Gardens Park, Kuang / Rawang, Selangor — licence 14542, and the finding that is the exact inverse of its neighbour’s: FOREIGN BUYERS ARE BARRED HERE, AND NOTHING ANYWHERE SAYS SO

Gardens Park is not Gamuda Gardens. It is a separate development under a separate licensee — GAMUDA LAND (BOTANIC) SDN. BHD., 199901016836 (491736-H), KPKT TEDUH developer code 14542 — and it is freehold, filed on Schedule G with an advertising and sales permit tail of -(L) and a 24-month delivery period: individual-title landed homes. Its neighbour one kilometre away is 99-year leasehold on Schedule H with a -(S) strata tail and a 36-month delivery period. That single difference reverses the answer to the foreign-buyer question. The published Selangor position for Zone 1 (Daerah Gombak) is that only strata and gated landed-strata homes are open to foreigners, from RM2,000,000 — so a freehold individual-title house here fails the title test, and with the dearest filed unit on the whole licence at RM1,992,204, not one of the 832 licensed homes clears the RM2,000,000 floor either — the nearest miss is RM7,796. Two independent bars, and no marketing surface, portal or press report mentions either. Currently registered: ASTOR, registered Kirana, project codes 14542-5 and 14542-6 — 501 homes, filed 90.7% built with Baki Unit 9 of 286 on the larger record, which refutes the developer’s own “Newly Launched” tag; and ELGAR, registered Damai, 14542-7 — 331 homes, 7.36% built, filed statutory band RM831,800.00 – RM1,992,204.00.

Every figure on this page is traced to a named published source: the public KPKT TEDUH developer register for 14542 and the project register for 14542-5, 14542-6 and 14542-7, the filed HIMS advertisement documents for Kirana and Damai, the GreenRE certification register, the developer’s own Gardens Park, Astor and Elgar pages, and named press. Where nothing is published, this page says so instead of filling the gap — and where a figure belongs to the neighbouring development, it is kept off this page entirely.

0 / 832licensed homes on this development reach the RM2,000,000 Selangor Zone 1 foreign-buyer floor. The dearest filed maximum on the licence is RM1,992,204.00 at Elgar — short by RM7,796, or 0.39%

Hero render of the Astor phase, registered Kirana, KPKT projects 14542-5 and 14542-6, a phase filed at 90.7 per cent built at Gardens Park by Gamuda Land (Botanic) Sdn. Bhd., licensed developer of KPKT projects 14542-5, 14542-6 and 14542-7, Gardens Park, Daerah Gombak, Kuang, Selangor
Astor (Kirana, 14542-5 / 14542-6) hero render — published as the hero image on the developer’s own Astor page, so the subject is caption-published. This host is Next.js, not a CMS with a media library, so nothing here is CMS-confirmed. Caption it for what the filing says it is: a phase 90.7% built, not a launch.
Hero render of the Elgar phase, registered Damai, KPKT project 14542-7, the phase filed at 7.36 per cent built with all 331 units unsold at the filing at Gardens Park by Gamuda Land (Botanic) Sdn. Elgar (Damai, 14542-7) hero render — published as the hero image on the developer’s own Elgar page, so the subject is caption-published. Elgar is the phase filed at 7.36% built with all 331 units still unsold at the date of its filing.
Project-attributed developer render for the Astor phase, registered Kirana, KPKT projects 14542-5 and 14542-6, whose subject is not established by any published caption or title at Gardens Park by Gamuda Land (Botanic) Sdn. Astor gallery image — project-confirmed only, because this host’s alt text is the original filename and it names the product (Astor-Gallery-02.jpg). The subject is NOT established and it is not captioned as a named facility. One S3 bucket serves every Gamuda Land development worldwide, so page placement is not a project identifier here — every image on this page was picked by alt text.

Gardens Park at a glance — the filed particulars for both registered phases, and what is simply not published

This page covers Gardens Park only: the two Astor registrations and the one Elgar registration, 14542-5, 14542-6 and 14542-7. Every cell below is either printed in a filed advertisement document, printed in the public KPKT TEDUH register, printed on the developer’s own pages, or marked NOT PUBLISHED. Gamuda Gardens is a different development under a different licensee, with the opposite tenure and the opposite title type, and not one of its figures appears anywhere on this page. A third township, Kundang Estates, sits on this same licence as records 14542-1 to 14542-4; it is kept off this page entirely too.

