ANYA at Shorea Park, Puchong
The second launched phase of OSK Property’s 27.77-acre Shorea Park township, and the only one of the three released phases that is finished and occupied. The filing records 750 freehold serviced apartments across two towers on a 3.90-acre parcel, 560 to 1,389 sq ft. Vacant possession has happened, resale and rental listings are live, and the advertising permit lapsed on 19 July 2025. Licence held by Aspect Potential Sdn Bhd (200501020708), a wholly-owned OSK Property Holdings subsidiary. This page is written for the resale and rental market, because that is the only market ANYA now has.
You reach Louis Koh directly. No call centre, no form, no drip sequence.

ANYA at Shorea Park at a glance
Every line below is either a field copied from a government filing or a figure attributed to a named published source. Where ANYA’s own two filings disagree, or where a filing disagrees with itself, both readings are printed and the governing one is named.
- Status today, 5 October 2026
- Complete, occupied, and trading as resale and rental stockA PropertyGuru rental listed 12 August 2026 describes a brand-new unit that is “ready to move in”, and iProperty carries 31 units for sale. No source publishes the actual vacant possession or CCC date — the filed expectation was September 2026, so whether handover was early, on time or late is simply unrecorded.
- Scheme name, as filed
- ANYA at Shorea ParkIdentical to the marketing name on every source — no registered-versus-marketed divergence here. “ANYA @ Shorea Park” and “Anya Shorea Park” are cosmetic variants of the same filed name.
- Licensed developer
- Aspect Potential Sdn Bhd (200501020708)Filed as Anak Syarikat Milik Penuh OSK Property Holdings Berhad — a wholly-owned subsidiary. The portals name the parent brand instead; your sale and purchase counterparty is the subsidiary. PropertyGenie prints “0201666D / 199001010094” as the developer’s registration number: that is the parent’s number and it appears on no filing.
- Developer licence
- 10139/07-2028/1003(A), valid 28/07/2023 – 27/07/2028Current. This is also NARA’s licence — one licence now covers both phases, which is why a licence number is never proof of which phase you are buying. ANYA’s earlier licence, 10139-3/07-2023/0586(L), expired on 27/07/2023 and was renewed onto this one.
- APDL (advertising and sales permit)
- Number NOT PRINTED. Validity 20/07/2022 – 19/07/2025 — lapsed about fourteen and a half months ago.The permit number has never been published: rendered as the literal placeholder
XXXXXXXin ANYA’s 2023 filed copy, left blank in the 2025 filing, and absent from the microsite, OSK’s project page and every portal. So it cannot be quoted at all. The validity dates are printed in both 2025 filings, and they expired on 19 July 2025. A lapsed permit is consistent with a finished phase that no longer advertises; it is not evidence of a problem. Never read the licence’s 2028 date as permit validity — they are different instruments. - Total units
- 750 — filed as 150 Type A, 279 Type B, 201 Type C, 120 Type DThe 2025 brochure filing’s Jumlah Unit line reads “390 Unit” while its own type breakdown on the same line sums to 750, and the filed newspaper advertisement in the same government folder states 750 outright. Ten independent sources say 750; nothing anywhere says 390. 750 governs, and the 390 is recorded here as a filing error because a buyer who opens the brochure will hit it.
- Built form
- Two towers, Pangsapuri Servis 34 Tingkat (serviced apartment, 34 storeys)34 is the filed figure, printed in both government filings, with the storey count embedded in the building-type label rather than given its own field. OSK’s own press release, StarProperty and MET Property all say 33. The filing’s roof facilities on Levels 31 to 33 plus a 34th level reconcile the two readings. No Blok A / Blok B unit split is filed, so the per-tower count is unknown.
- Layouts
- Four types: 560 / 915 / 1,195 / 1,389 sq ft, 1+1 to 4 bedrooms, 1 to 3 bathroomsFiled built-ups, from the statutory unit schedule. OSK’s own launch press release prints 1,395 sq ft for Type D against the 1,389 in its own filing, its own microsite and EdgeProp. Six square feet, and the developer contradicting its own government paperwork. The filing governs.
- Statutory selling price band, as filed
- RM250,000 (minimum) – RM842,950 (maximum)Read this band carefully: it spans two different categories of buyer. The RM250,000 floor is very likely a price-controlled Selangor affordable-quota (SAMM, Rumah Mampu Milik) figure rather than an open-market entry price — The Edge is explicit about exactly that split on the sibling phase NARA, quoting RM460,000 open market against RM250,000 for SAMM units, and ANYA carries the identical RM250,000 minimum. ANYA’s own split, its affordable-quota unit count and its eligibility terms are not published by anyone. Treating RM250,000 as an open-market “from” price would be the single most misleading thing on this page, so we do not. This is the filed statutory minimum-to-maximum range: not a price list, not a quotation, not an offer.
- Tenure and encumbrance
- Freehold (Pegangan Kekal), Sekatan Kepentingan: TiadaChargee filed as Gadaian (Malaysian Trustees Berhad). It changed from Maybank Trustees Berhad between ANYA’s own two filings, and the current chargee is now identical to NARA’s. Anyone quoting the 2023 copy will give you the superseded bank. ANYA’s 2023 copy also worded the tenure as Pegangan Bebas; both wordings mean freehold.
- Completion, as filed
- September 2026 — moved back from September 2025ANYA’s own 2023 filed copy printed September 2025. The current filing prints September 2026. A twelve-month slip, visible only by reading the developer’s two filings side by side. MET Property’s “2026” is right by accident; PropertyGuru’s “Q3 2022” is the planned launch quarter mislabelled as completion.
