One sentence frames this whole page, and it is the opposite of what a marketing page would say: The Maple Residences is FINISHED. The KPKT KPKT TEDUH register records a CCC and a register vacant possession date both of 30 May 2025, peratusSiap 100.00 on all three component rows and a status of Siap Dengan CCC — and the developer’s own project page never says so. WCT’s “Property Status” field reads Freehold Condominium. It publishes no completion date and no status at all. A page about this building that read as a new launch would be the one genuinely dishonest version available, so this page says COMPLETE in its first line and prints the register field it comes from. Then the second date, which belongs beside the first: the advertising and sales permit for this registration, 14379-2/09-2025/0642(R)-(S), ran 9 September 2024 to 8 September 2025 and has EXPIRED. No later permit record exists on the register — and as at 15 October 2026 that is 403 days ago. The developer’s LICENCE is a different instrument and it is live to 8 September 2027. Two instruments, two dates, and this page never passes one off as the other. The honest reading is not a scandal and the page says that too. An APDL authorises advertising and selling a development under construction; on a completed building there is nothing left to permit. But the filed advertisement records 288 of 940 units unsold as at 8 August 2024, and a KPKT reading published on 28 August 2026 gives the identical figure — so stock is being marketed. The lapse is a fact, the completion is a fact, and the tension between them is the developer’s to explain, not this page’s to resolve. Start with the reassuring half, because it is unusually clean here. pjb.jenis on 14379-2 reads Jadual H. The register files one jenisBangunan, Rumah Pangsa/Kondo, and three component rows — 303 + 295 + 342 = 940 — all three of that one type. The filed advertisement types the product Kondominium (FASA R4). No office suite, SOHO, studio-office, retail lot or serviced-apartment parcel is named by the filing, by the register, by the developer or by any publisher, and 14379-4 returns a client error against bilanganProjek: 3 — there is no fourth registration to hide one in. So all 940 units carry Schedule H, the Housing Development Act liquidated-damages clause, the section 7A housing development account, the statutory defect liability period and Housing Tribunal access. That is stated here as FACT, not hedged. The registered name is an eighteenth shape this site has catalogued, and it is the closest to a marketing name yet — which makes it the one most likely to be mis-TYPED. The register calls the scheme Residensi Mapel OUG. Maple becomes Mapel: one letter transposed, the English brand word respelled into Malay orthography, with Residences becoming Residensi and the locality OUG surviving intact. This is not a translation and not a different name — it is the same name spelled the Malay way, and it is what will appear on the sale and purchase agreement and on the loan documents. And the trap it sets is worse than it looks. A KPKT developer search on MAPLE returns THREE real licensed developers and not one of them is this one — one in Melaka Tengah with ten projects, one in Seberang Perai and one in Muar. A search on MAPEL would not help either, because the register’s search endpoint looks at DEVELOPER names only: there is no project-name search on the register at all. A buyer who types either spelling into any KPKT surface finds nothing. The code is the only thing that works: 14379-2, on licence 14379/09-2027/0809(A) — which is why this page prints that code beside every figure on it. The company you contract with is not the company the marketing names, and the gap is not subtle. Every WCT marketing surface names WCT Land Sdn Bhd — the project page’s enquiry-consent text names it, and the footer reads “© 2026 WCT LAND”. WCT Land Sdn Bhd holds NO KPKT developer licence at all. The licensee is WCT OUG DEVELOPMENT SDN. BHD., KPKT developer code 14379, and the project page never names it once. Both halves are true and the page says which does which job: WCT Land is the brand and the marketing entity; WCT OUG Development is the licensed developer, the vendor on the Jadual H contract and the party the statutory remedies run against. Two legally filed price bands, and they mean different things. This is the part most pages get wrong by printing one of them as “the price”. The KPKT register’s component bands sum to a development-wide RM643,000 – RM1,664,050: that is the LAUNCH band. The filed advertisement dated 8 August 2024 prints RM765,900 – RM1,664,050: that is the REMAINING-STOCK band. Every maximum matches to the sen on all three blocks. Two minima rose — Blok A by RM122,900 and Blok B by RM107,850 — and Blok C’s did not move at all. And the filed Baki Unit Belum Dijual field explains exactly that: Blok A had 27 of 303 left and Blok B 74 of 295, so the cheap stock was gone; Blok C had 187 of 342 — more than half the block — so its cheapest unit was still on the shelf and its minimum did not move. Both bands are printed below, labelled and dated, with that explanation. Neither is published as “the price”, and neither is a price list, a quotation or an offer. A real green certificate, and the developer understates its own achievement. The GreenRE register records The Maple Residences, WCity OUG against WCT OUG Development Sdn Bhd — the licensee, character for character — at BRONZE with FINAL CERTIFICATION dated 26 September 2025 under the residential tool RES v3.2. WCT’s own corporate page still calls it “Provisional GreenRE Bronze”, and its own simplified e-brochure says only that “a GreenRe award was given”, naming no level and no year. Three versions on three surfaces. This page publishes the issuing body’s own status, which is the stronger and the verified one, and records that the developer undersells itself. The usual error on this site runs the other way. What nobody publishes, and it is a long list for a 940-unit building. There is no site address, no street, no lot or PT number, no mukim and no section on any surface — the filed advertisement prints only the developer’s address, the register prints only a coordinate, and the only lot WCT publishes belongs to its own sales gallery. There is no filed built-up schedule whatsoever: no type code, no built-up, no bedroom count and no bathroom count appears in the filed advertisement at all. The developer publishes NO facilities for 940 units — not a pool, not a gym, not a playground, not a level schedule, not a site plan. No car-park total, no lift total, and no parcel area as a filed figure. And one more thing a reader should know up front: only ONE third-party source publishes anything about this project at all. Where this page cites a publisher, it is that single source, and nothing on this page is corroborated by a second portal. This page carries no photographs and no plans, and the reason is a measurement rule rather than a shortage of files. The developer’s host publishes no pixel dimensions by any route, and an image that cannot be MEASURED cannot be accepted — so six well-captioned floor plans, each with its type code, built-up, bedroom and bathroom count printed directly above it, were declined anyway. Nothing has been substituted, no stock photograph appears, and every layout panel below says in words what a plan would have shown. The building is finished, so the right asset here is a site photograph, and Louis will send you one from his own project folder.

All six are the developer’s marketing figures. There is NO filed built-up schedule at all — no type code, no built-up, no bedroom count and no bathroom count appears in the filed advertisement. Blok C’s filed band of RM1,262,700 – RM1,664,050 sits ENTIRELY ABOVE the floor, so all 342 Blok C units clear it on the filing alone. - Density

Keluasan Tanahis NOT PRINTED on the filed advertisement, and the register’skeluasanfield is self-refuting on this record. WCT’s “63-acre Integrated Development” is the TOWNSHIP, not this project — dividing 940 by 63 would understate the real figure by roughly thirteen times, and this page does not do it. Credit where it is due: WCT makes no low-density claim and no units-per-acre claim for this project anywhere. - Maintenance

- Imagery on this page
- NONE — deliberatelyThe developer’s host publishes no pixel dimensions by any route — no media index, no dimensions in the file path, no directory listing — so not one candidate asset could be MEASURED, and an unmeasured image is not an accepted one. Six floor plans each carrying a printed type code, built-up, bedroom and bathroom count directly above it were declined on that ground alone. Nothing was substituted and no stock photograph appears.

Nine things about The Maple Residences that nobody else prints
This is a finished building that is still being sold, which is an unusual position and the reason a brochure is the wrong document to read. The register, the filed advertisement dated 8 August 2024 and the developer’s own two surfaces disagree with each other on the permit, the licence suffix, the green status, the chargee, the completion date and the nearest station — and every one of those disagreements is printed below rather than smoothed over.
It is FINISHED, and its developer’s own page never says so
CCC and register vacant possession both 30 May 2025, peratusSiap 100.00, status Siap Dengan CCC. WCT’s “Property Status” field reads Freehold Condominium — it publishes no completion date and no status at all. A page that read as a new launch would be the one dishonest version available.
The registered name respells the brand: Maple becomes Mapel
Residensi Mapel OUG on register code 14379-2. One letter transposed — the closest a registered name has come to a marketing name on this site, and therefore the one most likely to be mis-typed. And the register has no project-name search at all, so neither spelling finds it.
The advertising permit lapsed 403 days ago while the licence runs to 2027
14379-2/09-2025/0642(R)-(S) expired 8 September 2025. No later record exists. The licence 14379/09-2027/0809(A) is live to 8 September 2027. Two instruments, two dates, and the page never conflates them. On a completed building a lapse is expected — but 288 units were unsold at the last two readings.
Two legally filed price bands, and the register explains the gap
Register launch band RM643,000 – RM1,664,050. Filed advertisement remaining-stock band RM765,900 – RM1,664,050. Every maximum identical to the sen; two minima rose and Blok C’s did not — and Blok C is the block that still had 187 of its 342 units. Both printed, labelled, dated. Neither is “the price”.
All 940 units are Jadual H, and that can be said as fact
One jenisBangunan, three component rows of one type, summing to exactly 940, pjb.jenis Jadual H, and 14379-4 returns a client error against bilanganProjek: 3. No non-HDA parcel is named by anybody and there is no fourth registration to hide one in — so Schedule H, the statutory damages clause, the section 7A account, the defect liability period and Tribunal access are facts here, not hedges.
A real GreenRE FINAL certificate that the developer calls “provisional”
BRONZE, FINAL CERTIFICATION, 26 September 2025, tool RES v3.2, to the licensee by name. WCT’s own corporate page says “Provisional” — and in the same table it calls a genuinely PROVISIONAL rating on another of its projects a plain rating. One table, two errors, in opposite directions. This page prints the certificate’s own status.
