Bayu Timur @ Berjaya Park, Seksyen 32, Shah Alam — 518 freehold condominium units on one licence, with two filed generations that disagree

Filed with KPKT as Bayu Timur, project code 6700-8, by licensed developer Pakar Angsana Sdn Bhd (220249-A), an 80%-owned subsidiary of Berjaya Property Berhad (formerly Berjaya Land Berhad). Four blocks, 518 strata parcels sold on the Schedule H parcel contract: Blocks A and B at 5 storeys and 96 units, Blocks C and D at 24 storeys and 422 units. Two filed advertisement generations exist under the one serial and they disagree on six fields, including the completion date and the kitchen-sink count that the dual-key claim rests on. The date that governs is 15 November 2029, and nobody publishes it.

The licence covers all of itThe serial walk from 6700-1 stops at 6700-9 (404), and the register’s own bilanganProjek: 8 agrees. 518 of 518 marketed units sit inside the registered phase, all Schedule H, with no non-HDA 1966 parcel and no affordable component. On this site that is unusual, and it counts in the developer’s favour.
Foreign buyers: a clean noSelangor’s minimum purchase price for a foreign buyer in Zone 1, which includes Daerah Klang, is RM2,000,000. The highest filed unit selling price here is RM794,170, which is 39.7% of that floor. 0 of 518 units qualify, and no marketing source anywhere says so.
Two filings, six disagreementsThe earlier filed brochure and newspaper advertisement under files/6700/6700-8/ differ from the current filing under files/6700/P45/P45-20260706-00019807/ on the scheme name, the licence suffix, the land charge, the completion date, the Block C and D price maximum and the kitchen-sink count. This page prints both.

Bayu Timur @ Berjaya Park, Seksyen 32, Shah Alam at a glance

Every figure in this block is either a filed statutory particular, a KPKT register field or a named published company document, and each one says which. Where the developer’s own two filings disagree, both values are printed. Nothing here is an estimate of ours unless it is labelled as our own arithmetic.

Registered scheme name
Bayu TimurKPKT TEDUH projek.nama, project code 6700-8, read 9 October 2026. The marketed name Bayu Timur Residences appears in no filing. The earlier filed brochure is headed KONDOMINIUM BEBAS, a generic descriptor, while the earlier filed newspaper advertisement for the same generation is headed Bayu Timur — three filed names, one project.
Licensed developer
Pakar Angsana Sdn Bhd (220249-A)Printed identically on both filed brochures, the filed newspaper advertisement, the TEDUH register and twice on the developer’s own microsite. No source prints the new 13-digit company number for Pakar Angsana. Register status statusPemaju: Aktif, mempunyaiKesalahan: null — no offence flag.
Parent
Berjaya Property Berhad, 199001010193 (201765-A), Bursa BPROP (4219)Renamed from Berjaya Land Berhad by shareholder approval at an EGM on 13 February 2026. Every launch report of 4 December 2025, and the developer’s own microsite today, still name the former entity. Berjaya Land Berhad’s Annual Report 2025 corporate-structure chart prints 80% Pakar Angsana Sdn Bhd; the holder of the other 20% is named nowhere.
Built form as filed
4 blocks · 518 units · Blocks A and B 5 storeys, 96 units · Blocks C and D 24 storeys, 422 unitsIdentical in both filed brochure generations and on the microsite. The register carries four component rows, two of 5 storeys and 48 units and two of 24 storeys and 211 units, so the split is A 48, B 48, C 211, D 211. The Edge, DagangNews and vivahomes print 4 and 23 storeys; ericanfly prints 5 and 24; klpropertytalk prints over 24. No source reconciles them. The filing and the developer’s own statutory block say 5 and 24.
Filed building type
KondominiumPrinted on four filed surfaces — both brochures, the newspaper advertisement and the microsite statutory block — plus the register’s jenis: Rumah Pangsa/Kondo. EdgeProp and iProperty call it a freehold serviced apartment development on both slugs of record 53457. That is wrong against four filed surfaces, and it matters, because a serviced apartment sits on a commercial title with commercial tariffs and assessment.
Contract and tenure
Schedule H · freehold · 36-month original construction periodRegister pjb.jenis: Jadual H, tempohAsal: 36 Bulan. Tenure filed as Pegangan Kekal in the current filing and Pegangan Bebas in the earlier one — both mean freehold. Land charge: Gadaian, Affin Bank Berhad in the current filing, Tiada (unencumbered) in the earlier one.
Filed statutory Unit Selling Price
Blocks A and B: RM591,360 – RM729,792 · Blocks C and D: RM585,200 – RM794,170From the legally filed advertisement particulars, reproduced to the ringgit by the public KPKT register across its four component rows and by the developer’s own microsite per block. This is the filed SPA price range, not a price list, not a quotation and not an offer. The earlier filing’s Block C and D maximum was RM750,000, RM44,170 lower.
Foreign-buyer eligibility
0 of 518 units qualifySelangor Zone 1, which includes Daerah Klang, carries a RM2,000,000 minimum purchase price for a foreign buyer, on strata and gated landed strata titles only. Three published sources agree on the figure: propcashflow.my (citing Pekeliling PTG Selangor), IQI’s own buyer guide and housingwatch.my. PTG Selangor publishes no circular on a reachable page, so confirm with PTG Selangor in writing. The filed maximum of RM794,170 is 39.7% of the floor.

No source anywhere prints that date, and none mentions that an extension was approved.
Developer’s advertised completion
September 2029Current filed brochure and the developer’s own microsite, identically. That is about ten months past the original SPA date and about two months inside the revised one, so the developer is publishing a date consistent with the extension rather than one it has already lost. Credit that. The press prints early 2029 (The Edge, The Sun, BusinessToday, DagangNews) and EdgeProp prints 2029. The earlier filing printed Februari 2027, which is dead.
Build progress
5.00% · status LancarAll four register component rows, read 9 October 2026, with ccc: - and vp: -. The Sun reported on 4 December 2025 that the project was in its substructure phase, with piling works nearing completion. Ten months on the register still reads 5%. Both facts are printed with their dates and no conclusion is drawn.
Layouts as filed
Type A 1,000 sq ft · B 1,100 · C 1,200 · D 1,280Built-ups identical across both filed generations and the microsite. Bedrooms 3 in every type; bathrooms 2 / 3 / 4 / 4 from the developer’s own table, corroborated by the register’s bilik: 3 and bilikAir: 2, 3, 4. No source publishes a metric built-up, so none is presented here as the developer’s figure.
Car parking
2 or 3 bays per unitFiled as Bil. Tempat Letak Kereta: 2 atau 3 — a range for the whole development. No per-type allocation is filed and no total bay count exists on any surface, nor any visitor-bay figure.
Density
60.9 units per acre on 8.51 acresOur own arithmetic, 518 ÷ 8.51. The acreage is from Berjaya Land Berhad’s Annual Report 2025 (MD&A), a company-published document, not a filing — the brochures omit Keluasan Tanah and the register prints keluasan: 0 mps. Do not use the two acres figure as the site area: The Star makes it explicit, 0.81ha (two acres) of greenery, and dividing 518 by two acres would give 259 per acre.
Gross development value
RM308 million and RM398 millionBoth the company’s own. RM308m at RM536.00 psf in the Annual Report 2025 (financial year to 30 June 2025); RM398m at the launch on 4 December 2025. Same 518 units, same four built-ups, about 29% apart. Both are carried here with their dates.
Facilities
37 unique entries across two levelsThe developer publishes a text list, not just a graphic: 31 numbered entries under GROUND FLOOR (Open Lawn appears twice, so 30 unique) and 7 under LEVEL 1. The claim over 30 facilities across two levels (The Star) checks out. Six entries are shell or third-party uses, not amenities — see the facilities block.
Nearest golf resort
2.1 kmThe developer’s own distance table. The press says adjacent (The Edge), fronts the Kemuning Golf Course (The Sun) and next to (DagangNews). A site 2.1 km away is neither. Both readings are printed here and neither is resolved.
Rail access
NOT PUBLISHED by anybodyNot by the developer, not by the press, not by EdgeProp, PropertyGuru, vivahomes or ericanfly. The developer’s connectivity block names six highways — KESAS, ELITE, SKVE, LKSA, LDP and the Federal Highway — with no distance attached to any of them. No LRT3, KTM, MRT or BRT figure exists anywhere.
Green rating
None, and none is claimedNo GreenRE entry in the Platinum register (95 rows, untruncated, so a clean negative) and no entry in the reachable portion of Gold, Silver or Bronze, which all truncate. GBI’s certified-buildings directory 404s and the new site is robots-disallowed — inconclusive, never a negative. The developer makes no green claim of any kind on this project, so there is nothing to qualify.
Awards
None, and none is claimedNo awards section on the microsite, none on berjayaproperties.com, none in the Berjaya Property newsroom, and the only award in Berjaya Land’s Annual Report 2025 is Aftersales Retailer of the Year (UK), won by a Bentley dealership in the group’s UK automotive arm. The microsite’s unlabelled crown graphic has no award, rating or issuer attached anywhere — it is decoration, and this page does not let it read otherwise.

