Four facts frame this page, and the first one is why it is worth reading before you walk into a sales gallery. FIRST: the KPKT register flags this scheme Lewat — behind schedule — and NO delivery extension has been applied for or approved. Read on 15 October 2026, 30937-1 returns status.keseluruhan: Lewat, komponen: Lewat, peratusSiap: 69.13, pindaanTempohSerahKosong: Tidak, with tempohTambahanDiluluskan: -, CCC: - and VP: -. That combination is the point. A late project WITH an approved extension has statutory relief and a new date; this series has seen that eleven times. A late project with Tidak has no relief at all: the original 24-month Jadual G period stands unamended, and vacant possession is contractually due on 11 MARCH 2027, from which the Schedule G liquidated-damages formula runs. And the arithmetic this page will not pretend away: at 69.13% complete, the developer’s own filed and live completion date of Disember 2026 is about six weeks away. No source withdraws that date and no source reaffirms it. The register’s own status field says Lewat. That is a fact on a government record, not an accusation, and this page prints it plainly and leaves it there. SECOND, and it is the strongest positive statutory fact on the project: all 23 houses are filed Jadual G, and there is no non-HDA parcel anywhere. pjb.jenis reads Jadual G with tempohAsal: 24 Bulan; pemaju.bilanganProjek reads 1 and the serial walk closes (30937-1 hit, 30937-2 client error); and no source anywhere describes an office, retail or commercial component. So the Housing Development Act reaches every one of the 23: the prescribed Jadual G sale contract, the statutory 24-month delivery period, the HDA liquidated-damages formula, the section 7A housing development account, the statutory defect liability period and access to the Tribunal for Homebuyer Claims. This site has had to carve exceptions out of that protection on project after project. Here there is nothing to carve out, and the page states it as a fact. THIRD: the filing publishes a LOT-BY-LOT schedule — lots 1 to 23, each with its own lot area and built-up. That is better disclosure than most high-rises in this series manage, and it does three things at once: it closes the unit count on arithmetic (1 + 1 + 5 + 4 + 1 + 2 + 4 + 3 + 1 + 1 = 23), it proves both property portals wrong on the type codes, and it shows a buyer that land area, not built-up, is what separates the top of the price band from the bottom. The whole schedule is printed on this page. FOURTH: the scheme sits inside Taman Bukit Mandarina, an IJM Land township developed by MANDA’RINA SDN. BHD. (KPKT code 6928) — and nothing of that township’s is borrowed onto this page. The Maison 23 is a 23-lot infill parcel licensed to an unrelated joint-venture vehicle, PV M6 Sdn. Bhd. (code 30937). No document reachable in public says whether the township developer is the land vendor to PV M6, a joint-venture party, or merely the historical township developer — a land search on the parcel would close it, and nothing public does. The licensee, because the brand will not find it. The licensed developer is PV M6 SDN. BHD., company registration 1391279-U — a number that appears on the filed newspaper advertisement only, and nowhere else: not in the register, not in the filed brochure, not on the developer’s own live panel, not on either portal. One portal names the developer “Platinum Victory & Mason Six”; the other names “Platinum Victory” directly above PV M6’s own licence number; the group’s own footer names Platinum Victory Sdn. Bhd., whose licence EXPIRED on 04/02/2015. The only entity a buyer will contract with is PV M6 Sdn. Bhd., so that is the name this page prints. And a name search will not find the project: a KPKT developer search for MASON returns ZERO against a same-session control, and MAISON returns two licensees, NEITHER of them this one. Only the licence number, read off the developer’s own statutory panel, reaches code 30937. Registered name, for once, is the marketing name. projek.nama on 30937-1 is literally The Maison 23 — definite article and all — which is rare on this site and means a client’s own KPKT name search will land. But the FILED brochure heads the development differently: Rumah Teres 3 Tingkat, Taman Bukit Mandarina, Cheras (Maison 23), leading with the building type and demoting the brand into brackets. Both are printed here; the filed form is the one that tells you where it is. What this page refuses to carry. The developer’s own filed advertisement claims Jarak Berjalan Kaki ke Institusi Pendidikan — walking distance to educational institutions — while the developer’s OWN live distance table puts the two Connaught-named schools at 4.2 km and 4.3 km. One portal puts one of those schools at 824 metres straight-line: a factor of 5.2 that no method difference explains. Both tables are printed below with their methods. This page adopts neither, and measures nothing of its own. One portal lists 24-hour security, a park and a car park as FACILITIES; another says there is no security guard and no maintenance fee; the developer and both filed documents list no facility at all. Those portal facilities have no primary support and are not carried here. And no land area is filed by anyone, so no density figure appears on this page.

Everything below is either a field on KPKT register record 30937-1, a line on one of the two filed advertisement documents, a statement on the developer’s own page, or a named third-party publisher — and each one is labelled with which.
Why this page reads differently from every brochure on this project
Six things. Each one is a document this page read and a decision it made in the open, and each one is checkable against a register code you can type in yourself.
It leads with Lewat, because the register does
The headline on this project is on a government record, not in a brochure. status.keseluruhan: Lewat at peratusSiap: 69.13, with pindaanTempohSerahKosong: Tidak — late, and with no approved extension. This is the first project on this site where that pair has read that way: eleven earlier projects were late WITH statutory relief and a new date. Here the original 24-month clock runs unamended to 11 March 2027. The page states the field and the date and stops there.
It prints the filed lot schedule, all 23 lots
The filed brochure lists every lot individually, by lot number, with its own lot area in m² and its own built-up in ft². That is better disclosure than most high-rise filings on this site and it is the only way a buyer can see that lots 4 and 8 are both “Type B3” at 3,063 ft² but differ by 16 m² of land. The lot number is the only unambiguous identifier on this scheme, and the filing publishes it.
It will not call this a high-rise, and neither will its taxonomy
The filed Jenis bangunan is Rumah Teres. Three storeys. Jadual G. Individual title. The permit tail is -(L), which reads LANDED. Four independent legs, none of them ambiguous. And they had to be checked, because the developer’s own social-card metadata classifies this 23-house terrace scheme as a high-rise product, and one portal lists “24-hour Security” and “Car Park” as facilities, which are high-rise fields. This page is filed under landed because the statutory record says landed.
It prints four completion dates and three dated status readings
Four dates are in circulation and they do not agree. The register’s contractual vacant possession is 11 March 2027; both filed documents and the developer say December 2026; one portal says Q4 2026 in one place and December 2026 in another; the other portal says 2027. And three dated construction-status readings point two ways: “behind schedule” at 24 July 2026, “Lancar / on schedule” at 28 August 2026 — both on ONE portal page — and Lewat on the register today. All of them are printed with their dates. The current register state is Lewat.
It says what is NOT published, and names the document that would close it
The lease expiry is filed, and left blank. No street name and no parent lot or PT number is published by anybody. No contractor, architect or engineer is named — the field reads Tidak dinyatakan and the group states its own NON-LISTED status in its own award citation, so there is no stock-exchange contract award to find either. No car-park bay count. No gating or management arrangement. No bedroom or bathroom split by type. No per-type price. No project land area, therefore no density. Every one of those gaps is named below with the document that would close it — the issue document of title, an official land search, or the Jadual G agreement itself.
