twentyfive7 @ Kota Kemuning — Telok Panglima Garang, Daerah Kuala Langat, Selangor: KPKT licence 19085, seven registered phases, 2,325 licensed homes, and the fact no portal prints — “twentyfive7” is the registered name of nothing

The township is licensed to GAMUDA LAND (KEMUNING) SDN. BHD., 200201030459 (598122-P) — a registration number taken from the filed brochures, because the KPKT TEDUH register carries no company-registration field for this developer. Seven schemes sit on licence 19085, carrying 2,325 licensed homes, and “twentyfive7” is the registered name of none of them: five of the seven are registered under the identical generic string Gamuda Kemuning, so a client searching the public register by name cannot tell Phase 1 from Lucent from Luxura from Levane — only the serial separates them, which is why this page prints the register code beside every phase name. All seven are filed on Schedule H and every permit from 19085-2 onward carries the -(S) strata tail: these landed houses are on strata title, which is unusual, which no marketing surface mentions, and which — unlike a freehold individual-title landed scheme — is exactly what admits a foreign buyer in Selangor. Open and selling now: THE CLOVE SIGNATURE, registered Gamuda Kemuning 25.7, project code 19085-7 — 300 homes, 13.23% – 49.58% built, filed statutory band RM1,922,800 – RM3,909,800, vacant possession 25 January 2029. Also still selling: QUAYSIDE PLAZA, 19085-6, 465 serviced-apartment units — and the register flags that scheme Lewat, late, at 73.54% built on 437 of its 465 units, with its permit expiring on 27 October 2026.

Every figure on this page is traced to a named published source: the public KPKT TEDUH register developer and project records for 19085 and 19085-1 through 19085-7, the filed HIMS advertisement documents, the GreenRE certification register, the developer’s own pages, and named press. Where nothing is published, this page says so instead of filling the gap — and it carries no figure belonging to any other township, any other licensee or any other Gamuda development.

Main development render at The Clove Signature (KPKT project 19085-7), the only open landed launch at twentyfive7 by Gamuda Land (Kemuning) Sdn. Bhd., twentyfive7 township, Daerah Kuala Langat, Telok Panglima Garang, Selangor, published as the header image on the developer own precinct page with no subject stated
The Clove Signature (Gamuda Kemuning 25.7, 19085-7) main render — published as the header image on the developer’s own The Clove Signature page, so the precinct is caption-published. The subject within the precinct is NOT established: the host publishes the alt text “Header image” and nothing more. This is the open landed launch only. It depicts none of the other six registered phases.
Main development render at Levane Residences (KPKT project 19085-5), a completed and handed-over precinct with CCC issued 26 June 2026, at twentyfive7 by Gamuda Land (Kemuning) Sdn. Bhd., twentyfive7 township, Daerah Kuala Langat, Telok Panglima Garang, Selangor, with no subject stated by the developer
Levane Residences (19085-5) main render — filename names the precinct, so the precinct is caption-published; its alt is also only “Header image”, so no subject is assignable. Levane is COMPLETE and handed over — CCC 26 June 2026, vacant possession 30 June 2026, 35 days inside its ORIGINAL date with no extension at all. It is not a launch and this page does not present it as one.
Developer gallery render attributed to The Clove Signature (KPKT project 19085-7) by its own filename, subject not established by any published caption, at twentyfive7 by Gamuda Land (Kemuning) Sdn. Bhd., twentyfive7 township, Daerah Kuala Langat, Telok Panglima Garang, Selangor
The Clove Signature gallery image — caption-published for the precinct, because this host’s alt text is the original filename and the filename names the product. The subject is NOT established and the image is not captioned as any named facility, view or interior. The developer’s own gallery numbering runs 01, 04, 05, 06, 07 — 02 and 03 are absent from the page markup, so this is not one complete consistent set.

twentyfive7 at a glance — the filed particulars for all seven phases, and what is simply not published

This is one township page covering all seven registered phases of licence 19085, which is what lets it carry the finding no consumer source does: the delivery record of seven registered schemes under one licence. Every cell below is either printed in a filed advertisement document, printed in the public KPKT TEDUH register, printed on the developer’s own pages, or marked NOT PUBLISHED. Two corrections this page carries, because every marketing surface gets them wrong: this is NOT Kota Kemuning proper and NOT Daerah Klang — the filed plan-approval prefixes run MDKL/JKB— then MPKL/JKB—, i.e. Majlis Perbandaran Kuala Langat, Daerah Kuala Langat; and Broadleaf — Kota Kemuning is a separate development by a different developer, BCB Development Sdn Bhd (code 13053), at Home Tree in Daerah Klang — not one of its figures appears anywhere on this page.

Registered schemes and project codes
Seven separate register records, 19085-1 – 19085-7FIVE of the seven are registered under the identical string Gamuda Kemuning — -1, -2, -3, -4 and -5. The other two are Quayside Plaza (-6) and Gamuda Kemuning 25.7 (-7). The marketing names — The Clove Signature, Levane, Lucent, Luxura, The Amber Residence — appear in NO filing at all.

This is a special-purpose vehicle: no joint venture, landowner or vendor is named in any filing, any register field or any press piece — so the JV question is unanswered, not answered negatively.

The register prints the permit suffix (N) on this, the licence’s only actively-selling residential phase — recorded exactly as printed, and flagged as a question to put to the developer, not as a defect.