Six things about Bayu Timur that no brochure and no portal will tell you

This page exists for the awkward facts. Each card below is sourced, and each one changes what a buyer should ask at the sales gallery.

📄

Two filed generations, six disagreements

Both HIMS path forms resolve under one serial: the older files/6700/6700-8/ (a brochure plus a newspaper advertisement) and the current files/6700/P45/P45-20260706-00019807/. They disagree on the scheme name (KONDOMINIUM BEBAS against Bayu Timur), the licence suffix ((R) against (A)), the land charge (Tiada against Gadaian Affin Bank Berhad), the completion date (Februari 2027 against September 2029, a 31-month movement), the Block C and D price maximum (RM750,000 against RM794,170) and the kitchen-sink count in Types C and D (2 against 1). They agree on the hardware and disagree on the money, the charge, the date and the kitchens.

🚿

The sink count undercuts the dual-key claim

A dual-key unit is two self-contained dwellings behind one door, and in a Malaysian filing that shows up as two kitchen sinks. The current, live filing gives every one of the four types exactly one. The earlier filing gave Types C and D two each. Meanwhile Berjaya Land’s own Annual Report 2025 describes 3 and 3+1 bedrooms (dual-key concept) and five newspapers sell dual-key layouts available on selected units without naming a type. The filed schedule does not support a second self-contained kitchen in any type. This page neither asserts dual-key nor asserts its absence — see the floor plan and the SPA schedule before you book.

✅

The licence covers 518 of 518

Walking teduh.kpkt.gov.my/api/projek-swasta/6700-<n> from -1 gives Taman Perindustrian Berjaya phases, Berjaya Park terraces at 6700-3 (110 units, Jadual G, CCC 26 May 2008), Hazel 2 at 6700-7 (87 units, Jadual G, CCC 19 Aug 2010), Bayu Timur at 6700-8, then a 404 at 6700-9. The register’s own bilanganProjek: 8 corroborates. No unregistered component, no non-HDA 1966 office parcel, no lease-only block and no registered affordable component. Most projects on this site have a gap. This one does not.

🌎

0 of 518 clear the foreign-buyer floor

Selangor’s minimum purchase price for a foreign buyer in Zone 1, which includes Daerah Klang, is RM2,000,000, and only strata and gated landed strata titles are open to foreigners at all. The highest filed unit selling price in this project is RM794,170. Block A and B’s ceiling falls short by RM1,270,208; Block C and D’s by RM1,205,830. Even the earlier filing’s RM750,000 ceiling made no difference. Not one unit qualifies, in any block, in any type, at any price point — and no marketing source anywhere mentions it.

📅

An approved extension nobody reports

The register carries pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 12 Bulan, and a construction period taken from 36 to 48 months. vacant possession therefore moves from 15 November 2028 to 15 November 2029. It has not been consumed — the project is 5% built, status Lancar, no CCC and no VP filed, and the revised date is three years out. Nothing here is a delay yet. And the developer’s own filed brochure prints September 2029, which is consistent with the extension rather than with a date already lost. The press prints early 2029. Nobody prints 15 November 2029.

🏢

The licensee is only 80% owned, and the parent has a new name

Berjaya Land Berhad’s Annual Report 2025 corporate-structure chart prints 80% Pakar Angsana Sdn Bhd, with Berjaya Park and Bayu Timur Residences listed beneath it. The chart does not name the holder of the remaining 20%, and no other source mentions a minority at all — every consumer source, the microsite included, says only a subsidiary of Berjaya Land Berhad. That parent was renamed Berjaya Property Berhad at an EGM on 13 February 2026, so every launch report and the developer’s own microsite still name a defunct entity. Recorded without inference: Berjaya Property’s own Q2 and Q4 FY2026 quarterly reports never mention Bayu Timur at all, naming only Residensi Oak, Pangsapuri Azalea and Jesselton Courtyard.

Shell and third-party space, not amenities

The developer’s own wording
  • Cafe Space, Co-Working Space, Shop Lot and Shop Lots — the developer names these as space, not as a running facility.
  • Kindergarten, Nursery and Laundry Room — third-party-operated uses.
  • No fit-out, tenancy, operator or opening commitment is published for any of these six. Treat them as shell commercial space that may or may not be trading on handover, and ask for the fit-out and tenancy position in writing before you price them in.
  • Three-tier security and gated and guarded appear in the press and on agent sites only. Neither is in the developer’s own facilities list and no filing mentions security provision at all.

Claims this page will not endorse

Checked against primary sources
  • Low-density — the developer’s own press release, BusinessToday and vivahomes’ URL slug. No source defines a benchmark and no filing records a land area. The arithmetic is 60.9 units per acre on the annual report’s 8.51 acres; judge it yourself.
  • Resort-style and iconic — marketing descriptors, unfalsifiable.
  • Another Prestigious Project By — the microsite’s own strapline over the Berjaya logo, with no accolade behind it.
  • Over 30 lifestyle facilities — this one checks out: the developer’s own list runs to 37 unique entries across two levels.
  • Second-last development in Berjaya Park, with one parcel left — The Edge and DagangNews. Plausible and consistent with the licence walk, but not independently verifiable.
  • 28 sen psf maintenance fee including sinking fund — The Edge and DagangNews only, dated 4 December 2025. Not on any developer surface and in no filing. Get it from the SPA schedule.

