Gamuda Gardens, Kuang / Rawang, Selangor — licence 19124, and the one thing nobody publishes: thirteen completed phases, thirteen delivered INSIDE their governing date

The township is licensed to BANDAR SERAI DEVELOPMENT SDN. BHD., 201301020260 (1050090-W) — a name that appears on no portal and no press report. Fifteen phases are on the public KPKT TEDUH register, carrying 3,463 licensed homes, and every single one of them is filed on Schedule H with an advertising and sales permit tail of -(S): these are landed houses on strata title, which is unusual, which no marketing surface mentions, and which is exactly what admits a foreign buyer. All fifteen are 99-year leasehold — with three different lease expiries, so a buyer’s remaining term varies by up to eight years depending on which phase they buy. Currently selling: HESTON HILLS, registered Danau Sutera (Fasa 2-1), project code 19124-15 — 237 homes, 35–42% built, filed statutory band RM1,436,800 – RM8,370,800, and THE CLOVE, registered Danau Cengkih (Fasa 1-13), 19124-14 — 172 homes, 37–62% built.

Every figure on this page is traced to a named published source: the public KPKT TEDUH developer and project register for 19124 and 19124-1 through 19124-15, the filed HIMS advertisement documents, the GreenRE certification register, the developer’s own pages, and named press. Where nothing is published, this page says so instead of filling the gap.

Hero render of the Heston Hills phase, the only image grade on this host that reaches caption-published at Heston Hills, registered Danau Sutera (KPKT project 19124-15), the currently-selling phase of Gamuda Gardens, Kuang / Rawang, Selangor by Bandar Serai Development Sdn. Bhd., Gamuda Gardens township, Daerah Gombak, Kuang, Selangor
Heston Hills (Danau Sutera, 19124-15) hero render — published as the hero image on the developer’s own Heston Hills page, so the subject is caption-published. This is a render of the currently-selling phase only. It does not depict any of the thirteen completed phases.
Project-attributed developer render for Heston Hills (Danau Sutera, 19124-15) whose subject is not established by any published caption or title, and which does not depict any of the township's thirteen completed phases at Heston Hills, registered Danau Sutera (KPKT project 19124-15), the currently-selling phase of Gamuda Gardens, Kuang / Rawang, Selangor by Bandar Serai Development Sdn. Bhd., Gamuda Gardens township, Daerah Gombak, Kuang, Selangor
Heston Hills gallery image — project-confirmed because the host’s alt text is the original filename and it names the product (HestonHills-gallery-01.jpg). The subject is NOT established: the host publishes no caption for the gallery files. Not captioned as a named facility.
Feature tile published on the developer's Heston Hills page under the printed caption "Serene & Tranquil Lake Views", a generic file in a shared bucket and not exclusive to this phase at Heston Hills, registered Danau Sutera (KPKT project 19124-15), the currently-selling phase of Gamuda Gardens, Kuang / Rawang, Selangor by Bandar Serai Development Sdn. Bhd., Gamuda Gardens township, Daerah Gombak, Kuang, Selangor
"Serene & Tranquil Lake Views" — the caption is printed on the Heston Hills page, so it is caption-published for this phase. But the file itself (Bayview_….png, 418×419) is a generic feature tile in a bucket shared by every Gamuda Land development worldwide, so no exclusivity is claimed for it.

Gamuda Gardens at a glance — the filed particulars, and what is simply not published

This is a township page, not a single-project page, and that is what lets it carry the one finding no consumer source does: the delivery record of fifteen registered phases under one licence. Every cell below is either printed in a filed advertisement document, printed in the public KPKT TEDUH register, printed on the developer’s own pages, or marked NOT PUBLISHED. Gamuda Gardens and the adjacent Gardens Park are two separate developments under two different licensees, with opposite tenure and opposite title type — and not one Gardens Park figure appears anywhere on this page.

Registered scheme and township code
Fifteen separate register records, 19124-1 – 19124-15Five of the fifteen are registered under the bare township name Gamuda Gardens — five different buildings, one name. The others are registered as Gaia Residensi, Danau Embun, Danau Mentari, Danau Simfoni, Danau Flora, Danau Cengkih and Danau Sutera. Print the code, or a client’s own register search returns the wrong house.

It is NOT in the TEDUH record (no. pendaftaran syarikat: Tiada maklumat), and no consumer source anywhere names it — EdgeProp says “Gamuda Berhad” and PropertyGuru says “Gamuda Land Sdn Bhd”, and neither is the licensee.

No Gamuda Land page, portal or press report in this research says the word strata about Gamuda Gardens.
Tenure
99-year leasehold
THREE expiries: 15 Aug 2116 · 5 Aug 2120 · 21 Oct 2124So a buyer’s remaining term differs by up to eight years depending on which phase they buy, and no source anywhere sets this out. It is tabulated by phase in the FAQ below. pegangan is NOT a TEDUH field on any of the 15 records — tenure comes only from the filed brochures.
Interest restriction on title
Sekatan Kepentingan FILED — State Authority consent required to transfer, lease or chargeFiled on every Gamuda Gardens brochure read. This sits ON TOP of the strata permission and the price floor, as a separate third condition, and it is the strongest filed foreign-buyer signal on the page. Bebanan tanah: Tiada — no chargee named on this licence.
Local authority and district
Majlis Perbandaran Selayang (MPS) · Daerah GombakSettled from the plan-reference prefix MPS 3/2-1371/442(PB(A)) on every filed brochure, and from the register on 15 of 15 records. Foreign buyers — and the two tests answer differently
On TITLE: permitted. strata title landed
On PRICE: Selangor Zone 1 floor RM2,000,000Daerah Gombak is Zone 1, so the floor is RM2,000,000 — double Kuala Lumpur’s. IQI’s own guide states that generally only strata-titled landed homes qualify, from RM2,000,000 in the main zones. 72 of Heston Hills’ 237 units have a filed minimum at or above the floor; 165 do not. At The Clove only the dearest 22-unit component clears it. This combination is remarked on nowhere.
The delivery record — the page’s lead finding
13 completed phases. 13 delivered inside the governing date.
8 beat the ORIGINAL date with no extension at all.Five extensions were granted (+15, +11, +11, +5 and +5 months) and all five were consumed but not one was overrun. 19124-11 (Monarc) landed its VP one day inside the original date. No consumer source publishes any of this. Note that this licence carries both Ya and Tidak on pindaanTempohSerahKosong, so draw no rule from that field.
Density
NOT COMPUTABLE, AND THE TOWNSHIP DENOMINATOR IS REFUSEDKeluasan Tanah is NOT PRINTED in any filed brochure and keluasan reads 0 mps on every selling record, so no phase parcel area exists in any source and this page prints no density tile. 810 acres → 3,463 units would give 4.3 per acre, and that is refused: the 810 acres carries the 50-acre park, five lakes, seven precincts, the Luge, the equestrian centre, five retail squares and all the roads. And on nine of these records keluasan is a BUILT-UP in m², not a land area.
Green certification
No residential rating on either selling phase.
The Gold belongs to a community complex on the non-residential toolGreenRE registers Kompleks Komuniti Gamuda Gardens, GOLD, PROVISIONAL, 6 Aug 2025, tool NRB v3.2 — NRB is the NON-RESIDENTIAL tool, so “Gamuda Gardens is Gold” would be false for every home. The genuine residential entries are Bronze PROVISIONAL to Gamuda Garden Clove (Phase 13) and Bronze FINAL to Valeria Garden Homes (19124-12, completed). Platinum was a clean negative across 95 rows.
Awards
SEVEN awards, and NOT ONE at phase levelFIABCI World Prix d’Excellence Gold, Masterplan Category 2026; FIABCI Malaysia Housing Master Plan 2025; Smart Township Malaysia Silver 2025; The Edge Best Managed & Sustainable Gold 2025 to the Village Homes precinct, jointly with a different township; and the MLAA 13 Project of the Year 2023 — which went to the CENTRAL PARK, not to any home. Nothing has been awarded to Heston Hills, The Clove, Monarc or any Danau phase.
Images
Nine, all of Heston Hills only. Nothing is CMS-confirmed.The developer’s host is Next.js, not WordPress, so there is no CMS date field and no media library — the grade ceiling is caption-published or inferred. One S3 bucket serves every Gamuda Land development worldwide and page placement is PROVEN not to identify a project, so every file was picked by alt text. No location map, no site plan, no masterplan graphic and no floor plan exists anywhere.
The one field this page withholds
The Diskaun Bumiputera fieldThe field EXISTS in all five filed brochures on these licences, and its value is not the same across phases — Gaia Residensi’s differs from the four landed phases’. NO VALUE FOR IT IS PUBLISHED ON THIS PAGE, under this agency’s absolute compliance instruction. See “what this page does not publish, and why” in the register section, which names this cell as the one deliberate exception.

Rawang, Kuang and the Sungai Buloh north corridor, the statutory registers behind every project page on this site, and the two questions this township raises that almost no other does — strata title on a landed home, and a 99-year lease with three different expiry dates.

Six things about Gamuda Gardens that are true, filed, and published nowhere else

Each of these came out of the public registers and the filed advertisement documents, not out of a brochure. Two of them are reasons to buy here. Four are things to check before you do.

⏱

Thirteen phases completed. Thirteen delivered inside the governing date.

This is the cleanest delivery record this agency has traced on any licence. Of 15 registered phases, 13 are complete and all 13 were delivered inside the date that governed them. Eight needed no extension at all and still landed inside their ORIGINAL date, the earliest by 11 days and the widest by 61. Five extensions were granted — +15, +11, +11, +5 and +5 months — and all five were consumed, none overrun. 19124-11 (Monarc) handed over one day inside its original date. Not one consumer source publishes this, and it is the strongest honest selling point on the page.

📜

Landed houses on Schedule H with STRATA title — and that is what admits a foreign buyer

All 15 phases are filed on Schedule H, the schedule for housing sold together with a subdivided building — i.e. strata title. Confirmed three ways: the register’s own jadual field, the -(S) tail on every permit, and a 36-month delivery period where Schedule G landed is 24. IQI’s own guide says only strata-titled landed homes qualify for foreign purchase, from RM2,000,000 in the main zones — so on title, foreigners are permitted here. The adjacent Gardens Park is the opposite: freehold individual title, which bars them.

📅

One township, three different 99-year lease expiries

15 Aug 2116 (Gaia Residensi), 5 Aug 2120 (Danau Cengkih and Danau Simfoni) and 21 Oct 2124 (Danau Sutera). Three separate land titles under one developer licence. So the remaining term on your title depends on which phase you buy, and the spread is up to eight years. That is material for resale and for a bank’s margin of finance, and no source anywhere tabulates it. It is tabulated by phase in the FAQ below. Note too that pegangan is not a register field at all here — tenure exists only in the filed brochures, and nine of the 15 phases have no filed brochure ever.

🔍

The brand search finds six Gamuda licensees and misses this one entirely

q=GAMUDA on the TEDUH developer register returns six real licensees — and Gamuda Gardens’ licensee is not among them, because its name is Bandar Serai Development. q=SERAI found it: the masterplan-name route. The lesson generalises — a non-empty brand result is not a finished search. And note that Gamuda Land (Botanic) Sdn Bhd holds two developer codes, 14542 (live) and 8393 (expired 16 Jan 2020, 34 Bandar Botanic Klang projects). Never cross them.

