What would you like to know?
Jump straight to the part you came for.
Six things that actually separate Botanica Hills from the rest of Rawang
Not a feature list. Six points where this development behaves differently, each with the number or the document that proves it.
Freehold, on individual titles
Both KPKT filings record the land as Hak Milik Kekal — freehold — and Phase 1 is confirmed as individual titles, not strata. For a landed buyer that is the whole point: you own the land, you are not a parcel in a strata scheme, and there is no management corporation between you and your own house.
Next to a forest reserve, with a rare tree in it
The site sits beside Taman Eko Rimba Templer, the forest reserve that is home to the rare Hopea subalata. A forest reserve is not a landscaping feature a future phase can build over — it is gazetted land, which is a more durable neighbour than a promised park.
Nothing under 1,650 sq ft, and four bedrooms in every type
The smallest published layout is 1,658 sq ft and every single type — A, A1 and B, intermediate and corner — is 4 bedrooms with 3 bathrooms. There is no small three-bedroom entry product being used to advertise a low headline price.
Phase 1 sold out in two weeks
Launched 26 April 2025 and fully sold within two weeks, mostly to owner-occupiers rather than investors. Phases 1 and 2 together reached 95% take-up by the time Phase 3 launched. Take-up is the market’s verdict on the price, and it is the one number a developer cannot fake for long.
Direct access off the Rawang Bypass
The developer’s own headline feature is direct access from the Rawang Bypass Highway, with LATAR Expressway also in reach. On a landed purchase this far out, the road is the product — how you get in and out every morning matters more than the elevation of the facade.
A vertically integrated group
Stellar Trinity is a Chin Hin Group Property Berhad company, and Chin Hin also owns AJIYA and STARKEN — the roofing, glass, plaster and wall-panel brands used in its own “CoolPro” spec. Whatever you make of the marketing, a developer that manufactures its own building materials has a different cost and supply position from one that buys them.
A 55-acre township, three phases, and one anomaly worth knowing
Botanica Hills is a 55.72-acre freehold masterplan. Phase 1 (91 units) and Phase 2 (140 units) are what this page covers; Phase 3 launched in 2026 with 164 units on 11.58 acres. Each phase carries its own KPKT filing, and the two I have read do not agree on the obvious things — which is set out plainly rather than smoothed over.
What the township carries
The developer’s own microsite publishes headline features rather than a numbered facilities schedule. The park and clubhouse detail below comes from developer briefings reported in the trade press, and is labelled as such rather than presented as a filed commitment.
Developer’s own headline features
- Freehold
- Serene Living Concept
- Low Density Neighbourhood
- Central Park Facilities
- Direct Access From Rawang Bypass Highway
The park
- 2.5-acre central park
- Pocket parks
- Integrated water features
- Eco-friendly streetscapes
- Pedestrian walkways
- Water-sensitive urban design elements
The clubhouse
- Half-acre clubhouse
- Swimming pool and wading pool
- Gymnasium
- Function hall
- Meeting spaces
CoolPro — and an honest caveat
- The developer’s own named cooling spec has four parts: AJIYA PU-Insulated Roofing, AJIYA Solar Control Low-E Glass, STARKEN Thermal Plaster 680 and STARKEN Reinforced AAC Wall Panel, described as reducing heat gain through roofs, walls and windows. AJIYA and STARKEN are Chin Hin group brands.
- CoolPro was announced with Phase 3. I have not seen it confirmed for Phases 1 and 2, so this page does not claim it for them. If you are buying in Phase 1 or 2 and this matters to you, ask for it in writing — it is a specification question, and specifications belong in the sale and purchase agreement.
What is on the record, and when
Every published layout, with the lot it sits on
These are the developer’s own published figures, independently reproduced with identical numbers in the trade press. Every type is 4 bedrooms and 3 bathrooms. The difference between them is storeys, lot width and built-up — not room count.

Type A — 2-storey, 1,660 sq ft, intermediate
The volume type and the entry point into the scheme — 79 of Phase 1’s 91 units are Type A. A 20ft by 60ft lot with 1,660 sq ft of built-up across two floors is the standard Klang Valley link-house format, and four bedrooms with three bathrooms at that size is a genuinely workable family plan rather than a squeeze.
💬 Ask about Type A
Type A corner / end — 2-storey, 1,865 sq ft
The same house on a lot five feet wider, which buys 205 sq ft more built-up and, more importantly on a corner, side land and a second elevation with windows on it. Corner and end lots are the units that sell first in any landed phase, so if that is what you want, position matters more than timing.