Registered scheme names and project codes
Astor is registered Kirana · 14542-5 + 14542-6
Elgar is registered Damai · 14542-7Neither marketing name appears in any register field or any filed document, and neither registered name appears on any developer page. The mapping below is an inference from filed figures — matched lot sizes, built-ups and room counts — not a stated fact. Print the code, or a client’s own TEDUH search returns nothing, or returns the wrong township.
Licensed developer
GAMUDA LAND (BOTANIC) SDN. BHD.
199901016836 / 491736-HPrinted in the filed Kirana and Damai brochures themselves. This company holds TWO TEDUH developer codes: 14542, live, seven records; and 8393, licence 8393-34/01-2020/01263(L), expired 16 January 2020, 34 records, all at Bandar Botanic, Klang, about 40 km away. Same company, two codes, two eras, two townships — never cross them.
TEDUH developer code and licence
code 14542
licence 14542/01-2028/0889(A), 22 Jan 2022 – 21 Jan 2028mempunyaiKesalahan: null — no recorded offence against this licensee. The licence reconstructs correctly from its own /01-2028/ segment, and no licence-number corruption appears in either filed brochure on this licence — a clean negative worth printing, because the adjacent licence does carry one. Never read the licence validity as the permit validity.
Phases and licensed homes
3 registered phases · 832 licensed homes
215 + 286 + 331The licence carries seven project records and the register’s own project count agrees at 7; four of the seven are the separate Kundang Estates township. So 832 homes are inside the Housing Development Act here, and nothing else is. The 532-acre land purchase was announced with an RM3.3 billion gross development value over ten years — most of that is in phases with no filing at all yet.
Contract schedule and title type
Schedule G on all three
permit tail -(L) = INDIVIDUAL TITLE
tempohAsal: 24 BulanThree independent confirmations: the register’s jadual field, the -(L) tail on the live permits, and the 24-month delivery period (Schedule H strata is normally 36). The developer’s own Astor and Elgar pages say “Freehold, Individual Title” — consistent with the filing, and one of very few marketing claims on either development that the filing independently supports.
Tenure
PEGANGAN KEKAL = FREEHOLD
no lease term, no expiryFiled in both the Kirana and Damai brochures. This is a genuine differentiator from the adjacent development, which is 99-year leasehold — and it is the one marketing claim here that the filing fully supports. pegangan is not a TEDUH register field on any of these records: tenure comes only from the filed brochures.
Interest restriction and charge on the land
Sekatan Kepentingan: Tiada — none filed
Elgar: land charged to MTRUSTEE BERHADNo State Authority consent condition is filed on either phase — the opposite of the adjacent licence, where every brochure files one. That removes a restriction; it does not create a foreign-buyer permission, because the individual title bars one anyway. Damai files a named chargee, MTRUSTEE BERHAD; Kirana files Bebanan tanah: Tiada. A charge is normal development finance and is discharged at transfer — ask for the redemption statement.
Local authority and district
Majlis Perbandaran Selayang (MPS) · Daerah GombakSettled from the plan-reference prefix on the filed brochures, both of which carry 3170 against the adjacent licence’s 442. Note 14542-7 files daerah: “-”, i.e. blank, while every other record on the licence says Gombak. This is NOT the Hulu Selangor / MPHS parcel that Botanica Hills @ Templer sits on — two Rawang-area developments, two districts, two local authorities, and two different foreign-buyer zones.
ASTOR — the near-complete phase
14542-5 (215 units) + 14542-6 (286 units)
registered Kirana · 90.72% and 90.67% builtPermit on the larger record: 14542-6/07-2027/0505(R)-(L), 16 Jul 2026 – 15 Jul 2027, current. Baki Unit 9 of 286 at the filing. Governing vacant possession date 25 October 2026 — this month. The developer tags this phase “Newly Launched”. Its own filing says 90.7% built and about 97% sold.
ASTOR — filed statutory price bands
14542-6: RM772,800.00 – RM1,934,160.00
14542-5: RM835,800.00 – RM1,617,360.00The filed statutory Unit Selling Price ranges — the filed SPA ranges. Astor spans two registrations with two different bands, so “Astor” has no single price range, and no per-type price is filed on either record. Not a price list, not a quotation, not an offer.
ELGAR — the phase now selling
14542-7 · registered Damai (Fasa 1-B)
331 units · 7.36% builtPermit 14542-7/06-2028/0398(A)-(L), 4 Jun 2026 – 3 Jun 2028, current. Baki Unit 331 of 331 — nothing sold as at the filing, which is consistent with 7.36% built. Governing vacant possession date 19 June 2028, and the filed brochure agrees with the register to the month — credit that.
ELGAR — filed statutory price band
RM831,800.00 – RM1,992,204.00The filed statutory Unit Selling Price range for 14542-7, carried identically in the register. No per-type price is filed. Not a price list, not a quotation, not an offer. Note the maximum: RM1,992,204 is RM7,796 under the RM2,000,000 Selangor Zone 1 foreign-buyer floor.
Foreign buyers — and here BOTH tests fail
On TITLE: NOT permitted. freehold, individual title, landed
On PRICE: 0 of 832 units reach RM2,000,000Daerah Gombak is Zone 1, so the floor is RM2,000,000 — double Kuala Lumpur’s. The published Selangor position is that only strata and gated landed-strata homes qualify — and these are individual-title landed homes. The adjacent development, on strata title, answers the same question YES. One kilometre apart, opposite answers, and nobody says so. Confirm with PTG Selangor before you commit: no reachable circular is published.
Delivery record for this development
NONE YET — no Gardens Park phase has completedAll three registered phases are still LANCAR (under construction), so this development has no delivery track record of its own, and no revision of the delivery period is recorded against any of the three. The four completed records on this licence belong to the separate Kundang Estates township and are not a track record for Gardens Park — their dates are deliberately kept off this page. That is a thinner record than the neighbouring licence’s many completed phases, and it is stated as thinner rather than padded.
Density
NOT PUBLISHED and NOT DERIVABLENo parcel area is published for any phase — Keluasan Tanah is absent from both filed brochures and keluasan reads 0 mps on 14542-7. Where keluasan does carry a figure on this licence it is a BUILT-UP in square metres, not a land area (14542-5 reads 148–188 m², which matches the filed built-up range, not any lot). So no density tile appears on this page, and the 532-acre and 50-acre denominators are refused: the 50-acre park is township open space the developer’s own table puts 1.0 km away.
What this page will not publish
No figure that reduces, offsets or pre-empts the filed statutory price, and no agency-fee informationThe disclosure in the register section below sets out exactly what is withheld, why, and the one deliberately named exception — and it records the sharper finding: the only publisher carrying an entry figure below a filed statutory minimum on this family of products is the developer itself, which is one carrier and not an independent one.

Six things about Gardens Park that no brochure, portal or press report tells you

Each one is checkable at a named published source, and each one is a reason to read the filing before the floor plan.

🚫

Foreign buyers are barred here, and the neighbour admits them

Gardens Park is freehold with individual title on Schedule G. The published Selangor Zone 1 position — Daerah Gombak — is that only strata and gated landed-strata homes are open to foreign buyers, from RM2,000,000. Individual-title landed fails the title test, and with the dearest filed unit at RM1,992,204 nothing here clears the price floor either. Gamuda Gardens, one kilometre away on strata title, answers YES on title. Opposite answers, same brand, same gallery, same district — and no surface anywhere mentions it.

🏢

It is a different development from Gamuda Gardens, not a phase of it

Different licensee (GAMUDA LAND (BOTANIC) SDN. BHD. against Bandar Serai Development Sdn Bhd), different TEDUH code (14542 against 19124), freehold against 99-year leasehold, Schedule G against Schedule H, -(L) against -(S), 24 months against 36, no interest restriction against one filed on every phase, and plan references reading 3170 against 442. Eight independent differences. They share one sales gallery and one phone number, which is why the confusion exists.

📝

The developer calls Astor “Newly Launched”. Its own filing says 90.7% built

The register files 14542-5 at 90.72% and 14542-6 at 90.67% built, and the filed Kirana brochure records Baki Unit 9 of 286 — about 97% sold. Its governing vacant possession date is 25 October 2026. This is a nearly complete, nearly sold-out phase, and the page says so. Elgar, at 7.36% built with all 331 units unsold at the filing, is the phase that is actually new.

🔎

Two rebrands, and not one document links the names

Kirana → Astor and Damai → Elgar. No filed document, no register field and no developer page prints both names together. The mapping was made only by matching filed lot sizes, areas and room counts — Astor’s four published lot sizes and its 2,372 sq ft figure are exactly Kirana’s filed schedule, and Elgar’s single published 2,407 sq ft / 4-bed / 4-bath figure is Damai’s Type C, the only 2,407 on either licence. Stated as an inference from filed figures, not as a fact.

🗺

The two developments’ own distance tables disagree on eight destinations

By up to 6.4× on one of them. That is not an error — it is evidence that these are two separate sites, and the register’s own coordinates agree, placing the Gardens Park phases west of the Gamuda Gardens phases. The table is in the FAQ below. And Astor’s “Door Step Access To 50-acre Ring Park” is refuted by the developer’s own Gardens Park table, which puts that park 1.0 km away. Gardens Park publishes no rail or transport distance at all, and this page does not borrow one.

📄

Three of seven records, and what that means if you are shown a masterplan

The walk 14542-1 to 14542-7 all resolve, 14542-8 is a 404 and the register’s own project count reads 7 — walk and count agree, so there is no dormant permit-less twin and no cancelled-permit record. Three of those seven are Gardens Park: 832 homes, fully inside the Housing Development Act. Everything else on the 532 acres — including the Park Square shops — has no licence, no permit, no prescribed contract and no filed particulars to check. A masterplan is not a registration.

Filed particulars · both phases

Project DNA — Astor (14542-5 / 14542-6) and Elgar (14542-7), side by side

Two phases, three register records, one licence. Everything in this section is either filed in the statutory advertisement documents for Kirana and Damai, printed in the public KPKT TEDUH register, or printed on the developer’s own pages and labelled as a claim. Nothing is carried over from the adjacent development, and nothing from the Kundang Estates records on this same licence.

What is filed, what is claimed, and what is outside the Act

Landed phases have no by-level facility schedule. What matters instead is which commitments are in a filed document and which are only on a web page — so that is how this is split.