The four filed types, A to D — and the fixture schedule the dual-key claim turns on

Built-ups are identical across both filed brochure generations and the developer’s own microsite. Bedroom and bathroom counts are the developer’s own table, corroborated by the register’s bilik: 3 and bilikAir: 2, 3, 4. The filed price band is per block, not per type, so no type has a filed minimum or maximum of its own. The plans below are the developer’s own Type A to Type D plans, confirmed by their CMS titles and by the captions the microsite prints above them.

Note two things. The WC count exceeds the bathroom count — 3 against 2 — which is consistent with a powder room, and that is what ericanfly describes. And there is one more air-conditioning point than there are bedrooms, so living-area air-conditioning is a filed point rather than an upgrade. The earlier filing gave this type 14 lighting and 18 power points.

Again 4 WC against 3 bathrooms, consistent with a powder room. ericanfly describes this type as 3 bed, 3 bath plus powder room, conventional — that is an agent site, not a developer surface. The earlier filing gave 16 lighting and 17 power points.

Ask for the Type B plan and the SPA schedule
Type C floor plan, 1,200 sq ft at Bayu Timur by Pakar Angsana Sdn Bhd, Berjaya Park, Seksyen 32, Shah Alam, Daerah Klang, Selangor

This is the type where the dual-key question bites. The earlier filed brochure recorded two kitchen sinks for this type; the current, live filing records one. ericanfly calls it 3 plus utility, 4 bath, dual-key, low-rise only — an attribution that appears on no developer surface and in no filing, and which also contradicts the press, since Types C and D are the Blocks C and D price band, the 24-storey towers. Get the plan and the SPA schedule before you treat this as a dual-key unit.

Same sink movement as Type C: two in the earlier filing, one in the current one. The largest filed type, and the one that carries the project’s filed maximum of RM794,170 — which is 39.7% of the Selangor foreign-buyer floor. EdgeProp and iProperty print this type as 1,279 sq ft against the filed 1,280, and vivahomes prints it as 3 bed / 1 bath against the developer’s own 4. Both are errors.

Ask for the Type D plan and the SPA schedule

The dual-key arithmetic, stated plainly. A dual-key unit is two self-contained dwellings behind one entrance door, and in a Malaysian filed fixture schedule that shows up as two kitchen sinks. The developer’s current, live filing records one kitchen sink per unit in all four types. Its own earlier filing recorded two in Types C and D. Against that, Berjaya Land’s Annual Report 2025 describes 3 and 3+1 bedrooms (dual-key concept), and the developer’s press release plus The Edge, The Sun, The Star, BusinessToday and DagangNews all sell dual-key layouts on selected units without naming a single type. The filing does not support the claim; the earlier filing did. This page does not assert dual-key and does not assert its absence — it tells you to read the plan and the SPA schedule first.

Portal errors on this project, named. EdgeProp and iProperty invent type codes A1, B1, C1 and D1 that exist in no filing; state all 3 bed, 3 bath against a filed 2 / 3 / 4 / 4; print Type D as 1,279 sq ft against the filed 1,280; and label the whole scheme a serviced apartment against four filed Kondominium surfaces. Type codes A to D, built-ups and bathroom counts on this page are the filed and developer-published ones.

A warning about plans found elsewhere. The developer’s own microsite media library also holds eleven floor plans whose titles read Type A through Type N. Bayu Timur has four types, A to D. Those eleven belong to another scheme and were left in the library — template contamination inside the developer’s own CMS. The four plans above are the correct set. If somebody sends you a Type G or a Type K for Bayu Timur, it is not this project.

No metric built-up is published by any source. If you need square metres, ask — any conversion is ours, not the developer’s.

Where Bayu Timur actually is, and the distances nobody publishes

Settled from filings: the local authority is Majlis Bandaraya Shah Alam (MBSA), from the Pihak Berkuasa Yang Meluluskan field of both filed brochures and the filed newspaper advertisement; the district is Daerah Klang, from the KPKT register; the section is Seksyen 32, from the building-plan reference MBSA/BGN/BB/600-1(PB)/SEK.32/0012-2023. So it is MBSA, not MPK and not MBPJ, and it is Daerah Klang, not Daerah Petaling. Both are correct at once: Seksyen 32 is Shah Alam city inside Daerah Klang, and no portal explains that.

No project street address is filed. Neither brochure prints one and the register gives only Klang, Selangor plus the coordinates above — the only address on any filed surface is the sales gallery. vivahomes prints Jalan Sungai Klang 32/1A, Seksyen 32, Shah Alam 40460; that is a portal, not a filing. The mukim and the lot or PT number are NOT PUBLISHED anywhere. klpropertytalk’s map embed sits at 2.981590 / 101.518262, about 113 m from the register’s point.

Rail — not published by anybody

  • No source publishes a distance to any rail station. Not the developer, not the press, not EdgeProp, not PropertyGuru, not vivahomes, not ericanfly.
  • There is no LRT3, KTM, MRT or BRT figure anywhere for this project, and no bus route or feeder-service information either.
  • This page will not invent one. If rail matters to you, that is a question for the sales gallery, in writing.

Highways — six named, none measured

  • KESAS (Shah Alam Expressway)
  • ELITE (North–South Expressway Central Link)
  • SKVE (South Klang Valley Expressway)
  • LKSA (Kemuning–Shah Alam Expressway)
  • LDP (Damansara–Puchong Expressway)
  • Federal Highway
  • The developer names all six and attaches a distance to none of them. The press offers only drive-time claims — a few minutes from KESAS, LKSA and ELITE (The Edge), within a 10-minute drive of Shah Alam, Subang and Klang and about 30 to 40 minutes from KL without traffic (The Sun). Those are drive times, not distances, and this page does not convert them into kilometres.

Recreation — developer’s own km figures

  • Bukit Kemuning Golf & Country Resort — 2.1 km
  • Kota Permai Golf & Country Club — 4.4 km
  • Taman Tasik Kota Kemuning — 5.4 km
  • The golf-course contradiction, unresolved on purpose. The Edge calls the project adjacent to Bukit Kemuning Golf & Country Resort; The Sun says it fronts the Kemuning Golf Course; DagangNews says next to; the developer’s press release and The Star say a golf course view; the Annual Report 2025 says lush green views — situated close by. The developer’s own distance table says 2.1 km. A site 2.1 km away is not adjacent and does not front the course. Both readings are printed; neither is resolved. Golf-course views on selected stacks only is ericanfly’s qualification and the honest reading — but no source states which stacks.