Tenure, and the three lease expiries
99-year leasehold — THREE different expiry dates19 April 2116 on -2, -3, -4 and -6 (about 89.5 years left) · 30 July 2122 on -5 (about 95.8 years) · 26 November 2124 on -7 (about 98.1 years). So a buyer’s remaining term varies by up to 8.6 years depending on which precinct they buy, and no source anywhere tabulates it. It bears on resale and on financing tenor. 19085-1: NOT PRINTED — no filed advertisement has ever existed for it, so its lease expiry is UNKNOWN for 279 homes. Ask for a title search.
Foreign buyers — title
Permitted on title, which is the unusual part — these are landed homes on strata titleSelangor permits foreign purchase of strata and landed-strata only, and standard individual-title landed is not permitted (propcashflow.my citing Pekeliling PTG Selangor Bil. 1/2014; iProperty; and IQI’s own land guide at iqiglobal.com/blog/buying-land-in-malaysia-for-foreigners/). All seven phases here are Jadual H with -(S) permit tails, so on title they sit on the permitted side of the line — the opposite of a freehold individual-title landed scheme, where a foreign buyer is barred outright. But a Sekatan Kepentingan is filed on all six filings, so State Authority consent is a separate condition on top.
Foreign buyers — zone and price floor
Daerah Kuala Langat is Selangor ZONE 2 — floor RM2,000,000A correction worth having: the zone is 2, not 1. Zone 1 (Petaling, Gombak, Hulu Langat, Sepang, Klang) and Zone 2 (Kuala Selangor, Kuala Langat) both carry RM2,000,000; Zone 3 (Hulu Selangor, Sabak Bernam) is RM1,000,000. So the figure is the same but the route is different, and a client told “Zone 1” will not find Kuala Langat in that list. It is still double the Kuala Lumpur / Federal Territory figure of RM1,000,000 with EPU consent. PTG Selangor publishes no reachable circular — confirm with PTGS before committing.
Against the RM2,000,000 floor, by phase
The Clove Signature: 252 of 300 clear · 48 do notThe 48 are types B1 and B1(M), 24 units each, at a flat RM1,922,800 — 96.1% of the floor. Quayside Plaza 3 of 465 clear (the Jenis A row at RM2,126,800 flat); Luxura all 156 straddle; Lucent all 161 straddle; Levane 17 of 368 clear, 220 sit entirely below and 131 straddle; The Amber Residence 0 of 596 — its dearest filed unit is 48.8% of the floor; Phase 1 86 of 279 clear. 604 of the 2,325 licensed units straddle the floor and cannot be resolved from any public document, because no per-UNIT price is filed anywhere — only per-type minima and maxima. That number is undeterminable and this page says so rather than estimating it.
Filed statutory price bands
RM232,500 – RM3,909,800 across the licence — filed and registry figures, not a price listBy phase: -1 RM1,021,800–3,389,970 (registry) · -2 RM232,500–950,040 (registry) / RM250,000–976,040 (filed) · -3 RM1,384,416–3,178,560 (registry) · -4 RM1,551,800–2,913,800 · -5 RM930,800–2,736,800 · -6 RM250,000–2,126,800 · -7 RM1,922,800–3,909,800. These are the legally filed statutory Unit Selling Price ranges and the public government registry bands. They are not a price list, not a quotation and not an offer.
Band integrity, checked row by row
31 of 31 rows across four phases match the register to the sen — and two phases do notClean: -7 14 of 14, -5 10 of 10, -4 4 of 4, -6 3 of 3 — no splice, no orphan figure, no stale minimum, and the unit counts reconcile too. That deserves saying. But 19085-3’s register band matches NEITHER filed figure on all four of its rows, including an orphan carrying sen (RM1,717,018.08) that appears in no filed document; and 19085-2’s register minimum (RM232,500) sits BELOW its filed minimum (RM250,000) — the reverse of the usual direction. Read every row; do not generalise from the clean four.
Licensed GDV, summed from the filed and registry figures
RM2.47 billion – RM3.90 billionSum of the per-type minima RM2,467,703,958.40; sum of the maxima RM3,903,539,100, over 2,325 units. These are this page’s own sums of the statutory and registry per-type figures, labelled as such — no township GDV is published by anybody, not by the developer, not in The Edge’s 2017 launch piece, not in any portal record. And the figure covers the licensed residential content only: the mall, the two commercial precincts and the retail podiums are not licensed and are not in it.
Density
NOT COMPUTABLE FOR ANY PHASE — and this page prints no density figureKeluasan Tanah is NOT PRINTED in any of the six filed brochures. The register’s keluasan reads 0 mps on -4, -5, -6 and -7, and on -1 and -2 it is a BUILT-UP in square metres, not a land area (-1 reads 197–341 mps, exactly echoing its own component rows; -2 reads 61 mps, about 657 sq ft, matching a portal’s Type C built-up). The 257-acre township figure is well corroborated on two independent surfaces nine years apart, but it cannot be cross-checked to any phase and it is the trap on a township page — dividing 2,325 homes by 257 acres is meaningless twice over, so this page refuses it.
Green certification
Three GreenRE rows, all PROVISIONAL, all on the residential tool — and the developer advertises none of itQuayside Plaza, TwentyFive7 — SILVER, provisional, 22 July 2024, RES v3.3 · The Clove Signature — BRONZE, provisional, 30 July 2025 · Levane Residences (Phase 3B) — BRONZE, provisional, 4 June 2025, all to Gamuda Land (Kemuning) Sdn Bhd. All three are RES, the RESIDENTIAL tool, so the ratings attach to homes — unlike a non-residential community-complex rating, which would say nothing about any house. “Provisional” every time; none is a final certification. And gamudaland.com.my advertises nothing green on the township page or any precinct page — a real, unadvertised rating, which this page credits.
Awards
ONE award, and it is the township’s — Smart Township Malaysia 2025, GOLD, awarded to “twentyfive7”ZERO awards at precinct level. Nothing has been awarded to The Clove Signature, Levane, Lucent, Luxura, The Amber Residence, Quayside Plaza, Quayside Square or Quayside Mall. The awarding body is not named on the developer’s own accolades page, so this page does not name one — the image filenames suggest a planning body, which is an inference and is not stated as fact. The page has a “Load More” button, so the list may not be complete. No QLASSIC score was found for any phase.
Affordable-housing component
TESTED, AND THE ANSWER IS NO19085-6’s 437-unit row runs from RM250,000 and 19085-2’s 321-unit block from RM232,500, which is exactly the signature of an affordable allocation. But there is NO -RMM, -AH, -NPT or -OMU type-code pair in either filing, no duplicated built-up at two prices, no register flag for Rumah Selangorku, and no source — not the filings, not The Edge, not StarProperty — mentions affordable housing at all. So no filed affordable allocation is identifiable on this licence. What remains unexplained is the RM250,000 entry against a 550 sq ft filed built-up, about RM455 per sq ft, against RM1,037,800 at the top of the same row. The anomaly is recorded, not explained.
The Bumiputera allocation field in the filings
The field EXISTS. Its value is NOT PUBLISHED ON THIS PAGE, under this agency’s absolute compliance instructionThe filed advertisement particulars for this licence carry such a field, under the Malay heading Diskaun. This page records only that the field exists and that it carries a value, and publishes no value for it. See “what this page does not publish, and why” in the register section below, which names this cell as the one deliberate exception and names every place the term appears.

Filed plan-approval prefixes: MDKL/JKB/2/4/1242(12) and MDKL/JKB.2/4/1296 and /1297 (Majlis Daerah Kuala Langat), then MPKL/JKB/8/4/43/2022(15), MPKL/JKB/8/4/48/2022(20), MPKL/JKB/8/4/23/2023(14) and MPKL/JKB/8/4/5/2025(A)(14) (Majlis Perbandaran Kuala Langat) — the council was upgraded from district to municipal between the 2021 and 2022 filings, and the change is visible in the prefix on this one licence. District reads Kuala Langat on all seven records. No mukim is filed on any of them. The developer agrees it is outside Kota Kemuning: its own pages say “South of Kota Kemuning” and its COO told The Edge the township is “located next to Kota Kemuning”.

Six things about twentyfive7 that are true, filed, and published nowhere else

Each card below is a finding from the public register or the filed advertisement documents, not a selling point. Two of the six run against the developer’s own marketing, and two run in the buyer’s favour. All four are printed here the same way.

📄

The name a client searches does not exist

“twentyfive7” is the registered name of nothing. The nearest is Gamuda Kemuning 25.7 on 19085-7. The string appears in the filings only as the name of the sales gallery, and once in the GreenRE register as Quayside Plaza, TwentyFive7. Five of the seven schemes are registered under the identical generic string Gamuda Kemuning, so only the serial separates them — which is why every phase name on this page carries its register code.

🏠

Landed houses, strata title — and that is the foreign-buyer answer

All seven phases are filed Schedule H and every permit from 19085-2 onward ends -(S). So 1,264 landed homes here are on strata title, not individual title. Selangor permits foreign purchase of strata and landed-strata only. Where a freehold individual-title landed scheme bars a foreign buyer outright, this township admits one — subject to the RM2,000,000 floor and to the Sekatan Kepentingan filed on every one of the six filings.

📅

The delivery record, both halves of it

Five phases are complete and all five landed inside their governing date. Two of them — Luxura 156 homes and Levane 368 homes, 524 in all — took no extension at all and beat their ORIGINAL dates by 165 and 35 days. But two others, The Amber Residence (596) and Lucent (161), consumed +15 and +11 months and so landed 13.6 and 7.5 months past their originals. That is a MIXED record, it is not another township’s record, and no consumer source publishes either half.

⚠

A phase badged new, flagged late

Quayside Plaza, 19085-6, is flagged Lewat — late — by the national register, at 73.54% built on 437 of its 465 units, with vacant possession due 31 January 2027 and no approved extension on the record. Its advertising and sales permit expires on 27 October 2026 and it is still selling. The developer badges the same precinct “Newly Launched”. All of that is stated plainly and nothing is predicted from it.