Claimed on a web page only

no filed support read
  • “Guarded community” (Elgar) — no security item appears in either filed brochure
  • “Enveloped by a 50-acre ring park” — that park is township open space 1.0 km away by the developer’s own table
  • “Door Step Access To 50-acre Ring Park” (Astor) — refuted by the same table
  • “Direct Access To 3 Major Highways” — the NSE, LATAR and Guthrie Corridor are named, with no distance to any interchange anywhere
  • “Solar Ready Home” / “Solar and EV-ready homes” — a feature claim, not a green certification
  • “Unique Facade Design” and “Practical layouts” — unverifiable
  • “Newly Launched” on Astor — refuted by the filing at 90.7% built
  • No “low density” claim is made anywhere — unusual, and worth noting as an absence

On the 532 acres but OUTSIDE the Housing Development Act

no licence, no permit, no prescribed contract
  • Park Square — 2-storey retail shops marketed as “Freehold Individual Title Shops”: no KPKT registration of any kind
  • Anything beyond the 832 registered homes — the RM3.3 billion, ten-year programme announced for the 532 acres is mostly in phases with no filing yet
  • What that means in plain language: outside the Act there is no Schedule G or Schedule H contract, no statutory late-delivery formula, no section 7A housing development account, no statutory defect-liability period, no Housing Tribunal route and no filed advertisement whose particulars can be checked
  • The homes in Astor and Elgar are all inside the Act. The shops are not. There is no filed statutory band against which a shop price could be tested — so the below-filed-minimum test is INAPPLICABLE there, not passed

The layouts, as filed — four types at Astor, three at Elgar

There is no floor plan, no site plan and no location map in this set, because none is published anywhere for either phase — the plans sit behind a gated form on the developer’s own site. So every card below carries filed dimensions and no drawing, and says so. One caution that applies to every card: the filing prints ONE area figure per type, in KPS or square feet, and does NOT separate land area from built-up area. Treat them as filed areas, not as built-ups. And no per-type price is filed on any of the three records, so the statutory band in the register section is a whole-phase band, not a per-type one.

No floor plan image exists to show. Astor’s plans sit behind a gated form on the developer’s site and no plan file could be verified. Every dimension on this card is from the filed Kirana schedule, not from marketing.

2-storey terraceJadual GIndividual titleFreehold90.7% built

From the filed Kirana schedule. The developer’s own Astor page publishes these four lot sizes and a single 2,372 sq ft figure — and they match the filing exactly, which is what proved that Kirana is Astor. No per-type price is filed.

No floor plan image exists to show. Astor’s plans sit behind a gated form on the developer’s site and no plan file could be verified. Every dimension on this card is from the filed Kirana schedule, not from marketing.

ASTOR Type B — and a contradiction inside the filing itself

Lot 20' × 60' · filed area 1,557 KPS on the specification page but 1,595 KPS on the site plan, to 1,795 KPS corner · 4 bedrooms · 3 baths mid, 4 corner

2-storey terraceTwo filed figuresJadual GFreehold

The filing contradicts itself on this type: the mid unit is 1,557 on one page and 1,595 on another. Both are printed here and neither is resolved — ask for the figure that will appear in your own sale and purchase agreement, in writing. The same document also misspells its own scheme name, heading the brochure KIRANA while the specification copy reads Kinara.

No floor plan image exists to show. Astor’s plans sit behind a gated form on the developer’s site and no plan file could be verified. Every dimension on this card is from the filed Kirana schedule, not from marketing.

2-storey terraceJadual GIndividual titleFreehold

From the filed Kirana schedule for 14542-6. The other Astor registration, 14542-5 (215 units), has only a non-durable temporary filing and its per-type schedule could not be read — so the four types here are the 14542-6 schedule, and Astor as marketed spans both records.

No floor plan image exists to show. Astor’s plans sit behind a gated form on the developer’s site and no plan file could be verified. Every dimension on this card is from the filed Kirana schedule, not from marketing.

Lot 20' × 75' · filed area 2,139 KPS mid to 2,372 KPS corner · 4 bedrooms · 4 baths

2-storey terraceJadual GLargest filed typeFreehold

The 2,372 figure is the one number the developer publishes for Astor, and the filing carries it as the Type D corner area — which is why the single published figure cannot be read as “the built-up of an Astor house”. With Baki Unit at 9 of 286, whichever type is still available is a question for the developer’s current stock list, not for a web page.

No floor plan image exists to show. Elgar’s plans sit behind a gated form and no plan file could be verified. Every dimension on this card is from the filed Damai schedule, not from marketing.

From the filed Damai schedule. The Elgar marketing page shows ONE built-up figure — 2,407 sq ft, 4 bedrooms, 4 bathrooms — and tags it “Type A, B and C” without saying which type it belongs to. The filing says it is Type C mid only. So the single published figure does not describe this type at all.

No floor plan image exists to show. Elgar’s plans sit behind a gated form and no plan file could be verified. Every dimension on this card is from the filed Damai schedule, not from marketing.

From the filed Damai schedule. Baki Unit was 331 of 331 at the date of the filing — nothing had been sold, consistent with 7.36% built. Elgar, not Astor, is the phase that is genuinely early.

2-storey terraceAtap Kaca (glass roof)Jadual GFreehold

This is the 2,407 sq ft / 4-bed / 4-bath figure the developer publishes, and it is the only 2,407 on either licence — which is what proved that Damai is Elgar. It is also the one place where a marketing claim is independently supported by the filing: the page says “natural skylight features” and the filed schedule marks this type Atap Kaca, a glass roof.

No floor plan, no site plan and no location map is published for either phase by anyone, so none appears on this page and none has been substituted. Per-type unit counts are not filed either — which is why even the saleable-lot cross-check that the neighbouring licence permits cannot be done here, and why no density figure appears anywhere on this page. Filed areas are reproduced as the documents print them, in KPS at Astor and in square feet at Elgar, with the filing’s own failure to separate land from built-up stated rather than silently resolved.

Location, and the distance contradiction

Where Gardens Park is, and the distance table that proves it is not Gamuda Gardens

Kuang, Daerah Gombak, Selangor — marketed by the developer as part of its Rawang-area holdings and commonly listed under Rawang, which is how Louis’s own files index it. No street address and no postcode is published for the SITE by anyone: the only address on any filed document is the sales gallery, which both developments share and which both filings print as the developer’s own address. Every distance below is printed by the developer on its own Gardens Park and Astor pages. Nothing here is estimated, and nothing is borrowed from the adjacent development’s longer list.

Open in Google Maps
Daerah GombakPBT Majlis Perbandaran SelayangPlan references 317014542-7 files daerah: -Register longitude band 101.517° E

Why the pin is a locality and not a site. The filed brochures print no lot or PT number, the register’s mukim field reads Tiada maklumat, and the only district filed is Gombak (and on 14542-7, not even that — it files a blank). The one spatial fact the register does give is the longitude band: the Gardens Park phases sit at about 101.517° E, west of the adjacent development’s 101.528° to 101.542° E. That is consistent with the distance contradictions below, and it is why those contradictions are evidence of two sites rather than an error in one of the tables.

