in this series. The filed newspaper advertisement is the one surface that is headed with the project name correctly rather than hiding it in the developer field. The serial walk. api/projek-swasta/30099-1 is a hit; 30099-2 returns a 404; the record’s own bilanganProjek is 1 and the licensee’s projectCount is 1. Walk and count agree, so there is no dormant permit-less twin and no cancelled-permit near-neighbour to double-count. And the group’s other licensees are NOT this one. A TEDUH search for EUPE returns five licensees (positive control EXSIM returns 16, run the same day): 30099 Eupe PJ South Development · 14163 Eupe Bangsar South Development (JV) · 10559 Eupe Development · 3828 Eupe Kemajuan (55 projects, the Kedah book) · 31345 Eupe Land Development (0 projects). None of the five holds a project called Helix, Heliks or anything resembling it besides 30099-1. The sibling Klang Valley schemes Parc 3 and Est8 sit on a different licensee entirely. Their figures do not appear on this page, and Helix2’s do not appear on theirs.
6. Three GDVs, The Edge contradicts itself, and the arithmetic says which one is real
RM228 million (The Edge, 11 October 2024) · RM274 million (The Edge, March 2025) · RM288 million (klproperty.cc, 18 October 2024). First test: do any of them sit outside the filed band? 500 × RM270,000 = RM135 million and 500 × RM762,000 = RM381 million. All three sit inside, so there is no stale-generation signal here — and this page says so as readily as it names a stale figure elsewhere. Second test, and this is the one that separates them. Both Edge reports also give the price per square foot: “about RM550” and “from RM550 psf”. At RM550 per sq ft across 500 units: RM228m implies an average built-up of 829 sq ft — a near-perfect fit for a schedule whose modal type is 839 sq ft (four of twelve codes) inside a 572 to 1,065 range. Internally consistent. RM274m implies 996 sq ft — which would need almost the whole tower at the filed ceiling. Implausible. RM288m implies 1,047 sq ft — i.e. every unit at or above type E. Impossible against the filed schedule. So The Edge’s own RM228 million is the only figure that reconciles with the filed built-ups and the publisher’s own price per square foot. RM288m looks like a transposition of 228; RM274m is a later restatement by the same publisher that it never reconciled with its own earlier figure. All three are carried here with their dates, and the arithmetic is shown rather than asserted. For completeness, two development values that are NOT prices: the land cost RM32.33 million for 11,551 m² = RM260 per sq ft of land (2018), and the main building contract RM119.61 million = RM239,220 per unit.
7. Density 175.2 units per acre — and for once there was only ONE candidate denominator
500 units – 2.854 acres = 175.2 units per acre. Our arithmetic, on a land area this page can actually defend. The denominator and where it came from. 11,551 square metres, stated in Eupe Corporation Berhad’s own Bursa Malaysia announcement of the acquisition, filed 30 November 2018, and reported identically on BOTH of The Edge Communications’ domains, each printing “11,551 sqm” in square metres. 11,551 m² = 124,331 sq ft = 2.854 acres. iProperty independently prints 2.85 acres, which is exactly that conversion. Label it honestly: a Bursa-announced land area corroborated by one portal. It is NOT a filed figure. Keluasan Tanah is NOT PRINTED in either filed generation, and the register’s keluasan reads 0 mps on both the summary and the component row — which is the register’s ordinary “not filed” value, and not the square-metre built-up trap, because 0 echoes no built-up in the filed schedule. Why this page trusts it. (a) One publisher, one story, ONE land area — the exact counter-case to another project on this site where the same publisher rendered one article on two domains with three different land areas. (b) It survives the net-to-gross check: ~415,000 sq ft of saleable floor on 124,331 sq ft is a net plot ratio of about 3.3, gross nearer 5 to 6 with the podium and the car park block — high but entirely ordinary for a commercial-titled MBPJ arterial plot, and a 34-storey tower with a 12-storey car park beside it is physically consistent with 2.85 acres. (c) It survives the land price check: RM260 per sq ft of land in 2018 against a filed selling band of RM472 to RM715 per sq ft of built-up. (d) No source anywhere prints any other land area — no township acreage, no park figure, no greenery percentage, no gross floor area. After seven denominator traps elsewhere in this series, this is the first project with exactly one candidate denominator, and it holds up. It is owed an explanation, and that is it. And the figure itself deserves saying out loud: 175 units per acre is HIGH. A 34-storey, 500-unit tower with 15 units per floor on a single residential core is a dense product. The developer makes no low-density claim, which is honest of it. Ask about lift provision: the only figure anywhere is one portal’s unfiled “3+1”.