The one superlative it keeps is the one with primary support
The filed newspaper advertisement calls the scheme Kediaman Bergenerasi — multigenerational — and that one has primary support: bilik: 7, tandas: 5, three storeys, and a ground-floor bedroom with en suite on the developer’s own feature list. The same advertisement’s other two claims do not survive: 23 Kediaman Eksklusif is a scarcity claim, not a specification, and the walking-distance-to-education claim is refuted by the developer’s own distance table. The developer’s live page, unusually, uses no superlative at all.
The Maison 23: 23 three-storey terraced houses on Jadual G, inside an IJM Land township
Almost every habit of a project page is a high-rise habit, and none of them applies here. There are no facilities by level, no car-park ratio, no management corporation, no share units, no filed maintenance charge and no shared title. What there is: 23 houses, each on its own filed lot with its own individual title, each sold on the statutory Schedule G contract, in a 23-lot infill parcel inside Taman Bukit Mandarina, Cheras.
Tingkat Bawah, Tingkat 1, Tingkat 2bilik / tandas, register-wideperatusSiap, LewattempohAsal, unamendedFeatures, facilities and the things nobody publishes
The developer publishes a FEATURES list. It does not publish a facilities list, and neither filed document carries a facilities field at all. The distinction matters on a 23-house terrace scheme, and the two portals flatly contradict each other about it.
Developer-published FEATURES
- Ground-floor bedroom with en suite
- Multiple flexible rooms
- Convertible family area
- Master bedroom sized to fit a king bed
- Wider kitchen
- Water-heater storage
- Outdoor yard
- Porch for up to 2 cars
- Two dedicated EV-charger isolator points — the one unusual, dated, attributable specification claim on this project
Filed facilities
- NONE.
IKLAN_BROSUR_01has no facilities field and no facilities list IKLAN_AKHBAR_01lists none eitherTempat letak kereta: Muat untuk sehingga 2 buah keretais the only amenity-adjacent field on either document- The developer’s own page has no facilities section at all
What the two portals say — and they contradict each other
- One portal lists “Park and Garden, 24-hour Security, Car Park” as FACILITIES. None of the three has any primary support on any filed document or on the developer’s own page, and they are NOT carried onto this page. “Park and Garden” is the most misleading of the three: the only garden any filed document describes is the outdoor yard of an individual house
- The other portal says the opposite: “no maintenance fee” and “no security guard”, listed as characteristics of the scheme.
- So: one portal says 24-hour security, the other says no security guard, and the developer and both filed documents say nothing at all. On a 23-lot terrace scheme with no filed facilities and — per that second portal — no maintenance fee, no public document names a mechanism by which 24-hour security would be funded or provided.
- Whether the scheme is gated, whether it is guarded, and whether any maintenance charge will be levied are NOT PUBLISHED by anybody. What would close it: the
Jadual Gagreement itself, or a deed of mutual covenant or management arrangement if one exists. Neither is public, so Louis will ask the developer in writing.
Title, tenure and the restriction
- Land title: individual, per the developer’s own statutory panel — one title per house, consistent with
Jadual G, which is the schedule for a sale together with the subdivisional portion of land. No shared title, no management corporation, no share units - Tenure:
Pegangan Pajakan— leasehold — on five surfaces (filed brochure, filed newspaper advertisement, developer panel and both portals) - And
Tarikh tamat pajakanreadsTidak dinyatakan: the expiry is FILED, and left blank. Not one of the five surfaces prints an expiry date or a term, so a buyer cannot compute the residual term — and the residual term, not the original term, is what a bank and a resale buyer price. One portal deserves the credit for saying so explicitly rather than leaving the field empty Sekatan kepentingan: the land may not be transferred, leased or changed without prior approval. The authority whose approval is needed is named differently by the developer’s own two documents —Pihak Berkuasa Tempatanon the filed newspaper advertisement,State Authorityon the live panel, and the filed brochure’s text truncates before it. All three readings are printed on this page and none is adjudicatedBebanan / pemegang gadaian:Maybank Berhad— the chargee of the development land, agreeing on all three statutory surfaces. A buyer’s solicitor will need the chargee’s redemption or disclaimer for the specific lot; that is normal on aJadual Gscheme and worth saying plainly because the filing names the bank
The township, and what is NOT borrowed from it
Taman Bukit Mandarina, Cheras is an IJM Land township developed byMANDA’RINA SDN. BHD., KPKT developer code 6928, 18 registrations, registered officeWisma IJM (Tingkat 2), Jalan Yong Shook Lin, Petaling Jaya.- The Maison 23 is a 23-lot infill parcel inside that township, licensed to an unrelated joint-venture vehicle on its own licence (code 30937). The township’s own registrations are NEIGHBOURS, not phases of this scheme, and none of their records is read across onto this page
- Nothing of the township developer’s is borrowed here: not its green certifications (which are on Penang schemes), not its awards (one of which is on a Johor project whose name shares a word with this one), and not its land areas, which would understate density by orders of magnitude if used as a denominator.
- WHAT IS NOT ESTABLISHED: no public document says whether the township developer is the land vendor to this licensee, a joint-venture party, or merely the historical township developer. A land search on the parcel showing the registered proprietor would close it. Nothing public does

Schedule G liquidated damages run from hereTen filed types, seven published plans, and the lot numbers that identify them
The filed brochure publishes ten type codes — A, A1, B, B1, B2, B3, B4, B5, C and C1 — and the developer’s own plan set publishes seven drawings, pairing them exactly the way the FILING pairs them. That is unusual and it does real work: one property portal relabels the filing’s B2/B3 as “B1” and its B4/B5 as “B2”, drops B3, B4 and B5 entirely, and publishes a header built-up of 3,068 ft² that matches no filed figure at all. The codes below are the filed codes. Built-ups and lot areas are quoted from the FILED brochure. Nothing on this page is read off a drawing.

Type A — lot 1
The largest built-up in the scheme and the largest lot but one. Its filed lot area of 286 m² is 71% larger than the nominal 24’ x 75’ that one portal publishes as THE lot size for the whole project — which is why that portal’s lot figure matches no filed lot. The developer’s own “Starting from 20’ x 75’” is the correct and honest form.

Type A1 — lot 2
A single lot. The only type on which the portal’s built-up agrees with the filing exactly — its other six are each 1 to 2 ft² out, which is the signature of figures retyped from an image rather than read from the filing.

Types B and B1 — lots 3, 5, 7, 9, 11, 13, 15, 17, 19
Nine of the 23 houses. B is lots 3, 7, 11, 15 and 19; B1 is lots 5, 9, 13 and 17. These two really are interchangeable: both are 3,193 ft² on an identical 139 m² lot, and the only difference is which side of the row the house sits on. 139.35 m² is exactly 20’ x 75’, so the developer’s nominal dimension describes these thirteen intermediate lots precisely and the other ten not at all.

