Why this address

Six reasons this one is different from the JB city-centre towers

Florian is not a Causeway project and does not price like one. It is a Danga Bay address with published prices, a completed phase you can walk through, and a foreign-buyer problem you need to understand before you enquire.

MB World publishes a range for each release and a starting price for every layout still selling — from RM493,000 for the 539 sq ft Type A4 in Tower 5 up to RM1,015,000 for the 100 sq m Type D1-1 in Tower 3. Most Johor developers make you ask. This one does not, and that alone tells you something about how it operates.

Most of it is closed to foreign buyers

Johor's floor for a non-citizen is RM1,000,000 per strata unit. In Towers 4 to 6 the highest published starting price of any layout is RM832,000 and the top of the whole range is RM1,056,000 — so effectively that entire release is out of reach. Only the largest layouts in Towers 1 to 3 clear the line from the start.

One phase is already built and lived in

Towers 7 and 8 completed in November 2025. Before you buy off-plan in Towers 1 to 6, go and inspect the finished product on the same site — the tiling, the lift waiting times, the corridor lighting, how the podium is being maintained nine months after handover. Very few JB launches let you do that.

Three podiums, three different jobs

Podium A over Towers 7-8 is gardens, co-working and a music room. Podium B over Towers 4-6 is the water deck — pool, kids' lagoon, jacuzzi, sauna, steam room, gym. Podium C over Towers 1-3 is active sports — basketball court, calisthenics, kids' bouldering, glamping lawn, dance room. Your podium is decided by your tower, so choose accordingly.

Schools and the general hospital are close

MB World puts Sri Ara Schools at 1.3-1.5 km and Sultanah Aminah Hospital at 2.8-3 km. For a family buying to live in rather than to let, that combination matters more than a kilometre or two off the Causeway run — and it is the reason this address reads differently from the city-centre towers.

And it sits in the heaviest overhang band in the country

NAPIC's first-quarter 2026 data puts 9,972 completed unsold serviced apartments in Johor, and about 58.5% of the national completed-unsold serviced apartment stock is priced between RM500,001 and RM1,000,000. That is precisely the band most of Florian sits in. It does not make the project wrong; it makes your entry price and your exit plan the two things you have to get right.

The largest release at 911 units, and the only one with drawings online — all twelve are below. Twelve layouts from 539 to 1,029 sq ft, published prices from RM493,000 to RM1,056,000. Towers 4 and 6 share one layout set; Tower 5 has its own. Sits on Podium B, the water deck with the pool, kids' lagoon, jacuzzi, sauna, steam room and gym. Note the ceiling: with the top of the range at RM1,056,000, a foreign buyer has essentially nothing to look at here.

MBW Bay, Persiaran Abu Bakar Sultan, Danga Bay, 80200 Johor Bahru — a 17.43-acre freehold parcel on the Danga Bay waterfront strip, inside the Johor-Singapore Special Economic Zone and roughly a kilometre from Beletime Danga Bay.

Three coordinates, not one. MB World publishes a separate registered position for each release: Towers 1-3 at 1°28'03.8’N 103°43'32.6’E (Plus Code FP9G+37Q), Towers 4-6 at 1°28'07.5’N 103°43'32.1’E (FP9G+F6W) and Towers 7-8 at 1°28'11.5’N 103°43'29.5’E (FP9F+WWX). The map above is pinned to Towers 4-6, the middle of the site. I have checked each latitude and longitude against the Plus Code the developer publishes beside it, and they agree.

A contradiction on the developer's own website, and what to do about it. MB World lists the distance to the future Bukit Chagar RTS station three times: 6.6 km on the Towers 1-3 page, 7 km on the MBW Bay page and 9.5 km on the Towers 4-6 page. The three tower groups are about 120 metres apart. They cannot be 2.9 km apart in travel distance. The same spread appears for the CIQ, Larkin Sentral and JB Sentral. The 7 km figure on the master page is the one I would work from, but the honest answer is that you should drive it yourself at 7am on a weekday — because on this side of Johor Bahru the number that decides your morning is congestion on Jalan Skudai, not kilometres.

Why I am confident this is the right record

Two fields agree independently of each other. The registered name is Vista Tiara — the same name this page carries in its title. And the coordinate on the register sits 138 metres from the location this site had already verified for this development. MB World Properties Sdn Bhd holds exactly one licensed scheme in the whole national register, and this is it.