- Parcel and density
- 3.90 acres → about 192 units per acreOur arithmetic (750 ÷ 3.90), from a press-published parcel figure: The Edge of 27 May 2024, OSK’s own ANYA press release, StarProperty, EdgeProp and the ANYA microsite all give 3.90 acres. The filing prints no Keluasan Tanah at all. Trap, and it is the developer’s own: OSK’s ANYA project page states the land area as “27.77 acres”, which is the whole Shorea Park masterplan. Dividing 750 units by 27.77 acres gives about 27 per acre — seven times too generous. Use 3.90 acres for any density or spaciousness statement about ANYA.
- Approving local authority
- Majlis Bandaraya Sepang, building plan MPSepang 600-34/1/165Confirmed on ANYA’s own filing, despite the 47100 Puchong postal address. Pulau Meranti and Taman Meranti Permai sit in Sepang district, so Sepang assessment rates apply and a buyer who searches MBSJ (Subang Jaya) records for this building will find nothing. This is a genuine surprise, not an error in the filing.
- Green certification
- None. No rating of any kind, provisional or otherwise.ANYA’s filed brochure contains no GreenRE wording; its microsite, OSK’s ANYA project page and OSK’s ANYA launch release are all silent. The decisive check is third-party: RHB’s Green Projects Master List, as of May 2026, lists “Nara at Shorea Park (Phase 3)” as GreenRE Bronze and omits ANYA entirely. NARA’s Bronze provisional is next door and it is not ANYA’s. GreenRE’s own public register is currently offline, which is inconclusive and never a negative — but four of the developer’s own documents saying nothing, plus a financing register that names the sibling and not this phase, is as clear as a negative gets.
- Take-up — dated, because it is a time series
- 70% as at 27 May 2024; 90% by the NARA launch later in 2024Both figures are The Edge’s, and both must carry their date. No take-up figure later than 2024 exists, and the phase has completed since, so no current take-up can honestly be stated. Note also that “sold out” belongs to MIRA (Phase 1), not to ANYA.
- Maintenance charge and sinking fund
- Not published.EdgeProp’s RM0.34 per sq ft including sinking fund is a 2023 launch-period portal figure that the developer has never confirmed; PropertyGuru shows a null “RM 0/psf” placeholder. The building is occupied, so a real charge exists and it is set by the management body, not by the developer’s old brochure. For a 750-unit, two-tower, 34-storey building with a 50 m pool, two full facility decks, three roof levels, a kindergarten, a sauna and a confinement room, this is the biggest commercial unknown on the page. Ask for the current invoice before you commit.
- QLASSIC score
- None published, even though the building is finishedMIRA’s 82% is MIRA’s. Searched specifically for an ANYA score and for any ANYA award: nothing exists on any source.

The sibling-phase page is the most useful neighbour here, because the two schemes are routinely confused and the filings say they are not the same thing.
Eight things about ANYA that the portals get wrong
Each one is checkable against a named source, and each one changes what you should actually do.
It is finished. It is not a launch.
Every portal panel still reads like a new launch, and PropertyGuru even prints “Q3 2022” as the completion date. The reality as at 5 October 2026: the building is complete and occupied, a rental listed 12 August 2026 says “ready to move in”, iProperty carries 31 resale listings, and the advertising permit lapsed on 19 July 2025. Your questions here are resale and rental questions — actual charge, actual defects, actual rents — not launch questions.
One government filing, two unit counts
The filed brochure’s Jumlah Unit line prints “390 Unit”. Its own type breakdown on the same line — 150 + 279 + 201 + 120 — sums to 750, and the filed newspaper advertisement in the same government folder says 750 outright. We publish 750 because the filing’s own arithmetic and its companion filing both say so. We print the 390 as well, because a buyer who opens that brochure will find it and deserves to know it is an error, not a block split.
RM250,000 is almost certainly not an open-market price
The filed statutory band runs RM250,000 to RM842,950. That is a minimum-to-maximum range across two different buyer categories, not a market price ladder. On the sibling phase NARA, The Edge spells the structure out: RM460,000 open market against RM250,000 for Selangor affordable-quota (SAMM) units. ANYA carries the identical RM250,000 minimum, so the same structure is very likely — but ANYA’s split, quota count and eligibility terms are published by nobody. Quoting RM250,000 as “from” would misprice this building by a wide margin.
The 27.77-acre denominator trap, set by the developer itself
OSK’s own ANYA project page states the land area as 27.77 acres — that is the entire five-phase Shorea Park masterplan, not ANYA’s parcel. ANYA’s own parcel is 3.90 acres (The Edge, OSK’s own press release, StarProperty, EdgeProp and the ANYA microsite all agree). 750 units on 3.90 acres is about 192 per acre, our arithmetic from a press figure. Against 27.77 acres it would read as about 27 per acre, seven times too generous. The filing prints no land area at all, so nobody can file-verify either number.
No GreenRE of any kind — and the sibling’s Bronze is next door
ANYA’s filing, microsite, OSK project page and launch release are all four silent on green certification. RHB’s Green Projects Master List as of May 2026, which lenders use to qualify green home financing, lists “Nara at Shorea Park (Phase 3)” as GreenRE Bronze and does not list ANYA. That register naming NARA explicitly as “Phase 3” also proves OSK rates these phases individually. NARA’s Bronze provisional must not be borrowed onto ANYA, and no page of ours will do it.
ANYA publishes no distances at all
This is the sharpest difference from NARA, whose microsite carries a full distance table. ANYA’s microsite and OSK’s ANYA page publish not one kilometre figure. The filed location map names places and carries only a generic Laluan LRT legend symbol — no station, no distance. The only rail figures that exist anywhere are PropertyGuru’s: Puchong Prima about 5 km and Puchong Perdana about 6 km, both on the Sri Petaling line. We print those as a portal estimate and nothing else. NARA’s published figures are NARA’s, measured from a different parcel, and transplanting them would be fabrication by substitution.