Types B2 and B3 — lots 4, 6, 8
This is the pair that shows why the lot number matters more than the type code. B2 is lot 6 at 140 m²; B3 is lots 4 and 8 at 145 and 161 m². All three share a built-up of 3,063 ft², but the land underneath them differs by up to 21 m² — about 226 ft². A buyer told “Type B3” does not yet know whether they are getting lot 4 or lot 8. The filing distinguishes them; the marketing does not. And this is the pair one portal mislabels “B1”, at 3,062 ft².

Types B4 and B5 — lots 10, 12, 14, 16, 18, 20, 22
Seven houses. B4 is lots 10, 14, 18 and 22 (173, 164, 172 and 175 m²); B5 is lots 12, 16 and 20 (168, 159 and 175 m²). Same built-up, seven different lot areas spanning 16 m² — and the lot number is the only way to tell which one you are buying. This is the pair the same portal mislabels “B2”, at 3,349 ft².

Type C — lot 21
A single lot, and one of the ten irregular ones. At 211 m² it carries about 52% more land than an intermediate B lot on a built-up only 225 ft² larger — the pattern the filed schedule makes visible and no marketing surface does.

Type C1 — lot 23
The second-largest lot in the scheme at 274 m², on a built-up 471 ft² smaller than Type A’s. Land, not floor area, is what the top of the price band is buying — and the filed schedule is the only source that lets a buyer see that.
bedrooms and bathrooms by type · car-park BAYS · per-type prices · which lots are left
What no plan on this page will tell you
The only published room data on this scheme is the register’s single row: bilik: 7 and tandas: 5, scheme-wide. All ten filed types are published as 7 bedrooms and 5 bathrooms across built-ups from 3,063 to 4,032 ft², which cannot be literally true of every type — and no source anywhere breaks it down. This page does NOT transcribe room counts, internal dimensions or bedroom and bathroom splits off the drawings above. That would be this page reading a picture, not reporting a published figure, and it is exactly the kind of number a buyer would rely on. What would close it: the unit plans’ own room schedules, from the developer, in writing. Also not published anywhere: a car-park bay count per house (the filing gives only “fits up to 2 cars”, a porch capacity), any per-type price, and which of the 23 lots remain.
Plan images are the developer’s own, and their own CMS titles carry the FILED type codes — which is why publishing them with those codes intact corrects the portal without this page having to argue with it. Artist’s impressions and plans are indicative; the binding document is the sale and purchase agreement and its own schedule. Built-ups, lot areas and lot numbers above are quoted from the filed brochure. Lot areas are filed in m²; the ft² conversions are arithmetic, not filed figures.
The Maison 23, Cheras — images published by the developer

One shared caption, deliberately. The developer’s media library publishes no captions at all and leaves the alternative-text field empty on every item but one — and on that one it is wrong about the product class. So there is no published subject for any of these four images, and inventing one (“the entrance”, “the living room”) would be this page making it up. They are unnumbered and unlabelled here for that reason. One more thing worth knowing about that library: nine of the developer’s own files and CMS titles on this project carry a transposed project number — Maison 32 instead of Maison 23. Both spellings are this project’s. The filed and registered name is The Maison 23, and that is the only form used on this page.
Taman Bukit Mandarina, Cheras, Kuala Lumpur
The register refuses to answer the district question: projek.daerah is a bare - and projek.lokasi is just WP Kuala Lumpur. Two agreeing legs settle it. First, the filed plan-approval reference BP S2 OSC 2024 0232 (20), printed identically on both filed documents and on the developer’s own live panel: the BP S<n> OSC shape is a Dewan Bandaraya Kuala Lumpur building-plan reference, and DBKL has jurisdiction only inside the Federal Territory of Kuala Lumpur. Second, Pihak Berkuasa Yang Meluluskan Pelan is printed in WORDS as Dewan Bandaraya Kuala Lumpur on both filed documents and on the live panel, and the filed newspaper advertisement carries a separate Nama Pihak Berkuasa Tempatan (PBT) field that also reads Dewan Bandaraya Kuala Lumpur. Why it mattered enough to derive rather than assume: “Cheras South” is a different place in a different state — Mukim Kajang, Daerah Hulu Langat, Selangor — with a foreign-buyer floor of RM2,000,000 instead of RM1,000,000. One suburb word apart, and the station nearest this project sits, in Wikipedia’s own words, near the Kuala Lumpur–Selangor state border. The district was settled first and the threshold looked up second.
This page says Taman Bukit Mandarina, Cheras, and it may say NEAR Taman Connaught — because the developer’s own filed advertisement says Berdekatan, which means near. It does not say the project is IN Taman Connaught, even though one portal titles it that way. The two filed documents use two different locality labels for the same scheme, and both are printed above.
Rail — one station, two code systems, one measured figure
- Taman Connaught station,
KG26, MRT Kajang Line.KG26is the station’s code;SBK26, which one portal prints, is the legacy Sungai Buloh–Kajang designation of the SAME station — one station printed under two code systems, not two stations - 858 m, STRAIGHT-LINE — one portal, one publisher, and it states its method. Nobody publishes a walking distance or a walking time to this station
- The developer publishes NO station and NO distance. Its own page names two MRT lines and adds “Explore the city with ease via nearby highways and public transportation”
- NOT PUBLISHED by anybody: the nearest highway access (SILK, Cheras–Kajang, Besraya and MRR2 are each named by nobody with a distance), KLCC, the city centre, Mid Valley, the airport, and ANY travel time by ANY mode from ANY source
Distances — two publishers, two methods, and one pair that cannot both be right
- The developer’s own table, method NOT stated: Cheras Sentral Mall 1.5 km · IKON Connaught 1.6 km · EkoCheras Mall 2.9 km · Cheras Leisure Mall 3.3 km · Econsave Taman Midah 4.1 km · UCSI University 1.6 km · Kensington Education 1.9 km · SMK Seri Mutiara 3.6 km · SMK Taman Connaught 4.2 km · SJK(C) Taman Connaught 4.3 km · Laurent Bleu Medical Clinic 2.8 km · Hospital Pantai Cheras 4.4 km · Hospital UKM 5.5 km · UMH Medical Clinic 6.2 km · Columbia Asia Hospital 8.2 km
- A portal’s table, stated as STRAIGHT-LINE: MRT Taman Connaught (
KG26) 858 m · SMK Orkid Desa 138 m · SJK(C) Taman Connaught 824 m · UCSI University 601 m · Cheras Sentral mall 795 m - The two cannot both be right, and one pair is not a method difference. Cheras Sentral 1.5 km against 795 m is 1.9×; UCSI 1.6 km against 601 m is 2.7× — unremarkable for road against straight-line in dense Cheras. But SJK(C) Taman Connaught is 4.3 km against 824 m: a factor of 5.2, which no method difference explains. Either the developer’s table names a different school of the same name, or one of the two measurements is simply wrong.
- And note which way it cuts. The developer’s own FILED newspaper advertisement claims
Jarak Berjalan Kaki ke Institusi Pendidikan— walking distance to educational institutions — while the developer’s OWN live table puts both Connaught-named schools at 4.2 and 4.3 km. The claim survives only for SMK Orkid Desa, which the portal puts at 138 m. One school supports it; the developer’s own two Connaught schools refute it, on the developer’s own two documents. - THIS PAGE ADOPTS NEITHER TABLE AND MEASURES NOTHING OF ITS OWN. Neither publisher states a measuring point and neither names a school address, so nothing public closes it. No distance here is interpolated, estimated, or read off the developer’s location map.