🌳

Every home is inside the Housing Development Act. The shops, squares, Luge and park are not.

On the residential side there is no gap at all: the serial walk runs 19124-1 to -15, -16 returns a 404, jumlahProjek reads 15, and every marketed homes product maps to a registered phase. No dormant twin, no cancelled permit, no unpermitted interval. But The Atrium, Gardens Square, Village Square, GAIA Boulevard, Waterfront Village, the Luge, Gardens Wellness and the 50-acre Central Park hold NO HDA registration of any kind — so for anyone buying into those there is no Schedule G or H contract, no statutory late-delivery damages, no section 7A housing development account, no statutory defect liability period and no Tribunal for Homebuyer Claims route.

🌻

“Gamuda Gardens is GreenRE Gold” would be false for every home

The Gold row on the GreenRE register is Kompleks Komuniti Gamuda Gardens, PROVISIONAL, 6 Aug 2025, tool NRB v3.2 — NRB is the NON-RESIDENTIAL tool and the subject is a community complex, not a house. The genuine residential ratings are Bronze PROVISIONAL to The Clove and Bronze FINAL to Valeria Garden Homes. And the developer advertises nothing green at all on any product page read — only “solar-ready” and “EV-ready” feature claims, which are not certifications. The ratings are real and unadvertised: credit them, and do not upgrade a feature claim into a rating.

Project DNA — the 15-phase delivery record is the spine of this page

Fifteen registered phases under one licence — and the delivery record nobody publishes

A township page can carry something a single-project page cannot: the licensee’s own track record, phase by phase, from the public register. Read it against what this page is not allowed to claim: the register carries BOTH Ya and Tidak on pindaanTempohSerahKosong within this one licence (Tidak on -1 to -5 and -11 to -15, Ya on -6 to -10), so that field predicts nothing and no rule should be drawn from it.

What is actually here — and who owns it, which is the question marketing never answers

The developer publishes a text list rather than only a graphic, which is worth crediting. But almost none of it is a facility of any phase: it is township open space and separately sold commercial product. A buyer at Heston Hills owns none of it and is not entitled to it.

Township open space and attractions — NOT any phase’s land

Developer-published, township level
  • 50-acre pet-friendly Central Park — township public open space. This page refuses it as a land-area denominator for any phase, and note the developer’s own Gardens Park pages call the same 50 acres a “ring park” and put it 1.0 km away
  • Five cascading lakes, and a waterfall per The Edge (2017) — no area published for any of them
  • Waterfront Village — the developer’s words: “a walkable retail experience with various F&B options”
  • Skyline Luge Kuala Lumpur · Gamuda Luge Gardens · FunPark · Big Bucket Splash waterplay
  • Gamuda Gardens Adventure Playland · Equestrian Facilities · Gardens Wellness
  • Gardens Square · Village Square · The Atrium · GAIA Boulevard
  • Gamuda Gardens Experience Gallery — and this is the only street address the developer publishes for the whole township. It is a sales gallery address, not a site address, and this page does not present it as one.

Heston Hills (19124-15) — what the developer commits to in this phase

Developer-published, phase level
  • “Pickleball court within its own precinct” — the only facility the developer commits to INSIDE this phase
  • “Direct access to a 50-acre Central Park” — a connectivity claim, not an ownership claim
  • “Hilltop enclave with scenic views and lake views” — no elevation figure is published anywhere, so “hilltop” is unverifiable
  • “High ceilings and double void” — caption-published on the developer’s page
  • “Gated and guarded community” — UNSUPPORTED by any filing. No security item appears in any filed brochure read, and Sekatan Kepentingan is a title restriction, not a security commitment. This matters beyond puffery: one published foreign-buyer guide conditions the Zone 1 landed-strata permission on the scheme being gated and guarded
  • Car porches ARE filed, unusually: 2 bays on types A and B, 3 bays on types C, D and E

Inside the Act, and outside it — the split that actually matters

KPKT TEDUH register · plain language
  • INSIDE: all 3,463 homes across all 15 phases. Each carries a Schedule H SPA, a 36-month delivery period running from your own SPA, statutory late-delivery damages, a section 7A housing development account, a 24-month defect liability period and a Tribunal for Homebuyer Claims route
  • OUTSIDE, with NO HDA registration of any kind: The Atrium, Gardens Square, Village Square, GAIA Boulevard, Waterfront Village, Gamuda Luge Gardens, Skyline Luge, FunPark, Big Bucket Splash, Gardens Wellness, the Adventure Playland, the Equestrian Facilities, the 50-acre Central Park and the five lakes
  • What that means for a buyer of a shop or a commercial unit here: no Schedule G or H contract, no statutory late-delivery formula, no section 7A account, no statutory defect liability period, no Housing Tribunal route, and no filed advertisement whose particulars can be checked at all
  • The Atrium’s marketed entry figure has NO filed statutory band to test it against, so the below-filed-minimum test on it is inapplicable, not passed — a distinction worth making precisely
  • No non-HDA office suites are mixed into any residential phase. The split here is whole components with no licence, not units inside a block

What is NOT published, and therefore not on this page

Honest-gap list — this is what Louis will go and ask for
  • Any Keluasan Tanah / parcel area for ANY of the 15 phases. Not in one filed brochure; 0 mps on every selling record. Hence no density figure for any phase, ever, on current sources
  • The street address and postcode of the SITE. Only the sales gallery address is published
  • Lot or PT numbers, mukim and pekan — the register’s mukim field reads Tiada maklumat on all 15 records. Only Daerah Gombak is filed
  • Any section 7A housing development account number on any filing
  • Maintenance charge, security charge, sinking fund or strata management budget — nothing, anywhere, on a township whose homes are strata-titled and will therefore carry a strata management charge under the Strata Management Act. Nothing on this page should be read as implying there is none
  • Any floor plan, site plan, masterplan graphic or location map — the plans sit behind a gated form on the developer’s host and no image file is recoverable
  • Any verifiable image of The Clove — both its product URLs return a client error and its homes listing renders client-side only. Zero images, and this page does not substitute a Heston Hills render for it
  • Any image of the thirteen completed phases — Monarc, Valeria Garden Homes and the Danau phases have no imagery in this set, and a Heston Hills render is not allowed to stand in for them
  • Any distance to the North–South Expressway, the LATAR Expressway or the Guthrie Corridor Expressway interchanges, to Rawang town centre, to Sungai Buloh town, to KL city centre or to KLIA. All three highways are named as access routes with no kilometre figure by anyone
  • Any distance to KTM Kuang or KTM Serendah, and no mention of the ECRL by any source. This page names no station that nobody names
  • Confirmed VP dates for the two selling phases, and vp: - on nine of the thirteen completed records
  • The percentage of Bandar Serai Development Sdn Bhd held by Gamuda Berhad. The group’s own investor document is a valid URL but returned a client error on two attempts. Gamuda Land (Botanic) is described as wholly owned in the 532-acre announcement — but that is stated for licence 14542, NOT for 19124
  • Any main-contractor name, contract sum or GFA for any phase. No Bursa contractor announcement exists for this licence, and Gamuda Berhad is one of Malaysia’s largest contractors building its own township — so the third-party-contractor route is a closed door, not an open gap
  • Whether the “gated and guarded” claim is contractual, and therefore whether the published foreign-buyer condition that depends on it is met
  • No QLASSIC score for any phase of this township

Heston Hills (19124-15) — all 21 filed type codes, and why the marketed specification is wrong for half of them

The developer’s own Heston Hills page gives one built-up (“from 2,227 sq ft”) and a flat “4 bedrooms, 4 bathrooms” — and that bed/bath line is WRONG for types C, D and E, which are filed as 4 bed / 5 bath plus a powder room and 5 bed / 6 bath. The page lists no unit count, no lot size, no per-type built-up, no tenure and no completion date. Everything below comes from the filed advertisement document and the public register, whose 21 component rows match the brochure’s 21 type codes exactly, and whose counts sum to 237 with no phantom type and no omitted block — which is worth crediting. Filed statutory band for the phase: RM1,436,800.00 – RM8,370,800.00. Not a price list, not a quotation, not an offer.

All 110 Type A units sit BELOW the RM2,000,000 Selangor Zone 1 foreign-buyer floor at their filed minimum, so a foreign buyer cannot buy a Type A here on price, even though the strata title would permit it.

Six filed component rows, and no type code is attached to any of them, so the marketed names and the filed rows cannot be lined up. Row by row: 60 units at RM945,800 – RM1,172,160 (2, 3 or 4 bed) · 18 at RM1,511,760 – RM1,586,160 · 4 at RM1,224,960 – RM1,262,160 · 4 at RM1,607,760 – RM1,680,960 · 64 at RM1,707,360 – RM1,780,560 · 22 at RM2,150,160 – RM2,283,360. Only that last 22-unit component clears the RM2,000,000 floor at its minimum; 150 of 172 units do not, the cheapest at 47.3% of the floor. NO BUILT-UP IS PUBLISHED HERE, deliberately: the filed brochure prints 1,971 sq ft as a LOT area while the press prints 1,971–2,284 sq ft as a BUILT-UP range and a portal gives 1,829 and 1,937 — three incompatible built-up stories for one phase, one of which is demonstrably a lot dimension. The filed fixture schedule gives one kitchen sink, three toilet bowls and three showers, so no dual-key claim is made or supportable.

all CCC’dall delivered inside the governing dateNO IMAGERY EXISTS for any of them9 of 15 phases have NO filed brochure, ever

This page has no image of Monarc, Valeria Garden Homes, The Clove or any Danau or early phase, and it does not let a Heston Hills render stand in for one. Monarc (19124-11, 94 units, 16 detached + 78 semi-detached, filed bungalow built-ups 6,047 and 6,382 sq ft on a 60′ × 120′ lot) is COMPLETED STOCK with a filed band of RM2,270,160 – RM8,246,160 — the one phase on this licence that is a clean yes on BOTH foreign-buyer tests, and it is not a launch. Gaia Residensi (19124-6, 500 units in two blocks, 18 storeys) filed 245 of 500 units unsold at the date of its filing, with no as-at date printed, on a block that had already received its CCC — a real disclosure that no consumer source makes. For 19124-1 to -5, 1,226 units, NO filed advertisement has ever existed (iklan: []), so for those five phases tenure, plan reference, built-up schedule, car park and interest restriction are simply unavailable, and every built-up in circulation for them is a marketing figure.

All filed price figures above are the statutory Unit Selling Price ranges from the legally filed advertisement particulars and the public KPKT TEDUH register — that is, the filed SPA ranges. They are not a price list, not a quotation and not an offer, and nothing on this page nets anything off them. Arithmetic that is this page’s own, and labelled as such: the sum of Heston Hills’ filed minima is about RM506.79 million and of its maxima about RM538.61 million; The Clove’s are about RM251.87 million and RM274.84 million. The announced township GDV of RM10.1 billion over seven precincts and fifteen years cannot be carried by the licensed homes — their filed bands are mostly RM0.5–2.3 million across 3,463 units — which is consistent with the announced figure including the unlicensed commercial, retail and leisure components. This page does not imply the homes carry it. And The Clove’s announced RM418 million Phase 1 GDV covers 400 units across THREE different townships, so it cannot be apportioned to Gamuda Gardens and is not.