The unit count does not agree, and I am not going to smooth it over

The register accounts for 1,299 units. This page has carried 2,003. That is a gap of 704 homes, and I cannot close it from public documents, so here is what I can say about what would cause it.

A permit covers what has actually been permitted, not what a master plan intends. Later phases get their own project codes when their own permits are issued. If the 2,003 figure came from a launch presentation describing the full build-out, the remaining 704 units would be a phase that has not reached the permit stage — and a phase without a permit cannot legally be advertised or sold to you yet.

The other possibility is that the 2,003 figure is simply wrong, having travelled from one property article to another the way these numbers do. I am not able to tell you which it is.

What I can tell you is the question that settles it: “What is the project code on my unit, and is my block inside 30688-1?” If the answer is any other code, ask to see that permit before you pay anything.

Half of this development is finished and half is not

This is the part the register makes visible and a brochure does not. 388 units are complete with a CCC issued. The other 911 are at 87.41%. They are the same address and the same management, but they are not the same purchase:

On the completed 388, you can walk the actual unit, read the actual maintenance charge, and see who your neighbours are. There is no construction risk left.

On the 911 still building, the developer’s own certified return says 87.41% as at the date above. The permit runs to 3 June 2027. Ask for the LAD (liquidated ascertained damages) clause in your sale and purchase agreement — for strata housing the statutory rate is 10% per annum of the purchase price, and the clock starts from the date fixed in the agreement, not from whatever the sales gallery says.

The two price bands are different products

RM493,000–1,056,000 for the 1–2 bedroom block; RM446,000–1,931,000 for the block that goes up to 4 bedrooms. The permitted ceiling is more than four times the floor. Any per-square-foot figure quoted for “Vista Tiara” without naming the block and bedroom count is an average of two different buildings, and it will not describe the unit you are being shown.

Foreign buyers: the band straddles the Johor threshold

Johor’s minimum purchase price for a non-citizen is RM1,000,000 for most property outside the designated exempt zones. The permitted band here runs from RM446,000 to RM1,931,000 — so part of this development sits below the threshold and part sits above it. That makes eligibility a unit-by-unit question, not a project-level one. And clearing the price floor only qualifies you to apply for state consent; consent is granted transaction by transaction and can take months.

A price band on a permit is a legal boundary the developer may not exceed — it is not an asking price, and not evidence of market value.

Track record

About MB World Group Berhad

The vendor is MB World Group Berhad, registration number 199901010244 (485144-H), listed on the Main Market of Bursa Malaysia, with its head office at Unit 6-08, Level 6, Plaza DNP, 59 Jalan Dato' Abdullah Tahir, Johor Bahru. It builds in Johor, Melaka and Penang, and runs its own construction arm rather than tendering everything out.

Two things it does that most Johor developers do not. It publishes a price range and a per-layout starting price for every unit type still on sale, which is why this page can carry real numbers instead of a request-for-quote. And it publishes monthly construction photographs for each tower group — the latest set on file is July 2026 — so you can watch the build rather than take a sales agent's word for the progress.

MB World also maintains a public advertising and sale permit (APDL) page on its own website. That is the statutory disclosure document, and it is worth reading before you sign anything. What I have deliberately left off this page is MB World's latest quarterly financial position: I could not verify a figure directly from an exchange filing, and I would rather leave a gap than publish a number I have not read at source. Frequently asked questions

Can foreigners and Singaporeans buy at Florian Residences?

Only a small part of it, and this is the first thing you should know rather than the last. Johor requires a non-citizen to pay at least RM1,000,000 for a strata unit, plus state consent. Look at what MB World actually publishes: in Towers 4 to 6 the top of the entire price range is RM1,056,000 and the dearest layout starts at RM832,000, so that release is effectively closed to you. In Towers 1 to 3 only two layouts start above the line — the 100 sq m Type D1-1 from RM1,015,000 in Tower 3 and the 96 sq m Type B14 from RM1,001,000 in Tower 2 — although the release does run up to RM2,109,000 for the best high-floor units.

