Danau Puchong
Twin 32-storey towers beside a lake, by the YTL Land team that built Lake Edge next door — and 861 car park bays for 428 homes, which is two bays a household in a market that normally gives you one.

Danau Puchong at a glance
Everything in this block comes from the advertising and sale permit particulars in the developer’s own published brochures, or from the developer’s own project website. Where the developer’s two brochures disagree with each other, I show both rather than pick one.

What would you like to know?
Jump straight to the part you came for.
Six things that actually separate Danau Puchong from the rest of Puchong
Not a feature list. Six points where this project behaves differently from comparable Puchong stock, each with the number that proves it.
861 bays for 428 homes
An average of 2.01 car park bays per home, and they are structured as accessory parcels — meaning they are attached to your strata title, not allocated at the management’s discretion. The published parcel sizes run from 75 to 226 sq ft depending on layout.
Actually on the water, not near it
The developer’s pitch is lakeside living and the pool is built as an infinity edge facing the lake. Puchong has plenty of high-rises that mention a lake in the brochure; this one is beside one, and it is the same lake enclave as Lake Edge.
A delivered project next door you can walk
Pakatan Perakbina is the same licensed entity behind Lake Edge, Puchong. That matters more than any render: you are not judging a promise, you are judging a finished neighbourhood by the same developer, a few minutes away, and you can go and look at how it aged.
Land encumbrance: NIL
The permit particulars declare no bank charge on the land. Most developments are charged to a financier during construction; a nil encumbrance means there is no bridging charge to be discharged before your individual title can be issued. Ask your solicitor to confirm it at the point of sale, but it is an unusually clean starting position.
Construction is well up, not on paper
As at the developer’s July 2026 progress report, Tower B was at Level 22 and Tower A at Level 19, with car park levels complete and window frames, railings and skim coat in progress. You can see what you are buying rather than only a CGI.
43 units are registered affordable
43 of the 428 are registered as mampu milik serviced apartments with a lower statutory price floor. That is a genuine mixed-income scheme rather than a single price band, and it is worth knowing about before you buy either way.
Two towers, one lake, and where the build has actually reached
Danau Puchong is Menara A and Menara B: twin 32-storey towers sharing one podium and one set of facilities. All four layout types are offered in both towers, so the tower you choose is about orientation and price rather than product.
The facilities the developer publishes by name
YTL Land publishes six named facilities for Danau Puchong plus a general description of the landscape. A facilities key plan and site plan exist as drawings; the level-by-level breakdown is only on those drawings, not in text, so it is not reproduced here as fact.
Water
- Infinity-edge pool, facing the lake
- Wading pool
- Panoramic poolside
Landscape
- Hammock Garden — “cosy green nooks” in the developer’s words
- Verdant landscaped walkways
- Relaxing pavilions
Social
- Arrival Court — entrance and lobby
- Barbecue Terrace
- Rooftop Garden
What is not published as text
- Which facility sits on which level — only shown on the developer’s facilities key plan drawing
- Playground, fitness stations, jogging track, multipurpose hall and 24-hour security appear on one property portal but not on the developer’s own facilities page, so they are not claimed here
What is on the record, and when
All four layouts, and the car park parcel that comes with each
These are the developer’s own published figures from its floor plan leaflet, including the accessory parcel size — which is the car park, and which most projects do not publish at all. All four types are available in both Menara A and Menara B.
Type A — 566 sq ft, 1 bedroom
The entry layout at 566 sq ft (52.65 sq m) with living, dining, kitchen, bathroom, yard and foyer. The accessory car park parcel ranges from 96 to 226 sq ft depending on the unit — a spread wide enough to be worth asking about before you choose a specific unit, because at the top of that range you are getting two bays of space.
💬 Ask about Type AType B — 855 sq ft, 2 bedrooms
855 sq ft (79.46 sq m) with two bedrooms and two bathrooms — a real second bathroom rather than a shared one, which is the difference between a two-bedroom that works for two adults and one that works for a couple and a store room.
💬 Ask about Type BType C — 999 sq ft, 3 bedrooms, 2 bathrooms
999 sq ft (92.80 sq m), three bedrooms and two bathrooms. This is the layout most families will end up comparing across Puchong, and 999 sq ft for three bedrooms is a genuinely usable ratio rather than three rooms squeezed into 850.
💬 Ask about Type CType D — 999 sq ft, 3 bedrooms, 1 bathroom
The same 999 sq ft as Type C (92.83 sq m on the leaflet) but with one bathroom instead of two, and a noticeably smaller car park parcel at 75 to 129 sq ft. If the leaflet is right, Type D trades a bathroom and car park space for the same floor area, which will show up in the price. I would want that confirmed in writing before booking — see the FAQ.
💬 Ask about Type DAccessory parcel sizes are the developer’s published figures for the car park space attached to each unit. What the developer does not publish is the number of bays per layout — only the parcel area and the project total of 861 bays for 428 units. Ask for the bay count on your specific unit before you book.
Danau Puchong in pictures