What this page will not say about the location
- It will not say “walking distance” to anything. The only filed claim of that kind is the one the developer’s own table refutes for two of three named schools
- It will not adopt one portal’s “Park and Garden” as a nearby amenity. No filed document and no developer surface describes any park
- It will not read a distance off the developer’s location map, which is published above as an illustration only
- It will not borrow a distance from any neighbouring project page on this site. The nearest Cheras-named project researched here is about 8 km away on the far side of the state boundary, and its figures are not transferable
- Nobody publishes a distance to the township’s own boundary, a wet market, a police or fire station, or a park or playground
Locality labels, the plan reference, the authority and the coordinates are quoted from the two filed advertisement documents and KPKT record 30937-1, read 15 October 2026. Distances are quoted from the two named publishers with their own methods and are not adopted. Ask Louis to get the developer’s written answer on which school it means and how it measured.
KPKT register and the TWO filed advertisement documents: The Maison 23, register code 30937-1
There are TWO filed documents on this project, not one — the BUTIR-BUTIR IKLAN brochure filing and the filed newspaper advertisement — and the second one carries two fields the first omits: the licensee’s company registration number and the Nama Pihak Berkuasa Tempatan. An in-directory negative control confirmed the two are real files rather than a server returning anything asked of it. Every cell below is a field on 30937-1, a line on one of those two filed documents, or a statement on the developer’s own statutory panel, read on 15 October 2026 and quoted with its own key. Nothing in this table is borrowed from a portal.

Read 15 October 2026 against KPKT 30937-1, the filed BUTIR-BUTIR IKLAN brochure, the filed newspaper advertisement, and the licensed developer’s own statutory panel. Check it yourself with the code, not the name: developer code 30937, registration 30937-1, licence 30937/12-2029/0280(N). A KPKT developer search for MASON returns ZERO and MAISON returns two licensees that are NOT this one — the licence number is the only route in.
This is marketing information compiled from public registers and from documents the licensed developer itself filed with Jabatan Perumahan Negara. It is not an offer and not a quotation. Figures, dates and areas are quoted with their source and may be superseded by the sale and purchase agreement, the price list and the issue document of title. Where the developer’s own documents disagree with each other, both readings are printed and this page adjudicates neither.
What Jadual G gives every one of these 23 houses — stated as a fact, not a hedge
All 23 houses at The Maison 23 are filed Jadual G, and this page states that flatly. pjb.jenis on 30937-1 reads Jadual G with tempohAsal: 24 Bulan; pemaju.bilanganProjek reads 1 and the serial walk closes at 30937-2; and no source anywhere — not the register, not either filed document, not the developer, not either portal — describes an office, retail or commercial component on this scheme. There is no parcel here that sits outside the Housing Development (Control and Licensing) Act 1966. So for every one of the 23: the prescribed statutory Schedule G sale contract rather than a freely negotiated one; the statutory 24-month delivery period; the HDA liquidated-damages formula if that period is missed; the section 7A housing development account, into which a purchaser’s money must be paid; the statutory defect liability period running from vacant possession; and access to the Tribunal for Homebuyer Claims. Why this paragraph comes first, and why it is written as a flat statement. This site has had to re-frame project after project because a page would otherwise have implied statutory housing protection that did not in fact reach the component being sold — an office suite, a SOHO parcel, a retail podium. Here the protection exists on every unit, there is nothing to carve out, and Jadual G carries one thing a high-rise schedule does not: the sale is of the house together with its own subdivisional portion of land, on an individual title. Check it yourself with the code rather than the name: 30937-1, licence 30937/12-2029/0280(N).
Lewat with no approved extension — what the register actually says, and what it does not
Read on 15 October 2026, the register’s own status field for this scheme says Lewat — late, behind schedule. status.keseluruhan: Lewat, komponen: Lewat, peratusSiap: 69.13, and the register’s own note attributes the component status to the latest 7(f) progress report lodged in HIMS. That is a field on a government record. It is a fact, not an accusation, and this page prints it and leaves it there. What makes it unusual on this site is the field next to it. pindaanTempohSerahKosong reads Tidak, with tempohTambahanDiluluskan: -, tempohPembinaanBaharu: - and serahKosongBaharuMengikutPjbPertama: -. No delivery extension has been applied for or approved. Eleven earlier projects researched for this site were late WITH an approved extension — which means statutory relief and a new, later date. This is the first one that is late with none. The consequence is arithmetic: the original 24-month Jadual G period stands unamended, so vacant possession is contractually due on 11 March 2027 — 11 March 2025, the date of the first sale and purchase agreement, plus 24 months — and the Schedule G liquidated-damages formula runs from that date and not from a later one. And the date the page will not pretend away. The developer’s own filed completion date, on BOTH filed documents and on its own live panel, is Disember 2026. At 69.13% complete on 15 October 2026 that is about six weeks away. No source withdraws that date and no source reaffirms it, so this page does neither: it prints the filed date, the register’s contractual date, the completion percentage and the reading date, and lets you see them together. Both CCC and VP read -, so nothing on this scheme can yet be called delivered. What this page does NOT say: it does not predict a delivery date, it does not say the December 2026 date is unachievable, and it does not describe the Lewat flag as anything other than what it is — the current state of a register field, dated. Ask Louis to get the developer’s written position on the delivery date, and read the agreement’s own late-delivery clause before you sign anything.
Foreign buyers: the Federal Territory floor is RM1,000,000, all 23 clear it, and the restriction sits on TOP of that
The threshold follows the district, so the district had to be settled first. The register refuses to help — projek.daerah is a bare -. Two agreeing legs settle it: the filed plan-approval reference BP S2 OSC 2024 0232 (20), printed identically on three surfaces, whose BP S<n> OSC shape is a Dewan Bandaraya Kuala Lumpur reference; and Dewan Bandaraya Kuala Lumpur named in WORDS as the approving authority on both filed documents and on the live panel, plus a separate Nama Pihak Berkuasa Tempatan field on the filed newspaper advertisement that says the same thing. DBKL has jurisdiction only inside the Federal Territory of Kuala Lumpur, so the applicable floor is the one in the Garis Panduan Perolehan Hartanah effective 13 July 2022: RM1,000,000, landed and high-rise alike, with consent through the Economic Planning Unit. On price, this is the cleanest pass on this site. The filed statutory band begins at RM1,775,000 — 1.78× the floor — so all 23 houses clear it. There is no partial pass to explain and no type to exclude. The Selangor figures DO NOT apply here and must not be read across. Selangor Zone 1 — which includes Daerah Hulu Langat — and Zone 2 are RM2,000,000; Zone 3 is RM1,000,000. “Cheras South” is in Hulu Langat, Selangor, and takes the RM2,000,000 floor. Same suburb word, different state, double the threshold — which is exactly why the district on this page was derived from the plan prefix rather than from the word “Cheras”. But price is not the real foreign-buyer issue on this scheme. Two other things are, and both are solicitor’s questions. First, the Sekatan Kepentingan: the land may not be transferred, leased or changed without prior approval, and for a foreign purchaser that consent sits ON TOP of the Federal Territory acquisition consent — two gates, not one. And the identity of the second gate’s keeper is unresolved on the developer’s own evidence: the filed newspaper advertisement says Pihak Berkuasa Tempatan, the live panel says State Authority, and the filed brochure truncates before naming it. Second, the lease. The title is leasehold on five surfaces and not one of them prints an expiry date or a term — the filing’s own field reads Tidak dinyatakan. A purchaser cannot compute the residual term, and on a scheme completing in 2026–27 the residual term is what decides the financing. Get a Malaysian solicitor onto both of those before you commit, and ask Louis to obtain an official land search on the parcel, which is the document that closes them.