Four reputations that are not ANYA’s to carry
MIRA (Phase 1) owns “fully sold out”, “completed 13 months ahead of schedule” and the QLASSIC 82% score. NARA (Phase 3) owns the GreenRE Bronze provisional. ANYA’s own completion story is the opposite of MIRA’s: it slipped twelve months, from the September 2025 the developer filed in 2023 to the September 2026 it filed in 2025. ANYA has no published QLASSIC score even now that it is built, and no award of any kind. OSK’s corporate honours are the company’s, not this phase’s.
The one-acre central park is outside ANYA’s fence
It is a masterplan amenity. The Edge describes it as a one-acre public central park within the 27.77-acre plan, and describes NARA as “situated adjacent to” it. ANYA’s own filed facilities legend does not list a central park at all, and neither ANYA’s microsite nor OSK’s ANYA page claims it — unlike OSK’s NARA page, which carries it as a bullet. The parcel arithmetic agrees: MIRA 4.98 + ANYA 3.90 + NARA 4.34 = 13.22 of 27.77 acres, leaving roughly 14.5 acres for the commercial phases, roads and shared open space. Treat the park as shared township land. Whether it is built and open today is not published by anyone.
What the filing actually records
The spine of this section is the government filing — the Butir-Butir Iklan lodged with KPKT on 18 March 2025 and its companion newspaper advertisement in the same folder. Marketing detail is kept in its own column and labelled.
Facilities, by level, taken from the filing itself
The level assignments below are the filing’s own, and they differ from NARA’s — ANYA splits its deck across two levels, indoor on 6 and outdoor on 7, and its roof facilities span three levels, 31 to 33, consistent with 34 filed storeys. The developer’s microsite publishes these as graphics with no text list, so the filing is the stronger source. Nothing on any source is marked “space only”.
Ground and podium level
- Passenger drop-off and entrance gate (pintu gerbang)
- Foyer, main lobby and lift lobby
- Bicycle lane and bay
- Mail room
- Kindergarten (tadika)
- Convenience store (kedai runcit)
- Laundry (dobi)
- These three sit in the facilities legend, not the saleable unit schedule — on the filing they read as common components, not strata lots
Level 6 — indoor deck
- Co-working space
- Surau (prayer room)
- Management office
- Reading room
- Children’s playroom
- Central courtyard and small bridge
- Multipurpose hall
- Private event space
- Games room
- Dance room
- Gymnasium
- Confinement / nursing room (bilik berpantang)
- Sauna and outdoor shower
- BBQ deck
- Activity space
- Level 6 lobby
Level 7 — outdoor podium
- 50 m swimming pool
- Children’s wading pool
- Hydrotherapy spa
- Pool rest area
- Jogging track
- Sports facility zone
- Herb and spice garden
- Flower garden
- Garden avenue
- Recreation field / multipurpose lawn
- Tree-house playground
- Plaza terrace
Levels 31 to 33 — roof
- Sky terrace
- Two observation pods
- Rooftop garden zone
- Relaxation space
- Yoga deck
- Meditation deck
- Casual lounge
Marketing and press only — not in the filing
- “17,900 sq ft” Level 7 podium and “20+ facilities” — OSK’s own press release and EdgeProp. The filing gives no podium area figure at all.
- Badminton and half-basketball courts inside the multipurpose hall, plus a “Forest Ramble” playground, fitness stations, a café and an aromatic herb garden — EdgeProp. The filing names only a generic sports facility zone and a multipurpose hall, so the specific court types are marketing.
- Electric vehicle charging stations and a recycling station — PropertyGuru and PropertyGenie only, on no primary support. An EV charger on a finished building is checkable on site in ten minutes, so check it rather than trust a portal.
- Clubhouse and covered car park — PropertyGuru only. Multi-tier security — nuprop, generic.
- Car park bays of any kind. The filing prints no Tempat Letak Kereta field — no bay allocation, no total, no level count. The “1 / 2+ / 2+ / 3 bays” ladder on OSK’s press release and the portals is marketing, and on a completed building the title documents are the only answer.
In the township, not in ANYA
- The one-acre central park is not an ANYA facility. The Edge calls it a one-acre public central park in the 27.77-acre plan and places NARA adjacent to it.
- ANYA’s filed facilities legend lists no ground-level park. ANYA’s microsite does not claim it. OSK’s ANYA page does not claim it — while OSK’s NARA page carries it as a bullet.
- Parcel arithmetic: MIRA 4.98 + ANYA 3.90 + NARA 4.34 = 13.22 of 27.77 acres, leaving roughly 14.5 acres for commercial Phases 4A and 4B, roads and shared open space.
- Whether the park is built and open today is not published by any source.
- Phases 4A and 4B are the township’s commercial phases. The Edge’s June 2022 preview described the then-unlaunched ANYA as “serviced apartments and commercial development”; nothing in ANYA’s own filing supports a commercial or non-HDA component inside ANYA, whose schedule is 100% residential Types A to D.
The dates that actually matter
The four filed layouts
Unit counts, built-ups, bedrooms and bathrooms below come from the statutory unit schedule in the filing, not from the filing’s narrative prose, and are corroborated by ANYA’s 2023 filed copy. Square-metre figures are our own conversion at 1 sq ft = 0.092903 m² — no source publishes square metres.