🔑

Every home is inside the Act. The gap is entirely commercial

2,325 of 2,325 homes are inside a registered scheme with a licence, a permit and a statutory contract. What is NOT registered is commercial: Quayside Mall, Quayside Square, 22 shop units plus 10 business-space units at Quayside Plaza, and 34 double-storey shop lots under The Amber Residence — no KPKT registration, no licence, no permit and no filed advertisement for any of them. A buyer of one of those gets no Schedule G or H, no statutory late-delivery formula, no Housing Development Account, no statutory defect liability period and no Tribunal for Homebuyer Claims.

🔍

Searching by brand is not a finished search

q=GAMUDA on the developer register returns six licensees and this one is among them — but a non-empty brand result is not a finished search. q=TWENTYFIVE returns zero and q=BROADLEAF returns zero (control q=EXSIM returned 16 in the same session). And q=KEMUNING returns four licensees of which only this one is this township. Kota Kemuning proper belongs to Hicom-Gamuda Development Sdn Bhd, code 6784, 61 projects — a different licensee, 7 km away, and not one of its figures is on this page.

Seven registered phases on one licence — what each one is, what it delivered, and what it did not file

Printed phase by phase, with the register code beside every name, because the registered names do not distinguish them. Lucent Residence — 19085-3 (PROBABLE)

Completed · 161 units
  • Registered Gamuda Kemuning
  • This mapping is PROBABLE, not proven. Lucent is marketed as 2 and 3 storey superlink AND semi-D, with ten type names — but 19085-3 is 161 units of Rumah Teres only, 30 at three storeys and 131 at two, with no semi-detached row at all
  • So either Lucent’s semi-Ds sit inside 19085-1, or Lucent spans two registrations, or the mapping is wrong. No document anywhere links any marketing precinct name to any register code
  • Register band matches NEITHER filed figure on all four rows: filed RM2,006,800 – 3,435,360 and RM1,488,800 – 2,805,360; registry RM1,717,018.08 – 3,178,560 and RM1,384,416 – 2,152,560
  • The orphan RM1,717,018.08 carries sen that appear in no filed document
  • Cause: the only brochure HIMS serves for this record is a full generation behind the record’s own permit — it prints licence 19085/07-2022/0052(A) and permit 19085-3/05-2022/01614(P), both expired in 2022, while the register’s permit is 19085-3/05-2023/0067(A)-(S). The developer publishes five type names (Arter A-prime, Arora A, Barro B, Cella C, Danna D, each Intermediate or Corner) and one sample plan at 3 bed / 3 bath / 1,999 sq ft. So every built-up in circulation for Levane is a marketing figure, and this page labels it as one

The commercial content — NOT REGISTERED, none of it

  • Quayside Square — 2 and 3 storey shops, badged “Limited Units”

  • The concrete cases are the 22 + 10 = 32 units at Quayside Plaza and the 34 shop lots under The Amber Residence
  • This page is tagged landed and new launch and NOT commercial, deliberately: tagging a commercial component that no filing supports would overstate it. The category decision is explained in the register section

The seven phases as a buyer meets them — marketed name, registered name, register code

No floor plan, site plan, masterplan graphic or location map exists for this township from any source, so every panel below is deliberately without an image rather than filled with a render. Each card carries the register code, because the registered names do not distinguish the phases. What is filed is printed; what is not filed is marked NOT FILED.

Location, as filed

Where twentyfive7 actually is, and why the marketing address is a locality borrow

The filed project address is Lot 43495, Persiaran Oleander, 42500 Telok Panglima Garang, Selangor, and the district reads Daerah Kuala Langat on all seven register records. Every marketing surface calls this Kota Kemuning. The developer’s own distance table refutes its own address line — it puts Kota Kemuning Lakeside Park 7.0 km away and Bukit Kemuning Golf and Country Resort 7.4 km away. A development 7 km from Kota Kemuning’s own lake park is not in Kota Kemuning — which is exactly what the developer says elsewhere (“South of Kota Kemuning”; the COO told The Edge it is “located next to Kota Kemuning”) and exactly what the filings say. The marketing name is a locality borrow and the developer’s own table is the proof. Both are printed here.

The 19085-7 coordinate is unresolved. Its own brochure gives the same Lot 43495 / Persiaran Oleander address as its siblings and the developer calls it the final lakefront phase, which places it on the township. Most probably a register data-entry error — but a client relying on the register’s coordinate would be sent to the wrong place, so it is printed as an open question rather than silently corrected. Separately: never read a district off the register’s business-address field. The identical Gamuda business address at Quayside Tower, Persiaran Freesia, 42500 is filed as Kuala Langat on this licence, as Petaling on two others and as Gombak on a fourth — four districts for one address, three of them contradicting its own 42500 postcode.

The developer’s own distance table — all thirteen rows, and it is a TOWNSHIP table

  • Oasis International School KL — 3.6 km
  • Tenby International School Kota Kemuning — 4.4 km
  • Beaconhouse Kota Kemuning Pre-school — 5.0 km
  • MAHSA University Kota Kemuning — 6.3 km
  • Chinese Taipei School KL — 6.7 km
  • Philharmonic School of Music — 7.1 km
  • Kemuning Medical Centre — 13.1 km
  • Gamuda Walk — 7.8 km
  • Football Talent Asia — 300 m
  • Vista Shah Alam Equestrian and Endurance — 2.8 km
  • Kota Kemuning Lakeside Park — 7.0 km
  • Bukit Kemuning Golf and Country Resort — 7.4 km
  • Kota Permai Golf and Country Club — 7.6 km
  • An Entertainment heading with no entries under it

Three problems with that table, named

  • It is one table reused on every precinct page. The identical thirteen rows appear on the township page, the Levane page and The Clove Signature page, figure for figure. So it is a TOWNSHIP table and no precinct-specific distance exists for any phase. Credit the developer for publishing figures at all — then read them as township figures.
  • It refutes the project’s own address line, as above: 7.0 km to Kota Kemuning’s lake park and 7.4 km to Bukit Kemuning golf.
  • A neighbouring development’s own table disagrees about the same destinations. A separate scheme at Seksyen 32 Kota Kemuning (Daerah Klang) publishes the same golf resort at 2.1 km and the Kota Kemuning lake at 5.4 km, against 7.4 km and 7.0 km here. A systematic disagreement between two developments’ own tables about shared destinations is evidence that they are two separate sites, not an error in either —and it corroborates the Kuala Langat placement independently of the filings.

Rail, highways, and what nobody publishes

  • NO source publishes a distance to any rail station — not the developer, not the press, not any portal. No LRT, MRT, KTM or BRT station is named anywhere by anybody, and this page names none.
  • The developer contradicts itself on highways on one website: the township page says “4 Major highways” and the Quayside Square entry on the same page says “Connected To 5 Major Highways”. Both are printed; neither is resolved.
  • No highway is named with a distance by anybody, and no highway is named at all on the pages read — so there is no named-highway figure to publish here.
  • No distance on this page is this page’s own. Every figure above is the developer’s own published figure, reproduced as a township figure. Nothing is measured, estimated or inferred.

Why this page is filed under Telok Panglima Garang

  • The site taxonomy puts this page under Selangor and Telok Panglima Garang, the filed locality, not under Kota Kemuning. That is a deliberate choice: a location term is what the breadcrumb and the location archive print, and filing a Kuala Langat development under a Daerah Klang locality would put a wrong district in front of every reader.
  • Kota Kemuning is in the page title, the heading and the body, because that is what a client searches and that is what the developer markets —and the filed location is stated beside it every time.
  • A further reason to keep the terms apart: Kota Kemuning proper is a different licensee — Hicom-Gamuda Development Sdn Bhd, code 6784, 61 project records, 44 of them carrying the words Kota Kemuning, all long completed. Nothing in licence 6784 is twentyfive7 and nothing in licence 19085 is Kota Kemuning proper.