Then add the costs on top. Johor's foreign buyer levy has been 3% of the price or RM30,000, whichever is higher, since 1 July 2025 — and that minimum splits in two: RM50,000 where the property is a serviced residence transacted below RM1 million, RM30,000 otherwise. Florian straddles the line, with published prices from RM493,000 up to RM2,109,000, so the tier follows the price of the unit you actually sign for; once the price clears RM1,000,000 the 3% is larger than either minimum. Non-citizens have paid a flat 8% stamp duty on transfer since 1 January 2026. On an RM1,015,000 unit that is roughly RM81,200 of stamp duty and RM30,450 of levy before legal fees.

So the honest summary is: Florian Residences is largely a Malaysian-buyer project with a narrow foreign-eligible band at the top of Towers 1 to 3. If you are buying from Singapore, tell me your budget first and I will tell you straight away whether there is anything here for you rather than let you fall in love with a Tower 5 layout you are not permitted to buy.

How many towers and units are there at Florian Residences?

2,003 units in eight towers, released in three groups: Towers 1 to 3 with 704 units, Towers 4 to 6 with 911 units, and Towers 7 and 8 with 388 units.

Those eight towers sit inside MBW Bay, a 17.43-acre freehold parcel that MB World has planned for 3,277 units in total. So Florian Residences is roughly 61% of MBW Bay, and there is more to come on the same land. That matters for two reasons: you will be living beside an active construction site for years after your own tower is handed over, and the eventual density of the whole parcel — not just your tower — is what your future buyer will be looking at.

Of the 3,277 planned, 388 are built. That is the honest state of MBW Bay as of MB World's own published figures.

What are the unit sizes, layouts and prices at Florian Residences?

Built-ups run from 47 to 100 square metres — about 506 to 1,076 sq ft using MB World's own conversion of 1 sq m to 10.7639 sq ft. Layouts are one-bedroom and two-bedroom, with several two-plus-one plans. Seventeen unit types are published across the two releases still selling.

The cheapest entry is the 539 sq ft Type A4 in Tower 5 from RM493,000; the largest plan with a drawing online is the 1,029 sq ft Type B14 in Towers 4 and 6 from RM832,000.

One thing to read carefully. MB World quotes sizes for Towers 1 to 3 in square metres only, and for Towers 4 to 6 in both square metres and square feet. If you are comparing this project against another on a per-square-foot basis, convert consistently or you will mis-rank them. And note the (M) suffix on Type B14(M): that is the mirrored version of the same plan, same area, layout flipped — it changes your window orientation, not your floor space.

Why does MB World's own site give three different distances to the RTS station?

Because the amenity tables on the three tower pages were compiled separately and never reconciled. The Towers 1-3 page says 6.6 km to the future Bukit Chagar RTS station, the MBW Bay master page says 7 km, and the Towers 4-6 page says 9.5 km. The three tower groups are around 120 metres apart on the same parcel — their registered coordinates are on this page and you can check the spacing yourself.

The same spread runs through the rest of those tables: Larkin Sentral appears as 5.1, 5.5 and 7.7 km; JB Sentral as 5.9, 6 and 8.5 km; the CIQ as 6.7, 7 and 9.5 km. I have used the master page figures on this page because they sit in the middle and cover the whole parcel, and I have flagged the alternatives in the notes column rather than quietly picking one.

The practical advice is simpler than the arithmetic. On this side of Johor Bahru your morning is decided by traffic on Jalan Skudai and the Coastal Highway, not by the kilometre count. Drive it at 7am on a weekday before you commit, or message me and I will tell you what it actually runs at.

Which release should I buy — Towers 1-3, 4-6 or 7-8?

Towers 7 and 8 are finished and no longer sold by the developer, so the live choice is between Towers 1-3 and Towers 4-6, and they are genuinely different products.

Take Towers 4 to 6 if you want the water podium — pool, kids' lagoon, jacuzzi, sauna, steam room, gym — if you want to see a drawing before you sign, since this is the only release with plans online, and if you want the lowest entry at RM493,000. Take Towers 1 to 3 if you need the larger plans, if the sports podium with the basketball court and the elevated playground suits your family better, or if you are a foreign buyer, because this is the only release with anything above the RM1,000,000 line.