8. GreenRE — the certification is confirmed, the LEVEL is not, and how that was established matters
What the public GreenRE register independently confirms, to the correct licensee: every tier page carries an unheaded certification-entry list above the tier table, and that list holds Residensi Heliks · PROVISIONAL CERTIFICATION · RES v3.2 · 24 February 2023 · Eupe PJ South Development Sdn Bhd. So: a certification exists; it is on the RESIDENTIAL tool, so it IS a rating for the homes; it is PROVISIONAL; it is dated; and it is attached to the right licensee. What the register does NOT print is a rating level. How the level was tested, tier by tier. Platinum: 95 rows returned, NOT truncated, last row complete — a GENUINE CLEAN NEGATIVE. Gold (130 rows), Silver (141) and Bronze (~400) all came back truncated, so for those three the only honest statement is “no entry in the reachable portion”, which is not a negative. Saying which of those two things each tier is, is the point. Where “Gold” comes from: the developer’s own FY2026 annual report (“provisional Gold GreenRE certification”) and the awards project spotlight, which is developer-supplied copy. Nobody else. So this page publishes it as a DEVELOPER CLAIM, not a register fact, and writes provisional, never certified. Provisional is not certified. Provisional is awarded at design stage. This project reached CCC on 13 October 2025, so the meaningful live question is whether the provisional has been converted to FINAL — and no final row for Residensi Heliks is reachable in any of the four tiers. The provisional is dated 24 February 2023 and is therefore nearly four years old. Rows that are NOT this project, and are refused: Aria · Eupe Corporation Berhad · PLATINUM · 27 May 2025 · NRB v3.2 — a different project AND the NON-RESIDENTIAL tool, so it is not a rating for any home. The word Platinum does not belong anywhere near Helix2. Also refused: Parc 3 @ KL South (FINAL, RES v3.1, a different licensee), Residensi Estetik 8 (a different licensee), Centennial ParcVista (a different licensee in a different state, matched only on the substring “Parc”), and a 2010 LEED Silver on a Kedah project. No Helix or Heliks row exists in any of the four tier tables, so there was no name-collision decoy to refuse — an unusually clean search. GBI: the Green Building Index directory 404s and its successor host is blocked here. INCONCLUSIVE, never a negative — and nobody claims GBI for this project, so there is no unverified claim to carry.
9. Awards — four, all separable, and each described as what it actually is
Attributable to Helix2, under the developer’s own “Helix2 Development Awards” heading: PropertyGuru Asia Property Awards 2024 — Best Mid End Condo Development (Asia) · PropertyGuru Asia Awards Malaysia 2024 — Best Mid-End High-Rise Development (Central). The awards spotlight describes the first as won at the 11th PropertyGuru Asia Property Awards (Malaysia) and gives no year; the developer’s own page says 2024. Note also that the developer’s project page and its awards page disagree on one award’s name, hyphenated or not. Trivial, but quoted once. Plus, from the Sustainability section of the same page: ESG Business Awards 2025 — Green Building Award. One caveat printed rather than hidden: the image for that award on the developer’s own site is FILENAMED TO THE PARENT COMPANY, with no project string in it — so attribution for Helix2 rests on page placement, not on the filename, and this page phrases it as an award LISTED BY THE DEVELOPER on the Helix2 project page. The two PropertyGuru awards are different: the awards page attributes those under an explicit Helix2 heading. And CIDB QLASSIC 86% — which is a WORKMANSHIP ASSESSMENT, not a design award. The FY2026 annual report confirms it as “a QLASSIC score of 86 per cent for construction quality”. The siblings’ scores stay off this page, and Helix2’s does not migrate to theirs. One more line worth a reader’s attention: two of the three property awards are PropertyGuru’s, and PropertyGuru and iProperty are one group — which is also two of the five main portal data sources used for this project. Not a disqualification, but worth knowing when the same brand supplies both the accolade and the listing data. Refused outright: every “award-winning” formulation that leans on the 14 corporate Eupe entries (Top 30 Developers, market-capitalisation rankings, enterprise awards, a landscape architecture award) or on the siblings’ awards. Helix2 has no FIABCI award, no iProperty Development Excellence Award, no Edge award and no Malaysia Property Award. Those belong to other projects.
