Trinity Rainfora, Bandar Kinrara — registered as Residensi Rimba Flora, and with no statutory block published anywhere

Every other project page on this site is built around the developer’s legally filed advertisement particulars. For this scheme that document could not be obtained, and the developer publishes no equivalent of its own — no licence number, no APDL, no approving authority, no building plan reference, no restriction in interest, no chargee and no statutory price range. That absence is the most important thing on this page, so it is at the top of it. What follows instead comes from the Selangor state housing registry, from the developer’s marketing, and from my own arithmetic — each labelled as such, line by line.

No price list, no quotation, no offer. The only price figure on this page is a Selangor state controlled-price registry band, labelled as such. No filed statutory minimum and maximum exists for this scheme in any public source, and this page does not put a marketing figure in its place.

Key facts at a glance — and the gap where the statutory block should be

On every other page in this series the first column of this table is “as filed with the National Housing Department”. Here there is nothing to put in that column. So each row below names where its figure actually comes from: the LPHS e-Quosel state project registry, the LPHS controlled-price register, July 2025 list, the developer’s marketing, or my own arithmetic. Nothing is presented as statutory that is not.

Jump to what you came for

This page is organised the way a buyer actually asks questions — starting with the documents that are missing.

Six things to know before you view — beginning with the one that is not there

None of this is a criticism of the building. These are gaps and disagreements between documents. You are better off reading them here than discovering them at the signing table.

📄

There is no statutory particulars block to read — at all

Malaysian law requires a licensed housing developer to file advertisement particulars and to display them. For most schemes that document is public and is the single most useful thing a buyer can read. For this one it could not be obtained: KPKT’s HIMS portal is login-only and its file paths are built from a developer licence serial that no public source anywhere publishes for this project. The developer publishes no equivalent either — a full text scan of rainfora.com.my, including the raw page content behind it, returned no match for licence, permit, APDL, validity, approving authority, encumbrance, restriction, Bumiputera, selling price or expected date. So the usual cross-read between the government filing and the developer’s own block could not be done. That is the honest headline, and this page does not dress a marketing figure up as a statutory one to fill the hole.

🏢

The licensee is not the company every source names

The LPHS e-Quosel state project registry and the LPHS controlled-price register, July 2025 list both record the registered developer as DARUL DINASTI SDN BHD (563438-T). Every news article, the press release and the project website attribute the development to Trinity Group Sdn Bhd. PropertyGuru splits the difference: “Developer: Darul Dinasti Sdn Bhd (developed by Trinity Group Sdn Bhd)”. Darul Dinasti is the entity your sale and purchase agreement will be with. Its registered office address, and its formal shareholding relationship to Trinity Group, are not published anywhere — the only link in the public record is a trinitygroup.com.my e-mail address on the state registry entry.

🏷

The registered name is Residensi Rimba Flora, and nothing public uses it

Search KPKT, TEDUH or the Selangor registry for “Trinity Rainfora” and you will find nothing. The registered scheme name is RESIDENSI RIMBA FLORA, and that is the name that will appear on your sale and purchase agreement, your loan documents and eventually your strata title. Only EdgeProp’s new-launch record prints both names together. This is a naming difference, not a sign that something is wrong — but a buyer who does not know it cannot check the project against any government record.

🏪

The state calls it affordable-tier serviced apartment; marketing calls it a condominium

The Selangor registry classifies the scheme as “Pangsapuri Perkhidmatan Mampu Milik” — a serviced apartment in the Mampu Milik (affordable) tier. PropertyGuru says “Condominium”, EdgeProp says “Condominium/Apartment”, and the developer says “residences”. This matters in money terms, not just wording: serviced apartments in Selangor normally sit on commercial-category land, with commercial utility tariffs and assessment, and financing terms can differ. No source publishes the land or title category, so this has to be asked and seen in writing.