💬 Ask about Type A corner
Type A1 — 3-storey, 2,382 sq ft, intermediate
The three-storey type, and the scarce one — only 12 of Phase 1’s 91 units. It puts 2,382 sq ft on the same 20ft by 60ft footprint as Type A by going up rather than out, which is the trade: more floor area and a higher statutory price band, at the cost of a third flight of stairs.
💬 Ask about Type A1
Type A1 corner / end — 3-storey, 2,596 sq ft
The largest published layout in Phases 1 and 2 at 2,596 sq ft — a three-storey corner on a 25ft by 60ft lot. This is the top of the statutory price band for the phase, and given there are only twelve Type A1 units in total, the corners among them are the rarest thing on the site.
💬 Ask about Type A1 corner
Type B — 2-storey, 1,658 sq ft, intermediate
Phase 2’s two-storey type, and two square feet smaller than Type A. At that margin the difference is the internal arrangement, not the size — so if you are choosing between an A and a B, ask to see the two plans side by side rather than comparing the numbers, because the numbers will not tell you anything.
💬 Ask about Type B
Type B corner / end — 2-storey, 1,863 sq ft
The Phase 2 corner, 1,863 sq ft on a 25ft by 60ft lot. Phase 2 is also the phase with the earlier target completion — May 2027 against Phase 1’s April 2028 — which is unusual and is worth knowing if handover timing is driving your decision.
💬 Ask about Type B cornerTwo honest notes. First, the storeys. The developer’s own microsite table reads as two-storey for all three types, but the KPKT filing prices Type A1 in the three-storey band and the trade press describes it as three-storey. The filing is the document the developer signed, so this page says three-storey for Type A1 and flags the microsite as the error. Second, the lot areas. 20ft × 60ft works out to about 1,200 sq ft and 25ft × 60ft to about 1,500 sq ft, but no source publishes lot areas as figures — those are my arithmetic on the published dimensions, so treat them as approximate and take the exact land area from your title. The developer also publishes 360° virtual tours for Type A and Type B, which are more use than any still image — ask me for the links.
Botanica Hills in pictures

All images are the developer’s own published artist’s impressions from botanicahills.com.my and chinhinproperty.com. Note that no interior or show-unit photography is published for this project by either developer site — so rather than pad this page with stock images of somebody else’s living room, there are none here. The developer does publish 360° virtual tours of Type A and Type B, which is the honest substitute; ask me and I will send the links. The developer’s own disclaimer applies: visuals “are subject to change as may be required by the relevant authorities or developer’s architect without prior notification and shall not be taken as the identical representation of the actual unit”.
💬 Send me the 360° tours and the show unit appointmentWhere Botanica Hills sits — and two things most listings get wrong
Two corrections worth making before the distances. First, the statutory district is Hulu Selangor, not Selayang or Gombak — the building plans were approved by Majlis Perbandaran Hulu Selangor. Second, there is no LRT in Rawang. The developer’s own microsite uses an “LRT Station” heading, which is simply wrong; the rail here is KTM Komuter, plus a future ECRL station at Bandar Serendah.
The map loads only when you click it, so this page does not send anything to Google before you ask it to.
Rail — KTM Komuter, not LRT
- KTM Serendah — 5 km
- KTM Rawang — 6 km
- KTM Kuang — described as within 5 km
- Future ECRL Bandar Serendah station — within 5 km
- These are trade-press figures from the developer’s Phase 3 collateral, not from the microsite
Highways
- Direct access from the Rawang Bypass Highway — the developer’s own headline feature
- LATAR Expressway
- No kilometre figure is published for either
Schools — the developer’s own figures
- SMK Sungai Choh — 3 km
- Reed International School — 3 km
- SK Bukit Rawang Jaya — 4 km
- Pipakids International Playschool — 11 km
- Straits International School Rawang — 12 km
Retail and healthcare
- NSK Trade City — 4 km
- Giant Rawang — 6 km
- Mydin Rawang — 7 km
- KPJ Rawang Specialist Hospital — 6 km
- Trade-press figures
Green and leisure
- Taman Eko Rimba Templer — the site is described as beside the forest reserve
- Carpe Diem Orchard — 2 km
- Rawang Bypass hiking trailhead — 6 km
One figure I will not reconcile for you
- One trade-press table lists Templer Park at 15 km while the launch coverage describes the site as “beside Taman Eko Rimba Templer forest”. Those are almost certainly two different destinations — the forest reserve boundary is one thing, the Templer Park resort another. I am not going to print both as though they described the same place. Drive it yourself, or ask me and I will get the developer to say which is which.