Not published, therefore not on this page — and the document that would close each one
Fifteen things a buyer would reasonably ask about this scheme are not answered by any public source. This list is the honest part of the page, and each entry names what would close it. 1. The lease expiry date or term. FILED, and left blank: Tarikh tamat pajakan: Tidak dinyatakan. → the issue document of title, or an official land search. 2. The parent lot or PT number, and the street name. No source gives either; the filing numbers the 23 subdivisional lots 1 to 23 but no parent lot. → the Jadual G agreement’s first schedule, or a land search. 3. The project’s total land area. Not filed by anyone. One portal publishes 1.3 acres with no stated method and no source; the developer, the register, the other portal and both filed documents publish none. The 23 filed lots sum to 3,892 m² — 0.962 acre — which is a FLOOR for the parcel, not the parcel: it excludes the internal road, the entrance and the drainage reserve. So no density figure appears on this page, and no “low density” claim is made. → the approved layout plan, or a land search. 4. Who “Mason Six” is. Named on four surfaces, identified on none: no legal name, no registration number, no address, no joint-venture share. A KPKT developer search for MASON returns ZERO, so no licensed housing developer in Malaysia has that word in its name. → a company profile or search on the licensee, or the joint-venture agreement. 5. The contractor, the architect and the engineer. The filed field reads Tidak dinyatakan, and the usual fallback is structurally closed: the group states its own NON-LISTED status in its own award citation, so there is no listed employer, no contract-sum announcement and no quantity surveyor’s project page to find. → the CIDB project registration, or the building-plan submission. 6. Car-park BAYS per house. The filing gives only “fits up to 2 cars”, a porch capacity. → the approved building plan. 7. Whether the scheme is gated and guarded, and whether any maintenance charge will be levied. Two portals contradict each other and the developer says nothing. → the Jadual G agreement, and any management arrangement if one exists. 8. Bedrooms and bathrooms BY TYPE. All ten filed types are published as 7 and 5 across 3,063–4,032 ft², which cannot be literally true of every type. → the unit plans’ own room schedules. This page does not read them off the drawings. 9. Any per-type or per-lot price. The filing publishes a scheme band only. → the current price list and the sale and purchase agreement. 10. Which of the 23 lots are still available. One portal said 18 of 23 sold at 28 August 2026; the register’s bakiUnit reads Tiada data. → the developer’s current sales chart. 11. Who consents to the restriction in interest — two developer documents disagree. → the issue document of title, or the agreement’s own recital. 12. The relationship between this licensee and the township’s developer — land vendor, joint-venture party, or neither. → a land search showing the registered proprietor. 13. Any travel time, any highway distance, and any rail distance from the developer. The developer publishes no station and no distance at all. → nothing public; and this page measures nothing of its own. 14. A GDV, a density or a plot ratio. None is published and none is computed here. 15. Whether the December 2026 filed completion date is still the developer’s position, given Lewat at 69.13% six weeks out. → the developer, in writing. And one more that belongs here because it is a fact rather than a gap: this licensee has ONE project registered and ZERO completed. There is no delivery record to score, and the group’s record is not the licensee’s and is not substituted for it anywhere on this page. Louis will ask the developer in writing for any of the above.
What this page does not publish, and why
Louis Koh’s instruction about his own agency’s project materials is absolute, and this page keeps to it: no price-adjustment figure of any kind appears here — not in English, not in Chinese, not in the page body and not in its structured data. First, the one that had to be handled with care on this project, because the developer is publishing it. BOTH filed documents carry a field printed Diskaun Bumiputera, and the developer’s own live project page states a VALUE for it. The field exists; its value is withheld, and it is recorded nowhere on this page and nowhere in the research behind it. That figure being on the developer’s own public page and in its own filed advertisement is exactly what makes it easy to copy across in good faith — which is why it is named here and refused here. And the clean negative that must travel with it, because the two benign shapes were checked rather than assumed: there is NO ethnic unit quota and NO lot-title classification of that kind on any surface read for this project. What exists is a price concession, a price concession is squarely inside Louis’s rule, and it stays off this page. Second, the plain list — and on this project it is worth stating because of how short it is. No discount, no rebate, no nett price, no promotion, no freebie, no incentive and no commission figure appears anywhere on this page, in either language. And none was found either: beyond the concession field above, NOTHING of that kind appears on any surface read for this project — not on the developer’s page, not on either filed document, not in the register and not on either portal. Saying which of those two it is — found and suppressed, or simply absent — is the difference between a disclosure and a formula, and here it is genuinely absent. Third, the same answer on returns. No yield, no ROI, no rental-return, no gross-return, no leaseback and no guaranteed-rental rate appears here — and again, none exists on any surface read, so there was nothing to refuse. What this page DOES publish on price, and nothing beyond it: the filed statutory Unit Selling Price band registered with KPKT and printed on both filed documents — RM1,775,000 to RM2,550,000 — always labelled as the filed statutory band, always as ONE band for the scheme rather than a figure attached to any lot or type, and always with the same caveat: this is not a price list, it is not a quotation, and it is not an offer. That band is the SPA price range, which is the one price figure this site publishes, and it is identical on five independent surfaces. No price-per-square-foot figure is published here either, because no per-type price is filed and any such figure would be this page’s own arithmetic dressed up as a specification. For the current price list, for the sale and purchase agreement itself, and for anything that attaches to one specific lot number, speak to Louis Koh and he will get it in writing.