📏

Two different minimum unit sizes, 189 sq ft apart

The state registry records the built-up as “dari 550 kaki persegi” — from 550 sq ft. The developer’s own banner says “from 739 sq. ft.” That is a 189 sq ft gap on the entry unit, which is roughly a quarter of the smaller figure. The likeliest explanation is that the registry figure covers a controlled-price component of the scheme that is not in the open-market brochure, but no source states that, and no source publishes how many units sit in that tier or who qualifies for them. This is probably the single most important unresolved thing on this page.

📅

Three completion dates, and the governing one has already gone past

The state registry gives expected completion as 24 August 2026. The press release and StarProperty say Q3 2027. PropertyGuru and EdgeProp say 2028. That is a two-year spread across the record. The registry date is the governing one — and as of October 2026 it has passed, while the developer’s own site-progress gallery was still posting construction photographs in June 2026. Ask for the contracted vacant possession date in the sale and purchase agreement, which is the only date that carries a remedy.

The project itself — what is actually being built

Three Menara of 157, 80 and 298 units — 535 homes and 9 commercial lots — rising 31 storeys over a nine-storey podium on a 2.4-acre freehold site at Lot 447, Jalan BK 5A/1. The developer’s strongest genuine claim here is the 400-metre covered walkway to the Kinrara BK 5 LRT station; its weakest is the greenery framing, because the arithmetic below puts the scheme at roughly 223 units per acre.

Facilities, and the level schedule that does not exist

The developer claims 36 holistic facilities. About fifteen of them are actually named in public material; the rest are a number without a list. Worse, the developer’s two documents place them differently: the developer’s own press release says the 36 are spread “across podium, levels 20, 30, and rooftop”, while StarProperty reports “36 holistic facilities across podium level” — one level. Those two descriptions are mutually exclusive. No itemised, level-by-level schedule is published by anyone, so the columns below group by what is named rather than by level.

Named by the developer — nature and recreation

Level not stated
  • Rainforest Canopy, with a waterfall Jacuzzi
  • Nature Playscape
  • Rainforest Glamping / Glamping Forest
  • Moonlit Skyrun jogging trail — 150 m (marketing)
  • Infinity pool — 25 m (marketing)
  • Aqua Gym
  • Edible Garden

Named by the developer — indoor and work

Level not stated
  • Gym Room
  • Study Garden
  • Co-working spaces
  • Grand Lobby
  • Yoga Deck
  • Rooftop Sky Garden / sky terrace
  • Retail Street — the 9-unit commercial component

The arithmetic on “36 facilities”

Unverified
  • About 15 of the claimed 36 are named anywhere in public material. The other 21 are a count without a list.
  • Level grouping: “podium, levels 20, 30 and rooftop” per the developer’s press release, versus “across podium level” per StarProperty. The developer’s own publicity contradicts itself.
  • Green-space claims are marketing, uncertified: 40% greenery in the facilities podium, 53% greenery on the sky terrace.
  • Ask for the facilities schedule annexed to the sale and purchase agreement. That is the only list that binds anybody.

Car parking

Not published
  • No source publishes car park levels, a total bay count, or a per-unit allocation. Not the registry, not the developer, not the portals.
  • For a 535-unit scheme on 2.4 acres this is a question worth pressing before you book anything — get the allocation written into the sale and purchase agreement.

Layouts — marketing only, because no filed schedule exists

Every area below is a marketing figure from rainfora.com.my, cross-checked against PropertyGuru and EdgeProp. No government filing of the per-type schedule was obtained, so not one figure here is government-sourced — which is the opposite of how this site normally presents layouts, and worth saying out loud. Square-metre values are my own conversion from the published square feet at 10.7639 sq ft to the square metre, not published figures. Unit counts per type are not published by anyone; only the per-Menara totals of 157, 80 and 298.

The developer publishes a small line-drawing plan for this type at 401×288 pixels. It is too low-resolution to reproduce honestly, and I do not republish a plan a buyer cannot read.