Distances are as published and attributed above; the developer publishes only the five school figures, and the rest come from trade coverage of the developer’s own Phase 3 collateral. No source publishes a distance to the Rawang Bypass entry or to the LATAR Expressway.
The KPKT filings — Phase 1 and Phase 2
Malaysian law requires every housing advertisement to print these particulars, and developers lodge the filed brochure with the Ministry of Housing and Local Government. The two rows below are read straight from those government filings for Bukit Botanika Phase 1 and Phase 2 — which is a stronger source than any brochure handed to you at a gallery.
| Phase | Registered name | Developer’s licence | Licence validity | Approving authority reference | Building type | Tenure | Units | Target completion | Encumbrance |
|---|---|---|---|---|---|---|---|---|---|
| Phase 1 | Bukit Botanika | 30907/11-2029/0250(N) | 15 Nov 2024 – 14 Nov 2029 | MPHS. 431/09/H/2025/048-B | Rumah Teres — 2 & 3 storey | Freehold | 91 79 Type A + 12 Type A1 | April 2028 | OCBC Bank (Malaysia) Berhad |
Phase 2: registered name Bukit Botanika Fasa 2, same developer’s licence 30907/11-2029/0250(N) valid 15 Nov 2024 to 14 Nov 2029, approving authority reference MPHS. 431/09/H/2025/050-B, Rumah Teres 2-storey, freehold, 140 units, target completion May 2027, land encumbrance OCBC Bank (Malaysia) Berhad. Approving authority for both: Majlis Perbandaran Hulu Selangor. Developer for both: Stellar Trinity Sdn Bhd, 201901018932 (1328261-W).
The statutory unit selling price ranges printed in the filings are, for Phase 1: 2-storey RM813,000 to RM1,582,000 and 3-storey RM1,199,000 to RM1,815,000; and for Phase 2: RM892,000 to RM1,677,000. Those are the bands the developer is required by law to publish in its advertisement. They are not a current price list, a quotation or an offer. Ask me for the live list.
The advertising and sale permit number is blank on both filings — ask for it
This is the one gap that matters, and I would rather name it than paper over it. On both filed brochures the advertising and sale permit (APDL) number and its validity period are printed as blank placeholders — the brochures were lodged before the permit was issued. One property portal publishes a Phase 1 permit number, but I have not been able to verify it against a developer or government document, so it is not on this page. Ask to see the actual permit at the sales gallery, check the expiry date is live on the day you sign, and note that the developer’s licence itself runs to 14 November 2029, comfortably past both completion dates.
A price figure on the developer’s own corporate page sits below the filed minimum
The Chin Hin Property corporate page shows a “from” figure that is below the RM813,000 statutory minimum filed for Phase 1, and two portals repeat it. A number below the filed statutory minimum is either stale or is not the gross selling price. This page publishes only the filed statutory ranges above, and I would treat any lower headline you see elsewhere as a reason to ask for the current price list in writing rather than as a price you can buy at.
Foreign buyers: this one is closed
Selangor sets a minimum purchase price for non-citizens by zone. Even on the most generous reading, the top of the filed statutory band here is RM1,815,000 for a three-storey corner, which does not reach the state’s residential threshold for non-citizens. Separately and more decisively, Selangor restricts non-citizens to strata and landed-strata property — and Botanica Hills is sold on individual titles, which puts it outside what a non-citizen may buy in this state regardless of price. Malaysian land law also counts a permanent resident as a foreign interest, so holding PR does not change the answer. If you are not a Malaysian citizen, tell me your budget and I will point you at stock you can actually complete on.