The licensee, the brand, and the four surfaces that name a partner nobody can identify
The licensed developer is PV M6 SDN. BHD., company registration 1391279-U, KPKT developer code 30937, holding exactly ONE registered scheme. That registration number is printed on the FILED NEWSPAPER ADVERTISEMENT and nowhere else — not in the register, not in the filed brochure, not on the developer’s own live panel, not on either portal. A buyer signs with PV M6 Sdn. Bhd., so this page prints the legal name. Every consumer-facing surface says the brand instead. One portal’s developer heading reads “Platinum Victory & Mason Six”; the other prints “Platinum Victory” in its KPKT panel directly above PV M6’s own licence and permit numbers; the group’s own home page lists this scheme among its developments; and the group’s own footer names Platinum Victory Sdn. Bhd. — a company whose own developer licence EXPIRED on 04/02/2015, so the entity in the footer is not a currently licensed housing developer at all. Only the statutory panel on that same page names PV M6 Sdn Bhd. Is PV M6 a group vehicle? The evidence is genuinely split, and this page says which leg points which way. Against: five of the group’s licensees share one of two address legs with each other, and PV M6 sits at NEITHER — its business address, in Solaris Mont Kiara, appears on no other group licence and is most plausibly the partner’s office. Anyone testing the question on addresses alone would get a false negative. For: its registered office is a unit inside a building in the group’s own PV <n> naming series, on the same road as another group licensee’s registration; its company name begins PV; and the group markets the project as its own, in its own prose. So “a group vehicle” is well supported — but NOT by the address fingerprint. “Mason Six” is named on four surfaces and identified on none. A KPKT developer search for MASON returns ZERO against a same-session positive control, so no licensed housing developer in Malaysia has that word in its name. No source gives it a legal suffix, a registration number, an address, a shareholding or a share of the joint venture. The obvious reading of the licensee’s name — PV plus M6 — is an inference, it is labelled as one here, and no document states it. And the reason no name search finds this project: the brand is spelt Maison and the partner is spelt Mason. They share no substring, so MAISON (two licensees, neither of them this one) and MASON (zero) both miss — and the licensee’s own name contains neither word. A search on CHERAS returns fifteen licensees and the target is in none of them. Only the licence number, read off the developer’s own statutory panel, reaches code 30937. That is why this page prints the code everywhere it prints the name.
Green ratings and awards — a clean negative, and it is stated as one
There is no green rating on this project, and the developer claims none. No GreenRE, no GBI, no QLASSIC score, nothing described as “targeting” a rating, and no logo on any surface read — the developer, both filed documents, the register and both portals. The sustainability-adjacent content on the developer’s own page is two dedicated EV-charger isolator points, which is a specification and not a certification. And on this project the negative can be stated without a limitation, which is unusual. All four GreenRE tier tables were read, plus the full Bronze certification-entry list. Each tier is readable across a window that begins before December 2023 and runs to March 2026 — and this licence was issued on 16 December 2024 with its permit on 26 February 2025. So every tier is readable across the ENTIRE period in which a certification for this project could possibly have been granted, and the oldest-end truncation in those tables cannot be hiding a row for it. The Platinum tier additionally closes cleanly. The GBI register returned a client error, as it has on every run, so GBI is INCONCLUSIVE rather than negative — but no source claims a GBI rating and the developer claims none. On awards: 29 awards are listed on the developer’s own awards page, across 2019 to 2025, and NOT ONE of them is for this project. The words “Maison” and “The Maison 23” appear nowhere on that page. Eleven belong to named high-rise schemes and eighteen are corporate awards to the company rather than to any project. Every single project-level award in that set is a high-rise award: there is not one landed award in it. So “award-winning developer” is defensible with attribution and a date; “award-winning development” is NOT, and this page does not blur the two. Three specific borrows were available and all three are refused by name. The group’s own GreenRE Gold sits on a DIFFERENT licensee, a different licence, a different registration and a different product — a high-rise in a different locality — and it is a sibling, not this project. The township developer’s GreenRE Silver certifications are on PENANG schemes by a Penang licensee. And an award published in 2026 belongs to a JOHOR project whose name shares a word with this one, by the township’s own group, about 300 km away. None of it is on this page, and naming the refusals is how you can tell. Two things worth knowing about the awards page itself, as evidence about the surface rather than about the project: it carries no 2024 heading at all, and it contains a visible spelling error in an awarding body’s name. Neither tells you anything about this scheme, and that is precisely the point of dating every award against the registration.
Licensed developer: PV M6 SDN. BHD. (1391279-U), KPKT developer code 30937
PV M6 SDN. BHD. is a single-project vehicle on its first licence. KPKT developer code 30937, licence 30937/12-2029/0280(N) valid 16 December 2024 to 15 December 2029, status: Aktif, mempunyaiKesalahan: Tiada rekod, bilanganProjek: 1, and rekodLesenTerdahulu: Tiada rekod — no previous licence and no previous permit record of any kind. Registered office 2-37, PV 128, 128, Jalan Genting Klang, 53300 Kuala Lumpur; business address K-2-2, (Block K) Solaris Mont Kiara, No. 2, Jalan Solaris, Mont Kiara, 50480 Kuala Lumpur; Website: Tiada, and the register’s contact address for it is a free email account. That is not a criticism — it is the normal shape of a joint-venture vehicle — but it does mean the licensee has no delivery record of its own whatsoever.
And that is worth saying in numbers, because a portal publishes them: Projects registered: 1, Completed: 0. PV M6 Sdn. Bhd. has never delivered a project. There is nothing to score, and the group’s record is NOT the licensee’s record and is not substituted for it anywhere on this page. If delivery track record matters to you — and on a scheme the register currently flags Lewat with no approved extension, it reasonably might — the honest answer is that this licensee has none, in either direction.
Three other company names are in circulation on this project and none of them is the licensee. Platinum Victory Sdn. Bhd. appears in the group’s own website footer with its company number — and its own KPKT developer licence EXPIRED on 04/02/2015, so it is not a currently licensed housing developer. “Platinum Victory” is the brand both portals print, one of them directly above this licensee’s licence number. “Mason Six” is named as the joint-venture partner in the developer’s own prose and in one portal’s developer heading — and a KPKT developer search for MASON returns ZERO against a same-session positive control, so no licensed housing developer in Malaysia has that word in its name. No source gives “Mason Six” a legal name, a registration number, an address or a share of the venture. The obvious reading of PV + M6 is an inference and is labelled as one; no document states it.
The group ledger, read in full so that nothing is borrowed from it. A KPKT developer search for PLATINUM returns 21 licensees, of which four carry the Victory name; a fifth group company was found only by searching a string that a green register printed, and its name contains neither “Platinum” nor “Victory”. Among them: one licence expired in 2015, one whose single registration reads Permit Telah Dibatalkan — permit cancelled — and one holding eleven registrations. Every one of those is another company’s record. The cancelled permit is not this licensee’s, the eleven registrations are not this licensee’s, and the clean mempunyaiKesalahan: Tiada rekod on code 30937 belongs to code 30937 alone. Seventeen further PLATINUM licensees are wholly unrelated companies, one of them registered at a Cheras address — which is the kind of coincidence that makes a brand search a bad instrument on this project.
The township, and the strict line this page draws around it. Taman Bukit Mandarina, Cheras is an IJM Land township developed by MANDA’RINA SDN. BHD., KPKT developer code 6928, 18 registrations, registered office Wisma IJM (Tingkat 2), Jalan Yong Shook Lin, Petaling Jaya. The Maison 23 is a 23-lot infill parcel inside that township on a wholly separate licence. The township developer’s own KPKT registrations in Kuala Lumpur are NEIGHBOURS, not phases of this scheme, and none of their prices, completion statuses or land areas is read across. Its two GreenRE Silver certifications are on PENANG schemes. An award it holds from 2026 is on a JOHOR project whose name shares a word with this one, about 300 km away. None of that appears here. And the relationship between the two companies is NOT ESTABLISHED: no public document reachable says whether the township developer is the land vendor to this licensee, a joint-venture party, or merely the historical township developer. An official land search showing the registered proprietor would close it; nothing public does.
