Two verified developments are listed here for Cheras, both leasehold, and both publish their permit prices. Across the two, the range runs RM300,000 to RM1,177,000. Levia Residence in Pandan Perdana is a residential-title condominium of 778 units in two 36-storey towers on 4.71 acres, four layouts from 767 to 1,364 sq ft up to 4+1 bedrooms, by Matrix Concepts (Cheras) Sdn Bhd, priced RM300,000 to RM1,177,000 with completion stated as July 2027 and the structure topped out in March 2026. Quartz at Queensville, registered as Residensi Kuartza, is 216 serviced apartment units of 702 to 1,212 sq ft in six layouts including dual-key and triple-key, by Dwitasik Sdn Bhd inside the 12.5-acre Queensville scheme, priced RM531,000 to RM892,000 with completion stated as December 2026.

They commute differently. Levia works off the MRR2 and the future MRT3, with the Taman Cheras station 0.7 km away, Taman Kencana 1.0 km, Taman Pertama on the Kajang line 2.3 km and Pantai Hospital Cheras 2.1 km. Quartz is already on rail: Salak Selatan LRT 0.5 km, Salak Selatan KTM 0.7 km, Cheras and Bandar Tun Razak LRT 1.3 km each, with a bus stand and an international school on site.

Titles differ and so does eligibility. Levia holds a residential title on a 99-year lease; Quartz is a serviced apartment on a lease expiring 6 May 2112. A non-citizen buying in the Federal Territory must transact at RM1,000,000 or above, with consent from the Kuala Lumpur Land Working Committee under section 433B. Only the top of Levia's range reaches that; Quartz tops out at RM892,000 and does not.