Location — five names for one place, and only printed distances

Where Gamuda Gardens actually is — Kuang, Daerah Gombak, Selangor

Five locality names circulate for one site, and they are not interchangeable. The IQI folder says Rawang; the developer markets it as Sungai Buloh North; the filed address postcode is 48050 Kuang; the public register says Daerah Gombak; and EdgeProp lists it as Gamuda Gardens – Kuang Sungai Buloh North under a Rawang locality tag. The honest line: Kuang, Daerah Gombak, Selangor — marketed as Sungai Buloh North and commonly listed under Rawang. The developer’s own figures put AEON Rawang and Selgate Rawang at 8.5 km and KTM Komuter Rawang at 10.5 km, so the site is NOT in Rawang town. Credit where it is due: the developer publishes 26 distances for this township, which is rare — and every figure below is one of them. Nothing here is estimated and nothing is derived.

Daerah Gombak, SelangorPBT: Majlis Perbandaran Selayang (MPS)Plan reference prefix MPS 3/2-1371/442(PB(A))Register coordinates, Gamuda Gardens phases: 101.528 – 101.542—EZone 1 for the foreign-buyer floor: RM2,000,000NOT Hulu Selangor and NOT MPHS

A portal error worth knowing about, because it would mislead you in opposite directions. EdgeProp places Danau Cengkih in BANTING, Selangor 42700, at coordinates 2.873577, 101.621522 — about 47 km south, in Daerah Kuala Langat, beside Gamuda Cove — against the register’s 3.295619, 101.538375, Daerah Gombak. It has almost certainly cross-contaminated the Gamuda Gardens “Clove” with the Gamuda Cove “Clove”, and the same record gives 242 units against the register’s 172. Separately, PropertyGuru places Gamuda Gardens in Petaling Jaya (“Jalan SS21/60, 47400”) against the filed 48050 Kuang. That error happens not to change the foreign-buyer floor, because Petaling and Gombak are both Zone 1 at RM2,000,000 — that is luck, not accuracy. The same page contradicts itself on units (301 vs “upwards of 1,700” vs 1,743 summing its own table) and on floors (“2 floors” against its own description of an 18-storey Gaia block). And yet it is the single most useful consumer artefact found on this township: it is the ONLY source that names the 664-unit affordable component, and its 134 and 144 match 19124-2 and 19124-7 exactly. A page can be wrong about where a township is and right about what is in it.

Transport — every printed figure, and nothing beyond

  • MRT Sungai Buloh Interchange Hub — 10.0 km (developer-printed)
  • KTM Komuter Rawang — 10.5 km (developer-printed) — the nearest rail station anyone publishes a distance to
  • NOT PUBLISHED: any distance to KTM Kuang or KTM Serendah, by any source, for this development. This page names no station nobody names
  • NOT PUBLISHED: any distance to the North–South Expressway, LATAR Expressway or Guthrie Corridor Expressway interchange. All three are named as access routes by StarProperty and by the developer, with no kilometre figure from anyone
  • NOT PUBLISHED: any distance to Rawang town centre, Sungai Buloh town, KL city centre or KLIA
  • The one access fact that IS printed is qualitative: the adjacent 532-acre land purchase “will unlock toll-free access from Gamuda Gardens to Rawang town”, and the two sites are linked by a 1 km woodland boulevard

Education — developer-printed

  • Lexel International School — 120 m
  • SJK (C) Kuang — 3.0 km
  • SJK (C) Kundang — 5.0 km
  • SK Seri Kundang — 7.5 km
  • Straits International School — 7.5 km
  • SEPINTAR — 8.0 km
  • SJK (C) Kota Emerald — 10 km
  • IGB International School — 13 km

Shopping — developer-printed

  • Gardens Square — 120 m — retail, and it holds NO HDA registration
  • Village Square — 400 m — no HDA registration
  • The Atrium — 700 m — no HDA registration, and its marketed entry figure has no filed statutory band to test it against
  • AEON Rawang — 8.5 km
  • Anggun City — 8.5 km
  • Lotus’s Rawang — 16.0 km

Recreation and healthcare — developer-printed

  • Skyline Luge Kuala Lumpur & FunPark — 700 m — paid attractions, no HDA registration
  • Gardens Wellness — 700 m
  • Gamuda Gardens Adventure Playland — 750 m
  • Equestrian Facilities — 1.0 km
  • Tasik Biru Kundang — 8.0 km · Kundang Lakes Country Club — 8.0 km
  • Rahman Putra Club Malaysia — 10.0 km · Tasik Puteri Golf & Country Club — 15.0 km
  • Selgate Specialist Hospital Rawang — 8.5 km · Hospital Sungai Buloh — 12.0 km
  • The “Entertainment” heading on the developer’s own amenity list is PRESENT BUT EMPTY, and this page does not fill it

One line on the adjacent development, and then nothing more

  • Gardens Park is a SEPARATE development with a different licensee, a different tenure and a different title type — Gamuda Land (Botanic) Sdn Bhd, 199901016836 (491736-H), TEDUH developer code 14542, FREEHOLD, Schedule G, individual title. It lies about 1.0 km away by the developer’s own printed figure, on its own 532-acre masterplan with its own plan reference. Not one of its figures appears anywhere else on this page.
  • The two developments’ own distance tables contradict each other on eight shared destinations, by up to 6.4× — and that is evidence that they are two separate sites, not an error. The directions are geographically coherent for a parcel lying west of this one. The detail belongs on the Gardens Park page, not here, and no Gardens Park figure has been copied onto this list.
  • Gardens Park publishes no rail or transport distance at all. Said here so that nobody fills that gap from this page’s list, in either direction

Every distance above is printed by the developer on its own Gamuda Gardens page and repeated verbatim on its Heston Hills page. Not one is estimated, derived or taken from a map. Where a destination is not on the developer’s list, this page says NOT PUBLISHED rather than supplying a figure. And the other Rawang-area project this agency has researched — Botanica Hills @ Templer — sits in Daerah HULU SELANGOR under MPHS, on freehold, and publishes its own KTM Serendah and KTM Rawang distances. Those figures, that district and that tenure are NOT migrated here, and these are not migrated there.

Licence 19124, BANDAR SERAI DEVELOPMENT SDN. BHD. — the filed statutory particulars and the public KPKT TEDUH register, side by side

Everything in this table is either printed in a filed advertisement document, printed in the public KPKT TEDUH register, printed on the developer’s own pages, or marked NOT PRINTED / not a register field. Where the developer’s own two documents disagree, both are shown and neither is resolved. The township is registered under fifteen separate project codes, five of them under the bare township name, so the code is printed beside every phase name — a client who searches “Gamuda Gardens” gets five records for five different buildings and cannot tell which house is which.