  • Beaconhouse Pre-School — 3.5 km
  • Straits International School — 4.5 km
  • SJK (C) Kundang — 5.0 km
  • SK Seri Kundang — 5.0 km
  • SJK (C) Kota Emerald — 5.5 km
  • SJK (C) Kuang — 6.5 km

Recreation and shopping — as printed for Gardens Park

  • Gamuda Gardens — 1.0 km (the developer’s own figure for the adjacent development, and the figure that refutes Astor’s “Door Step Access” claim to the 50-acre park)
  • Anggun City — 3.0 km
  • Fun Park and Skyline Luge — 4.5 km
  • Equestrian Facilities — 4.5 km
  • Tasik Puteri Golf and Country Club — 6.0 km
  • Tasik Biru Kundang — 6.0 km
  • Rahman Putra Club Malaysia — 12.0 km

Healthcare — as printed for Gardens Park

  • Hospital Sungai Buloh — 18.0 km
  • No other healthcare destination is printed for Gardens Park — and the specialist hospital that appears on the adjacent development’s list is not reproduced here

What is NOT published, and is therefore not on this page

  • Any rail or transport distance at all. The Gardens Park page has no Transportation section, and this page does not fill the gap from the neighbouring development’s list
  • Any distance to the North–South Expressway, LATAR or Guthrie Corridor interchanges — all three are named as access routes, by the developer and by the press, with no kilometre figure anywhere
  • Any distance to Rawang town, Sungai Buloh town, Kuala Lumpur city centre or KLIA
  • Any station name at all. No source prints a distance to KTM Kuang, KTM Rawang or KTM Serendah for Gardens Park, and no source mentions the ECRL — so no station is named here
  • The developer’s “Entertainment” heading, which is present but empty on the page
  • The one access fact that IS printed is qualitative: the 532-acre purchase was announced as unlocking toll-free access to Rawang town, and the two developments are described as linked by a 1 km woodland boulevard

Louis will not invent a distance. Every figure above is the developer’s own printed number for Gardens Park specifically. Drive times are not published by anyone and none is estimated here. Confirm the route and the access arrangement on a site visit, and ask for the toll-free Rawang connection to be shown on a plan before you rely on it.

The public register, and the filed documents

The statutory particulars as filed for Kirana and Damai, phase by phase

This is the spine of the page. Everything in the table is printed either in the public KPKT TEDUH register for 14542, 14542-5, 14542-6 and 14542-7, or in the filed HIMS statutory advertisement documents for Kirana (Fasa 1 – A2) and Damai (Fasa 1-B). Where the two disagree, both are shown and the register is named as governing. Nothing in this table comes from the adjacent Gamuda Gardens licence, and nothing from the Kundang Estates records on this same licence.

How to read this table. The register is the authority for units, built percentage, permit number and validity, and the governing vacant possession date. The filed brochure is the authority for tenure, the interest restriction, the charge, the plan reference and the layout schedule, because pegangan is not a register field on any of these records. Where the two disagree — and they do, on Astor’s completion date — the register governs and the disagreement is printed rather than smoothed over.

Figures verified 12 October 2026 against the public KPKT TEDUH developer register for 14542, the project register for 14542-5, 14542-6 and 14542-7, the filed HIMS advertisement documents for Kirana and Damai, and the GreenRE certification register. Marketing information, not an offer. Registers are updated by their owners and a permit, a licence or a build percentage can change after this page was verified — check again before you sign anything.

Gamuda Gardens is a DIFFERENT development, and this is the whole point of this page

Louis’s own project folders list “Gamuda Gardens” and “Gamuda Gardens Park” as two items, and they really are two developments. Gardens Park: licensee GAMUDA LAND (BOTANIC) SDN. BHD., 199901016836 (491736-H), TEDUH code 14542, freehold, Jadual G, permit tail -(L) individual title, 24-month delivery, no interest restriction filed, plan references reading 3170, three registered phases and 832 licensed homes. Gamuda Gardens: a different licensee, a different developer code, 99-year leasehold, Jadual H, a -(S) strata permit tail, a 36-month delivery period, an interest restriction filed on every phase, plan references reading 442. Its own unit counts, price bands, distances, lease expiries, ratings, awards and dates stay on its own page. Four independent things settle it: two different licensees on the register, each with its own licence and project list; two different master-plan reference numbers under the same local authority; the GreenRE register, which is the only source anywhere that prints the folder name Gamuda Gardens Park – Phase 1 (Astor) against a licensee, and the licensee it prints is GAMUDA LAND (BOTANIC) SDN. BHD.; and the land deal itself, a 532-acre, eight-parcel freehold purchase for RM360 million on 3 January 2023 from Kundang Properties Sdn Bhd, announced as being next to the existing township and connected to it by a 1 km woodland boulevard. Why anyone would confuse them: the developer’s corporate site correctly calls Gardens Park “a freehold development, adjacent to Gamuda Gardens”, but the Gamuda Gardens site carries Gardens Park as one of its own navigation sections, and both developments print the same shared sales gallery as the developer’s own address in every filed brochure. Gamuda Gardens has its own page on this site, and not one of its figures — not a unit count, not a price band, not a distance, not a lease expiry, not a green rating, not an award, not a completion date — appears anywhere on this page. And a third township sits on THIS licence: Kundang Estates, records 14542-1 to 14542-4, completed 2018 to 2019. Its figures are kept off this page entirely too — including its delivery dates, which are not this development’s track record.

Foreign buyers — on this development both tests fail, and the neighbour answers the opposite way

Daerah Gombak is Selangor Zone 1, where the published foreign-buyer floor is RM2,000,000 — double the Kuala Lumpur / Federal Territory figure of RM1,000,000, and double Selangor Zone 3 (Hulu Selangor and Sabak Bernam). TITLE, which is the binding test on a landed home: the published Selangor position — propcashflow.my citing Pekeliling PTG Selangor Bil. 1/2014, iProperty, and IQI’s own land guide at iqiglobal.com/blog/buying-land-in-malaysia-for-foreigners/ — is that in a main zone only strata-titled and gated landed-strata homes are open to a foreign buyer. Gardens Park is freehold with INDIVIDUAL title on Jadual G with a -(L) permit tail, so it fails that test. PRICE, which fails independently: the dearest filed statutory maximum anywhere on this licence is RM1,992,204.00 at Elgar, RM7,796 — 0.39% — under the floor; Astor’s maxima are RM1,934,160.00 and RM1,617,360.00. So not one of the 832 licensed homes reaches RM2,000,000 either. Two bars, independently fatal, and no marketing surface, portal or press report anywhere mentions either of them. The contrast with the adjacent development is the single most useful thing either page carries: there the same built form is on strata title under Jadual H, and strata title is exactly what admits a foreign buyer to a landed home in a Selangor main zone. One kilometre apart, one brand, one sales gallery, opposite answers. Two honest cautions. First, one of the sources that carries the zone table, propcashflow.my, contradicts itself across two of its own pages, and PTG Selangor publishes no reachable circular at all, so the zone table is a three-source consensus and not a primary document. Second, thresholds and conditions change from time to time, and the conditions attached to landed strata include the scheme being gated and guarded — a claim which, on either development, has no filed support. A foreign buyer must get written confirmation from PTG Selangor, and from the developer, before paying a deposit anywhere in this district.