Type B / B1

Entry typeEdgeProp says 743 sq ftMarketing figure only

The marketed entry unit and the anchor of the “from 739 sq. ft.” banner. EdgeProp’s own new-launch record puts it at 743 sq ft — a 4 sq ft difference, small but a reminder that no filed schedule exists to settle it. Note separately that the state registry records the scheme’s minimum built-up as 550 sq ft, 189 sq ft below this type.

The developer publishes a 401×288 line drawing for Type D1 only. Too small to reproduce; ask for the stamped plan.

Type D / D1

Type E — dual key

Dual key3+1Marketing figure only

The only dual-key layout in the marketed schedule — two lockable sub-units behind one entrance door, which matters for rental use and for how the unit is described on resale. With no filed schedule, confirm the dual-key arrangement on the stamped plan rather than from the brochure.

The 550 sq ft the registry records and marketing does not

State registry: built-up “dari 550 kaki persegi” — from 550 sq ft

Registry figureNo marketed counterpart189 sq ft below Type B

The Selangor state registry entry records the scheme’s minimum built-up as 550 sq ft. There is no marketed type at that size — the smallest in the brochure is 739 sq ft. The registry also classifies the scheme as Mampu Milik (affordable tier) and lists a controlled price for it, which suggests a controlled-price component that the open-market brochure does not cover. Nobody publishes how many such units exist, what sizes they are, who is eligible, or whether they are in a particular Menara. I am not going to guess. This is the first question I would put to the sales gallery.

Commercial component — Retail Street

9 unitsMarketing figure only

Nine commercial lots at the podium, marketed as a “Retail Street”. The developer’s publicity puts the entry price for these at RM3.5 million, a marketing figure reported by StarProperty and EdgeProp and not a statutory one. Whether the Retail Street is separately strata-titled, and how its unit sizes are split across the nine lots, is not published.

Location — and the developer contradicting itself on one distance

The registered project address is Lot 447, Jalan BK 5A/1, Bandar Kinrara 5, 47180 Puchong, in Mukim Petaling, Daerah Petaling, Selangor. Every distance below is developer-published and rounded to the whole kilometre with no stated measurement method — no third party has independently measured any of them, and I am not going to estimate one. The 400 m to the LRT is the only figure corroborated by more than one source.

Map pin is the township, not the exact lot. Approving local authority: not published by any source, so not stated here — Bandar Kinrara sits within MBSJ territory, but no document confirms the approving authority for this scheme.

Rail — the one genuinely strong figure

  • Kinrara BK 5 LRT station (Sri Petaling line) — 400 m, reached by a 400-metre covered walkway. Published by the developer and repeated by BusinessToday, EdgeProp and the press release, which makes it the best-corroborated distance on the page.
  • No third party publishes an independent measurement of it. Walk the covered link yourself at the hour you would actually use it.

Malls and groceries — and a 2× self-contradiction

  • Giant Hypermarket — 1 km (developer)
  • Pavilion Bukit Jalil — 6 km per rainfora.com.my, but 3 km per the developer’s own press release. The developer’s own two documents are a factor of two apart on the same mall. Both are shown here; neither is independently verified.

Highways — named, never measured

  • Bukit Jalil Highway, the Damansara–Puchong Expressway (LDP) and the Shah Alam Expressway (KESAS) are all named by the developer and by EdgeProp.
  • No source publishes a distance to any interchange or ramp. I will not estimate one. Drive the route at the hour you would actually commute.

Developer distances are whole-kilometre roundings with no stated method, and the Pavilion Bukit Jalil figure differs between the developer’s website and its own press release. No source publishes a distance to the nearest wet market, to a primary school other than the four named, or to any highway interchange.