Shopping — developer’s own km figures

  • AEON BiG Bukit Rimau — 3.4 km
  • Gamuda Walk Mall — 4.1 km
  • Giant Hypermarket Kemuning Utara — 6.0 km
  • Quayside Mall — 7.6 km

Healthcare — developer’s own km figures

  • Columbia Asia Hospital Bukit Rimau — 3.8 km
  • Hospital Pakar Sentosa — 6.6 km

Schools — developer’s own km figures

  • SK Jalan Kebun — 1.8 km
  • SK Bukit Rimau — 2.9 km
  • SJK (C) Chung Hua Kota Kemuning — 3.8 km
  • SJK (T) Taman Sentosa — 5.4 km
  • Chinese Taipei School — 3.9 km
  • Saint International School — 5.4 km
  • Tenby International School — 6.7 km

Tertiary — developer’s own km figures

  • Peninsula College, The Lighthouse Campus — 3.1 km
  • Sime Darby Nursing and Health Sciences College — 5.0 km
  • ICTI College — 6.2 km
  • ISHA Technical College — 7.2 km

How to read this table

  • Every kilometre figure above is the developer’s own, printed on bayutimur.com as a 20-row table, reproduced here figure for figure.
  • ericanfly reproduces the same table verbatim. That is a copy, not independent corroboration, and this page does not count it as a second source.
  • None of these figures has been measured by us, and none is a drive time. Verify anything you are relying on.
  • EdgeProp’s own amenity list for this record is three 7-Eleven outlets, a 99 Speedmart marked (Berjaya Park), two clinics and four schools — with no distances at all, and with Krista Bukit Rimau listed twice.
  • Name collision to watch for: propertyguru.com.my/condo/berjaya-park-shah-alam-apartments-6485 is a different, existing development in the same Berjaya Park. It is not Bayu Timur.

The two acres trap, and why it is in this section. Three sources print two acres in a position that reads like the site area: the developer’s own press release on berjaya.com, and BusinessToday under the label Land area. The Star makes it explicit — 0.81ha (two acres) of greenery — and The Sun, The Edge and DagangNews all use it as the landscaped-greenery figure. The parcel is 8.51 acres per Berjaya Land’s Annual Report 2025, and no filing records a land area at all. Dividing 518 units by two acres would give 259 units per acre, more than four times the real figure. Never use the two acres as a denominator. Whether that greenery is public or private, and whether it is gazetted open space, is not published.

Lancar
status.keseluruhan — on schedule. Register Baki Unit per the filing: 87 of 96 and 409 of 422, with no as-at date printed.

Filed Baki Unit, read carefully. The current filing prints Block A & B 87 units and Block C & D 409 units. Those are units REMAINING, not totals — implying 9 of 96 and 13 of 422 taken, 22 of 518. No as-at date is printed; the HIMS path is dated 6 July 2026, and the same figures also sit on the microsite. Treat the take-up as undated. The developer publishes no take-up percentage, and Berjaya Property’s own quarterly reports do not mention this project at all.

Filed particulars change. Verify at teduh.kpkt.gov.my and against the SPA and price list at the sales gallery before you rely on anything on this page. Nothing here is a price list, a quotation or an offer.

Foreign buyers: 0 of 518 units qualify, and nobody anywhere says so

This is the single most useful line on this page for a foreign enquirer, so it gets its own heading. Selangor sets a minimum purchase price of RM2,000,000 for a foreign buyer in Zone 1, which includes Daerah Klang, this project’s district, and restricts foreigners to strata and gated landed strata titles. Three published sources agree on the figure: propcashflow.my, citing Pekeliling PTG Selangor and the PTG zone scheme; IQI’s own buyer guide at iqiglobal.com; and housingwatch.my, which puts Zones 1 to 3 all at RM2,000,000. PTG Selangor itself publishes no circular on a reachable page, so this page cites the published consensus of three sources and tells you plainly: confirm the current threshold with PTG Selangor in writing before you act.

Tested against the filed band, per block: Blocks A and B top out at RM729,792 and fall short by RM1,270,208. Blocks C and D top out at RM794,170 and fall short by RM1,205,830. The most expensive unit in the project reaches 39.7% of the threshold. Even the earlier filing’s RM750,000 ceiling made no difference. 0 of 518 units clear the floor, in every block, in every type, at every price point — and not one marketing source, portal or press report mentions it. For reference, Kuala Lumpur’s comparable floor is RM1,000,000 with EPU consent, and this project would fail that too, by RM205,830 at its filed maximum. If you are buying as a foreign national, ask Louis for the Selangor and KL projects that do qualify rather than wasting a gallery visit here. It also means this project sells entirely into the Malaysian owner-occupier and local-investor market, which is consistent with the group chief executive’s own line to The Sun that demand here is mostly for people who want to live in Kota Kemuning.

Two filed generations under one serial, and the six fields on which they disagree

Both HIMS path forms resolve for this project — the older files/6700/6700-8/ form, carrying a brochure and a newspaper advertisement, and the newer files/6700/P45/P45-20260706-00019807/ form dated 6 July 2026. That is two filed generations of advertisement particulars for one project, and they disagree on six substantive fields.

• Scheme name: the earlier brochure is headed KONDOMINIUM BEBAS — a generic descriptor, not a project name, with Bayu Timur appearing once in the whole document, inside the LOKASI block — against Bayu Timur in the current filing and the register. The earlier newspaper advertisement for the same generation is headed Bayu Timur, so the developer’s own brochure and its own newspaper advertisement disagree within one generation.
• Developer licence suffix: 1120(R) against 1120(A).
• Land charge (Bebanan Tanah): Tiada — unencumbered — against Gadaian (Affin Bank Berhad).
• Expected completion: Februari 2027 against September 2029 — a 31-month movement.
• Block C and D price maximum: RM750,000 against RM794,170 — up RM44,170, or 5.9%.
• Kitchen sinks in Types C and D: 2 each against 1 each.

Smaller movements in the same comparison: the APDL field went from blank to a literal XXXX placeholder with a validity period attached; lighting points rose in every type (14/16/18/19 to 16/18/20/21) and power points in three (18/17/22/22 to 19/18/23/23); a Diskaun Bumiputera field that was absent in the earlier filing is present in the current one, and its value is withheld on this page under Louis’s compliance rule; and the printed sales contact changed from +603 2727 7503 to 011-1722 7010.

What the two filings agree on: the approving authority, the plan reference, the licensee and company number, the filed building type Kondominium, 5 and 24 storeys, 96 and 422 units, 2 atau 3 car-park bays, the whole Block A and B price band, all four built-ups, and the WC, wash-basin, shower, air-conditioning, water-heater, ceiling-fan and data-point counts. They agree on the hardware and disagree on the money, the charge, the date and the kitchens.

The licence covers 518 of 518 — and that is a point in the developer’s favour

Walking teduh.kpkt.gov.my/api/projek-swasta/6700-<n> from -1 to -10 gives: 6700-1, -2, -4, -5, -6 Taman Perindustrian Berjaya and Taman Berjaya phases with permits from 1999 to 2005; 6700-3 Berjaya Park, 110 double-storey terraces, Jadual G, CCC 26 May 2008; 6700-7 Hazel 2, 87 double-storey terraces, Jadual G, CCC 19 August 2010; 6700-8 Bayu Timur, 518 units, Schedule H, current permit; then 6700-9 and 6700-10 both 404. The register’s own bilanganProjek: 8 corroborates the stopping point exactly.

So the APDL covers 518 of 518 marketed units. Every unit marketed sits inside the registered phase, all 518 are Schedule H, and there is no unregistered component, no non-HDA 1966 office suite, no strata-office parcel and no lease-only block. There is also no registered affordable (Rumah Selangorku) component under licence serial 6700 — if an affordable obligation attaches to this site it is not registered under this serial, and no source mentions one. On this site that is unusual and worth stating plainly: most projects covered here have a gap between what is marketed and what the licence covers. This one does not.