How to read the build percentage, and why Astor’s is the interesting one

LANCAR is the register’s status for a phase under construction, and the percentage beside it is the physical progress the developer reports to KPKT, not a sales figure and not a guarantee. Astor is filed at 90.72% on 14542-5 and 90.67% on 14542-6, with the filed brochure recording Baki Unit 9 of 286 — about 97% sold. The developer tags that phase “Newly Launched”. Both of those cannot be true, and the filing is the one with a statutory consequence. Elgar is filed at 7.36% with all 331 units unsold at its filing date, which is the profile of a phase that genuinely has just started. Neither percentage carries an as-at date in the register, so both are a snapshot — ask for the current progress report and the architect’s certificate before you rely on either. And remember that a certificate of completion and compliance is not vacant possession: the date that binds the developer is the one in your own sale and purchase agreement.

What this page does not publish, and why

This agency has one absolute compliance instruction and this page applies it literally. No discount figure, no rebate figure, no nett price, no promotion and no commission information appears anywhere on this page, from any source, whatever its provenance — and those five terms appear exactly once each on this page, here in this sentence, and nowhere else. There is one deliberate, named exception, and it is the term Bumiputera, which appears exactly twice: once here, and once in the final column of the register table above — and in that column the page records ONLY that the filed advertisement documents contain such a field, and publishes no value for it. What that means in practice. The filed statutory Unit Selling Price bands and the public KPKT TEDUH register bands ARE published here, because they are the legally filed sale and purchase price ranges and a public government record — and each is labelled on this page as what it is: not a price list, not a quotation and not an offer. What is withheld, and how many carriers it has — and the carrier count is the sharper point. The developer’s OWN pages carry entry figures that sit BELOW the filed statutory minimum on three of the four products it markets across these two licences, and Elgar is one of the three. Astor is affected too, in a way worth stating precisely: its header figure sits above one of its two registrations’ filed minimum and below the other’s, so for part of the product it is below a filed minimum. Neither those figures nor the size of the gaps appears anywhere on this page, because printing a gap beside a filed minimum would reconstruct the withheld figure exactly. Recorded here is only that the discrepancy exists, and who carries it — and the carrier count is ONE, and that one carrier is NOT independent: it is the developer itself. No portal and no press report was found repeating any of the three. A developer carrying an entry figure below its own filed statutory minimum, on three of its four products, with no independent publisher repeating it, is a sharper finding than a wide discrepancy across many sources would be, and it is stated as such. Counting rule applied, so that the figure one is honest: the two Edge-group domains and the EdgeProp API host count as one publisher; PropertyGuru and iProperty count as one; the two Star-group domains count as one. The filed minima themselves ARE publishable and they are in the table above — Elgar RM831,800.00, Astor RM772,800.00 on 14542-6 and RM835,800.00 on 14542-5. One trap checked and cleared. A below-minimum marketing figure can sometimes be an artefact of an affordable allocation filed as a type-code twin — the -RMM / -AH suffix pattern. No such suffix pair exists anywhere on this licence, on either phase, so that explanation does not apply and these really are below-filed marketing figures. The only affordable allocation on this licence at all belongs to the separate Kundang Estates township, not to Gardens Park, and its figures are off this page. If you want a figure, ask for the price list and the sale and purchase agreement at the sales gallery, and compare them against the filed band above. That is the honest route, and it is the only one this page will point you down.

The placeholder permit, and what it means for checking a lapse

Both filed advertisement documents on this licence print the advertising and sales permit as a literal placeholder — Kirana files XXX with a blank validity and Damai files XXXX with a blank validity. That is two for two here, and five for five across the two Gamuda licences in this research — the most consistent placeholder behaviour this agency has recorded. The consequence is practical: lapse versus current CANNOT be assessed from any filed document on this development. Only the register can answer it, and the register says both live permits are current — 14542-6/07-2027/0505(R)-(L) to 15 July 2027 and 14542-7/06-2028/0398(A)-(L) to 3 June 2028. Never let a developer licence validity be read as a permit validity: the licence runs to 21 January 2028 and the Astor permit runs out on 15 July 2027, which are different dates with different consequences. And note what could NOT be read: 14542-5 has only a non-durable temporary filing, so its own permit number is not recorded on this page rather than guessed at.

NOT PUBLISHED, therefore not on this page — the list Louis takes to the developer

No parcel area for any phase. Keluasan Tanah is absent from both filed brochures and keluasan reads 0 mps on 14542-7. So no density figure appears here, and none can be derived — and the one keluasan figure that does exist on this licence, 148 to 188 m² on 14542-5, is a BUILT-UP in square metres (about 1,593 to 2,023 sq ft — this agency’s conversion), matching the filed area range, not a lot. No street address, postcode, lot or PT number, mukim or pekan for either site — only the shared sales gallery address, which is not the project location. No per-type unit counts and no per-type prices on any of the three records. No floor plan, no site plan, no location map. No car-park bay count — a car porch on a plan asserts neither a count nor an allocation. No maintenance charge, security charge or sinking-fund figure, on a development marketed as a guarded community. No defect liability period in print — it follows from Schedule G, which marketing never mentions. No HDA section 7A account number on either filing. No permit number for 14542-5. No main contractor, contract sum or GFA for any phase — and that one is a closed door rather than an open gap: the group is one of Malaysia’s largest contractors building its own township, so no third-party contractor announcement exists to find. No confirmed vacant possession date for either phase, because neither has completed. No QLASSIC score for any phase. No list of which Gardens Park phases beyond these three are planned, and no filing for any of them. Louis asks for every one of these in writing. Each is a question, not a gap to be filled with a guess.

The licensee, not the brand

Who is actually building this, and the two traps in the developer’s own name

The licensed developer is GAMUDA LAND (BOTANIC) SDN. BHD., company registration 199901016836 (491736-H), holding TEDUH developer code 14542 and developer licence 14542/01-2028/0889(A), valid 22 January 2022 to 21 January 2028. Status Aktif, with mempunyaiKesalahan: null — no recorded offence, and a register project count of 7. The registration number comes from the filed Kirana and Damai brochures themselves. Registered office: Menara Gamuda, D-16-01, Block D, PJ Trade Centre, No. 8, Jalan PJU 8/8A, Bandar Damansara Perdana, 47820 Petaling, Selangor; business address QT-06, Quayside Tower, Gamuda Kemuning 25.7, 42500 Petaling, Selangor. The brand is Gamuda Land, described in its own footer as “the property arm of Gamuda Berhad [Co. Regn. No. 197601003632 (29579-T)]”, and Gamuda Berhad is listed on Bursa Malaysia. The 532-acre announcement describes GAMUDA LAND (BOTANIC) SDN. BHD. as a wholly owned subsidiary of Gamuda Berhad — and that statement is made for THIS licensee, not for the adjacent one.

Trap one: this company holds TWO developer codes, and they must never be crossed. 14542 is the live one — seven records, Gardens Park plus the separate Kundang Estates township. 8393 is the other: licence 8393-34/01-2020/01263(L), EXPIRED 16 January 2020, with 34 records, every one of them at Bandar Botanic, Klang, about 40 km away. Same company, two codes, two eras, two townships. A search that lands on 8393 is reading a development history that has nothing to do with Rawang.

Trap two: the brand search finds this licensee and misses the neighbour — and a non-empty result is not a finished search. Querying the TEDUH developer register for GAMUDA returns six licensees, and GAMUDA LAND (BOTANIC) SDN. BHD. is among them, under both of its codes. The same search returns nothing for the adjacent Gamuda Gardens licence at all — that one was found only by searching the masterplan company name instead. So a client who searches the brand, gets six hits and stops will believe they have checked Gamuda Land’s Rawang holdings when they have seen only half of them. Search the brand, then the scheme name, then the company name, and walk the project codes. (A positive control on the same endpoint returns sixteen licensees for an unrelated brand, so the endpoint itself works.)