All images are YTL Land’s own published artist’s impressions from ytlland.com and danaupuchong.com.my. Artist’s impressions are not a representation of the finished building. The developer also publishes dated construction progress photographs, which are a better guide to the actual build — ask me for the current set.
💬 Send me the construction progress photosWhere Danau Puchong sits, and an honest note on distances
The developer names the amenities around Danau Puchong but publishes no distance figures at all. Rather than copy kilometre numbers from a blog and present them as fact, this page lists what the developer names and leaves the measuring to the map. That is the honest version, and it is also the version you can check.
The map loads only when you click it, so this page does not send anything to Google before you ask it to. The developer publishes the site coordinates above — drop them into Maps and measure your own commute, which is worth more than any number I could print.
Rail — named by the developer, no distance published
- LRT IOI Puchong Jaya
- LRT Pusat Bandar Puchong

- MEX (Maju Expressway)
- ELITE (North–South Central Link)
- SKVE (South Klang Valley Expressway)
Retail — named by the developer
- IOI Mall Puchong
- SetiaWalk Mall
- Lotus’s Puchong
- Hero Market
- Sunway Pyramid
Schools and campuses — named by the developer
- SK Pusat Bandar Puchong 1 and 2
- SK Puchong Jaya
- SJKC Poi Min

- RIMA International College
- Taylor’s University Lakeside Campus
- Monash University Malaysia