Two things to keep straight while you are in the register. Licence 6700 also carries the Berjaya Park terraces (6700-3) and Hazel 2 (6700-7) — different, completed schemes under one licence serial, not phases of Bayu Timur. And propertyguru.com.my/condo/berjaya-park-shah-alam-apartments-6485 is a different, existing development in the same Berjaya Park, not this project.

The approved extension: +12 months, not consumed, and effectively disclosed

The register carries pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 12 Bulan and tempohPembinaanBaharu: 48 Bulan. With the first SPA dated 15 November 2025 and an original 36-month Schedule H period, vacant possession moves from 15 November 2028 to 15 November 2029.

Has it been consumed? No. The project is 5.00% built with status Lancar, no CCC and no VP filed, and the revised date is three years away. Nothing here is a delay yet.

And the developer deserves explicit credit on disclosure. Its own current filed brochure, and its own microsite, print September 2029 — about ten months past the original SPA date and about two months inside the revised one. That is a developer publishing a date consistent with the extension rather than one it has already lost, which is not what this site usually finds.

What nobody publishes. The Edge, The Sun, BusinessToday and DagangNews all print early 2029; EdgeProp prints 2029. No source anywhere prints 15 November 2029, and none mentions that an extension was approved at all. If you are reading a liquidated-damages clause, the date it runs from is the one in your SPA, not the one in a newspaper. This page draws no general rule from the presence of an extension — it reports this project’s own values and nothing more.

Build progress, and the one open question about it

The register’s four component rows all read peratus: 5.00 with komponen: Lancar, read 9 October 2026. The Sun reported on 4 December 2025 that the project was in its substructure phase, with piling works nearing completion. Ten months separate those two readings and the register figure has not moved off 5%. Both facts are stated here with their dates and no conclusion is drawn — a register percentage is a reported figure on a schedule, not a site survey, and the status field still reads on schedule. No developer progress statement exists, and the microsite carries no dated site photograph. If progress matters to your financing, ask for a dated site photograph and the architect’s certificate of progress in writing.

Green rating and awards: nothing, stated precisely

GreenRE. All four tier registers were read separately on 9 October 2026 at greenre.org/iframe/project_details. Platinum returned 95 rows and does not truncate — its last row is complete — so Platinum is a clean negative. Gold (130 rows), Silver (141 rows) and Bronze (332 rows) all truncate on their last row, so for those three the finding is no entry in the reachable portion, which is not the same thing as a clean negative. Those are the exact words, and they are the honest ones. No entry appears under the licensee Pakar Angsana Sdn Bhd in any tier. GBI’s certified-buildings directory 404s and the replacement site is robots-disallowed here — inconclusive, never a negative.

Nine look-alike register rows were checked and refused, every one a different licensee or project: Bayu @ Mori Park (Bronze provisional, Mori Park Sdn Bhd — OSK’s Seksyen 13 project, which has its own separate page on this site, and its rating does not migrate here); Sunway Bayu (Ipoh); Bayu Hills; Iringan Bayu phases 1 to 27 (Seremban); Residensi Khaya (licensee Bayu Mantap Sdn Bhd — Bayu is in the developer’s name); three Gamuda Land (Kemuning) projects (Kemuning is in the developer’s name, different township); Pusat Komersial Alam Kemuning; six Shah Alam 2 Sdn Bhd phases; and two Shah Alam logistics hubs.

Three Berjaya-group rows exist and none of them attaches to this project: The Tropika Bukit Jalil, Bronze FINAL, 1 July 2025, licensee Berjaya Golf Resort Bhd; Oaka Residences / Residensi Oak, Gold PROVISIONAL, 24 June 2024, licensee Berjaya Hartanah Berhad; and Jesselton Courtyard, Gold provisional, 15 October 2025, licensee Berjaya Land Development Sdn Bhd. Berjaya Land’s own Annual Report 2025 calls Oak’s rating a GreenRE Gold Award and says the project is constructed to fulfil the Gold-Rated GreenRE standard, while the register shows that rating as PROVISIONAL — a design-stage rating, not a certification of a built building. Provisional is not certified, and the group’s own wording overstates it. The one it states accurately is Tropika’s Bronze, which the register confirms as FINAL. None of this belongs to Bayu Timur and none of it appears on this page as if it did.

Bayu Timur’s own green position is the cleanest possible version of the finding: the developer makes no green claim at all. No logo, no aligned with wording, no targeting statement — nothing on the microsite, nothing in either filed brochure, nothing in the filed newspaper advertisement, nothing in the press release and nothing in any of the six press reports. There is therefore nothing to qualify.

Awards: none, and none is claimed. No awards section or accolade strip on the microsite, no awards page on berjayaproperties.com, nothing in berjaya.com/berjaya-property/, no award item in the 20 most recent Berjaya Property newsroom entries, and the only award in Berjaya Land’s Annual Report 2025 for the financial year is Aftersales Retailer of the Year (UK), won by H.R. Owen’s Bentley Surrey operations — a motor-dealership award in the group’s UK automotive arm, with no property connection whatsoever. No project award, no township award, no developer award at property level. And the microsite’s unlabelled golden crown graphic carries no award, no rating and no issuer anywhere on the site. It is decoration, and the strapline Another Prestigious Project By: is the developer’s own wording with no accolade behind it. This page does not let either read as an award device.

What this page does not publish, and why

Louis’s standing instruction, and this site’s hard rule. No discount, no rebate, no nett price, no promotional package, no freebie, no incentive, no commission, no Bumiputera percentage, no leaseback or guaranteed-rental rate and no yield or ROI projection appears anywhere on this page, in any language, and none was taken from any IQI sales file. The only price figures here are the filed statutory Unit Selling Price minima and maxima from the legally filed advertisement particulars, which the public KPKT register reproduces to the ringgit across its four component rows — always labelled as such, and always with the line that they are not a price list, not a quotation and not an offer.

Specifically withheld on this project, and this one needs care:
• A headline from figure that sits below the filed statutory minimum of RM585,200. The figure is not recorded on this page in any form, and no arithmetic on it is printed. What is published is only that it exists and how widely: it is carried by four genuinely independent publishers — The Edge Communications, Sun Media, Star Media Group and DagangNews — plus the developer’s own press release, with The Edge’s two surfaces counted once because they are one publisher.
• A per-type price table on vivahomes.my. Worse: its own header figure and its Type A and Type B rows sit below the filed minima, and its Type D row sits below the filed Block C and D maximum. Four of its five figures are irreconcilable with the filing. The entire table is withheld.
• A separate error worth naming on its own. EdgeProp’s own portal record prints a figure that is compliant — it is not below the filed floor — but it belongs to the wrong component: it is the Block A and B minimum, the higher of the two filed minima, presented as the project’s starting price. The project minimum is the Block C and D figure. So The Edge Communications publishes two different starting prices on its own two surfaces, and the compliant one is attached to the wrong block.
• The Bumiputera field. The current filing carries a Diskaun Bumiputera field and the developer’s own microsite prints it. The field’s existence is stated here. Its value is not, in either language.
• Two of the developer’s own media assets. Their CMS titles embed a cash figure. Those figures appear nowhere on this page and the assets are excluded from the image set entirely.

