Puchong
Three verified developments are listed here for Puchong and Bandar Kinrara. Two are freehold and one leasehold, and published prices run from RM250,000 to RM1,162,000 — all three publish a figure, which is rarer than it should be.
How close they are to the LRT. Two of the three are genuinely station-adjacent on the Sri Petaling Line. The Wyn Residences is about 150 m from LRT Puchong Jaya and about 150 m from IOI Mall Puchong, with IOI Boulevard next door. Avantro Residences at Bandar Kinrara is 180 m from Kinrara BK5 LRT, with direct access to Lebuhraya Bukit Jalil, MEX, the KL-Seremban Highway, KESAS, the LDP and the NPE. ANYA at Shorea Park is the exception: OSK names the LDP, SKVE, MEX, ELITE and the MRT Putrajaya Line but does not specify a station, so this site names none either.
What is being built. The Wyn is the largest at 1,546 units in three towers on 3.55 acres, two built-ups only at 700 and 850 sq ft, topped out and completing June 2027, with nine parking storeys and two facility levels in the podium. Avantro is 842 units on 3.43 acres in blocks of 31 and 33 storeys, 872 to 1,206 sq ft, including a 208-unit affordable wing at 550 sq ft, approved by Majlis Bandaraya Subang Jaya. ANYA is 750 serviced apartment units in two 33-storey towers on 3.90 acres inside the 27.77-acre Shorea Park masterplan, 560 to about 1,390 sq ft, with a gross development value of RM389 million.
Who can actually buy. Puchong sits in the Petaling district, Zone 1 under Selangor's zoned rules, so a non-citizen needs RM2,000,000 on residential property, and only strata and strata-landed is open at all. On published prices none of these three qualifies — Avantro tops out at RM1,162,000, The Wyn is quoted from about RM480,000 and ANYA's published floor is RM250,000. This is a domestic market and priced as one. NAPIC's 1Q2026 Selangor figures record 3,745 unsold residential units and 2,407 unsold completed serviced apartments, with 1,904 newly launched in the quarter, so competition on the resale side is real.