Type A — 560 sq ft
The “+1” is a study or utility room, consistent with NARA’s filed Type A. Type A has no balcony or lanai in the filed schedule. This is the type most likely to sit inside any affordable-quota allocation, which is exactly the allocation nobody publishes — so if RM250,000 matters to your sums, that question needs answering before anything else.
Ask about Type A
Type B — 915 sq ft
The commonest type in the building, at 279 of 750. At 915 sq ft it is 13% larger than NARA’s equivalent Type B at 807 sq ft — the one place where the developer’s “spacious” language has arithmetic behind it. That comparison is between the two phases’ filed schedules, so it is checkable.
Ask about Type B
Type C — 1,195 sq ft
Filed with a lanai rather than a balcony. EdgeProp, paraphrasing the developer, describes the lanai spaces as convertible. At 1,195 sq ft this is 28% larger than NARA’s Type C at 936 sq ft. Two bathrooms on a three-bedroom unit of this size is worth noting if you are letting by the room.
Ask about Type C
Type D — 1,389 sq ft
1,389 sq ft is the filed figure — printed in both government filings, in ANYA’s 2023 copy, on the developer’s own microsite and by EdgeProp. OSK’s own press release and StarProperty print 1,395. The filing governs. Dual key is supportable for Type D and for Type D only. The developer markets “dual-key layouts” as though it were project-wide; EdgeProp specifies dual key for Type D, and Type D is the only type the filing gives three bathrooms and two lanai, a room list consistent with two lockable sub-units. Types A, B and C have one or two bathrooms and a single balcony or lanai and are not dual key. PropertyGenie alone calls this a “duplex”: nothing in the filing or in the developer’s own material says duplex, and a 1,389 sq ft dual-key flat normally is not one. Treat it as a portal error.
Ask about Type DCar park bays, and the per-type “from” prices
The filing prints no Tempat Letak Kereta field: no per-unit allocation, no total bay count, no car park level count. OSK’s press release and the portals run a “1 / 2+ / 2+ / 3 bays” ladder; the filing allocates nothing, so we state no bay figure as fact. On a completed building, the accessory parcel on the strata title is the only answer and it is readable before you sign. Per-type “from” prices appear only on portals and agent sites. All four sit at or above the filed statutory minimum, so none triggers the below-minimum rule — but they are unverifiable figures from a phase that has since sold out and completed, and this page publishes only the filed statutory band.
Bedroom and bathroom counts, unit counts and built-ups are from the filed statutory unit schedule. Square metres are our conversion, published by nobody. Floor-plan graphics are the developer’s own files, matched to types by the developer’s file names (plan_floor_a.png to plan_floor_d.png) rather than by any published caption — see the note under the gallery. No land size applies: this is high-rise strata.
Developer files, with the subjects left ungraded

plan_facilities_l7.png as the Level 7 podium deck.
plan_facilities_l6.png as the Level 6 indoor deck.
plan_facilities_gf.png as the ground level.
plan_facilities_rr.png as the roof levels.Read this before you read the pictures. Every image on this page is graded inferred, and not one of them is captioned by the developer. We verified the phase, not the subject. Phase attribution is solid: the township site serves each phase from its own path prefix (/anyaatshoreapark/, separate from /MIRAatShoreaPark/ and /naraatshoreapark/), and the files on the developer’s corporate site carry an anya token in the file name, so there is no risk of a MIRA or NARA render being passed off as ANYA. Subject attribution is not solid, and cannot be made so: oskproperty.com.my/wp-json returns HTTP 401, so the developer’s media titles are unreadable, and shoreapark.com.my is a static site with no API and no caption text in its HTML. Negative controls were run on both hosts first and both returned a clean 404, so the reachability checks mean something. The result is that nobody can tell you from published material which file is the pool, which is the lobby and which is a show unit, so this page does not pretend to: the photographic captions above state provenance only. The four plan graphics are the one exception, inferred from the developer’s own descriptive file names and labelled as inferred. A separate warning about this site’s own media library: the file names of these attachments were written by an earlier build pass of this page and describe subjects that were never sourced. They are not developer captions and should not be read as any. Louis is opening the files and will caption them by hand; until then they stay ungraded. The microsite’s highway, healthcare, education and shopping thumbnails are excluded entirely — they look like third-party stock or location photography and the licensing is unchecked.
Where ANYA actually sits: Sepang district, with a Puchong address
ANYA is the only page in this series where the developer publishes no distance to anything at all. What follows is therefore unusually short, and deliberately so. Everything with a number attached is labelled with who published it; everything without one is listed as a name only.
The pin is the township, not ANYA’s own 3.90-acre parcel. The lot or title number of ANYA’s parcel is not published anywhere — the Lot 13992 that PropertyGenie reproduces as the project’s address is the sales gallery’s lot on the filing, not the development’s.