Why the filed band can be trusted here, and why the lower figure cannot. Run the arithmetic on the filed band: 96 units at the Block A and B minimum plus 422 at the Block C and D minimum is RM303,724,960; at the maxima it is RM405,199,772. The launch GDV of RM398 million is 98.2% of the statutory maximum envelope, and the Annual Report 2025 figure of RM308 million is 101.4% of the minimum envelope. A project whose announced GDV sits at 98% of its own statutory maximum envelope cannot have an entry price materially below its statutory minimum. That is why this page publishes the filed band, says the lower headline figure cannot be reconciled with the filing or with the developer’s own GDV, and publishes no from price at all.

If a price matters to you, the only authoritative versions are the price list and the SPA at the sales gallery. Ask Louis and he will walk you through both, including anything beyond the filed band — which is exactly the conversation this page is designed to start rather than pre-empt.

Not published, therefore not on this page

Everything below is a question a buyer will ask that no reachable source answers. It is on the page because an honest gap is more useful than a confident guess, and because this is the list Louis will take to the developer.

Land and title. The lot or PT number — nowhere: not in either brochure, not in the newspaper advertisement, not in the register, not on the microsite, and there is no Bursa contract announcement to supply it. The mukim — nowhere (Daerah Klang and Seksyen 32 are settled; the mukim is not). Keluasan Tanah as a filed figure — omitted from both brochures, and the register prints keluasan: 0 mps; the 8.51 acres is a company annual-report figure, not a filing. Sekatan kepentingan — not printed on any surface. Master-title and strata-subdivision status — not published.

Building and plans. A distinct no. kelulusan pelan bangunan — only the MBSA No. Rujukan exists. The development order (kebenaran merancang) reference and date — not published. Total car-park bays — nowhere, only 2 atau 3 per unit, with no per-type allocation and no visitor-bay count. Which blocks are A, B, C and D on the ground; which stacks have the golf view; the floor-by-floor unit mix; unit numbering; the orientation of any type. Lift count and lift-to-unit ratio. Whether Blocks A and B and Blocks C and D form one management corporation or two. Metric built-ups — no source publishes any.

Price, cost and schedule. Any price breakdown per type from a developer or filed source — the filed band is per block, so no type has a filed minimum or maximum of its own. The maintenance fee from any developer or filed source — the 28 sen psf including sinking fund is The Edge and DagangNews only, dated 4 December 2025, and appears on no developer surface. The sinking-fund rate separately, utility deposits and legal-fee arrangements. Progress as at any date other than the register’s 5.00%. Take-up from the developer — only the undated filed Baki Unit figures, and the parent’s own quarterly reports do not mention the project.

Contractors and consultants. Main contractor, piling contractor, contract sum and contract award date — nothing. No Bursa announcement, no quantity surveyor record, no builder’s project page. On other projects covered here a contractor announcement has supplied the lot number and the employer’s registration number; here there is none at all. Architect, C&S engineer, M&E engineer, landscape architect and interior designer — none named anywhere.

Entities and compliance. Pakar Angsana’s new-format 13-digit company number. The holder of the 20% minority in Pakar Angsana. The HDA 1966 housing-development account number and bank — the chargee, Affin Bank Berhad, is filed; the HDA account is not. Whether the Selangor affordable-housing obligation applies to this site and, if so, where it is discharged — nothing; no affordable component is registered under licence serial 6700. Note that ehartanah.lphs.gov.my is JavaScript-driven and returned unrelated rows, and kuotalphs.selangor.gov.my returned a server error — inconclusive, never a negative, and both registries cover affordable schemes only, so a market-priced condominium is not expected in them.

Location. Any distance to any rail station. Distances to the six named highways — all named, none measured. Bus routes or feeder service. Whether the two acres of greenery is public or private, and whether it is gazetted open space.

The licensed developer

Pakar Angsana Sdn Bhd (220249-A) — not an SPV, not quite the brand either

The licensee as every filing prints it is Pakar Angsana Sdn Bhd (220249-A). That exact string appears on the current filed brochure, the earlier filed brochure, the earlier filed newspaper advertisement, the TEDUH register, and twice on the developer’s own microsite statutory block. 220249-A is the old-format company number, and no source — including the register — prints the new 13-digit format for this company. That is a small gap worth knowing about if you are running your own company search.

It is not a project special-purpose vehicle, and it is not the brand. Pakar Angsana is the long-standing Berjaya Park landholding company, licensed since 1997, carrying every Berjaya Park phase on one licence serial: 6700-3 the Berjaya Park terraces (110 units, CCC 2008), 6700-7 Hazel 2 (87 units, CCC 2010) and now 6700-8 Bayu Timur. Register detail, read 9 October 2026: statusPemaju: Aktif, bilanganProjek: 8, mempunyaiKesalahan: null — no offence flag. Registered office at Lot 13-01a, Level 13 (East Wing), Berjaya Times Square, No. 1 Jalan Imbi, 55100 Kuala Lumpur; business address Level 12, same building. The register’s own contact fields read berjayalandproperty@gmail.com and WWW.BERJAYAPROPERTIES.COM.

And it is not wholly owned. Berjaya Land Berhad’s Annual Report 2025 (financial year to 30 June 2025) corporate-structure chart prints 80% Pakar Angsana Sdn Bhd, with Berjaya Park, Shah Alam and Bayu Timur Residences, Shah Alam listed beneath it. The chart does not name the holder of the remaining 20%, and no other source mentions a minority at all — every consumer source, the microsite and PropertyGuru included, says only a subsidiary of Berjaya Land Berhad. No joint venture is published: no partner, no landowner-developer split and no share percentages other than that 80%. The ultimate parent group is Berjaya Corporation Berhad.

The parent changed its name after the launch, which is why the sources contradict each other. Berjaya Land Berhad proposed the change in mid-January 2026 and shareholders approved it at an EGM on 13 February 2026. It is now Berjaya Property Berhad, registration 199001010193 (201765-A), Bursa code BPROP (4219). Every launch report of 4 December 2025 therefore names a company that no longer exists under that name, and the developer’s own microsite still says a subsidiary of Berjaya Land Berhad. The wording this page uses, and the wording a client should use in correspondence, is: Pakar Angsana Sdn Bhd (220249-A), an 80%-owned subsidiary of Berjaya Property Berhad (formerly Berjaya Land Berhad).

Who the sources credit as the developer — five different answers. Every filing, the register and the microsite footer: Pakar Angsana Sdn Bhd (220249-A), the licensee. The microsite statutory block: Pakar Angsana Sdn Bhd, a subsidiary of Berjaya Land Berhad. EdgeProp and iProperty’s project record: Berjaya Land Berhad in the developer field. The Edge, The Sun, The Star, BusinessToday, DagangNews and the developer’s own press release: Berjaya Land Bhd. And berjayaproperties.com today: Berjaya Property Berhad (formerly Berjaya Land Berhad). The one that matters on your SPA is the licensee.

Two gross development values, both the company’s own, about 29% apart. The Annual Report 2025 MD&A states, verbatim: With an estimated selling price of RM536.00 per square foot, the expected Gross Development Value (GDV) of the project is projected at RM308 million. Ten months later the launch on 4 December 2025 announced RM398 million — about RM692 psf — on the same 518 units and the same four built-ups. The RM308 million figure is the pre-launch plan; the RM398 million figure is the launch. Both are carried here with their dates, and the filed statutory band sits in the higher range. Also from the same annual report, verbatim: Located on 8.51 acres of freehold land, the project consists of 518 units, 3 and 3+1 bedrooms (dual-key concept) with four sizes offered, 1,000 square feet, 1,100 square feet, 1,200 square feet, and 1,280 square feet, with lush green views of Bukit Kemuning Golf & Country Resort, situated close by.