What the licensed developer itself publishes, and credit where it is due. Unlike many licensees researched for this site, this one’s own project page carries a real statutory panel: the licence number and its validity, the real APDL number and its validity, the approving authority, the plan reference, the tenure, the land title type, the unit count, the completion date, the price band and the restriction in interest. The register, the filed brochure and that panel agree on the licence, the plan reference, the authority, the chargee and the price band — which is a materially better disclosure record than most. Where it does not agree with the filing is the restriction’s consenting authority, and that disagreement is printed above rather than smoothed over. Its own live page also uses no superlative at all: a targeted read found no “low density”, no “exclusive” and no “first”, and the only two uses of “only” are inside its own disclaimers — “illustration purposes only” and “artist’s impression only”. The marketing claims on this project are on the FILED newspaper advertisement instead, which is the inverse of the usual pattern and worth knowing: the filed document is not automatically the conservative one.
In the developer’s own words. From the filed newspaper advertisement: “Alami gabungan kehidupan yang sempurna dan keharmonian keluarga”, “Kediaman Bergenerasi Berdekatan Taman Connaught”, “23 Kediaman Eksklusif” and “Jarak Berjalan Kaki ke Institusi Pendidikan”. From the live project page: “The Maison 23 by Platinum Victory is a landed residential development in Cheras”, “a joint development between Platinum Victory and Mason Six”, and “Starting from 20’ x 75’”. Of the three claims in the filed advertisement, ONE has primary support: Kediaman Bergenerasi — multigenerational — which the filed bilik: 7, tandas: 5, the three storeys and the ground-floor en-suite bedroom together support, and which this page uses as its framing for that reason. 23 Kediaman Eksklusif is a scarcity claim rather than a specification, though it is at least arithmetically honest: there really are only 23. And the walking-distance-to-education claim is refuted by the developer’s OWN distance table for two of the three schools in question.
Developer particulars from KPKT 30937-1 and the licensee record for code 30937, the two filed advertisement documents, and the licensed developer’s own live project and awards pages, all read 15 October 2026. Group companies, sibling projects, township registrations, green certifications and awards belonging to other licensees are named here only in order to be refused.
The Maison 23 @ Cheras: frequently asked questions
What exactly is The Maison 23 — landed or high-rise?
Jenis bangunan reads Rumah Teres and the register’s own row says the same; the contract schedule is Jadual G, which is the schedule used when a house is sold together with its own subdivisional portion of land; the developer’s own statutory panel gives the land title as individual; and the advertising permit’s -(L) tail reads LANDED. Bilangan tingkat is spelled out in the filing as 3 (Tingkat Bawah, Tingkat 1, Tingkat 2). This had to be checked rather than assumed, because two surfaces push the other way: the developer’s own social-card metadata classifies the scheme as a high-rise product, and one portal lists “24-hour Security” and “Car Park” as facilities, which are high-rise fields. The statutory record says landed, and this page follows the statutory record. The KPKT register says Lewat. What does that actually mean for me?

A project that is late WITH an approved extension has statutory relief and a new, later handover date. That is the shape this site has seen eleven times. A project that is late with Tidak has no relief: the original 24-month Jadual G period stands unamended, vacant possession stays contractually due on 11 March 2027, and the statutory late-delivery compensation formula runs from that date. What this page does NOT do is predict anything. It prints the register field, its reading date, the completion percentage and the developer’s own filed completion date of December 2026, and lets you see them together. Ask Louis to get the developer’s written position on the handover date, and read the agreement’s own late-delivery clause before you commit. So when will the houses be handed over?
serahKosongMengikutPjb, computed by the register from the first sale and purchase agreement on 11 March 2025 plus the 24-month statutory period, unamended because no extension was approved. One portal says Q4 2026 in one place and December 2026 in another, on the same page. The other portal says 2027. At 69.13% complete on 15 October 2026, the developer’s own December 2026 date is about six weeks away. No source withdraws it and no source reaffirms it. The date that has legal consequences is the one in the agreement you sign, and on the register’s own computation that is 11 March 2027. So for all 23: the prescribed statutory Jadual G sale contract rather than a freely negotiated one; the statutory 24-month delivery period; the statutory late-delivery compensation formula; the section 7A housing development account that a purchaser’s money must be paid into; the statutory defect liability period running from vacant possession; and access to the Tribunal for Homebuyer Claims. Ask for the blank statutory schedule before you pay anything, and check that the agreement you are handed is that form. What are the 23 lots, exactly? Can I see the filed schedule?

C1 | 23 | 274 | 3,561 | 1 |
| Σ | lots 1–23 | 3,892 m² | 3,063–4,032 | 23 |
B2 (140 m²) and B3 (145 and 161 m²) are all 3,063 ft² on lots differing by up to 21 m², and B4 and B5 likewise. So a buyer told “Type B3” does not yet know whether they are getting lot 4 or lot 8 — the lot number is the only unambiguous identifier on this scheme. Second, ten of the 23 lots are irregular: thirteen are a clean 139 or 140 m² while the rest run up to 286 m², so the end, corner and odd-shaped lots carry a 4% to 106% land premium at the same or a LOWER built-up. Land area, not built-up, is what separates the top of the price band from the bottom. Third, the register’s keluasan: 285–375 is this table’s built-up range expressed in m² — 285 m² is 3,067.7 ft² against a filed minimum of 3,063, and 375 m² is 4,036.5 ft² against a filed maximum of 4,032 — so that field is a BUILT-UP, not a land area. No per-type or per-lot price is filed, so no price appears in this table. Why do the type codes I saw on a property portal not match this page?
B2/B3 built-up of about 3,062 ft², and its “Type B2” carries the filing’s B4/B5 built-up of about 3,349 ft². It also drops B3, B4 and B5 entirely, and publishes a header built-up of 3,068 ft² that matches no filed figure at all. Six of its seven built-ups are 1 to 2 ft² out, which is the signature of figures retyped from an image rather than read from the filing. What that costs a buyer: ask the sales gallery for “Type B1” because a portal said it is 3,062 ft², and you will be shown the filing’s B1 at 3,193 ft² — a 131 ft² difference on a product priced between RM1.775m and RM2.55m, and a different lot set. The same portal publishes 24’ x 75’ as THE lot size for the whole project; the filed lot A is 286 m², which is 71% larger than that nominal. The other portal publishes no type table at all — only the range 3,063 to 4,032 sq ft, which matches the filing exactly. Of the two, the one with less detail has it right. Use the filed codes and, better, the lot number. Can a foreign buyer purchase here?
daerah: “-”; the plan reference BP S2 OSC 2024 0232 (20) is a DBKL reference on three surfaces, and DBKL is named in words as the approving authority on all three plus in a separate local-authority field on the filed newspaper advertisement. Selangor figures do not apply: Zone 1, which includes Daerah Hulu Langat, and Zone 2 are RM2,000,000. “Cheras South” is in Hulu Langat, Selangor — same suburb word, different state, double the floor. Now the two things that actually need a solicitor. First, a restriction in interest sits on the land: it may not be transferred, leased or changed without prior approval, and for a foreign purchaser that consent is ADDITIONAL to the Federal Territory acquisition consent — two gates, not one. And the developer’s own two documents name two different consenting authorities: the filed newspaper advertisement says the local authority, the live panel says the State Authority, and the filed brochure truncates before naming it. Second, the title is leasehold and NO source prints the expiry date or the term — the filing’s own field reads Tidak dinyatakan. Appoint a Malaysian solicitor on both points and ask Louis to obtain an official land search on the parcel before you commit. How long is the lease?