Distances are the developer’s own published township figures and are reproduced, not verified on the ground. Confirm any figure that matters to you against the filed advertisement particulars and your own site visit. Coordinates are the register’s own, including the 19085-7 outlier, which is printed as an unresolved question.

Read on 13 October 2026 from the public KPKT TEDUH register records for developer 19085 and projects 19085-1 through 19085-7, and from the six filed HIMS advertisement documents (19085-1 has none). There is no developer statutory block to compare against: gamudaland.com.my publishes no licence number, no permit number, no statutory panel and no permit page anywhere on the site. So every statutory particular on this page comes from the register and the filings, and nothing on this page is taken from a developer statutory panel — because there is none to take it from.

The figures above are the filed statutory Unit Selling Price ranges and the public government registry bands, published here because they are a legally filed sale price range and a public record. They are not a price list, not a quotation and not an offer. The authoritative figure for any individual unit is the price list and the sale and purchase agreement at the sales gallery.

Scope: this is one township page, and two developments it is NOT

This page covers all seven registered phases of licence 19085, and nothing else. First: Broadleaf — Kota Kemuning is a separate development by a different developer and not one of its figures appears anywhere on this page. It belongs to BCB Development Sdn Bhd, developer code 13053, licence 13053/04-2028/0551(A), at the Home Tree township in Daerah Klang, and both of its registered phases are already Siap Dengan CCC — completed. It shares nothing with twentyfive7 but the words “Kota Kemuning” in an address line, and it needs its own page and its own research. Second: Kota Kemuning proper is a different licensee again — Hicom-Gamuda Development Sdn Bhd, code 6784, 61 project records, 44 of them carrying the words Kota Kemuning, all completed decades ago. Nothing in licence 6784 is twentyfive7 and nothing in licence 19085 is Kota Kemuning proper. They are two Gamuda-named licensees one word apart in the township name and about 7 km apart on the ground, and keeping them separate is the single most useful thing a client can be told about this address. Figures from two further Gamuda licensees — Bandar Serai Development Sdn Bhd (code 19124) and Gamuda Land (Botanic) Sdn Bhd — are also deliberately absent, including their delivery records, their awards and their green certifications.

Why this page is tagged landed and new launch, and deliberately NOT commercial

Taxonomy, stated rather than left to be guessed. This page is filed under Landed and New Launch, under Selangor and Telok Panglima Garang, and under the developer brand Gamuda Land. Landed is right even though the title is strata: 1,264 of the 2,325 licensed homes are houses — terraced, cluster and semi-detached — and condominium or serviced apartment would misdescribe them, while the fact that the title is strata title is stated throughout the page because it is unusual and because it is what admits a foreign buyer. New launch is right because two phases are selling: The Clove Signature (19085-7) is open, and Quayside Plaza (19085-6) is still being marketed at 73.54% built. Commercial was considered and declined, and the reason is the point: Quayside Mall, Quayside Square and the shop and business-space units carry no KPKT registration, no licence, no permit and no filed advertisement at all, so tagging a commercial component that no filing supports would overstate what is actually on offer here. Six earlier pages in this series reached the same conclusion on the same reasoning. The commercial content is described in full in the project panel above — described, not tagged.

Foreign buyers: title, zone, price and consent — four separate questions, and three different answers

On title the answer here is favourable, and that is unusual for a landed scheme. All seven phases are filed Schedule H and every permit from 19085-2 onward carries the -(S) tail, so the landed homes are on strata title. Selangor permits foreign purchase of strata and landed-strata only, and standard individual-title landed is not permitted — the state guide citing Pekeliling PTG Selangor Bil. 1/2014, iProperty, and IQI’s own land guide at iqiglobal.com/blog/buying-land-in-malaysia-for-foreigners/ all carry the same restriction. So where a freehold individual-title landed scheme bars a foreign buyer outright, this township admits one. On the zone, a correction: Daerah Kuala Langat is Selangor ZONE 2, not Zone 1. Zone 1 (Petaling, Gombak, Hulu Langat, Sepang, Klang) and Zone 2 (Kuala Selangor, Kuala Langat) both carry a floor of RM2,000,000; Zone 3 (Hulu Selangor, Sabak Bernam) is RM1,000,000. The figure is the same but the route is different, and a client told “Zone 1” and then checking the circular will not find Kuala Langat there. It remains double the Kuala Lumpur figure of RM1,000,000 with EPU consent. PTG Selangor publishes no reachable circular, so confirm with PTGS before committing. On price, the detail is in the comparison in the FAQ below; the short form is that The Clove Signature clears for 252 of its 300 homes and fails for 48, Quayside Plaza clears for 3 of 465, The Amber Residence for none of its 596, and 604 of the 2,325 licensed units straddle the floor and are undeterminable because no per-unit price is filed anywhere. And on consent, a separate condition sits on top of all of that: a Sekatan Kepentingan is filed on all six filings, forbidding transfer, lease or charge without State Authority consent. That applies regardless of price and regardless of the strata finding. On 19085-1 the restriction status is simply UNKNOWN, because no advertisement was ever filed for it — ask for a title search rather than reading across from its siblings. One marketing-only condition is worth flagging honestly: the state guidance additionally conditions landed-strata on the scheme being gated and guarded. The developer publishes “24-hour multi-tiered security” on one precinct page and no filing on this licence contains any security item at all, so treat that condition as probably met on marketing evidence only.

The build percentages, and how to read them

A percentage built in the register is a payment-stage figure, not a promise about a handover date. On 19085-6 the three component rows read 94.17% (3 units), 92.30% (25 units) and 73.54% (437 units), and the register’s overall status on that record is Lewat — late. The arithmetic behind the flag, stated without prediction: 33 of the 36-month delivery period have elapsed since the first sale and purchase agreement on 31 January 2024, against 73.54% built on the main component, with vacant possession due 31 January 2027 and no approved extension on the record. The honest reading is that both of those are true at once and neither this page nor any source can tell a buyer which way it resolves. On 19085-7 the rows read 13.23% to 49.58% against a governing date of 25 January 2029, which is early in a 36-month programme and unremarkable. These figures move. Re-read the register at the date you sign.

Not published, therefore not on this page

Seventeen things a buyer would reasonably ask about this township, and no source answers them. 1. No parcel area for any phase — Keluasan Tanah is not printed in any of the six filed brochures, so no density, no plot ratio and no net-to-gross figure is publishable, and this page publishes none. 2. No car park allocation in any filing on this licence — the claim “up to 5 carparks with direct unit access” has no statutory support anywhere. 3. No lot or PT number for any phase; the only lot number in circulation, Lot 43495, is the sales gallery’s. 4. No mukim on any of the seven records. 5. No township gross development value from any source — the sums on this page are this page’s own, labelled as such. 6. No built-up schedule for 19085-1, -3 or -5; no per-type unit split for Quayside Plaza’s 437-unit group or for The Amber Residence’s built-up types; and no labelled built-up for The Clove Signature. 7. No landowner, vendor or joint-venture partner named anywhere. 8. No source maps any marketing precinct name to any register code — the GreenRE register is the only public document that bridges two of them, which is why the Lucent mapping on this page is labelled probable. 9. 19085-1 has no filed advertisement, ever, so tenure, lease expiry, plan reference, restriction in interest, permit particulars and built-ups are unavailable for 279 homes. 10. No current-generation filed advertisement exists for 19085-3. 11. Which of The Clove Signature’s 48 sub-floor units, and which of the 604 straddling units township-wide, clear the RM2,000,000 floor — undeterminable, because no per-unit price is filed. 12. What explains the RM250,000 and RM232,500 entries, given that the affordable-component hypothesis tests negative. 13. No facilities schedule by level for either high-rise phase, and no facilities list at all in any filing — the developer publishes feature words, not a schedule. 14. No distance to any rail station and no highway distance, from anybody. 15. No subsidiary shareholding percentage for the licensee — the group’s latest annual report file would not load. 16. No QLASSIC workmanship score for any phase. 17. The register’s own permit-history table was not reachable for this developer, so unpermitted intervals were NOT CHECKED — recorded as unchecked rather than as a clean result. Louis will ask the developer for every one of these in writing. What comes back will be added here with its date.

