What the waterfront is really like. Danga Bay is about 6.6 to 7 km from the RTS Link station at Bukit Chagar and the Bangunan Sultan Iskandar CIQ — a drive, not a walk, and every project page here says so in kilometres. Country Garden Danga Bay is 50 m from the Lido Beach public waterfront, 300 m from Beletime Danga Bay mall, 2.3 km from Hospital Sultanah Aminah and 7 km from the CIQ. Florian Residences at MBW Bay is 1 km from Beletime, 3 km from Sultanah Aminah, 6 km from JB Sentral and 7 km from the RTS terminus. Calia Residences sits further back, 1.3 km from Istana Bukit Serene, 2.4 km from Beletime, 5.3 km from KPJ Puteri and 6.3 km from Larkin Sentral.
What you are buying into. Scale is the defining fact. Country Garden Danga Bay is 41 blocks and about 8,500 units on 57.11 acres, completed and occupied. Florian Residences is 2,003 units across eight towers inside a 17.43-acre master parcel planned for 3,277 units, with towers 7 and 8 completed in November 2025 and towers 1 to 6 still building. Calia adds 1,274 units at 453 to 984 sq ft for Q3 2029. Johor's non-citizen floor is RM1,000,000 on strata, with a state levy of 3% or RM30,000 whichever is higher — and a RM50,000 minimum on serviced residences priced below RM1,000,000 — plus state consent on a restricted title.
The part to weigh carefully. Calia's entire permit band, RM400,905 to RM815,296, sits under the RM1,000,000 threshold, so no unit in it is open to a non-citizen. Only a small top slice of Florian Residences clears the line. Country Garden Danga Bay publishes no current price list; what exists is a transacted median of RM688 psf and, at the time of checking, 791 units listed for sale and 754 for rent in one completed scheme. That is the resale depth any new Danga Bay purchase is competing against, alongside the 9,972 unsold completed serviced apartments NAPIC recorded across Johor for 1Q2026.