Recorded as an observation, with no inference drawn: Berjaya Property’s own quarterly reports do not mention Bayu Timur at all. Not the Q2 FY2026 report (period to 31 December 2025, dated 24 February 2026, which covers the launch quarter) and not the Q4 FY2026 report (period to 30 June 2026, dated 26 August 2026). Both name only Residensi Oak, Pangsapuri Azalea and Jesselton Courtyard. That is a fact about the reports, not a conclusion about the project, and this page does not turn it into one.

The developer’s own words, attributed. Syed Ali Shahul Hameed, Group Chief Executive Officer, in the press release of 4 December 2025: Bayu Timur Residences exemplifies Berjaya Land’s unwavering commitment to delivering homes of exceptional quality. The same executive, to The Sun on the same day: Demand here is mostly for people who want to live in Kota Kemuning. Tan Tee Ming, Executive Director, on berjaya.com: the launch reinforces Berjaya Land’s reputation for delivering projects that support real quality of life; and to DagangNews in Malay: Pelancaran ini mencerminkan komitmen jangka panjang syarikat dalam meningkatkan pengalaman kediaman. Datuk Abdul Rahim Mohd Zin, Group Executive Director, is named in the launch photograph caption but not quoted. The microsite’s own copy is six section headings and nothing else: The perfect place to start your story, Facilitating happiness has never been easier, Living spaces that tell your story, Perfectly placed and positioned, The next chapter is now yours to write and Another prestigious project by:. The seven highlight tiles carry no text at all.

Nothing in this section is a credit opinion, a track-record rating or advice on the developer’s financial standing. It is a transcription of what the company, the register and the press have published, with each statement attributed. No wrongdoing is implied, stated or hinted at anywhere on this page — the register’s own offence field for this licensee reads mempunyaiKesalahan: null. For anything that matters to your decision, get it from KPKT and from the developer in writing.

Questions buyers actually ask

Bayu Timur @ Berjaya Park, Shah Alam — frequently asked questions

Is Bayu Timur a condominium or a serviced apartment?
A condominium, as filed. The label appears as Jenis Hartanah: Kondominium on both filed brochures and the filed newspaper advertisement, as Type of property: Condominium on the developer’s own statutory block, and as jenis: Rumah Pangsa/Kondo in the KPKT register — four filed surfaces plus the register. EdgeProp and iProperty call it a freehold serviced apartment development on both slugs of record 53457, and that is wrong. It matters in cash terms: a serviced apartment usually sits on a commercial title with commercial utility tariffs and commercial assessment, whereas this scheme is filed as a condominium on a residential building approval from Majlis Bandaraya Shah Alam.
Can a foreign buyer purchase at Bayu Timur?
No — not one of the 518 units qualifies. Selangor sets a minimum purchase price of RM2,000,000 for a foreign buyer in Zone 1, which includes Daerah Klang, this project’s district, and allows foreigners only strata and gated landed strata titles. Three published sources agree on the figure — propcashflow.my citing Pekeliling PTG Selangor, IQI’s own buyer guide, and housingwatch.my — while PTG Selangor publishes no circular on a reachable page, so confirm the current threshold with PTG Selangor in writing. The highest filed unit selling price in this project is RM794,170, which is 39.7% of the floor; Blocks A and B fall short by RM1,270,208 and Blocks C and D by RM1,205,830. For reference Kuala Lumpur’s floor is RM1,000,000 with EPU consent, and this project would fail that too. No marketing source, portal or press report mentions any of this. If you are a foreign national, message Louis and he will send you the Selangor and KL projects that do qualify.
Which completion date actually governs, and why do the sources disagree?
15 November 2029. That is the revised vacant possession date under the first SPA of 15 November 2025, after an approved 12-month extension that takes the Schedule H construction period from 36 to 48 months (register fields pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 12 Bulan, tempohPembinaanBaharu: 48 Bulan, serahKosongBaharuIkutPjbPertama: 15 Nov 2029). No source anywhere publishes that date. The developer’s own filed brochure and microsite print September 2029, which is an advertised expected completion, not a contractual promise — but it is consistent with the extension rather than with a date already lost, and that deserves credit. The Edge, The Sun, BusinessToday and DagangNews print early 2029; EdgeProp prints 2029; the register’s original date was 15 November 2028; and the earlier filed brochure printed Februari 2027, which is dead. Liquidated damages run from the date in your own SPA, not from a newspaper. Ask for that date in writing before you sign.
Are the units really dual-key?
The developer’s own current filing does not support it, and this page will neither assert it nor deny it. A dual-key unit is two self-contained dwellings behind one entrance door, and in a Malaysian filed fixture schedule that shows up as two kitchen sinks. The current, live filing records one kitchen sink per unit in all four types. The developer’s own earlier filing recorded two in Types C and D. Against that, Berjaya Land’s Annual Report 2025 describes 3 and 3+1 bedrooms (dual-key concept), and the press release plus The Edge, The Sun, The Star, BusinessToday and DagangNews all sell dual-key layouts available on selected units without naming a type. An agent site, ericanfly, goes further and attributes dual-key to Type C low-rise only and Type D high-rise only — an attribution that appears on no developer surface and in no filing, and which also sits awkwardly with the filed price bands, since Types C and D are the Blocks C and D band, the 24-storey towers. If a genuine dual-key matters to you, read the floor plan and the SPA fixture schedule before you book, and get the kitchen count confirmed in writing.
What is the price, and why is there no from figure on this page?
The filed statutory Unit Selling Price band is Blocks A and B RM591,360 to RM729,792, and Blocks C and D RM585,200 to RM794,170. That is the band from the legally filed advertisement particulars, reproduced to the ringgit by the public KPKT register across its four component rows and by the developer’s own microsite per block. It is not a price list, not a quotation and not an offer. It is also per block, not per type, so no individual type has a filed minimum or maximum of its own.