10. Where the sources disagree — the ledger, and which one this page follows
Thirty contradictions were logged on this project. These are the ones that change an answer. Storeys 33 against 34 — the register says 34 and so do the contractor, the Bursa contract report, mybina and The Edge’s March 2025 article; 33 comes from The Edge in October 2024, StarProperty, klproperty.cc, iProperty and the awards spotlight. The Edge contradicts itself five months apart. The filed floor labels run A-GF to A-33 = 34 levels. THE REGISTER GOVERNS. Street: Jalan PJS 5/27 against Jalan PJS 5/30 — 5/27 from the main contractor, which also gives the fullest address anywhere; 5/30 from EdgeProp record 52052, the sponsored article and one agent site. No filing gives a street address at all. UNRESOLVED, and both are printed. Neighbourhood: Taman Desaria against Taman Medan, Kampung Ghandi — iProperty and PropertyGuru file it under the first; EdgeProp 52052 gives the second; the filed newspaper advertisement says only “PJ Selatan”. UNRESOLVED. This page uses PJS 5, Petaling Jaya with the register coordinates. Completion: eight distinct dates across eleven sources — February 2025 (the contractor’s programme), Julai 2025 (the superseded filing and the newspaper advertisement), “3Q2025” (the developer’s own media index), Oct 2025 (the current filing), “4Q2025” and October 2025 (four press and trade sources), 13 October 2025 (filed CCC), 16 October 2025 (filed vacant possession), plus two portal errors — “Completed in 2022”, which is the LAUNCH year, and “Completion year 2026”, which matches nothing. THE FILED VACANT POSSESSION DATE OF 16 OCTOBER 2025 GOVERNS, and because there is no approved extension there is no second date to measure against. The developer’s own two surfaces still disagree with each other: its media index says 3Q2025 while its annual report and current filing say October, which is 4Q. Built-up ceiling: 1,065 against 1,054 sq ft — the filed schedule has E = 1,065 and F = 1,054; The Edge (March 2025) takes F as the ceiling. Every other source and both filings say 1,065. THE FILING GOVERNS. And the one inside a single document: the developer’s own Simplified Brochure contradicts itself. Its electrical and sanitary schedule matches the filing exactly on all six built-ups, while its marketing table puts C1 at 1,065 sq ft against the filed 883. WHICH TO TRUST: THE SANITARY AND ELECTRICAL SCHEDULE, NEVER THE MARKETING TABLE. Also logged, and resolved the same way: the licence suffix (A) in the register against (N) on all three filed surfaces · an (A)/(N) permit twin on identical dates in the permit history · kps against sf inside one filed document · take-up at 95% / 97% / 97.2% / 97.8% (the filing’s 11-unit remainder is the only dated statutory figure) · Berfasa (phased) on a one-phase development · EdgeProp’s two records for one project naming two different companies, the licensee on one and the listed parent on the other · and iProperty contradicting itself on one page, giving “Completed in 2022” and “expected to be completed in Q4 2025”.