The nearest station: 465 m or 2.5 km, on one station
The single third-party source gives LRT Awan Besar at 465 m, explicitly straight-line. WCT’s own table gives the same station at 2.5 km and never says what it measures. A 5.4× gap. WCT’s own sales gallery is addressed on Jalan Awan Besar, which is counter-evidence to its own figure — and NOBODY publishes a walking distance. Both are printed; neither is adopted.
There is no filed built-up schedule at all — not an unreadable one, an absent one
The filed advertisement contains no unit-type schedule, no type codes, no built-up areas, no bedroom counts and no bathroom counts. So when the developer’s six layouts start at 958 sq ft and the one publisher’s range starts at 808, there is nothing filed to settle it — and this page settles nothing.
The company that markets it holds no licence, and is never named beside the one that does
Every WCT marketing surface names WCT Land Sdn Bhd, which holds NO KPKT developer licence. The licensee is WCT OUG DEVELOPMENT SDN. BHD., code 14379, and the project page never names it once. The filed advertisement prints the licensee’s company number two different ways in one document, and no second surface prints it at all.

What the two bands mean, and the three tests the explanation passes
- There are TWO legally filed bands on this project and they are answers to different questions. The register’s component bands are the LAUNCH band: RM643,000 – RM1,664,050 across the development. The filed advertisement dated 8 August 2024 is the REMAINING-STOCK band as at that date: RM765,900 – RM1,664,050.
- Test one — direction. Remaining stock can only raise a minimum, never a maximum above the register’s. No maximum moved. Not one, not by one sen.
- Test two — sign. Both minima that moved, moved UP, which is exactly what remaining stock predicts.
- Test three — ordering, and this is the one that makes it evidence rather than a story. Blok C had 187 of 342 unsold — over half — so its cheapest unit was still available and its minimum did not move. Blok A had 27 of 303 and Blok B 74 of 295 left: the cheap stock was gone, and those are precisely the two minima that rose.
- So both bands are printed, labelled and dated, and neither is published as “the price”. These are statutory and public-registry figures: they are not a price list, not a quotation and not an offer, and they are stated per block rather than per unit. A buyer facing remaining stock faces the HIGHER of the two.
- And one figure this page refuses to print: a single publisher carries a “from” figure that sits BELOW the filed advertisement’s minimum while sitting above the register’s launch minimum. Under the house rule a figure below a filed statutory minimum is not published, and only its existence is recorded. The same publisher derives a monthly instalment from it; that is withheld too, as a vector for the same figure.
The timeline — and almost every date on it exists only in the register

The CCC beat it by 5.4 months.Baki field reads Tiada, which the 28 August 2026 reading proves cannot mean zero here. The unit types as the developer prints them — and the floor plans this page will not show you
The filed KPKT advertisement for 14379-2 contains NO unit-type schedule, no type codes, no built-up areas, no bedroom counts and no bathroom counts. That is not an unreadable schedule — it is an absent one. So every built-up below is the developer’s own marketing figure, taken from its project page exactly as printed, and none of them is a statutory figure. And there are no floor plans on this page, which needs explaining rather than glossing. Six floor plans DO exist on the developer’s own host, one per type, each with its type code, built-up, bedroom and bathroom count printed directly above it and the same type code in its own filename — two independently agreeing legs, which is as good as this kind of evidence gets. They were declined anyway, because that host publishes no pixel dimensions by any route and an image that cannot be MEASURED cannot be accepted. Nothing has been substituted. Every panel below says in words what a plan would have shown. Read the register’s own bedroom field first, because it carries a fact none of the marketing does: four-bedroom units exist in Blok C only.
Type B1 — 958 sq ft, 3 bedrooms, 2 bathrooms, 1 yard
One of three layouts the developer prints at 958 sq ft, and the smallest layout it publishes anywhere. The developer shows the price for every one of its six types as TBA, so no per-type price exists on any surface at all — which is why the only prices on this page are the two filed bands, stated per block. Nothing published anywhere says which block B1 sits in. The register’s bilik: 3 on the Blok A and Blok B rows is consistent with a three-bedroom type in either, and that is as far as the evidence goes.
Type B2a — 958 sq ft, 3 bedrooms, 2 bathrooms
The second of the three 958 sq ft layouts. Where B1 is printed with a yard, B2a and B2b are printed WITHOUT one — the developer simply does not state it, and this page does not fill that in. Note the tour ambiguity, because it is the kind of detail that gets copied wrongly: there is ONE virtual tour labelled Type B2 and TWO type codes, B2a and B2b, in the developer’s own list. One tour serves two codes and nobody says which.
Ask what the difference between B2a and B2b isType B2b — 958 sq ft, 3 bedrooms, 2 bathrooms
The third 958 sq ft layout. Three of the developer’s six types carry the identical built-up, and the developer publishes nothing that distinguishes them beyond the code and the plan. So the only honest statement about the difference between B1, B2a and B2b is that the developer draws three plans and does not describe the difference in words anywhere.
Type C1 — 1,163 sq ft, 3 bedrooms, 3 bathrooms, 1 yard
The largest of the developer’s two three-bathroom layouts, and 11 sq ft larger than C2. The register’s tandas field reads 2, 3 on the Blok A and Blok B rows and a flat 3 on the Blok C row, which is consistent with a three-bathroom type sitting in any of the three blocks and settles nothing. No source anywhere maps a layout to a block, and no car-park allocation is published per layout — only the filing’s development-wide 2 to 3 bays per unit.
Type C2 — 1,152 sq ft, 3 bedrooms, 3 bathrooms, 1 yard
Eleven square feet smaller than C1 on the same bedroom and bathroom count — the developer publishes the two as separate types and explains the difference nowhere. No square-metre figure appears anywhere on this page, for either type, because the developer publishes none and a conversion would be this page’s arithmetic rather than anybody’s published figure.
Type D1 — 1,378 sq ft, 4 bedrooms, 3 bathrooms, 1 yard
The only four-bedroom layout the developer publishes, and the top of its range — “Up To 1,378 Sq.Ft” in its own fact strip. And here the register adds something the marketing does not: bilik reads 3, 4 on the Blok C row and a flat 3 on the Blok A and Blok B rows, so the four-bedroom units exist in BLOK C ONLY. Three independent legs point the same way: the register’s own bedroom field, the single 4-bedroom layout, and Blok C being the only block whose filed band starts above RM1.26 million. That also means every unit of this type sits in the one block whose entire filed band is above the RM1,000,000 Federal Territory foreign-buyer floor.
The built-up contradiction — 808 sq ft or 958 sq ft, and nothing filed to settle it
The single third-party source that covers this project publishes a built-up range of 808 – 1,378 sq ft. The developer’s own six layouts start at 958 sq ft. There is no 808 sq ft type on any developer surface. What makes this harder to dismiss as a scrape error is that the MAXIMA agree exactly: 1,378 sq ft is Type D1 on both. Two readings are possible and neither is proved: either a seventh type exists that the developer’s website does not display, or the publisher is wrong. So this page does not publish “from 808 sq ft”, and it does not publish “six layouts” as exhaustive either. Closed by: the SPA’s Schedule H floor-plan annexure, a developer price list, or the strata plan.
Ask whether a seventh layout existsWhich layout sits in which block — unanswerable from anything published
The three blocks carry three different filed price bands — Blok A RM765,900 to RM1,151,150, Blok B RM803,850 to RM1,209,800 and Blok C RM1,262,700 to RM1,664,050 on the filed advertisement — and no source anywhere says which of the six marketed layouts sits in which block. The one real clue is the register’s own bilik field, which puts four-bedroom units in Blok C alone. Beyond that, a buyer cannot be told from any published document which filed band governs the layout they are being shown. Closed by: a developer price list keyed by block, or the strata plan.
Car parks, lifts and facilities — the three blanks a 940-unit building should not have
The filing gives 2 to 3 car-park bays per unit and the developer’s e-brochure agrees. The TOTAL bay count is printed nowhere, no car-park level is named by anyone, and no per-layout allocation exists. On lifts, the developer’s fact strip reads, verbatim, “8 Units & 8 Lifts Per Floor”. Eight lifts per floor beside eight units per floor would be one lift per unit, which is implausible as worded; it is most likely eight lifts in total or per block — but no lift total and no per-block figure is published anywhere, so this page quotes the developer’s words and publishes NEITHER reading. And the facilities: the developer’s project page lists not one on-site building facility for 940 units. No pool, no gym, no playground, no hall, no level schedule, no site plan, no facilities graphic. One publisher names exactly one facility, a gymnasium, and no level is named by anybody. Closed by: the approved building plan, the developer’s full brochure — only a “simplified” one is published — or a site visit.
Ask for the facilities list and the bay countEvery built-up, bedroom, bathroom and yard figure in this section is the developer’s own marketing figure and none of them is filed. No type code, built-up, bedroom count or bathroom count appears in the filed KPKT advertisement for 14379-2 at all. The register’s keluasan field is not used anywhere on this page as an area: it reads 0 – 87, 0 – 96 and a bare 0, and the bare zero sits on the block holding the largest units. The real per-type schedule comes from the sale and purchase agreement’s Schedule H annexure and from the developer’s price list; ask Louis and he will get them.
Why there are no renders on this page
No images from the developer’s marketing are reproduced here. A render is drawn to sell. It is not something the developer is contractually bound to build, and there is nothing in it you can check against a document.
Ask for these three in writing instead: the approved building plan, the unit layout with its stated built-up area, and the specification schedule attached to the sale and purchase agreement. Those bind the developer. A render does not.