Superlatives this page quotes and does not adopt

The developer’s own words, attributed, with what supports them. “Malaysia’s First New Typology Design” (The Clove Signature) — no definition, no awarding body, no register entry and no comparator exists, so it is unsupportable as written and is carried here only as the developer’s claim. “Final Phase of Lakefront Living” (The Clove Signature) — no source states how many lakefront phases there are, and two other precincts are also marketed as lakefront, so this too is carried as a claim. “The first and largest mall in Kota Kemuning” (Quayside Mall) — neither “first” nor “largest” is testable from any published figure, and the premise is wrong, because the township is not in Kota Kemuning on the developer’s own distance table. “Newly Launched” (Quayside Plaza) — refuted by the developer’s own filing and by the national register, which flags that scheme late at 73.54% built. “Connected To 5 Major Highways” against “4 Major highways” on the same website, with no highway named and no distance given — unsupported either way. And one claim the developer did NOT make, which is worth the credit: there is no low-density claim anywhere on any of its pages — which is just as well, since no density figure can be computed for any phase of this township.

What this page does not publish, and why

This agency has one absolute compliance instruction and this page applies it literally. No discount figure, no rebate figure, no nett price, no promotion and no commission information appears anywhere on this page, from any source, whatever its provenance — and those five terms appear exactly once each on this page, here in this sentence, and nowhere else. There is one deliberate, named exception, and it is the term Bumiputera, which appears exactly twice on this page: once here, and once in the answer block near the top of this page, in the cell whose heading names that allocation field. In that cell the page records ONLY that the filed advertisement particulars contain such a field and that the field carries a value, and it publishes no value for it. Those are the only two places the term appears, and there is no third. What that means in practice. The filed statutory Unit Selling Price bands and the public KPKT TEDUH register bands ARE published here, because they are the legally filed sale and purchase price ranges and a public government record — and each is labelled on this page as what it is: not a price list, not a quotation and not an offer. What is withheld, and what is recorded instead. The developer’s own page for The Clove Signature carries an entry figure that sits BELOW the filed statutory minimum of RM1,922,800 for 19085-7. Neither that figure nor the size of the gap appears anywhere on this page, because printing a gap beside a filed minimum would reconstruct the withheld figure exactly. Recorded here is only that the discrepancy exists, and how many independent publishers carry it — and the carrier count is the sharper finding. The count is ONE, and that one carrier is NOT independent of the development at all: it is the developer itself. No portal and no press report was found repeating it. Counting rule applied, so that the figure one is honest: the Edge-group domains and its content API count as one publisher; PropertyGuru and iProperty count as one; the two Star-group domains count as one. A developer carrying a figure below its own filed statutory minimum, with no independent publisher repeating it, is a sharper finding than a wide discrepancy across many sources would be, and it is stated as such. A second instance is recorded as CONDITIONAL and not asserted: the Lucent Residence page prints two different entry figures in two places on one page, and both sit below 19085-3’s filed minimum and below its registry minimum — but the Lucent to 19085-3 mapping is only probable, so the finding is conditional on a mapping this page does not claim to have closed. Two cases run the other way and are credited: Levane’s entry figure sits ABOVE its filed minimum, and Quayside Plaza’s sits well above its filed RM250,000. That is the normal, honest case and it deserves naming as much as the other. And the test that ran backwards is reported negative rather than left hanging: there is no affordable-unit type-code suffix pair anywhere on this licence, no duplicated built-up at two prices, no register flag for a state affordable scheme, and no source mentioning one — so the low RM250,000 and RM232,500 entries are recorded as an unexplained anomaly and not explained away as an affordable allocation. Where you get a real figure: the price list and the sale and purchase agreement at the sales gallery. Ask Louis and he will walk you through the filed schedule line by line.

How this page was built, and its limits

Everything above is either traced to a named published source or marked as not published. The spine is the public KPKT TEDUH register records for developer 19085 and projects 19085-1 through 19085-7, read on 13 October 2026, and the six filed HIMS advertisement documents. Three limits are worth stating plainly. First, 19085-1 has no filed advertisement at all, so a seventh of the township’s homes sit behind a blank. Second, the only filed advertisement reachable for 19085-3 is a full generation behind that record’s own permit, which is why its price band disagrees with the register on every row — and no current-generation document for it could be reached. Third, the green-certification register truncates on three of its four tiers, so where this page says there is no further entry it means no further entry in the reachable portion, never a clean negative; the one genuinely clean negative is the top tier, which closed completely with no entry for this licensee. One further honest limitation on the green side: the certification-entry list that yielded Quayside Plaza’s assessment-tool code covers only 10 October 2014 to 1 July 2025 and therefore misses later rows in its own tier table. And the national green-building directory for the other certification body returns server errors throughout, so its absence is inconclusive and is never read as a negative. Published 13 October 2026. Re-verify every figure against the filed advertisement particulars before you sign.

The licensed developer

Gamuda Land (Kemuning) Sdn. Bhd. — who is actually liable, and what the register says about them

The entity a buyer contracts with here is GAMUDA LAND (KEMUNING) SDN. BHD., company registration 200201030459 (598122-P), KPKT developer code 19085, holding developer licence 19085/07-2027/0599(A) valid 19 July 2022 to 18 July 2027. The registration number is printed in the filed brochures of 19085-2, -3, -4, -5, -6 and -7, and it is taken from there because the TEDUH developer record carries no company-registration field for this licensee. A portal prints the same number in one of its own fields; that is recorded and not relied on, because a portal field is not a filing.

This is a special-purpose vehicle, and that is normal in Malaysian development — but it has a consequence worth stating. The brand is Gamuda Land, described on its own site as the property arm of Gamuda Berhad, 197601003632 (29579-T), and the register’s own contact e-mail on this record is a @gamudaland.com.my address, which ties the vehicle to the brand without needing a corporate announcement. But no joint venture partner, no landowner and no vendor is named in any filing, in any register field or in any press piece. So the joint-venture question here is UNANSWERED, not answered negatively — and a buyer who wants to know who owns the land should ask for a title search rather than read anything into the silence. The licensee’s own ownership percentage inside the group is also unobtainable: the group’s latest annual report file would not load.

What the register says about conduct, and it is clean: statusPemaju: Aktif, mempunyaiKesalahan: null — no recorded offence — projek_sakit_count: 0 and projek_terbengkalai_count: 0. And the licence was renewed forward, not lapsed: the previous licence 19085/07-2022/0052(A) ran to 18 July 2022 and the current one begins 19 July 2022, the day after. Offset against that, two of the filed brochures on this licence still print the expired 2021–22 licence number, and the three newest filings print placeholder permit numbers where the three oldest print real ones — the filings on this licence got less precise over time, not more.

Registered office: Menara Gamuda, D-16-01, Block D, PJ Trade Centre, No. 8, Jalan PJU 8/8A, Bandar Damansara Perdana, 47820 Petaling, Selangor. Register telephone 0163904522; the brochure contact block gives 03-5131 6257 and the gallery footer 03 2787 7949. The register’s lamanWeb field is empty on this record.