11. What this page does not publish, and why
Louis sells under a registered estate agency, and holds developer material that is not his to publish. So no figure describing a discount, a rebate, a nett price, a promotion of any kind, a freebie, an incentive, a Bumiputera entitlement percentage, an agency commission, a leaseback or guaranteed-rental rate, or a yield or return projection appears anywhere on this page. Those are the only places those words appear here, and they appear only to tell you they are excluded. What IS published, and what it is: the filed statutory Unit Selling Price band from the legally filed advertisement particulars, which is the SPA price range, and the public KPKT TEDUH registry band. On this project those two agree to the sen on both filed generations, so nothing had to be spliced or withheld. They are not a price list, not a quotation and not an offer, and a real figure for a real unit comes from the price list and the Schedule H SPA at the sales gallery. And one thing that normally has to be withheld does not exist here: neither filed generation prints a Diskaun Bumiputera field at all — confirmed on a field-by-field read of both. So on this project there is nothing to withhold on that ground, which is a cleaner answer than a generic disclaimer. On Bumiputera matters generally this page will state that a field exists; it will never state a value.
12. Not published by anyone, therefore not on this page
Filed-block gaps — each one a NOT PRINTED, not a research failure: Keluasan Tanah (absent from both generations and the newspaper advertisement; register keluasan: 0 mps) · Bilangan Tingkat (absent from all three filed surfaces; only the floor labels) · Tempat Letak Kereta (absent from all three filed surfaces AND from the register) · Jadual G / Jadual H (absent from all three filed surfaces; the register alone says Schedule H) · lot or PT number (nowhere — the Bursa announcement names no lot and the contractor names a street) · mukim · the local authority and the tenure in the register (both absent; both come only from the filings) · any English-language column in either filed brochure (Malay only) · per-type bedroom and bathroom counts · and no Diskaun Bumiputera field in either generation. Material facts nobody publishes at all: how many of the 500 units are the A-RMM affordable allocation, and on what eligibility terms — the single biggest gap on this project · the open-market minimum price · what COMMERCIAL land title means here for assessment, quit rent, water and electricity tariffs — no source addresses it · a measured distance or walk time to ANY rail station, by anyone · whether the development is gated and guarded (no filed security item, no developer claim, no portal tag) · whether the APDL has been renewed since 12 September 2026, and on what terms the 11 unsold units are being offered · whether the GreenRE provisional has been converted to FINAL since the October 2025 CCC · the exact percentage of Eupe PJ South Development Sdn Bhd held by Eupe Corporation Berhad (two sources say wholly-owned; no reachable structure chart confirms a figure) · gross floor area, plot ratio and the approved density · the sinking fund contribution (only the maintenance rate exists, and it is a portal figure) · strata title issuance status since vacant possession · management corporation or JMB formation, handover of common property and the first AGM · the defect liability period expiry (on a standard Schedule H 24-month period from the filed 16 October 2025 the window would close around 16 October 2027, but no source states it) · the number of lifts in any filing · the engineers, quantity surveyor, landscape architect and interior designer (each exists as one named firm on a trade site and every name is behind a paywall) · and anything at all from helix2.com.my, the official project website printed in the filings, which is unreachable on three URL forms. This is the list Louis will go and ask the developer for. It is not filler.
13. Registries checked that hold nothing — stated precisely, because an inert registry is never a negative
ehartanah.lphs.gov.my/projects?search= is INERT. It carries the search term into every one of its own pagination links and still returns the default unfiltered listing of sixteen “Projek hartanah terkini”. Absence there is never a negative, and this page says so in those words. kuotalphs.selangor.gov.my is also effectively inert for this purpose. Its reachable static Senarai Projek is only 126 entries and the portal is per-record with no search, so a non-match is “no entry in a 126-row static list”, not a register-wide negative. www.lphs.gov.my/search?q= genuinely filters — the positive control q=perumahan returns 57 results while q=Heliks and q=Eupe each return zero. But that portal indexes news and activity content, not a project register, so the zero is a real zero on an index that would never have carried this project. It is worthless as a register negative, and printing it as one would be dishonest. spem.lphs.gov.my is login-only with no public search, and lphs.selangor.gov.my has a broken TLS certificate. The practical consequence: the KPKT TEDUH register and the two filed HIMS generations were the entire record for this project, and this page does not pretend otherwise.
