How to choose a property in Malaysia comes down to two decisions: first pick the right area and project (location, transport, tenure, developer, supply), then the right unit (facing, floor, view, layout). The first decides whether the home holds its value over time. The second decides whether your unit lets and resells better than the one next door. Here is what I actually check on viewings, with the latest overhang data and a rental yield calculation.

Extra checks for landed homes
- Drainage and flooding: visit after heavy rain, ask neighbours and look at the roadside drains. Low-lying streets affect insurance and resale.
- Back lane and neighbours: has the back lane been built over or taken over? Do the neighbours’ extensions block your light or drainage?
- Land size and shape: within one terrace row, corner and intermediate lots can differ a lot in land area, so compare price per square foot of land, not just house price.
- Neighbourhood management: in a gated scheme, check fees and guarding; in an open estate, check safety and street upkeep.
- Schools and routes: landed buyers and tenants are mostly families, so nearby schools and an easy school run drive demand.
Transport in Johor Bahru
A large share of JB’s tenants and buyers commute across the border, so real commuting time to the checkpoint moves rents. The RTS Link between Bukit Chagar in JB and Woodlands North in Singapore was reported in May 2026 to be about 90% complete, with operations targeted for 1 January 2027; as at September 2026 it is not yet running. My advice: don’t pay a big premium for future transport. Price the rent on what works today and treat the RTS as upside.
How to spot oversupply: reading NAPIC overhang data
The National Property Information Centre (NAPIC, part of the Valuation and Property Services Department, JPPH) publishes overhang figures quarterly and half-yearly. Overhang means units that are completed but still unsold more than 9 months after launch. It is the most direct public signal of oversupply in an area.

Unsold completed homes rose 8.6% from 30,471 units in H2 2025 to 33,094 in H1 2026; serviced apartments rose 24.7% over the same period. That doesn’t mean nothing sells: overhang tends to cluster in particular projects, product types and price bands. But if the project you like sits among many similar unsold or completing units, rents and resale prices will be under pressure. These figures are as at H1 2026; check the next release.
Buy one of hundreds of identical units and at handover you compete with all of them. On the RM2,000 rent used above, three empty months is RM6,000 gone while service charge, quit rent and the loan instalment keep running, and your resale price gets set by the cheapest listing in the block. Check supply before you book, and budget the monthly holding costs.

- Lifts: compare units per floor with the number of lifts, and try the lift at peak hour.
- Parking: how many bays, and are they accessory parcels on the title? Enough visitor parking?
- Discount the show unit: show units use smaller furniture, remove walls or add upgrades. Go by the floor plan attached to the SPA.
- Corner units: an extra window and better airflow, but possibly an extra west-facing wall.
What to bring and do on a viewing
- Use your phone’s compass to confirm the real facing rather than taking the sales pitch on trust.
- Visit at 2 or 3 pm to feel the afternoon sun and indoor heat.
- Visit at night to hear the noise and see whether the car park is full, and how the surroundings feel after dark.
- In a subsale, run the taps, flush the toilet and look for water stains on ceilings and wall corners.
- Photograph the floor plan from the SPA or sales kit and check the real dimensions on site.
- Ask the guards or management how many units are let and what residents complain about most.
Maintenance fees and facilities: higher isn't always better
Condo service charges are set by share units, plus a sinking fund of 10% of the service charge for major works such as lift replacement, repainting and waterproofing. More facilities mean higher fees, but what really decides how a building ages is management quality and the collection rate.
- Ask for the latest annual accounts and AGM minutes.
- Ask the collection rate: what share of owners pay on time? Buildings with high arrears slowly lose upkeep.
- Ask the sinking fund balance and any major works planned (lifts, roof, facade).
- Find out who manages: the developer, a JMB or an MC.
- New project: the initial service charge is provisional and may be revised within a year or two of handover.
- Subsale: confirm the seller has no service charge or sinking fund arrears.

How to check rental demand and calculate rental yield
Ignore ‘projected rent’ from developers or sellers; use actual listings and achieved rents in the same building or area. Always work out net yield:

Common home buying mistakes in Malaysia: a last check before you sign
- Relying on the show unit and brochure without visiting the site and surroundings.
- Believing the ‘launch price is already cheap’ without comparing nearby subsale transactions.
- Not checking the title: tenure, residential or commercial, restrictions.
- Counting only the down payment, not the full upfront and monthly holding costs.
- Buying one of many identical units and discovering hundreds of them chasing tenants at handover.
- Paying too much of a premium for future transport or development plans.
- Booking before asking the bank how much it will lend.

The RTS Link was reported in May 2026 to be about 90% complete, with operations targeted for 1 January 2027, and as at September 2026 it is not running. Price the rent and the resale value on the transport that works today, including a real peak-hour run to the checkpoint, and treat the RTS as upside. Is a high-density condo worth it if the price per square foot is lower?
It depends on whether you will live there or let it out. More units mean busier lifts and parking, and hundreds of identical units chasing the same tenants at the same time. Rents are hard to hold, and your resale price gets set by the cheapest listing in the block. Check total units, units per floor and the number of lifts, and try the lift at peak hour. A lower price per square foot is a poor trade for years of vacancy and discounting.
Should I check transacted prices before making an offer?
Yes. An asking price is what the seller wants; what matters is what comparable units nearby have actually transacted at, and your bank lends against its own valuation rather than against your offer.