What is not published, and therefore not on this page
Eight things I would want in writing before booking, and which I will ask the developer for on your behalf:
- The advertising and sale permit numbers and validity for both phases — blank on the filings
- The residents’ or security charge. One portal lists “Maintenance fee: None”. A gated scheme with a clubhouse and 24-hour security will have a recurring charge, so I am not going to repeat “no maintenance fee” — get the figure
- Whether the site is gated and guarded, confirmed by the developer rather than by an agent listing
- Whether CoolPro applies to Phases 1 and 2, or only Phase 3
- Individual title confirmation for Phase 2 — Phase 1 is confirmed, Phase 2 is not stated anywhere
- Car park spaces per unit, in writing
- Phase 2 land area — Phase 1 is 6.54 acres and Phase 3 is 11.58, but Phase 2 is unpublished
- The street address and postcode of the site itself, which no source publishes
About Stellar Trinity Sdn Bhd and Chin Hin Group Property
Start with the distinction that matters legally. Every portal and press article credits Chin Hin Group Property Berhad with this development, and that is fair as a brand. But the entity licensed under the Housing Development Act — the one on the KPKT filings and the one that will appear on your sale and purchase agreement — is Stellar Trinity Sdn Bhd, company number 201901018932 (1328261-W), of Menara Chin Hin, Level 26, 8th & Stellar, No. 1 Jalan Naga Emas, Sri Petaling, 57000 Kuala Lumpur, telephone 603-7984 7878. Stellar Trinity is a Chin Hin project company. Knowing which name is which is the difference between reading your own contract and guessing at it.
Chin Hin Group Property Berhad, 201001017677 (553434-U), is Bursa-listed under CHGP and markets as Chin Hin Property. The group’s distinctive feature is that it also owns building-materials brands — AJIYA and STARKEN — whose roofing, low-emissivity glass, thermal plaster and AAC wall panels make up the four components of the “CoolPro” package the group announced with Phase 3. That vertical integration is a real commercial fact rather than a slogan: a developer that manufactures its own envelope materials has a different cost base and a different supply risk from one that tenders for them.
What the delivery record actually shows so far is take-up, not handover. Phase 1 launched on 26 April 2025 and sold out inside two weeks, mostly to owner-occupiers; Phases 1 and 2 together stood at 95% by the Phase 3 launch. Nothing has been handed over yet — Phase 2 targets May 2027 and Phase 1 April 2028 — so this is a developer whose pricing the market has endorsed and whose construction you should still go and look at. The same group is behind Ayanna Resort Residence in Bukit Jalil, which is a different product but the same group covenant.
Sales gallery: G-32, Eco Sky, 972, Batu 6½, Jalan Ipoh, 68100 Kuala Lumpur, open Monday to Sunday 9am to 6pm. Note that the Chin Hin corporate page prints this gallery address in its project-location field — it is the gallery, not the site. The site is in Templer, Rawang.
Frequently asked questions
Why does the paperwork say Bukit Botanika and not Botanica Hills?
Because Bukit Botanika is the registered scheme name on the KPKT filing, and Botanica Hills is the marketing name. Phase 2 is filed as Bukit Botanika Fasa 2.
The registered name is what appears on your sale and purchase agreement, your loan documents and eventually your title. Nothing has gone wrong if your paperwork says Bukit Botanika — that is the correct legal name for the scheme, and it is worth knowing before you see it for the first time on a document you are about to sign.
Is it freehold, and are the titles individual or strata?
Freehold — “Hak Milik Kekal” on both phases’ KPKT filings, so there is no lease term and no expiry year to worry about. Phase 1 is on individual titles, confirmed in the launch coverage.
For Phase 2 I have to be straight with you: individual title is very likely, since it is the same scheme and the same product, but no source states it, so I am not going to assert it. If you are buying in Phase 2 and the title type matters — and on a landed purchase it should — get it confirmed in writing before you book. It is one of the eight items on my list to the developer.
Why does Phase 2 finish before Phase 1?
It genuinely does, on the developer’s own filings: Phase 2 targets May 2027 and Phase 1 targets April 2028, even though Phase 1 launched first and sold out first.
I have not smoothed that over because both figures come from government filings rather than from marketing. Phasing sequences do get reordered for real reasons — infrastructure, earthworks, authority approvals — and an out-of-sequence completion is not by itself a warning sign. But if handover timing is what is driving your purchase, it changes which phase you should be looking at, so ask for the current programme and get your date written into the sale and purchase agreement, where statutory liquidated damages attach to it.
How big are the houses, really?
Built-up: Type A 1,660 sq ft intermediate and 1,865 sq ft corner; Type A1 2,382 sq ft intermediate and 2,596 sq ft corner; Type B 1,658 sq ft intermediate and 1,863 sq ft corner. Every one is 4 bedrooms and 3 bathrooms.
Land: the lots are 20ft × 60ft intermediate and 25ft × 60ft corner or end. Those dimensions are published; the areas are not. 20 × 60 is about 1,200 sq ft and 25 × 60 about 1,500 sq ft, but that is my arithmetic rather than a developer figure, so treat it as approximate and take the exact area from the title.
Is Type A1 two storeys or three?