Healthcare — named by the developer
- Columbia Asia Hospital Puchong
- KPMC Puchong Specialist Centre
- Sunway Medical Centre
Recreation — named by the developer
- The lake the project is built beside
- Rakan Muda Sports Complex
- Ayer Hitam Forest Reserve
One more honest note. The developer’s own website gives the site postcode as 41700, while property portals use 47100 — and 41700 is normally a Klang postcode while 47100 is Puchong Jaya. One of them is a typo. I use the developer’s figure above because it is the developer’s, and I have flagged it rather than quietly corrected it. Confirm the postcode on your sale and purchase agreement.
Advertising and sale permit particulars
Malaysian law requires every housing advertisement to print these particulars. The row below is from the developer’s current published e-brochure. There is a discrepancy between the developer’s two brochures, and it is set out plainly underneath rather than hidden.
| Developer | Developer’s licence | Advertising & sale permit | Permit validity | Approving authority reference | Building type | Tenure | Units | Storeys | Car parks |
|---|---|---|---|---|---|---|---|---|---|
| Pakatan Perakbina Sdn Bhd 198101004938 (71053-M) | 2608/10-2027/1039(A) 14 Oct 2022 – 13 Oct 2027 | 2068-6/09-2027/0716(R)-(S) | 11 Sep 2026 – 10 Sep 2027 | MPSJ.BGN.BP5.600-1/10/4/1(26) | Serviced apartment | Leasehold expires 1 Apr 2108 | 428 | 32 × 2 | 861 |
Approving authority: Majlis Bandaraya Subang Jaya — note the approval reference still carries the older MPSJ prefix from before the council was upgraded to city status, which is normal for a reference issued at the time. Land encumbrance: NIL. Target completion: March 2028, or 52 months from the date of the sale and purchase agreement. Unit split: 385 serviced apartments and 43 serviced apartments registered mampu milik.
The statutory unit selling price range printed in the permit particulars is Menara A: RM270,000 to RM764,420 and Menara B: RM452,780 to RM817,750. Those are the price bands the developer is required by law to publish in its advertisement, they span the mampu milik units as well as the open-market ones, and they are not a current price list, a quotation or an offer. Ask me for the live list.
There are two different permit numbers in the developer’s own brochures — ask which is current
The developer’s current e-brochure prints 2068-6/09-2027/0716(R)-(S), valid 11 September 2026 to 10 September 2027. Its earlier brochure prints 2608-6/09-2026/1019(N)-(S), valid 11 September 2023 to 10 September 2026. The second one has simply been superseded — that part is routine. What is not routine is that the newer permit number begins 2068 while the developer’s licence begins 2608, and a permit number normally carries the licence serial. That looks like a transposition in the print rather than a real difference, but I am not going to guess on a statutory number. Ask to see the permit itself at the sales gallery and check the digits against the licence.
Foreign buyers: this one is closed
Selangor sets a minimum purchase price for non-citizens by zone, and Puchong sits in the Petaling district, which is Zone 1, where the residential minimum is RM2,000,000. The top of the statutory price band here is RM817,750. Nothing in a 566 to 999 sq ft apartment comes near the threshold, so no unit, floor or tower changes the answer. Two related points: Selangor restricts non-citizens to strata and landed-strata property with a quota on the share of non-Bumiputera units in a scheme, and Malaysian land law counts a permanent resident as a foreign interest, so holding PR does not move you to the citizen side of the line.
What is not published, and therefore not on this page
Seven things I would want in writing before booking, and which I will ask the developer for on your behalf:
- Which permit number is current — 2068- or 2608-, and a sight of the permit itself
- Car park bays per layout type — only the accessory parcel area and the project total of 861 are published
- Maintenance charge and sinking fund per square foot, in writing
- Confirmation that Type D really has one bathroom for the same 999 sq ft as Type C
- Eligibility conditions and layout mix for the 43 mampu milik units
- Land area of the site and units per floor per tower — neither is published anywhere
- Current price list by tower, layout and floor band
About Pakatan Perakbina Sdn Bhd and YTL Land
Start with the fact you can check yourself. Danau Puchong is developed by Pakatan Perakbina Sdn Bhd, company number 198101004938 (71053-M), of Level 36 Menara YTL, 205 Jalan Bukit Bintang, 55100 Kuala Lumpur, telephone 03-2143 3000. That is the licensed entity on the permit and the name that will appear on your sale and purchase agreement. YTL Land & Development Berhad, 193701000007 (1116-M), is the listed group; some property portals name YTL Land as the developer, which is the brand rather than the licensee.
The company number tells you something worth knowing: 198101004938 means this entity was incorporated in 1981. Pakatan Perakbina is also the licensed developer behind Lake Edge, Puchong, which YTL Land describes as an award-winning enclave and which is finished and occupied a few minutes from this site. That is the strongest thing on this page. You are not being asked to trust a render; you are being invited to walk a delivered project by the same licensed company in the same lake enclave and judge how it has held up.
What YTL Land publishes about Danau Puchong is deliberately modest: twin 32-storey towers, six named facilities, lakeside frontage, and dated construction progress photographs updated as the build goes up. What it does not publish is a distance table, a land area, a GDV, or a maintenance charge. I would rather tell you that than fill the gaps with portal numbers, and the progress photographs are worth more to a buyer than any of them.