HESTON HILLS 237 = 209 Rumah Teres + 12 Rumah Berkembar 2-storey + 16 Rumah Berkembar 3-storey — and the brochure’s 21 type counts sum EXACTLY to 237 and to the register’s three component rows. No omitted block, no phantom type. Credit it
THE CLOVE 172 across six filed component rows
completed: 177 + 134 + 125 + 126 + 664 + 500 + 144 + 285 + 160 + 211 + 94 + 270 + 164
RESIDENTIAL COVERAGE IS 100%, AND THE WALK AND THE COUNT AGREE: 19124-1 – -15 all resolve, -16, -17, -18 and -20 return 404, jumlahProjek: 15, and every marketed homes product maps to a registered phase. No dormant permit-less twin, no cancelled-permit record, no unpermitted interval. That is a point in the developer’s favour and it is credited as one
THE GAP IS ENTIRELY COMMERCIAL AND IT CARRIES NO HDA REGISTRATION OF ANY KIND: Gardens Square, Village Square, The Atrium, GAIA Boulevard, Waterfront Village, Gamuda Luge Gardens, Skyline Luge, FunPark, Big Bucket Splash, Gardens Wellness, the Adventure Playland, the Equestrian Facilities, the 50-acre Central Park and the five lakes
And one more name exists in no register at all: Mews Home holds a GreenRE Bronze provisional to this licensee (12 February 2026) and appears on NO register row and NO developer page found
HESTON HILLS, filed per type code, 21 rows: A1/A2 2,227 sq ft centre and A3/A4 2,331 end on 22′×70′ · B1/B2 2,724 and B3/B4 2,822 on 26′×70′ · C1/C2 3,226 and C3/C4 3,501 on 35′×70′ · D1–D4 3,764 on 45′×80′ · E1–E5 5,617 on 40′×100′
A SELF-CONTRADICTION INSIDE ONE FILED DOCUMENT: Type E’s lot is 40′×100′ in the main table and 55′×100′ in a specification table of the same filing. Both are printed. Neither is resolved
The marketed schedule publishes almost nothing: the developer’s page gives “from 2,227 sq ft” and a flat “4 bedrooms, 4 bathrooms” — which is WRONG for types C, D and E (filed 4/5 plus powder, and 5/6). Both are shown; neither is resolved
NO BUILT-UP IS PUBLISHED FOR THE CLOVE ON THIS PAGE, deliberately: its filed brochure prints 1,971 sq ft as a LOT area (Jenis A, 20′×97′) while the press prints 1,971–2,284 sq ft as a BUILT-UP range and a portal gives 1,829 and 1,937 — three incompatible built-up stories for one phase, one of which is demonstrably a lot dimension
And on nine records across these licences the register’s keluasan is a BUILT-UP in m², not a land area: -1 182, -2 196, -3 213, -4 223, -5 84–93. 182 m² = 1,959 sq ft and 223 m² = 2,400 sq ft — terrace built-ups, not lots. Reading them as land area would overstate density by roughly an order of magnitude
HESTON HILLS 19124-15: RM1,436,800.00 – RM8,370,800.00
THE CLOVE 19124-14: RM945,800.00 – RM2,283,360.00
completed stock, for context: MONARC 19124-11 RM2,270,160 – RM8,246,160 · Gaia Residensi 19124-6 on TWO BANDS ON ONE PHASE — 285 units at RM250,000 – RM656,160 and 215 units at RM520,560 – RM848,160, an affordable allocation inside a market block, visible only from the two bands and from the filing’s description of Type A as an affordable service apartment · 19124-5 332 units at RM180,000 – RM232,000 and 332 at RM220,000 – RM232,000
These are the filed statutory Unit Selling Price ranges from the legally filed advertisement particulars and the public register — that is, the filed SPA ranges. NOT A PRICE LIST, NOT A QUOTATION, NOT AN OFFER
THE DEVELOPER’S OWN PAGES CARRY ENTRY FIGURES BELOW THE FILED STATUTORY MINIMUM ON THREE OF ITS FOUR MARKETED PRODUCTS, AND NEITHER THOSE FIGURES NOR THE GAPS APPEAR ANYWHERE ON THIS PAGE. The carrier count is ONE, and it is not an independent one — it is the developer itself. No portal was found repeating any of the three. That is the sharper finding and it is stated as such — see “what this page does not publish, and why” below
And the trap running backwards was checked and does NOT apply: there is no -RMM / -AH / -NPT / -OMU type-code suffix pair anywhere in any filing on this licence, so a below-filed figure here cannot be explained away as an affordable band. The affordable allocations that do exist are separate records or separate bands, not type-code twins. Said plainly so the reader does not have to wonder
HESTON HILLS: 35–42% across its component rows, status Lancar · CCC - · VP -
THE CLOVE: 37–62% by row — 48.83%, 46.11%, 37.50%, 62.50%, 47.66% and 47.27% · status Lancar
These register percentages are the ONLY construction figures in existence for either phase. There is NO site-progress gallery on the developer’s host at all, no dated photograph and no as-at date, and no portal carries a percentage
The Clove’s remaining-unit field is filed on only four of its six rows (26 of 60, 4 of 4, 55 of 64, 22 of 22) — two rows carry none, so no township take-up figure is computable and none is given
Any marketing status that disagrees with these figures is named on this page rather than repeated: a phase at 35–42% built with a governing VP in December 2028 is under construction, and a completed phase such as Monarc (CCC 17 July 2025, VP 21 July 2025) is COMPLETED STOCK and not a launch, whatever a marketing tag says
HESTON HILLS — GOVERNING: 5 December 2028 (register serahKosongIkutPjb)
Its filed brochure says October 2028 — about two months EARLIER than the governing date, so it is NOT the date to rely on. Both are printed; neither is resolved
THE CLOVE — GOVERNING: 14 May 2028; its filed brochure says Mei 2028 — brochure and register agree to the month, and that deserves crediting. One portal says only “2028”
jadual: Jadual H · tempohAsal: 36 Bulan on all 15 records
pindaanTempohSerahKosong carries BOTH VALUES INSIDE THIS ONE LICENCE — Tidak on -1 – -5 and -11 – -15, Ya on -6 – -10. So the field is per record and predicts nothing, and no rule is drawn from it on this page
THE DELIVERY RECORD, WHICH IS THIS PAGE’S LEAD FINDING: thirteen completed phases, thirteen delivered INSIDE the governing date. Eight of the thirteen needed no extension at all and still beat their ORIGINAL date. Five extensions were granted — +15, +11, +11, +5 and +5 months — and all five were consumed, none overrun. 19124-11 landed its vacant possession ONE DAY inside the original date. NO CONSUMER SOURCE PUBLISHES ANY OF THIS — it is set out phase by phase in the timeline above and tabulated in the FAQ
Your own SPA is what binds. Ask for the date in writing against your unit
99-YEAR leasehold ON ALL FIFTEEN PHASES, WITH THREE DIFFERENT EXPIRY DATES:
15 August 2116 — Gaia Residensi 19124-6
5 August 2120 — Danau Cengkih 19124-14 and Danau Simfoni 19124-11
21 October 2124 — Danau Sutera 19124-15
Three separate land titles under one licence, so a buyer’s remaining term differs by up to EIGHT YEARS depending on which phase they buy — and no source anywhere tabulates it. It is tabulated by phase in the FAQ
pegangan is NOT a TEDUH field on any of the 15 records — tenure exists only in the filed brochures, and nine of the fifteen phases have no filed brochure, ever (iklan: [] on -1 – -5), so for 1,226 of the 3,463 homes tenure, plan reference, built-up schedule, car park and interest restriction are simply unavailable
Sekatan Kepentingan FILED on every Gamuda Gardens brochure read: the land may not be transferred, leased or charged without State Authority consent — a separate third condition on top of the strata permission and the price floor
Bebanan Tanah: Tiada — NO CHARGEE IS NAMED ON THIS LICENCE AT ALL
strata title confirmed three ways: Jadual H, permit tail -(S), tempohAsal 36 Bulan
NO lot number, NO PT number, NO mukim and NO pekan is published anywhere — the register’s mukim reads Tiada maklumat on all 15 records. Only Daerah Gombak is filed
NOT FILED, AND THEREFORE NO DENSITY FIGURE APPEARS ON THIS PAGE FOR ANY PHASE. Keluasan Tanah is NOT PRINTED in any filed brochure on this licence and keluasan reads 0 mps on 19124-11, -12, -13, -14 and -15
810 acres is DEVELOPER-STATED for the whole township (its own pages and The Edge), and 810 → 3,463 = 4.3 per acre IS REFUSED AS A DENSITY FIGURE: the 810 acres carries the 50-acre park, five lakes, seven precincts, the Luge, the equestrian centre, five retail squares and every road. A township denominator is not a phase density
The 50-acre Central Park is township public open space, not any phase’s land, and the developer’s own adjacent-development pages put the same 50 acres 1.0 km away while calling it a “ring park”. One park, two names, two different spatial claims — and it is refused as a denominator on both counts
Also refused: the five cascading lakes (no area published), the group’s 3,344-acre corporate landbank, and both portals’ land-area fields (both read “Not stated”)
WHAT CAN HONESTLY BE DERIVED, LABELLED AS THIS PAGE’S OWN ARITHMETIC ON FILED DIMENSIONS: Heston Hills’ saleable lot area is computable because every lot dimension and type count is filed — 22′×70′ ×110 + 26′×70′ ×75 + 35′×70′ ×24 + 45′×80′ ×12 + 40′×100′ ×16 = 471,900 sq ft = 10.83 acres of saleable lots. That 10.83 acres is stated as a sourced derivation. The GROSS PARCEL AND THE DENSITY ARE NOT PUBLISHED AND ARE NOT PRINTED HERE AS FACTS
HESTON HILLS: FILED, and unusually explicit — 2 car porches on types A and B, 3 on types C, D and E
THE CLOVE: NOT PRINTED AS A BAY COUNT. Its filing shows only an Anjung Kereta (car porch) on the plans, and a porch on a plan asserts neither a count nor an allocation
NOT PRINTED for Gaia Residensi either, nor for either phase of the adjacent development
No visitor-bay count, no ratio and no allocation document is published for any phase of this township
The Diskaun Bumiputera field. It EXISTS in all five filed brochures across these licences and it carries a value — and its value is NOT THE SAME ACROSS PHASES: Gaia Residensi’s differs from the four landed phases’. The fact that they differ is recorded here because it is a fact about the filings, not a figure.
NO VALUE FOR IT IS PUBLISHED ON THIS PAGE, under this agency’s absolute compliance instruction — see “what this page does not publish, and why” immediately below, which explains it and names this cell as one of the three permitted appearances of that term
Not a register field
Ask Louis, and he will take you to the filed document itself

Sources, named. The public KPKT TEDUH developer register for 19124 and the project register for 19124-1 through 19124-15 (with -16, -17, -18 and -20 returning client errors, which is how the walk was closed, and jumlahProjek: 15 confirming it); the developer-register searches q=GAMUDA (six licensees, this one absent), q=SERAI (four records, and this is the search that found the licensee), q=GARDENS (six, none of them this licensee) and q=KUNDANG, against the positive control q=EXSIM (sixteen); the filed HIMS advertisement documents for Danau Sutera (Fasa 2-1) and Danau Simfoni (Fasa 1-18A) on the older 19124/19124-NN/ path and for Danau Cengkih (Fasa 1-13) (P45-20250723-00016714) and Gaia Residensi (P45-20231109-00009885) on the P45 path — both path forms occur under one serial, which is worth knowing before anyone concludes a filing does not exist; the GreenRE certification register with all four tiers read plus two unheaded certification-entry lists; the developer’s own township, Heston Hills and accolades pages and the gamudagardens.com.my footer; and named press and portals, collapsed to one publisher each where they share a group — The Edge group (theedgemalaysia, edgeprop and the EdgeProp API host = one), The Star group (thestar and starproperty = one), PropertyGuru and iProperty (one), plus Robb Report, Tatler, Daily Express, Bernama, Free Malaysia Today and Utusan, and two published foreign-ownership guides including IQI’s own. Verified 12 October 2026.

What was NOT reachable, said plainly rather than implied to have been checked. The Green Building Index directory could not be read — it has returned client or server errors throughout this agency’s register work — so GBI is INCONCLUSIVE and was never treated as a negative, and no source claims a GBI rating for this township. The group’s own investor document is a valid URL but returned a client error on two attempts, so the percentage of Bandar Serai Development Sdn Bhd held by Gamuda Berhad is not obtainable and is not stated. The GreenRE Gold, Silver and Bronze tier listings all truncate, so for the two phases with no entry the honest wording is “no entry in the reachable portion of the register”, not “no rating” — and Platinum, 95 rows with its last row complete, IS a clean negative. The Clove’s own two product URLs both return client errors and the developer’s homes listing renders client-side only, which is why no Clove image exists on this page. The Selangor land office publishes no reachable circular on the foreign-buyer threshold, so the RM2,000,000 Zone 1 floor rests on three published guides that agree, and a client must confirm it with PTG Selangor. The state affordable-housing portal’s search is inert, which is why 19124-5’s affordable scheme is reported here as one portal’s claim that no government source confirms.

Foreign buyers — the title says YES, the price floor says mostly NO, and a filed restriction sits on top of both

Three separate bars, and they must be answered separately. BAR ONE, TITLE. The filed plan approvals are all in the MPS 3/2-1371/442(PB(A)) form, the filed approving authority is Majlis Perbandaran Selayang and the register reads negeri: Selangor, daerah: Gombak on all fifteen records. Gombak is a Selangor main zone (Zone 1). On title, these homes are strata title landed — proved three ways from Schedule H, the -(S) permit tail and the 36-month delivery period — and IQI’s own published guide at iqiglobal.com/blog/buying-land-in-malaysia-for-foreigners/ states that generally only strata-titled landed homes qualify, from RM2,000,000 in the main zones. So a foreigner IS permitted here on title — which is the OPPOSITE of the adjacent development, where freehold individual title bars them. BAR TWO, PRICE. The Zone 1 floor is RM2,000,000 — double Kuala Lumpur’s RM1,000,000 — and three published guides agree on it, one of them citing the Selangor land office circular of 2014. At Heston Hills, 72 of the 237 units have a filed statutory minimum at or above RM2,000,000 — types B3 (15), B4 (5), C1–C4 (24), D1–D4 (12) and E1–E5 (16) — with B3’s RM2,040,800 the entry point and E3’s RM8,370,800 the ceiling at 4.19× the floor. 165 of the 237 are filed below RM2,000,000 at their minimum and do not clear it. At The Clove only the dearest 22-unit component starts above the floor (RM2,150,160 = 1.08×); 150 of 172 units are below it, the cheapest at 47.3% of the floor. Gaia Residensi’s filed maximum of RM848,160 is 42.4% of the floor and 19124-5’s RM232,000 is 11.6% — neither comes close. The one phase on this licence that is a clean yes on BOTH tests is MONARC (19124-11), filed RM2,270,160 – RM8,246,160 on Jadual H, all 94 units clearing the floor — and it is COMPLETED STOCK, not a launch. Nobody anywhere sets out this combination of a permissive title and an excluding price floor on the same project, and that is the single most useful thing on this page for a foreign client. BAR THREE, AND IT IS FILED. Every Gamuda Gardens brochure read carries a Sekatan Kepentingan requiring State Authority consent for any transfer, lease or charge. That sits ON TOP of the other two: the strata title permits it, the price floor excludes most units, and the filed interest restriction means the State must consent in every case. One further caution, and it is not academic: one published guide conditions the Zone 1 landed-strata permission on the scheme being gated and guarded, and the developer’s “gated and guarded community” claim has NO support in any filed document — so a foreign buyer should get that confirmed contractually, not from a web page. Thresholds change. Confirm the current figure and the consent process with PTG Selangor and with your own solicitor before you commit.