Taman OUG (Taman Overseas Union), Kuala Lumpur — and the site address nobody publishes
Start with the blank, because it is the biggest one on this page: no source anywhere publishes this project’s own site address, street frontage, lot or PT number, mukim or section. The filed advertisement prints only the DEVELOPER’S address. The KPKT register prints only a coordinate pair. And the only lot number WCT publishes — Lot PT 15210, Jalan Awan Besar, Taman Overseas Union, 58200 Kuala Lumpur — is the address of its SALES GALLERY, not of this project, and it is not published here as the project’s. What IS settled, on five agreeing legs, is the district and the authority: the filed advertisement names DBKL as the approving authority for the building plan; the plan serial BP S3 OSC 2022 2492 (19) is a DBKL form and DBKL has jurisdiction only inside the Federal Territory; the register reads daerah: Kuala Lumpur and negeri: WP Kuala Lumpur; WCT’s own contact page postcodes its gallery 58200, which is the Taman Overseas Union postcode; and the Federal Territories’ own affordable-housing register groups this whole south-west belt under the label Seputeh. That last point is worth stating plainly: OUG is a MARKETING locality, not a gazetted one. The government uses neither Taman OUG nor Taman Overseas Union — the register files only daerah: Kuala Lumpur, and there is no OUG label in the Federal Territories’ own locality list at all. This page is filed under Taman OUG because that is the name the project, the developer and buyers use; the gazetted grouping is printed here rather than hidden in a second label. And then the distances, which are the sharpest contradiction on this project.
Chinese place names on the Chinese version of this page: Kuala Lumpur is written 吉隆坡, which is verified. OUG, Taman Overseas Union, Taman OUG, Awan Besar, Sri Petaling, Bukit Jalil, Seputeh and Happy Garden are kept in Latin script, because no verified Chinese name for any of them was available to this page and inventing one would be worse than leaving it. The project’s own name stays in English on the Chinese page.
The nearest station — 465 m or 2.5 km, and this page adopts NEITHER
- LRT Awan Besar (SP19, Sri Petaling line) — 465 m, explicitly straight-line, from the single third-party source that covers this project. The same source states the site sits inside the 400 m Awan Besar transit ring, carrying a density incentive under KL’s plan.
- Awan Besar LRT Station — 2.5 km, from WCT’s own table, which never says what it measures.
- Same station. Two sources. A 5.4× gap. 465 m and 2,500 m cannot both be straight-line, and WCT does not say its figures are driving distances.
- And the third piece of evidence is the developer’s own: WCT’s contact page addresses its property gallery on
Jalan Awan Besar— the township fronts the road the station is named after. So two independent indications point to “close” and WCT’s own table is the outlier. But a sales-gallery address is not a site address, and the gallery’s lot is the gallery’s. - NOBODY publishes a WALKING distance to any station. This page prints both figures with their sources and their stated basis, and adopts neither. It does not estimate one.
- And the ordering is contradicted too: WCT’s own table makes Sri Petaling LRT (2.1 km) NEARER than Awan Besar (2.5 km) — which both the portal’s figures and WCT’s own street address contradict.
The other five measured figures — all from the same single publisher, all straight-line
- SK Seri Indah — 342 m · straight-line, one publisher
- Jalil Sutera Park — 1,003 m · straight-line, one publisher
- SJK(C) Yoke Nam — 1,036 m · straight-line, one publisher
- Aurora Place mall — 1,410 m · straight-line, one publisher
- Columbia Asia Bukit Jalil — 1,839 m · straight-line, one publisher
- Every one of these is a straight line, not a route, and every one comes from the SAME single source. There is no second publisher for this project anywhere, so nothing in this column is corroborated — and this page does not imply that it is.
WCT’s own four figures, reproduced as its figures
- Sri Petaling LRT Station — 2.1 km · basis not stated
- Awan Besar LRT Station — 2.5 km · basis not stated — and the figure contradicted above
- Terminal Bersepadu Selatan (TBS) — 5.3 km · basis not stated
- KLIA — 35 km · basis not stated
- WCT publishes no walking time, no driving time and no statement of what any of the four figures measures.
Named by the developer with NO distance by anybody — reproduced as lists, never as proximity
- Highways: Kesas · MRR2 · MEX · Bukit Jalil · KL–Seremban · SUKE. WCT’s fact strip says “Next to KESAS & MEX Highways” — a bare “next to” with NO distance, NO interchange and NO slip road named by anyone. This page refuses “next to” and prints the list instead.

- Recreation: KL Sports City · Bukit Jalil Golf & Country Resort · Bukit Jalil Recreational Park · Kinrara Golf Club
- Healthcare: IMU Healthcare · IMU Medical Centre · Taman Desa Medical Centre · Sunway Medical Centre · Columbia Asia Bukit Jalil
Nobody publishes a distance for any of these — and the list is long
- KL city centre and KLCC · KL Sentral · Mid Valley (named, unmeasured) · Bangsar · Seputeh · Old Klang Road / Jalan Klang Lama · Kuchai Lama · Taman Desa · Salak South · Sri Petaling town centre · Happy Garden
- The nearest MRT station of any line · the nearest KTM station · the WALKING distance to LRT Awan Besar or LRT Sri Petaling
- Any wet market · any mosque, temple or church · any kindergarten · the site’s own road frontage
- No figure on this page has been estimated, interpolated or borrowed from a neighbouring project. Several nearby schemes on this site carry rich Old Klang Road and Kuchai Lama proximity sets; not one item of any of them crosses onto this page, on four discriminating legs — a different licensee, a different postcode, a different DBKL submission zone and a different rail line.
The township, the acreage and the one piece of geometry that does not close
- WCT publishes “63-acre Integrated Development” on three of its own surfaces, and it is honestly labelled as the TOWNSHIP’s acreage —
WCity OUG, which WCT itself spells both WCity OUG and W City OUG on its own two surfaces. - That 63 acres holds this project’s 940 units, two other registrations on the same licence, a component the township page labels only “Coming Soon”, and unspecified commercial and public space. So 940 divided by 63 acres would be the township denominator and would understate the real figure by roughly thirteen times. This page does not compute it.
Keluasan Tanahis NOT PRINTED on the filed advertisement, so no filed parcel area exists. The single third-party source publishes 4.91 acres. On that figure 940 units is about 191 units per acre — a portal acreage and this page’s own arithmetic, labelled as both, and corroborated by nobody.- Credit where it is due: WCT makes NO low-density claim, no units-per-acre claim and no acreage claim for this project itself anywhere. The only acreage it publishes is honestly the township’s. Nothing needs refuting.
- And the geometry that does not close, printed and not adjudicated: 63 acres is about 0.255 km², roughly a 505 m square. The register’s coordinate for one of the other registrations WCT lists under this township sits about 1.18 km from this project’s, while the other sits about 89 m away. 1.18 km does not fit inside one contiguous 63-acre parcel. Either the township is non-contiguous or one coordinate is defective. That is this page’s own arithmetic on the register’s own coordinate pairs, and a register coordinate is a locality check and never a site address.
Not one distance on this page has been measured, estimated or adopted by this page. Every figure is attributed to the surface that publishes it, with its stated basis where the publisher states one — and WCT states none for any of its four. The 465 m and 2.5 km figures for the same station are both printed because both are published; the gap between them is the finding. Only ONE third-party source exists for this project, so no figure in this section is corroborated by a second publisher, and this page does not imply that any of them is.
KPKT register: Residensi Mapel OUG, register code 14379-2
Two statutory surfaces exist for this project and this page reads both: the KPKT KPKT TEDUH register record for 14379-2, and the filed advertisement particulars (BUTIR-BUTIR IKLAN) whose own document path dates it to 8 August 2024. A third surface, the developer’s own simplified e-brochure dated V05.09.2023, is not statutory but prints the same fields — and disagrees with both of them on three of those fields. Everything in the table below is a field on one of those surfaces, quoted with the surface it comes from. Where the three disagree, the table prints all three.

Read the licence and the permit as two different instruments, because that is the single most consequential line in this table. The developer’s LICENCE 14379/09-2027/0809(A) is LIVE to 8 September 2027. The advertising and sales PERMIT for this registration, 14379-2/09-2025/0642(R)-(S), EXPIRED on 8 September 2025 and no later record exists. This page never passes the licence validity off as permit validity.
Source discipline on this table. Register fields are the KPKT KPKT TEDUH register record for developer code 14379 and project code 14379-2, read 15 October 2026, with the serial walk continued to a client error on 14379-4 against bilanganProjek: 3. Filed-advertisement fields come from the BUTIR-BUTIR IKLAN document whose own path dates it 8 August 2024 and whose URL was read out of the register’s own iklan array rather than constructed. Where the developer’s simplified e-brochure (V05.09.2023) differs, both are printed and the register or the later filed document is the one published as the fact. No figure in this table has been taken from any other registration on this licence, from any other WCT development, or from any neighbouring page on this site.
It is FINISHED — and the developer’s own page never says so
The KPKT register records a CCC of 30 May 2025 and a register vacant possession date of 30 May 2025 on all three component rows, with peratusSiap 100.00 and a status of Siap Dengan CCC. That is the cleanest form this record takes: where other completed schemes on this site carry a CCC and an empty VP field — and can therefore be called neither late nor on time — this register populates both with the same date. And the developer does not say it. wctland.com.my publishes no completion date and no status at all: its “Property Status” field reads Freehold Condominium, which is a tenure and a built form rather than a status. The one third-party publisher is worse: it says “under construction” in its body text while its own KPKT panel on the same page prints Siap Dengan CCC. One publisher contradicting itself on one page. So the single most useful sentence on this page is the first one: this building is complete, it has been complete for about sixteen and a half months, and the evidence is the register’s own field, printed here with the code so you can repeat the check. A page about this project that read as a new launch would be the one genuinely dishonest version available, and that is why this one carries no launch language, no countdown and no register-your-interest device anywhere.