Rail — the only two distances anyone publishes
- Puchong Prima LRT (Sri Petaling line) — about 5 km, PropertyGuru’s estimate
- Puchong Perdana LRT (Sri Petaling line) — about 6 km, PropertyGuru’s estimate
- The developer publishes no rail distance and names no station. The filed location map carries only a generic Laluan LRT legend symbol
- So: treat 5 and 6 km as one portal’s estimate, not as measured or developer-published. If rail access decides it for you, drive it yourself at the hour you would actually travel
Highways named, with zero distances published by anyone
- SKVE (South Klang Valley Expressway)
- ELITE (North–South Expressway Central Link)
- MEX (Maju Expressway)
- LDP (Damansara–Puchong)
- KESAS (Shah Alam Expressway)
- Bukit Jalil Highway
- Lingkaran Putrajaya
- Seven to eight highways named across OSK’s project page and EdgeProp, and not one kilometre figure or interchange distance for any of them. We will not estimate one
Education, named on the filed map and in press
- SJK(C) Sin Ming
- SK Pulau Meranti
- SK Puchong Utama 2
- SMK Puchong Utama 1
- Taylor’s International School Puchong
- Axcel International School
- MAHSA University and MAHSA International School
- Multimedia University (MMU)
- Limkokwing University
- No distance published for any of them
Healthcare
- KPMC Puchong Specialist Centre
- Columbia Asia Hospital Puchong
- Hospital Putrajaya
- Sunway Medical Centre
- PropertyGenie puts the first two “within 10 km” — a band, not a figure, and the only quantification anyone offers
Retail and leisure
- Lotus’s Extra Bukit Puchong
- AEON BiG Puchong
- IOI Mall Puchong
- IOI City Mall
- SetiaWalk
- Tamarind Square Cyberjaya
- Sunway Pyramid
- Tanming Boulevard
- Farm In The City
- Putrajaya Wetlands Park
- Taman Putra Perdana
- Kinrara Golf Club
- Bukit Jalil Golf & Country Resort
- Putrajaya Sentral rail hub
- PropertyGenie puts SetiaWalk, IOI Mall Puchong and Tamarind Square “within 15 km” — again a band, not a figure
We did not reuse NARA’s distance table, and you should distrust anyone who does. NARA’s microsite publishes specific “less than” figures — SJK(C) Sin Ming under 1.3 km, Lotus’s Extra Bukit Puchong under 1.3 km, IOI Mall Puchong under 10.6 km and so on. Those are NARA’s published figures, measured from NARA’s own 4.34-acre parcel. ANYA sits on a different 3.90-acre parcel in the same township and its developer chose to publish nothing. Presenting NARA’s figures as ANYA’s would be fabrication by substitution, and it is the most tempting error available on this page. One more thing the postal address hides: because the approving authority is Majlis Bandaraya Sepang, expect Sepang assessment rates, and search Sepang council records rather than MBSJ’s.
ANYA at Shorea Park — the filed statutory particulars
Copied field by field from the Butir-Butir Iklan lodged with KPKT and hosted at hims.kpkt.gov.my/files/10139/P45/P45-20250318-00015338/, cross-checked against the filed newspaper advertisement in the same folder and against ANYA’s superseded 2023 filed copy. Where a field is not printed, this table says NOT PRINTED rather than guessing.

The statutory selling price range is the legally filed Unit Selling Price minimum and maximum from the advertisement particulars, reproduced because it is a public government record. It is not a price list, not a quotation and not an offer, and it spans two different buyer categories — see below. Nothing on this page is a contract or an inducement to enter one.
ANYA and NARA are separate schemes — eleven filed fields still differ
Both phases sit in the same 27.77-acre township, share one developer licence and now share one chargee, which is exactly why they get confused. Run against ANYA’s current filing, two differentiators that earlier research relied on collapse: the licence number and the chargee are now identical. Eleven fields still differ, including two different building-plan approvals, two different unit schedules, two different completion dates and two different statutory price maxima. They cannot be one scheme, and that is why both pages exist.

Parcel sizes are press-published: The Edge of 27 May 2024 gives MIRA 4.98 acres, ANYA 3.90 and NARA 4.34. Neither filing prints a land area, so both densities are our arithmetic. The 4.34-acre NARA figure corrects an earlier reading that put 3.90 acres on both phases — that was ANYA’s figure, copied across.
The APDL has lapsed — what that does and does not mean
The advertising and sales permit was valid from 20 July 2022 to 19 July 2025. As at 5 October 2026 it has been lapsed for about fourteen and a half months. What it means: the developer is no longer permitted to advertise or sell this scheme as a developer, which is ordinary and expected for a phase that is finished and substantially sold. Any remaining stock changes hands as a resale between private parties, under a normal sale and purchase agreement rather than a developer’s statutory schedule. What it does not mean: it is not evidence of enforcement action, and it does not affect a title already issued or a vacant possession already given. What cannot be said at all: the permit number. It was rendered as the literal placeholder XXXXXXX in ANYA’s 2023 filed copy, left blank in the 2025 filing, and appears on no microsite, no project page and no portal. We will not quote a permit number we have never seen, and nor should anyone else. Do not accept the developer licence number or its 2028 validity as a substitute — they are a different instrument.
The statutory band spans two buyer categories, and the split is not published
The filed band is RM250,000 – RM842,950: a statutory minimum and a statutory maximum, nothing in between. On the sibling phase NARA, The Edge of 27 May 2024 sets the structure out plainly — RM460,000 for open-market units against RM250,000 for Selangor affordable-quota (SAMM, Rumah Mampu Milik) units. ANYA carries the identical RM250,000 minimum, so the same two-tier structure is very likely here too. But ANYA’s own split is published by nobody: not the affordable-quota unit count, not the eligibility terms, not the open-market entry price. So the honest reading is this. RM250,000 is the lowest price a unit in this scheme may lawfully be sold at under the filing, and it is probably attached to a quota unit with income and residency conditions you may not qualify for. RM842,950 is the statutory ceiling. Neither is a market price today, because today this building trades on resale. Ask for the quota terms before you build a budget on the floor of that range.
Can a foreigner buy at ANYA at Shorea Park?
Puchong sits in the Petaling district, which Selangor treats as Zone 1. The state minimum purchase price for a foreign buyer in Zones 1 and 2 is RM2,000,000, and acquisition is restricted to strata property and gated landed strata only. (Zone 3, meaning Hulu Selangor and Sabak Bernam, is RM1,000,000. Kuala Lumpur and the Federal Territory are RM1,000,000 with EPU consent — a different jurisdiction, and not this one.) The arithmetic here is decisive. ANYA’s filed statutory maximum is RM842,950, which is less than half the RM2,000,000 Selangor Zone 1 threshold. On the filed band, no unit in this scheme reaches the foreign-purchase floor. A resale price agreed today is a matter between private parties and is not capped by the filing — but a foreign buyer should assume this building is not available to them and take state-level advice before spending money on the question. ANYA is a serviced apartment and therefore strata, so the built form is not the obstacle; the price floor is.