Schedule G versus Schedule H, in plain language — and why it is the whole story on this township

These two schedules are the statutory sale and purchase contracts prescribed under the HDA 1966, and which one you sign changes four things. ONE, title. Schedule G is for housing sold with individual title — land and building, your own title document. Schedule H is for housing sold together with a subdivided building — a parcel inside a subdivided development, held on strata title. TWO, the delivery period. Schedule G runs 24 months from your SPA; Schedule H runs 36 months. Gamuda Gardens is tempohAsal: 36 Bulan on all fifteen records, which is itself a confirmation that it is Schedule H. THREE, the common property and the charge that comes with it. A Schedule H development has common property, a management corporation under the Strata Management Act, a maintenance charge and a sinking fund. A strata-titled landed home carries that too, and NO maintenance figure, security figure, sinking-fund figure or strata budget is published anywhere for this township — nothing on this page should be read as implying there is none. FOUR, the foreign-buyer answer. In a Selangor main zone, a strata-titled landed home can be bought by a foreigner above the threshold while an individual-title landed home cannot. That is why this distinction is the whole story here: the same built form — a two-storey terrace — is filed on Schedule H with a -(S) strata permit at Gamuda Gardens and on Schedule G with a -(L) landed permit one kilometre away at the adjacent development. Two different legal products, opposite answers, and no marketing surface on either one mentions title type for Gamuda Gardens. What is NOT published: the defect liability period is not printed anywhere by this developer — it follows from the schedule, which marketing never states. Under Schedule H it is 24 months from vacant possession.

The leasehold disclosure — 99 years, three expiry dates, and up to eight years between them

All fifteen phases are 99-year leasehold, and the township carries THREE DIFFERENT LEASE EXPIRIES: 15 August 2116, 5 August 2120 and 21 October 2124. Those are three separate land titles under one developer licence, and they come only from the filed brochures — pegangan is not a TEDUH field on any of the fifteen records. The consequence is practical and it is material. Your remaining term at vacant possession is what a bank looks at when it sets a margin of finance and a tenure, and it is what a buyer looks at on resale in fifteen or twenty years. On the 2124 title (Danau Sutera / Heston Hills) a 2028 handover leaves about 96 years. On the 2120 title (Danau Cengkih / The Clove, and Danau Simfoni / Monarc) it leaves about 92. On the 2116 title (Gaia Residensi) a 2022 handover left about 94. So two houses in the same township, bought in the same year, can differ by up to EIGHT YEARS of remaining lease — and no source anywhere tabulates this. It is tabulated by phase in the FAQ below. Two further things nobody says. First, nine of the fifteen phases have no filed brochure at all (iklan: [] on 19124-1 through -5), which covers 1,226 of the 3,463 homes — so for more than a third of this township the tenure, the lease expiry, the plan reference and the interest restriction are simply not on any public record, and this page does not guess them. Second, the adjacent development is FREEHOLD — one kilometre away, same local authority, same district, same sales gallery, same brand — which is a genuine difference between the two and is stated once, here, without importing any of its other figures. Ask for the title search and the exact expiry date on YOUR lot in writing before you sign.

Identity, and the search problem — a non-empty brand result is not a finished search

Print the code, or the client’s own check fails. The licensee is BANDAR SERAI DEVELOPMENT SDN. BHD., 201301020260 (1050090-W), TEDUH developer code 19124, licence 19124/02-2028/0234(A). Searching the TEDUH developer register for GAMUDA returns SIX real licensees — and this one is not among them, because the licensee is not named Gamuda anything. The search that found it was SERAI: the masterplan or special-purpose-company name route. That is a failure mode worth generalising: six genuine hits is a reassuring result, and it was still the wrong answer. A non-empty brand result is not a finished search. Two more identity traps on this licence. FIRST, the township-in-the-name-field shape, and it is the dominant one here: five of the fifteen records read projek.nama: “Gamuda Gardens” for five DIFFERENT buildings — 177, 134, 125 and 126 terraces and a 664-unit 17-storey block. A client searching the township name gets five records and cannot tell which house is which. SECOND, the filed heading is often the LANDOWNER’S MASTERPLAN PHASING, not the product: Fasa 1-13, Fasa 1-18A, Fasa 2-1, and these match the plan-reference suffixes F1-13, F1-18A and F2-1 exactly — so the filed name is the plan phase, not the house you are buying. And four of the fifteen phases, 782 units between them (19124-4, -8, -9, -10), plus 19124-13’s 164 completed units, map to NO public marketing name at all — 946 homes that exist, are built and are occupied, with no product name anywhere.

Permit and filing oddities — five placeholders, one doubly corrupt licence number, and a brochure headed with a tenure label

FIVE FOR FIVE ON PLACEHOLDERS. Every filed brochure read across these licences prints the advertising and sales permit as a literal placeholder — xxx with Tempoh xx, XXX, XXXX, or a blank validity. This is the most consistent placeholder behaviour this agency has recorded anywhere, and the consequence is concrete: the lapse-versus-current test cannot be run from any filed document at all, only from the register. Never pass a licence validity off as a permit validity. A DOUBLY CORRUPT LICENCE NUMBER. Danau Simfoni’s filed brochure prints the developer licence as 1919124-10/02-2023/0108(L) — the digits 19 duplicated in front of the serial 19124, AND the phase index -10 spliced into the licence-number field, on a record that is 19124-11. Two corruptions in one field, and the spliced phase index is the WRONG phase’s. The dates still reconstruct from the /02-2023/ segment; only the serial is corrupt. A BROCHURE HEADED WITH A TENURE LABEL, AND THE IRONY IS WORTH NAMING. On the adjacent licence one filed brochure is headed PEGANGAN KEKAL — a tenure label, meaning freehold, standing where a project name should be, with RUMAH TERES 2 TINGKAT beneath it. It belongs to the FREEHOLD adjacent development, where the label is at least accurate; if that heading were ever read onto THIS licence it would be flatly wrong, because every phase here is 99-year leasehold. The fact sheet resolves it to the other licensee, so it is named here as a reading hazard and nothing is imported from it. AND THE REVERSE-TRAP THAT DOES NOT APPLY, said rather than left to wonder: no -RMM, -AH, -NPT or -OMU type-code suffix pair exists anywhere in any filing on this licence, so no below-filed-minimum figure here can be explained away as an affordable allocation hiding behind a suffix. The affordable allocations that genuinely exist on this licence — 19124-5 entirely, and Gaia Residensi’s 285-unit band — are separate records or separate bands, not type-code twins. One last filing flag, stated as a flag and not as a finding: on the adjacent licence two Kundang Estates records show a CCC dated after the register’s vacant-possession date. CCC is not VP and no VP is recorded for either, so that is something to check, not a finding of late delivery — and it is on the other licensee’s record, not this one’s.

Green certification — the Gold is a community complex on the non-residential tool, and the real ratings are unadvertised

“Gamuda Gardens is GreenRE Gold” would be FALSE FOR EVERY HOME, and this is the most seductive green decoy this agency has met. The Gold row on the GreenRE register is Kompleks Komuniti Gamuda Gardens, GOLD, PROVISIONAL, 6 August 2025, tool NRB v3.2 — NRB is the NON-RESIDENTIAL tool and the subject is a community complex, not a house. The genuine residential entries to this licensee are: Gamuda Garden Clove (Phase 13), BRONZE, PROVISIONAL, 6 August 2025, RES v3.3 — which maps to 19124-14, The Clove, now selling — and Valeria Garden Homes, BRONZE, FINAL, 26 February 2026, RES v3.2 — 19124-12, completed, and the township’s only FINAL certification. Two further Bronze provisional rows sit with this licensee: Gamuda Gardens Phase 7 (21 August 2024), which cannot be resolved to a register code, and Mews Home (12 February 2026), a name that appears on no register row and no developer page found. Provisional is not certified. This page says “provisional” every time. There is NO entry for Heston Hills (19124-15) in the reachable portion of the Gold, Silver or Bronze registers, and those three tiers truncate, so that is an absence in the reachable portion, not a negative. Platinum, 95 rows with its last row complete, IS a clean negative. AND CREDIT WHERE IT IS DUE: the developer advertises NOTHING green on any product page read. Its claims are “solar-ready” and “solar and EV-ready homes” — building features, not certifications. So the ratings are real and unadvertised: they are credited here, and a feature claim is not upgraded into a rating. THE DECOY THAT MUST BE REFUSED BY NAME, because it is the closest this agency has seen: Gamuda Cove, The Clove (Taman Cengkih), Bronze provisional, 6 May 2025, RES v3.3, belongs to Gamuda Land (T12) Sdn Bhd — same group, same marketing name “The Clove”, same tier, same status, same tool version, dates three months apart, and registered Malay names ONE WORD APART: Taman Cengkih against this licence’s Danau Cengkih. The discriminator is the LICENSEE and nothing else. And the confusion is already loose in the wild: EdgeProp places Danau Cengkih in BANTING at 2.87—N, beside Gamuda Cove, against the register’s Gombak at 3.295—N — about 47 km out. Also refused: Damai to SDB Properties Sdn Bhd, which matches a phase name on the adjacent licence EXACTLY and is a different licensee entirely, along with about thirty further rows whose project or developer name contains Clove, Kirana, Damai, Sutera, Flora, Embun, Simfoni, Mentari, Gombak, Kundang or Garden. Two Scientex Rawang ratings in the same town, and four Taman Airria Kundang ratings next door, are refused on licensee as well. GBI could not be read and is INCONCLUSIVE, never a negative.

Awards — seven of them, and not one belongs to a home

NOT ONE AWARD ON THIS TOWNSHIP IS AT PHASE LEVEL. Every item below is a masterplan, township, precinct or park award, and the honest line on a Heston Hills or The Clove page is therefore “the master plan it sits in has won X”, never “this project has won X”. What actually won, and for what: FIABCI World Prix d’Excellence Awards 2026, GOLD in the Masterplan Category, awarded to “Gamuda Gardens, Malaysia” — the masterplan. FIABCI Malaysia Property Award 2025, Housing Master Plan Category — the master plan again. Smart Township Malaysia 2025, SILVER — the township, and the awarding body is not named on the developer’s own page. The Edge Best Managed & Sustainable Property Awards 2025, GOLD — awarded to “Village Homes, Gamuda Gardens”, which is a PRECINCT, not a phase, and it is a JOINT entry with a precinct of a different township entirely. And Malaysia Landscape Architectural Awards (MLAA 13) 2023, PROJECT OF THE YEAR — awarded to “Gamuda Gardens Central Park”, that is, THE PARK. Not the township, and not any home. The same award cycle credits the Central Park with a Green Infrastructure Award and an MLAA Excellence Award (2022, Landscape Design). Nothing has been awarded to Heston Hills, The Clove, Monarc, Valeria Garden Homes or any Danau phase. Decoys refused, and they sit on the developer’s own accolades page, which is exactly where they do the most damage: SIX of the 2025–26 entries belong to the WETLANDS ARBORETUM, which is at GAMUDA COVE — a different development under a different licensee in a different district (a GBC Judges Commendation, an Edge–ILAM Gold Sustainable Landscape, an Editor’s Choice for Wetland Conservation, a FIABCI Silver Environmental, an MLAA15 Project of the Year, an MLAA15 Special Award and MLAA15 Honour and Excellence Awards). Also refused: twentyfive7’s Smart Township Gold, Gamuda Cove’s Smart Township Silver, a Vietnam precinct’s FIABCI Gold Masterplan, a contractor-category award to a group construction company, and three CORPORATE items — a GBC business-leadership award, a developer hall-of-fame listing and a top-developer ranking — all three to Gamuda Land, not to any project. And the accolades page carries a “Load More” control, so this is not necessarily the complete list and is not presented as one. No QLASSIC score was found for any phase.