And the advertising permit LAPSED — 403 days ago, while the licence runs to 2027
The register’s current advertising and sales permit record for 14379-2 is 14379-2/09-2025/0642(R)-(S), which ran 9 September 2024 to 8 September 2025. It has EXPIRED, no later permit record exists, and as at 15 October 2026 that is 403 days ago. Credit the record before the gap, because it deserves it: permit cover was CONTINUOUS across five years of selling, with four consecutive records butting end to end from 9 September 2020 to 8 September 2025 — 0604(P), then 0390(R)-(S), then 1413(R)-(S), then 0642(R)-(S) — and not one uncovered day. The first sale and purchase agreement, on 8 December 2020, fell about three months AFTER the first permit took effect, which is the right order. Then it stopped. And the honest reading is not a scandal: an APDL authorises advertising and selling a development under construction, and the CCC issued about three months before the last permit expired — on a completed building there is nothing left to permit. But 288 of 940 units were recorded unsold at the two latest readings, so stock IS being marketed. This page states the lapse as fact, states the completion as fact, and does not resolve the tension between them. Why no permit has been issued since 8 September 2025 while stock remains is a question for KPKT or the developer, and it is on this page’s not-published list. Never read the licence as the permit. The licence 14379/09-2027/0809(A) is live to 8 September 2027. Two different instruments, two different dates. And the permit exists in THREE states on three surfaces, which is why the number above is quoted from the register alone: the register has the current-but-lapsed record; the filed advertisement prints a literal XXX placeholder in both the permit-number and the validity field, so lapse-versus-current cannot be assessed from the filing at all; and the developer’s own e-brochure publishes 14379-2/09-2024/1413(R)-(S), two generations stale and dead since 8 September 2024.
The registered name respells the brand — Maple becomes Mapel, and no KPKT search finds it
The scheme is registered as Residensi Mapel OUG. Maple becomes Mapel — one letter transposed, the English brand word respelled into Malay orthography — Residences becomes Residensi, and the marketing locality OUG survives intact. This is not a translation by meaning, not a word reversal, not a Malay toponym sharing no word with the brand, and not the company’s own name. It is a phonetic respelling, which makes it the closest a registered name has come to a marketing name on this site — and for exactly that reason the one most likely to be mis-TYPED rather than mis-recognised. And the trap is worse than a spelling slip. A KPKT developer search on MAPLE returns THREE real licensed developers and not one of them is this project’s: a ten-project licensee in Melaka Tengah, one in Seberang Perai in Penang and one in Muar in Johor. Searching MAPEL instead would not help either, because the register’s search endpoint looks at DEVELOPER names only — there is no project-name search on the register at all. So a buyer who types either spelling into any KPKT surface finds nothing, and a confident, plausible, completely wrong answer set is what a brand search on a generic English noun returns. Use the code: 14379-2, on licence 14379/09-2027/0809(A). And remember which name goes on the paperwork — Residensi Mapel OUG is what will appear on the sale and purchase agreement and on the loan documents. For completeness, nine other “Maple” things were checked and refused by name on this job: three licensed developers in three other states, a Johor Land registration, a completed YTL condominium in Sentul, a Platinum-rated Sunway scheme in Iskandar, an industrial logistics brand whose name merely contains the word, a hospitality MANAGER that licenses the word to hotels, and an international school. None of them has any relationship to this project and nothing from any of them appears on this page.
All 940 units are Jadual H — and that can be stated as fact, not hedged
pjb.jenis on 14379-2 reads Jadual H. The register files ONE jenisBangunan for the whole registration, Rumah Pangsa/Kondo, and THREE component rows — 303 + 295 + 342 — all three of that one type, summing to exactly 940. No office suite, SOHO, studio-office, retail lot or serviced-apartment parcel is named by the filing, by the register, by the developer or by the one publisher. And 14379-4 returns a client error against bilanganProjek: 3, so there is no fourth registration for a non-HDA parcel to hide in. That is a positive result and this page states its consequences as facts rather than hedging them: every one of the 940 units carries Schedule H, the Housing Development Act liquidated-damages clause for late delivery, the section 7A housing development account, the statutory 24-month defect liability period running from vacant possession, and access to the Housing Tribunal. And the one thing that must not cross: another registration on this very licence — 14379-3, whose register coordinate sits about 89 metres from this one by this page’s own arithmetic — is filed Pangsapuri Servis, a serviced apartment. ONE licence, ONE masterplan, TWO different filed product classes. This project’s condominium classification must never be read onto that one, and that one’s serviced-apartment classification must never be read onto this one. It has its own page on this site and its own figures, and nothing crosses between the two but this cross-reference.
Two legally filed price bands, and the register explains the gap between them
There are TWO legally filed bands on this project and they answer different questions, which is why printing either one alone as “the price” would be misleading. The register’s component bands are the LAUNCH band: RM643,000 – RM1,151,150 on Blok A, RM696,000 – RM1,209,800 on Blok B and RM1,262,700 – RM1,664,050 on Blok C, i.e. RM643,000 – RM1,664,050 across the development. The filed advertisement dated 8 August 2024 is the REMAINING-STOCK band as at that date: RM765,900 – RM1,151,150 on Blok A, RM803,850 – RM1,209,800 on Blok B, RM1,262,700 – RM1,664,050 on Blok C, i.e. RM765,900 – RM1,664,050. The block-to-row join is exact and worth stating, because the register leaves its rows unlabelled: the filed advertisement names Blok A 303, Blok B 295 and Blok C 342, and the register’s three rows carry 303, 295 and 342. Three distinct counts, three rows, one unambiguous mapping — the unit count is the cheapest join key there is. Now the explanation, and it passes three independent tests. First, no maximum moved — not one, not by one sen — which is the precondition for a remaining-stock reading. Second, both minima that moved, moved UP: Blok A by RM122,900 and Blok B by RM107,850. Third, and this is what makes it evidence rather than a story, the block whose minimum did NOT move is the block that still had most of its stock: the filed Baki Unit Belum Dijual field reads Blok A 27 of 303, Blok B 74 of 295 and Blok C 187 of 342. Blok C still had more than half its units, so its cheapest unit was still on the shelf and its minimum stayed exactly where the register put it, while in Blok A and Blok B the cheap stock was gone and those are precisely the two minima that rose. So both bands are published here, labelled and dated, with that explanation; neither is published as “the price”; and the practical point for a buyer is that remaining stock faces the HIGHER of the two. These are statutory and public-registry figures, stated per block rather than per unit. They are not a price list, not a quotation and not an offer.
Delivery: 5.4 months early, 17.7 months late, and 2.9 months past the developer’s own expectation
All three of those sentences are true at once, so this page prints all three and adjudicates none. The first sale and purchase agreement was dated 8 December 2020, which on the original 36-month Jadual H period put contractual vacant possession at 8 December 2023. The register then records pindaanTempohSerahKosong: Ya with an approved extension of +23 months, taking the construction period to 59 months and the contractual date to 8 November 2025. The CCC issued on 30 May 2025 and the register’s VP field carries the same date. So: against the EXTENDED contractual date the building was delivered about 5.4 months EARLY; against the ORIGINAL date the first purchasers signed for, about 17.7 months LATE; and against the developer’s OWN filed expectation of MARCH 2025 — printed on both the filed advertisement and the e-brochure — about 2.9 months late. And the disclosure point: the extension is twenty-three months and almost nobody mentions it. wctland.com.my publishes no completion date and no status at all; the e-brochure and the filed advertisement both print March 2025, which is neither the original nor the extended contractual date; and the single third-party publisher is the only surface anywhere that discloses the extension, which it does as “36 months + 23 months”. A portal out-disclosing a developer on its own delivery record is not a sentence this site enjoys writing, and it is written here because it is true. The licence’s own record is worth one line, because it is clean: no Lewat flag, no cancelled permit, no mempunyaiKesalahan record and no dormant unstarted registration anywhere on developer code 14379.
The company you contract with is not the company the marketing names
Every WCT marketing surface for this project names WCT Land Sdn Bhd. The project page’s own enquiry-consent text names it — “by or on behalf of WCT Land Sdn Bhd and/or its related corporations” — and the footer reads “© 2026 WCT LAND”. WCT Land Sdn Bhd holds NO KPKT developer licence. The licensed developer is WCT OUG DEVELOPMENT SDN. BHD., KPKT developer code 14379, holding licence 14379/09-2027/0809(A) and three registered schemes — and the project page never names it once. Both halves are true and the page says which does which job: WCT Land is the brand and the marketing entity; WCT OUG Development Sdn Bhd is the licensee, the vendor on the Jadual H contract, the holder of the section 7A housing development account and the party every statutory remedy runs against. If you are signing, that is the name on the page you are signing. Two further things about the licensee are recorded exactly as printed and NOT adopted. One, the company registration number: the filed advertisement prints 14216-V in its body and renders the same string 14216-VJ in its own header — two spellings of one number inside one document — and NO second surface prints any registration number for this licensee at all. Neither the register, nor the e-brochure, nor the project page, nor the one publisher. Closed by an SSM company profile, or by the subsidiary list in the listed parent’s audited annual report. Two, the address: the filed advertisement gives the developer’s address in Klang, while BOTH of the register’s own address legs for code 14379 read The Ascent, Paradigm, Jalan SS7/26A, Kelana Jaya, 47301 — and that Klang address is the register’s BUSINESS address for a DIFFERENT licensee in the same group. So the licensee is negative on both of its own register legs and positive on a sibling licensee’s. Printed as printed, adopted nowhere, and unresolved.