The register — a state record, because no filed advertisement exists

This is not a filed advertisement-particulars block, and it is not labelled as one. It is the Selangor housing board’s own project record, and it is the best public document that exists for this scheme. The federal filing that normally sits here could not be obtained for the reasons set out below, and the developer publishes nothing equivalent. Sources: the LPHS e-Quosel state project registry and the LPHS controlled-price register, July 2025 list.

Read that row as a state registry record, not as a filed advertisement. It carries no National Housing Department approval stamp, no developer licence number, no APDL and no statutory price range, because a state project register is a different document from the federal advertisement particulars. The LPHS controlled-price list records a second, different telephone number for the same developer — 03-8084 1888 — which is also the number on the developer’s own sales gallery page. Two Selangor government registers, two numbers.

The RM270,000 figure is a state controlled-price registry band from the Selangor harga kawalan register, applying to the controlled-price component of the scheme. It is a public government record. It is not a price list, not a quotation and not an offer, it is not a developer price, and it must not be read against any open-market figure as though the difference were a reduction — they are different categories of unit. No filed statutory minimum and maximum exists for this scheme in any public source, so there is nothing on this page to test a marketed figure against.

Why there is no filed statutory block here, in detail

Four routes were tried and all four came up empty. One: KPKT’s HIMS repository stores filed particulars at a path built from the developer licence serial, which is embedded in the APDL number — and no public source anywhere publishes a licence or APDL number for this project, so there is no serial from which to build the path. HIMS itself is login-only, with no public project search. Two: the developer’s own site publishes no statutory block; a full text scan of the page, including the raw content behind it, found no occurrence of licence, permit, APDL, validity, approving authority, encumbrance, restriction, Bumiputera, selling price, expected date, total units or tenure. Three: the Trinity Group corporate site, including its current-projects and site-progress pages for this scheme, carries no statutory or licence details. Four: the press release carries no statutory disclaimer or APDL reference, and both major portals record licence and APDL as not disclosed. The consequence is that the cross-read this site normally performs — government filing against the developer’s own block — could not be done at all. The only cross-read available was between two Selangor state registers and the developer’s marketing, and those disagree on the name, the licensee, the building type, the minimum built-up and the completion date.

Exactly what to ask for at the sales gallery, and what each answer is worth

Take this list with you. One: the developer’s licence — ask for the number and the validity period, and check the validity covers the date you sign. Two: the advertising and sale permit (APDL) certificate on display — ask for its number and expiry; a developer may not advertise or sell without a current one. Three: the filed advertisement particulars page itself, which the law requires to be displayed — photograph it. Four: the approving authority and the building plan reference number. Five: the restriction in interest and the encumbrance — is the land charged, and to which bank. Six: the land and title category, residential or commercial, for a scheme the state registers as a serviced apartment. Seven: the statutory unit selling price minimum and maximum as filed. Eight: whether Menara A and Menara B are separately licensed phases with their own particulars. Nine: the controlled-price component — how many units, what sizes, what eligibility. Ten: the car park allocation per unit type, in writing. If the gallery cannot produce the licence and the permit, that on its own tells you something.

A note on the Selangor registry links, because one of them is broken

The project record sits at kuotalphs.selangor.gov.my/projectDetail/19 and the controlled-price list is downloadable from ehartanah.lphs.gov.my. Be aware that lphs.selangor.gov.my presents a broken TLS certificate and your browser will warn you about it; that is a government server misconfiguration, not a sign of anything fraudulent. The working hosts are ehartanah.lphs.gov.my and www.lphs.gov.my. I mention it because a buyer who hits the certificate warning while trying to verify this project may reasonably assume the registry itself is suspect.