Three. The developer’s own microsite table reads as two-storey for all three types, but the KPKT filing prices Type A1 in the three-storey band and the trade press describes it as three-storey. Where a microsite and a government filing disagree, the filing is the document the developer signed, so this page uses three storeys and flags the microsite as the error rather than hiding the discrepancy.
There are only 12 Type A1 units in Phase 1, so this is also the scarce product on the site.
What is the maintenance or security charge?
Not published, and this is one to press on. One property portal lists “Maintenance fee: None”, which I would not rely on: a gated development with a clubhouse, a 2.5-acre central park and 24-hour security has running costs, and on a landed scheme those are normally collected as a residents’ or security charge rather than a strata maintenance fee.
The distinction matters legally too — on individual titles there is no management corporation with statutory collection powers, so how the charge is constituted and enforced is worth understanding before you buy. Get the figure and the mechanism in writing at the gallery.
Can a foreigner buy at Botanica Hills?
No. There are two separate reasons and the second one is decisive. First, the filed statutory price band tops out at RM1,815,000, which does not reach Selangor’s residential threshold for non-citizens. Second, and regardless of price, Selangor restricts non-citizens to strata and landed-strata property — and this scheme is sold on individual titles, which places it outside what a non-citizen may acquire in this state.
Malaysian land law also treats a permanent resident as a foreign interest, so holding Malaysian PR does not move you to the citizen side of the line. If you are not a citizen, tell me your budget and what you want it for, and I will point you at stock you can actually complete on rather than let you fall in love with something you cannot buy.
Is Botanica Hills gated and guarded?
Agent listings say gated with 24/7 security, and the developer publishes a guardhouse and security in its township material — but I have not found the developer itself stating “gated and guarded” in those terms for Phases 1 and 2, so I am not going to put it on this page as a fact.
It matters more than it sounds. On a landed scheme with individual titles, a “gated and guarded” arrangement is a private contractual scheme among residents, not a strata by-law, and the local authority has to consent to any road closure. Ask how the guarding is constituted, who collects the charge, and what happens if a neighbour declines to pay.
Is there an LRT or MRT station near Rawang?
No, and the developer’s own website is wrong on this point. Its microsite uses an “LRT Station” heading, but there is no LRT line serving Rawang. The rail here is KTM Komuter — Serendah about 5 km, Rawang about 6 km, Kuang described as within 5 km — plus a future ECRL station at Bandar Serendah.
If rail commuting is central to the purchase, note that KTM Komuter headways and journey times into the city are a different proposition from LRT or MRT. Drive it and ride it once at your actual commuting hour before you commit.
What is CoolPro, and do I get it?
CoolPro is the developer’s own named building-envelope specification with four components: AJIYA PU-Insulated Roofing, AJIYA Solar Control Low-E Glass, STARKEN Thermal Plaster 680 and STARKEN Reinforced AAC Wall Panel, presented as reducing heat gain through roofs, walls and windows. AJIYA and STARKEN are Chin Hin group brands, so this is genuine vertical integration rather than a badge.
But it was announced with Phase 3, and I have not seen it confirmed for Phases 1 and 2. So if you are buying in Phase 1 or 2, do not assume you are getting it. Ask for the specification schedule attached to your sale and purchase agreement, which is where building specifications become enforceable rather than aspirational.
Does Botanica Hills have a green certification?
No. There is no GreenRE and no Green Building Index rating for this project on either developer site or in any trade coverage. Two property portals display “Green Building” against the listing, but that is a portal checkbox, not a certification, and CoolPro is a developer product package rather than third-party certification.
I mention it because “green” language appears in the marketing and it would be easy to come away thinking a certification exists. It does not.
Is there a Phase 3?
Yes, and it is already launched. Phase 3 came to market in 2026 with 164 units on 11.58 acres — Type C at 1,822 to 2,027 sq ft and Type D at 1,821 to 2,025 sq ft, both two-storey on 22ft × 60ft lots, with Type C at 4 bedrooms and 4 bathrooms.
Note the wider 22ft lot and the fourth bathroom in Type C: Phase 3 is not simply more of Phases 1 and 2. If you are choosing between phases, that is a real product difference and not just a completion-date difference. Ask me for the Phase 3 comparison.
Four documents worth asking for before you book
The advertising and sale permit for your phase, written confirmation of individual title for Phase 2, the residents’ or security charge figure and how it is collected, and the specification schedule that will attach to your sale and purchase agreement. I will ask for all four on your behalf and send you what comes back, whether or not you buy through me.
No obligation, and no mailing list.