A real GreenRE FINAL certificate — and the developer calls its own certificate “provisional”
The GreenRE register records The Maple Residences, WCity OUG against WCT OUG Development Sdn Bhd at BRONZE, with FINAL CERTIFICATION, dated 26 September 2025, under the residential tool RES v3.2. There is no identification doubt whatsoever: the licensee is named in the register row character for character, the tool is the residential one, and the project name carries the township. That is the strongest form of green attribution this site records short of a certificate in hand. The chronology is coherent too: CCC on 30 May 2025, final certification on 26 September 2025 — four months later, which is the normal order for an as-built rating. And then the contradiction, which runs the unusual way. WCT’s own corporate property page lists this project as “Provisional GreenRE Bronze”, and the developer’s own simplified e-brochure says only that “a GreenRe award was given”, naming no level and no year. Three versions of one fact on three surfaces. This page publishes the issuing body’s own status — BRONZE, FINAL CERTIFICATION, 26 September 2025 — because the register is the issuing body, it is the later record, and the Bronze tier listing’s own date window fully spans that date, so the row is not a truncation artefact. The standing rule on this site is that provisional must never be written as certified. Here that rule runs backwards: a developer understating its own achievement. The honesty is worth crediting and the stronger, verified fact is what gets published. And a warning about the same table, because it cuts both ways: on that one corporate page WCT UNDERSTATES this project’s FINAL Bronze and separately describes another of its projects’ genuinely PROVISIONAL rating as a plain rating. One developer table, two projects, two errors in opposite directions. Neither reading may be borrowed across, and nothing from any other WCT development’s certification appears on this page. The rest of the green picture, stated precisely: Platinum is a genuine clean negative, read untruncated; Gold and Silver are clean negatives for a certificate of this date, because both listings’ windows span 26 September 2025. The national GBI directory has been unreachable throughout this series, so GBI is INCONCLUSIVE and not a negative. No BCA Green Mark and no LEED claim is made by anybody, and WCT publishes no certificate library, so that is recorded as “none claimed” rather than “none exists”. No award, accolade or QLASSIC score is claimed for this project by any surface read, and none has been borrowed from any other development by this group.
Foreign buyers: the threshold, the one block that is computable, and the count that is not
This is Daerah Kuala Lumpur, WP Kuala Lumpur, under DBKL — so the threshold is the FEDERAL TERRITORY one: RM1,000,000, for Kuala Lumpur, Putrajaya and Labuan, strata and landed alike, under the Ministry of Economy’s Garis Panduan Perolehan Hartanah effective 13 July 2022, with consent routed through the EPU rather than a state authority because Kuala Lumpur is a federal territory. National Land Code (Act 828) s.433B is also cited. Price is the operative statutory gate here, and that is unusually clear on this project: Sekatan Kepentingan: Tiada is PRINTED on the filed advertisement, the developer’s own e-brochure independently prints Restriction in interest: NIL, and the land is freehold. A restriction in interest is the single strongest foreign-buyer signal a filing carries; here two of the developer’s own surfaces agree there is none. Do NOT read that onto any neighbouring project — different lot, different title. Now the part that is genuinely computable from the filing alone, and it is unusual: Blok C’s filed band is RM1,262,700 – RM1,664,050, whose MINIMUM is 1.26× the floor. So every one of Blok C’s 342 units sits ENTIRELY ABOVE the RM1,000,000 threshold, derivable from the filed advertisement with no estimate at all. And the part that is not: Blok A’s band (RM765,900 – RM1,151,150) and Blok B’s (RM803,850 – RM1,209,800) both STRADDLE the floor, and no per-type price table exists on any surface, so the NUMBER of Blok A and Blok B units clearing RM1,000,000 is UNKNOWABLE. This page says so and does not estimate it. And the standing caution: a threshold is a threshold. Stating it is not stating that a foreign buyer is therefore eligible. EPU consent, the developer’s own terms and the financing side all sit outside anything any document read for this page covers, the threshold bites on the price of the transaction in front of you rather than on a filed band, and a Malaysian lawyer is the right person to confirm the route.
Not published, therefore not on this page — and the document that would close each one
This is the honest half of the page and it is long, because for a 940-unit completed condominium the published record is thin. The project’s own site address, street frontage, lot or PT number, mukim and section. The filed advertisement prints only the DEVELOPER’S address; the register prints only a coordinate pair; the only lot WCT publishes belongs to its own sales gallery and is not the project’s. Closed by: a strata or master title search, the sale and purchase agreement’s Schedule H property particulars, or a DBKL planning submission quoting the lot. Any filed built-up schedule at all — no type code, no built-up, no bedroom count, no bathroom count appears in the filed advertisement. Closed by: the SPA’s Schedule H floor-plan annexure, a developer price list, or the strata plan. Which marketed layout sits in which block, beyond the register’s own bilik: 3, 4 on the Blok C row. Closed by: a price list keyed by block, or the strata plan. The TOTAL car-park bay count, the car-park levels and the per-layout allocation. Closed by: the approved building plan BP S3 OSC 2022 2492 (19), or the strata plan’s accessory-parcel schedule. The facilities, at all, and the level each one sits on — the developer lists NONE for 940 units and one publisher names one gymnasium. Closed by: the approved building plan, the developer’s FULL brochure (only a “simplified” one is published), or a site visit. The lift provision — the fact strip’s “8 Lifts Per Floor” is implausible as worded and no lift total is published by anyone. Closed by: the approved building plan, or the management body. The parcel area as a FILED figure — Keluasan Tanah is not printed and only one portal’s acreage exists. Closed by: the land title, a DBKL development order, or the listed parent’s land-bank schedule. The licensee’s company registration number, printed two ways in one document and nowhere else. Closed by: an SSM company profile, or the parent’s audited subsidiary list. Whether the 288 unsold units are still unsold today, and whether any are being sold as completed stock. Closed by: a current KPKT return, or the listed parent’s quarterly results. WHY no advertising permit has been issued since 8 September 2025 while stock remains. Closed by: KPKT, or the developer. Tenure detail beyond “freehold” — the register’s pegangan field is empty on all three of this licence’s registrations and only the filing says Pegangan Kekal. Closed by: the land title. The main contractor, architect, C&S and M&E consultants, and any QLASSIC score — the filed advertisement names no consultants at all. Closed by: a Bursa contract announcement, or the CIDB QLASSIC register. Maintenance commencement, the sinking-fund rate as a separate figure, the defect-liability window as applied, and the JMB or management-corporation handover position. Closed by: the SPA, or the first management-body meeting papers. Any corporate award for this project. Closed by: the listed parent’s awards page, which was not reached. A verified Chinese name for OUG, Taman Overseas Union, Awan Besar, Sri Petaling, Bukit Jalil or Seputeh. Closed by: one question to Louis, who works this corridor in Chinese daily. Until then those names stay in Latin script on the Chinese page, because a Chinese place name is a fact to look up and not a transliteration to invent. And one more thing a reader is owed up front: EVERY third-party cross-check except one. Exactly ONE third-party publisher covers this project. Where this page cites a publisher it is that single source, no figure of theirs is corroborated by a second portal, and this page does not imply otherwise. A source that exists alone cannot be tested for independence at all. Louis will ask the developer for every item on this list rather than estimate one of them.
Why this page carries no photographs and no floor plans
This page has no imagery at all, and the reason is a measurement rule rather than a shortage of files. Twenty-eight candidate assets were inventoried on the developer’s own host — nineteen scoped to this project and nine to the township — and not ONE could be accepted, because that host publishes no pixel dimensions by any route. There is no media index, no width in the file path, no browsable directory listing, and a fetch returns a status code rather than a measurable body. An image that cannot be MEASURED cannot clear a minimum-width rule, and “probably big enough” is not a measurement. The cost is real and worth naming: SIX well-captioned floor plans were lost to this. Each one carries its type code, built-up, bedroom and bathroom count printed directly above it on the developer’s own page AND the same type code inside its own filename — two independently agreeing legs per file, which is the best subject evidence this kind of asset offers. They were declined anyway. What was NOT done, and this is the part that matters: nothing was substituted. No stock photograph. No render whose subject nobody states — the developer’s gallery holds eleven numbered files under a single heading reading “OUR GALLERY”, with no caption and no alternative text on any of them, so their subjects are simply unknown and guessing one would be worse than publishing none. No township masterplan render either, because a township render shows land that is largely NOT this project and partly not built. And one specific refusal by name: the cover render of the OTHER registration on this licence sits in a neighbouring directory on the same host and appears on the same township page, beside this project’s. It is a different registration, a different filed product class and a different delivery schedule, and it does not appear here. The right asset for this building is a PHOTOGRAPH, because it is finished. Renders are the wrong asset class for a completed condominium. Ask Louis: he will send site photographs, the six type plans and the site plan from his own project folder.
