The licensed developer on the advertising permit is WCT Green Sdn Bhd, 201101001824 (929961-P), a subsidiary of WCT Land Sdn Bhd and part of WCT Holdings Berhad, listed on the Main Market of Bursa Malaysia under stock code 9679. Developer licence 30376/02-2028/0053(A) runs to 16 February 2028, and the land is charged to Malaysia Building Society Berhad. WCT is a different kind of counterparty from most of what sells in Johor Bahru: it is first and foremost one of Malaysia's larger contractors, building infrastructure and buildings other parties commissioned long before it developed its own townships. A listed contractor-developer building on its own land is structurally a different proposition from a single-project private company. WCT also states in its own sustainability reporting that Adison was awarded provisional GreenRE Bronze certification in the residential category in 2024.
Disclosure. The honest counterweight here is gearing, and it comes from public filings rather than rumour. WCT has carried heavy debt for years and has been working it down by selling assets rather than by trading out of it. In 2024 to 2025 it proposed disposing of three retail properties – Bukit Tinggi Shopping Centre, Paradigm Mall Petaling Jaya and Paradigm Mall Johor Bahru – for RM2.44 billion into a newly created Paradigm REIT, with shareholders approving the listing on 9 April 2025. The IPO was expected to raise around RM1.4 billion, the bulk of it earmarked to repay group borrowings. CIMB Securities' published pro-forma estimate had WCT's net gearing falling from roughly 73% at FY2023 to around 33% once the REIT was in place. The direction of travel is right, but the starting point was high, and a group selling its best income-producing assets to deleverage does not have unlimited headroom. No abandoned project or licensing irregularity has been found attributed to WCT Green or WCT Land on this site.
Verify developer licence 30376/02-2028/0053(A) and the phase-specific advertising and sale permit on KPKT's TEDUH portal before paying, and read the approved price band and completion date off the permit. Ask for MBSB's title redemption procedure in writing, since your individual title is released through the chargee bank.