There is no joint venture here, and that can be said affirmatively rather than merely not found. The 532 acres was bought from Kundang Properties Sdn Bhd, which does hold its own KPKT developer licence — code 8206, licence 8206/01-2027/0510(R), five records, all of them at Kundang Jaya — and it holds no Gardens Park phase at all. A licensed vendor that keeps no phase of the land it sold is positive evidence of an outright land purchase rather than a development-rights joint venture. One more thing a reader should know about this group’s other licensees: a different Gamuda Land entity carries an Ada Kesalahan offence flag in the register, and that flag belongs to that other licensee and is deliberately kept off this page, exactly as the adjacent development’s awards, ratings and lease expiries are. The licensee you are contracting with here is GAMUDA LAND (BOTANIC) SDN. BHD., and it carries no such flag.

Developer particulars verified 12 October 2026 against the public KPKT TEDUH developer register for codes 14542, 8393 and 8206, the filed HIMS advertisement documents for Kirana and Damai, the developer’s own corporate footer, and named press reports of the 3 January 2023 land purchase. No portal field was used for any registration number: no consumer source anywhere names this licensee.

Questions a buyer actually asks

Gardens Park — the honest answers, with the source named every time

Can a foreign buyer own a home at Gardens Park?
On the published rules, no — and it fails on two independent tests. Test one, TITLE. Daerah Gombak is Selangor Zone 1. The published Selangor position — propcashflow.my citing Pekeliling PTG Selangor Bil. 1/2014, iProperty, and IQI’s own land guide at iqiglobal.com/blog/buying-land-in-malaysia-for-foreigners/ — is that in a main zone only strata-titled and gated landed-strata homes are open to a foreign buyer, from RM2,000,000. Gardens Park is freehold with INDIVIDUAL title, filed on Jadual G with a -(L) permit tail. It is not strata. It fails. Test two, PRICE, which fails on its own. The dearest filed statutory maximum on the entire licence is RM1,992,204.00 at Elgar — RM7,796 short of the RM2,000,000 floor, a miss of 0.39%. Astor’s maxima are RM1,934,160.00 and RM1,617,360.00. So 0 of 832 licensed homes clear the floor. And here is the contrast that makes this worth reading: the adjacent Gamuda Gardens development, one kilometre away, same brand, same sales gallery, same district, is strata-titled landed on Jadual H — and strata title is precisely what admits a foreign buyer to a landed home in a Selangor main zone. Opposite answers, and not one marketing surface on either development mentions title type in this context. Two honest limits on this answer. PTG Selangor publishes no reachable circular, so the zone table is a three-source consensus rather than a primary document, and one of those sources contradicts itself across two of its own pages. Thresholds and conditions also change from time to time. For other states and territories, for comparison: Kuala Lumpur and the Federal Territories are RM1,000,000 with EPU consent, Selangor Zone 3 — Hulu Selangor and Sabak Bernam — is RM1,000,000, and Zones 1 and 2 are RM2,000,000. If you are a foreign buyer, get written confirmation from PTG Selangor and from the developer before you pay anything. Louis will ask for both in writing.
Is Gardens Park the same thing as Gamuda Gardens?
No. They are two separate developments, with two different licensees, opposite tenure and opposite title type — and this page exists partly to keep them apart.

What settles it: two licensees on the register each with their own licence and project list; two different master-plan reference numbers under the same local authority; the GreenRE register, the only source anywhere that prints the name Gamuda Gardens Park – Phase 1 (Astor) against a licensee; and the 532-acre, RM360 million freehold land purchase of 3 January 2023, announced as land next to the existing township. Why the confusion is understandable: the corporate site calls Gardens Park “a freehold development, adjacent to Gamuda Gardens”, but the Gamuda Gardens site carries Gardens Park as one of its own navigation sections, and both developments print the same shared sales gallery as the developer’s own address in every filed brochure. Gamuda Gardens has its own page on this site, and nothing from it appears here.
The developer tags Astor “Newly Launched”. Is that right?
No, and its own filing refutes it. The register files 14542-5 at 90.72% built and 14542-6 at 90.67%, and the filed Kirana brochure records Baki Unit 9 of 286 — about 97% sold. Its governing vacant possession date is 25 October 2026. A phase that is 90.7% built, 97% sold and due for handover this month is not a launch, and the imagery on this page is captioned as a near-complete phase rather than as a new release. If you want the genuinely new phase here, it is Elgar: 7.36% built, with all 331 units unsold as at its filing. The practical consequence of the difference is real: at Astor you are buying from a handful of remaining units on a nearly finished site, with a handover date weeks away and no selection of type left to speak of; at Elgar you are buying off a plan with a 2028 date and the whole schedule open.
What are these phases actually called on the register, and how do you know?
Astor is registered Kirana; Elgar is registered Damai. And no document anywhere prints both names together — so the mapping below is an inference from filed figures, clearly labelled as one.