What this page does not publish, and why
Louis Koh is a registered estate agent with IQI Realty Sdn Bhd, and his firm’s own project materials carry commercially restricted terms that may never be made public. So this page carries no discount, no rebate, no nett price, no promotion or freebie, and no commission figure — not one of those appears anywhere on it, in either language. It also carries no yield, return-on-investment or rental-return FIGURE of any kind, and no leaseback or guaranteed-rental rate. On this project that is an easy rule to keep: no yield, return, leaseback or guaranteed-rental claim of ANY kind, with or without a figure, was found on any surface read — there was nothing to withhold and nothing to describe, and that clean outcome is worth recording. Three specific items DO exist elsewhere and are withheld here, and the page names which kind each one is, because the kind is the point. One: the filed advertisement carries a Diskaun Bumiputera field, and WCT’s own publicly downloadable simplified e-brochure prints a value in it. The FIELD is recorded; the VALUE is withheld in full and must never be reproduced, in either language, on any surface. The hazard here is unusual — the developer publishes it itself, in a PDF linked from its own project page — and that does not make it publishable by Louis. Two: the single third-party publisher prints a “from RM___” figure that sits BELOW the filed advertisement’s statutory minimum of RM765,900 while sitting above the register’s launch minimum of RM643,000. THE FIGURE IS WITHHELD. This is a new shape: a figure below one filed statutory surface and above the other, because this project has TWO legally filed minima that mean different things. It is treated as sub-minimum and withheld, because the buyer facing remaining stock faces the HIGHER of the two. One publisher carries it and no independent corroboration exists — the independence test cannot even be run on a single source. Three: the same publisher derives an estimated monthly instalment from that withheld figure. THE INSTALMENT FIGURE IS ALSO WITHHELD, as a vector for the price it is derived from. It is not itself a restricted category; it is withheld on derivation. What IS published, and labelled every time: the TWO legally filed price bands — the KPKT register’s component LAUNCH bands and the filed advertisement’s REMAINING-STOCK bands as at 8 August 2024 — each per block rather than per unit, each with its source and its date, and each carrying the same caveat: not a price list, not a quotation, not an offer. Also published: the public policy threshold of RM1,000,000, and a maintenance rate explicitly labelled a charge and attributed to the single publisher that prints it. For the price of a specific unit there is exactly one real source: the developer’s current price list and the sale and purchase agreement. Ask Louis, and he will get it in writing.
How this page is filed, and the taxonomy question that is flagged rather than answered
This building is COMPLETE, with a CCC and a register vacant-possession date of 30 May 2025, and it simultaneously carries about 288 units of DEVELOPER primary stock under a LAPSED advertising permit and a LIVE developer licence. That shape does not fit either of the usual status labels. It is NOT a new launch: vacant possession has happened, peratusSiap is 100 and the permit lapsed in September 2025. A new-launch label turns on vacant possession being in the FUTURE, and here it is in the past. It is NOT a subsale either, at least not for the stock this page is about: the remaining units are the DEVELOPER’S, sold on an HDA Jadual H sale and purchase agreement with the section 7A housing development account and the statutory defect liability period — not a sub-purchaser’s resale. A resale and letting market does of course exist for the 652 units already sold, and that is a different transaction with different protections. So the honest description is “a completed condominium with developer primary stock remaining”, and this page carries that in words rather than pretending a label fits. The built-form filing — Rumah Pangsa/Kondo on the register and Kondominium (FASA R4) on the advertisement — is what the page states, and it says explicitly that this is a CONDOMINIUM and not a serviced apartment, because another registration on this same licence is filed Pangsapuri Servis and the two must never be read onto each other. The site’s category labels are a blunter instrument than the filings are, and that gap is flagged here for Louis to decide rather than decided quietly in a label.
WCT OUG DEVELOPMENT SDN. BHD., KPKT developer code 14379
The licensed housing developer of The Maple Residences is WCT OUG DEVELOPMENT SDN. BHD., KPKT developer code 14379, holding licence 14379/09-2027/0809(A) valid 9 September 2022 to 8 September 2027 and LIVE. The register records statusPemaju: Aktif, no mempunyaiKesalahan record, and bilanganProjek: 3. Both of its register address legs read The Ascent, Paradigm, No. 1, Jalan SS7/26A, Kelana Jaya, 47301, Petaling, Selangor — and the business leg matches WCT Land’s published head office exactly, which is what joins the brand to the licensee. The register carries no email, no telephone and no website for this licensee: the email field is a literal dash.
And here is the thing a buyer most needs to know about the name. Every WCT marketing surface for this project names WCT Land Sdn Bhd — the enquiry-consent text names it, the footer reads “© 2026 WCT LAND” — and WCT Land Sdn Bhd holds NO KPKT developer licence at all. A developer search on the brand string returns exactly three licensees and it is not among them. The project page never names WCT OUG Development Sdn Bhd once. Neither half is dishonest and the page says which does which job: WCT Land is the brand and the marketing entity, and WCT OUG Development Sdn Bhd is the licensee, the vendor on the Jadual H contract, the holder of the section 7A housing development account and the party against whom every statutory remedy runs.
The licence holds THREE registered schemes and this project is the second of them, 14379-2. That matters for one reason only, and it is the reason this page states it: the three registrations are NOT the same product. This one is filed Rumah Pangsa/Kondo and typed Kondominium (FASA R4) on its advertisement; another of them is filed Pangsapuri Servis, a serviced apartment. One licence, one masterplan, two different filed product classes — so nothing about either project’s classification, dates, prices, storeys, unit counts or certification may be read onto the other. The sibling has its own page on this site and its own figures, and nothing crosses between them. 14379-4 returns a client error against bilanganProjek: 3, so the walk and the count agree and there is no fourth registration hiding anything.
One credit on the licence’s record, because it is clean and it should be said: across all three registrations there is no Lewat flag, no cancelled permit, no mempunyaiKesalahan record and no dormant unstarted scheme. And one pattern this page reports as a value rather than a trend: pindaanTempohSerahKosong reads Ya on all three registrations on this licence. This project’s own extension was +23 months. The field is the single highest-value field in the register for a buyer, because an approved extension moves the date the statutory damages clause is measured against — and almost nobody publishes it.
Two things about the licensee are recorded here exactly as printed and adopted nowhere. Its company registration number appears ONCE, in the filed advertisement, as 14216-V in the body and 14216-VJ in the same document’s own header — two spellings of one number inside one document — and no second surface prints any registration number for this licensee at all. And the developer’s address on that same filing is a Klang address which the register gives as the BUSINESS address of a DIFFERENT licensee in the same group, while both of code 14379’s own legs say Kelana Jaya. Each is printed, neither is resolved, and neither is used to assert anything about this project. An SSM company profile or the listed parent’s audited subsidiary list would close the first; the developer would close the second in one sentence.
A sibling company in the same group holds no KPKT licence at all and yet holds a GreenRE Gold final certificate on the office building this licensee is registered at — which is exactly the kind of near-miss that gets borrowed by accident. It is not this project, it is not a residential rating, and it does not appear on this page. What DOES appear is this project’s own certificate: GreenRE BRONZE, FINAL CERTIFICATION, 26 September 2025, tool RES v3.2, issued to WCT OUG Development Sdn Bhd by name — the licensee, character for character, with no identification doubt at all.
What the developer publishes about this project, and what it does not. Its project page carries a seven-line fact strip — “63-acre Integrated Development”, “Taman OUG, Kuala Lumpur”, “Next to KESAS & MEX Highways”, “Freehold Condominium”, “8 Units & 8 Lifts Per Floor”, “3-4 Bedrooms” and “Up To 1,378 Sq.Ft” — six layouts with prices shown as TBA, four distances with no stated basis, six lists of NEARBY third-party amenities, three virtual tours, four untitled video embeds, and a simplified e-brochure. It publishes NO completion date, NO status, NO facilities of any kind for 940 units, NO site plan, NO level schedule, NO car-park total, NO lift total, NO parcel area for the project itself and NO site address. And it makes no low-density claim, no units-per-acre claim and no project acreage claim anywhere — the only acreage it publishes is honestly labelled as the township’s. Nothing there needs refuting, and that is worth saying as plainly as the gaps are.
Sources for this section: the public KPKT TEDUH register developer record for code 14379 and the project record 14379-2, read 15 October 2026; the filed BUTIR-BUTIR IKLAN advertisement whose own document path dates it 8 August 2024, with its URL read out of the register’s own iklan array; the GreenRE certification register across all four tiers; the developer’s own project page, township page, contact page and simplified e-brochure (V05.09.2023); and the single third-party publisher that covers this project. No figure, acreage, distance, rating, award, price or image on this page comes from any other registration on this licence, from any other development by this group, or from any neighbouring page on this site.
The Maple Residences — frequently asked questions
Is The Maple Residences still under construction, or is it finished?
It is FINISHED. The KPKT register records a Certificate of Completion and Compliance of 30 May 2025 and a register vacant-possession date of 30 May 2025, on all three component rows of register code 14379-2, with peratusSiap 100.00 and a status of Siap Dengan CCC. As at 15 October 2026 the building has been complete for about sixteen and a half months.
You will not learn that from the developer’s own page. wctland.com.my publishes no completion date and no status at all — its “Property Status” field reads Freehold Condominium, which is a tenure and a built form rather than a status. And the single third-party publisher says “under construction” in its body text while its own KPKT panel on the same page prints Siap Dengan CCC — one publisher contradicting itself on one page.
So the register is the source, and this page prints the code so you can repeat the check.
If it is finished, why does the advertising permit matter — and has it really lapsed?
Yes, it has lapsed. The register’s current advertising and sales permit record for this registration is 14379-2/09-2025/0642(R)-(S), which ran 9 September 2024 to 8 September 2025. No later permit record exists, and as at 15 October 2026 that is 403 days ago.
Credit the record first, because it is good: permit cover was CONTINUOUS across five years of selling. Four consecutive records butt end to end from 9 September 2020 to 8 September 2025 with not one uncovered day, and the first sale and purchase agreement fell about three months AFTER the first permit took effect, which is the right order.
The honest reading of the lapse is not a scandal. An advertising and sales permit authorises advertising and selling a development under construction; the CCC issued about three months before the last permit expired, and on a completed building there is nothing left to permit. But 288 of 940 units were recorded unsold at the two latest readings, so stock IS being marketed, and this page does not pretend to resolve that tension. Why no permit has been issued since September 2025 is a question for KPKT or the developer.
And do not confuse the two instruments: the developer’s LICENCE 14379/09-2027/0809(A) is live to 8 September 2027. A live licence is not a live permit.
What is the project’s real registered name, and why can I not find it on KPKT?
