Five verified developments in Rawang are listed here. Four are freehold and one leasehold, and published prices run from RM987,850 to RM3,617,900. Unlike most of this site, Rawang is almost entirely landed — terraces, cluster homes and bungalows rather than serviced apartment towers.
What living here actually involves. Rawang is a commute, and the project pages say so in kilometres rather than adjectives. Jasmin and Murraya at Tamansari publish 35 km to KLCC, 32 km to Mid Valley, 30 km to Bangsar, 28 km to Subang and 25 km to Bandar Utama. Templer Residence at Anggun City is about 2 km from the NKVE Rawang toll exit, 1 km from the Anggun City commercial hub, with schools at 2.9 to 3.6 km and AEON Mall Rawang inside a 4 km radius. Setia Eco Templer, a 194-acre scheme, is 5 km from Lotus Rawang, 12.6 km from Batu Caves KTM and 14 km from Rawang KTM. The Rise at Emerald Rawang sits about 100 m from a 38.8-acre central park and roughly 13 km from the Kota Damansara toll. The developers name the NSE, LATAR, GCE and NKVE; none of them publishes a walking distance to a station, and this site does not invent one.
Eligibility. Rawang's projects are all tested here against Selangor's RM2,000,000 residential floor for non-citizens, and Selangor opens only strata and strata-landed property — landed homes on individual titles are closed at any price. Templer Residence and The Rise are both explicitly on individual titles, which settles the question before price is even considered.
What works against a buyer. Three of the five are not eligible for a non-citizen, on price, on title type, or both. Setia Eco Templer is the exception at the top end, where some units clear RM2,000,000. Murraya is at registration stage with no price and no completion date published, so this site shows neither. Rawang's ceiling is also unusually high for a Selangor suburb — The Rise runs RM2,371,300 to RM3,617,900, well above the RM559,935 Selangor secondary-market average recorded by NAPIC for 1Q2026, so resale comparables here are thin.