Tarikh tamat pajakan field reads Tidak dinyatakan, and the tenure is confirmed as leasehold on five separate surfaces — the filed brochure, the filed newspaper advertisement, the developer’s live panel and both portals — not one of which prints an expiry date or a term. One portal deserves credit for saying so explicitly rather than leaving the field empty. This is the single largest gap on the project, and it is a financing issue rather than a pedantic one: a bank and a resale buyer price the RESIDUAL term, not the original one, and a 23-house scheme completing in 2026–27 on an unstated lease is exactly the case where the residual term decides the loan. What would close it: the issue document of title, or an official land search on the parcel. Nothing public reaches it, so ask for it in writing before you sign.Is it gated and guarded? Is there a maintenance charge?
Jadual G agreement itself, and any deed of mutual covenant or management arrangement if one exists. Neither is public — so ask the developer in writing, through Louis, and get the answer before you commit. How far is the MRT station, and is it really walking distance to schools?
KG26, on the MRT Kajang Line. One portal prints SBK26, which is the legacy Sungai Buloh–Kajang designation of the SAME station — one station under two code systems, not two stations. The only measured figure anyone publishes is 858 metres STRAIGHT-LINE, from a single publisher that states its method. The developer publishes no station and no distance at all: its page names two MRT lines and adds that the city is reachable via nearby highways and public transportation. Nobody publishes a walking distance or a walking time. On schools, the developer’s own two documents contradict each other. The FILED newspaper advertisement claims Jarak Berjalan Kaki ke Institusi Pendidikan — walking distance to educational institutions. The developer’s OWN live distance table puts SMK Taman Connaught at 4.2 km and SJK(C) Taman Connaught at 4.3 km. A portal puts that same SJK(C) at 824 metres straight-line — a factor of 5.2 that no road-versus-straight-line difference explains, when the same two tables differ by only 1.9× and 2.7× on a mall and a university. Either the developer’s table names a different school of the same name, or one of the two measurements is simply wrong. The claim survives only for SMK Orkid Desa, which the portal puts at 138 m. Both tables are printed in full on this page with their methods. This page adopts neither, measures nothing of its own, and reads no distance off the developer’s location map.How much does a house here cost?
hargaMin and hargaMax, and the developer’s own live panel. This is not a price list, it is not a quotation, and it is not an offer. It is ONE band for the whole scheme — not per lot and not per type. No per-type or per-lot price is filed anywhere, so no price appears beside any type or lot on this page, and no price-per-square-foot figure is published here either: any such figure would be this page’s own arithmetic dressed up as a specification. Nothing published anywhere sits below the filed minimum, which is unusual and worth saying. One portal does print from RM1,780,000 in its body while its own summary says from RM1,775,000 — RM5,000 ABOVE the filed floor and contradicted by the same page’s own metadata. A transcription defect, not a price problem. No GDV is published by anyone and none is computed here. For the price attached to one specific lot number, ask Louis and he will get it in writing.Who is the developer, and who is “Mason Six”?
PV M6 SDN. BHD., company registration 1391279-U, KPKT developer code 30937. That registration number appears on the FILED NEWSPAPER ADVERTISEMENT and nowhere else — not in the register, not in the filed brochure, not on the developer’s own live panel, not on either portal. It holds one registered scheme, on its first licence, with no prior licence or permit record, no website of its own, and — per one portal’s developer card — Projects registered: 1 and Completed: 0. There is no delivery record to score, and the group’s record is not substituted for it on this page. “Platinum Victory” is the brand. One portal calls the developer “Platinum Victory & Mason Six”; the other prints “Platinum Victory” directly above this licensee’s licence number; the group’s own footer names a company whose own developer licence expired on 04/02/2015. A buyer contracts with PV M6 Sdn. Bhd., which is why this page prints that name. “Mason Six” is named on four surfaces and identified on none. A KPKT developer search for MASON returns ZERO against a same-session positive control, so no licensed housing developer in Malaysia has that word in its name. No source gives it a legal name, a registration number, an address, a shareholding or a share of the venture. The obvious reading of PV plus M6 is an inference, labelled as one here, and stated by no document. And this is why a name search will not find the project: the brand is spelt Maison and the partner is spelt Mason. They share no substring, so a KPKT search for MAISON returns two licensees that are NOT this one, MASON returns zero, and CHERAS returns fifteen licensees that do not include it. Use the licence number: code 30937, registration 30937-1.Does The Maison 23 have a green rating or any award?
How many houses are left?
bakiUnit field reads Tiada data. So that figure is a dated, attributed portal reading. It is not a register figure and it is not current. Which specific lot numbers remain is NOT PUBLISHED by anybody, and on this scheme the lot number is the thing that matters: two houses can share a type code and a built-up while differing by 21 m² of land. A price test that did NOT engage, recorded because it was run: the filed band and the register band are identical at both ends, so there is no price movement for remaining stock to explain. Ask Louis for the current sales chart: the lot numbers still available, each one’s filed type code, lot area and built-up, and the price for that lot in writing. How big is the site, and how dense is the scheme?
Keluasan tanah is not printed as a project total on either filed document; the developer publishes none; the register publishes none; one portal publishes none. The other portal publishes 1.3 acres with no stated method and no source. What CAN be said, as arithmetic and labelled as arithmetic: the 23 filed lots sum to 3,892 m² — 41,893 ft², or 0.962 acre. That is a FLOOR for the parcel and not the parcel: it excludes the internal road, the entrance, the drainage reserve and any common land. It is not a substitute for a gross site area and it is not used as a density denominator here. And one denominator that must never be used: the township. Taman Bukit Mandarina is an IJM Land township with multiple separate KPKT registrations; computing 23 houses against the township would understate density by orders of magnitude. This project’s own parcel is 23 lots, nothing more. No plot ratio and no GDV is published by anyone either. What would close it: the approved layout plan, or an official land search on the parcel. What should I ask for before I sign anything?
Lewat at 69.13% with no approved extension and the filed completion date is December 2026. 8. The blank statutory Jadual G schedule and the current price list, before you pay anything. Start with the lot number. On this scheme the lot number is the only unambiguous identifier: two houses can share a type code and a built-up while differing by 21 m² of land. Then get the lease expiry, the consenting authority for the restriction in interest, the room schedule for your type, and the developer’s written position on the handover date — because the register currently reads Lewat at 69.13% with no approved extension and the filed completion date is December 2026. Louis Koh will ask the developer for every one of those in writing.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).