A search lesson worth one line, because it cost a previous job a whole licence. q=GAMUDA on the developer register returns six licensees, and this one is among them — so the brand search worked first time here. But a non-empty brand result is not a finished search: on an earlier Gamuda township the same query missed the licensee entirely. The masterplan route fails here too — q=TWENTYFIVE returns zero — and q=KEMUNING returns four licensees of which three are refused: one in Negeri Sembilan, one in Penang, and one live 2026 licence with zero registered projects. Three further Gamuda licensees are deliberately kept off this page entirely, and none of their figures appears anywhere above: Hicom-Gamuda Development Sdn Bhd (code 6784, 61 projects, the original master developer of Kota Kemuning proper), Bandar Serai Development Sdn Bhd (code 19124), and Gamuda Land (Botanic) Sdn Bhd.

Construction, and a closed door recorded as closed. The public construction record for Quayside Plaza’s commercial component carries the developer, the main contractor, the quantity surveyor and all ten consultant roles behind a subscriber paywall, and records the construction start and target completion as -. So no contractor name, no commencement date, no programme length, no gross floor area and no lot or PT number is recoverable from it — and that is a paywall, not a finding. The one half of the test that can be run is printed in the project panel above: 33 of the 36-month period have elapsed since the first sale and purchase agreement against 73.54% built on the main component. Separately, Gamuda Land is publicly associated with an industrialised building system using robotics and shared data platforms, reported at The Amber Residence’s topping-off; that is a press description of a method, not a filed particular, and nothing on this page depends on it.

Developer and licence particulars read 13 October 2026 from the public KPKT TEDUH register developer record for code 19085 and from the six filed advertisement documents. Company registration number from the filed brochures, because the register does not carry it. Confirm the licence and every permit are current at the date you sign.

Questions a buyer actually asks

twentyfive7 @ Kota Kemuning — the filed answers

What exactly is twentyfive7, and what is it registered as?
twentyfive7 is a 257-acre master-planned township carried on ONE developer licence, 19085, with exactly SEVEN registered schemes and 2,325 residential units. And “twentyfive7” is the registered name of none of them. The nearest is Gamuda Kemuning 25.7 on 19085-7; the string appears in the filings only as the name of the sales gallery, and once in the green register as Quayside Plaza, TwentyFive7. Five of the seven are registered under the identical generic string Gamuda Kemuning, so a client searching the public register by name cannot tell them apart — only the serial separates them. Here is the full mapping, with the register code beside every name.

Two cautions on that table. The marketing names appear in NO filing at all — The Clove Signature, Levane, Lucent, Luxura and The Amber Residence are absent from every brochure, and the green certification register is the only public document that bridges two of them to this licensee. And 19085-3 is labelled PROBABLE, not proven: Lucent is marketed with four semi-detached type families, and 19085-3 has no semi-detached row at all — it is 161 units of terraced houses only. Either Lucent’s semi-Ds sit inside 19085-1, or Lucent spans two registrations, or the mapping is wrong. No document anywhere links any marketing precinct name to any register code, so that inference is labelled as an inference. Separately, 19085-1 has iklan: [] — no filed advertisement has ever existed — so for 279 homes the tenure, the lease expiry, the plan reference and every built-up are simply unavailable.
Is this actually in Kota Kemuning?
No, and this is the page’s most quietly useful fact. The filed project address is Lot 43495, Persiaran Oleander, 42500 Telok Panglima Garang, and the district reads Daerah Kuala Langat on all seven register records. The filed plan-approval prefixes prove the local authority: they run MDKL/JKB— on the 2021–22 filings and MPKL/JKB— on the 2022–25 filings — Majlis Daerah Kuala Langat, then Majlis Perbandaran Kuala Langat after the council was upgraded, and the change is visible in the prefix on this one licence. Not MBSA, not MPK, not MBSJ and not Daerah Klang. The developer’s own distance table refutes its own address line: it puts Kota Kemuning Lakeside Park 7.0 km away and Bukit Kemuning Golf and Country Resort 7.4 km away. A development 7 km from Kota Kemuning’s own lake park is not in Kota Kemuning — which is what the developer says elsewhere in its own words: “South of Kota Kemuning”, and the COO told the press the township is “located next to Kota Kemuning”. And a neighbouring scheme at Seksyen 32 Kota Kemuning, in Daerah Klang, publishes the same golf resort at 2.1 km against 7.4 km here — a systematic disagreement between two developments’ own tables about shared destinations is evidence they are two separate sites. Why it matters in practice: the zone, the local authority, the assessment rates and the land office you deal with are all Kuala Langat’s, not Klang’s. Kota Kemuning is in this page’s title because that is what the developer markets and what a client searches — and the filed location is stated beside it every time.
Has this developer delivered on time? Give me the real record.
It is a MIXED record, and the mixed version is more use than either half alone. Five phases are complete and all five landed inside their GOVERNING date — 5 of 5. Two of them, Luxura (156 homes) and Levane (368 homes), 524 homes in all, took NO extension at all and beat their ORIGINAL dates, by 165 and 35 days — and no consumer source publishes that. But two others, The Amber Residence (596 homes) and Lucent (161 homes), consumed extensions of +15 and +11 months, and so landed 13.6 and 7.5 months past their original dates. Here is every row.

Three things to take from it. First, pindaanTempohSerahKosong reads Tidak five times and Ya twice on this ONE licence, so draw no rule from that field at all — and note the explanation that is NOT available: all seven are Schedule H on 36 months, so no schedule-based account of why two needed extensions has anything to grip on. Second, this is not another township’s record. A different Gamuda licensee at a different township delivered thirteen of thirteen completed phases inside the governing date with eight needing no extension at all; that record belongs to that licence and not to this one, and no figure of it appears anywhere on this page. Third, a buyer is better served by the real mix than by nothing, and nothing is what every consumer source publishes.
Quayside Plaza is advertised as newly launched. What does the register say?
The register flags that scheme Lewat — late. 19085-6, 465 units, 36 storeys. Its three component rows read 94.17% built (3 units, Lancar), 92.30% (25 units, Lancar) and 73.54% on the main group of 437 units, flagged Lewat, which carries the whole record to an overall status of Lewat. vacant possession falls due on 31 January 2027 and pindaanTempohSerahKosong reads Tidak — no approved extension sits on the record. Its advertising and sales permit 19085-6/10-2026/1187(A)-(S) expires on 27 October 2026, and the precinct is still being marketed — so ask for the renewed permit before you sign anything. The filed brochure prints an expected completion of Oktober 2026, which matches neither the contractual date nor anything else. And the developer badges the same precinct “Newly Launched”: its own filing refutes its own badge. The arithmetic, printed without any prediction attached: 33 of the 36-month period have elapsed since the first sale and purchase agreement on 31 January 2024, against 73.54% built on the main component. The third-party route that would have tested whether an extension has been applied for is closed behind a subscriber paywall, which is recorded as a paywall and not as a finding. Nobody — not this page — can tell you which way this resolves. What you can do is ask for the renewed permit, the current programme and written confirmation of the governing handover date in your own sale and purchase agreement.
Can a foreigner buy at twentyfive7?
On title, yes — and that is the unusual part, because these are landed houses. All seven phases are filed Schedule H and every permit from 19085-2 onward carries the -(S) strata tail, so the landed homes here are on strata title, not individual title. Selangor permits foreign purchase of strata and landed-strata only, and standard individual-title landed is not permitted — the state guidance citing Pekeliling PTG Selangor Bil. 1/2014, iProperty, and IQI’s own land guide at iqiglobal.com/blog/buying-land-in-malaysia-for-foreigners/ all carry the same restriction. So where a freehold individual-title landed scheme bars a foreign buyer outright, this township admits one. Here is what the two statutory contract forms actually differ on.