Who you are actually contracting with, and who you are not
The licensed developer is Eupe PJ South Development Sdn. Bhd., registration number 777341-A, formerly Puncak Central Sdn Bhd. That is the name on the KPKT developer record under code 30099, on both filed HIMS generations, on the filed newspaper advertisement, on the GreenRE certification row, on the main contractor’s own project page as the employer, and on the Bursa Malaysia announcement as the acquirer of the land. It holds exactly one registered project: 30099-1.
It is a subsidiary of Eupe Corporation Berhad, 199601005416 (377762-V), Bursa Malaysia ticker EUPE — the brand almost every consumer source credits. But the counterparty on your Schedule H SPA is the SUBSIDIARY, not the listed parent. The listed parent’s balance sheet is not the contracting party. That is not a criticism — it is the point of the HDA 1966. The housing development account, the Schedule H liquidated-damages regime and the Housing Tribunal route all attach to the licensed entity, which is why this page prints the licensee’s legal name and registration number everywhere, and why the taxonomy term on this site reads simply Eupe.
Two sources describe the subsidiary as “wholly-owned”. No reachable corporate-structure chart confirms a percentage, and the FY2026 annual report’s Group Structure pages carry no extractable text here. So this page states the relationship and not a figure. No joint venture is disclosed by any filing, by the register, by the annual report or by any press report — worth noting because a sibling Eupe special-purpose vehicle, Eupe Bangsar South Development (JV) Sdn. Bhd., carries “(JV)” in its own registered name and this one does not.
The register’s own verdict on the licensee: status Aktif · mempunyaiKesalahan: null, meaning no offence flag of any kind · projectsSick: 0 · projectsAbandoned: 0 · bilanganProjek: 1. Developer licence 30099/06-2027/0098(A), valid to 26 June 2027. Registered office in Bangsar South, Kuala Lumpur; business office at Menara Mitraland, Kota Damansara. Register contact: 03-7610 0636.
A register fingerprint worth knowing if you are comparing this project to its siblings. The Klang Valley Eupe schemes Parc 3 @ KL South and Est8 @ Seputeh sit on a different licensee entirely, Titian Sama Sdn Bhd (957887-P), developer code 19122 — and that company shares the same registered office, the same Menara Mitraland business address and the same telephone number as Eupe PJ South Development. That triple is the register fingerprint of a Eupe Klang Valley special-purpose vehicle. It also means the two companies’ projects, permits, green rows, QLASSIC scores and award lists are separate records, and none of them is borrowed onto this page.
Who built it, and why that matters here. The main contractor is TCS Construction Sdn Bhd, a subsidiary of TCS Group Holdings Bhd, appointed on 30 November 2022 at a contract sum of RM119.61 million for 24 months commencing February 2023 with expected completion by February 2025, covering one block of 34-storey serviced apartments and one block of a 12-storey attached car park building. The developer did NOT self-award, which is why a Bursa contract route existed at all — and that route is where the 34-storey figure, the car park block and the contract sum come from. It is also the arithmetic that explains the clean delivery: 24 months from February 2023 against a contractual handover of 18 October 2025 is eight months of float from the day the contract was signed.
The architect is named as YCSA Architect Sdn Bhd by the awards spotlight, and an individual, Calvin Wong, is named as “architect” among the topping-out attendees by StarProperty. Probably the firm and the individual, but no source connects them, so this page does not either. The engineers, quantity surveyor, landscape architect and interior designer each exist as one named firm on a trade site and every name is behind a paywall. The land was bought from Jurapat Sdn Bhd.
What the developer says about this project, verbatim, and what the record says back. “Crafted as a luxe-style resort in the heart of the city” and “only 5 mins from Bandar Sunway” (the project page) · “As our first affordable high-rise development in Klang Valley” and “Helix2 @ PJ South was completed and handed over in October 2025” (the FY2026 annual report) · “Helix2 is our fourth high-rise project in the nation’s capital” (the group managing director at the topping-out ceremony). On “affordable”: the filed statutory maximum is RM762,000, above every Malaysian statutory affordable-housing ceiling, and only one of the twelve filed type codes carries an affordable designation. The project is partly affordable-allocation and mostly open market, and the word describes a market segment rather than the whole building. On “the nation’s capital”: see the top of this page — it is Petaling Jaya, Selangor. On “resort-style”: the filed facilities list does support a pool, a jacuzzi, a sauna, a gym, a sky garden and a multipurpose hall, so that one stands up. On “DNA-inspired” and the double-helix facade: it is a design statement, and it is also the only published explanation of the project’s name.