It is registered as Residensi Mapel OUG — with Maple spelled Mapel. One letter transposed: the English brand word respelled into Malay orthography, with Residences becoming Residensi and the locality OUG unchanged. That is the name that will appear on your sale and purchase agreement and on your loan documents.
And the reason you cannot find it: a KPKT developer search on MAPLE returns THREE real licensed developers and not one of them is this project’s — a ten-project licensee in Melaka Tengah, one in Seberang Perai and one in Muar. Searching MAPEL would not help either, because the register’s search endpoint looks at DEVELOPER names only. There is no project-name search on the register at all.
Use the code instead: register code 14379-2 on licence 14379/09-2027/0809(A), developer code 14379. That is the only route that works, and it is why this page prints the code beside every figure on it.
Who exactly am I buying from? Every page I see says WCT Land.
You would be contracting with WCT OUG DEVELOPMENT SDN. BHD., KPKT developer code 14379 — and the developer’s own project page never names that company once.
Every WCT marketing surface for this project names WCT Land Sdn Bhd: the enquiry-consent text names it, the footer reads “© 2026 WCT LAND”. WCT Land Sdn Bhd holds NO KPKT developer licence at all.
Neither half is dishonest and both matter. WCT Land is the brand and the marketing entity; WCT OUG Development Sdn Bhd is the licensee, the vendor on the Jadual H contract, the holder of the section 7A housing development account and the party every statutory remedy runs against. The two are joined by the register itself: the licensee’s own business address on the register matches WCT Land’s published head office exactly.
One caution on the company number. The filed advertisement prints it 14216-V in its body and 14216-VJ in its own header — two spellings in one document — and no second surface prints a registration number for this licensee at all. Ask for it in writing before you sign anything.
Is this a condominium or a serviced apartment? It makes a difference to my bills.
It is a CONDOMINIUM, on five agreeing surfaces, and the distinction is not cosmetic.
- the register’s own
jenisBangunan:Rumah Pangsa/Kondo, one type for the whole registration - the filed advertisement’s
Jenis Hartanah:Kondominium (FASA R4) - the developer’s own fact strip: Freehold Condominium
- the single third-party publisher: Condominium (highrise, residential)
- the contract schedule:
Jadual H, strata residential under the Housing Development Act
Why it matters here more than usual: another registration on this very licence IS filed Pangsapuri Servis — a serviced apartment — about 89 metres away by this page’s own arithmetic on the register’s coordinate pairs. One licence, one masterplan, two different filed product classes. A serviced-apartment label on this project would misstate the filed type, and nothing from the neighbouring registration’s classification is read onto this one here.
This page cannot tell you the utility tariff or the assessment rate for your specific parcel; the filed type is what it can tell you, and that is what it does.
Why are there two different price ranges on this page?
Because there are two LEGALLY FILED bands and they answer different questions.
- The KPKT register’s component bands are the LAUNCH band: RM643,000 – RM1,151,150 on Blok A, RM696,000 – RM1,209,800 on Blok B, RM1,262,700 – RM1,664,050 on Blok C — RM643,000 – RM1,664,050 across the development.
- The filed advertisement dated 8 August 2024 is the REMAINING-STOCK band at that date: RM765,900 – RM1,151,150 on Blok A, RM803,850 – RM1,209,800 on Blok B, RM1,262,700 – RM1,664,050 on Blok C — RM765,900 – RM1,664,050.
Every maximum is identical to the sen. Two minima rose — Blok A by RM122,900 and Blok B by RM107,850 — and Blok C’s did not move at all.
The filed unsold-unit field explains exactly that, and it is corroborated rather than merely plausible: Blok A had 27 of its 303 units left and Blok B 74 of 295, so the cheap stock was gone; Blok C had 187 of 342 — more than half the block — so its cheapest unit was still available and its minimum stayed where the register put it.
Both bands are published here with their sources and their dates. Neither is published as “the price”. They are statutory and public-registry figures, stated per block rather than per unit, and they are not a price list, not a quotation and not an offer. A buyer facing remaining stock faces the HIGHER of the two, and the only real price for a specific unit is the developer’s current price list and the sale and purchase agreement.
How many units are actually still unsold?
Two dated readings exist and they are identical, which is precisely why this page will not give you a figure for today.
- 8 August 2024, the filed advertisement’s own
Baki Unit Belum Dijualfield: 288 of 940 unsold — Blok A 27, Blok B 74, Blok C 187. - 28 August 2026, a KPKT reading published by the single third-party source: 288 of 940 unsold, 652 sold.
Two readings, two years and twenty days apart, on a building that was completed in between, giving the identical figure. Either take-up has genuinely not moved, or the statutory return has not been refreshed since the advertisement. Both are possible and neither is proved, so both readings are printed with their dates and neither is published as today’s position.
One trap worth knowing about, because it would mislead anyone reading the register directly: the register’s own component Baki field reads Tiada on all three rows, and the August 2026 reading of 288 proves Tiada cannot mean “none remaining” here. A register Tiada is never to be read as a zero.
Ask Louis for the current count, in writing, from the developer.
Was it delivered late?
All three of these are true at once, and this page prints all three.
- The first sale and purchase agreement was dated 8 December 2020, so on the original 36-month period contractual vacant possession fell on 8 December 2023.
- The register records
pindaanTempohSerahKosong: Yawith an approved extension of +23 months, taking the construction period to 59 months and the contractual date to 8 November 2025. - The CCC issued 30 May 2025, and the register’s vacant-possession field carries the same date.
So: about 5.4 months EARLY against the extended contractual date; about 17.7 months LATE against the original date the first purchasers signed for; and about 2.9 months late against the developer’s OWN filed expectation of MARCH 2025, printed on both the filed advertisement and the e-brochure.
The disclosure point is the extension itself: it is twenty-three months, and the developer’s own page mentions neither it nor any completion date. The single third-party publisher is the only surface anywhere that discloses it, as “36 months + 23 months”. An approved extension moves the date the statutory damages clause is measured against, which is why it is the most consequential field on the record and why it is printed here.
If you bought at launch, your own position depends on your own agreement. Ask for the developer’s written late-delivery position on your specific unit.
Can a foreign buyer purchase here?
The threshold is RM1,000,000. This is Daerah Kuala Lumpur, WP Kuala Lumpur, under Dewan Bandaraya Kuala Lumpur, so the Federal Territory floor applies — RM1,000,000 for Kuala Lumpur, Putrajaya and Labuan, strata and landed alike, under the Ministry of Economy’s Garis Panduan Perolehan Hartanah effective 13 July 2022, with consent routed through the EPU because Kuala Lumpur is a federal territory. National Land Code (Act 828) s.433B is also cited.
Price is the operative statutory gate here, and that is unusually clear: Sekatan Kepentingan: Tiada is PRINTED on the filed advertisement, the developer’s own e-brochure independently prints Restriction in interest: NIL, and the land is freehold. A restriction in interest is the strongest foreign-buyer signal a filing carries, and here two of the developer’s own surfaces agree there is none. That finding belongs to this lot and this title only and must not be read onto any neighbouring project.
One thing here is genuinely computable from the filing alone, which is rare: Blok C’s filed band is RM1,262,700 – RM1,664,050, whose minimum is 1.26× the floor — so all 342 Blok C units sit ENTIRELY ABOVE the threshold. Blok A and Blok B both straddle it, and no per-type price table exists on any surface, so the NUMBER of Blok A and Blok B units clearing RM1,000,000 is UNKNOWABLE. This page will not estimate it.
And the caution that always applies: stating a threshold is not stating that you are eligible. EPU consent, the developer’s own terms and the financing side sit outside anything any document read for this page covers, and the threshold bites on the price of the transaction in front of you rather than on a filed band. Get a Malaysian lawyer on the consent route before you commit.
How far is the LRT, really?
Nobody publishes a walking distance, and the two sources that publish anything disagree by 5.4 times on the same station. So this page prints both and adopts neither.
- LRT Awan Besar (SP19, Sri Petaling line) — 465 m, explicitly straight-line, from the single third-party source, which also states the site sits inside the 400 m Awan Besar transit ring.
- Awan Besar LRT Station — 2.5 km, from the developer’s own table, which never says what it measures.
465 m and 2,500 m cannot both be straight-line, and the developer does not say its figures are driving distances. There is a third piece of evidence and it is the developer’s own: WCT’s contact page addresses its property gallery on Jalan Awan Besar — the township fronts the road the station is named after. So two independent indications point to “close” and the developer’s own table is the outlier. But a sales-gallery address is not a site address, the gallery’s lot is the gallery’s, and this page does not convert any of it into a figure.
The ordering is contradicted too: the developer’s table makes Sri Petaling LRT (2.1 km) NEARER than Awan Besar (2.5 km), which both the portal’s figures and the developer’s own street address contradict.
Walk it with Louis, or ask him for a measured walking time from the actual block entrance to the station gate. That figure does not exist in public.
What facilities does the building have?
The developer publishes NONE — not one on-site building facility, for 940 units — and that absence is itself the finding.
Its project page lists no pool, no gym, no playground, no hall, no level schedule, no site plan and no facilities graphic. The six amenity lists on that page are NEARBY third-party amenities — schools, malls, hospitals, golf clubs — and not the building’s own. The single third-party publisher names exactly one facility, a gymnasium, and no level is named by anybody.
Four video embeds sit on the developer’s page with no titles and no labels. Their content was not viewed and NO facility has been inferred from them, because a facility inferred from an unlabelled video is not a fact.
The lift provision is published only as a fact-strip phrase, “8 Units & 8 Lifts Per Floor”, which is implausible as worded — eight lifts per floor beside eight units per floor is one lift per unit. It is most likely eight lifts in total or per block, but no lift total and no per-block figure is published anywhere, so this page quotes the words and publishes NEITHER reading.
