Joland Group

Joland Group has three projects on this site, all freehold and all in Johor Bahru: Paragon Signature Suites (484 units, 645 and 649 sq ft only, permitted price band RM581,400 to RM650,285), Paragon Gateway (2,136 units on 5.24 acres, Phase 2 permitted at RM350,353 to RM970,290, completing December 2027), and the completed Paragon Suites @ CIQ (461 units, 2017, now sub-sale only – official layouts and prices are no longer published). Taken together the site's Joland price coverage runs from about RM350,000 to just under RM1 million.

Joland's delivered work in Johor is verifiable and reasonably broad: Pekan Nenas Industrial Park, Bizhub Skudai 8, Paragon Residences @ Straits View, Paragon Market Place, Paragon Aquatech and the Paragon Private and International School, plus the Grand Paragon Hotel and Kukup Golf Resort. Paragon Suites @ CIQ was built by Amprojek Construction Sdn Bhd, a Joland company, and is filed under completed projects with a stated gross development value of RM576 million. Paragon Gateway's licence holder is Paragon Premium Sdn Bhd, 201601021916 (1192855-H); its Phase 1 runs on developer licence 30435/05-2028/0112(N) with advertising and sale permit 30435-1/10-2026/1109(N)-(S), and Phase 2 on licence 30435/05-2028/0112(A) with permit 30435-2/03-2027/0206(N)-(S). Its building plan reference MBJB/U/2023/14/BGN/5/KOM was approved by Majlis Bandaraya Johor Bahru.

Disclosure. The seller of Paragon Signature Suites is Paragon Urban Sdn Bhd, a private Joland company – it is not Paragon Globe Berhad (Bursa: PGLOBE), although Joland's Paragon Adventure Sdn Bhd acquired 51% of Paragon Globe on 27 September 2017 and both sit at the same Jalan Harimau address. Paragon Urban files no quarterly results and has no continuous-disclosure obligation. The nearest public proxy, Paragon Globe Berhad, posted a RM1.24 million loss in FY2024 on RM50.97 million of revenue, then a RM105.64 million net profit in FY2025 on RM306.25 million of revenue that leaned heavily on land disposals rather than on building and selling homes; FY2026, to 31 March 2026, normalised to RM154.85 million revenue and RM93.83 million pre-tax profit, with total borrowings of RM506.03 million of which RM455.55 million are term loans. The board itself called FY2026 a year of transition. On permits: Paragon Gateway's Phase 1 sales permit is valid 5 October 2023 to 4 October 2026, so it is within weeks of expiry as at August 2026, and a developer cannot lawfully advertise or sell on a lapsed permit. In the National Housing Department's records the scheme is registered as Suria Paragon, not Paragon Gateway. Paragon Signature Suites' land is charged to AmBank Islamic Berhad and Paragon Gateway's to Malayan Banking Berhad, so individual titles are released through the bank. Paragon Suites @ CIQ was launched in January 2013 with an estimated completion of January 2016 against a stated completion year of 2017 – about a twelve-month overrun.

Search TEDUH under the registered scheme name, not the marketing name, and confirm on the day you sign that the advertising and sale permit is still live. Confirm your deposit goes into the Housing Development Account named on your sale and purchase agreement, and ask for the title redemption procedure from the chargee bank in writing before paying the 10%.