Company particulars from the KPKT TEDUH developer record (code 30099) read on 9 October 2026, both filed HIMS advertisement generations, the filed newspaper advertisement, the developer’s own site and FY2026 annual report, the main contractor’s project page, and Eupe Corporation Berhad’s Bursa Malaysia announcements as reported by two named publishers. Where a source names the listed parent as the developer, this page names the licensee instead and says which is which.
Questions a buyer actually asks about Helix2 @ PJ South
Is there a Helix 1, or a Helix Phase 1, at PJ South?
projectCount: 1 and the record bilanganProjek: 1; (d) 30099-2 returns a 404, so the serial walk ends at one. Walk and count agree, which is the test that rules out a dormant permit-less phase. One listing to ignore: one agent site titles this very project Helix PJ South — and its own tagline then says “at Helix2 @ Petaling Jaya South Business District” with the same street address. Same building, different page title. Is Helix2 @ PJ South in Kuala Lumpur or in Selangor?
MBPJ/120100/T/P10/335/2022 printed in both filed generations and in the filed newspaper advertisement; the register’s daerah is Petaling, with no self-contradiction; the bandar is the gazetted Bandar Petaling Jaya Selatan; the postcode is 46150. The developer’s own annual report uses the accurate “Klang Valley” and its community-event page says “Central region”. Why it matters, and it is not pedantry: the foreign-buyer minimum purchase price is RM1,000,000 in Kuala Lumpur and RM2,000,000 in Selangor Zone 1, which includes Daerah Petaling. The error halves the number. Can a foreigner buy a unit at Helix2 @ PJ South?
Pangsapuri Servis, Schedule H, APDL tail -(S)), so the Zone 1 landed-title bar does not apply — and none of that rescues the price. Sources and the caveat: IQI’s own published guide gives Selangor strata as “RM1,000,000 to RM2,000,000, depending on zone” and notes that thresholds differ by property type and zone. PTG Selangor publishes no reachable circular, and one widely cited third-party page contradicts itself across two of its own pages. Confirm the current figure with PTG Selangor before relying on it. And note: even at the Kuala Lumpur floor of RM1,000,000 that five sources would wrongly apply, not one unit gets over the line.Is Helix2 complete, and was it delivered on time?
Siap Dengan CCC. Filed CCC 13 October 2025; filed vacant possession 16 October 2025. The contractual date was 18 October 2025 — the first SPA was dated 18 October 2022 and the Schedule H period was 36 months. And pindaanTempohSerahKosong reads Tidak: no extension of the delivery period was ever sought or approved, tempoh tambahan is -, and there is no revised date. So vacant possession landed two days inside the contractual date with no extension. The corroboration is arithmetic. The main building contract ran 24 months from February 2023 to February 2025 against an October 2025 deadline — eight months of float from the day it was signed, which is the exact inverse of a project whose programme was unreachable from the start. No rule is drawn from the field itself: elsewhere one licence carries both values, and the schedule-based hypothesis about this field was refuted. It is recorded, and nothing is inferred from it.Is the advertising and sale permit still valid?
30099-1/09-2026/0675(R)-(S), valid 13 September 2025 to 12 September 2026, and the /09-2026/ segment inside the permit string matches the stated end date. Both filed brochures leave the permit as a placeholder (xxx xxx in the current generation and XXXXX-X/XX-XXXX/XXXX (X) in the superseded one), so the register is the only surface that carries a real permit at all. The earlier pair, 0173(A)-(S) and 0173(N)-(S) on identical dates, are both marked Tamat. The register was deliberately re-read on 9 October 2026 for this page rather than assumed, because on another project built the same week the register had quietly renewed the licence forward while the filings still printed the expiring one. Here it confirmed the lapse. What it means. A lapsed APDL is not a defect in the building — the building is complete, the CCC is filed and vacant possession was delivered. It is a defect in the right to advertise and sell. And it bites on real inventory: the current filing records 11 units unsold and the developer still tags the project “Open For Sale”. Ask for the current permit number and its validity dates in writing, and check them yourself at TEDUH.KPKT.GOV.MY.What is the registered name, and why does a TEDUH search for “Helix” find nothing?