One structural point that decides more than the brochures do: your podium opens only when the towers standing on it are completed. A Towers 1-3 buyer does not get to use Podium B in the meantime. Ask for the estimated completion date of your specific tower in writing, and check it against the APDL rather than against a sales presentation.

What facilities does Florian Residences have?

Three podium decks with three different themes, which is more unusual than it sounds — most JB projects duplicate the same pool and gym on every podium.

Podium A, over the completed Towers 7 and 8, is the quiet one: sky garden, reflexology stroll, wellness garden, tropical garden, contemplating garden, BBQ garden, multipurpose hall, co-working space, beauty lounge, yoga room, music room and media room. Podium B, over Towers 4 to 6, is the water deck: swimming pool, kids' lagoon, aqua gym, jacuzzi, sauna, steam room, BBQ bar, gymnasium, cardio room, yoga room, games room, entertainment room and reading room. Podium C, over Towers 1 to 3, is the sports deck: fit-natural zone, calisthenics play, kids' bouldering, glamping lawn, the great lawn, basketball court, elevated playground, BBQ garden, kids' playroom, reading room, entertainment room, co-working space, gourmet kitchen, dining room, yoga room, gymnasium and dance room.

MB World attaches one condition in its own footnote, and it is the one people miss: each podium only becomes available once the residential towers on it are completed. Read that as a timing question, not a marketing detail — it is the difference between buying facilities you can use in three years and facilities you can use in six.

When will Towers 1-3 and Towers 4-6 be completed, and what is the maintenance fee?

MB World publishes neither on its project pages. Towers 7 and 8 completed in November 2025, and both remaining releases are shown simply as current development with monthly site photographs — the most recent set on file is July 2026.

I am not going to estimate a handover date from photographs. What I will tell you is where the binding answer lives: the estimated date of vacant possession is written into the sale and purchase agreement, and the project's advertising and sale permit sits on MB World's own APDL page. Read both. A completion date quoted verbally in a sales gallery is worth nothing if it differs from the S&P.

On the maintenance charge, ask for the rate per square foot and the sinking fund contribution together, and ask which podium your service charge is funding. Message me and I will get the current figures direct from the developer for the specific tower you are looking at.

Johor has the country's biggest serviced apartment overhang. What does that mean for Florian?

It means your exit is the part of this purchase that needs the most thought. NAPIC's first-quarter 2026 figures record 9,972 completed unsold serviced apartments in Johor out of 19,263 nationally, worth RM16.52 billion in total, and around 58.5% of that national completed-unsold stock is priced between RM500,001 and RM1,000,000. Almost every layout at Florian Residences falls inside that band.

What it does to you in practice. On resale, you are competing against a deep supply of finished, empty, comparable units — including the ones still unsold in your own development — so pricing discipline matters more than it would in a tight market. On rent, a large pool of competing landlords caps achievable rent, so treat any yield projection built on pre-2025 assumptions with suspicion. On financing, valuers work from recent transacted comparables, and in an oversupplied submarket those come in soft; that can open a gap between what you paid and what your future buyer's bank will accept, which the buyer has to bridge in cash.

The balancing point, honestly: overhang is a completed-and-unsold measure, so it is telling you about buildings that already exist, not about a specific new one. Florian's defence is that it is not competing on Causeway proximity at all — it is a Danga Bay family address near schools and the general hospital, and it is priced accordingly. Buy it for that reason and the maths works. Buy it as an RTS play at 7 km and it does not.

Can a foreign buyer get a Malaysian bank loan at Florian Residences?

Yes in principle, but the question is largely academic here because so few units are open to foreign purchase in the first place. Foreign buyers are typically offered around 60% to 70% of the purchase price against up to 90% for Malaysian citizens, and the margin is calculated on the bank's valuation rather than the developer's price list.

If you are looking at the Tower 3 Type D1-1 from RM1,015,000, work the numbers before you book: at a 65% margin you would fund roughly RM355,000 of equity, about RM81,200 of stamp duty at the 8% non-citizen rate, and RM30,450 of Johor foreign buyer levy — a little over RM466,000 in cash before legal fees and disbursements.

Malaysian buyers are in a different position entirely, and most of this development is priced for them. If you are a citizen or permanent resident, the entry at RM493,000 with a published price list and a completed phase you can inspect is a genuinely straightforward proposition — which is not something I say about many Johor launches.
