A ceiling does far more than most people realise — it hides the wiring and air-con piping, carries your lighting design, and quietly sets the mood of a room. The catch is that it must be planned alongside your electrical and air-con work, because once it closes up, changes are expensive. Here is how to approach it.

What a plaster ceiling actually does

A plaster ceiling (gypsum or cement board on a frame) is not just decoration — it hides services and shapes how a room feels and lights up.

  • Conceals wiring, trunking and air-con piping for a clean finish
  • Creates cove lighting and recessed downlight layouts
  • Lets you define zones in an open-plan space without walls
  • Can lower a section to add warmth, or stay high to keep volume

Plan it with your wiring and air-con

Ceilings go in after first-fix wiring and before painting, so the sequence matters. Decide your lighting and air-con points first.

  • Finalise downlight positions and switching before the ceiling closes up
  • Coordinate air-con FCU and piping routes with the ceiling design
  • Choose moisture-resistant board for kitchens, bathrooms and yards
  • Leave access panels where fittings may need future servicing
A lower ceiling eats head height. In compact condos, keep drops shallow and reserve bold layered ceilings for rooms that can spare the height.

What is the difference between a cornice and a false ceiling?

A cornice is a decorative moulding where wall meets ceiling. A false (suspended) ceiling is a whole new surface built below the original slab to hide services and shape lighting.

Does a plaster ceiling reduce room height?

A false ceiling lowers the finished height, usually by a modest drop. In low condos, keep it shallow or use only partial drops and cornices so the room still feels open.

Where should I use moisture-resistant ceiling board?

In wet or humid areas — kitchens, bathrooms, laundry yards and sometimes near balconies — where ordinary gypsum can sag or stain over time.