Four lot sizes and one area figure, matching exactly. The Astor page publishes 20'×65', 20'×60', 20'×60' and 20'×75' and a single 2,372 sq ft figure; Kirana’s filed schedule carries the same four lots and 2,372 as the Type D corner area. Plus the GreenRE register row Gamuda Gardens Park – Phase 1 (Astor) issued to GAMUDA LAND (BOTANIC) SDN. BHD., and the developer’s own sentence “Astor is the first phase of Gardens Park”. A fourth, smaller piece: the Astor logo file is named Gardens-Park-Astor-Logo-02.png — it carries the Gardens Park brand, not the Gamuda Gardens one.
ELGARDAMAI (filed Damai (Fasa 1-B), on a page headed PEGANGAN KEKAL)14542-7331One built-up and one room count, and only one match on either licence. The Elgar page publishes a single 2,407 sq ft, 4-bedroom, 4-bathroom figure; Damai’s filed schedule carries Type C mid at 25'×70', 2,407 sq ft, 4 bed / 4 bath — the only 2,407 anywhere on either licence. Plus the developer’s own sentence “Elgar is the new phase of Gardens Park”.
(none)Kundang Estates14542-1 to 14542-4withheldA SEPARATE township on the same licence, completed 2018 to 2019. It is not Gardens Park, it is not marketed under this brand, and its unit counts, prices and completion dates are kept off this page entirely.
Why this matters practically: a client who searches TEDUH for “Astor” or “Elgar” finds nothing at all. Search the project code. And a search for “Kundang” on this licence returns a different township entirely, whose figures this page does not carry.
Which completion date actually governs?
The register’s date governs, and on Astor the developer’s own filed brochure disagrees with it by about two months.
PhaseFiled brochureRegister serahKosongIkutPjbPortalWhich governs
Astor — Kirana 14542-6December 202625 October 2026none publishedThe register: 25 October 2026. The filed brochure is about two months LATER than the register — and the register governs
Astor — Kirana 14542-5not read — only a non-durable temporary filing exists25 October 2026none publishedThe register: 25 October 2026
Elgar — Damai 14542-7June 202819 June 2028none publishedThe register: 19 June 2028 — and the brochure agrees to the month, which is worth crediting
The date that binds the developer is neither of these: it is the one in YOUR OWN sale and purchase agreement, which on Schedule G runs 24 months from the date of that agreement. So two buyers in the same phase can have different deadlines. Get the governing date for your unit in writing before you sign, and note that a certificate of completion and compliance is not vacant possession.
Is it really freehold, and what does “individual title” change?
Yes — and this is the one marketing claim on this development that the filing fully supports. Both filed brochures print PEGANGAN KEKAL, freehold, with no lease term and no expiry date. Individual title means the house and its land are titled to you directly, under Schedule G with a 24-month delivery period, rather than as a parcel inside a subdivided scheme under Schedule H with 36 months. Three practical consequences. First, no strata management corporation and no statutory strata charge follows automatically — but the development is marketed as a “guarded community”, so there will be some security and common-area arrangement, and no maintenance, security or sinking-fund figure is published anywhere by anyone. Ask what the arrangement is, who collects, and what happens if a neighbour does not pay. Second, it is what bars a foreign buyer, per the question above. Third, no Sekatan Kepentingan is filed on either phase, so there is no State-consent condition on transferring, leasing or charging — the opposite of the adjacent development, where every phase files one. Elgar does file a charge, to MTRUSTEE BERHAD, which is ordinary development finance and is discharged on transfer — ask for the redemption arrangement in writing.
How much of Gardens Park is actually registered with KPKT?
Three phases and 832 homes. That is all that is inside the Housing Development Act today. The licence carries seven project records, the walk 14542-1 to 14542-7 all resolve, 14542-8 is a 404 and the register’s own count reads 7 — so walk and count agree, and there is no dormant permit-less twin and no cancelled-permit record. Four of those seven are the separate Kundang Estates township. So Gardens Park = 14542-5 (215) + 14542-6 (286) + 14542-7 (331) = 832, and the three records sum exactly. What that means if you are shown a masterplan. The 532 acres was announced with an RM3.3 billion gross development value over ten years, and the registered homes — even multiplying each filed band’s maximum by its unit count — account for about RM1.56 billion, under half of it (the arithmetic is in the next answer). So most of what you are shown on a masterplan board has no licence, no permit, no prescribed contract, no statutory delivery date and no filed particulars that anyone can check yet. That is normal for a ten-year township and it is not a criticism — but “coming soon” and “registered” are different things, and the difference is what the Act protects. The one marketed Gardens Park component that exists today and has NO filing is Park Square, two-storey retail shops marketed as “Freehold Individual Title Shops”: no licence, no permit, no Schedule G or Schedule H contract, no statutory late-delivery formula, no section 7A account, no statutory defect-liability period and no Housing Tribunal route. And because no statutory band is filed for it, the below-filed-minimum test cannot even be applied to a shop price here: it is inapplicable, not passed.
Do the filed statutory bands and the register agree, and what do they add up to?
They agree on all three records — which is worth crediting, because this agency has met plenty of pages where they do not.
RecordUnitsFiled statutory Unit Selling Price bandRegister bandBand × units — minimumBand × units — maximum

Read the two right-hand columns carefully. No per-type price is filed on any of the three records, so those columns are this agency’s own arithmetic: each record’s filed band multiplied by its own unit count. That is an outer envelope, not a sum of per-type values, and it is labelled as such rather than presented as a gross development value. Against the announced RM3.3 billion for the 532 acres, the top of that envelope is about 47% — consistent with most of the announced value sitting in phases that have no filing yet, and a reason not to read a township GDV as the value of the homes now registered. Note too that Astor spans two registrations with two different bands, so there is no single “Astor price range”: the honest statement is RM772,800.00 to RM1,934,160.00 on 14542-6 and RM835,800.00 to RM1,617,360.00 on 14542-5. Every figure here is the filed statutory Unit Selling Price range — not a price list, not a quotation, not an offer.
What is the developer’s delivery track record on this development?
There is not one yet, and this page says so rather than borrowing one. All three Gardens Park phases are still under construction — Astor at 90.7% with vacant possession due 25 October 2026, Elgar at 7.36% due 19 June 2028 — so no Gardens Park phase has ever been delivered, and no delivery performance can honestly be claimed for this development. No revision of the delivery period is recorded against any of the three. The register’s pindaanTempohSerahKosong field is per record and predicts nothing — one licence can and does carry both values on different records, which is why no inference is drawn from it here. The four completed records on this licence belong to the separate Kundang Estates township, and a different township’s delivery dates are not this development’s track record, so they are kept off this page — figures and all. This is a much thinner record than the adjacent licence’s many completed phases, and it is stated as thinner rather than padded out. What you can do instead: ask for the architect’s progress certificates for your phase, ask for the delivery history of the group’s other completed Rawang-area phases under their own licences, and read your own sale and purchase agreement date rather than any marketing date.
Is there a green certification?
One, and it is PROVISIONAL, and it belongs to Astor only. The GreenRE register carries Gamuda Gardens Park – Phase 1 (Astor), BRONZE, status PROVISIONAL, dated 13 January 2025, tool RES v3.2, issued to GAMUDA LAND (BOTANIC) SDN. BHD.. Provisional is not certified, and the page says provisional every time. Elgar has no entry in the reachable portion of the Gold, Silver or Bronze registers, nor in either certification-entry list. Platinum was read in full — 95 rows, complete to the last row — and is a clean negative. Gold, Silver and Bronze truncate, so for Elgar the honest wording is “no entry in the reachable portion”, and note that Elgar’s permit is dated June 2026, after the Bronze list’s window, so absence there is weak evidence either way. GBI’s directory returns a 404, which is inconclusive and never a negative. Three claims to refuse by name, and they are the dangerous ones. First: “Gamuda Gardens is GreenRE Gold” is false for every home in either development. That Gold row is Kompleks Komuniti Gamuda Gardens on tool NRB v3.2 — the NON-RESIDENTIAL tool — and it belongs to the other licensee. Second: a Bronze row registered simply as Damai belongs to SDB Properties Sdn Bhd — it matches this development’s registered phase name exactly and is a different licensee entirely. Refused. Third: a row reading Gamuda Cove, The Clove (Taman Cengkih) belongs to a third Gamuda licensee. Refused. The discriminator in every case is the licensee and nothing else. And one thing to credit: the developer advertises no green rating at all on either product page — Astor says “Solar Ready Home” and Elgar “Solar and EV-ready homes”, which are building features, not certifications. The rating is real and unadvertised; the features are real and are not a rating. Neither is upgraded into the other here.
Has Gardens Park won any awards?
Two, and both are masterplan awards. Not one award anywhere belongs to Astor, to Elgar, to Kirana or to Damai. Gardens Park holds the MLAA15 Masterplan Category (Developer) Excellence Award (2025, ILAM) and a Low Carbon City 2030 Challenge 3-Diamond Award Recognition (2025), for which the awarding body is not named on the developer’s own page. So the honest line is: the master plan this house sits in has been recognised. The house has not. Decoys refused, by name. The MLAA13 Project of the Year went to the Gamuda Gardens Central Park — a park, in the adjacent development. Six separate 2025 to 2026 awards belong to the Wetlands Arboretum, which is at Gamuda Cove — a different licensee, a different district, a different development entirely. Also refused: a township award to twentyfive7, one to Gamuda Cove, a masterplan Gold to a precinct in Vietnam, a contractor-category award to a group contracting company, and three corporate awards to Gamuda Land itself. A corporate award is not a project award, a township award is not a phase award, and a sister development’s award is not this one’s. No QLASSIC score was found for any phase of this development.
How far is everything, and why do the two developments’ own tables disagree?
Because they are two different sites — and the disagreement is the evidence, not an error. The developer publishes a distance table for Gardens Park and a different one for Gamuda Gardens, and on eight shared destinations they contradict each other:
DestinationGamuda Gardens printsGardens Park printsSpreadDirection
Fun Park and Skyline Luge700 m4.5 km6.4×Gardens Park is farther
Tasik Puteri Golf and Country Club15.0 km6.0 km2.5×Gardens Park is nearer