30099-1 beside the marketing name everywhere. This is not a case of two different names meaning two different things — the registered and marketed names mean the same thing, which is the honest way to describe it. Five further names are in circulation: Helix2 @ PJ South (the developer and three portals), Helix2 (the annual report, the contractor, four publishers), Helix PJ South (one agent site, page title only), Helix2 Residence @ PJ South (one trade site), and Helix 2 spaced (one portal’s own slugs). Only EdgeProp record 52052 prints both the registered and the marketed name together. And one filing oddity: in both HIMS generations the string Residensi Heliks is printed against the label Nama Pemaju Perumahan — the developer-name field, not a project-name field. What is the price, and what exactly is the figure on this page?
Why is the filed minimum of RM270,000 LOWER than the cheapest advertised price?
A-NPT (Nilai Pasaran Terbuka, open market) and A-RMM (Rumah Mampu Milik, affordable) — and the developer’s own brochure renames the same pair A-OMU and A-AH without any document linking the two systems. RM270,000 – 572 sq ft = RM472 per sq ft, against roughly RM542 to RM605 per sq ft implied by the launch-era per-type list. So the statutory minimum is almost certainly the affordable price and the open-market entry is around RM346,000. That is OUR INFERENCE — no filing, no register field and no publication states the open-market minimum. How many of the 500 units are the affordable allocation?
A-RMM / A-AH designation, or on what eligibility terms. Why it matters more than it sounds. That one number governs who your neighbours are, what the resale market looks like, and whether the statutory RM270,000 minimum is even available to an open-market buyer at all. It is the first question to put to the developer in writing. Louis will ask for it.Is it 33 storeys or 34?
tingkat field reads 34, and so do the main contractor’s own project page, the Bursa contract report, one trade site and The Edge’s own March 2025 article. 33 comes from The Edge in October 2024, StarProperty, klproperty.cc, iProperty and the awards spotlight. The Edge therefore contradicts itself five months apart. The filing settles it from the inside: Bilangan Tingkat is NOT PRINTED as a figure in any filed brochure, but the floor labels run A-GF through A-33 — ground plus 33 = 34 levels. Separately, there is a 12-storey attached car park building, named only by the main contractor and one trade site. It appears in no filing and in no register field, and it is a facility rather than sold units. Is Helix2 GreenRE Gold certified?
RES v3.2 · 24 February 2023 · Eupe PJ South Development Sdn Bhd. So a certification exists, it is on the residential tool and therefore is a rating for the homes, it is provisional, it is dated, and it is attached to the right company. The register prints no rating level. How the level was tested: the Platinum tier returned 95 rows, NOT truncated — a genuine clean negative. Gold (130 rows), Silver (141) and Bronze (~400) all came back truncated, so the only honest statement for those three is “no entry in the reachable portion”, which is not a negative. “Gold” comes only from the developer’s own FY2026 annual report and the developer-supplied awards spotlight. This page publishes it as a developer claim, not a register fact, and writes provisional, never certified. Provisional is awarded at design stage. The project reached CCC on 13 October 2025, so the live question is whether it has been converted to FINAL — and no final row for Residensi Heliks is reachable in any of the four tiers. The provisional is nearly four years old. And the word Platinum does not belong anywhere near this project. The GreenRE Platinum row that mentions Eupe belongs to a different project and sits on NRB v3.2, the NON-RESIDENTIAL tool, so it is not a rating for any home at all. Green Building Index is inconclusive here, never a negative — its directory 404s — and nobody claims GBI for this project. What awards has Helix2 actually won?
Is Helix2 gated and guarded?
The land is commercial title — what does that mean for my bills?