Frequently asked questions
Can a foreigner or a Singaporean buy at Danau Puchong?
No. Selangor applies a minimum purchase price to non-citizens by zone, and Puchong is in the Petaling district, which is Zone 1, where the residential minimum is RM2,000,000.
The statutory price band for the whole development tops out at RM817,750, so there is no high floor, no combined unit and no negotiation that closes the gap. Note too that Malaysian land law treats a permanent resident as a foreign interest, so holding Malaysian PR does not change the answer.
Is Danau Puchong freehold or leasehold?
Leasehold, with the lease expiring 1 April 2108 — roughly 82 years remaining from 2026. That expiry date is printed in the permit particulars, so it is a figure you can hold the developer to rather than an inference. A lease with 82 years to run is comfortably financeable today; what matters over a long hold is that the remaining term shortens every year, which affects your resale pool in the 2060s and beyond more than it affects you now.
How many car park bays do I get?
The development has 861 bays for 428 homes, an average of 2.01. The developer publishes the accessory parcel area per layout — 96 to 226 sq ft for Type A, 139 to 226 for Type B, 139 to 204 for Type C and 75 to 129 for Type D — but it does not publish the number of bays each parcel contains.
The distinction matters. An accessory parcel is attached to your strata title, which is a stronger position than a bay allocated by the management corporation. But a 75 sq ft parcel is one bay and a 226 sq ft parcel is two, so the parcel area is effectively telling you the bay count without saying so. Get the bay number for your specific unit in writing before you book.
What is the difference between Type C and Type D? They are both 999 sq ft.
On the developer’s own floor plan leaflet, Type C has two bathrooms and Type D has one, for the same 999 sq ft and three bedrooms. Type D also carries a smaller accessory car park parcel, 75 to 129 sq ft against Type C’s 139 to 204.
One bathroom for a three-bedroom apartment is unusual, so this is on my list to confirm with the developer in writing rather than something I will assert. If it is correct, Type D should price below Type C and the trade is a bathroom and car park space for the same floor area. If you are choosing between them, ask to see both plans side by side.
What are the mampu milik units?
43 of the 428 units are registered as serviced apartments mampu milik — the affordable category — which is why the statutory price band starts at RM270,000 for Menara A while Menara B starts at RM452,780. Affordable units normally carry eligibility conditions on income, first-home status and a moratorium on resale.
The developer does not publish which layouts the 43 units are, or what the eligibility conditions are. If you think you might qualify, that is worth asking about specifically, because it is a materially different purchase from an open-market unit in the same building.
When is vacant possession?
The permit particulars say March 2028, or 52 months from the date of the sale and purchase agreement — note that second limb, because it means your date depends on when you sign, not on a fixed calendar date. One property portal says 2027 and a blog says October 2027; the developer’s own figure is March 2028 and that is what this page uses.
The date that binds anyone is the one written into your SPA, with statutory liquidated damages payable if it is missed. Get it in writing before you book.
How far is the LRT?
Honestly: the developer does not say. YTL Land names LRT IOI Puchong Jaya and LRT Pusat Bandar Puchong and describes them as “two nearby LRT stations”, but publishes no distance to either. A third-party blog quotes 800 m to Pusat Bandar Puchong, uncited.
I am not going to print a kilometre figure I cannot attribute. The developer does publish the site coordinates — 3.039417, 101.616028 — so drop those into Google Maps and measure the walk yourself at the hour you would actually be walking it. That is a better answer than a number from a blog.
What is the maintenance charge?
Not published, so not on this page. Maintenance charge and sinking fund are quoted per square foot of built-up area, and they are the running cost that decides whether a purchase works over ten years. On a 999 sq ft unit, twenty sen per square foot is about RM200 a month.
Ask whether the accessory car park parcel is charged on top — in a project with 2.01 bays per home, that is not a trivial question. This is one of the seven items on my list to the developer.
What does “land encumbrance: NIL” mean, and is it good?
It means the permit particulars declare no charge registered on the land. Most developers charge the development land to a bank to fund construction; that charge has to be discharged before individual strata titles can be transferred to buyers, and a developer in financial trouble is exactly where that becomes a problem.
A nil encumbrance is therefore a cleaner starting position than the norm, and worth noticing. It is not a guarantee of anything — a charge can be created later, and the declaration is the developer’s — so have your solicitor confirm the title position at the point of sale rather than relying on the brochure.
How is construction going?
The developer publishes dated progress reports. As at July 2026: Tower B at Level 22, Tower A at Level 19, car park levels complete, window frames, railings and skim coat in progress. Against 32 storeys per tower, that is roughly two-thirds of the structure up.
For a project targeting March 2028, a structure at that stage in mid-2026 is a reasonable place to be. Ask me for the current month’s photographs before you book — they are the single most useful document on an under-construction purchase and they cost nothing to request.
Is this the same as Residensi Danau Puchong?
Yes. Some agent listings and portal entries market it as Residensi Danau Puchong, with the same Type B at 855 sq ft and Type C at 999 sq ft. The developer’s own name for it is Danau Puchong. If your paperwork says one and your search results say the other, nothing has gone wrong.
Four things worth asking for before you book
A sight of the actual advertising and sale permit so the number can be checked, the car park bay count for your specific unit, the maintenance charge per square foot, and written confirmation of the Type D bathroom count. I will ask for all four on your behalf and send you what comes back, whether or not you buy through me.
No obligation, and no mailing list.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.
Read from teduh.kpkt.gov.my on 2026-10-23, project code 2608-6. Re-read weekly.
What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
No floor plan is reproduced on this page — but the drawings are findable
A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.
The advertisement the developer filed and the housing department approved normally carries the location plan and the unit count and price for each type. A salesperson’s brochure can be reissued. This one cannot.
The drawing that binds the developer is the one attached to your own sale and purchase agreement. Anything on any website is a reference copy — check the schedule to your contract before you sign.