Why no from figure. A headline from price that sits below the filed statutory minimum is in circulation on four genuinely independent publishers plus the developer’s own press release, and a portal carries a per-type table in which four of five figures are irreconcilable with the filing. Under Louis’s compliance rule none of those figures appears on this page, in either language. Arithmetic on the filed band shows why they cannot be right: the launch GDV of RM398 million is 98.2% of the project’s own statutory maximum envelope, and a project at that level cannot have an entry price materially below its statutory minimum. For a real number, ask Louis for the current price list and the SPA.
Why does this page show two versions of the same filed particulars?
Because two filed generations exist under one project serial and they disagree. Both HIMS path forms resolve: the older files/6700/6700-8/ form, which carries a brochure and a newspaper advertisement, and the current files/6700/P45/P45-20260706-00019807/ form dated 6 July 2026. They disagree on six substantive fields — the scheme name (KONDOMINIUM BEBAS against Bayu Timur), the licence suffix ((R) against (A)), the land charge (Tiada against Gadaian Affin Bank Berhad), the completion date (Februari 2027 against September 2029, a 31-month movement), the Block C and D price maximum (RM750,000 against RM794,170) and the kitchen-sink count in Types C and D (2 against 1). Showing both, and saying which is current, is the whole point of this page. The current filing is the one that governs; the earlier one tells you how the project has moved.
Does the licence cover every unit being marketed?
Yes — 518 of 518. The serial walk from 6700-1 runs through the Taman Perindustrian Berjaya and Taman Berjaya phases, the Berjaya Park terraces at 6700-3, Hazel 2 at 6700-7 and Bayu Timur at 6700-8, then 404s at 6700-9; the register’s own bilanganProjek: 8 corroborates. Every marketed unit sits inside the registered phase, all 518 are Schedule H, and there is no unregistered component, no non-HDA 1966 office parcel, no lease-only block and no registered affordable component under this serial. On this site that is unusual and it is worth saying plainly as a point in the developer’s favour. Two cautions while you are checking: licence 6700 also carries the completed Berjaya Park terraces and Hazel 2 — different schemes, one licence serial — and propertyguru.com.my/condo/berjaya-park-shah-alam-apartments-6485 is a different, existing development in the same Berjaya Park.
Is the project adjacent to the golf course?
The developer contradicts the developer, so this page prints both and resolves neither. The Edge calls it adjacent to Bukit Kemuning Golf & Country Resort; The Sun says it fronts the Kemuning Golf Course; DagangNews says next to; the press release and The Star say a golf course view; and the Annual Report 2025 says lush green views — situated close by. The developer’s own distance table on bayutimur.com says 2.1 km. A site 2.1 km from a golf resort is neither adjacent to it nor fronting it. Golf-course views on selected stacks only is the honest reading, and it comes from an agent site — no source states which stacks. Ask which stack you are being shown, and ask in writing.
How far is the nearest train station?
Nobody publishes it. Not the developer, not the press, not EdgeProp, not PropertyGuru, not vivahomes, not ericanfly. There is no LRT3, KTM, MRT or BRT distance anywhere for this project, and no bus route or feeder-service information either. The developer’s connectivity block is highways only — KESAS, ELITE, SKVE, LKSA, LDP and the Federal Highway — and it attaches a distance to none of them. The press offers only drive-time claims: a few minutes from KESAS, LKSA and ELITE (The Edge), within a 10-minute drive of Shah Alam, Subang and Klang and about 30 to 40 minutes from KL without traffic (The Sun). Those are drive times, not distances, and this page does not convert them. What the developer does publish is a 20-row kilometre table of schools, malls, hospitals, colleges and golf — all of it reproduced in the location block above, figure for figure.
How many units per acre, and is it really low density?
60.9 units per acre, and that is our arithmetic, not a published figure. 518 units divided by 8.51 acres, where the acreage comes from Berjaya Land Berhad’s Annual Report 2025 — a company-published document, not a filing. Both filed brochures omit Keluasan Tanah and the register prints keluasan: 0 mps, so there is no filed land area at all. The Edge and DagangNews round it to 8.5 acres and The Sun to approximately 8.

And here is the trap. The developer’s own press release and BusinessToday print two acres in the land-area slot. The Star makes it explicit — 0.81ha (two acres) of greenery — and The Sun, The Edge and DagangNews all use it as the landscaped-greenery figure, not the parcel. Dividing 518 by two acres would give 259 units per acre, more than four times the real figure. Never use it as a denominator. Is 60.9 per acre low density? It is well below typical Klang Valley high-rise densities and consistent with a 518-unit scheme on 8.51 acres with only two 24-storey towers, but no source publishes a comparator, so this page gives you the arithmetic and lets you judge rather than endorsing the adjective.
Does Bayu Timur have a green rating or any award?
No, and the developer does not claim either — which makes this the cleanest version of the finding. On GreenRE, all four tier registers were read separately on 9 October 2026. Platinum returned 95 rows and does not truncate, so Platinum is a clean negative. Gold, Silver and Bronze all truncate on their last row, so for those three the honest wording is no entry in the reachable portion, not a clean negative. No entry appears under the licensee Pakar Angsana Sdn Bhd in any tier. GBI’s certified-buildings directory 404s and the replacement site is robots-disallowed here — inconclusive, never a negative. Nine look-alike register rows were checked and refused, every one a different licensee — including Bayu @ Mori Park by Mori Park Sdn Bhd, which has its own separate page on this site and whose Bronze rating does not migrate here. Three Berjaya-group rows exist under three different licensees and none of them attaches to this project; note that Berjaya Land’s own Annual Report 2025 calls Oak’s GreenRE Gold an Award while the register shows it as PROVISIONAL, a design-stage rating — provisional is not certified.

On awards: none, and none is claimed. The only award in Berjaya Land’s Annual Report 2025 for the financial year is Aftersales Retailer of the Year (UK), won by a Bentley dealership in the group’s UK automotive arm. And the microsite’s unlabelled golden crown graphic has no award, no rating and no issuer attached anywhere on the site — it is decoration, and this page does not let it read as an award device.
What is actually built on site today?
5.00%, with the register status reading Lancar, on schedule. All four component rows agree, read 9 October 2026, with ccc: - and vp: - — no certificate of completion and compliance and no vacant possession filed. For contrast, The Sun reported on 4 December 2025 that the project was in its substructure phase, with piling works nearing completion. Ten months separate the two readings and the register figure has not moved. Both are stated here with their dates and no conclusion is drawn. No developer progress statement exists and the microsite carries no dated site photograph. If progress matters to your financing, ask for a dated site photograph and the architect’s progress certification in writing.
What should I ask at the sales gallery that this page cannot answer?
The short list, in the order that costs you money: the lot or PT number and the mukim (published nowhere); the total car-park bay count and the allocation for your type (only 2 atau 3 per unit is filed, with no per-type allocation and no visitor bays); the maintenance fee and sinking fund from a developer or filed source (the 28 sen psf figure is two newspapers, dated 4 December 2025, and appears on no developer surface); the kitchen-sink count on your SPA fixture schedule if you are buying for dual-key use; which stack and which floor has the golf-course view; the lift count and lift-to-unit ratio; whether Blocks A and B and Blocks C and D form one management corporation or two; the main contractor and the contract award date (no Bursa announcement, no quantity surveyor record, nothing); the fit-out and tenancy position for the cafe space, co-working space, shop lots, kindergarten, nursery and laundry room, none of which carries any published operator or opening commitment; and the vacant possession date written into your own SPA. Message Louis and he will take that list to the developer with you.

Get the filed particulars, the price list and the Schedule H agreement — before the gallery visit, not after

Louis will send you the current filed advertisement particulars for project 6700-8, the price list for the type you are actually interested in, the floor plan with its fixture schedule so you can check the kitchen count yourself, and the Schedule H SPA with its vacant possession date. He will also tell you what is not published, which on this project is a long list.

Over a decade selling Malaysian property, and the reason this page reads the way it does: the filed statutory particulars come first, every hard number is attributed to a named published source, and where the developer’s own two filings disagree both values are printed. On Bayu Timur that honesty costs the page its headline price, its dual-key claim and its adjacent to the golf course line — and gives you instead the governing vacant possession date of 15 November 2029 that nobody publishes, the kitchen-sink count that the dual-key claim rests on, and the fact that 0 of 518 units clear the Selangor foreign-buyer floor. Message Louis and he will take the open questions to Pakar Angsana with you.

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