Pangsapuri Servis. Buyers of serviced apartments on commercial-titled land in Malaysia are commonly assessed at commercial rates for quit rent, local assessment, water and electricity tariffs. No source for this project says anything about it — not the filings, not the register, not the developer, not one portal, not one publisher. What is NOT at risk, to be clear: the HDA 1966 protections are intact. The project is licensed, it is filed Schedule H, it has a filed statutory advertisement and a housing development account, and the Housing Tribunal route is available. This is a cost-of-ownership issue, not a consumer-protection one. Get the assessment, quit rent and utility tariff position in writing before you sign.Where the sources disagree, which one should I believe?

How dense is Helix2, and how many lifts are there?
Keluasan Tanah is NOT PRINTED in either filed generation and the register’s keluasan reads 0 mps. Why this page trusts it: one publisher, one story, one land area — and it survives both the plot-ratio check and the land-price check. No source anywhere prints any other land area for this project, which is unusual enough to say. Context: a 34-storey, 500-unit tower with 15 units per floor on a single residential core is a dense product. The developer makes no low-density claim, which is honest of it. Lifts: NOT PRINTED in any filing. The only figure anywhere is one portal’s unfiled “3+1” for 500 units. Ask about lift waiting times before you buy, and ask the management office rather than the brochure. How far is the nearest train station?
Who exactly am I contracting with, and what about the defect liability period?
Aktif, mempunyaiKesalahan: null (no offence flag of any kind), no sick project, no abandoned project, one registered project. The defect liability period. Vacant possession was filed on 16 October 2025, so on a standard Schedule H 24-month period the window would close around 16 October 2027 — but no source states it, so confirm the date against your own SPA. Also not published by anyone: whether individual strata titles have been issued since vacant possession, whether a management corporation or JMB has been formed, whether common property has been handed over, and when the first AGM was or will be. Those are the questions to ask the management office, and Louis will ask them.Where are the floor plans, the site plan and the facilities plan?
helix2.com.my — the official project website printed in all three filed surfaces — which returns a server error on both HTTPS forms and a client error on the HTTP form. It is unreachable. One agent site does carry four floor-plan scans. They have empty alt text and unknown provenance, and they are refused here. The real plan comes from the stamped floor plan annexed to the Schedule H SPA for the specific unit, at the sales gallery — not from a brochure page. Ask Louis for it.Get the filed particulars, the current permit, and the unit list — from a registered agent
Helix2 @ PJ South is complete: CCC 13 October 2025, vacant possession 16 October 2025, 100.00%, delivered two days inside the contractual date with no extension. 11 of the 500 units are filed as unsold, and the advertising and sale permit on the public register expired on 12 September 2026 with no renewal showing. Four things to get in writing before you sign anything: the current permit number and its validity dates; how many of the 500 units are the A-RMM affordable allocation and on what eligibility terms; the assessment, quit rent and utility tariff position for a serviced apartment on COMMERCIAL-titled land; and the stamped floor plan annexed to the Schedule H SPA for the specific unit. Louis will ask for all four.
Nothing on this page is a price list, a quotation or an offer. The only price figures published here are the filed statutory Unit Selling Price band from the legally filed advertisement particulars and the public KPKT TEDUH registry band, which on this project agree to the sen. Portal, press and agent figures are labelled as such wherever they appear.

Over a decade placing buyers in Klang Valley and Johor property, and the reason this page reads the way it does: the filed statutory particulars come first, every hard number is attributed to a named published source, and where the developer’s own two documents disagree both are shown and the disagreement is named. On Helix2 that meant reading four statutory surfaces field by field, re-checking the permit on the register the day this page was written, and printing “NOT PUBLISHED” on five things the page would rather have stated. If a figure is not on this page, it is because nobody published it — and Louis will go and ask for it.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

No floor plan is reproduced on this page — but the drawings are findable
A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.
The advertisement the developer filed and the housing department approved normally carries the location plan and the unit count and price for each type. A salesperson’s brochure can be reissued. This one cannot.
The drawing that binds the developer is the one attached to your own sale and purchase agreement. Anything on any website is a reference copy — check the schedule to your contract before you sign.