Foreign buyers — the Selangor threshold that applies here

Bandar Kinrara is in the Petaling district, which is Selangor Zone 1. The state’s minimum purchase price for a foreign buyer in Zone 1 and Zone 2 is RM2,000,000, and foreign purchase is restricted to strata-titled property and gated landed strata. Zone 3 — Hulu Selangor and Sabak Bernam — is RM1,000,000. By comparison, Kuala Lumpur and the Federal Territory sit at RM1,000,000 with EPU consent. No published figure for this scheme approaches RM2,000,000 on the residential side, so a foreign buyer should treat residential eligibility here as unlikely and verify it in writing with the developer and the Selangor state authority before paying anything. State consent and the policy prevailing at the time of purchase govern, and thresholds change. The commercial lots are a different question with different rules.

What this page does not publish, and why

No discount, rebate, nett price, promotional package, freebie, incentive, commission, Bumiputera discount percentage, leaseback or guaranteed-rental-return rate, or yield and ROI projection appears anywhere on this page, as a matter of standing policy. Beyond that: PropertyGuru aggregates agent listings into a range running from the mid-four-hundred-thousands to the high millions at a quoted price per square foot. That is a listing aggregate whose upper bound reflects commercial lots, not a developer price and not a statutory one, and it is not reproduced here as either. Press-reported launch prices for the residential phases exist in the public record and sit materially above the state controlled-price band, in a different category of unit; with no filed statutory minimum and maximum in existence, there is nothing to test them against, so this page records that they exist rather than presenting them as the project’s price.

Delivery: construction progress percentage — the site-progress page is photographs only; the contracted vacant possession date reconciled against the three completion dates in the record; and detail on the main contractor, named as Jasmuni Construction, and the architect, named as Visage Architect.

Defect liability and the Gold Assurance programme — stated as what it is

The developer promotes a “Gold Assurance Programme” comprising a 36-month defects liability period, a 10-year roof leak warranty and a 5-year tile pop-up warranty. This is reported by EdgeProp and in the press release and is a developer commitment, not an award and not a certification. The statutory defects liability period under the Housing Development Act applies regardless. Anything offered beyond it belongs in the sale and purchase agreement in writing, not in a brochure.

The developer — and which entity you are actually buying from

The registered developer of Residensi Rimba Flora is DARUL DINASTI SDN BHD, company number 563438-T, per the LPHS e-Quosel state project registry and the LPHS controlled-price register, July 2025 list. Its registered project address on file is Lot 447, Jalan BK 5A/1, Bandar Kinrara 5, 47180 Puchong, in Mukim and Daerah Petaling, and the e-mail address on the registry entry is planning@trinitygroup.com.my.

Every consumer-facing source names a different company. rainfora.com.my carries “A Signature Project by:” and “© 2025 TRINITY GROUP SDN BHD” in its footer; trinitygroup.com.my, the press release and every news article attribute the development to Trinity Group Sdn Bhd. PropertyGuru is the only source that reconciles them at all, with “Developer: Darul Dinasti Sdn Bhd (developed by Trinity Group Sdn Bhd)”. Developers routinely license each project through a single-purpose subsidiary and there is nothing irregular in that — but here the shareholding link between the two companies is not published anywhere. The only evidence connecting them in the public record is PropertyGuru’s note and a trinitygroup.com.my e-mail address on a state registry form. Darul Dinasti’s own registered office address is not published, and Trinity Group Sdn Bhd’s company registration number is not published either. Darul Dinasti is the entity whose name will be on your sale and purchase agreement, and the name to search when you check a developer’s track record.

Two Selangor government registers carry two different telephone numbers for the same developer: 03-8062 9009 on the e-Quosel project record and 03-8084 1888 on the controlled-price list. The second matches the sales gallery number on the developer’s own site. The gallery is at ZP-10, Zest Point, Lebuhraya Bukit Jalil, BK9, Bandar Kinrara, 47180 Puchong, open Monday to Sunday and public holidays, 9.30am to 6.00pm.