The vendor, the land, and why “no joint venture” can be said AFFIRMATIVELY here

Most pages can only say that no joint venture was found. This one can do better than that. The 532 acres beside this township were bought on 3 January 2023 for RM360 million in eight parcels from Kundang Properties Sdn Bhd, by Gamuda Land (Botanic) Sdn Bhd — not by this licensee — and the deal is carried by four independent publishers. Here is the affirmative part: Kundang Properties Sdn Bhd DOES hold its own KPKT developer licence (code 8206, 8206/01-2027/0510(R), five projects, all in Kundang Jaya) — AND IT HOLDS NO PHASE OF THE LAND IT SOLD. A vendor that is itself a licensed developer and retains nothing is positive evidence that this was an outright land purchase and not a development-rights joint venture, which is a stronger statement than an absence of evidence. What is NOT published, and it is the one corporate gap left: the percentage of BANDAR SERAI DEVELOPMENT SDN. BHD. held by Gamuda Berhad. The group’s investor document would answer it and returned a client error on two attempts. Gamuda Land (Botanic) is described as a wholly owned subsidiary in the 532-acre announcement — but that is stated for licence 14542, NOT for 19124, and this page does not carry it across. Also not published for any phase of this licence: any main-contractor name, contract sum, lot address or gross floor area. No Bursa contractor announcement exists — and because Gamuda Berhad is one of Malaysia’s largest contractors building its own township, the third-party-contractor route is a CLOSED DOOR, not an open gap.

Gardens Park is a DIFFERENT development — stated once, cross-linked once, and then left entirely alone

The adjacent Gardens Park is a separate development with a different licensee, a different tenure and a different title type, and it is not a phase of Gamuda Gardens. Its licensee is GAMUDA LAND (BOTANIC) SDN. BHD., 199901016836 (491736-H), TEDUH developer code 14542; its homes are filed Schedule G with an -(L) landed permit tail and a 24-month delivery period; its tenure is PEGANGAN KEKAL, FREEHOLD; its filings record Sekatan Kepentingan: Tiada — no interest restriction at all; and its plan references read 3170 where every one of this licence’s reads 442. Four independent legs settle that they are two developments: two licensees with two licences and two project lists; two different master-plan reference numbers under the SAME local authority; a green register that prints the Gardens Park name against the Botanic licensee; and a published 532-acre land purchase describing the new parcel as being next to the existing 810-acre Gamuda Gardens. A fifth leg is the two developments’ OWN distance tables, which contradict each other on eight shared destinations by up to 6.4× — and that is evidence of two real sites, not an error; the register’s own coordinates put the Gardens Park phases west of these. Why the confusion exists: the developer’s corporate site correctly calls Gardens Park “a freehold development, adjacent to Gamuda Gardens”, but the gamudagardens.com.my site carries Gardens Park as one of its own navigation sections, and both developments share one sales gallery address and one phone number — that gallery address is printed as the developer’s own address in every filed brochure across BOTH licences. The consequence for a buyer is the biggest single finding across the two: the same built form is STRATA-titled here and INDIVIDUAL-titled there, which gives opposite answers to the foreign-buyer question, different delivery mechanics, and different maintenance liabilities. Nothing on any marketing surface says so. Gardens Park has its own page on this site. Not one of its figures — not a unit count, not a price band, not a distance, not a green rating, not an award, not a completion date — appears anywhere else on this page. And a third township sits on that same adjacent licence: Kundang Estates, four records CCC’d 2018–19. It is kept off this page entirely.

What this page does not publish, and why

This agency has one absolute compliance instruction and this page applies it literally. No discount figure, no rebate figure, no nett price, no promotion and no commission information appears anywhere on this page, from any source, whatever its provenance — and those five terms appear exactly once each on this page, here in this sentence, and nowhere else. There is one deliberate, named exception, and it is the term Bumiputera, which appears three times: once here, once in the answer block near the top of this page and once in the final column of the register table above — and in both of those places the page records ONLY that the filed advertisement contains such a field and that the field carries a value, and publishes no value for it. What that means in practice. The filed statutory Unit Selling Price bands and the public KPKT TEDUH register bands ARE published here, because they are the legally filed sale and purchase price ranges and a public government record — and each is labelled on this page as what it is: not a price list, not a quotation and not an offer. What is withheld, and how many carriers it has — and the carrier count is the sharper point. The developer’s OWN pages carry entry figures BELOW the filed statutory minimum on THREE of its four marketed products. Neither those figures nor the size of the gaps appears anywhere on this page, because printing a gap beside a filed minimum would reconstruct the withheld figure exactly. Recorded here is only that the discrepancy exists on three products, and who carries it. And here is the part that matters: the carrier count is ONE, and that one carrier is NOT independent — it is the developer itself. No portal was found repeating any of the three. A developer carrying a figure below its own filed statutory minimum, on three of its four products, with no independent publisher repeating it, is a sharper finding than a wide discrepancy across many sources would be, and it is stated as such. Counting rule applied, so that the figure one is honest: the two Edge-group domains and the EdgeProp API host count as one publisher; PropertyGuru and iProperty count as one; the two Star-group domains count as one. The filed minima themselves ARE publishable and they are in the table above — Heston Hills RM1,436,800.00 and The Clove RM945,800.00. Two further figures are recorded as collisions and published as neither a local price nor a withheld one. The press reports an average selling figure for The Clove that sits below Danau Cengkih’s filed minimum — but it is an average across THREE townships, so it is not a Gamuda Gardens price at all and is not presented as one. And the marketed entry figure for The Atrium has no filed statutory band in existence to test it against, because The Atrium holds no HDA registration — so the below-filed-minimum test there is INAPPLICABLE, not passed, and that distinction is made deliberately. And the trap running backwards was checked and does not apply: there is no affordable-unit type-code suffix pair anywhere in any filing on this licence, so the filed minimum IS the open-market minimum and the below-filed figures are marketing figures, not an affordable band. Why Louis does it this way. Anything beyond the filed SPA range changes week by week, is unit-specific, and belongs in a conversation with a registered estate agent who can put it in writing against your actual unit and your actual financing — not on a public web page where it would be stale, wrong, or read as an offer. Ask Louis. He will take you to the filed document itself.

The licensed developer — named by its licence, not by its brand

BANDAR SERAI DEVELOPMENT SDN. BHD. — the company that will sign your Schedule H sale and purchase agreement

The licensee of Gamuda Gardens is BANDAR SERAI DEVELOPMENT SDN. BHD., company registration 201301020260 (1050090-W), TEDUH developer code 19124, holding developer licence 19124/02-2028/0234(A) valid 9 February 2023 to 8 February 2028. That is the company whose name goes on your SPA, and it is not the name on any advertisement, any portal listing or any press report about this township. Its registration number is not in the TEDUH record at all — the register field reads no. pendaftaran syarikat: Tiada maklumat — and the number above comes from the filed brochures themselves and from the gamudagardens.com.my footer. No registration number on this page was taken from a portal field. The register’s own contact fields do one useful thing for free: they carry a @gamudaland.com.my e-mail address and lamanWeb: www.gamudaland.com.my, which is the register itself tying this special-purpose company to the Gamuda Land brand.

Status on the register: Aktif, with mempunyaiKesalahan: null — no recorded offence — and jumlahProjek: 15. Registered office: Menara Gamuda, D-16-01, Block D, PJ Trade Centre, No. 8, Jalan PJU 8/8A, Bandar Damansara Perdana, 47820 Petaling, Selangor. Business address on the register: QT-06, Quayside Tower, Kompleks Perniagaan Gamuda, Persiaran Freesia, Gamuda Kemuning 25.7, 42500 Gombak, Selangor. The brand is Gamuda Land, described in its own footer, verbatim, as “the property arm of Gamuda Berhad [Co. Regn. No. 197601003632 (29579-T)]”; Gamuda Berhad is listed on Bursa Malaysia.

Who the portals say the developer is, and why both are wrong. EdgeProp names “Gamuda Berhad” on its Danau Cengkih and Valeria Garden Homes records — that is the listed parent, two levels up from the licensee. PropertyGuru names “Gamuda Land Sdn Bhd” — a brand name, and not either licensee on either of the two licences in this area. No consumer source anywhere names Bandar Serai Development Sdn Bhd. The only public surfaces that do are the filed brochures, the TEDUH register, the gamudagardens.com.my footer and the GreenRE register. If you check nothing else on this page, check that name against the licence number before you sign anything.

Two developer codes in one group, and they must never be crossed. Gamuda Land (Botanic) Sdn Bhd, the licensee of the adjacent Gardens Park, holds code 14542 (live, licence 14542/01-2028/0889(A), seven projects) and code 8393 (licence 8393-34/01-2020/01263(L), expired 16 January 2020, thirty-four projects, all of them Bandar Botanic in Klang). Same company, two codes, two eras, two townships about 40 km apart. A third licensee in the same group carries an offence flag on its own register record — it is a different company on a different licence and nothing about it is attributed to Gamuda Gardens on this page. Equally, Gamuda Gardens’s own clean record — no offence flag, no sick project, no abandoned project — belongs to 19124 and is not lent to anyone else.

What this developer has actually done, from the register rather than from a brochure, and it is the strongest honest thing on this page. Thirteen of its fifteen registered phases are complete, and all thirteen were delivered inside the date that governed them. Eight of the thirteen took no extension at all and still landed inside their ORIGINAL vacant-possession date — by 11, 28, 36, 43 and 61 days on the five earliest phases, by 27 days at Valeria Garden Homes, by 13 days on 19124-13, and by ONE DAY at Monarc. Five extensions were granted — +15 months at Gaia Residensi, +11 and +11 at Danau Embun, +5 and +5 at Danau Mentari — and all five were consumed but not one was overrun: the certificates landed 47, 16, 16 and 17 days inside the revised dates, and one landed on the revised date to the day. Set that against what this agency has recorded elsewhere — phases 101 days past a revised date, and phases four to five years past an original one — and it is a materially good record. No consumer source publishes any part of it. Two honest cautions. First, the two phases now selling have NOT yet been delivered, so the record above is history and not a promise — Heston Hills’ governing date is 5 December 2028 and The Clove’s is 14 May 2028, and your own SPA is what binds. Second, this licence carries both Ya and Tidak on the extension field, so that field predicts nothing and no rule is drawn from it here.