Not published, therefore not on this page
This is the list Louis will take to the developer and to the management body, and it is deliberately long, because a finished building with 31 units on the resale market deserves answers to all of it. Missing from the filing itself: the APDL number; Bilangan Tingkat as its own field (the storey count survives only inside the building-type label); the per-block unit split, so the per-tower count is unknown; Tempat Letak Kereta in any form — no bay allocation, no total, no level count; Keluasan Tanah, so the 3.90 acres is press-published only; the lot or title number of ANYA’s own parcel; built-up areas in square metres; and per-type statutory prices, only the scheme-wide minimum and maximum being filed. Missing everywhere, and more important now that the building is occupied: the actual current maintenance charge and sinking fund; the affordable-quota unit count, eligibility terms and open-market entry price; the confirmed vacant possession and CCC dates; any QLASSIC score for ANYA; the defect liability period terms and whether the period is still running; the land-use category on the title, which drives utility tariffs, assessment and loan treatment on a serviced apartment and is a real question here; the number of lifts per tower; total car park bays and levels; the approved density or plot ratio; the architect, main contractor and consultants, with no Bursa announcement naming ANYA or Aspect Potential Sdn Bhd located; the appointed property manager and the JMB or MC status now that the building is lived in; and any developer-published distance to anything at all. What this page will never publish, whatever the source: any discount, rebate, nett price, promotional package, freebie, incentive or commission figure, and no rental-return, leaseback or yield rate. The filed newspaper advertisement for ANYA does carry a Bumiputera discount field; its value is deliberately withheld here. Portal and agent per-type “from” prices are withheld too, as unverifiable marketing from a phase that has since completed.
Aspect Potential Sdn Bhd, and the OSK Property name on the hoarding
The licensee is not the brand. Every consumer portal calls this an OSK Property project, and in commercial terms it is. But the entity on the filing — and the entity on the other side of a sale and purchase agreement — is Aspect Potential Sdn Bhd (200501020708), filed as Anak Syarikat Milik Penuh OSK Property Holdings Berhad, a wholly-owned subsidiary of OSK Property Holdings Berhad, which in turn sits under OSK Holdings Berhad. Filed address: Tingkat 9, Plaza OSK, Jalan Ampang, 50450 Kuala Lumpur. Filed telephone: 603 8090 0026.
We established this on ANYA’s own documents rather than inheriting it from the sibling page: ANYA’s 2025 HIMS filing, ANYA’s 2023 filed copy and ANYA’s own microsite all three name Aspect Potential Sdn Bhd with the same registration number. It happens to be the same licensee as NARA, but that is a verified finding on ANYA’s paperwork, not an assumption carried across. No joint venture, land-owner partner or profit share is disclosed on any source — the subsidiary appears as sole licensee.
Two portals get the registration number wrong in a way that matters. PropertyGuru’s project panel names “OSK Property Holdings Berhad”, the parent brand. PropertyGenie goes further and prints “OSK Property Holdings Berhad (Reg: 0201666D / 199001010094)” — that is the parent’s registration number, it appears on no filing and on no statutory block, and it is not your counterparty. MET Property is the one secondary source that gets it right: “Aspect Potential Sdn Bhd, backed by OSK Property”. If a document you are asked to sign names the parent rather than the subsidiary, stop and ask why.
The phase history, because it is the single biggest source of confusion about this address. Shorea Park is 27.77 acres in Pulau Meranti / Taman Meranti Permai, released in five phases over roughly a decade, with construction starting August 2021 and Phases 4A and 4B being the commercial components. MIRA is Phase 1: 4.98 acres, 908 units, two 31-storey towers, GDV RM363m to RM366m, launched 25 September 2021, fully sold, completed July 2024 and stated as 13 months ahead of schedule, with a QLASSIC score of 82%. ANYA is Phase 2: 3.90 acres, 750 units, two towers at 34 filed storeys, GDV RM393m, launched February 2023 after a planned Q3 2022 launch slipped. NARA is Phase 3: 4.34 acres, 709 units, GDV RM353m, launched June 2024 and completing June 2028.
Which means MIRA’s record is not ANYA’s record. MIRA finished early and sold out and scored 82% on QLASSIC. ANYA’s own filed completion moved back twelve months, from the September 2025 the developer filed in 2023 to the September 2026 it filed in 2025, and ANYA has no published QLASSIC score at all despite now being a finished building. The developer’s chief executive has used the two phases together in one sentence — “our continued success with earlier phases, such as Mira and Anya, underscores the demand for thoughtfully designed, affordable homes in this rapidly growing area” — which is fair as commercial narrative and is not a quality record for ANYA.
On the developer’s own language. The ANYA microsite runs “Refined spaces. Redefine comfort”, “Carefree living with elevated comfort” and “abundance of nature-inspired green landscaping and water features”, and markets the scheme for “multigenerational living” with “flexible and spacious dual-key layouts”. OSK’s project page adds “surrounded by thriving matured township” and “well-connected to major highways”. Taken at the unit level, “spacious” survives scrutiny: ANYA’s filed built-ups of 915, 1,195 and 1,389 sq ft are 13% to 32% larger than NARA’s equivalents at 807, 936 and 1,055. Taken at the site level it does not: 750 units on 3.90 acres is about 192 per acre across two 34-storey towers. Note too that the green language is landscape language, not a certification claim — and ANYA makes no certification claim anywhere, which is exactly why this page gives it none.