Foreign buyer in a Selangor main zoneNot permitted on standard individual-title landedPermitted — subject to the RM2,000,000 floor and to State Authority consent under the filed restriction in interest
On the zone and the floor: Daerah Kuala Langat is Selangor ZONE 2, not Zone 1. Zone 1 (Petaling, Gombak, Hulu Langat, Sepang, Klang) and Zone 2 (Kuala Selangor, Kuala Langat) both carry a floor of RM2,000,000; Zone 3 (Hulu Selangor, Sabak Bernam) is RM1,000,000. The figure is the same but the route is different, and a client told “Zone 1” will not find Kuala Langat in that list. It is still double the Kuala Lumpur figure of RM1,000,000 with EPU consent. On price, against the RM2,000,000 floor: The Clove Signature clears for 252 of its 300 homes and fails for 48 — types B1 and B1(M), 24 units each, sit flat at RM1,922,800, which is 96.1% of the floor. Quayside Plaza clears for 3 of 465; The Amber Residence for 0 of 596, its dearest filed unit being 48.8% of the floor; Levane for 17 of 368; Phase 1 for 86 of 279; and Luxura and Lucent straddle entirely. 604 of the 2,325 licensed units straddle the floor and CANNOT be resolved from any public document, because no per-unit price is filed anywhere — only per-type minima and maxima. That number is undeterminable and this page says so rather than estimating it. And a separate condition sits on top of everything above: a Sekatan Kepentingan is filed on all six filings, in these words — “Tanah ini tidak boleh dipindah milik, dipajak atau digadai melainkan dengan kebenaran pihak Berkuasa Negeri” — so a transfer to a foreign purchaser needs State Authority consent on its own terms, regardless of price. That is the first question to put to PTGS. On 19085-1 the restriction status is UNKNOWN because no advertisement was ever filed, so ask for a title search instead of reading across from its siblings. One honest gap: the state guidance additionally conditions landed-strata on the scheme being gated and guarded. The developer publishes “24-hour multi-tiered security” on one precinct page, and no filing on this licence contains any security item at all — so treat that condition as probably met on marketing evidence only, and get it confirmed.
What is the tenure, and how much lease is left?
99-year leasehold on every filed phase — and there are THREE different expiry dates on this one licence, so a buyer’s remaining term varies by up to 8.6 years depending on which precinct they buy. Nobody tabulates this, and it bears directly on resale and on financing tenor.

Two notes. The two most recent landed filings, Levane and The Clove Signature, are also the two that are unencumbered — the register shows Tiada on both, while -2, -3, -4 and -6 are charged to Public Bank Berhad. And the lease expiry on your own title is the one that counts: the figures above are the filed and registered dates for the phase, and the date on the actual title for the unit you are buying is what you should ask for in writing.
Are the prices on this page the prices I will pay?
No, and the page is deliberate about what it is showing. What you see are the filed statutory Unit Selling Price ranges from the legally filed advertisement particulars, and the public KPKT register bands. They are not a price list, not a quotation and not an offer. The band integrity was checked row by row, and most of it is clean: 31 of 31 rows across four phases match the register to the sen — 19085-7 14 of 14, 19085-5 10 of 10, 19085-4 4 of 4 and 19085-6 3 of 3, with no splice, no orphan figure and no stale minimum, and the unit counts reconcile too. That is worth saying plainly, because it is not the norm. But two phases do not reconcile and you should know which. 19085-3’s register band matches NEITHER filed figure on all four of its rows, and it carries an orphan figure to the sen, RM1,717,018.08, that appears in no filed document; the cause is a generation gap — the only brochure the filing system serves for that record prints a licence and a permit that both expired in 2022, while the register’s permit for the same record is a 2023 one. No current-generation filed advertisement for it is reachable at all. And 19085-2’s register minimum, RM232,500, sits BELOW its filed minimum of RM250,000, with the maximum lower too — the reverse of the usual direction. So read every row; do not generalise from the four clean phases. Summed across the licence, the filed and registry per-type figures give a licensed residential development of RM2,467,703,958.40 at the minima and RM3,903,539,100 at the maxima over 2,325 units — this page’s own arithmetic, labelled as such, because no township development value is published by anybody. The authoritative figure for any individual unit is the price list and the sale and purchase agreement at the sales gallery. There is also a disclosure in the register section above about one figure this page deliberately withholds, and why.
What oddities are in the filings for this township?
This licence produced the richest set this series has catalogued, and the oddities are worth reading because every one of them changes what question you ask at the sales gallery.

The placeholders got WORSE over time on this licence, not betterThe three OLDEST filings (-2, -3, -4) print REAL permit numbers; the three NEWEST (-5, -6, -7) print placeholdersThe opposite of a developer cleaning up its filings over time. Always read the permit off the register, not off the brochure
The register prints an (N) permit suffix on the only actively-selling residential phase19085-7/01-2029/0055(N)-(S), valid 21 Jan 2026 – 20 Jan 2029A new shape: usually it is the developer that publishes an (N) while the register says (A). Recorded exactly as printed and flagged as a question, not as a defect
The developer prints (N) where the register prints (A) for the same serial and the same dates19085-4/02-2026/0121The standard direction, and harmless here — but it is why the register, not the brochure, is the source on this page

A filed GPS coordinate 7.5 km away from its six siblings19085-7 at 2.964336 / 101.623321, against a 1 km cluster for -1 to -6Most probably a register data-entry error, but it is unresolved, and a client relying on it would be sent to the wrong place