Questions a buyer actually asks

Gamuda Gardens — the questions, answered from the filings

Who is the licensed developer, and what is the project code I should search?
The licensee is BANDAR SERAI DEVELOPMENT SDN. BHD., company registration 201301020260 (1050090-W), TEDUH developer code 19124, developer licence 19124/02-2028/0234(A) valid 9 February 2023 to 8 February 2028, status Aktif with no recorded offence. That name appears on no advertisement, no portal and no press report — one portal names the listed parent two levels up, another names a brand — so check the licence number, not the brand. And the search matters: querying the TEDUH developer register for GAMUDA returns six genuine licensees and MISSES this one entirely, because the licensee is not named Gamuda anything. SERAI is what found it. On the project side, search the code: 19124-15 for Heston Hills and 19124-14 for The Clove. Searching the name “Gamuda Gardens” returns five records for five different buildings, because five of the fifteen phases are registered under the bare township name.
Is this one project or fifteen? And how many homes are there in total?
Fifteen separate registered phases under one developer licence, carrying 3,463 licensed homes. Thirteen are complete; two are selling. The residential coverage is 100% and the walk and the count agree: 19124-1 through -15 all resolve, -16, -17, -18 and -20 return client errors, the licensee record reads jumlahProjek: 15, and every marketed homes product maps to a registered phase. No dormant permit-less twin, no cancelled-permit record and no unpermitted interval in the licence history. That is a point in the developer’s favour and it is credited as one. What is NOT licensed is the commercial side — the retail squares, The Atrium, GAIA Boulevard, Waterfront Village, the Luge, Gardens Wellness, the playland, the equestrian facilities and the 50-acre Central Park hold no HDA registration of any kind. Every home here is inside the Act; none of those components is.
What is the delivery record of this developer, phase by phase?
Thirteen completed phases. Thirteen delivered inside the date that governed them. Eight of the thirteen needed no extension at all and still landed inside their ORIGINAL date. Five extensions were granted — +15, +11, +11, +5 and +5 months — and all five were consumed, not one was overrun. This is the cleanest delivery record this agency has traced on any licence, and no consumer source publishes it. Here it is in full, straight from the register:

Every cell above is a KPKT TEDUH register field. Nothing is predicted and nothing is inferred. Thirteen completed phases, thirteen delivered inside the governing date, eight of them inside their ORIGINAL date with no extension at all, and five extensions granted of which all five were consumed and not one overrun. No consumer source publishes this table or any part of it. The two phases still building are not yet delivered, so the record is history and not a promise.

Two cautions, stated honestly. The two phases now selling are not yet delivered, so the table is history and not a promise. And this licence carries BOTH Ya and Tidak on the pindaanTempohSerahKosong field — Tidak on -1 to -5 and -11 to -15, Ya on -6 to -10 — so that field is per record, it predicts nothing, and no rule is drawn from it here.
Is Gamuda Gardens freehold or leasehold? And does it matter which phase I buy?
All fifteen phases are 99-year leasehold — and YES, it matters a great deal which phase you buy, because the township carries THREE DIFFERENT LEASE EXPIRY DATES. No source anywhere tabulates them. Here they are:

Ask for a title search

Tenure comes ONLY from the filed brochures: pegangan is not a KPKT TEDUH field on any of the fifteen records. That is why the fourth row exists — for 19124-1 to -5 no filed advertisement has ever existed (iklan: []), covering 1,226 of the township’s 3,463 homes. All fifteen phases are 99-year leasehold; it is the EXPIRY DATE that differs, by up to eight years between the known titles. One portal correctly labels Valeria Garden Homes “Leasehold” and another correctly calls Gamuda Gardens a mixed leasehold project; neither notes that the adjacent development is freehold, and neither tabulates the three expiry dates. Remaining terms above are this page’s own arithmetic on filed expiry dates against register handover dates, and are labelled as such.

Why it matters in practice: your remaining term at vacant possession is what a bank looks at when it sets a margin of finance and a loan tenure, and it is what a buyer looks at when you resell in fifteen or twenty years. Two houses in this same township, bought in the same year, can differ by up to eight years of remaining lease. And note what this means for the adjacent development: it is FREEHOLD, one kilometre away, same local authority, same district, same sales gallery, same brand. That is a genuine difference between the two. Ask for a title search and the exact expiry date on YOUR lot in writing before you sign.
These are landed houses. Why are they on Schedule H with strata title, and what does that change?
Because the filing says so, on all fifteen records, and it changes four things. The register’s jadual field reads Jadual H on every one of the fifteen phases — including two-storey terraces, cluster houses, semi-detached houses and detached bungalows — and that is confirmed two further ways: the -(S) strata tail on every advertising and sales permit from 19124-6 onward, and tempohAsal: 36 Bulan on all fifteen, where Schedule G landed is normally 24. So these are strata-titled landed homes, and no Gamuda Land page, no portal and no press report in this research says the word strata about Gamuda Gardens. What it changes: ONE, your title is a strata parcel, not an individual land title. TWO, your delivery period is 36 months from your own SPA, not 24. THREE, there is common property, a management corporation under the Strata Management Act, a maintenance charge and a sinking fund — and no maintenance, security, sinking-fund or strata-budget figure is published anywhere for this township, so nothing here should be read as implying there is none. FOUR, and this is the big one: it is what admits a foreign buyer. See the next answer.
Can a foreigner buy a home in Gamuda Gardens?
On title, yes. On price, mostly no. And there is a filed third condition on top of both. TITLE. The register reads negeri: Selangor, daerah: Gombak on all fifteen records and the filed approving authority is Majlis Perbandaran Selayang, so this is a Selangor main zone. The homes are strata title landed, and IQI’s own published guide states that generally only strata-titled landed homes qualify, from RM2,000,000 in the main zones. So a foreigner IS permitted here on title — the OPPOSITE of the adjacent development, whose freehold individual title bars them. PRICE. The Selangor Zone 1 floor is RM2,000,000 — double Kuala Lumpur’s RM1,000,000, which is RM1,000,000 with Economic Planning Unit consent; Selangor Zone 3, meaning Hulu Selangor and Sabak Bernam, is RM1,000,000 — and three published guides agree on the Zone 1 figure, one citing the Selangor land office circular of 2014. At Heston Hills, 72 of the 237 units have a filed statutory minimum at or above RM2,000,000: types B3 (15 units, from RM2,040,800), B4 (5), C1–C4 (24), D1–D4 (12) and E1–E5 (16, up to RM8,370,800 = 4.19× the floor). The other 165 units are filed below the floor at their minimum and do not clear it. At The Clove only the dearest 22-unit component starts above the floor; 150 of 172 units are below it, the cheapest at 47.3% of the floor. Gaia Residensi and 19124-5 are nowhere near it. The one phase on this licence that is a clean yes on BOTH tests is MONARC (19124-11, 94 units, filed RM2,270,160 – RM8,246,160, Jadual H) — and it is completed stock, not a launch. THE THIRD CONDITION, AND IT IS FILED. Every Gamuda Gardens brochure read carries a Sekatan Kepentingan requiring State Authority consent for any transfer, lease or charge. So the honest answer in one line: the strata title permits it, the price floor excludes most units, and the State must consent in every case. One more caution: a published guide conditions the Zone 1 landed-strata permission on the scheme being gated and guarded, and the developer’s “gated and guarded community” claim has no support in any filed document — get that confirmed contractually. Thresholds change. Confirm the current figure and the consent process with PTG Selangor and your own solicitor.
The names confuse me. What is Heston Hills actually registered as, and what about the others?
Six marketed names on this licence have been rebranded away from their registered names, and NOT ONE DOCUMENT anywhere links a marketed name to its registered name. The mapping below was made only by matching filed built-ups, lot sizes, unit counts and type structures — so the evidence column is an INFERENCE, and it is labelled as one. Read the middle two columns together or a client’s own register check fails. NOT ONE filed document, register field or developer page prints a marketed name beside its registered name — with the single exception of one portal record titled Valeria Garden Homes (Danau Flora). So every row in the fifth column is an INFERENCE from filed built-ups, lot sizes, unit counts and type structures, and it is labelled as an inference, not as a stated fact. The register codes, the registered names and the unit counts are not inferences: they are register fields.