SJK (C) Kota Emerald10.0 km5.5 km1.82×Gardens Park is nearer
Straits International School7.5 km4.5 km1.67×Gardens Park is nearer

Tasik Biru Kundang8.0 km6.0 km1.33×Gardens Park is nearer
Rahman Putra Club Malaysia10.0 km12.0 km1.2×Gardens Park is farther
The directions are not all the same — Gardens Park is nearer Kundang and the golf club and farther from Kuang and the Luge — which is exactly what you would expect of a parcel lying WEST of the other one, and the register’s own coordinates agree: the Gardens Park phases sit at about 101.517° E against 101.528° to 101.542° E. So this is not one table being wrong. It is two real sites a kilometre apart. And it refutes a claim on the developer’s own Astor page: “Door Step Access To 50-acre Ring Park”. That 50 acres is the Central Park in the adjacent township, and the developer’s own Gardens Park table puts Gamuda Gardens at 1.0 km. Door-step access and 1.0 km cannot both be true. The same park is called the “Central Park” on one development’s pages and the “50-acre ring park” on this one’s — one park, two names, two different spatial claims. What is NOT published, and is therefore not on this page: any rail, transport or station distance at all for Gardens Park (its page has no Transportation section, and this page does not borrow the neighbour’s), any distance to the NSE, LATAR or Guthrie Corridor interchanges, and any distance to Rawang town, Sungai Buloh, Kuala Lumpur or KLIA. No station is named here, because no source names one for this development.
What is the density, and how many units per acre?
It cannot be computed, and this page refuses to divide the wrong numbers to pretend otherwise. No parcel area is published for any phase — Keluasan Tanah is absent from both filed brochures, and keluasan reads 0 mps on 14542-7. And where keluasan does carry a figure on this licence it is a BUILT-UP in square metres, not a land area: 14542-5 reads 148 to 188 m², which is about 1,593 to 2,023 sq ft (this agency’s conversion) — matching the filed area range for the terrace types, not any lot. Reading it as land would overstate density by roughly an order of magnitude. Denominators specifically refused here: 532 acres divided by 832 units (the 532 acres carries roads, open space, the retail component and the unregistered phases — a township-wide denominator is the classic density trap); 532 acres divided by all 1,284 units on the licence (worse — it mixes in a township that does not sit on the 532 acres at all); and the 50-acre park, which is township public open space the developer’s own table puts 1.0 km away, and is not this development’s land. Even the honest cross-check is unavailable here: on some developments the saleable lot area can be rebuilt from filed lot dimensions and per-type unit counts — but no per-type unit count is filed on any of these three records, so that route is closed too. Ask the developer for the phase parcel area in acres and the approved unit count on the layout plan. That is the only honest source of a density figure, and it is not published by anyone.
What are the oddities in the filed documents I should know about?
Nine checks, and the honest answers include several clean negatives worth crediting.
What was checkedFinding
Is the APDL a placeholder in the filed documents?YES, two for two. Kirana files XXX with a blank validity; Damai files XXXX with a blank validity. Five for five across the two Gamuda licences in this research — so no filed document on this development supports a lapse check, only the register does
Is the licence number corrupted in any filed document?NO — a clean negative. Both brochures print 14542/01-2028/0889(A) correctly, and it reconstructs from its own /01-2028/ segment. Worth printing precisely because the adjacent licence DOES carry a corrupted licence number in one of its filings
Is any filed brochure headed with something that is not a project name?YES, and it belongs to THIS licence. The Damai / Elgar brochure is headed PEGANGAN KEKAL — a TENURE LABEL — with RUMAH TERES 2 TINGKAT beneath it, and the project name appears only in the ad text. The fact sheet resolves it: that document is 14542-7, Elgar. And since this licence really is freehold, the heading is at least true, if useless as an identifier
Does any filed document misspell itself?YES. The Kirana brochure is headed KIRANA while its own specification copy reads Kinara
Does any filing contradict itself on a dimension?YES. Astor Type B’s mid-unit area is 1,557 on the specification page and 1,595 on the site plan. Both printed above; neither resolved
Is the district filed consistently?NO. 14542-5 and 14542-6 file Daerah Gombak; 14542-7 files daerah: “-”, i.e. blank
Is the plan reference in one format?NO. Kirana files MPS 3/2-1371/3170(PB(A)F1-A2; Damai files BIL. (14) DLM.MPS 600-3/7/110/3170(PB(A))F1-B — two reference formats for one local authority, both carrying 3170
Is there a dormant twin, a cancelled permit or an unpermitted interval?NO. The walk 14542-1 to 14542-7 all resolve, 14542-8 returns a 404, and the register’s own project count reads 7. Walk and count agree. No dormant permit-less twin and no cancelled-permit record on this licence
Is there an affordable-allocation type-code twin (the -RMM / -AH pattern)?NO — no such suffix pair exists anywhere on this licence. So the reverse-allocation explanation for a below-filed marketing figure does not apply here, and that is said plainly rather than left for the reader to wonder about. The one affordable allocation on this licence belongs to the separate Kundang Estates township
Why a reader should care about any of this: a filed advertisement document is the one place a developer makes statements with statutory consequences. When it files its own permit number as XXX, heads a page with a tenure label instead of a project name, misspells its own scheme and prints two different areas for one house type, every number in it has to be checked against the register and confirmed in writing — and that is exactly what this page does and what Louis will do for you.
What should I ask for before I pay a deposit?
In writing, every time. The filed advertisement particulars for your phase — 14542-5, 14542-6 or 14542-7 — and the Schedule G sale and purchase agreement. Your unit’s own governing vacant possession date, and confirmation of which completion date applies, because at Astor the filed brochure and the register differ by about two months. The per-type schedule for your type, with land area and built-up area separated, because the filing prints one combined figure; and at Astor Type B, which of 1,557 and 1,595 sq ft is yours. The phase parcel area and the lot or PT number. The maintenance, security and common-area arrangement, and who collects it, because nothing is published and the development is marketed as guarded. The current permit (the filed brochures carry placeholders) and the section 7A housing development account details. The redemption arrangement for the MTRUSTEE BERHAD charge if you are buying at Elgar. And if you are not a Malaysian citizen or permanent resident, written confirmation from PTG Selangor that you may own a freehold individual-title landed home in Daerah Gombak at all — before any money moves. Louis asks for all of it, and tells you what came back and what did not.

Gardens Park, from the filing rather than the brochure

832 licensed homes across three registered phases, freehold on Schedule G with individual title and a 24-month delivery period. Astor is 90.7% built and about 97% sold whatever its web page says; Elgar is 7.36% built and is the phase that is actually new. And if you are a foreign buyer, the published rules say this is not a development you can own — which is the opposite of the answer one kilometre away. Louis will send you the filed particulars, tell you which figures the developer’s own documents disagree on, and ask for the ones nobody publishes.

Marketing information, not an offer, not a price list and not a quotation. Every figure must be confirmed against the filed advertisement particulars and your own sale and purchase agreement before you commit.

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