Company facts are from the filed statutory particulars at hims.kpkt.gov.my. Phase figures are from The Edge Malaysia (13–19 June 2022 and 27 May 2024), OSK’s own launch releases, StarProperty and EdgeProp. OSK Group’s corporate honours — Malaysia Property Award titles for its executives in 2021 and 2022, and Forbes Asia’s “Best Under A Billion” — are company awards and belong to OSK Property Holdings Berhad, not to ANYA and not to Aspect Potential Sdn Bhd.
ANYA at Shorea Park — questions people actually ask
Is ANYA at Shorea Park still under construction?
No. It is complete and occupied. A PropertyGuru rental listing dated 12 August 2026 describes a brand-new unit that is “ready to move in”, iProperty carries 31 units for sale, and the advertising permit lapsed on 19 July 2025, which is what happens when a developer stops selling a finished phase. The filed completion date was September 2026. The actual vacant possession and CCC dates are not published by anyone, so whether handover was early, on time or late is unrecorded. Portal panels that still read like a launch — including PropertyGuru’s “Q3 2022” completion field, which is really the planned launch quarter — are out of date.
How many units are there — 390 or 750?
750. The confusion comes from the government filing contradicting itself. The filed brochure’s Jumlah Unit line prints “390 Unit”, but the type breakdown on that same line reads 150 Type A, 279 Type B, 201 Type C and 120 Type D, which sums to 750. The filed newspaper advertisement in the same government folder states 750 outright, and about ten independent sources agree. Nothing anywhere says 390, and 390 is not a plausible per-block figure either, since no block split is filed at all. We publish 750 and record the 390 as a filing error, because a buyer who opens the brochure will find it.
Does ANYA have a GreenRE rating?
No. None of any kind. ANYA’s filed brochure carries no GreenRE wording, and ANYA’s microsite, OSK’s ANYA project page and OSK’s ANYA launch release are all silent. The decisive check is third-party: RHB’s Green Projects Master List as of May 2026, used to qualify green home financing, lists “Nara at Shorea Park (Phase 3)” as GreenRE Bronze and omits ANYA. That register naming NARA explicitly as Phase 3 also shows OSK rates these phases separately. NARA’s Bronze provisional sits in the same township and is not ANYA’s. GreenRE’s own public register is currently offline, which is inconclusive rather than a negative — but on the published record ANYA makes no green claim and no page should make one for it.
What is the APDL number for ANYA at Shorea Park?
It has never been published, so nobody can give you one honestly. ANYA’s 2023 filed copy rendered the field as the literal placeholder XXXXXXX; the current 2025 filing leaves it blank; and it appears on no microsite, no developer project page and no portal. What is printed, in both 2025 filings, is the validity: 20 July 2022 to 19 July 2025 — so the permit has been lapsed for about fourteen and a half months. Be careful of one substitution: the developer licence 10139/07-2028/1003(A) is valid to 27 July 2028, and that is a different instrument. Anyone quoting the 2028 date as permit validity is reading the wrong line.
Is RM250,000 really the entry price at ANYA?
Almost certainly not, as an open-market price. RM250,000 is the filed statutory minimum of a band that runs to RM842,950, and that band spans two different categories of buyer. On the sibling phase NARA, The Edge of 27 May 2024 spells the structure out: RM460,000 for open-market units against RM250,000 for Selangor affordable-quota (SAMM, Rumah Mampu Milik) units. ANYA carries the identical RM250,000 minimum, so the same two-tier structure is very likely — but ANYA’s quota unit count, eligibility terms and open-market entry price are published by nobody. Treat RM250,000 as the lawful floor under the filing, probably attached to a conditioned quota unit, and not as a market price. Today the building trades on resale anyway, where the filing does not set the price.
How big is the site, and how dense is it?
ANYA’s own parcel is 3.90 acres, and 750 units on 3.90 acres is about 192 units per acre — our arithmetic, not a published figure. The parcel size is press-published: The Edge, OSK’s own ANYA press release, StarProperty, EdgeProp and the ANYA microsite all give 3.90 acres, and the filing prints no land area at all. Watch the denominator, because the developer sets the trap itself: OSK’s ANYA project page states the land area as 27.77 acres, which is the whole five-phase masterplan. Dividing by that gives about 27 units per acre, seven times too generous. For comparison, sibling NARA is 709 units on 4.34 acres, about 163 per acre — so ANYA is the denser of the two.
Which local council is ANYA under, and why does it matter?
Majlis Bandaraya Sepang, and the filed building plan reference is an MPSepang one, MPSepang 600-34/1/165. This surprises people because the postal address is 47100 Puchong, which reads as MBSJ territory — but Pulau Meranti and Taman Meranti Permai sit in Sepang district. It matters in two practical ways: expect Sepang assessment rates rather than Subang Jaya’s, and search Sepang council records if you need the approved plans, because a search of MBSJ’s records will return nothing. ANYA’s own filing confirms this, so it is not a clerical slip.
Is ANYA the same project as NARA at Shorea Park?
No. They are two separately filed phases of one township, and they now share more than earlier research thought: ANYA’s licence was renewed onto NARA’s own licence, 10139/07-2028/1003(A), and its chargee changed to Malaysian Trustees Berhad, the same as NARA’s. Two differentiators therefore collapse. Eleven fields still differ: building plan 165 against 212; 34 filed storeys against none filed; 750 units against 709; only Type A shared in the unit schedule, with ANYA’s B, C and D at 915, 1,195 and 1,389 sq ft against NARA’s 807, 936 and 1,055; three bathrooms maximum against two; completion September 2026 against June 2028; statutory maximum RM842,950 against RM828,400; a lapsed APDL against a current one; 3.90 acres against 4.34; no green rating against Bronze provisional; and complete against under construction. Two different building-plan approvals and two different unit schedules cannot be one scheme.