And note the shape of the trap: five of the fifteen records are named simply Gamuda Gardens, which is the township in the project-name field. The filed headings elsewhere are the landowner’s masterplan phasing — Fasa 1-13, Fasa 1-18A, Fasa 2-1 — which match the plan-reference suffixes exactly, so the filed name is the PLAN phase, not the product.
What does Heston Hills actually cost, and what do I get?
The filed statutory price band for Heston Hills (19124-15) is RM1,436,800.00 – RM8,370,800.00. That is the filed statutory Unit Selling Price range from the legally filed advertisement particulars and the public register — that is, the filed SPA range. It is not a price list, not a quotation and not an offer, and this page carries no figure that nets anything off it. The filing gives 21 type codes and the register’s 21 component rows match them exactly: Type A 110 units on a 22′×70′ lot at 2,227 sq ft (centre) and 2,331 (end), 4 bed / 4 bath, 2 car porches; Type B 75 units on 26′×70′ at 2,724 and 2,822; Type C 24 units on 35′×70′ at 3,226 and 3,501, 4 bed / 5 bath plus a powder room, 3 porches; Type D 12 semi-detached units on 45′×80′ at 3,764, 5 bed / 6 bath; and Type E 16 THREE-STOREY twin villas at 5,617 sq ft, 5 bed / 6 bath plus powder room. Two things to know before you rely on marketing. First, the developer’s own page gives one built-up (“from 2,227 sq ft”) and a flat “4 bedrooms, 4 bathrooms” — which is wrong for types C, D and E. Second, the filing contradicts ITSELF on Type E’s lot: 40′×100′ in the main table and 55′×100′ in a specification table of the same document. Both are printed on this page and neither is resolved. The per-type bands are in the layouts section above. Ask Louis for the filed schedule against your actual unit.
What about The Clove? And why is there no photograph of it on this page?
The Clove is registered as Danau Cengkih (Fasa 1-13), project code 19124-14, 172 cluster homes, filed band RM945,800.00 – RM2,283,360.00, 37–62% built, governing vacant possession date 14 May 2028. Its filed brochure says Mei 2028 — brochure and register agree to the month, which deserves crediting. The register carries six component rows and no type code is attached to any of them, so the marketed names and the filed price rows cannot be lined up. No built-up is published for it on this page, deliberately: the filed brochure prints 1,971 sq ft as a LOT area while the press prints 1,971–2,284 sq ft as a BUILT-UP range and a portal gives 1,829 and 1,937 — three incompatible built-up stories for one phase, one of which is demonstrably a lot dimension. As for photographs: The Clove has ZERO verifiable images anywhere. Both of its product URLs on the developer’s host return client errors and the homes listing renders client-side only, emitting no image URL to a plain fetch. So this page shows no image of The Clove rather than letting a Heston Hills render stand in for it. That is a deliberate choice: all nine images on this page are Heston Hills, and none of them depicts The Clove, Monarc, Valeria Garden Homes or any of the thirteen completed phases.
Is Gamuda Gardens the same thing as Gardens Park?
No. They are two separate developments with two different licensees, opposite tenure and opposite title type, and the developer itself is inconsistent about it — which is why the question gets asked. Gamuda Gardens is licensed to BANDAR SERAI DEVELOPMENT SDN. BHD., 201301020260 (1050090-W), code 19124, with fifteen phases, 99-year leasehold, Schedule H, -(S) strata permits, a 36-month delivery period, a filed Sekatan Kepentingan, and every plan reference reading 442. Gardens Park is licensed to GAMUDA LAND (BOTANIC) SDN. BHD., 199901016836 (491736-H), code 14542, is FREEHOLD, files Schedule G with -(L) individual-title permits and a 24-month delivery period, files no interest restriction at all, and every plan reference reads 3170 — same local authority, different master plan. The consequence for a buyer is the biggest single finding across the two: the same built form is strata-titled here and individual-titled there, which gives OPPOSITE answers to the foreign-buyer question, different delivery mechanics and different maintenance liabilities. Nothing on any marketing surface says so. Why the confusion exists: the corporate site correctly calls Gardens Park “a freehold development, adjacent to Gamuda Gardens”, but the Gamuda Gardens site carries Gardens Park as one of its own navigation sections, and both share one sales gallery and one phone number. Gardens Park has its own page on this site, and not one of its figures appears anywhere else here. One last thing worth knowing: the two developments’ own distance tables contradict each other on eight shared destinations by up to 6.4× — and that is evidence that they are two real sites, not an error.
How dense is it? What is the land area of the phase I am buying into?
NOT PUBLISHED, for any phase, by anyone — and so this page prints no density figure at all. Keluasan Tanah is not printed in any filed brochure on this licence and the register reads keluasan: 0 mps on 19124-11, -12, -13, -14 and -15. Both portals’ land-area fields read “Not stated”. What this page refuses, and why. The township is 810 acres by the developer’s own statement, and 810 acres divided by 3,463 licensed units would give 4.3 units per acre — that is refused, because the 810 acres carries the 50-acre park, five cascading lakes, seven precincts, the Luge, the equestrian centre, five retail squares and every road. A township denominator is not a phase density. The 50-acre Central Park is township public open space and not any phase’s land — and the developer’s own pages for the adjacent development put the same 50 acres 1.0 km away while calling it a “ring park”. One park, two names, two different spatial claims, and refused as a denominator on both counts. A technical warning worth repeating: on nine records across these licences the register’s keluasan value is a BUILT-UP in square metres, not a land area — 182, 196, 213 and 223 m² are terrace built-ups of 1,959 to 2,400 sq ft, and reading them as land area would overstate density by roughly an order of magnitude. What CAN honestly be derived, labelled as this page’s own arithmetic on filed dimensions: because every Heston Hills lot dimension and type count is filed, its saleable lot area comes to 471,900 sq ft = 10.83 acres. That 10.83 acres is a sourced derivation. The gross parcel and the density are NOT published and are not stated here as facts.
Is Gamuda Gardens green-certified? I have seen “Gold” mentioned.
“Gamuda Gardens is GreenRE Gold” would be FALSE FOR EVERY HOME. The Gold row on the GreenRE register is Kompleks Komuniti Gamuda Gardens, GOLD, PROVISIONAL, 6 August 2025, assessed on tool NRB v3.2 — NRB is the NON-RESIDENTIAL tool and the subject is a community complex, not a house. The genuine residential ratings on this licence are both BRONZE: Gamuda Garden Clove (Phase 13), Bronze PROVISIONAL, 6 August 2025, which is The Clove, now selling; and Valeria Garden Homes, Bronze FINAL, 26 February 2026, which is 19124-12, completed, and the township’s only FINAL certification. No entry exists for Heston Hills in the reachable portion of the Gold, Silver or Bronze registers, and those three tiers truncate — so that is an absence in the reachable portion, not a negative. Platinum, 95 rows with its last row complete, IS a clean negative. Provisional is not certified, and this page says “provisional” every time. Credit where it is due: the developer advertises nothing green at all. Its claims are “solar-ready” and “solar and EV-ready homes” — building features, not certifications, and a feature claim is not upgraded into a rating on this page. And one decoy must be refused by name, because it is the closest this agency has met: Gamuda Cove, The Clove (Taman Cengkih) holds a Bronze provisional of 6 May 2025 on the same RES v3.3 tool — under a DIFFERENT LICENSEE in the same group. Same marketing name, same tier, same status, same tool, dates three months apart, and registered Malay names one word apart: Taman Cengkih against Danau Cengkih. The discriminator is the licensee and nothing else — and the confusion is already loose in the wild, with one portal placing Danau Cengkih 47 km away in Banting, beside that other development. The Green Building Index directory could not be read and is INCONCLUSIVE, never a negative; no source claims a GBI rating here.
Has this project won awards?
The township and its master plan and its park have won seven things between them. NOT ONE of them is at phase level. So the honest line on Heston Hills or The Clove is “the master plan it sits in has won X”, never “this project has won X”. What won, and for what: FIABCI World Prix d’Excellence 2026 GOLD, Masterplan Category, to “Gamuda Gardens, Malaysia”; FIABCI Malaysia Property Award 2025, Housing Master Plan Category; Smart Township Malaysia 2025 SILVER (and the awarding body is not named on the developer’s own page); The Edge Best Managed & Sustainable Property Awards 2025 GOLD, awarded to “Village Homes, Gamuda Gardens” — a PRECINCT, and a joint entry with a precinct of a different township; and Malaysia Landscape Architectural Awards (MLAA 13) 2023 PROJECT OF THE YEAR — which went to “Gamuda Gardens Central Park”, that is, THE PARK, together with a Green Infrastructure Award and a 2022 MLAA Excellence Award for landscape design. Nothing has been awarded to Heston Hills, The Clove, Monarc, Valeria Garden Homes or any Danau phase. And six of the recent items on the developer’s accolades page belong to the WETLANDS ARBORETUM, which is at a different development under a different licensee in a different district — they are refused here, as are three corporate awards to Gamuda Land itself and a contractor-category award to a group construction company. The accolades page carries a “Load More” control, so this is not necessarily the complete list and is not presented as one. No QLASSIC score was found for any phase.
What is the nearest train station, and how far is the highway?
Only two transport figures are printed by anybody, and both come from the developer: MRT Sungai Buloh Interchange Hub at 10.0 km and KTM Komuter Rawang at 10.5 km. That is all this page will say, because no source anywhere publishes a distance to KTM Kuang or KTM Serendah for this development, and no source mentions the ECRL — so this page names no station that nobody names. On highways: the North–South Expressway, the LATAR Expressway and the Guthrie Corridor Expressway are all NAMED as access routes, by the developer and by one press group, with NO kilometre figure to any interchange from anyone. This page invents none. The one access fact that is printed is qualitative: the adjacent 532-acre purchase “will unlock toll-free access from Gamuda Gardens to Rawang town”, and the two sites are joined by a 1 km woodland boulevard. Also not published by anyone: any distance to Rawang town centre, Sungai Buloh town, KL city centre or KLIA. Credit where it is due: the developer does publish 26 distances for this township — every education, shopping, recreation and healthcare figure in the location section above is one of them, and not one of them is estimated, derived or read off a map.
Where exactly is it? I have seen Rawang, Kuang, Sungai Buloh and Petaling Jaya.
Kuang, Daerah Gombak, Selangor — marketed as Sungai Buloh North and commonly listed under Rawang. Five names circulate for one place: the IQI folder says Rawang, the developer markets Sungai Buloh North, the filed address postcode is 48050 Kuang, the register says Daerah Gombak, and one portal lists it as Gamuda Gardens – Kuang Sungai Buloh North under a Rawang tag. The developer’s own figures put AEON Rawang and the Rawang specialist hospital at 8.5 km and KTM Rawang at 10.5 km, so the site is NOT in Rawang town. Two portal errors worth knowing about. One places this township in Petaling Jaya — and that error happens not to change the foreign-buyer floor, because Petaling and Gombak are both Zone 1 at RM2,000,000. That is luck, not accuracy. The other places Danau Cengkih in Banting, about 47 km south in a different district beside a different development, at 2.87—N against the register’s 3.295619, 101.538375 in Gombak — almost certainly a cross-contamination with the identically marketed “Clove” at that other development. One more thing this page will not do: the only street address the developer publishes for the whole township is the Experience Gallery on Persiaran Gamuda Gardens 1, 48050 Kuang — that is a SALES GALLERY address, it is printed as the developer’s own address in every filed brochure across both licences, and it is not presented here as the site address. And this is NOT the Hulu Selangor / MPHS parcel that the other Rawang-area project this agency has researched sits on.
What is NOT published that I should be asking for?
This is the list Louis will take to the developer on your behalf. The land area of your phase — not in one filed brochure, 0 mps on every selling record, and therefore no density figure for any phase. The street address and postcode of the site, as against the sales gallery. The lot or PT number, the mukim and the pekan — the register’s mukim field reads Tiada maklumat on all fifteen records. The section 7A housing development account number, on any filing. The maintenance charge, security charge, sinking fund and strata management budget — nothing anywhere, on a township whose homes are strata-titled and will therefore carry a strata charge. Any floor plan, site plan, masterplan graphic or location map — the plans sit behind a gated form and no image file is recoverable; this page has none and says so. Car park bay counts for every phase except Heston Hills, which files 2 or 3 porches. The defect liability period, not printed anywhere — it follows from the schedule, which marketing never states. Confirmed vacant-possession dates for the two selling phases, and vp: - on nine of the thirteen completed records. The percentage of Bandar Serai Development Sdn Bhd held by Gamuda Berhad — the group’s own investor document is a valid URL that returned a client error on two attempts. Any main-contractor name, contract sum, lot address or gross floor area — and because Gamuda Berhad is one of Malaysia’s largest contractors building its own township, that route is a closed door, not an open gap. The HDA status of the retail and commercial components — they hold no licence, but no document states their status. Whether the “gated and guarded” claim is contractual, which matters because a published foreign-buyer condition depends on it. What became of Gaia Residensi’s 245 unsold units since its filing — no as-at date, no update. And the lease expiry date on eleven of the fifteen phases, covering more than a third of the township.
What should I do next?
Four things, in this order. ONE, check the licence yourself. Search the KPKT TEDUH project register for 19124-15 (Heston Hills) or 19124-14 (The Clove) — by code, not by name — and confirm the licensee reads BANDAR SERAI DEVELOPMENT SDN. BHD., the licence 19124/02-2028/0234(A), and the advertising and sales permit current. TWO, get the filed brochure, not the glossy one. The statutory advertisement carries the price band, the type schedule, the tenure, the lease expiry and the interest restriction. Be aware that every filed brochure on this licence prints the permit number as a placeholder, so the permit dates must come from the register. THREE, ask for four things in writing against YOUR unit: the exact lease expiry date and remaining term; the completion date (the register says 5 December 2028 for Heston Hills and the brochure says October 2028); the Type E lot dimension if that is your type (the filing says both 40′×100′ and 55′×100′); and the strata maintenance and security budget. FOUR, talk to Louis. He is a registered estate agent with IQI Realty Sdn Bhd, he has over a decade on Malaysian property, and he will put the answers in writing against your actual unit and your actual financing rather than leaving you to read a web page.

Thirteen phases delivered on time, and four questions nobody will answer in a brochure

You now know more about this township than any portal page will tell you: that its licensee is Bandar Serai Development Sdn Bhd and not “Gamuda” anything, that thirteen of its fifteen registered phases were delivered inside their governing date, that its landed homes sit on Schedule H with strata title, and that one buyer’s remaining lease can be eight years shorter than another’s in the same township. What is left is the part that has to be in writing: the lease expiry on your lot, the completion date for your unit, the lot dimension for your type, and the strata budget. Louis will get all four.

Marketing information, not an offer. Every statutory figure on this page is taken from the legally filed advertisement particulars and the public KPKT TEDUH register and is labelled as such. Confirm every figure against the filed advertisement particulars and the Schedule H sale and purchase agreement before you commit, and have your own solicitor confirm the lease expiry, the interest-restriction consent process and any foreign-ownership threshold that applies to you.

Build progress

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
