The licensed developer named on the advertising permit is Parkwood Palms Sdn. Bhd. (201801014511 / 1276527-M), a wholly owned subsidiary of MB World Group Berhad (199901010244 / 485144-H), registered at Plaza DNP on Jalan Dato' Abdullah Tahir in Johor Bahru. Developer licence 19932/07-2027/0876(A) runs to 17 July 2027 and advertising and sale permit 19932-2/05-2028/0354(A)-(S) to 6 May 2028; the land is charged to OCBC Bank (Malaysia) Berhad. MB World has an unusual specialisation for a Johor developer: it takes over residential projects that other parties abandoned and finishes them, and the group and its affiliates have been associated with rehabilitating roughly 16,000 units. On 9 December 2025 the Housing Minister publicly acknowledged that record at the handover of Towers 7 and 8 – 388 units – at Florian Residences, itself a project that had once stopped. The most useful test is on the same site: Veranda Residences Phase 1 and Trellis Residences are the completed earlier phases of MBW City, 1,951 units between them, and how they are maintained today is checkable in person.

Disclosure. No abandoned project, delayed delivery, liquidated-damages claim or regulatory sanction has been found attributed to MB World itself. There is, however, a real limitation on what can be verified: MB World Group was delisted from Bursa Malaysia on 9 September 2020 following a take-private exercise. It is a private company now, and there have been no audited public accounts since FY2020, so its current gearing and cash position cannot be set out here, and this site will not quote FY2019 revenue as if it described the company today. Note also the permit dates above – the developer licence falls due in July 2027 and the sales permit in May 2028, both before the March 2028 to 2028 handover window closes on the defect liability period.

Check developer licence 19932/07-2027/0876(A) and permit 19932-2/05-2028/0354(A)-(S) on KPKT's TEDUH portal on the day you sign, and read the approved price band and completion date off the permit rather than the brochure. Confirm your payments go into the Housing Development Account named on the sale and purchase agreement, and ask OCBC's redemption procedure in writing, since your individual title is released through the chargee bank.