Awards and green certification for this project: none. No award of any kind — won, shortlisted or targeted — exists for Trinity Rainfora or Residensi Rimba Flora, and no GreenRE, GBI, LEED or equivalent certification is claimed by the developer or found in any certification source. The project site nonetheless states that Trinity’s journey “has been marked by seven prestigious property awards”, while Trinity Group’s own awards page lists fifteen entries — of which at least one is a finalist placing, one a nomination only, and four are awards to an individual rather than to a project. The developer’s own two documents do not reconcile on how many awards it has. More to the point, not one of those entries belongs to this project: the nearest are a FIABCI Malaysia Property Award 2024 for Trinity Pentamont and a StarProperty Awards 2024 merit for Trinity Wellnessa. Those are different buildings, and this page does not lend them to this one. The only green-adjacent wording here — “eco-friendly”, “units fitted with eco-friendly features”, 40% podium greenery, 53% sky-terrace greenery — is uncertified marketing language, not a certification.

On the marketing superlatives: “Klang Valley’s premier rainforest-inspired TOD” is unquantified and unsupported by any primary source, and “unparalleled value in the current market” — attributed to the managing director — is a comparative claim with no published basis. Neither is repeated here as fact. Note also that the gross development value is reported two ways and both are live in the record: RM388 million by EdgeProp and StarProperty at the September 2024 launch, and RM395 million by BusinessToday, StarProperty and EdgeProp in May 2026 — most likely a restatement over time. And the tower count differs by document: press coverage describes two 31-storey towers, Block A and Block B, while the state registry records three Menara — A1 with 157 units, A2 with 80 and B with 298. Block A appears to be A1 plus A2, 237 units, but no source actually says so. Finally, the managing director’s title appears variously as Datuk, Dato’ and Dato’ TPr. across the developer’s own press material.

The arithmetic worth sitting with: 535 residential units on 2.4 acres is about 223 units per acre, or roughly 551 per hectare; counting the nine commercial lots it is about 227 per acre. That is my own calculation from two published figures, not a published density, and it is at the dense end for Puchong high-rise. The developer makes no low-density claim, so there is no contradiction to report — but the marketing does lean hard on “abundance of greenery” and a “facilities podium with 40% greenery”, and those two things are worth reading side by side. The genuinely defensible claim here is the 400-metre covered walkway to the Kinrara BK 5 LRT station, which three independent sources repeat.

Company registration number and registry details are transcribed from the Selangor LPHS records; verify the digit grouping against the original before relying on it. The main contractor is named as Jasmuni Construction and the architect as Visage Architect by StarProperty; neither is confirmed by a developer document.