Is the one-acre central park part of ANYA?
No. It sits outside ANYA’s 3.90-acre parcel. It is a masterplan amenity: The Edge describes it as a one-acre public central park within the 27.77-acre plan, and describes NARA as “situated adjacent to” it. ANYA’s own filed facilities legend lists no ground-level park, and neither ANYA’s microsite nor OSK’s ANYA page claims it — while OSK’s NARA page carries it as a bullet, which is a useful signal in itself. The parcel arithmetic agrees: MIRA 4.98 plus ANYA 3.90 plus NARA 4.34 is 13.22 of 27.77 acres, leaving roughly 14.5 acres for the commercial phases, roads and shared open space. Treat the park as shared township land, and note that whether it is built and open today is not published by any source.
How far is ANYA from an LRT station?
The only figures that exist anywhere are PropertyGuru’s: Puchong Prima about 5 km and Puchong Perdana about 6 km, both on the Sri Petaling line. Treat them as one portal’s estimate. The developer publishes no rail distance and names no station — ANYA’s microsite and OSK’s ANYA page carry no kilometre figure to anything at all, and the filed location map shows only a generic Laluan LRT legend symbol. We also deliberately did not reuse NARA’s distance table: NARA’s microsite does publish specific figures, but they are measured from NARA’s own parcel, and transplanting them onto ANYA would be fabrication. If rail access decides this purchase, drive or walk it yourself at the hour you would actually travel.
Are the units dual key?
Type D only. The developer markets “flexible and spacious dual-key layouts” and a “dual-key concept” in terms that read as project-wide, but the evidence is specific: EdgeProp names Type D as the dual-key layout, and Type D is the only type the filing gives three bathrooms and two lanai — a room list consistent with two lockable sub-units. Types A, B and C have one or two bathrooms and a single balcony or lanai, and are not dual key. One further correction: PropertyGenie alone calls Type D a duplex. Nothing in the filing or in the developer’s own material says duplex, and a 1,389 sq ft dual-key flat normally is not one. Treat it as a portal error.
How many car park bays come with a unit?
The filing does not say, and neither does anything we would stand behind. ANYA’s filed particulars print no Tempat Letak Kereta field in any form: no per-unit allocation, no total bay count, no car park level count. OSK’s own press release and the portals run a “1 bay / 2+ / 2+ / 3 bays” ladder by type; that is marketing, and this page will not restate it as fact. The good news is that this is a finished building, so the answer is written on paper you can read: the accessory parcel recorded on the strata title for the specific unit you are buying. Ask for it before you sign.
What is the maintenance charge?
Not published, and this is the biggest commercial gap on the page. EdgeProp’s RM0.34 per sq ft including sinking fund is a 2023 launch-period portal figure that the developer has never confirmed, and PropertyGuru shows a null “RM 0/psf” placeholder. The building is now occupied, so an actual charge exists and it is set by the management body, not by a three-year-old brochure. The common-property load here is heavy — 750 units, two towers, 34 storeys, a 50 m pool, an indoor deck on Level 6, an outdoor deck on Level 7, three roof levels, a kindergarten, a sauna and a confinement room — so ask for a current invoice and the latest accounts before you commit, not after.
Can a foreigner buy a unit at ANYA?
Practically, no, on the filed numbers. Puchong is in the Petaling district, which Selangor treats as Zone 1, where the foreign-buyer minimum purchase price is RM2,000,000 and acquisition is limited to strata property and gated landed strata only. ANYA is a serviced apartment, so the built form qualifies — but its filed statutory maximum is RM842,950, less than half the threshold. On the filed band no unit here reaches the foreign-purchase floor. A resale price agreed privately today is not capped by the filing, so the question is not purely arithmetic, but a foreign buyer should assume this building is unavailable and take state-level advice before spending money on it. For reference, Selangor Zone 3 (Hulu Selangor, Sabak Bernam) is RM1,000,000, and Kuala Lumpur is RM1,000,000 with EPU consent.
Does ANYA have a QLASSIC score or any award?
No published score, and no award of any kind — which is notable precisely because the building is finished and therefore could have one. We searched specifically. The QLASSIC 82% figure that circulates in this township belongs to MIRA, Phase 1, per OSK’s own NARA launch release, as do “fully sold out” and “completed 13 months ahead of schedule”. ANYA’s own completion story runs the other way: the filed date slipped twelve months. OSK Group’s corporate honours are the company’s, not this phase’s.
What was the take-up, and is it sold out?
The figures are a dated time series, not a status: The Edge reported 70% as at 27 May 2024 and 90% by the NARA launch later that year. No take-up figure exists after 2024, and the phase has completed since, so no one can honestly tell you a current number — and “sold out” belongs to MIRA, not ANYA. What is observable instead is the resale market: iProperty currently carries 31 units for sale, which is the more useful signal for a buyer or a landlord today.
ANYA is built. The questions change accordingly.
On a completed, occupied building the useful questions are not about renders. They are: what is the current maintenance charge, is the defect liability period still running, what is the accessory parcel on the title, what are units actually letting for, and is the unit you are being shown a quota unit. Louis can get all five answered.
Marketing information compiled from public records, not an offer and not a contract. The statutory price band is the filed Unit Selling Price minimum and maximum from the public advertisement particulars: not a price list, not a quotation, not an offer.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