Closed by the approved building plan, the developer’s FULL brochure — only a “simplified” one is published — or a site visit. Ask Louis.
What are the unit sizes, and is there really an 808 sq ft type?
The developer publishes six layouts: B1, B2a and B2b at 958 sq ft with 3 bedrooms and 2 bathrooms; C1 at 1,163 sq ft and C2 at 1,152 sq ft with 3 bedrooms and 3 bathrooms; and D1 at 1,378 sq ft with 4 bedrooms and 3 bathrooms. All six prices are shown as TBA.
Every one of those is a marketing figure. There is NO filed built-up schedule for this project at all — the filed advertisement contains no unit-type schedule, no type codes, no built-up areas, no bedroom counts and no bathroom counts. That is an absent schedule, not an unreadable one.
On the 808 sq ft question: the single third-party publisher gives a built-up range of 808 – 1,378 sq ft, and there is no 808 sq ft type on any developer surface. The MAXIMA agree exactly — 1,378 sq ft is Type D1 on both — which makes the minimum disagreement harder to dismiss as a scrape error. Either a seventh type exists that the developer’s website does not display, or the publisher is wrong. There is no filed schedule to adjudicate it with, so this page publishes neither “from 808 sq ft” nor “six layouts” as exhaustive.
One thing the register does add, and nobody else publishes it: bilik reads 3, 4 on the Blok C row and a flat 3 on the Blok A and Blok B rows — so the FOUR-BEDROOM units are in Blok C only. And the register’s keluasan field is NOT used as an area anywhere on this page: it reads 0 – 87, 0 – 96 and a bare 0, and the bare zero sits on the block with the largest units, which refutes any reading of it as a built-up.
Is the GreenRE rating real, or is it provisional?
It is real and it is FINAL. The GreenRE register records The Maple Residences, WCity OUG against WCT OUG Development Sdn Bhd at BRONZE, with FINAL CERTIFICATION, dated 26 September 2025, under the residential tool RES v3.2. The licensee is named in the register row character for character, so there is no identification doubt at all, and the chronology is coherent: CCC on 30 May 2025, final certification four months later, which is the normal order for an as-built rating.
The developer understates it. WCT’s own corporate property page still lists this project as “Provisional GreenRE Bronze”, and its own simplified e-brochure says only that “a GreenRe award was given”, naming no level and no year. Three versions of one fact on three surfaces — and this page publishes the issuing body’s, because the register is the issuing body, it is the later record, and the Bronze listing’s own date window fully spans 26 September 2025.
The usual error on this site runs the other way, so the honesty is worth crediting: a developer underselling its own certificate is rare. But the same corporate table also describes another of its projects’ genuinely PROVISIONAL rating as a plain rating — one table, two projects, two errors in opposite directions — so neither reading is borrowed across and no other development’s certification appears on this page.
The rest, precisely: Platinum is a genuine clean negative read untruncated; Gold and Silver are clean negatives for a certificate of this date. The national GBI directory has been unreachable throughout this series, so GBI is INCONCLUSIVE rather than negative. No BCA Green Mark or LEED claim is made by anybody. No award and no QLASSIC score is claimed for this project by any surface read.
What is the project’s address and lot number?
Nobody publishes it. That is the single biggest blank on this page and it is stated rather than filled.
No source anywhere publishes this project’s own site address, street frontage, lot or PT number, mukim or section. The filed advertisement prints only the DEVELOPER’S address; the register prints only a coordinate pair; and the only lot number WCT publishes — Lot PT 15210, Jalan Awan Besar, Taman Overseas Union, 58200 Kuala Lumpur — is the address of its SALES GALLERY. A gallery lot is not the project’s lot, and it is not published here as one.
What IS settled, on five agreeing legs, is the district and the authority: the filed advertisement names DBKL as the plan-approving authority; the plan serial BP S3 OSC 2022 2492 (19) is a DBKL form, and DBKL has jurisdiction only inside the Federal Territory; the register reads daerah: Kuala Lumpur and negeri: WP Kuala Lumpur; the developer’s own contact page postcodes its gallery 58200, the Taman Overseas Union postcode; and the Federal Territories’ own affordable-housing register groups this south-west belt under the label Seputeh.
Worth knowing: OUG is a MARKETING locality, not a gazetted one. The government uses neither Taman OUG nor Taman Overseas Union — the register files only daerah: Kuala Lumpur, and there is no OUG label in the Federal Territories’ own locality list at all.
Closed by a title search, or by the sale and purchase agreement’s Schedule H property particulars. Ask Louis to order one.
Are all 940 units protected by Schedule H?
Yes, and this is one of the few things on this project that can be stated as fact rather than hedged.
pjb.jenis on register code 14379-2 reads Jadual H. The register files ONE building type for the whole registration, Rumah Pangsa/Kondo, and THREE component rows — 303 + 295 + 342 — all three of that one type, summing to exactly 940. No office suite, SOHO, studio-office, retail lot or serviced-apartment parcel is named by the filing, by the register, by the developer or by the one publisher, and 14379-4 returns a client error against bilanganProjek: 3, so there is no fourth registration for a non-HDA parcel to hide in.
So every one of the 940 units carries Schedule H under the Housing Development (Control and Licensing) Act 1966: the statutory liquidated-damages clause for late delivery, the section 7A housing development account, a 24-month statutory defect-liability period running from vacant possession, and access to the Housing Tribunal.
Note that the defect-liability clock runs from vacant possession, and the register’s own vacant-possession date is 30 May 2025. Whether the window is still open on a specific unit depends on when that unit was actually handed over, which the register does not record per unit. Ask for the developer’s written position on your own parcel.
Why does this page have no photographs or floor plans?
Because the developer’s host publishes no image dimensions by any route, and an image that cannot be MEASURED cannot be accepted.
Twenty-eight candidate assets were inventoried — nineteen scoped to this project and nine to the township — and not one could be measured. There is no media index, no width in the file path, no browsable directory listing, and a fetch returns a status code rather than a measurable body. “Probably big enough” is not a measurement.
The cost was real: SIX well-captioned floor plans were lost to this rule, each carrying its type code, built-up, bedroom and bathroom count printed directly above it AND the same type code in its own filename — two independently agreeing legs per file. They were declined anyway.
What was not done is the point: nothing was substituted. No stock photograph. No render whose subject nobody states — the developer’s gallery holds eleven numbered files under a single heading, with no caption and no alternative text on any of them, so their subjects are simply unknown. No township masterplan either, because a township render shows land that is largely not this project and partly not built.
The right asset for this building is a PHOTOGRAPH, because it is finished — renders are the wrong asset class for a completed condominium. Ask Louis for site photographs, the six type plans and the site plan from his own project folder.
Is this a new launch, a subsale, or something else?
Something else, and the honest description is “a completed condominium with developer primary stock remaining”.
It is not a new launch: vacant possession has happened, the CCC issued 30 May 2025, peratusSiap reads 100 and the advertising permit lapsed in September 2025. A new-launch description turns on vacant possession being in the FUTURE, and here it is in the past.
It is not a subsale either, for the stock this page is about: the remaining units are the DEVELOPER’S, sold on a Jadual H sale and purchase agreement under the Housing Development Act, with the section 7A housing development account and the statutory defect-liability period. That is primary stock, not a sub-purchaser’s resale.
A resale and letting market does of course exist for the 652 units already sold, and that is a different transaction with different protections. Which of the two you are being offered changes what you are buying, so ask.
This page states the filed built form in words — Rumah Pangsa/Kondo on the register and Kondominium (FASA R4) on the advertisement — rather than relying on a category label, because the labels available are a blunter instrument than the filings are.

This building is FINISHED — CCC and register vacant possession both 30 May 2025 — it is protected on all 940 units by Schedule H, and its advertising and sales permit lapsed on 8 September 2025 while about 288 units were still recorded unsold. So the questions that decide a purchase here are the block and the floor, which of the three filed bands governs the unit, the built-up and the strata share units, the car-park bays, the facilities and their levels, the title, the lot and the mukim, the handover and defect-liability position, and the transacted comparables — not a brochure, because the developer publishes no facilities, no site plan, no site address and only a simplified e-brochure. Louis will ask for every item on this page’s not-published list in writing rather than estimate one of them.
Marketing information, not an offer. Confirm every figure against the KPKT register, the filed advertisement, the title, the sale and purchase agreement and a current valuation before you commit. The two price bands on this page are legally filed public record — the KPKT register’s component LAUNCH bands and the filed advertisement’s REMAINING-STOCK bands as at 8 August 2024 — stated per block rather than per unit. They are not a price list, not a quotation and not an offer, and neither of them is “the price” of any specific unit.

Louis reads the register before he quotes a number, and he will tell you when a figure is not published rather than estimate one. On this building that matters more than usual: it is a COMPLETED freehold Jadual H condominium whose own developer’s page never says it is complete, registered under a respelled name (Residensi Mapel OUG) that no KPKT search will find, marketed by a company that holds no developer licence, carrying TWO legally filed price bands that mean different things, and advertised under a permit that expired on 8 September 2025 — so the block, the filed band, the title, the lot, the handover position and the transacted comparables are what decide a purchase. Ask him for the list of everything this page says is not published; he will go and ask for it, including the site photographs and the six type plans this page could not accept.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.
Read from teduh.kpkt.gov.my on 2026-10-23, project code 14379-2. Re-read weekly.
What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
No floor plan is reproduced on this page — but the drawings are findable
A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.
The advertisement the developer filed and the housing department approved normally carries the location plan and the unit count and price for each type. A salesperson’s brochure can be reissued. This one cannot.
The drawing that binds the developer is the one attached to your own sale and purchase agreement. Anything on any website is a reference copy — check the schedule to your contract before you sign.