Questions buyers actually ask

Why is there no statutory particulars block on this page?
Because none could be obtained, and the developer publishes no equivalent. KPKT’s HIMS repository is login-only and its file paths are built from a developer licence serial that no public source prints for this project, so there is no path to the filed document. A full text scan of the developer’s own site found no licence number, no APDL, no approving authority, no building plan reference, no restriction in interest, no chargee and no statutory price range. The press release and both major portals record the same absence. Rather than fill the gap with marketing figures dressed up as statutory ones, this page says plainly that the filing is missing and sources its register from the Selangor state registry instead.
What is the registered name of Trinity Rainfora?
RESIDENSI RIMBA FLORA. That is the name on the Selangor LPHS state registry and on the state controlled-price register, and it is the name that will appear on your sale and purchase agreement, your loan documents and your strata title. Nothing on the developer’s marketing uses it. Only EdgeProp’s new-launch record shows both names together. Search for Residensi Rimba Flora, not Trinity Rainfora, if you want to check this project against a government record.
Who is the developer — Trinity Group or Darul Dinasti?
The registered developer is DARUL DINASTI SDN BHD, company number 563438-T, per the Selangor LPHS registry and the state controlled-price list. Trinity Group Sdn Bhd is the brand, and is the name on the project website footer, the corporate site, the press release and every news article. PropertyGuru alone reconciles the two with “Darul Dinasti Sdn Bhd (developed by Trinity Group Sdn Bhd)”. The shareholding relationship between the two companies is not published anywhere. Your sale and purchase agreement will be with Darul Dinasti.
Is it a condominium or a serviced apartment?
The Selangor state registry classifies it as “Pangsapuri Perkhidmatan Mampu Milik” — a serviced apartment in the affordable tier. All marketing calls it a condominium or “residences”, and PropertyGuru and EdgeProp follow the marketing. This is a material difference, not a wording quibble: serviced apartments in Selangor normally sit on commercial-category land, which affects utility tariffs, assessment rates and sometimes financing. No source publishes the land or title category for this scheme, so ask to see it in writing.
How big is the smallest unit?
There are two answers and no reconciliation. The state registry records the built-up as “dari 550 kaki persegi” — from 550 sq ft. The developer’s own banner says from 739 sq ft. That is a 189 sq ft gap, about a quarter of the smaller figure. The likely explanation is a controlled-price component that the open-market brochure does not cover, consistent with the registry classifying the scheme as Mampu Milik and listing a controlled price for it — but no source states that, and nobody publishes how many such units exist, what sizes they are or who is eligible. It is the first thing I would ask at the gallery.
When will Trinity Rainfora be completed?
Three dates are in the record. The Selangor state registry gives 24 August 2026, and that is the governing date — it has already passed, while the developer’s own progress gallery was still posting construction photographs in June 2026. The press release, StarProperty and BusinessToday say Q3 2027. PropertyGuru and EdgeProp say 2028. That is a two-year spread. The only date that carries a remedy is the contracted vacant possession date in the sale and purchase agreement, so ask for that in writing.
What is the price?
There is no filed statutory minimum and maximum for this scheme in any public source, because no filed advertisement particulars could be obtained. What does exist is a Selangor state controlled-price registry band of RM270,000, recorded on the state harga kawalan register’s July 2025 list for the controlled-price component of the scheme. That is a public government record and is labelled as such: it is not a price list, not a quotation, not an offer, and not a developer price, and it should not be compared against any open-market figure as though the difference were a reduction, because they are different categories of unit. Press-reported launch prices for the residential phases exist and sit materially higher. With no statutory range in existence there is nothing to test either figure against. Take any price from the price list and the sale and purchase agreement.
How many units and how dense is it?
535 residential units across three Menara — A1 with 157, A2 with 80 and B with 298 — plus 9 commercial lots, on 2.4 acres. 535 divided by 2.4 acres is about 223 units per acre, or roughly 551 per hectare; counting the commercial lots it is about 227 per acre. That is my own arithmetic from two published figures, not a published density, and it is dense for Puchong high-rise. The developer makes no low-density claim, so nothing is being contradicted — but it is worth reading alongside the “abundance of greenery” marketing.
Is it freehold?
Yes. The Selangor LPHS registry records the tenure as Pegangan Kekal — freehold — and PropertyGuru and EdgeProp agree, so no lease expiry applies. The restriction in interest and the encumbrance are not published by any source, so have your solicitor confirm both on the title search before you pay a booking fee.
How far is the LRT station?
400 metres, reached by a 400-metre covered walkway to Kinrara BK 5 station on the Sri Petaling line. This is the developer’s figure, but it is repeated by BusinessToday, EdgeProp and the press release, which makes it the best-corroborated distance on the page. No third party has independently measured it. Walk the covered link yourself at the hour you would actually commute.