Three of the four contradict the address’s own 42500 postcode
Two brochures still printing an expired developer licence19085-2 and 19085-3 print 19085/07-2022/0052(A), which expired 18 Jul 2022Harmless on completed phases, but it is the reason to check the licence number against the register at the date you sign
The register’s keluasan field is a BUILT-UP in square metres, not a land area19085-1 reads 197–341 mps, echoing its own component rows exactly; 19085-2 reads 61 mps, about 657 sq ftIt is why no density figure can be computed for any phase, and why this page prints none
None of the above is presented as misconduct, and the register itself is clean on conduct: statusPemaju: Aktif, mempunyaiKesalahan: null, zero sick projects and zero abandoned projects. They are reasons to read the register rather than the brochure, and to get the governing date, the permit and the title particulars in writing.
Is twentyfive7 green-certified?
Three genuine GreenRE rows exist, all to this licensee, all PROVISIONAL, and all on the RESIDENTIAL assessment tool. Quayside Plaza, TwentyFive7 — SILVER, provisional, 22 July 2024, RES v3.3. The Clove Signature — BRONZE, provisional, 30 July 2025, RES v3.3. Levane Residences (Phase 3B) — BRONZE, provisional, 4 June 2025, RES v3.3. All three are registered to Gamuda Land (Kemuning) Sdn Bhd. That the tool is the residential one matters: a non-residential rating on a community building would say nothing about any home, and here the ratings attach to the homes themselves. But the word is PROVISIONAL every time. None of the three is a final certification, and this page will not write “certified” where the register says provisional. And here is the part that deserves credit: the developer advertises nothing green on the township page or on any precinct page. This is a real, unadvertised rating. Three decoys were refused, and they are the most seductive this series has met: there are THREE rows named for the word “Clove” across three different Gamuda licensees — this township’s The Clove Signature, a Gamuda Garden Clove (Phase 13) belonging to a different licensee and issued SEVEN DAYS later, and a Gamuda Cove, The Clove belonging to a third. Same group, same marketing word, same tier, same provisional status, same tool version. The only discriminator is the licensee, and this page refuses by licensee. Two honest limits: the top tier closed completely with no entry for this licensee, which is a genuine clean negative, but the Gold, Silver and Bronze tiers all truncate, so for those the honest form is “no further entry in the reachable portion” and never a clean negative; and the entry list that yielded Quayside Plaza’s tool code covers only 10 October 2014 to 1 July 2025, so it misses later rows in its own tier table. The other national green-building directory returns server errors throughout, so its absence is inconclusive and is not read as a negative.
Has twentyfive7 won any awards?
One, and it belongs to the township: Smart Township Malaysia 2025, GOLD, awarded to “twentyfive7”. The awarding body is not named on the developer’s own accolades page, so this page does not name one — the image filenames there suggest a national planning body, which is an inference and is not stated as a fact. There are ZERO awards at precinct level. Nothing has been awarded to The Clove Signature, to Levane, to Lucent, to Luxura, to The Amber Residence, to Quayside Plaza, to Quayside Square or to Quayside Mall. So the honest line on any precinct here is “the township it sits in won Gold in Smart Township Malaysia 2025” — never “this project won X”. The developer’s accolades page also has a “Load More” button, so that list may not be complete. Everything else on that page was refused because it belongs to a different development or a different entity: four items to another Gamuda township, three to that township’s central park, two to an adjacent development under a different licensee, several to a third township, one to a project in Vietnam, one to a group contracting company, and three corporate awards to Gamuda Land itself rather than to any project. On an earlier page in this series six of a township’s seven advertised awards turned out to belong to a different development entirely, which is why this page says precisely what won and for what. No QLASSIC workmanship score was found for any phase; had one existed it would be a workmanship assessment, not a design award.
How dense is it? How many homes per acre?
That question cannot be answered for any phase of this township, and this page prints no density figure at all. Keluasan Tanah — land area — is NOT PRINTED in any of the six filed brochures. The register’s keluasan field reads 0 mps on -4, -5, -6 and -7, and on -1 and -2 it is a BUILT-UP in square metres rather than a land area — -1 reads 197 to 341 mps, which exactly echoes its own component rows’ unit areas, and -2 reads 61 mps, about 657 sq ft, which matches a portal’s figure for one of its unit types. And no press report, portal, annual report or developer page publishes a parcel area for any precinct. The 257-acre township figure IS well corroborated — it appears in the developer’s own project header and in a figure attributed to its chief operating officer in the press nine years earlier, two independent surfaces — but it cannot be cross-checked against any phase, and on a township page it is exactly the wrong denominator. Dividing 2,325 licensed homes by 257 acres is meaningless twice over: those 257 acres also carry the mall, the two commercial precincts, the central park and the promenade, and the 2,325 excludes every unlicensed commercial unit. So this page refuses the division and explains why rather than printing a tidy number. Four other denominators were refused for the same kind of reason: the township acreage printed on a precinct page (the precinct pages inherit the township’s whole amenity block, so a reader will attach 257 acres to The Clove Signature — it is not The Clove Signature’s parcel); the central park and promenade, which are open space and not any phase’s land; the mall’s “330,000 sq.ft.”, which is retail floor area and not land, and which the developer’s own page and its COO disagree about (330,000 against 300,000 net lettable); and a third-party sports facility on the amenity list, which is not a project asset. Luxura is the only phase with filed lot DIMENSIONS, and even there the split between edge and middle variants is not filed, so its saleable area cannot be totalled reliably. The honest form is: 257 acres, township-level, corroborated on two independent surfaces; no phase parcel area exists; therefore no density figure is publishable.
What about the mall and the shop lots? Am I protected if I buy one?
No, and the distinction is the single most practical thing on this page for a commercial buyer. All 2,325 homes on this licence are inside a registered scheme with a developer licence, an advertising and sales permit and a statutory contract — 100% coverage, and the developer deserves the credit. Every commercial component is outside it. Quayside Mall, Quayside Square, the 22 shop units and 10 business-space units at Quayside Plaza, and the 34 double-storey shop lots under The Amber Residence carry NO KPKT registration, NO licence, NO permit and NO filed advertisement. What that means in plain language: no Schedule G or Schedule H statutory sale contract; no statutory liquidated-damages formula if handover is late; no section 7A Housing Development Account holding your progress payments; no statutory defect liability period; no Tribunal for Homebuyer Claims; and no legally filed advertisement, so no filed price band, no filed completion date and no filed building-plan reference for you or anyone else to check. Note too that the two published figures for the mall do not agree: the developer’s page says “stretching of 330,000 sq.ft.” and its COO told the press 300,000 sq ft net lettable area, and neither source says which measure it is using. Both are printed here and neither is resolved. If you are buying a commercial unit here, have your solicitor read the sale contract from first principles, because none of the statutory protections above is doing any work for you.
Is Broadleaf at Kota Kemuning part of twentyfive7?
No. It is a separate development by a different developer, and not one of its figures appears anywhere on this page. Broadleaf belongs to BCB Development Sdn Bhd, KPKT developer code 13053, licence 13053/04-2028/0551(A), at the Home Tree township in Daerah Klang — a different licensee, a different licence, a different township and a different district from twentyfive7. Both of its registered phases are already Siap Dengan CCC, that is completed. It shares nothing with twentyfive7 but the words “Kota Kemuning” in an address line. It needs its own page and its own research job, and it will get one. And a second confusion worth clearing at the same time: Kota Kemuning proper — the township itself — was built by Hicom-Gamuda Development Sdn Bhd, developer code 6784, which carries 61 project records of which 44 use the words Kota Kemuning, all long completed. That is a different licensee again. Nothing in licence 6784 is twentyfive7, and nothing in licence 19085 is Kota Kemuning proper.
What should I ask for before I sign anything here?
Nine things, and Louis will ask for every one of them in writing. 1. The filed advertisement particulars for the exact register code your unit sits in, and the sale and purchase agreement itself — the statutory Schedule H form, not a booking form. 2. The per-type built-up, lot-size and price schedule mapped to the filed type codes, because on The Clove Signature the brochure prints a size per type without saying whether it is lot area or built-up, and on Levane it prints neither. 3. The current advertising and sales permit — and on Quayside Plaza specifically, the renewed permit, because the one on the register expires 27 October 2026. 4. Written confirmation of the governing handover date for your unit, because on this licence one filed document has carried three different completion dates. 5. The lease expiry date on the actual title and the remaining term, because there are three different expiries here and one phase has none on record at all. 6. The land area of the phase parcel and the lot or PT number, neither of which is published anywhere. 7. Written confirmation of the State Authority consent process under the filed Sekatan Kepentingan, especially if you are a foreign buyer. 8. The strata management, sinking-fund and security budget, because these are strata-titled homes with a management corporation and monthly service charges, which no marketing surface here mentions. 9. The floor plan and the site plan, because not one exists in public for any of the seven phases. Ask Louis and he will put the list to the developer and add the answers to this page with their date.

Seven register codes, two of them selling, and five completed. The right answer depends entirely on which one you mean. Louis will send you the filed advertisement particulars for that register code, the statutory sale and purchase agreement form, the per-type schedule mapped to the filed codes, and the list of things nobody publishes — so you know what you are still missing before you commit.

Over a decade selling Johor Bahru and Klang Valley property, and the reason this page reads the way it does: the filed statutory particulars come first, every hard number is attributed to a named published source, and where the developer’s own two documents disagree the page shows both and says so. On this township that honesty costs the developer four disagreements and credits it with five — a clean licence renewal, a clean conduct record, 100% licensed residential coverage, 31 of 31 price rows matching the register to the sen, and two phases delivered early with no extension at all. If a figure is not on this page it is because nobody published it, and Louis will go and ask for it.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.

Where the official drawings are

No floor plan is reproduced on this page — but the drawings are findable

A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.

The hardest copy · on the ministry’s server

The advertisement the developer filed and the housing department approved normally carries the location plan and the unit count and price for each type. A salesperson’s brochure can be reissued. This one cannot.

Open the filed advertisement (PDF)

The drawing that binds the developer is the one attached to your own sale and purchase agreement. Anything on any website is a reference copy — check the schedule to your contract before you sign.