How far is Pavilion Bukit Jalil?
The developer says both 6 km and 3 km. Its website publishes 6 km; its own press release publishes 3 km. That is a factor of two, from the same company, about the same mall. Both are shown on this page and neither is independently verified. Every other distance on this page is also developer-published and rounded to the whole kilometre with no stated measurement method — and no source publishes a distance to any highway interchange.
How many car park bays come with a unit?
Not published by anybody — not the state registry, not the developer, not the portals. No car park levels, no total bay count and no per-unit allocation exists in the public record for a 535-unit scheme on 2.4 acres. Get the allocation written into the sale and purchase agreement rather than relying on anything said at a gallery.
Are there really 36 facilities?
36 is the developer’s claim. About fifteen of them are actually named in public material; the other twenty-one are a count without a list. The developer’s own two documents also disagree on where they are: the press release says the 36 are spread across the podium and levels 20, 30 and the rooftop, while StarProperty reports them “across podium level” — one level. No itemised, level-by-level schedule is published by anyone. Ask for the facilities schedule annexed to the sale and purchase agreement, because that is the only list that binds anybody.
Has Trinity Rainfora won any awards, or is it green certified?
No, on both counts. No award of any kind — won, shortlisted or targeted — exists for this project, and no GreenRE, GBI, LEED or equivalent certification is claimed or found. The project site states that Trinity’s journey has been marked by “seven prestigious property awards”, while the developer’s own awards page lists fifteen entries including a finalist placing, a nomination and four individual awards — the two documents do not reconcile. None of those entries belongs to this project: the nearest are a FIABCI Malaysia award 2024 for Trinity Pentamont and a StarProperty 2024 merit for Trinity Wellnessa, which are different buildings. “Eco-friendly” and the greenery percentages are marketing wording, not certification.
Can a foreigner buy at Trinity Rainfora?
Bandar Kinrara is in the Petaling district, which is Selangor Zone 1. The state’s minimum purchase price for a foreign buyer in Zone 1 and Zone 2 is RM2,000,000, and foreign purchase is restricted to strata-titled property and gated landed strata. Zone 3, meaning Hulu Selangor and Sabak Bernam, is RM1,000,000; Kuala Lumpur and the Federal Territory sit at RM1,000,000 with EPU consent. No published residential figure for this scheme approaches RM2,000,000, so a foreign buyer should treat residential eligibility here as unlikely and verify it in writing with the developer and the Selangor state authority before paying anything. State consent and the policy prevailing at the time of purchase govern, and thresholds change.
Why does the Selangor housing board website show a certificate warning?
Because lphs.selangor.gov.my presents a broken TLS certificate. That is a government server misconfiguration, not a sign of fraud, and it is worth knowing before you conclude that the registry itself is suspect. The working addresses are ehartanah.lphs.gov.my, which hosts the controlled-price list, and www.lphs.gov.my. The project record itself sits at kuotalphs.selangor.gov.my/projectDetail/19.
What should I ask for at the sales gallery?
Ten things. The developer’s licence number and validity period. The APDL certificate on display, with its number and expiry. The filed advertisement particulars page, which the law requires to be displayed — photograph it. The approving authority and building plan reference. The restriction in interest and the encumbrance, including which bank holds any charge. The land and title category. The statutory unit selling price minimum and maximum as filed. Whether Menara A and Menara B are separately licensed phases. The controlled-price component — unit count, sizes and eligibility criteria. And the car park allocation per unit type, in writing. If the gallery cannot produce the licence and the permit, that tells you something on its own.

Want the documents rather than the brochure?

I will go and ask the gallery for the developer’s licence, the APDL certificate and the filed advertisement particulars, photograph what they can show, and send you a plain list of what is confirmed against what is only marketing. For a scheme with no public statutory block, that errand is the whole value of having an agent.

All information on this page is compiled from the sources named beside each figure and is provided for general information only. It is not a price list, a quotation, an offer or an invitation to treat. No filed statutory price range exists for this scheme in any public source. Renders are artists’ impressions, subject to change and to the approval of the relevant authorities, and every image subject on this page is inferred from a file name. Verify every figure against the developer’s sale and purchase agreement and the documents on display at the sales gallery before you commit.

I work KL and Selangor new launches and I publish the filed statutory particulars rather than the brochure copy. For this project there are none to publish, and I would rather tell you that on the first screen than let you find out later. If a figure on this page matters to your decision, ask me for the document it came from — and where no document exists, I will tell you that too.
